V

ail Valley summers are fast and furious with an ambitious roster of performances, festivals and sunny, sunny days. Though the Vail Valley has many options for indoor enjoyments, the magic of these mountains begins in the open air. Hiking, fishing and golfing are just some of the ways people spend their time outside. But some prefer to bypass official activities and make the great outdoors more of a lifestyle than anything. And that usually begins in the backyard with friends. Outdoor entertaining is the epitome of life in Vail, and there are plenty of local options to outfit your patio, deck or other outdoor space. If you’re interested in finding a place to call your own in this beautiful place, it’s a good time to enlist the guidance and experience of a Vail Valley REALTOR ®. Our organization, its members and partners exist to provide the most informed, ethical and comprehensive options for clients and their real estate needs for both primary and secondary residences as well as investment properties.

and make a fun and casual statement with nautical home decor. Whether you’ve spent the day on a boat, at the beach or in the lake, be inspired to bring the elements of the sand and water home with you. Shop for vintage prints and paintings of whales, boats and fishermen, then simply hang them up for the carefree season. This is an easy and cost-effective update for any space. Next, try switching out your pillow covers — you can’t go wrong with whimsical prints, blues and whites. To complete the nautical look, layer striped rugs over sisal and accessorize with your favorite marine life creatures. Whatever decor elements you choose, know the ropes because summer will be gone before we know it.

COLORADO ALPINES AND WILDFLOWER FARM

W

ater is essential

for life, but it’s also something much more than that in the Vail area, where water is a central feature of the mountain landscape’s natural beauty. If you’ve ever hiked to Pitkin Lake or to Booth Falls, you know the joy in seeing a landscape defined by water. And if you’re lucky enough to have a creekside or riverside home, then you know how relaxing it can be to hear the sounds of water trickling nearby. If you love water and would like to integrate a water feature into your landscape this summer, then you have many options, from a small fountain installation to a project that’s much larger in scope, such as a cascading water feature that flows through small pools and gardens along its course. For any type of water feature construction, begin considering the desired size and scope of your project with your budget in mind. Next, consider the assets and liabilities of your current landscape. If you want to build a cascading water feature, for example, the process will be easier if you have a sloping landscape rather than one that’s pancake-flat. Constructing any water feature will require labor and equipment, but the project’s scope will determine whether you need a sturdy shovel or a backhoe along with other heavy equipment. And once you’ve got your feature installed, it will also need some ongoing and seasonal maintenance. But whether you’d like to start small or go big this summer, here are a few more details about what’s involved in constructing four common types of water features:

Fountains Small water features like fountains can add visual and auditory accents to landscapes, and they’re less labor and cost intensive than other water construction projects. Many fountains have small underground water reservoirs, and the space for these could be dug by hand. landscaping tip : Place a fountain in a high traffic, high visibility area to enjoy it daily, or place it near a bench in a secluded area to create the location for a relaxing retreat.

Ponds Pond construction requires a step up in labor and equipment. Like fountains and other water features, ponds also require a water reservoir and a pump, but pond installation is generally made easier when digging machinery is involved, unless you want to be shoveling for a very long time. landscaping tip : Go for quality construction and installation. We recommend putting down two liner layers with sand in between to mitigate potential leaks. Cascading Water Features Cascading water features can be constructed to run through a landscape like a small natural

spring or brook, and they can even be made to cascade beautifully over rock features. Heavy equipment and expert consultation will likely be necessary if you’d like to tackle a project of this size. Landscape slope considerations also become a factor when building this type of water feature. If your landscape does not have a natural slope, then materials will need to be added to create one. landscaping tip : Cascading water features compliment stone features of various types and styles, ranging from fieldstone to river rock to moss rock boulders. Make sure to consider stone along with other materials for a project of this size and scope.

GARDEN DESIGN

Cascading Water Feature Combinations Cascading water features can be combined with other features such as ponds or fountains for a sensational water display. Imagine water cascading down a series of boulders and gathering in garden pools along the way. Projects of this scope and size are certainly possible, as long as they’re within your budget and landscape allowances. Labor crews and heavy equipment will be required for digging and for arranging complementing rock features. landscaping tip : Choose plant material thoughtfully in order to make cascading water features and combinations look as natural 32

VAIL VALLEY HOME | JULY 2015

as possible. Place smaller plants in and around the water features, for example, and choose plants that gain size as they extend outward. Large, textured plants can be placed farther afield to create a natural, blended appearance. No matter which type of water feature you choose to accent your landscape, expect to enjoy the beauty, sound quality, and ambiance that will come with it. Don’t forget to have a maintenance plan in place, as water features--even the smallest--require regular cleaning and other seasonal maintenance so that they remain in top shape for years to come.

LABOR CREWS AND HEAVY EQUIPMENT WILL BE REQUIRED FOR DIGGING AND FOR ARRANGING COMPLEMENTING ROCK FEATURES. Marty Jones is the owner and manager of Colorado Alpines & Wildflower Farm in Edwards. Marty has lived in the Vail area since 1973, and his work with Colorado Alpines & Wildflower Farm has inspired extraordinary landscapes and gardens in the Vail Valley and beyond. have always spent plenty of time enjoying the outdoors, but since new technologies have made savoring mountain life more luxurious — beyond a shiny barbecue — most homeowners’ style of entertaining and relaxation has spilled over from the kitchen or weekend-only grill parties to everyday outdoor living. These days, durable outdoor furniture comes in many

forms (and fabrics); fire pits have turned into works of art; flooring materials offer more no-maintenance options; outdoor heaters add warmth on chilly nights; and “barbecues” look more like an outfitted stainless steel kitchen, complete with cabinetry, sinks, rotisseries, wine coolers, refrigerators and more. Here are a few elements of three picture perfect patios, designed right here in the Vail Valley.

Mountain Top Deck This luxurious “cabin” extends its sense of cozy welcome outdoors, with grand timbers protecting guests from the elements, while also framing the aspen forest beyond. • Fire pit: Custom made, using CMU block for the foundation, moss rock on the walls and Colorado Buff flagstone for the seat and capstone. The walls surrounding the fire pit

are constructed similarly. • Gas log set provided by Western Fireplace. • Colorado Buff flagstone, laid in a random, irregular pattern to complement nature. • Masonry and stonework done by Alpine Meadow Masonry. • DCS stainless steel barbecue • Logs by Custom Log Homes of Stevensville, Montana. • Copper-clad French doors by Jeldwen.

CONVERSATION STARTERS Jumpstart the table talk at your next soiree with ‘smart art’ by WREN BOVA

F

o r g e t t h e f o o d — the quickest route to a successful dinner party is good chemistry and lively conversation. Local gallery directors and owners share their thoughts about some of the more intriguing artwork in their galleries, which are certain to be excellent conversation starters:

MAR C LE VARN, VA IL INT ERNAT IO NAL GALLE RY “Wolf,” by Carlo Marzuttini, Mixed media sculpture “Wolf,” a mixed media original sculpture by Italian artist Carlo Marzuttini, is interesting to me on many levels. First, it is a sophisticated piece of contemporary sculpture. But “Wolf” also reminds me of a young boy’s toy, such as a Transformer, so it’s playful instead of serious. Like a lot of the most interesting art, it successfully blends high culture and low culture. Much of Marzuttini’s work appeals to the little boy that is still inside most men. If you ever played with a Star Wars X-wing

fighter when you were 10 years old then you can relate to a Marzuttini sculpture as an adult and be happy with it on several levels. Carlo Marzuttini lives in a small village in the Friuli region of Italy. His studio contains a collection of Italian contemporary art dating back to the 1960s. Marzuttini’s parents were friends and patrons of a circle of important Italian artists and his work is a continuing dialogue with the strong Italian tradition of progressive contemporary art and design.

PAT R ICK CAS S IDY, VAIL INTERNATI O NA L GA L L ERY “St. George Slaying the Dragon,” by Merab Abramishvili, Tempera on canvas Merab Abramishvili is a Sovietera nonconformist Georgian painter. At first glance, “St. George Slaying the Dragon” has the look of a centuries-old medieval antiquity, but in fact, it was painted in 1990 in Soviet Georgia. Abramishvili’s father was an academic who specialized in Georgian medieval art, so young Merab was exposed to many ancient medieval treasures in his formative years, which he incorporated later in his art, along with 7thcentury painting techniques. Common themes were medieval legends, exotic birds and beasts, 38

and lush utopian landscapes, perhaps as a reaction against the instability of daily life in the twilight of the Soviet Union. What I like about this painting is that you feel like you are really looking at an artifact from a distant time and place, perhaps just unearthed from some ruins, but when you realize that it was painted only 25 years ago it doesn’t spoil the mood; in fact, it makes the piece even more mysterious. In his art, Abramishvili retreated into an ancient, beautiful, magical world, and you are able to go there with him by gazing into his paintings.

ARTWORK

R OB LI TT, MC RAE LI TT FI NE A RT “Fracture,” by Abdellah Boukil, Sand on Masonite My favorite piece by sand artist Abdellah Boukil is “Fracture.” It reminds me a little bit of Miro. The artist is from Morocco. He is a wonderful colorist and the work is both a painting and a sculpture. The art is made by adding material (sand mixed with metal, glass and ceramic) versus removing material as in most sculptures. Afterwards it’s heated, which hardens the material, making it archival. This process is done to mimic the effects of nature over thousands of years. The color is added to the sand through a commercial process, although some of the

sand is left in its natural state. The color harmony derived from this process is what draws you in initially; then, you are mesmerized by the attention

to detail. One can only imagine what a long, tedious process it is to develop this artwork and each admirer has an opinion on what the artwork itself represents.

R AY LA KUN DOLF, MA ST ERS GA LLERY “Red River,” by James Jensen, Assemblage Assemblage is the progression of James’ work: romantic, artful and historical. This is a new level of sophistication. At first, what you see are graphic, heavily saturated primary color, shapes — but it’s not immediately apparent that each piece of the panel painting is individually hand hewn, colored, finished, treated and then assembled in a large cradle. Artists such as Ellsworth Kelly and Frank Stella blazed the trail into simplistic color forms with heavy, tight geometry. This group uses the premise to define color and shape and deconstruct them. That is why we react to them so strongly. But more than just an experiment, they become complete statements with a

clear and defined composition. Clarifying the expression of this progression merely means, “Makes Art Happen.” In defining the elements with primary colors, simplistic shapes and texture, this type of artwork sometimes can be childlike. James’ pieces come across with a sophistication born of his mastery of color theory. These pieces reflect everything he loves and finds important to himself as an artist — color, geometry, architecture and texture. I love this piece because of its sophistication. The texture complements the bright color hues of orange to red. The architectural element brings harmony to complete the story.

asserted: A woman must have “a room of her own if she is to write fiction.” Though she aimed her thesis at a much different society, she just might have been onto an idea that now applies to kids. She demanded women be freed up from unnecessary housework, in order to have time (and space, via their own room) to be more creative. In the new millennium, kids have become more and more saddled with extracurricular

42

activities, which keep them running from one place to another — unless, of course, they’re sitting, zoned into electronics. So, perhaps it’s time to offer them “a room of their own,” outside of their plugged-in bedrooms, and see if their imaginations don’t just take off, into the fictional, fantastical, fancy, fun world of unstructured play. Playhouses have come a long way since the days of plywood and nails. Modern playhouses range from custom-built tiny

structures that mirror luxury homes, to two-story tree houses decked out with sliding glass windows, swinging cedar bridges, dog-friendly ramps and ziplines. Dramatic tree houses It’s true: The High Country isn’t the most conducive to building tree houses. Pines and aspens, which line our mountains, aren’t the strongest, or even most limb-abled, trees upon which to hold tree houses. But all it takes is a little structural

support, and voila — you have an elevated room of your own. Steve Novy, principal of Green Line Architects in Carbondale, built a tree house with local furniture maker David Rasmussen. They constructed a 230-square-foot home among cottonwoods and evergreens, supporting the main structure with logs that blended seamlessly, and then added a bridge, which led to an outlook platform in an evergreen. The house featured “scribed wood species

Tree houses allow for not only odd angles and shapes, but also the fine craftsmanship of woodworkers, if desired. “(You can) approach it like furniture because it’s small enough,” he says. “Woodworking is a craft that is very hard to learn … but it’s really an amazing thing to see. It’s not as popular (these days) but it’s one thing we should hang onto and make sure it doesn’t become a dying art.” John Griffin, owner of TreeHouse Colorado, specializes in tree houses with all the bells and whistles kids love, from rope ladders, trap doors, swings,

climbing walls and spiral slides to swinging bridges, “storefronts,” and even a stucco-sided tree house with a decorative rooftop and windows. He even designed a tree house for an 18-month-old, with three levels that rise only 18 inches, to prevent big falls. a whimsical door frame. Her clubhouse, on the other hand, is rife with hubcaps, which create a barrier to the door labeled “Keep Out,” along with various other signs warning “adultz” and “girlz” to stay away. She fits her little houses to suit the site impeccably, from preparing landscape to situating windows to vent properly. She also replicates custom homes, making the out building “congruent, so it looks like it flows,” she says. She often adds lofts or second stories — “whatever the client comes up with,” she says. The enchantment of playhouses Playhouses, whether in trees or on ground, always have ignited sparks of free play. “It’s a great place for children to make-believe or imagine,” Ottenbreit says. “They just are very creative, and they can play in it for hours. It’s something they can call their own; it’s their own little hideaway.” She notes that kids “are more creative and stimulated when they’re doing those kinds of things and not in front of the TV.” Overall, “it goes back to old-fashioned values,” she says, which also includes the safety factor. “Kids are contained, yet it’s not something you have to entertain them in,” she says. “(And, they’re) protected from the elements.”

She has watched young children, from the age of just over one, to teenagers, entertain themselves in “playhouses.” “They grow into it, and play very differently at different ages,” she says, giving examples of how her 1.5-year-old niece started out with a “totally safe playhouse,” without sharp edges, and now that she’s 7, she wants an arts studio with bean bags. Teens tend to hold sleepovers, read on iPads and just hang out. “They’re constantly reinventing it to be whatever they want it to be so they can engage more (and) redecorate,” she says. Griffin has designed playhouses for the Make a Wish Foundation, with décor ranging from safari themes to simple, but very bright, blue. He says little girls tend to like kitchenettes inside so they can hold tea parties, whereas boys like little windows and lookout towers, from which they can shoot water guns. Tree houses lend an added sense of freedom, from simply being elevated, among trees. Plus, the height allows for things like ziplines, slides, climbing nets, and, one of the most simple elements, but one that kids love the most, Griffin says: a bucket and a pulley. “It’s so simple, but there’s something whimsical to it,” he says.

KID-FRIENDLY

IT’S SOMETHING THEY CAN CALL THEIR OWN; IT’S THEIR OWN LITTLE HIDEAWAY.”

While some playhouses include electricity, and even plumbing and heat, Novy points out that part of the magic of tree houses is akin to camping: It strips down “luxuries,” and calls upon resourcefulness of kids. It also brings a sense of calm. “It’s almost like being around a campfire,” Novy says. For example, lanterns set among trees add an entrancing glow. Another “benefit” of tree houses comes from their inherent danger. Although contractors build structurally sound tree houses, often anchored by hefty logs (connected properly, so they allow the tree to continue to grow), “there’s nothing about a tree house that’s perfectly safe,” Novy says. “It’s a little bit dangerous, and that’s why you do it. You have to climb up a ladder, so there’s an element of using a tree house (in which) you have to be careful. Then, you can sit and relax.” So, in addition to firing new brain cells of creativity, tree

46

VAIL VALLEY HOME | JULY 2015

houses also teach kids a sense of safety, while playhouses, in general, can add to a child’s sense of responsibility. While some parents choose to hire an architect, general contractor or designer, others prefer to go it on their own, making it a family project. “Parents should try to be creative and figure out what it is they want, and dive in,” Novy says. “It can be organic in response to the time you have and the resources. It’s a malleable project that doesn’t stress you out like a building project, because you’re doing it for yourself and without a lot of intervention or permits from your county or city, so it becomes a much more desirable process, and much more fun than a regular building process.” No matter what avenue parents take to bringing playhouses into backyards, the important aspect involves how “a room of one’s own” can give way to a lifetime of creativity and happy childhood memories.

RENOVATIONS

INSPIRED DESIGNS Renovations that go beyond the kitchen and bath

E

v e ryo n e k n ow s

kitchens and baths are the rooms to invest in when remodeling — especially for resale. But what about renovations beyond the kitchen and bath — and what about changing up your home to make it exactly as you desire? While renovations run the gamut of the imagination (and the budget), many Vail Valley homeowners have been focusing on multipurpose rooms, outdoor living and space optimization. The great room Enclosed home theaters were all the rage for a few years, but a bit

48

of a backlash has begun: People want more open, multipurpose rooms in which to dine, entertain, watch movies, play games and hang out in, at a home bar. Most family rec rooms still sit in the basement, or lower level, but remodels tend to be more open and include wet bars, and perhaps even wine rooms. Wine rooms, which saw a decline in interest in the past few years, are now “an essential desire for people,” says Kyle Webb, owner of K.H. Webb Architects. Newer wine rooms tend to be smaller, perhaps holding 300 bottles of wine, as opposed to 2,000, and they place an emphasis

on visual design, he says. One recent wine room Webb worked on showcased a huge, backlit slab of onyx behind the wine bottles. Wet bars tend to be a focal point as well. It’s not uncommon for homeowners to install bars that look like furniture, or ones that add “lots of drama,” Webb says. One of his projects includes a bar carved out of a 6-inch-thick block of stone, which weighs a few thousand pounds. Another features a slice of tree as the bar, with a sink made from a carved boulder. One homeowner Lori Schulte, licensed contractor, interior designer and owner of Interior

Ideas and Renovations, LLC, worked with wanted to keep his formal dining table that seated up to a dozen people, but since he didn’t use it regularly, he didn’t want to devote an entire space to it. Schulte sought out a European company, which offers pool tables that convert to dining tables. A hydraulic lift adjusts to proper heights for either playing pool and eating. She transformed the more contemporary look into a Western feel by adding leather and custom wood trim, then building a bar, which also can be used as a serving buffet, right next to it. While many basements

THEY WANT TO HANG OUT OUTSIDE AND HAVE IT ALL. IT’S CENTERED AROUND OUTDOOR FURNITURE THAT LOOKS LIKE COUCHES … AND BOTH FIREPLACES AND FIRE PITS THAT LOOK LIKE ART SCULPTURES.” used to be dedicated to kids’ play, “people are getting away from huge playrooms,” she says. “It’s not just for kids; it’s really for adults, with workout rooms, bars, entertainment centers, multiple TVs (a large screen and then flat-screens at the bar). It’s more of a combination of everything together.” Homeowners also accommodate guests when renovating great rooms. Many want a suite for the guest room so “it feels like guests have their own zone,” Webb says. Outdoor living Outdoor living has been a buzzword since the economy has improved; more and more homeowners want to dine, relax and recreate right outside their kitchens or living rooms. Bifold or trifold doors lend a feeling of being outside while inside, Schulte says. And they don’t always have to be walk-throughs. 50

Maximizing space In smaller homes and condos, homeowners are looking to maximize the use of their square footage. “People are tending to downsize and look for higher quality in a smaller area, so they’re putting more money into smaller homes,” Schulte says. Main levels are becoming more multipurpose, particularly in the smaller homes and condos. “You pay a lot of money for Vail condos, so every square foot is pertinent,” she says. “Everything’s just becoming more space saving because of the cost (of real estate).” In addition to the convertible pool table, Schulte has plenty of other tricks up her sleeve. One of her favorites is a Zoom Room Murphy Bed. These German-engineered remote controlled beds slide up the wall, behind sleek, or ornate, cabinetry, which can look like 52

an entire entertainment center — flat-screen television and all — and even fold out into a desk. Schulte recently installed a Zoom Room for an out-of-town author who wanted to write in her Vail condo, but didn’t want to sit at her non-ergonomic kitchen table. Schulte is also replacing a lot of old Murphy Beds in Manor Vail Lodge with the new technology. With Zoom Rooms, only the lower footboard moves to accommodate the bed; other cabinetry stays put. In accordance with the efficiency trend, many homeowners elect to place a washer and dryer unit in their office or bedroom, for convenience. Other, mostly full-time, residents want more functional laundry and mud rooms, outfitted with plenty of cabinets, tables and benches. This includes larger mud rooms, entryways, laundry rooms, garage or storage space and great rooms. In keeping with the theme of efficiency, Darby suggests

upgrading mechanical and electrical systems, for energy savings, whenever possible. Though her Singletree Community Center project is commercial, she hopes to inspire 900-some homeowners by replacing the community center’s furnaces with high-efficiency equipment and changing out incandescent bulbs with LEDs, the latter of which allows 20 new lamps to use the energy of one former 150-watt incandescent. “We’re trying to be stewards of this mountain community and conserve on energy for the future,” she says. “When people think about remodeling, they want to benefit from new, modern conveniences and colors, but when they look into the systems of the home, there are opportunities that can take the home into the next (level of energy savings).” Overall, renovations offer opportunities to upgrade quality, efficiency, energy savings and, perhaps most importantly, enhancement of your home life.

Jason Propst, principal of New Box LLC in Edwards, recently finished a remodel in a “farmhouse modern” style, which featured a 10-foot wide trifold window that connects the kitchen with the deck and acts as an over-the-sink pass-through. He says it’s a somewhat regular element in today’s remodels. Outdoor kitchens, complete with refrigerators, sinks and wine coolers, as well as artistic fire pits and high-quality, cozy chairs, sofas and tables are becoming standard when it comes to renovating homes. “Everyone’s making their outside a high-dollar value, versus something (just) to look at,” Webb says. “They want to hang out outside and have it all. It’s centered around outdoor furniture that looks like couches … and both fireplaces and fire pits that look like art sculptures.” A new interest in outdoor pools has emerged as well. Just as an example: Webb worked on only one pool in the last 10 years, but now he’s working on five pools — mostly lap pools designed for exercise. Hot tubs are also becoming more of a visual element, surrounded by highend, durable seats and sofas.

Hut in Avon, but it never really delivered. When the project crew from Shaeffer Hyde Construction and architect Craig Snowden came in to revamp the space, the best option was to rip everything out and start from scratch. “Jim Pavelich did a lot of research in developing his vision of the Northside locations, and was able to keep his vision

open-ended,” said Steve Hooker, pre-construction manager with Shaeffer Hyde. “He would tell stories as the original project got underway, of simply sitting in a variety of restaurants and watching people, families, and study how they dined … he envisioned a place where the entire family could come in and get what they wanted.” The concept for this original Northside location was to provide

quality coffee and a small menu of quick breakfast and lunch items. “Jim wanted to create an affordable, comfortable coffee shop, with home baked pastries, good food, an informal bar and an inviting space,” says Jeff Katz, vice president of Tundra Design Group and Tundra Restaurant Supply based in Boulder. One distinguishing feature that Pavelich wanted to feature was the in-house bakery, which

now runs in the upstairs portion of the Avon building. Northside general manager, Noah Bender, says the layout of the project as a whole developed naturally and progressively, particularly around the three different kitchens that were made to be fitting and functional. “I like the way the kitchen is a focal point,” explains Bender about the cookery station that is just steps from the end of

the main bar in Northside. “It’s open and everyone can watch what happens.” The original Northside was completed with approximately 2,500 square feet left unfinished. The owner was considering what might fill the space, including thoughts of making it a retail or restaurant operation, and even a ski shop. Once he saw the success of the cafe, however, the expansion to create the full Northside Coffee and Kitchen Restaurant began. The coffee and breakfast cafe became Benderz Burgers,

and the unfinished space was filled with another kitchen, full bar and seating area. Katz says the space was designed and built with materials that could withstand commercial use and abuse, while still maintaining a warm and inviting look. “The reclaimed yellow pine was used throughout the restaurant for tables tops and counters, and the wall paneling is reclaimed barn siding,” Katz explains. The reclaimed wood creates a depth of color and hospitality throughout, with a substantial texture and weight that gives the space as a whole a rustic yet solid feel. The Tolix chars in Benderz were used for durability and aesthetic — before they become the standard for many other restaurants, Katz says, and the booths along the perimeter of windows in the building were made in Denver. The chairs in the main “Coffee & Kitchen” side are simple wood chairs, but

“EACH SIDE REPRESENTS A DISTINCT CONCEPT WHILE MAINTAINING A CONSTANT DESIGN.” comfortable. Both dining areas have stained concrete floors to maintain durability and simplicity, and commercial tile was put in the kitchens. The tile backdrop to the cooking equipment, from Maxwell Tile out of Edwards, makes the kitchen seem less industrial. “Each side presents a distinct concept while maintaining a constant design,” Katz explains of the coffee house and burger stop areas. The spaces transition well, too, if you’re grabbing a coffee across the way to follow up your burger, or bellying up at the bar to watch the kitchen work. “We like the flow of the bakery and barista line into the bar counter,” Katz says. “This allows for guests to feel comfortable sitting at the bar throughout the day — breakfast, lunch and dinner.” Once Northside in Avon was a proven success, the Shaeffer Hyde team revamped

a space in West Vail for a Northside grab-and-go, highend convenience store. The once 7-Eleven, 24-hour fast food stop in West Vail was completely gutted for the project. The interior was made to reflect the original Northside theme of rustic comfort, but the function of the space was made to be easy for consumers of coffee, breakfast sandwiches, nice food products, fresh donuts, baguettes and more. Sawhorse Contraction designed and completed the custom wood shelving for pastries and cabinets for fresh bread. “The entire process was a lot of fun,” Hooker said. “One of the most rewarding aspects was to take longtime standing establishments — the Avon Pizza Hut and the West Vail 7-Eleven, which were closed down and in disrepair — and to create new, updated spaces where people could come together, get quality food and drink in a comfortable and inviting atmosphere.”

drive up Berry Creek Road, the main entrance road to Singletree, note the beautiful, lush aspen trees lining the street, providing an inviting entrance to the community. The trees have grown over the last several years and now fashion a real welcoming statement. This is just one of the many beautification projects that Singletree has undertaken and the initial phase of the project has finally come to fruition. The Singletree community,

in Edwards, has been working on several ongoing missions over the last several years. Some projects have eased the flow of traffic, with the completion of a roundabout at the west end of Singletree at the Interstate 70 exit giving everyone a sigh of relief. Other projects have enhanced the neighborhoods amenities, and some have made the entire community look pretty. The community center, for example, which serves a thousand or so homes in Singletree, has become even

more extensive in its offerings. A complete update and remodel provides space for parties, receptions, classes, meeting and community functions. There is a separate board room with video capability; a prep kitchen, complete with sink, dishwasher and refrigerator; a covered patio; a fully-equipped exercise room; and free Wi-Fi internet access throughout the building. The basketball court and expansive sports field — perfect for tossing around a football or participating in organized

competitions — draw the young and younger alike all summer long. Extensive landscaping throughout the community, meanwhile, will continue to grow even more handsome as it continues to mature. As one beautification project ends another is already underway. Nestled in the heart of Singletree is the semi-private Sonnanalp Golf Club, which continues to enhance the facility in a very big way. Not wanting to disrupt the summer activities, a 14,000-square-foot addition

will be added to the club, with construction beginning in October. This new facility will focus on “full wellness” with amenities like a 5,000-squarefoot gym with areas for yoga and palates; CompuTrainer and TRX studios; new locker rooms and spa treatment rooms. Limited sports memberships already have been introduced, with the first tier already at capacity. Heidi Cofelice, general manager of the Sonnenalp Golf Club, explains a slight delay in presenting the next tier gives her the opportunity “to assess the operation and ensure we are providing only the best experience for our membership” before more limited memberships are made available this summer. Full memberships are available now, however, with reciprocity via ClubCorp network, which operates similar clubs across the country.

market in the Vail Valley has been booming, with sophisticated buyers producing some very impressive real estate numbers. A noted difference from the past is that many buyers now are not only looking for vacation homes, they’re seeking primary residences from which to enjoy all of the privileges and lifestyle offered by the Vail Valley year-round. There have been 17 home sales in Vail Village since January

The luxury market is back both nationally and internationally, and buyers are willing to pay for the finest of finishes and the best of locations from which to enjoy an extraordinary lifestyle on a part-time or full-time basis. “We are seeing more families establish primary residences here; they are learning through the

extended periods of time they are vacationing in the area that this unique environment is a very special place,” says Donna Caynoski of Slifer Smith & Frampton, one of Vail’s top producing high-end brokers. “Families from big cities, particularly New York City and Mexico City, are understanding that Vail provides a safe and healthy environment in which to raise children.” “Even though New York City is an amazing place,” adds a client of hers from New York, “we desired

a more active and outdoor lifestyle for our school-aged children. We naturally gravitated to our favorite vacation destination and embarked on a new adventure in Vail, Colorado. We love the sunny, blue-sky days and the temperate mountain climate that enables us to spend hours on end outdoors, both in the winter and the summer. With the advantages of smalltown ambiance, refined cultural opportunities and unique outdoor elements, the Vail area has become the envy of many around the globe, further supporting the high-end market. 909 ELK RIDGE RANCH, UTE FOREST

Guaranteed To Sell At Or Above

Donovan family’s storied down-valley retreat marks the gateway to the Ute Forest and Elk Ridge Ranch

$5.5 MILLION Previously Listed For $8.995 Million

Edwards, Colo.—Twenty-one miles west of Vail Village in West Squaw Creek is a slice of the mountain valley that seems secluded and individual, yet is close enough to enjoy the elements that Vail’s pioneers first came to love in this tony resort: “lots of land and not too many people.” West Squaw Creek is the gateway to Ute Forest and it’s where Sheldon Good & Company Luxury Home Auctions is conducting the first auction of a Vail Valley luxury home on July 28. In the Ute Forest is the site of the magnificent 8,000 square foot, 35-acre home known as Elk Ridge Ranch. It will go to auction with a starting bid of $5.5 million, an unprecedented value. A 3.2 mile dirt road leads to the top of Ute Forest where the Elk Ridge Ranch is located. At the start of the road is the summer cabin and 400 acres “between cattle guard and cattle guard” of John and Diana Donovan, two of Vail’s original residents. In Colorado parlance, the Donovans at the Copper Bar Ranch and Karin and Bob Weber, at 909 Ute Forest—Elk Ridge Ranch, are neighbors. Good neighbors. “Out here in West Squaw Creek and Ute Forest, it’s a lot like Vail was in the 60s,” said John. “There are very few people and a lot of land. Vail in the 60s was really nice and West Squaw Creek and the Ute Forest are equally nice today. There are only nine families up here and 10, 35-acre properties.”

Diana and John Donovan settled Vail in 1962 on what later became the fourth hole of the Vail Valley Golf Course. John was a stock trader in Chicago when he read a story in Sports Illustrated describing the vision of Vail and what was to come. He packed his bags, arrived in Vail, started Vail’s most famous bar in the day—Donovan’s Copper Bar--and later ran the children’s ski school. John met his wife Diana and made a spectacular life with a budding family including John Jr., Matt and Kerry. They all still live in the Valley. Kerry is the democratic state senator (SD5) for Colorado, now in her first term. Matt runs the homespun, amazingly community-oriented Honeywagon trash removal business. John Jr. is a school teacher and local fishing guide. For over 25 years, there has been a Donovan on Vail’s Town Council.

ELK RIDGE RANCH • VAIL VALLEY, CO

Seeing Vail grow from the ground-up and being instrumental in that growth has put the Donovan family on the cutting edge of Vail’s pioneering spirit. So, twenty years after their arrival, they decided to check out of the bustling Vail Village scene and bought the 400 acres on Squaw Creek, just off of the road up to Cordillera (long before Cordillera was there). This is where they spend their spring, summers and fall. They use a tiny cabin as their base and tend to natural gardens and raise Scottish Highland cattle and free range chickens. It’s where they enjoy simple living. Vail’s foremost restaurant, Sweet Basil, buys their produce weekly, giving true meaning to farm to table in Vail. “Gardening is a passion – one I’ve had since 1968,” said Diana. “We love the peace and quiet up here in west Squaw Creek. The song birds are the loudest things we hear and we just love it. We return to our Vail home a few times a week to check mail and our e-mails, but mostly we spend our favorite season out here. It’s like old Vail. If a neighbor needs a hand, we give each other a hand. And, it’s one of the most magnificent valleys and forests in Colorado.” Karin and Bob Weber became the Donovan’s neighbors at Elk Ridge Ranch in 2001. Passionate about the Vail community, Karin has served as a board member of several of the valley’s non-profits and is a long-time volunteer and author. Bob served on the founding board of Round Up River Ranch, a Colorado camp for kids suffering from cancer under the vision of Paul Newman’s Hole in the Wall Camps. When they built their custom home in the Ute Forest, they utilized the talents of the best of Vail’s builders and landscape designers. R.A. Nelson was the builder; Larry Deckard the Architect; Carol Buto of Scottsdale, the interior designer. The garage makes gear-heads weep with joy; and the designer display kitchen would do the same for culinary aficionados. Every technological convenience is included, with touch-pad music, lighting, video, security and state-of-the-art monitoring. With $8.9 million in value in the home, the Webers have decided to go to auction with Sheldon Good & Company simply because, “it’s time,” said Karin. “We’ve loved this home and this location and being with our family here. It’s time now for another family to enjoy it.” “One of my joys in living on the hill has been the drive through the Donovan property,” Karin continued. “The valley is beautiful in every season and creates a psychological space between town and our home. I’ve appreciated the fact that it has remained pristine when they could have developed it with condos. The cattle, horses, wildlife, flowers and settler’s cabin add to the road’s appeal. While the drive may at first appear long to a newcomer, we can actually get to Highway 6 more quickly than can many homeowners in neighboring Cordillera.” When asked what kind of neighbor is likely to purchase 909 Ute Forest, which John described as “a Bachelor Gulch or Beaver Creek style house with all of the allure of living in the forest,” John and Diana finished each other’s thoughts by saying simply: “Someone will buy Elk Ridge Ranch who is independent, loves big views and peace of quiet and has a home that they truly want to ‘live in.’ It’s a beautiful home with views like none other in Colorado. It’s spectacular. It’s a spectacular place to call home.” And, though on a mountain road that’s 3.2 miles long, the snow-plow contractor lives just a bit further up. He’s the first one out when it snows and the last one home. The road adds to the allure, one might say. The nature and wildlife you see on the drive up defines Colorado. Elk Ridge Ranch isn’t for everybody. But then, it doesn’t have to be. It’s a very special place.

8,000 square foot estate home Situated on 35 acres with spectacular mountain and valley views Custom-built high-end finishes one-of-a-kind spaces The auction will be held retreat at thewith home on July 28th,and 2015 and brokers are welcome.

Fire on the Mountain The VBR partners with industry experts to develop a proactive approach to wildfire mitigation

VAIL VALLEY HOME | JULY 2015

In fact, according to Colorado State University, 2013 was the most destructive year on record for Colorado wildfires. Time to take action On June 11, the Vail Board of REALTORS® (VBR) launched a new Wildfire Mitigation program. As the first contact with prospective new homebuyers and active community members, REALTORS have a unique opportunity to engage both buyers and sellers with vital information and resources regarding individual property wildfire risk. The VBR is embracing this opportunity by partnering with local, state and national experts to develop a unified, proactive approach to wildfire mitigation. Enlisting the help and knowledge of several experts, including Wildfire Planning International President Molly Mowery, Eagle County Wildfire Mitigation Specialist Eric Lovgren, Vail Fire and Emergency Services Wildland

Program Administrator Paul Cada and Eagle River Fire Protection District’s Wildfire Mitigation Specialist Lieutenant Jodi Pratt, to name a few, the new VBR is vehemently dedicated to this cause. So much so, it’s impressed Vail Fire Chief Mark Novak, who lauded the VBR’s involvement. Coming from Lake Tahoe, he was involved in a robust mitigation program that unfortunately lacked REALTOR involvement, and he stressed how critical REALTORS are to the success of the program. Surrounded by forest on all sides, wildfire can have a significant influence on the sale or purchase of a home in our mountain community. Mandated wildfire mitigation requirements can involve the removal of trees, brush and other combustible items. In particular, shake roofs may need remediation during the sales process, adding $25,000-$50,000 to homeowner pre-sale expense. It is crucial for local REALTORS to be able to communicate these mitigation regulations effectively. According to Cada, wildfires are seemingly rare in the Vail Valley due to climatic and topographical

characteristics. They fall into a category of “small in number but large in destructive force.” This has lulled our community into apathy regarding potential danger. This misperception is also fueled by the notion that the area is surrounded by “Asbestos forest” that naturally deters wildfires. All of this is frighteningly untrue. In addition, he says, many people mistakenly assume that during a wildfire event, our community has the staff and resources to “put a fire engine in every driveway.” In reality, our fire protection professionals are limited by both budget and personnel. He stresses that the responsibility of wildfire mitigation begins and ends with property owners. Resources to rely on In an ideal situation, firefighters want to view mitigation as, “we don’t have to worry about that house” as opposed to “we can defend/save that house.” In order to get closer to this ideal, the coalition assembled by the VBR has developed several resources to help property owners and REALTORS be proactive including a Home Buyer and

Grateful Dead fan may know, the infamous song “Fire on the Mountain” was written in the early ‘70s at Mickey Hart’s ranch as the hills surrounding their recording studio blazed with fire. California and Oregon have both struggled with wildfires for decades. Colorado has as well, but not until recently have the fires become so destructive that mitigation is a must for any community surrounded by forest and BLM land such as the Vail Valley. From the heartbreaking tragedy in 1994 on Storm King Mountain near Glenwood Springs (South Canyon Fire) that unexpectedly took the lives of 14 elite firefighters to the Pike National Forest Hayman Fire in 2002, the largest wildfire in Colorado history, to the Black Forest Fire in 2013 near Colorado Springs, the most destructive fire in Colorado history, wildfires are getting increasingly dangerous.

Today’s high-tech, maintenance-free materials make it easier than ever to furnish your outdoor living spaces B Y ST EPHEN L L OY D W OOD JULY 2015 | VAIL VALLEY HOME

the deck, settling in, cocktail in hand, for some well deserved downtime on that scratchy wooden lounge chair with stinky, faded cushions in the corner, near that splintery, not-so-comfy picnic table. Not ideal, but it is outside, and that’s where you prefer to enjoy these epic Colorado summer evenings with family and friends, some of whom are planning a visit next week. Then, out of the blue, a clap of thunder rolls through the neighborhood, the warm breeze turns into turbulent gusts of wind and sleet starts pelting your heretofore smiling face. You head inside, out of the elements, to better preserve yourself, finish that cocktail and ride out the brief thunderstorm, a common occurrence in the High Country, only to hear there’s a chance for snow in the forecast. Good time, you think, to do some outdoor furniture shopping and replace that weathered

old lounge chair and picnic table, which have seen better days. It’s time for a new collection of furnishings, you think, something a lot more comfortable, an ensemble you’ll be proud of, an eclectic combination of just the right effects for any occasion outside that will better endure this tricky mountain climate. Lucky for you, with today’s hightech, maintenance-free materials, it’s never been easier to find great outdoor furniture designed with both maximum comfort and longevity in mind. “It’s all about figuring out how you’re going to use your outdoor space, and understanding the product,” says Devon Jones, co-owner with her husband, Brian, of Mountain Living Furniture & Design, in Gypsum, which has the largest outdoor furniture showroom in the Vail Valley. “Yeah, comfort is important, but you shouldn’t have to compromise on comfort just because it’s outdoors.”

previous page: The Laurent deep-seating collection by Ebel — seen here at the Sunday residence up at Beaver Creek Point, in Wildridge — is the epitome of luxury and durability, combining solid aluminum frames wrapped with Hularo, a synthetic material that resembles wicker.

LET’S GET COMFY

Comfort, of course, is everyone’s first concern. Nobody wants to bruise their derriere on a hard bench, develop a backache from an unsupportive chair or, worse, get splinters. It’s much more enjoyable to sink into some serious “deep seating” with substantial cushions, dense but soft, made from materials that don’t fade from the sun or offer up a whiff of mildew from retaining water after rains. Today’s best cushions are made of opencell, reticulated foam that sheds water quickly instead of soaking it up like a sponge, like traditional foam; and they’re

upholstered in a veritable miracle fabric called Sunbrella, made of acrylic fibers that are dyed through and through before they are woven. The fabric, originally intended for awnings, umbrellas and marine gear, doesn’t fade from the intense ultraviolet rays here in the mountains. It won’t stain, either — red wine, for example, just beads up and rolls off Sunbrella, and if not, just wipe with warm, soapy water. Perhaps the most luxurious outdoor

furniture collection available, says Devon Jones, is the Monterra line by OW Lee, Mountain Living’s top-selling brand. “It’s overstuffed, so comfortable it’s like heaven” — and very stylish, as well, featuring details like hammered rivets at key intersections of the wrought-iron frames and embossed flat bars that envelope those vast cushions. OW Lee, meanwhile, offers Sunbrella cushion fabrics in nearly 200 different colors and patterns, on special order.

B U I LT T O L A S T

Those luxurious cushions, however, are nothing without the frames that support them, and that’s where being maintenancefree and built to withstand the punishing climate of the mountains is crucial. Some materials need a lot of care, such as stone tops that need to be sealed every two years; copper tops that need to be covered so as not to lose their patina; wood that needs to be sanded and re-stained or painted every few seasons. “We really don’t recommend wood, even teak, at all anymore. It really doesn’t last due to the intense ultraviolet and extreme temperatures up here,” says Brian Jones. “And most faux tops for tables just don’t cut it, either.” Open-mesh cast-aluminum and wroughtiron tabletops are best for this climate, he adds, but if you want something smoother or more traditional, go with porcelain tiles, which come in a wide variety of colors and patterns, require no maintenance and are virtually indestructible. Unlike in other areas of design, sheer mass is an important factor, too, what with the occasional gale-force winds that come whipping across high ridges, a favorite location for homes with outdoor decks. Lightweight furniture can be easily damaged or, in some cases, blown into the bushes. Traditionally, therefore, the most durable furniture frames are made JULY 2015 | VAIL VALLEY HOME

of wrought iron or cast aluminum. Sara Border, design consultant at Inside Out Home Furnishings & Design, in Edwards, raves about OW Lee, too, especially the brand’s Gios collection, the store’s top seller, designed with a distinct and refreshingly contemporary look in heavy, cast aluminum. “People often carry their interior design to the outdoors. Gios is clean, clear and simple and goes especially well in a mountaincontemporary setting,” Border says. “And outdoor fabrics have come a long way. Today, it’s hard to even decipher indoor vs. outdoor.” Today’s new high-tech materials are giving wrought iron or cast aluminum a run for their money, however, Border adds, referring to outdoor collections manufactured from recycled plastic. Traditional designs, like the classic Adirondack, are available from Loll Designs of Minnesota, as are a wide variety of more contemporary looks, such as Lollygagger, Race Rocker and Cabrio. The material is 92

VAIL VALLEY HOME | JULY 2015

heavy, and requires no maintenance other than an occasional quick spray with a hose. “We have a customer up in the Lake Creek Valley with Loll Designs all over his property, which has a huge pond,” Border says. “The sun doesn’t fade it; it doesn’t scratch; and it’s comfortable.” POLYWOOD All Weather Furnishings, from Syracuse, Indiana, is another favorite at Inside Out, says Border, as the texture of its recycled plastic furniture “feels more like a wood product.” Collections such as these, she adds, are popular with growing families, who can buy a few pieces, such as a dining table and chairs, then add additional pieces — benches, rockers, swings, love seats, chaise lounges, gliders, bar sets, even kids furniture — as more funds, and space, become available. “Once our customers get set in a collection, they tend to add on here and there,” Border says.

IT’S ALL ABOUT FIGURING OUT HOW YOU’RE GOING TO USE YOUR OUTDOOR SPACE, AND UNDERSTANDING THE PRODUCT.” — DEVON JONES, CO-OWNER, MOUNTAIN LIVING FURNITURE & DESIGN

Minnesota-based Loll Designs offers a multitude of design options for any deck — such as their Lollygagger line of lounge seating, left and center — made of recycled plastic.

Bar stools, such as these from Loll Designs, can be mixed and matched for any setting.

A recent round of conversations with outdoor furniture experts in the Vail Valley reveals a definite upward trend, at least in terms of sales, corresponding to the recent revival of the local real estate market. “People are spending large sums of money on this stuff, as some homes here in the mountains have a significant amount of outdoor space,” says Brian Jones of Mountain Living Furniture & Design. “You can easily spend $30,000 on outdoor furniture just for your decks.” That’s one reason Christy Sports recently remodeled its Avon location, significantly expanding its outdoor furniture showroom, says Cindy O’Brien, a design consultant and “patio specialist” with the company, based in Lakewood, which is seeking to accommodate a new wave of Colorado homeowners and homebuyers looking to improve their decks, yards and other outdoor spaces with the latest styles, materials and technology on offer. “This state’s unique. People here really want to be living outdoors,” O’Brien says. “The fact they are improving their decks and yards is a sign the economy is on the way up. “People are shocked at prices sometimes, but if you wrap your head around the fact good stuff will last for many years, it makes sense.” Maureen Riordan of Vail-based Riordan Design, LLC, which specializes in staging homes for sale, says another trend is staging well-furnished outdoor living spaces, too, not only boosting its curb appeal but giving the perception of increased living space. “Put a nice collection of outdoor furniture on your deck or patio and it extends the visual impact of the home. Extending the living space outdoors makes the indoor space seem larger and brighter. The home sells faster because the homebuyer can fantasize living there.” As with most home sales, Riordan says, a great collection of outdoor furniture doesn’t necessarily add value to a home by providing more precious livable square footage. It really can, however, make a home more inviting to a buyer, inviting offers to purchase the home unfurnished with an option to buy the furniture separately. — STEPHEN LLOYD WOOD

The wrought-iron Monterra line by OW Lee, the top-selling brand at Mountain Living in Gypsum, comes with overstuffed cushions made with weather-resistant Sunbrella fabric in nearly 200 different colors. Fire pits, meanwhile, are becoming widely popular.

Another popular style of outdoor furniture — wicker, traditionally made of pliable willow twigs — typically has not survived the mountain climate very well. But that wicker look now is getting new treatment with modern materials, as well. Cindy O’Brien, design consultant for Christy Sports, Colorado’s largest outlet for outdoor furniture and accessories, says her “hottest mover” is outdoor furniture by Florida-based Ebel Inc., which has more than a dozen lines made of solid aluminum frames covered with Hularo, a synthetic, woven wicker-like material with a composite resin coating that’s been infused with ultraviolet inhibitors, making it “100-percent weather-proof.” One recent customer, Dan Sunday, recently purchased Ebel’s Laurent deep-seating collection for his 94

VAIL VALLEY HOME | JULY 2015

home up at Beaver Creek Point, in Wildridge. “People in Colorado love their outdoor living; that’s why we live here. But the weather here can change on a moment’s notice, from sun to rain, snow and back to sun. That’s why you need stuff that’s doublewhammy-proof,” O’Brien says, adding Ebel’s cushions are made of vapor-sealed foam “wrapped in Gortex,” with options for Sunbrella fabric covers. “Ebel’s really on top of their game, and nobody else in Colorado carries it but Christy Sports.” O’Brien is especially fond of another collection, as well — Monterey, by Castelle — that offers a nine-piece, cast-aluminum dining set featuring an 8-foot dining “fire table” with a strip of gas-fed flames right down the middle — perfect for those large group dinners on cool nights.

GOT A LIGHT?

Fire, in general, is hot, too, with a wide variety of fire tables, fire pits and other pieces designed to provide a natural looking flame — and some heat — to cozy up any conversation, whether it’s at a dining table, or a low table surrounded by deep seating. Beaver Creek Resort, for example, has several such fire pit seating areas around its main plaza and ice rink. “Fire pits are super popular these days,” says Mountain Living’s Brian Jones, explaining it started with wood-burning fire pits and progressed to small tables with open-flame systems fueled by propane; now, many newly constructed homes are featuring natural gas lines to the fire pits. “It’s all about natural gas now. You don’t even have to swap out propane bottles.”
