t all starts with the trees :

the higher perspective, the sense of freedom you feel being “above it all,” even the gentle sway, reminding you to remain both flexible and strong in prevailing winds. Tree houses have captivated the imaginations of adults and kids for generations. But these days, tree houses have evolved into structural works of art themselves. And they’re not just for kids. More and more adults are building tree houses as meditation spaces, art studios and even offices. Though they include similar elements to a child’s tree house, the adult versions usually involve insulation, electricity, heat and even plumbing or a composting toilet, so people can use it year-round. (Usually adding a kitchen bounces it over the top, in terms of building codes, which then consider it an additional dwelling.) “Tree houses are so sophisticated now, more parents are saying ‘we want to use it too,’” says Steve Novy, principal of Green Line Architects. “They use it as a quiet retreat to get away …. Everybody needs a quiet place they can go where there’s not a lot of background noise — no cell phones or TVs. “It’s a closer connection to nature. I think a lot of adults are realizing more and more how great it feels to be away from the house and be able to focus in a place where there are not a lot of interruptions.” John Griffin, owner of TreeHouse Colorado, recently built a tree house in Evergreen for an artist, who says “she feels more creative in a tree house,” he recounts. 14

EVERYBODY NEEDS A QUIET PLACE THEY CAN GO WHERE THERE’S NOT A LOT OF BACKGROUND NOISE — NO CELL PHONES OR TVS.” “They’re just uplifting,” Novy says. “They’re just rich, and they can be fantastic and crazy and can have strange angles and all sorts of different materials.” Adult tree houses range from traditional hobbit-looking houses to modern structures shaped like a teardrop or sphere, or boxy designs with horizontal wood flats. “The sky’s the limit in terms of aesthetics,” Novy says. Though many adult tree houses include electricity and other comforts of home, part of the enchantment of tree houses involves their affinity toward providing an experience similar to camping. “It challenges us, because we don’t have all the luxuries, (so we’re) energized by the opportunity to reconnect to who we are, and when you go in a tree house, you can feel it almost exudes that feeling of relaxation,” Novy says. The High Country doesn’t necessarily lend itself to tree houses as well as regions with more deciduous and hardwood trees, but the high homes are still very attainable here. Builders often add stilts or supports to 16

pines and aspens, especially the latter, which Novy says “you’re taking chances with,” if not adding structural support. Griffin likes to use cedar or beetle-kill pine to blend in with the environment. “We try to fit it into the tree(s) so it looks natural

there,” Griffin says. Another option involves building a high, log structure and connecting it, via a bridge, to an evergreen, which can include a small lookout platform. No matter the approach or design, tree houses are elements that can add a sense of whimsy

and wonder to busy adult lives. “Getting up into trees is something people have done for millennia,” Novy says, “to get a better view, where there aren’t any rules per se and you can relax — a place where time slows down, and you focus on your heartbeat, and be yourself.”

ROCK ON! Design and build a beautiful rock garden by MARTY JONES

f y o u ’ r e at t u n e d to

detail or if you delighted in creating rock gardens as a child, then you’re probably the type of person who will enjoy designing and building a rock garden of adult-sized proportions. But even if you’ve never liked getting your hands dirty, you can still benefit from the color and visual interest that rocks, and the plants that grow well with them, can bring to the areas surrounding your home. Rock gardens often incorporate perennial plants and differentsized rocks arranged together in a purposeful way along an embankment or a natural slope. Rock gardens can also add natural accents to areas near a home entrance or along a driveway. But before you get started hauling heavy boulders into your yard, consider these essential aspects of any rock garden design and build project: n at u r a l

a large accent garden, make sure you incorporate labor and equipment costs into your plans. Build the Base In order to build a naturallooking rock garden, begin by first preparing the area’s soil. Soften the existing ground, and mix in compost and pea gravel to create an ideal environment for growing plants in and around the rock garden. Compost enriches soil while gravel will help ensure adequate drainage. Look carefully at the rocks you plan on placing in the area, and note any natural

Plan the Project Size and Scope Rock gardens can accentuate any landscape, but the size and scope of rock projects can range from small to mighty. In the project planning stages, consider location, budget, labor, and equipment needs. You may choose whatever location suits your landscaping goals, but rock gardens will likely be enjoyed more in higher traffic areas around your home, where you can see them each day. When building a rock garden, don’t overestimate what you can do by yourself. One cubic foot of granite can weigh around 150 pounds, and even though other rock types such as limestone may be lighter, only small projects can be undertaken alone. So if you want to create

lines showing the depth at which they may have previously been buried. Soften and amend the soil to a corresponding depth for natural-looking placement. Save remaining compost and gravel mixture to fill in crevices after rocks have been placed. Arrange Rocks Angular rocks of one rock type often work well in rock gardens that include a variety of plant colors and textures. Consider choosing rocks covered in lichens for additional visual interest. Partially bury rocks along naturally occurring soil lines in the soft base you’ve created, and place rocks in anticipation of plant growth. Fill in crevices with extra compost and gravel mixture to create spaces for planting. If you’re working on a large rock garden, secure equipment and labor assistance. Two people may be able to move

some rocks with a ball cart, but larger projects could require equipment such as backhoes, telehandlers, or skid loaders. Choose Appropriate Plants Plants that adapt well to small spaces will likely grow well in rock gardens, as will plants that grow successfully in low-water conditions. Water often drains quickly from rocky areas, and plant growth can be restricted by the spaces between rocks. Plants that grow less than a foot high can also be planted around rock gardens or in larger gaps between rocks. Within these plant size and type suggestions, select plants based on the garden’s aspect and location. Choose plants that grow well in full sun, for example, if the garden receives no shade. Many types of alpine plants and groundcovers are suited for rock gardens, including Ice Plant (Delosperma), Hens and Chicks (Sempervivum varieties),

Create spaces in the soil between rocks, and bury the plant’s roots, covering them with any leftover compost mixture; use tools such as a weeding blade or trowel to help create space and cover roots. Care for Your Creation Once planted in a rock garden, many plants simply need water and sunlight to grow, as they would in any other location. New rock garden plants may need

extra watering in the first year or two until they get more established. Take care to remove weeds so that the roots of new plants can get established. In the autumn months, cut back perennial plants that die to the ground, but leave woody perennials intact during the winter months, as you would with plants in other garden areas. Many types of compact plants appropriate for rock gardens don’t need to be pruned in the autumn months, so you can simply wait through the winter to enjoy them when they reappear in the spring. Rock gardens can turn difficultto-maintain landscapes into places of stunning natural beauty or simply add smile-worthy details to the areas around your home. Working with clients from afar, LKW Design Associates completely transform a Vail condo by KIM FULLER

A

“sight unseen” project always takes a special sense of client-based trust for a design team, and an even more diligent line of communication with that client. LKW Design Associates in Edwards recently worked on a new condo acquired by a young family from Mexico. Since the clients could not make it out to Colorado to oversee the project, the design firm created digital design presentations and computer renderings for approval. “The family had big design goals with a clear idea of the budget they could invest in the property,” says Kayce Newell, principal designer and co-owner of LKW Design. The Vail property had not

been updated since it was built in 1973. All the fixed finishes were straight out of the 1970s — beige-colored everything, adorned by kitschy art, flower patterns and quilts. LKW’s clients were looking to make the space “updated and warm” to create a true mountain retreat. One major goal in the project was to upgrade and enlarge the fourth guest bedroom to create a luxurious master suite. “The challenge in this request was little available square footage to achieve this goal, and the limitations on moving electrical and plumbing due

to budget,” explains Jamie Critchlow, principal designer and co-owner of the design firm. To stay within budget, the master suite was created using the square footage from an adjacent loft so the existing plumbing would not have to be moved. When a structural wall was discovered, however, an additional redesign was required to create entry into the master bath from the attached hallway. “The finished master suite,

The existing electrical work also proved to be a fire hazard, and the condo had to be completely rewired. The budget that was set out for the project was affected, and the design team had to cut costs on material selection and furnishings.

They brought their creativity into play to keep the project in alignment with the budget and the desires of the client. Their use of rustic, but refined, “mixed material” furnishings of wood and metal are accented by faux fur and modern patterns, and the gray-scale color palette throughout the space is complemented by Western-themed black-and-white photography and watercolor brush art. When the clients were finally able to see their home-awayfrom-home, they were pleased with the results that they had only been able to imagine from digital renderings. “The design team was greeted with enthusiastic hugs when they finally met their clients during their first stay in the newly remodeled vacation home,” Newell says.

A Tale of Three Markets National Association of REALTORS® Chief Economist Dr. Lawrence Yun talks about market recovery and how it applies to the Vail Valley

T

REALTORS® (VBR) had the pleasure of welcoming back National Association of REALTORS® Chief Economist Dr. Lawrence Yun to present current economic trends and the effects on our local real estate markets. On his last visit in 2008, the economy was very different. His positive yet realistic assessment gave us some much-needed insight. Clients look us, as experts in our field, for answers as to why the market behaves the way it does. What factors influence real estate dynamics? We hear in the media the stock market is doing well, that our economy is recovering: but in general, most Americans (aside from the investor bracket) are “not feeling it.” Unfortunately, this has a profound effect on real estate. Regaining confidence in real estate Measuring the recovery is complicated, best left to economists. However, on a very high level, we can base the economic recovery on two major factors: job growth and wage increases. In his presentation, Dr. Yun revealed that overall, across the U.S., job growth is up with job creation leading the way. And, if we continue seeing unemployment applications fall over the next three quarters, it will confirm that our economy is supporting continued growth. The drawback is stagnant wage increases. Locally, we are seeing this phenomenon and its effect on the mid- and lower-level real estate market. As we all know, housing is cyclical. The slow

recovery is fueling a current lack of trust in the market. Yet, Dr. Yun maintains a positive outlook. In his opinion, “Continued job growth nationwide will increase confidence in all areas that may boost the Vail Valley due to the diversity of buyer in this local market.” Another economic factor in the national housing market that relates directly to the state and local market is a lack of construction new starts overall. This is due to rising costs, a scarcity of skilled workers, and difficulty securing construction loans created by the Dodd-Frank financial regulations. National builders are effectively shutting out local builders because of access to better funding. This financial inequality has inspired the NAR to form legal partnerships focused on revising Dodd-Frank

regulations to effectively freeup smaller, local banks to lend more easily to local builders. Dr. Yun explained all of this is part of a very slow, multiyear recovery. The bright side: Inflation should remain low due to falling energy costs. Oil prices will not increase as they have in the past. The world’s production has doubled and America currently uses less oil and gas than ever before. In addition, falling oil prices may move potential workers into construction. This could help with the stall in valley construction. Taking it local As most of us know, the Denver market is thriving. And, says Dr. Yun, “The hot market conditions in Denver could be the leading indicator of rising demand for second homes. Newly found wealth in homeowner

equity of the Denver-based buyers may influence demand here in the Vail Valley.” VBR Board Member Corey Lamothe agrees. “My Denver clients are actively looking and have been for months,” says Lamothe. “They are ready to incorporate the mountain lifestyle into their future. They have been coming here for years and are ready to make their getaway a reality.” To give you an idea of how well the Denver market is doing, 5.5 percent job growth is considered strong. Denver is growing at double the rate of the rest of the country. On top of that, historically more people move to Colorado than leave. With the recovering market currently favoring investors, vacation properties are the first to feel the recovery as reflected in this past winter selling season. The

Like Denver, job growth in Eagle County is also rising and looks to be sustainable. Dr. Yun believes, based on current economic trends, the next 8 to 9 years will be strong for local REALTORS citing the retirement of baby boomers looking to leave work/businessfocused cities. This should bode well for the Vail Valley. “I’m encouraged by Dr. Yun’s eight- to nine-year assessment of strength and stability in our market,” says Onie Bolduc, 2015 VBR Chairperson. “We are fortunate to be in a resort market that attracts such a diverse selection of second-home buyers from retiring baby boomers to the investment-savvy millennial generation. It’s exciting to hear Dr. Yun’s positive

2015. Consistently rising home prices over the last three years are encouraging consumer confidence as steady appreciation gains in the home asset continues. Pent up demand will play a large role in real estate market growth sooner rather than later. More people needing and wanting to own a home along with the rising cost of rent will increase demand. Rising mortgage rates are inevitable. The current lower rates and an end to quantitative easing will spur

the long-anticipated increase in interest rates. He also believes in order to achieve economic growth we must keep the mortgage interest rate deduction on income tax. And finally, as homeowners begin to recognize a rise in home value, they will look to invest that equity in the down payment of another home. HERE’S NO QUESTION that when it comes to floors, wood is everyone’s first choice for its rich look and easy care. And not just any wood floor will do. The first priority for most buyers, according to the World Floor Covering Association, is authenticity. They don’t want Pergo or a laminate. They want something that is clearly hand-scraped with signs of natural distress. They want something exotic.

Arrigoni Woods in Minturn – owned by Swiss transplants Balz and Christina Arrigoni – specializes in such materials, importing dozens of raw and custom-finished varieties from all over Europe. Balz says that as far as trends go for local clients, the hardness and grade of wood are the top

priorities. And they also favor the wider-planked wood. Of course, sustainability and what’s involved in maintaining the floor’s beauty is a consideration. Factors that can be compromised by where the floor is located — such as in the bathroom, where it might be subjected to large amounts of moisture, or in a bright kitchen and areas where it is hit by a lot of direct sunlight — are also taken into account. Reclaimed wood is hot right now. Christina and Balz don’t just offer it: They used it in their own home, too. “We have gone to homes to be torn down and salvaged wood to use as either structural pieces or decorative embellishments,” Christina says. “In our house, we did a lot of structural reclaimed woodwork on the outside. It never needs to be stained, because its been aged for hundreds of years.” Dark and heavy woods used to be the floor favorites, Balz says, but recently lighter woods have become the big trend. Then there’s the grade, which is determined by one-of-a-kind characteristics in the material, such as knots and cracks. “In general it’s European oak with character, with a light finish and natural surface appearance,” he adds. “This has changed from a darker, heavy, hand scraped look to lighter and mainly brushed looks.”

Shannon Elicker, of Creative Floors in Edwards, has seen the same trend. “Right now everybody wants the white oak,” she says. “The most popular is somewhere between a 7-and 10-inch wide plank.” These days, it is common to see hardwood throughout a newly built home. Wood is frequently carried over and used in beams, cabinetry and even ceilings and walls. Of course, when there is this much wood throughout a home or business, there has to be some variety. “Generally, the natural tones of wood is the trend,” Balz says. “To offset colors, we try to offer a naturally darker wood with no stain or finish on the beams and ceiling treatment and then a fairly light floor.” Rather than creating variety with, say, a bamboo floor and cherry beams, Balz recommends using the same type of wood but with different textures: a brushed floor with perhaps a blockstyle wall and hacked beams. The main goal when using wood in construction is that it makes a space feel natural and comfortable. “The trends of rustic woods with a light finish is actually across the board,” Balz says, no pun intended, “both in the city and the Vail Valley.

When throwing a casual meal outside, most people view it as a sublime opportunity to fire up their fancy gas grills, but it turns out that the best flavors are found by employing more rudimentary outdoor cooking techniques. “One thing to know with outdoor meals is that propane or natural gas is your worst

He notes that a DIY grill brings better taste than an electric or gas setup. “The main ingredient besides the meat is your barbecue pit and your wood,” says Watkins, who grew up in Columbus, Ga. and learned to appreciate high-quality barbecue at a very young age. “People love seeing the smoke rolling out during an outdoor meal. Ours is an old metal barrel, we put grates in it and all the smoke folds over into the actual pit. You can do a direct heat source pit by putting cinder blocks underneath or cement blocks and metal grates. People like to do that on the beach. There’s a lot of different pit styles, but anything with direct heat, you’re definitely going to have smoke flavor but you’re roasting instead of smoking.” Down South, the fire/smoke pit and meat of any kind is the essential piece of an exquisite outdoor meal. Watkins says that “whiskey, family, good friends and music” are next on the list, in that order. Then of course, there are the side dishes. Most people love some iteration of coleslaw for their outdoor meal, but Watkins points out that no matter how delicious it is, a mayonnaise-based slaw doesn’t last long outside of a refrigerator. He recommends marinated slaw instead, the base of which is apple cider vinegar, celery seeds and sugar. It can be served either warm or cold. Red beans and rice is another versatile, durable side dish that hits the spot outdoors. Salad is also a winner, but prone to wilting, so a grand recommendation is Romanin’s simple and lip-smacking side dish: grilled corn salad. “It’s one of my favorite things to make in the summertime,” he says. “You can serve it cold or slightly warm. If it sits in the fridge for a day or two, it marinates and gets even better. It goes with any kind of grilled meat.
