lamented the end of summer or focused on psyching themselves up for ski season, television personality and entertaining guru Christy Rost could hardly wait to relish in the fall season through home decor. “When summer is over, I am so anxious to embrace the autumn season,” Rost says, “because I love the aromas, I love the colors, I love the textures, and I love the shine and the shimmer that I don’t get to do in the summer.” Whether it’s tablescapes or home décor that accents fireplace mantles, bookshelves, her china cabinet or her buffet table, she concentrates on lighting and deep, warm colors that reflect nature’s changes. “The days are shorter, so it’s important to add pretty lighting,” she says. “It’s the perfect opportunity to create a warm, cozy atmosphere with lighting through candles and dimmed lights … and by incorporating elements that shimmer and shine; it makes the table glow.” While nature “is putting on a spectacular show of color,” Rost is busy layering her dining room and kitchen tables to reflect what she observes outside.

Additions Of course, that means remaining alert in stores and at craft and art fairs. Fortunately, Rost is very visual and gifted with a good recall for exact hues. For homemakers who find it challenging to recall the various chargers, tablecloths, placemats, napkins, candles, ribbons, runners and centerpieces they own, she suggests writing out 3x5 cards listing those décor items, and then making cards for items they desire. And, Rost isn’t shy about carrying a napkin or charger into a store to double check for a match. Her cost-effective way of decorating includes purchasing pieces she can use multiple times throughout the year. For example, she might buy forest green chargers, which she could use during fall, Christmas and even St. Patrick’s Day. “I use a lot of the same elements, but I use them differently,” she says. “A lot of it comes down to creativity — a sudden flash.”

Aglow Candles are almost a necessity; Rost often opts for chunky pillars as opposed to tapers for autumn, or glass votives with shades of browns, coppers and golds. “I love candlelight at various heights,” she says. “It just makes everything glow … as night comes on so much earlier, it’s absolutely wonderful to have that feeling of peace and magic in the rooms.” In the more rustic cabin adjoining her historical Breckenridge home, she uses candlelight to transport guests back to “what it must have been like years ago,” she says. Natural warmth Both in her cabin and in her main home, she likes to use ironstone and pottery, as opposed to a lot of crystal and china during autumn, to provide a more rustic and natural look. Textural fabrics, including tablecloths and napkins, add to a sense of warmth in Rost’s home. “Some people like a real cool, clean palate, and that’s fine, but I particularly want that feeling of warmth, especially in fall and winter, that almost embraces me when I see it,” Rost says. “I immediately slip into the season when I create that palate-scape on my table, and it does the same for my guests. It’s also good for conversation. It inspires others to then go and create a more seasonal feel to their home … “I can feel myself smiling as I walk through the dining room when it’s decorated. It makes me feel warm and relaxed, and it creates a magical atmosphere. It’s a gift for yourself, as well as others.”

lights, misplaced ornaments, and challenging weather conditions can make for a holiday season that’s naughty instead of a nice. And this year’s brief timeframe between Thanksgiving and Christmas tightens the planning window for interior and exterior holiday decoration. But if you’re someone who likes to include lights and live elements such as holiday plants and trees in your celebration, then you can get ahead of the curve by putting your plans into action now and considering how to avoid some common pitfalls in the process.

LIGHTS: Interior and exterior lights alike can add a festive feel to

a place. Ideally, exterior lights should be installed before the winter weather arrives so that they’re ready to be illuminated with the simple flip of a switch on the eve of your choosing. But if you haven’t yet installed exterior lights, take some time to check your neighborhood’s codes and ordinances, which may limit the types of lights or locations where you can install. Generally, white or clear lights are acceptable, but some codes may limit the number of live trees you can illuminate or prohibit you from placing lights on a structure’s exterior. Décor tip: Choose interior and exterior lighting that fits within a predetermined design concept or overall holiday theme, which could be anything from classic, to

patriotic, to psychedelic. If you require assistance, schedule an assessment now to determine what type of equipment may be needed to install interior or exterior lights on your property.

PLANTS: In the season’s coldest moments, live plants add a sense of warmth and vitality to a space. Classic holiday bulbs such as the Paperwhite Narcissus and Amaryllis are easy to grow, but they require some advance planning if you want them to bloom during the holiday season. Paperwhites begin to grow as soon as they’re planted, and flowers usually appear within five or six weeks if grown in an optimal environment. Amaryllis bulbs bloom on a more whimsical schedule, so instead of expecting them to flower on a specific date, expect to be 20

surprised sometime during the holiday season if you’ve planted them in early November. Poinsettias are holiday staples, and they can bring a burst of fresh color into entryways and interior rooms. If you’re planning on purchasing large quantities of poinsettias, get your order in early. Otherwise, you can shop for and purchase poinsettias throughout the holiday season. Décor tip: Place live plants in festive or catchy containers to increase visual appeal. For a stunning live display that goes beyond the traditional red and white, search out unique poinsettia types including the Ice Punch and Jingle Bells varieties, which come in unique blended and speckled colorings. Bush-sized poinsettia arrangements and poinsettia topiaries can also add some wow factor to any holiday gathering.

If you’re trying to decide what kind of tree to order, simply remember that the Fraser Fir is the Cadillac of Christmas trees. It has good needle retention, sturdy branches that can hold heavy ornaments, and the potential for extended water uptake, which allows it to stay fresh for many weeks indoors if cared for properly. Other tree options include the Noble Fir, which has strong branches but may brown and dry prematurely if not placed in an ideal location;

and the Douglas Fir, which has an old-fashioned Christmas tree look and a classic Christmas scent but longer and less sturdy branches than the Fraser Fir. Order Christmas trees in mid-November to ensure availability and delivery. Décor tip: As with holiday lighting, a design concept or overarching holiday theme can add some method to the madness. Artfully arrange meaningful ornaments on the tree of your choosing, but embrace the idea that sometimes less is more.

Located for 12 years on Vail Village’s “Wall Street,” the area behind Bridge Street where most of the valley’s commerce happened in the 1980s, Wall Street Insurance relocated following a 1996 building fire to the old Crossroads area (where Solaris now stands) and then to Edwards. Come Fly with Me The airport is more than a runway — it represents Eagle County’s growth and accessibility

a c k i n t h e 1930 s , a long, grassy area was created to serve as an emergency landing strip for planes flying the Los Angeles-to-Denver air route. Using that initial runway, the Eagle County Airport opened in September of 1947; it now hosts in the vicinity of 340,000 commercial passengers and

over 38,000 operations per year, many of which are private jets. Today, the airport continues to expand and grow as the county continues to expand and grow; and the officials at the airport are working to keep ahead of the curve. “We are dealing with both international and domestic flights and constantly working to improve non-stop service to the

Eagle County Regional Airport,” says Aviation Director Greg Phillips. “Our biggest and fastest-growing international market is Latin and South America, and we currently have a direct flight from Toronto with Air Canada. The two biggest elements in bringing in international flights are to have an airline commit to the route, and we need to have

professional customs officers trained — as well as an area to screen those passengers.” During the winter season, the airport sees 70 to 75 percent of its annual commercial traffic, as well as a significant part of the private plane traffic. That, combined with seasonal weather restrictions, means construction is always on fast-forward mode during

the summer months. This past summer has seen runway maintenance, the installation of electronic sensors in the pavement around the terminal for snow control, a $5.8 million snow-removal equipment building completed, updating the baggage area, an $8.5 million reconstruction of the concrete parking apron for the airplanes, updating the equipment in the traffic control tower and a facelift for the restaurant. Phillips says that all of the improvements are a precursor to a $20-million upgrade to the entire terminal. “We are constantly working on a revolving-scale for our 20-year master growth plan. We identify our needs and then further break things down into both concepts and cost estimates. We recently updated the master plan, which helps identify our future… and this is something we update every 10 years. For example, we have a nice entryway, but once passengers get through security it gets very crowded. As we look forward, this is the type

of area we need to address.” Options for a customs facility, one that could include a $2.6 million restructuring of the old terminal to accommodate direct international flight, are also being researched. But all of this does not happen in a vacuum. “There needs to be a contract between the airlines and the community,” says Phillips. “When an airport is looking to expand the airline flights into it, especially the smaller regional airport like ours, the airlines want community

lifestyle change they seek. Corey Lamothe, Vail Board of REALTORS® board member has noticed a difference in buyers looking at Vail Valley real estate today. Many of her buying clients have spent a great deal of time in the Vail Valley and are now looking to make this lifestyle permanent. “The difference in clients looking to buy property now as opposed to pre-recession is that they are looking for a lifestyle, not an investment. Although they have a mentality of not wanting to ‘miss out’ on getting into a property with the current low interest rates, they are still very savvy,” says Lamothe. “In many cases, it’s a comparison of time versus money. They don’t have much time to spend fixing up a home, so they will spend the money for a turnkey property that allows them to start enjoying the lifestyle as soon as possible.” “With this type of selective buyer, it is important for sellers to sit down with a REALTOR® who specializes in their neighborhood community and really analyze the numbers to come to a realistic selling price,” adds Lamothe. The fact of the matter is, when a selling price is unrealistic, it can only lead to an increase in the number of days on the market. When a property sits on the market long enough, even if it is in pristine condition, buyers wonder why. Yet, when a property is appropriately priced, sellers will get within 95 percent or more of their asking price. Building up to winter Getting back to the numbers, we still have a deficit of inventory, particularly in our western communities. This could be because sellers are watching the market gradually increase and they want to be ready for

the height of our winter selling season. They also understand the need for turnkey properties. What does this mean? You guessed it: Construction is in high demand right now. The shoulder seasons (fall and spring) traditionally see a lot of construction, but Q3 has most of our local contractors bordering on overwhelmed. This is exciting news for the upcoming winter selling season. And, if anxious buyers can hold on, there could be a number of beautifully upgraded homes for them to view in the coming months. According to Eileen Duke, Vail Multi-list Service board member, even though the market is trending upward, Q3 has been a challenge in some respects because of the lack of inventory. But, she feels like this trend will pass and with it will emerge some exciting new properties to show. Like Lamothe, Duke has selective buyers looking for the right property for the right price. “I live in a community where many of my neighbors are subcontractors, and they are completely booked. Although my buyers are eager to purchase, they are also very knowledgeable, and they are looking for turnkey,” says Duke. “Fortunately, I know there is a lot of construction going on right now, and some of that will undoubtedly turn into property listings.” “Buying real estate is a lifestyle decision no matter what price point we are working within. I’ve seen unrealistic pricing and aggressive pricing in all price ranges. Because of this, and the continuously changing market, I sit down with my clients and first learn about their lifestyle goals. Then, we examine the most current numbers. itchens are such integral gathering places in our homes these days that it’s hard to imagine small kitchens hidden in the backs of 1950s and 1960s homes, where secluded wives, who wore apronwrapped dresses, toiled for hours to deliver square meals to their families every day. The evolution of kitchens not only chronicles architecture and interior design, but also illustrates societal changes in attitudes and lifestyles.

Today’s kitchens are multi-functional gathering spaces by KIMBERLY NICOLETTI

WOMEN EMERGE INTO OPEN SPACE For most of the 20th century, kitchens remained compartmentalized, usually accessed through a door (or two) from a dining room or hallway. “Kitchen activities were segregated from the balance of the home for various reasons, including reasons we would consider dated, if not offensive today: formality, aromas, even socio-political reasons and sexist reasons,” says Doug DeChant, Principal of Shepherd Resources, Inc. AIA Architects. Structured kitchens segregated primary cooks, usually women, from their families as they prepared dinner, and later cleaned up, while everyone else interacted in the family room. “Somewhere, mom said she was tired of being left out of the party,” says Jack Snow, owner of RKD Architects, in a lighthearted manner. Meanwhile, architects like Frank Lloyd Wright began designing open floor plans, based on a centralized kitchen, which became more popular around the 1970s. “It went from hidden to the social hub of the house,” says Kyle Webb, owner of K.H. Webb Architects. And as the space opened up, so, too, did the social structure; dress codes loosened, men’s and women’s roles expanded, and women no longer needed to prepare meals behind closed doors. “Kitchens, like so many areas of our lives, have responded to the shifting nature of our formality,” DeChant says. “As a culture, we have become more relaxed, more casual, which has become evident in the more relaxed plans and spaces we inhabit.” By the 1990s, open floor plans became the norm, especially in mountain houses, where entertainment plays key roles.

and families an area to grab a quick bite or linger with a drink as the chef prepared a meal. Now, the bar concept has transformed into multiple islands, where guests sit in comfortable, lower chairs. “(Islands are) ubiquitous, wonderful, functional elements

EVOLUTION OF OPEN SPACE Within open floor plans, certain trends have emerged and morphed throughout the years. An early element included a breakfast nook, located within or adjacent to the kitchen. “(It) offers convenience by proximity, responding to the gradually accelerating pace of our lives,” DeChant says. “This concept has expanded to include even soft seating in the same vicinity.” Much like a restaurant, some kitchens incorporate cozy, curved “booths” and adjoining hearth rooms. Similarly, breakfast bars, lined with high chairs, offered friends

upon which we prepare or stage dinners, and around which we gather,” DeChant says. “By now, this trend has deep roots, and has caused the kitchen to gradually become a larger space, often more centrally located within the home.” Since kitchens have evolved from galley layouts to those with three to four islands, kitchens

have become larger, by 20 percent to 30 percent, Webb says. The “efficient triangle” of refrigerator, dishwasher and cooktop has expanded to accommodate a couple faucets, dishwashers and ovens, and up to 6- to 10foot ranges, in some cases.

Wet bars also are becoming more popular, but gone are “old school,” basement bar designs. Webb recently completed a bar with a countertop fashioned from a tree sliced in half, positioned next to a sink made from a boulder. Now bars with artistic liquor cabinets and displays are playing prominent roles, in or

adjacent to kitchens, Webb says. With bars, breakfast nooks and multiple islands — some for prepping and others for socializing — kitchens are becoming “a series of little social hubs,” Webb says. INSPIRED BY RESTAURANTS Fully stocked bars aren’t the only trendy elements finding their way into mountain kitchens. For some time now, homeowners have taken cues from the commercial world, filling their kitchens with professional-grade appliances, as well as huge storage pantries, multiple refrigerators, dishwashers, ovens, faucets, and even pizza ovens. “Influenced by the restaurant, the kitchen always becomes original with the many ‘wants’ of their owners,” says Jeffrey Wright, architectural intern at Shepherd Resources Inc. “With these wants on display, the tailored kitchen in any mountain home is an invitation to dine in. After all, there is no better restaurant than at home.” Wright sees homeowners tying in designs of their favorite valley restaurants, from the establishments’ atmosphere and spatial layout, to the “fascination of watching our food being prepared,” he says. 44

“These, and other restaurant design considerations have all shaped how we use, admire and feature the kitchen in our homes.” Vail Valley homeowners’ love of the culinary arts also has shaped kitchen design over the years, DeChant says. “Cooking as a team sport, especially among couples and multiple-generation gatherings (is popular),” he says. “We have placed greater value upon preparing meals as we visit together with family and friends. We tend to prefer companionship to isolation. We also don’t think of cooking so much as labor, and more of enjoyment.”

WHAT’S HOT — NOW AND TO COME Ryan Wolffe, senior associate at Shepherd Resources Inc., sees more and more homeowners placing “extreme attention to and priority put upon detail in the kitchen.” Manufacturers continue to unveil innovative materials, like Bulthaup kitchens, which feature cabinetry and unique appliances to capitalize upon the maximum use of space in an efficient, minimalistic manner. These kitchens take contemporary to a new level, installing only what is absolutely necessary, and achieving an overall artistic, sleek kitchen.

Many homeowners also have been omitting the upper cabinetry. “There certainly is a functional price to pay, but if you have the room, the kitchens are so much lighter, nicer and more open,” Snow says. The trend follows mountain homeowners’ desire for contemporary kitchens. “People just want to be efficient and super clean,” says Eddy Doumas, owner of Worth Interiors in Vail. They also desire more stylistic kitchens, with features like waterfall edges in islands or countertops, and cabinet doors made of stone. “More and more, people look at kitchens as a design

element (rather) than as a functional piece,” Snow says. Specifically, materials like concrete are replacing the granite that predominated for over a decade, and cabinetry has evolved from rustic, knotty pines to straight-grained wooden doors with touch latches for a cleaner, more European look, he says. “Kitchens are certainly more contemporary, (but) in a warmer way,” Doumas says, explaining how European cabinet manufacturers offer “more of a practical, user-friendly, very well engineered design.” “As it keeps evolving, it gets more technical,” he says, expounding about custom finishes like high-gloss lacquers, which have evolved in the last decade, to more high-tech appliances like steam ovens and induction cooktops. “It really is about the materials.” “Kitchens are becoming much more of an art piece,” Webb says.
