yourself. But if you need a little help along the way, Gale Steves will give you permission to do what you want to do — in your home, that is. The former editor of Home magazine and the author of “Right-Sizing Your Home” has decades of experience in helping people better inhabit their living spaces. “The book started because I noticed when I was at Home (magazine) that people weren’t living fully in their houses,” Steves says. “There were rooms they walked through on the way to someplace else, or (rooms

that) were totally ignored except at Christmastime. But nobody actually lived in there. I thought there was a challenge ahead to try to encourage people to use their homes — improve, don’t move.” Spend 10 minutes speaking with Steves, and you might find yourself describing problem areas in your own home. Spend another minute, and you’ll hear some ideas on how to solve the problem — or rather, reimagine the space. Part of her success is rooted in her vocabulary. That’s right — words. It’s a two-step process. First, chuck out all of the shoulds. “I should have a dining room. I

should have a proper guest room. I should have a half-empty coat closet for visitors’ belongings.” And then, begin to sort through what you want, whether or not it’s on an officially accepted list of home must-haves. If there’s not a real term for what you want, coin your own. “My goal was to encourage people to live more fully,” she says. “So get rid of all those terms that the real estate agent used. I encourage people to think broadly: Walk through and reimagine what your home can be. What are your needs?” For Steves, that meant

converting a guest room into a nap room. Yes, you read that correctly. Her nap room has terrific natural light, an incredibly comfy chaise lounge and the type of ambiance that allows people to lie back, close their eyes and recharge in the middle of the day. “Even the dog knows it’s the nap room, she tested the room straight off,” Steves says, laughing. And it’s not just for the people who live in her home. She has friends who drop by and use the nap room, apropos of nothing, and then head on their way, refreshed. Part of its success is the simple elegance of the name — it’s a

I think you should have three or four places in your house that are places where you can eat.” She’s serious about the dining room — she doesn’t find them sacred, or even necessary, if they’re not used comfortably by the family. “If you have teenage

children, why not take the dining room table out and put a pool table in?” she asks. “What I’m doing is simply helping you envision a place that is fun.” Steves spent 10 years honing her point of view on living spaces while at Home magazine. She was inspired by the magazine’s 4 million readers, many of whom reached out with their challenges and desires. “When you opened up some of the high-end design magazines, it was all dreams. What I wanted to give people was a little touch of reality of what they could do, something they could make their own,” Steves says. “It was about ‘doable.’ Envision what you can do.” She went on the road and visited readers, and there she discovered a lot of people had the same kind of problem. “They didn’t have the imagination to know what was possible,” she says. “I gave them permission to do what they wanted to do.” And she’s still doing exactly that.

Vegetable Gardens: Preparing a Space and Planting Seeds April is the time to plan out vegetable gardens and to prepare a planting space by clearing the area and doing early-season

weeding. Snow may already have melted away from the ground in the valley’s warmer locations, making it possible to begin working mulch or compost into the soil if the ground is not too wet. Consider building raised garden beds if you haven’t already, as this garden design can help keep soil warmer and make a garden more accessible. Also make plans to rotate crops so that your vegetables are not grown in

the same space year after year. April is also the time to begin seeding warm season vegetables such as tomatoes, peppers, eggplant, and squashes indoors. season, so it’s possible to thoughtfully integrate perennials into an enduring landscape that also includes hardy trees and shrubs for beauty that will last for years into the future. A successful perennial garden can add color, texture, and interest to a landscape while also expressing your unique design style. In April, take stock of your current landscape, and consider goals for the upcoming season. If you’re planning large-scale landscaping projects for the summer such as adding a rock garden, a fire pit, or a children’s play area, then begin working out a budget, and contact landscape designers for estimates and site evaluation. However, if your goals include planting a first-ever perennial garden or adding interest to an existing one, then begin by assessing your current landscape’s assets and liabilities and by doing some research to create lists of perennials that interest you and will also grow well in your planting area’s aspect and location. As with vegetable gardens, April is the time to work on amending soil so that your area is ready to plant come summer. If the ground is not too wet, work in compost to enhance live soil that will promote healthy plant growth, and freshen up mulch in beds before shrubs and plants are thick with foliage. Survey an existing perennial garden’s gaps, trying to determine which plants might

not have made it through the winter. List what plants need to be replanted in early summer, and in the meantime, clear out debris and weeds to encourage new growth of existing plants. April is also a good time to move plants to new locations since they are usually smaller and just beginning their seasonal growing cycle. Finally, April is a great time to brush up on knowledge that can contribute to your ongoing gardening success. The

Add each spouse’s differing desires (and demands), “and you just might be in store for a long and bumpy remodel,” Buchholz says. More decisions than couples anticipate arise during the remodeling process, and many affect one another: A couple may agree on a backsplash tile, only to find it clashes with fabric on the barstools one partner fell in love with. “I don’t think many couples realize the commitment and time required,” says Adam Harrison, a senior associate at Shepherd Resources. “There can easily be hundreds of decisions necessary.”

SPOUSES ALMOST ALWAYS HAVE CONFLICTING GOALS ALONG THE WAY, (SO) SOMETIMES IT TAKES COMPROMISE.” Ryan Wolffe, a senior associate at Shepherd Resources, says: “Spouses almost always have conflicting goals along the way, (so) sometimes it takes compromise.” The challenge with compromise gets tricky during remodels “because it is very hard to be completely rational about choices in taste,” says Vail psychologist Henry Goetze. “We often form impressions quickly … without being able to tease out — or even know — the exact variables which go into that impression.” Worse yet, one partner can take the other’s material rejections personally and start an argument, based on the false premise: “If you don’t love what I like, then you don’t love me.” “Couples have to be mindful not to put too much of their ego on the line,” Goetze says. “If a partner does not like a certain look, it’s not an indictment about one’s self worth.” Remodeling usually involves letting go, not just of future desires, but also of past objects. “It requires that we sever ties — and sometimes emotional bonds — with objects that are associated with important milestones in our lives, (like) the fireplace where we took our last Christmas photo with grandma or losing the door jamb with all the kids’ height markings,” Goetze says. And when passions, losses, and a huge reduction in privacy mix with finances, a perfect storm can brew.

“Any difficulties in communicating in a relationship will come out during a remodel and make it difficult to make or communicate decisions to the design and construction team,” Wolffe says. “This can lead to higher construction costs and missed schedules.” For example, waiting until construction begins to decide whether or not to have a hot tub or heated driveway “can lead to a disastrous outcome,” Buchholz says. “Unresolved issues in a relationship can tend to simmer under the surface and blow up in unexpected ways,” she says. “Suddenly the fabric for the drapes turns into an argument about lack of time spent together or that anniversary you forgot.” Help is on the way Though remodels are challenging — especially if a couple enters one with the hope of improving their relationship by revamping their home (which architects like Kyle Webb, owner of K.H. Webb Architects, and therapists like Goetze have seen), remodels can also drastically improve lives. “If you live in a place you love, you’re happy to be there, and it makes your life wonderful,” Webb says. decision to go ahead with the changes are endorsed wholeheartedly by each partner, and not just to make one or the other happy. Appeasement is not a healthy goal when it comes to renovations.” Working out desires, feelings and dislikes can even bring partners closer to one another. “If you communicate with your partner ahead of time about expectations and feelings, it just might head off possible future altercations,” Buchholz says. “Go into the project with common goals and parameters.” Talk about what your dream remodel would be, and what you would like but can live without, Miller says. “Listen carefully to each other, and try to compromise whenever you can — but not if you are going to feel resentful,” she says. “(Discuss) what parts of the remodel are most important to each spouse, (and) try to come close to equalizing the changes that each spouse wants in the overall remodel.” In the end, couples should feel excited about the planned result, “and if they aren’t, they might want to reconsider,” DeChant says. Dealing with the thick of it Early on, make a pact not to blame one another as things go wrong, which they will. Instead, take a deep breath, and then divide and conquer: Decide who will deal with what and leap into action. “Accept the stress as a positive, and use that energy to help you find solutions and make decisive decisions,” Wolffe says. Avoid micromanaging; rather, trust in your building team, and your partner. “It’s important for clients to keep their eyes on the goal, and to release short-term issues to

When choosing materials, do a thorough cost/benefit analysis, and keep the project within budget. “Big expenses can lead to resentment,” he says, adding that partners should both plan and shop together. Then, “talk about any emotional bonds to ‘stuff,’ as well as the associations partners have with each area to be remodeled,” Goetze says. “Make sure that the

Vail was remodeled when the new owners wanted to make the original abode from the 1970s much more contemporary. For the project, architect Russell Gies also added a fourth bedroom in the 25-foot ceiling space above the

stairwell adjacent to the condo. Tracie Schumacher, principal of Studio 80 Interior Architecture and Design in Eagle, says the clients wanted the condo to feel more modern and clean — not so heavy. She explains that the clients like high-end modern design, so the angle of the

remodel reflected mountain flair. “They felt it was dark,” she says, “and they wanted to lighten it up.” It was imperative to work with every nook and cranny of the space, which she describes as “tight like a ship.” While small, each angle has been designed

to be highly functional. “They gave us ideas and showed us pictures of what look and feel they desired, and we went in and recreated that,” explains Schumacher. The home’s original dark wood floors, prominent stone fireplace and weighty brown leather

furniture was all replaced, sharpened by rift-cut white oak flooring and wall paneling, a fireplace framed by blocks of limestone, and unique, mix-material furniture. While the living room feels spacious and bright from south-facing windows and vaulted ceilings, the kitchen was given more illumination by white granite countertops and charcoal-colored cabinets. All the non-wood walls in the home were painted a hue of “Navajo White” — keeping the space crisp. Cabin-like comfort and warmth is present in certain rooms, like the master bedroom — softened by the simple accents of patterned pillows and a fur throw. above the dining room area — an idea the homeowners showed the design team from a photo. The shelf is only three inches deep, and bright book covers line its edges. It’s a functional and beautiful art form that serves as a central focal point. For this project, it was these small, innovative details that really gave it individuality. Certain aspects of the home feel ultra modern, for instance, like the blue couch and curvy yellow chair from BoConcept. “The finished project is gorgeous,” Schumacher says. “For all the wood, stone and metal that we put in there, it doesn’t feel heavy at all — it actually feels very light.”

The Pure Barre technique is low-impact, protecting your joints by avoiding any bouncing or jumping. Each strength section of the workout is followed by a stretching section in order to create long, lean muscles without bulk. The technique works to defy gravity by tapering everything in and lifting it up. Results may also be seen in just 10 classes. The concentration involved while taking Pure Barre allows you to block “life” out for the hour, 50

By the time she’d completed her first class, she was hooked. “I suddenly found myself jumping out of bed at 6 a.m. to go to class,” says Pellican. “After a few months of attending classes, I knew that one day I wanted to own a Pure Barre studio.” After becoming a teacher and working at the studio’s front desk, Pellican achieved her dream of owning the studio this past June. “The strong, supportive community and the amazing and fast results fueled my passion for Pure Barre, and still do today,” she says. “I am so thrilled to grow and develop our Pure Barre community here in the Vail Valley.”

Also, we will be offering special classes more frequently, such as intensive classes, which are 75-90 minutes, that may target one or more specific areas of the body with that additional time. Another special class we offer monthly is our “Breaking Down the Barre” class which is a free class for all clients, new or veterans, that involves more in depth explanation of the various exercises, hands-on corrections of technique and open Q&A. What are you looking forward to creating at this studio, in terms of community involvement, client base, retail, etc.

in the late-1800s with the initial allure being the area’s mining potential. But by the mid-1900s the ski industry had arrived and, Katybar-the-door, nothing has been the same in Edwards ever since. Many locals remember when Edwards was considered to be out in the boondocks - that dark area west of Vail that consisted mainly of a gas station and the Gashouse Restaurant. Well welcome to 2015 where the iconic Gashouse is still thriving but Edwards

has become a virtual beehive of activity where people are Living - Working - and Playing, as Riverwalk’s motto states, in what is now a booming central location in the entire county. Edwards is unincorporated and for all intents and purposes consists of the developments of Homestead, Riverwalk, Old Edwards Estates and Singletree. The governing body is the Edwards Metropolitan District and they work in tandem with, and is the voice for, Arrowhead, Berry Creek, Lake Creek and

Cordillera because of the mutual interests of all areas involved. Riverwalk, the 14 building multi-use complex, seems to serve as the central location from which all of Edwards branches out. emodeling a home can be more complex than building from scratch. It takes creative vision, a tolerance for

unforeseen glitches and extra expenses, and a letting go of the old (including habitual lifestyles you enjoyed when pounding hammers and workers weren’t the norm). But the finished product brings a sense of satisfaction, beauty, spaciousness and excitement — especially when planned well.

TO REMODEL, TEAR DOWN OR BUY NEW: THAT IS THE QUESTION

Remodeling is often more difficult than new construction, or simply buying a home, but that doesn’t mean you should shy away from it. It makes sense when the property is remarkable or the home has “redeeming attributes that can be smartly salvaged and integrated well into the client’s new program,” says Doug DeChant, principal of Shepherd Resources, Inc. AIA Architects. Choosing to remodel, as opposed to buying new, often involves simple economics: weighing the amount of work and money you’ll spend to transform your current home, vs. buying a new one. When calculating the numbers,

project how long it will take to recover the money you put in, in proportion to the projected future value of the remodeled home. “A good way to think about designing your home is in relation to the total cost of the home,” says Natalie Andl, principal interior designer of Andl Interiors, in Vail. “I usually say 30 percent of the total cost of the home should go to remodel and furnishings. Most people want the bigger home and max out their budget, not realizing they are only halfway there to making it a ‘home.’” Of course, the equation gets a little tricky when the property is so unique that it literally pays to buy new. “Generally, you shouldn’t have to spend more than the value

of buying new to remodel a house to be what you want,” says Ryan Wolffe, a senior associate at Shepherd Resources. But, there are always exceptions. Emotional attachment to a home, property and neighborhood also plays into the decision of how extensive the remodel will be or whether to buy new, as does the fact that remodeling tends to be a greener choice, in terms of energy efficiency and waste. Sometimes, tearing down makes the most sense. DeChant is currently working on a 12-year-old home — an age that hardly seems to warrant destruction — but he says the poor design rendered it useless for any effective rescue. Another example involves an 80-year-old Vail home that “was

substantial and beautifully crafted, yet low ceilings and dated systems performance virtually demanded the home be replaced,” DeChant says. Structural remodels, such as raising ceilings, cost much more, due to reconstruction of floors or roofs, as do remodels involving such factors as upgraded technology or walls of glass. “Because building technology has evolved dramatically in the past 40 years, and especially in the past 15 years, older homes lack many performance, technology and system features available in new construction,” DeChant says. “Insulation and window performance alone dates many existing homes.” While these upgrades can be

pricey, architects have clever ways of adding “cheap” square footage, by digging out crawlspaces or opening up attics. Kyle Webb, owner of K.H. Webb Architects, says a homeowner may spend $30,000 or $40,000 to dig out or open up these areas, but the added value could equate to $100,000. One of the main things people often overlook when choosing to remodel is the fact that a remodeled home “seldom, if ever, can realistically address all the issues,” DeChant says. “Contrary to building new, remodeling always leaves some previous element of the home compromised, because you need to draw the line somewhere. Without razing and replacing the home, there will always

be unimproved elements.” That said, remodels — even small ones — can “be a drastic improvement to your life,” Webb says.

HOW TO BEGIN

Allowing enough planning time for design and construction document preparation is essential to a successful remodel. Depending upon the extent of the restructuring, it’s prudent to begin this process at least five months ahead of time, and up to 10 or more months for multi-million-dollar projects. If you want an architect to explore options, hire him or her at least six months before any planned construction. And, remember: Many neighborhoods APRIL 2015 | VAIL VALLEY HOME

once the ideas begin to flow. The planning process is unique to each project, and an architect can help estimate a schedule.” Plenty of questions arise during the planning process, but the first one boils down to: “How would you like to improve your home,” she says. Deciding on whether to do an extensive, structural remodel, which may include removing the roof to add vaulted ceilings, or whether to do a less extensive remodel, such as bathrooms and kitchens — or even moving rooms around — depends upon the ultimate goal. Architects help translate goals into the proper level of remodel. “Sometimes what seems like a cosmetic remodel can require more extensive work, and other times parts of an extensive remodel can be accomplished equally with more cosmetic

improvements,” Wolffe says. After considering overall goals, more detailed questions come into play. They run the gamut, but some include: • Will future generations, or a large amount of guests, influence the design? • Do you need an extensive, tear

down, or a more simplistic, cosmetic retouch? • How much time do you want to put into it, and how involved do you want to be in the decision process? • What is your budget? • Do you and your partner agree about changes, costs and goals?

require design review approval processes, which can take a few months. Even for a simple kitchen remodel, it can take a couple months for cabinetry to arrive. Once construction begins, extensive remodels can take 12-18 months, with complex projects taking two years. As a result, some homeowners choose to remodel in stages. “If the project can be broken down into stages, it can really work well,” Webb says. Of course, planning “in your head,” collecting photos from magazines and assessing your needs and desires should start well beforehand. “I recommend owners collect imagery of spaces or buildings that speaks to them,” says Ann Darby, owner of Darby Architects in Edwards. “As architects we listen, but a picture says a thousand words. (Reach) out to professionals

• How willing are you to deal with unexpected problems and costs? • If it’s your permanent home, are you emotionally prepared to see parts of your home destroyed to make way for the new? • Are you certain remodeling will accomplish what you expect? • Do you have the patience and temperament for remodeling, and the associated surprises? DeChant jokes: “There are two types of people in this world: Those who remodel, and those who shouldn’t.” For better or worse, there’s some truth in his joke. Remodeling requires solid planning — and the 72

ability to let go and roll with the punches, so to speak, as things don’t quite go as planned. “Remodeling inherently involves surprises, and generally not favorable ones,” DeChant says. “So clients need to begin the process with that understanding and have their patience and tolerance welladjusted. Also, remodeling, like most construction, is one of the last things in our culture still accomplished largely by human hands; mistakes will happen. People need to be prepared to make creative decisions about unexpected issues.”

Surprises also mean increased costs. “The most important thing about starting a remodel is knowing that there will be hidden costs — you never know what’s under that floor, wall or in the ceiling,” Andl says. “There are unexpected problems any time you move or remove fixed finishes.” For example, Andl has encountered infestations upon removing walls. “Living in the mountains has its perks but also comes with wildlife,” she says. “Particularly in new construction or homes built into a hillside, there can be a big problem with critters whose own home just got dug up.” Architects like Webb know it’s not uncommon to find mold, structural issues and needs like new wiring, a new boiler system (which can range from $20,000 to $60,000), and even new water lines. With new construction, it’s fairly straightforward to estimate price per square foot, but with remodels, “it’s so hard to anticipate what you’re going to find,” Webb says. He recommends adding 5 percent to 10 percent to the estimated remodel cost, for contingencies.

HELP THE PROCESS RUN SMOOTHLY

While remodels aren’t without inherent stress, there are plenty of ways to make the process go much more smoothly. One of the most important factors,

along with a clear vision and emotional readiness, involves the professional team. “Avoid the stress by being prepared and hiring an architect/ general contractor team that is good at listening and communicating,” Wolffe says. “(Then), be prepared to make decisive decisions, and trust in the decisions you make (and the team, to implement them).” When choosing a team, use referrals from friends and related professionals, and then review their work, interview them, ensure they have a proven track record in working with complex projects, and see if they’re a fit. “Seek out the best,” DeChant says. “(Research) which architects might be best aligned with the work you want to accomplish … Remodeling demands creativity and patience. and challenges, especially in the remodeling setting.” In addition to proper experience and communication skills, look for an architect with “excellent vision,” DeChant says. “Because an existing structure stands on the property, unique vision is required to see beyond the existing walls, forms and mass, to imagine what the home could become. This is starkly different from designing upon vacant land, which offers itself more clearly, freely to the architect,” he says.

“Creativity and a passion for exploration in the early stages of the project must be in the DNA of the architect, as this can lead to new or better solutions than initially conceived by an owner,” Wolffe says. “It is relatively inexpensive to explore early on, rather than implementing a discovered missed opportunity during construction.” Not all architects and contractors specialize in remodels, so it’s important to find a team who regularly works on remodels,

rather than just new construction. Webb was involved with a project in which the hired contractor wasn’t experienced in remodels, which ended up tripling the cost for the homeowners. “He could build, but he was not used to finding unlevel floors,” Webb says. Builders need just as much patience and communication skills as architects. “Because of uncertainties, the builder should have appropriate management and estimating systems to accurately inform the client about scheduling and cost issues, both before construction begins and later, as parameters change while the work progresses,” DeChant says. With the proper architect and contractor team, remodels can be easier, and more joyful. APRIL 2015 | VAIL VALLEY HOME

While most interior designers are pros at listening and styling homes based on their clients’ desires, Vail psychologist Henry Goetze encourages homeowners to clearly communicate likes and dislikes and decide whether the designer will become the main decision maker or an advisor, “someone with a trained eye,” he says, “who can

suggest alternatives and can help to guide you through the bewildering universe of options. “(People) should remember that their home reflects them, their personality and their values.” And once the dust settles, a remodeled home should be comfortable and more functional. “That’s what it’s really about, is making it personal,” Webb says. “It’s about making a home a ‘home.’”

For instance, last month, one of DeChant’s clients in Bachelor Gulch wrote a note of thanks, saying: “I had only one job: to enjoy watching the progress and observe the results of great vision, attention to detail and exceptional workmanship.” Designers can help streamline remodels from the start. Andl suggests hiring an architect and designer first, and then a builder, as they often work together. “The benefit of hiring both professions at once will save time when collaborating about function — where the floor
