How’s the Market? The summer season proved to be one of solid real estate activity throughout much of the Vail Valley, and a continuation of the strengthening rebound in our market. Based upon numbers provided by the Vail Multiple Listing Service, gross sales volume was up 15.9% year-to-date as of September 1. Transaction volume also reflected a nice bump, up 17% over the prior year. Of particular note, pricing trends in many of the valley’s submarkets are beginning to reflect the law of supply and demand. Low inventory and solid demand have resulted in an average price increase of 9.9% for residential properties priced $2,500,000 and greater.

What does this mean to you? While raw statistics don’t tell the whole story, they are very indicative of the positive direction of our overall market, and reflect trends that we expect to continue through the end of the year. T

his year , daylight savings time can be said to fall upon the true witching hour: At around 2 a.m. — between Halloween night and All Soul’s morning — we “fall back” an hour. These days, cell phones, computers and the like automatically adjust; only our groggy bodies calculate the lost hour at bedtime. But, in the not so distant past, we actually had to change the clocks ourselves, and there’s something to be said about old-school clocks — so much so, that many people still collect them. Treasures Quality Consignment and Nest, both in Avon, sell mostly vintage and antique grandfather clocks and even hand-carved Black Forest cuckoo clocks. The last one Nest sold included paperwork, tracking the history of maintenance and repairs by clock workers

— a rare extra, salesperson Constance Erickson says. Besides the allure of the grandfather clocks’ deep ringing on the hour, their common silver medallion with Latin inscription translating to “time flies,” or the care put into wooden box carvings, antiques that need winding (many “modern” ones run on batteries) offer a certain charm. “Winding a clock is an old-fashion rite of passage,” Erickson says. While the tick-tock of a clock passing time soothes some people (an old trick involved putting a clock in bed with a puppy, recently separated from its mother, to remind it of her heartbeat), others rip the batteries out of the clock to stop the incessant noise at night, says Erickson, who also owns a lodge in the Vail Valley and hangs oldschool clocks in every room.

THE W ITC HIN G HO U R Most sources credit Shakespeare’s Hamlet for the popularity of the term “witching hour,” often thought to take place at midnight. “Tis now the very witching time of night, When churchyards yawn and hell itself breathes out Contagion to this world: now could I drink hot blood, And do such bitter business as the day Would quake to look on.” Many others correlate the witching hour with 12 hours opposite when Jesus died, believed to be 3 p.m. Since 3 a.m. is the exact opposite, early Christians thought that was when God allowed evil spirits free to taunt the living to sin.

Those who still have an affinity for clocks with faces — rather than digital numbers — but who don’t care for the sometimes jarring “cuckoo, cuckoo” or resounding “ding, ding, ding” of large timekeepers opt for gigantic wall clocks. “The big wall clocks are always a hit,” says Anita Cristando, manager of Treasures Quality Consignment. “They’re remaking and copying older ones to look vintage.” In fact, some don’t even keep time. “Rather than having it be a clock, it’s décor,” Erickson says. Mantle clocks also remain popular, while alarm clocks (short of specialty ones) are going the way of the dinosaur as more people use cell phones to awake, Cristando and Erickson, respectively, say. Sure, there’s something to be said about popping up to the day’s news, emails and texts, but be warned: Waking up too abruptly to the chaos of such modern callings could be another version of the witching hour, in which electronics cast their spell upon sleepy brains …

A CONCISE HISTORY OF TIMEKEEPING SUNDIAL: The oldest surviving sundial, from Egypt survives from about 800 BC, though astronomers used sundials much earlier. WATER CLOCKS: Attempted in about1400 BC in Egypt, up to the 16th century in Europe, to measure time by the amount of water that dripped from a tank. HOURGLASS: Used sand to measure time; common in 18th century British churches during sermons. CLOCK TOWER: 1094, China. It took a Buddhist monk six years to build a 30-foot-high tower, in which figures popped out of a door and bells chimed on the hour. Powered by a water wheel. CLOCKWORK: About 1275, clockmakers use a toothed wheel that turned, with each tooth catching against knobs attached to a vertical rod that oscillated back and forth. A horizontal bar (a foliot, much like today’s pendulum) regulated the oscillation, and moving weights in or out on each arm regulated the foliot’s swing. DOMESTIC CLOCKS: In the late 14th century, royalty desired clocks in their homes. The first were miniature versions of clocks in cathedrals, but within decades spring-driven clocks were invented, allowing for table clocks and portable clocks.

WATCHES: Around 1500, 3-inch diameter watches hung around the neck and acted more as jewelry than useful instruments, as they weren’t exact. PENDULUM CLOCK: In 1657, Christiaan Huygens and a craftsman constructed the first clock using a pendulum, as a result of one of Galileo’s principles. By 1600, the grandfather clock became all the rage. POCKET WATCH: Though watches had been around, 17thcentury gentlemen didn’t prefer wearing “jewelry” around their necks. A very fine spring made pocket watches more slim and accurate, and for the first time, a minute hand was added. MILLENNIUM CLOCK: In 1746 a French clockmaker created a clock that told the date, up to 9999. QUARTZ CLOCK: In 1927, a Canadian telecommunications engineer developed a clock based on the regular vibrations of a quartz crystal in an electrical circuit. y the time the autumn ’ s

cool evenings are here to stay, annual flowers and most perennial plants have lost their color, and in this transitional season, a lone pumpkin’s pop of color can do a lot to brighten up a porch. But harvest season décor can also go beyond the addition of a traditional pumpkin to the scene. Unique pumpkin varieties, squashes, gourds, corn stalks, straw bales and more can add a festive feel to all of your fall celebrations, whether they center around your kitchen table or extend outside of your home. Beyond the norm Pumpkins come in a surprising array of colors, shapes and sizes, so instead of grabbing one of the first decent-looking orange ones you see at the market, source other local vendors for standout varieties including those that range in color from blood red to ghost white. Some pumpkin varieties have bumpy, textured exteriors and mottled or striped color patterns that blend together tones of green, orange and white. innovative changes to open up and modernize its interior. The remodel team — Contractor Alex Coleman of Alpine Mountain Builders and interior designers Eddy Doumas and Sian Christie from Worth Interiors — was tasked with creating a knockout design project

that would emphasize alpine views, as well as provide a separate sleeping and entertainment area for collegeaged members of the family. “The condo was opened up as much as possible — walls removed and ceilings raised — and the wood trim was removed from the windows to

allow the unhindered mountain views from everywhere in the living area,” Christie says. The original entrance to the penthouse was long and narrow, and the low ceiling in the kitchen obstructed the sight of snow-dusted trees, blue skies and towering peaks from the main living area.

Cherry-colored wood floors were changed to European oak wide planks to update the penthouse with modern style and mountain warmth. The new kitchen design uses cabinets in two different styles, which helps to define the space and add great sophistication to the living area. “Custom kitchen cabinets by Angela Otten from William Ohs form a completely new kitchen layout,” Christie says. “This allows the main living space to flow as one open area instead of feeling cut up, as it had before.” The owners were looking to maximize family time during the holidays, so they added more sleeping options to the loft area by expanding it into unused space above the original kitchen ceiling. The new accommodations include a wet bar, and they are uniquely enclosed with glass and steel to allow in light and picturesque views. “The loft, with its industrial glass and steel wall, is sleek and dramatic while accomplishing the task of separating the spaces for use by two different parts of the family,” Christie says. 28

A Burning Desire Vail Board of REALTORS® launches a wildfire mitigation program

northern California is in a state of crisis. One hundred miles west of Sacramento, thousands of people are losing their homes to the Valley Fire. The power and fury of this blaze is akin to the Black Forest Fire that occurred in 2013, south of Colorado Springs. The devastation at this point in California is parallel but could easily surpass Colorado’s most destructive fire on record. It is both humbling and horrifying— lives lost, properties destroyed, communities rocked to their core. It’s a natural disaster and it may seem that we have no

recourse. Not so: We do not have to be sitting ducks. Now is the time to advocate for our community — at the Vail Board of REALTORS®, we love this community for more than our livelihood. This is our home, too. We raise our families here. We have put down roots. And, in the spirit of servant leadership, it is our duty to help preserve it. We are taking action. This month, the Vail Board of REALTORS® launches REALFire, a wildfire awareness program in Eagle County. This local education and outreach program is planned to evolve into a countywide voluntary property

assessment recognition program. Initiated by REALTORS® for home buyers and home sellers, we are collaborating with local fire protection districts and with Eagle County to bring wildfire mitigation to the forefront. This program complements the already outstanding efforts of our local fire districts and county staff. Don’t wait until fire threatens your home to look at your property and notice the combustible fuel surrounding you. From outreach to action Education is a process. For REALFire, it starts with the core educators, our team of real

estate professionals working in collaboration with the wildfire professionals of the local fire districts and Eagle County. Our strategy is simple yet effective; REALTORS® are in a unique position to consistently deliver the message of wildfire mitigation to homeowners. Mike Budd, Chair of the Board’s Government Affairs Committee, has been involved with this issue since the beginning. “We embarked on the program as a voluntary option in response to state recommendations that called for a statewide regulatory approach to development. We believe what we’re doing

now through education and the future development of a voluntary assessment program is a better solution for our unique local context.” In Budd’s astute opinion, “REALTORS® offer a conduit for their clients to learn about fire remediation and how it benefits homeowners from insurance and property values now and into the future. We aren’t experts in fire prevention but in collaboration with key fire protection stakeholders, we can be an agent of change.” Budd has a very pragmatic approach. He sees the high possibility of impending state government policy as a potential problem in real estate transactions that we must prepare for. “Imposing mandatory requirements by a state agency could have the potential of stigmatizing properties and putting owners into major remediation costs prior to transfer of title on their properties,” he explains. “This became an opportunity for Vail REALTORS® to proactively engage with other stakeholders in the community; to create a voluntary mitigation program that can negate the need for state-mandated requirements through local action.”

The Vail Board of REALTORS® has created printed and electronic guides for REALTORS® and property owners to learn more. Resources include a Home Buyer Reference Guide, and a Home Seller Reference Guide. There is also a Wildfire Reference Guide for REALTORS® to assist their clients with understanding the importance of wildfire mitigation. We encourage you to ask your broker about these pieces. These guides were created to empower residents to take action with their properties. These resources will also be available on VBR.net as of October 1st. Additionally, we hope this initiative inspires other REALTOR® boards to engage with their communities so the movement spreads statewide. Mowery’s expertise spans from the U.S. to the U.K. and Canada. She developed and managed the Fire Adapted Communities program for the National Fire Protection Association, in coordination with the USDA Forest Service. Mowery praises the Vail Board of REALTORS® for setting a national precedent: “I have been working with communities across the U.S. for almost 10 years on wildfire mitigation topics and this is the first experience I’ve had where REALTORS® are taking the lead in initiating conversations to help board members understand their role in educating residents on wildfire safety and, work alongside community stakeholders to support wildfire preparedness. I

f it’s true a community’s identity is conveyed through its architecture — particularly that of its private homes — the Vail Valley has taken great strides the past few years in terms of its vernacular. Discriminating buyers of new high-end, luxury homes in other mountain resort towns, like Aspen and Telluride, had been driving a trend toward more modern design inspired by the surrounding mountain landscape. Home design in the Vail Valley, meanwhile, seemed stuck in a rut until the end of the 20th century, with most new custom homes — even veritable palaces worth many millions of dollars — tending to resemble the same ol’ log cabin, mountain lodge or Swiss chalet, albeit on a grand scale. That’s all changed. A relatively new look experts now call “mountain contemporary,” or “mountain modern” — an increasingly popular blend of bold, modern lines, shapes finished in traditional colors, textures and materials found here in the mountains — has taken a firm hold. While even just a few years ago just a handful of completed homes in the Vail Valley were described as this blend of urban modern with mountain traditional, a veritable slew of new homes incorporating this latest interpretation of contemporary style now stand proudly throughout the Vail Valley, from Vail to Mountain Star, from the Lake Creek Valley to the Cordillera Valley Club, even Singletree. Vail Valley HOME continues its discussion with three of the valley’s leading architects — Hans Berglund, Kyle Webb and William Pierce — about the evolution of our community’s vernacular.


STUCK IN UNIFORMITY

up in Mountain Star — the DRB has been assigned the responsibility of making sure designs are meant to blend in with their neighborhoods and allow for more creativity and expression,” says Berglund. “Things are evolving, even in Bachelor Gulch, which has changed the least. Beaver Creek has changed a little, and the Cordillera Valley Club continues to be more open-minded than other parts of Cordillera, which remain quite a bit more conservative.” “Neighborhoods — even Singletree — are, indeed, finally changing their guidelines,” adds Webb, referring to the recent remodel of a home he originally designed in the early ‘90s high above Edwards. The home, he says, distinguishes itself now with a reinterpreted contemporary Southwestern design with a “clean and modern” focus. “This home would have been unheard of just a few years ago,” Webb says. “Now, people want to copy it.”

How the current trend toward mountain contemporary design will change the local vernacular remains to be seen. Local architects agree advances in materials, technology and energy efficiency will continue to demand, and allow, even more creativity and freedom of expression.

Like any revolution, it’s taking time for this movement to spread. Pierce, like his younger colleagues, laments attitudes still being expressed among other design review boards — especially those in Bachelor Gulch, Beaver Creek and Arrowhead — as if their heads remain stuck in the mud. “You know, why would anyone build a home in a neighborhood where every log, every roof, every stone wall is the same? I hate to say it, but some people thrive on uniformity, predictability, consistency. They just don’t want to be challenged. For them, ‘new’ is not ‘safe and secure,’” Pierce says as a segue into one of his favorite lines. “In places like these, perhaps the best way to find your house when you drive through the gate is to press the button on your garage door opener and see what opens. That’s the only way you can find it.” Slowly, as younger homeowners come to the Vail Valley and younger people take seats on boards and commissions throughout the area, the trend is moving toward more freedom, creativity and openness to modern, contemporary design. “Generally, with the town of Vail — like

Of course, one great motivation behind contemporary architecture, be it here in the mountains or anywhere else, comes from the desire for individual expression. “People — at least the people who hire us — are sick of looking like everybody else,” explains Webb. “It doesn’t take a lot of talent to copy something of contemporary style. Anyone can do it. If someone came in this office and asked for a home like Hans’s up on the Vail golf course, I’m pretty sure we could do it,” adds Pierce. “Look, a house is a gigantic investment. Sophisticated owners want their home to be unique, distinguishing factors of their own egos. “In other words, they don’t want to buy a yellow Ferrari just to find out everybody on their street also has a yellow Ferrari. They’ll get rid of that and buy a black Bentley, instead, just to maintain a distinction.” Where the trend goes from here with future designs furthering the vernacular remains to be seen, of course. Advances in materials, technology and energy efficiency will continue to demand, and allow, even more creativity and freedom of expression.

LIKE ‘A MAGAZINE’

Pierce, meanwhile, remains skeptical of this newest architectural trend, equating

the recent surge in the vernacular with the basic human urge among wealthy, egotistical homeowners — and fellow architects — to distinguish themselves from their neighbors and/or colleagues. “A lot of architecture mimics something somebody saw on the cover of an magazine — like Mountain Living, LUXE, or Dwell, or even Vail Valley HOME — with a ‘contemporary’ home on it. Then, other people want to be on the cover of a magazine, too, so they design a home to look like what they saw on a magazine cover,” Pierce says. “Sure, it’s of distinct psychological value to have something that’s truly, uniquely yours. But, when you see the rapid proliferation of an architectural expression, it makes you doubt you’ve got a successful expression. When everybody else has it, too, then what’s the benefit of all that?”

‘THE BLEEDING EDGE’

So it goes with the vernacular. … Pierce worries this latest genre may look dated over time — like Lionshead Village did before Vail’s extensive Billion Dollar Renewal led it backwards in time, vernacularly, with more traditional-looking buildings like the Arrabelle at Vail Square and the Ritz-Carlton Residences. “Lionshead was just the coolest thing back

in the ‘80s, but it lost its desirability. Is that going to happen to this style? The answer is ‘yes,’” Pierce says, comparing this movement toward mountain contemporary architecture to a wildly popular clothing fashion trend that’s now extinct. “You know, some styles come and go, and not many are timeless. I’m afraid we’re moving into an architectural period that might have a shelf life like bell-bottom blue jeans.” Berglund, by contrast, remains more optimistic mountain contemporary design will be around for quite awhile. “We’re still not at the cutting edge of modern, or contemporary, but we’re still pushing that edge, that boundary, forward,” Berglund says. “We like to think we’re at the leading edge, but not the bleeding edge.”

EVER EVOLVING

In any case, it seems apparent to our trio of architects — even Pierce — that mountain contemporary architecture has moved toward the mainstream in the Vail Valley’s architectural vernacular. Pierce’s designs, for example, remain a bit more traditional than those of his colleagues, though his work does continue to evolve. OCTOBER 2015 | VAIL VALLEY HOME

“We’re working on a home right now in Vail Village — very contemporary. The owner wanted a Swiss chalet, but his wife is a contemporary architect from Mexico. We were able to blend those two things,” Pierce says. “It’ll be brand new, but it will look like Swiss chalet remodeled into a contemporary house. It has the classic Swiss chalet roofline, but the walls are almost all glass. It gives a great indoor-outdoor feeling right there on Gore Creek.” As the economy, and the local real estate market, continue to improve, Berglund predicts homeowners here will consider mountain contemporary style seriously when remodeling their existing properties. “We’re starting to do some massive renovations on homes here that are just 15 years old — perfectly sound and well-built homes but with aesthetics from that dark ‘90s era. People don’t want those chopped up little windows that cut the view, dark and heavy, like in Bachelor Gulch,” Berglund says. “People are buying really nice homes that are perfectly good – but too heavyfeeling and traditional – and gutting them to the studs, tearing out the windows for much bigger windows and transforming these homes to be a little more modern. “I see contemporary remodels are going to be, potentially, a lot of work in the near future for architects,” Berglund adds.

Pierce, who also designed this contemporary home in East Vail, says mountain contemporary design is the perfect forum for sophisticated owners to have something unique that to distinguishes themselves from their neighbors.

And Webb, who has projects under construction and on the drawing boards that continue to push the mountain contemporary envelope on a variety of fronts, including sustainability and energy efficiency, says mountain contemporary architecture is here to stay. “From what I can see, we’re going even more ‘contemporary,’” says Webb. “People are wanting cleaner and cleaner and cleaner buildings.”
