Market Trends:

From 20,000 Feet: One of the most common questions I get asked is “When is the market going to come back?” Well, it seems clear that the market we enjoyed from 2000-2006 is now a faint distant memory. The expectation that we can or will get “back” to that level of pricing anytime soon is not realistic, unfortunately. I am certain that we will experience price appreciation in the years to come, but we need to work through the high inventory and the prevalence of foreclosures/short-sales before the groundwork for price appreciation can take root. In any event, the much-wanted recovery starts with VOLUME of sales, since that speaks to demand…and I can assure you that demand for Hilton Head Island and Sea Pines in particular is very high. Our website visits and registrations have never been higher, the Island feels like it is at nearly 100% occupancy this Summer, and the volume of sales for the first half of 2010 is up over 2009. This is all GREAT news…and the trends seem to be connected and strengthening. It is always important to remember that Hilton Head Island is still the same magical, beautiful place it has always been. We have been blessed to be free from major storms and other natural/environmental disasters, and our robust and vibrant community is filled with wonderful people, great opportunities, world-class amenities, and some of the most spectacular natural beauty you can find anywhere. (At Collins Group Realty, THIS is what WE are selling, and that is why our market-share is up 18% from this time last year.) So, when you consider our real estate “product” here on Hilton Head, we shine favorably among the regional competition, which is a huge advantage. If the economy stays in check/improves and we can avoid any major disturbances from storms this season, I think we can expect to see sales continue to strengthen through the second half of this year. Hopefully this will include an increase in activity across the homes, villas AND lots categories, so that sellers who are would-be buyers can become un-anchored and build that much more momentum to the marketplace. The following is some commentary pertaining to the statistics/graphs for sales activity in Sea Pines Plantation that you see on the opposite page: Sales Activity (Graphs A & B): Pending home sales in Sea Pines had the best quarter we have seen in a long time in the 2nd quarter of this year, while pending villa sales seemed to stay about on average with what we saw in 2009. Lot sales remain essentially non-existent, since many buyers sense that they can secure a better “buy” on a lot when they buy a resale home. While the math may prove this out in some cases, it is ironic since there has probably never been a better time to get a great deal on new home construction given the current low demand for builders and supplies. What’s Selling (Graph H): Once again, the greatest percentage of home sales in Sea Pines is taking place in the $500,000 $1,000,000 range (a full 38% of the market activity, in fact); however, there has been a healthy number of sales in the over $1,000,000 price point, which has lead to the jump in average selling prices that you see in Graph D. Some of the factors associated with the focus on sales in the “below average” price range include lack of buyer


MARKET TRENDS continued confidence, smaller pocketbooks, and challenges presented by lenders in qualifying buyers for non-conforming (i.e., above $417,000) loans – especially on second/ investment homes. Days on Market (Graph C): There has been nice, steady decline in the time required for homes in Sea Pines to sell over the past 4 quarters, while villas have

seen the opposite trend, posting the highest days-on-market statistic we have seen in well over a year. The demand for homes is obviously higher than villas at this time, and when buyers see a “great deal” come on the market, in most cases those homes won’t last long on the market at all (some selling in less than a week). While foreclosure and short-sale listings contribute

greatly to the inventory of these “great deals”, they nonetheless help us demonstrate that buyers don’t have “all day” to make their buying decisions – and buyer urgency is a critical factor in the strengthening of our marketplace. Average Selling Prices (Graphs D & G): Ironically, at this point in our market, this statistic has become the most deceiving on paper. Graph D shows a sharp increase in average selling prices, which is clearly more a statement of the mix of properties that have actually sold 2010 YTD than it is of what is happening to overall property values. That being said, though, the increase in higher-end sales builds confidence in the marketplace, which is also a necessary factor for market recovery. Also helpful, the sales price/ list price ratio for home sales in 2010 topped over 93% again, and villas are edging toward 92%. I believe that the biggest contributing factor to this is the increasingly-realistic outlook that sellers are taking when it comes to pricing their property for sale. Inventory Levels (Graphs E & F): While the number of homes and villas currently listed for sale in Sea Pines is the highest we have seen in a year and a half, I contend that we have clearly reached a critical mass of around 250 homes and 150 villas – these seem to be the inventory “ceilings” we have experienced since the market started to decline. It is my expectation that these levels will hold, even if/as sales volume increases over the next year, since for every seller ON the market, there is likely another would-be seller waiting to go on the market sometime soon. The Bottom Line: We have probably seen the worst that the market has to offer, but we are far from being out of the woods yet. Patience, realistic pricing, quality property condition, savvy marketing and a diligent focus on the finish-line are essential now more than ever to having successful selling RESULTS in today’s market.
