"The beauty of design is its ability to transform a space into something truly extraordinary."
- Kelly Wearstler-
Welcome Home to the Beauty of Coastal Living in Malibu. This issue is dedicated to the essence of home, celebrating what it means to dream, design, and create a warm and inviting living space. Malibu is a haven for visionaries—a place where architects, designers, and professionals collaborate to craft homes that are not only beautiful but deeply meaningful. Here, your home is more than a structure; it’s a canvas for living, a reflection of the ocean and sky, and a space that tells your story.
In our annual Malibu Home issue, we explore the art of home through inspiring conversations. Mehrdad Sahafi, founder of Malibu General Contractors, and his son share their deep connection to Malibu’s homes and the community they help shape.
Eytan Levin of Malibu Market & Design brings a unique perspective, merging design with real estate. His curated spaces elevate the concept of home into an extraordinary lifestyle, where design and culture come together in perfect harmony.
We also had the pleasure of sitting down with Lester Tobias, founder of Tobias Architecture, whose transformative impact on Malibu’s architectural landscape is undeniable. Lester’s work reflects a profound respect for both the craft and the natural environment, leaving an indelible mark on the homes we cherish.
Another highlight is the incredibly talented Malgosia Migdal, whose designs bring spaces to life with a blend of global influences and timeless elegance. Her ability to merge old-world charm with modern sophistication sets her projects apart, creating environments that foster creativity and connection.
We are also thrilled to introduce our inaugural “Exceptional Professionals in Real Estate” section, showcasing some of Malibu’s top agents. In today’s dynamic market, these real estate professionals do more than facilitate transactions—they are trusted advisors, guiding clients through one of life’s most significant decisions. Whether navigating Malibu’s unique coastal market or handling international transactions, these agents bring unmatched expertise and care to every interaction.
When bringing home fresh produce, we are fortunate to have the Malibu Farmers Market, founded by the Cornucopia Foundation. Now celebrating 25 years, the market is a community treasure, offering not only fresh produce but also environmental education and support for animal rescue.
As you turn these pages, you will find inspiration, resources, and ideas to elevate your home to new heights. Our goal is to spark your creativity and guide you in crafting a sanctuary that transcends the ordinary.
We hope this issue encourages you to create your own haven in Malibu—a place where each sunrise brings a fresh start, and every corner of your home reflects the beauty of the coastal world around us, leaving behind a legacy that inspires generations to come.
Welcome home to Malibu, where every moment is a masterpiece waiting to be lived.

My art studio has always been my favorite room wherever I have lived. It is like a nest that envelopes me in calmness so I can create. It is the space where I spend most of my time, so it has to feel good.

We moved back to the mountains of Malibu in October 2023, five years after the Woolsey Fire, which taught us all a profound lesson in impermanence. We set up this particular room for my son, Lyon Herron, who was battling a lifelong illness—Gardner’s Syndrome, a rare genetic disease. We never imagined at the time that this space would become as sacred to us as it did.
The room filled with sterile medical supplies, a hospital bed where countless nights of triage and suffering unfolded over the next two months. A walker, medical files, and an IV pole sat alongside a painting above his bed that read “Only Love,” created by Eamon Harrington. Punk rock posters and serene ocean landscapes that he had photographed and loved decorated the walls, offering glimpses of
Lyon’s Den
who Lyon was before his illness changed his path.
The contrast of his existence was stark and undeniable. In this room, we witnessed a once vibrant soul surrender to the inevitable, accepting the unacceptable. Siblings and friends, who had become family, found space wherever they could— on wheelchairs, commodes, office chairs, or lying beside him in bed. Despite knowing his days were numbered, they reminded him of brotherhood, assuring him he was never alone. There was laughter and moments of joy amidst the heartbreak, little pockets of light in our painful reality.
Each day was filled with chaos, a chaos now etched into our hearts and memories. Lyon took his final breath at 11:27 a.m. on December 17, 2023, in his bed, in my arms, in this very room.
I was able to guide his friends and family in creating ceremony around his vessel. Gently cleansing every inch of his flesh, followed by an anointing of sacred Biblical oils. Shrouded in a vintage Indian tapestry with our native earth set upon him… we sat and prayed together in this room until we were ready to release what no longer served him, his body.
Today, The Lyons Den is a place of deep healing. Transformed into a living museum, honoring the essence of who he truly was earth-side as well as honoring his spirit on the other side.
You can feel his beautiful energy within these four walls. In the mountains, with his people, where he chose to be when he decided it was time to go “Home.”
The phrase “home is where the heart is” could not be truer. Home is happiness. Home is security. Home is love. We socialize, start a family, entertain, form businesses, become creative. The earliest known usage of the word ‘home’ is before 1150. It is derived from the Germanic word khaim, which translates to residence versus shelter.
The story behind my home is a bit out of the ordinary. We were a small family at the time, with our infant son, Brendan, looking for ‘affordable’ pieces of property. The day was unforgettable…driving around, we spotted a real estate sign. It was a warm, sunny, beautiful day in Malibu. As Shirly MacLaine said during an interview after the 1993 fires, “…Still the most beautiful place in the world”. So, with the help of an agent on another ‘out of budget’ listing, we were directed to where we are now, which was a burned-

My Office
out lot with only a foundation and pool remaining from the ’93 fires. It had stunning views overlooking the queen’s necklace. My late husband Steve and I decided to build our dream home there. The land was not yet on the market, and was owned by the late Barbara Orbison, Roy’s wife, song writer, love of his life. She wrote most of his songs, including Pretty Woman, or as we were told. She accepted our offer. When the building process was complete, our small family grew a tiny bit bigger now with one-month-old Gemma. The first thing we did, once settled in, was play Roy on the speakers.
So, I have been asked to…. “select my favorite room.”
Oh boy, challenging question, when your entire home is my favorite!’. Of the many beloved rooms in my home, I must say it is my office. My office is my sanctuary. For the most part, I’m the only one in my office, even
when it’s filled with guests, family, friends, or pets. The word “office” originates from the Latin “officium,” which translates to “performance of a task.” The word “task” resonates deeply with me—it’s my language. Sentimental at heart, I still use a Day-Timer, a beautifully designed book I refill regularly. I live by my to-do list, written the night before. Experts say crossing off tasks releases endorphins, so I embrace that boost wholeheartedly. In this space, with my phone silenced, I can shut out the world and stay focused.
My office offers the perfect environment to perform, be productive, and reflect. It’s where I think about how I could’ve done things better and how to improve moving forward. It’s a wonderful journey, thanks to HOME. Thank you, Malibu Mag, for allowing me to share—my office is truly my sanctuary.

I love that my living room with these enormous windows that let me take in the incredible view of Point Dume. It inspires my creativity and allows me to shift my gaze to the expansive horizon rather than being tunnelvisioned in front of a screen.
We love the outside. It’s our favorite place in the house. Not only is it serene, but the view is magical. The cool breeze from the ocean air is tropical. We spend most of our free time out there.

Celebrating 25 Years of the Malibu Farmers Market
Written by The Cornucopia Foundation Board
The Malibu Farmers Market, a cherished local institution founded by the Cornucopia Foundation, is celebrating its 25th anniversary this year.
Co-founded by Debra Bianco, the Cornucopia Foundation has not only provided the community with fresh, locally sourced produce but has played a pivotal role in promoting hands-on environmental education and supporting animal rescue efforts. Bianco has been instrumental in guiding the market through numerous challenges. As we reflect on the market’s rich history, this milestone stands as a testament to the vision, dedication, and perseverance of Bianco, the Cornucopia Foundation, and the community that has supported it.
The market’s origins are deeply rooted in a mission that extends far beyond commerce. The primary goal of establishing The Cornucopia Foundation was integrating a hands-on environmental education into schools across Malibu, Los Angeles, and eventually all of California. Under Bianco’s leadership, the foundation became the first to successfully introduce hands-on environmental education into school curriculums during school hours. To sustain this groundbreaking initiative, the foundation sought a self-sustaining funding model that aligned with its mission, leading to the creation of the Malibu Farmers Market.
Launching the Malibu Farmers Market was a challenging task in its early days. At the time, there were only two other farmers markets in Los Angeles County, and the Malibu market faced significant hurdles. It took two years to secure approval from the City of Malibu. Local businesses were initially resistant, fearing competition, especially given the high rents they were already paying. However, Debra Bianco was determined. She personally met with every business owner in the area to share her vision. Critical support came from the Cosentino family, who owned several nurseries and floral shops in Malibu, and Pacific Coast Greens, a natural health store known for its high-quality organic foods. Together, they convinced the city that Malibu needed a farmers market.
Curveballs, setbacks, and roadblocks have peppered the market’s journey, but the Cornucopia Foundation and Bianco’s resolve never wavered. Since its inception in 1998, just seven years after Malibu officially became a city, Bianco has worked closely with nearly every mayor. Only eight mayors preceded her work, and this extensive collaboration has been pertinent to navigating issues like zoning, natural disasters, and economic challenges. Few organizations can claim such a deep and lasting partnership with local government, a testament to Bianco and the Cornucopia Foundation’s vital role in the Malibu community.

Just two years after opening, the Malibu Farmers Market was forced to close due to zoning issues. It took another two years for the city to establish the proper zoning, during which time the Cornucopia Foundation leased land adjacent to Malibu High School. They transformed a barren plot into an environmental center, creating habitats for butterflies, hummingbirds, and dragonflies. The foundation developed a curriculum that catered to preschoolers and students from elementary and high school levels, as well as Pepperdine University.
This program earned numerous awards, and one of its most notable students was Henry Stern, now serving as the California State Senator for the 27th District. Stern, who went on to major in environmental science, fondly recalls the environmental center as one of his favorite classes. His passion for the environment led him to a career in public service, where he and Debra Bianco were later honored together with an award for environmental outreach—highlighting the profound impact of the Cornucopia Foundation’s work.
One of the most devastating moments for Bianco came when the foundation had to relinquish the land used for environmental education. After discovering toxic chemicals on campus, Malibu High School needed the space to build temporary classrooms. Despite the heartbreak of losing the environmental center, Bianco takes pride in the foundation’s legacy as the first to bring directed environmental education to Southern California schools—far extending its impact beyond the region.
The Malibu Farmers Market has also faced natural disasters and economic adversities. The Woolsey Fire, which devastated the area in 2018, destroyed over 600 homes and caused many residents to leave due to the lingering smoke. This mass exodus resulted in financial hardships for the market.
During the construction of Santa Monica College, the Malibu Farmers Market faced further trials as its size was drastically reduced. In response, Debra Bianco had a brilliant idea: relocate the market to Legacy Park, right across the street. Initially, the city rejected this proposal due to deed restrictions and a contract prohibiting commercial use of the land. Undeterred, Bianco, along with other members of the Malibu community, appealed to the city council, requesting permission to use Legacy Park as a temporary emergency space until the college construction was completed. The council eventually agreed, allowing the market to continue operating in this temporary, unique environment. This move preserved the market during a stretched period, exemplifying the perseverance and resilience of the Cornucopia Foundation.
Thriving in this lush environment, surrounded by native plants and filled with early morning sightings of butterflies, hummingbirds, and bunny rabbits, the market carved its path. It was an ideal location, pristinely aligning with one of the Cornucopia Foundation’s core missions—environmental education. However, despite the support and fight for its continuing from local residents, the deed restrictions prevailed, and the market had to reroot in new soil.
Today, the market has returned to its original lot, serving and sustaining the Malibu community. Yet, the current lot stands at capacity with vendors, where residents echo their pleas with Bianco to move the market back to Legacy Park. They’ve proposed an idea: while the deed restrictions apply to Legacy Park itself, it is being confirmed whether the city owns the parking spaces outright along the perimeter. If proven accurate, the foundation and the community will ask the city to allow usage of those spaces alongside the current lot. Thus, this relocation would honor the community’s wishes and nurture the market’s growth by providing additional space.
What Makes Malibu Farmers Market Stand Out
The Malibu Farmers Market is constantly evolving, and a significant part of its success lies in its meticulous selection of vendors and farmers. If given more space, the market could easily triple its current size. Prospective vendors are carefully vetted; they bring samples to the Cornucopia Foundation’s office, where a panel evaluates them. Once accepted, Bianco explains that the market operates almost like a partnership. Vendors receive feedback and support with PR and marketing, ensuring they meet the high standards set by the market. It’s not only about taste and quality— presentation is key. Booths must be clean and attractive, and all vendors are required to wear Malibu Farmers Market logo t-shirts, maintaining a professional appearance.
When you come to the Malibu Farmers Market, you’re coming for an experience. From live music to fresh foods, the market offers more than just a place to shop—it’s an event teeming with an atmosphere of conviviality and community. This engaging vibrancy goes hand-in-hand with the market’s mission, including its ongoing commitment to animal rescue. Every detail is thoughtfully considered to create an environment where vendors and customers can thrive, sowing long-lasting seeds of relationship and teamwork, making the Malibu Farmers Market truly stand apart.
As the market celebrates its 25th anniversary, it proudly waves its flag as a proud and inseparable part of the Malibu community. The Malibu Farmers Market is not just a place to buy fresh produce; it is a living testament to determination, collaboration, and a commitment to making a difference. Through all the challenges, Bianco and the Cornucopia Foundation have remained steadfast, ensuring the market not only survives but flourishes as it enters its next quarter-century.
On Thursday, November 7, the Cornucopia Foundation will unveil a new branch of its mission, supported by a growing list of esteemed sponsors. We are proud to have Ollo’s as a Diamond Sponsor and The Malibu Times/ Malibu Magazine as a Gold Sponsor, with more to be revealed soon.

Malibu General Contractors
Crafting Malibu’s Legacy, One Generation at a Time
By HAYLEY MATTSON
Photos by Richard Cassel and Malibu General Contractors
For over 36 years, Malibu General Contractors has been a pillar of architectural and construction excellence in Malibu. Founded by Mehrdad Sahafi in 1988, the company has grown into one of the area’s most trusted names, blending innovative design with unparalleled craftsmanship. What began as a small design firm, Malibu Design Associates, soon expanded into a fullservice construction company, with Malibu General Contractors opening its doors in 1995. Over the years, the company has garnered numerous accolades for the quality and uniqueness of its designs and builds.
Today, Mehrdad’s legacy continues with his son, Mehruz Sahafi, who has stepped into a leadership role, bringing the next generation’s expertise and passion into the family business. Mehruz, who recently received his contractor’s license in 2023, has taken on the responsibilities of the Responsible Managing Officer (RMO) for Malibu General Contractors. The partnership between father and son is a testament to the Sahafi family’s commitment to upholding their company’s reputation for integrity, innovation, and community involvement.
Malibu General Contractors is more than just a business for the Sahafis; it is a family legacy and a love letter to the Malibu community. “I’ve been the longest-standing member of Malibu’s Chamber of Commerce,” Mehrdad shares with pride. Being part of Malibu’s tight-knit community has always been a core element of the company’s philosophy. Both Mehrdad’s children, Mehruz and his daughter Roya, were born and raised in Malibu, attending local schools and deeply connecting with the community. As the family business transitions into the next generation, this strong local connection continues to guide the Sahafis’ approach.
Having established deep roots in Malibu, Mehrdad has built not only homes but lasting relationships with clients, collaborators, and residents. Many of the families and individuals who have entrusted their dream homes to Malibu General Contractors have become long-term clients and friends. “Malibu has roughly 13,000 residents, but only about half live here full-time. The community is small, and over the years, most people know each other,” Mehrdad says. This intimacy fosters a sense of trust and accountability that Malibu General Contractors takes seriously.
Among the company’s most recent endeavors is their work on two significant Woolsey Fire rebuild projects. These homes, designed and built from the ground up, are showcases of stateof-the-art technology, sustainable design, and cutting-edge construction. Mehrdad and Mehruz are proud of these projects, which symbolize resilience, creativity, and the ability to adapt to Malibu’s ever-changing landscape. “These are the state-of-the-art in technology and beauty in construction,” Mehrdad emphasizes.
"The new homes are not just replacements for what was lost; they are examples of modern living that incorporate sustainable practices, technological innovations, and thoughtful design."
The Woolsey Fire, which devastated many homes in the Malibu area in 2018, brought unique challenges. Yet, it also provided an opportunity for Malibu General Contractors to help the community rebuild in a way that honors both the area’s natural beauty and environmental needs. The new homes are not just replacements for what was lost; they are examples of modern living that incorporate sustainable practices, technological innovations, and thoughtful design.
One of the defining features of Malibu General Contractors is their ability to navigate the complex and highly regulated landscape of Malibu construction. “Building in Malibu is a completely different ballpark,” says Mehrdad. As part of the Santa Monica Mountains, Malibu faces some of the strictest environmental regulations in the state. From the Coastal Commission to local building codes, contractors must work within a framework that is designed to protect the region’s natural beauty and fragile ecosystems.
“Most projects, including those on the oceanfront, involve significant grading and complex foundations,” Mehrdad explains. These challenges make it difficult for outof-town contractors to succeed, as they often underestimate the intricacies of Malibu’s building environment. With over three decades of experience, Mehrdad has developed a deep understanding of the area’s unique constraints, allowing Malibu General Contractors to thrive where others might struggle.
As Malibu continues to grow and change, so too does the construction industry. Over the years, Mehrdad has witnessed a dramatic increase in regulations and environmental concerns. “The difficulty of developing any property in Malibu has increased a hundredfold since I first started,” he says. However, rather than seeing these changes as obstacles, Mehrdad views them as opportunities for growth and learning.
One of the keys to Malibu General Contractors’ success has been their ability to adapt to new regulations and remain at the forefront of sustainable design. As the area becomes more environmentally conscious, the company has integrated green building practices, ensuring that their homes are energy-efficient and designed with the future in mind. The family’s commitment to the environment is not just about following the rules; it’s about building homes that are in harmony with the surrounding landscape.
At the heart of Malibu General Contractors are the core values of integrity, honesty, and long-term commitment. Mehrdad believes that these principles are the foundation of any successful business. “You might end up losing money on some projects, but your word and your commitment to the client always come first,” he says. This dedication to doing what’s right, even when it’s difficult, has earned the company a stellar reputation.
The firm’s A+ rating from the Better Business Bureau, coupled with their status as the longest-standing member of the Malibu Chamber of Commerce, speaks volumes about their reliability. Over 36 years, they have built a spotless record with the California Contractor’s State Licensing Board, never receiving a single complaint.
As Mehrdad looks to the future, he is confident that his son Mehruz will continue the family’s legacy. “It’s time to turn the gavel to the new generation of the Sahafi family,” Mehrdad says. Mehruz, who grew up in Malibu, is well-prepared to take on the leadership role, and Mehrdad remains a guiding force behind the scenes.
The future of Malibu General Contractors is bright, with plans to expand their services and continue delivering exceptional homes that reflect the beauty and uniqueness of Malibu. Mehruz brings fresh energy and a deep respect for the traditions that have made the company successful, ensuring that Malibu General Contractors will remain a cornerstone of the community.
As Mehrdad, Mehruz, and the entire Sahafi family continue to shape the architectural landscape of Malibu, their commitment to quality, community, and the environment remains unwavering. Malibu General Contractors isn’t just building homes; they’re building a formidable legacy that will last for generations to come.

MALIBU MARKET & DESIGN
IN LUXURY& LIFESTYLE A VISIONARY EXPERIENCE
By HAYLEY MATTSON
At the heart of Malibu stands a beacon of luxury, style, and inspiration—Malibu Market & Design (MMD). Founded by Eytan Levin, this retail destination is not just a store but a carefully curated space where the spirit of design, culture, and home meld together into an extraordinary lifestyle experience. Eytan’s journey into luxury retail and interior design is deeply rooted in his global experiences and a passion for creating spaces that exude warmth and sophistication.
When asked about what inspired the creation of Malibu Market & Design, Eytan reflects, “MMD was an idea that I had with a friend of mine to create a space where people could come and feel a genuine lifestyle.”
The store was conceptualized with a vision that would eventually shape it into a unique shopping and design experience. “That vision grew with the input of designers and employees whose backgrounds were in designer furniture and trends,” Eytan adds.
Traveling extensively, Eytan has drawn on the inspiration from countries such as South Africa and across Europe. These cultural experiences shaped the vision of MMD into something more than a luxury retail shop—it became a reflection of global lifestyles infused with elegance and functionality. “Taking age-old inspiration and tailoring it to create a slow shopping experience where people can feel part of a lifestyle became vital to me,” he shares.

From its humble beginnings as an upscale boutique to its current role as a one-stop design center, Malibu Market & Design has seen tremendous growth and transformation.
“Our hand-selected collection of home décor essentials goes beyond merchandise,” Eytan explains. They follow function and optimize distinction, luxury, and the feelings of home.
A cornerstone of MMD is the design and build services, which continue to impress clients.
“What has become a bold pillar of who we are is the design and build aspect of the business, which continues to envelop our clients in awe.
As style and knowledge reach new heights, our personalized curation sharpens our focus to meet our clients’ unique needs,” he adds.
The store caters to a diverse demographic, offering not only high-end furniture and art but also providing full-scale remodeling services, from kitchens to bathrooms and beyond.
In the world of luxury retail, standing out is essential. According to Eytan, what sets MMD apart is a combination of factors, “Our curated

The store’s ability to stay ahead of trends and offer a unique selection of furnishings and art comes from constant travel and collaboration with artists and artisans. “We travel constantly, finding rare and new artists and artisans with new ideas and techniques that fit into the lifestyle that we love,” says Eytan. For Eytan, the success of Malibu Market & Design is not solely based on the products or services offered but on the people behind the scenes. “The Team is the core of the company, plain and simple,” he states. He believes in hiring humble, genuine individuals who are passionate about what they do. “I respect them and realize that without them, we have nothing,” Eytan says.

Maintaining strong client relationships has been a key factor in MMD’s success. “We have maintained a lot of the same clients over the years, which makes us stand out and is a testament to our warm and inviting culture, customer service, and the aesthetic that runs through our products,” Eytan explains.
Running a luxury retail business comes with its own set of challenges, especially in a competitive market. Eytan notes that one of the ongoing challenges is maintaining the uniqueness of MMD’s offerings. “Retail is not easy, and there is so much to choose from. We do our best to create and bring unique products to our clients,” he says. Another challenge is balancing affordability with the integrity of quality—a delicate balance that MMD strives to achieve.
Looking to the future, Eytan is optimistic about the direction Malibu Market & Design is headed. “The goal is to stay the course and keep changing so that we have a fresh look and stay ahead of the competition,” he shares. Innovation, sustainability, and staying true to the company’s core values will continue to guide MMD’s path forward.
When asked what advice he would give to aspiring entrepreneurs or designers, Eytan emphasizes the importance of authenticity. “Be open-minded, but stick to your look and beliefs. Too many designers just follow what the trends are. Stay true to what you love and what your vision is,” he advises.

A Legacy of Sustainability and Authenticity in Building Materials
By HAYLEY MATTSON
Founded in 1981, Conejo Hardwoods has grown into a cornerstone of sustainability and quality in the building materials industry. What began as a response to the demand for reliable suppliers in the Conejo Valley has evolved into a company committed to providing top-tier products while prioritizing environmentally conscious practices. With a dedicated team of 30 employees, Conejo Hardwoods serves a diverse clientele ranging from homeowners to architects, builders, and designers. As President Roth Johnson explains, "the company’s mission is to invest in premium material sources, exceptional products, and skilled personnel to ensure a seamless and outstanding experience for every customer."
At the heart of Conejo Hardwoods’ success is their unwavering commitment to sustainability. Roth emphasizes that from the start, their mission has revolved around environmentally responsible sourcing. “All domestic woods we offer are sustainably harvested, while our imported woods are sourced from companies that follow internationally recognized sustainable forestry protocols,” he shares. This rigorous process involves visiting forests, inspecting mills, reviewing documentation, and continually monitoring harvesting practices to ensure compliance. These efforts are part of a broader commitment to combatting issues like corruption and illegal logging. “In an area the size of a football field, we may harvest just one tree and wait a decade before returning to that same spot. These practices allow forests to thrive long after trees are removed,” Roth adds.
Innovative practices further set Conejo Hardwoods apart.
The company leads the industry with its thermally modified woods, including ash, hemlock, and mahogany—species traditionally unsuitable for outdoor use. By applying hightemperature treatment, these woods are transformed to withstand the elements, opening new possibilities for designers and homeowners alike. This innovation reflects the company’s dedication to pushing boundaries while maintaining environmental responsibility.
Conejo Hardwoods also embraces the movement in construction, which offers a sustainable alternative to other building materials. Wood is a renewable resource that naturally stores carbon, helping reduce the overall carbon footprint of construction projects. As eco-friendly building practices gain momentum, Conejo Hardwoods is wellpositioned to meet the increasing demand for sustainable wood products.
The company’s business model offers significant advantages to its customers. By purchasing directly from mills and in large quantities, Conejo Hardwoods is able to offer premium wood products at competitive prices. For example, their popular Bottega Legna line, a high-end European product, is at a price that is a pleasant surprise for people that don’t think they can afford a European product. This approach has cemented their reputation among designers and homeowners who seek superior products at fair prices.
After more than 40 years in the industry, Conejo Hardwoods remains a leader in quality, authenticity, and sustainability. From carefully sourced materials to innovative product developments, the company consistently stays ahead of trends while remaining deeply committed to environmental stewardship. For discerning clients seeking to bring natural beauty into their homes and buildings, Conejo Hardwoods is more than just a supplier—they are a trusted partner. “We know our clientele exceedingly well and anticipate their wants and needs, delivering on point every time,” Roth proudly states. This dedication to craftsmanship and sustainability continues to solidify Conejo Hardwoods’ role as a leader in the fine wood industry, making them a preferred choice for those who value authenticity in every aspect of their building projects.

Tobias Architecture
The Architect Shaping Malibu’s Landscape
By HAYLEY MATTSON
Lester Tobias, the founder of Tobias Architecture, has been a defining force in Malibu’s architectural landscape for decades. His journey into architecture, shaped by early influences and unique experiences, has fostered a profound respect for both the craft and the natural environment. Tobias’ practice goes beyond designing structures— it’s about creating harmony between the built environment and the unique challenges posed by the land.
Tobias traces the origins of his passion for architecture to his youth in West Los Angeles. “I was influenced at an early age by a westside architect named Al Wilkes,” Tobias recalls. “He was an architect and builder of homes in and
around West LA from the 1950s to the 1980s. He taught my friends and I how to backpack and mountaineer while in junior high school, so I owe my love of the outdoors and of architecture to Al.”
His unconventional educational journey further molded his outlook. Tobias completed an independent study major at UC Santa Cruz in the 1970s in “Resource Conserving Architecture,” a reflection of his interest in sustainability and resource management long before these concerns became mainstream. After honing his skills under the mentorship of an architect in Santa Cruz who took architecture “seriously,” Tobias went on to UCLA’s renowned architecture program, working under architectural luminaries such
One of the standout features of Tobias’ practice is the comprehensive approach he brings to every project. “We are one of the few architectural practices in Southern California, and definitely the only architectural practice in Malibu, that does our own structural engineering, civil engineering, and permit expediting in-house,” he explains. This holistic approach ensures that architectural plans are fully integrated with structural, grading, and drainage considerations—something Tobias takes pride in. “We know exactly how our buildings are constructed, how our sites are graded, and how the land and the architecture will functionally integrate with each other.”
Tobias’ team has also been integral to the firm’s success. Rather than building a permanent staff, Tobias has cultivated a dynamic, ever-evolving team. “I’ve had the most success by hiring young, enthusiastic people and training them to the point that they could go out on their own,” he notes. “My long-time #2, Cristina Schilke Diaz, came to me as a student intern. She’s now a registered architect in California, nationally, and in the European Union. She runs our office in
Despite the challenges of managing projects in Malibu, Tobias remains undeterred. He’s become something of a local expert on the city’s zoning code, even penning a book in 2013 titled Building In the ‘Bu: Navigating the Malibu Zoning Code. “It set me apart as the only architect in Malibu that took a scholarly and intellectually rigorous approach to the history, current state,
and future of the codes that impact what I and my colleagues undertake every day,” says Tobias. His knowledge of Malibu’s regulatory environment has been recognized by city officials, with his ideas gaining traction in local political conversations about planning reform.
In terms of design philosophy, Tobias is an advocate of environmental integration. Drawing inspiration from landscape architect Ian McHarg’s book Design with Nature, Tobias believes in working with the land rather than imposing upon it. “In Malibu, if the architect is handing off the site design to someone else, like a landscape architect, the client is getting shortchanged,” he asserts. “We adhere to principles that allow the natural circumstances to locate structures, traverse the property, and responsibly mold the site.”
As Tobias looks to the future, he is open to the evolving landscape of architectural practice. “The remote economy, combined with the dearth of local design talent, is causing me to consider a totally remote practice,” he says, acknowledging the benefits of flexibility while remaining committed to his deep-rooted values.
For Lester Tobias, architecture is not just a profession but a lifelong passion grounded in integrity and environmental stewardship. Through his firm, he continues to shape not just buildings, but the very essence of Malibu’s architectural identity. “I take the work seriously,” he reflects. “If I’m not proud of the work, the client got shortchanged. And I can’t think of a project where that’s been the case.”

MALGOSIA MIGDAL
DESIGN
Blending Global Inspiration with Timeless Elegance
By Hayley Mattson
algosia Migdal has an eye for transforming spaces, blending her diverse cultural experiences with a passion for timeless design. Born and raised in Gdańsk, Poland, her journey to becoming a sought-after interior designer has been nothing short of inspiring. From her early days of repurposing fabric scraps in post-war Poland to traveling across the globe and working on luxury projects in Malibu, Malgosia has consistently melded old-world charm with modern-day elegance. Driven by a vision to craft personalized environments that inspire creativity and connection, Malgosia founded her own design firm to bring her distinctive, globally influenced style to life.
How did your upbringing in Gdańsk, Poland, influence your passion for interior design, and how do those early experiences shape your approach to design today?
Growing up in Gdańsk, Poland, ignited my love for interior design in ways I didn’t fully realize at the time. Surrounded by the city’s rich architectural heritage, I developed an eye for blending the timeless elegance of history with fresh, modern touches. The changing seasons in Poland— harsh winters and warm, breezy summers—taught me how to create cozy and inviting spaces in the cold but light and airy when the sun shines. Post-war resourcefulness was part of daily life, and it shaped how I think about design: practicality meets beauty, often by repurposing materials and championing local artisans.
I can still remember my teenage years, wandering through fabric shops and grabbing whatever I could find because options were limited. I’d bring home fabrics and recreate drapes or even clothes I’d seen in magazines. That hands-on experience, born out of necessity, fueled my creativity and continues to influence my design approach today. It’s a balance of honoring the past, pushing the boundaries of innovation, and ensuring that functionality is at the heart of every beautiful space I create.
You have traveled to over 50 countries. How has your extensive travel informed your design aesthetic, and are there particular places or cultures that have had a lasting impact on your work?
Traveling has been a necessity and a profound source of inspiration for my design career. Each place I’ve visited offers new perspectives, textures, colors, and materials that influence me creatively. Certain cultures have left a lasting impact on my work. For example, Japan’s minimalist aesthetic and harmony with nature resonate with me deeply, while Africa’s rich heritage of handcrafted textiles, intricate beadwork, and earthy tones inspire my use of organic elements and layered textures.
These experiences teach me balance in design—how to create spaces that are visually striking while grounded in cultural depth. By drawing from diverse influences, I create spaces that tell stories, blending global inspiration with a thoughtful design narrative.

That’s the sweet spot I aim for — where old meets new in a way that feels timeless.
Can you describe a recent project where you drew inspiration from a specific era or style you encountered during your travels? How did it come together?
Recently, I completed a project inspired by mid-century modern design. Spending time in Palm Springs—home to some of the most iconic mid-century architecture—cemented my love for this style. My client wanted a space that felt timeless yet lived-in, and mid-century modern’s clean lines, organic shapes, and focus on functionality were the perfect match.
We incorporated walnut wood, sleek furniture, and bold geometric shapes, blending earthy tones like mustard and olive with bold pops of color in the artwork and textiles. The large windows and open layouts, a hallmark of mid-century modern design, connected the indoor spaces with the outdoors, creating that seamless flow.
The balance between honoring mid-century roots and integrating modern elements created a nostalgic yet fresh space ideally suited for contemporary living.
How do you balance melding old and new design elements to create spaces that feel both modern and timeless? Can you share an example where this balance was especially important?
Balancing old and new design elements is like crafting the perfect cocktail—it requires precision and intention. The trick is making sure one style doesn’t overshadow the other. Recently, I worked on a project in a historic mid-century modern home. The clients wanted to modernize the space without erasing its original charm. We kept key architectural features like exposed beams and floor-to-ceiling windows, while introducing sleek, modern furniture and lighting with clean lines.
We layered rich materials like walnut and natural stone with contemporary fabrics and textures. Vintage art was mixed with modern pieces, creating a dialogue between past and present. The final result was a space that felt effortlessly rooted in its history yet fully livable and modern. That’s the sweet spot I aim for—where old meets new in a way that feels timeless.
What role does your team play in bringing your vision to life, and how do you collaborate with them to execute complex design projects?
My team is the driving force behind every project. While I lead the creative direction, my team is essential in turning that vision into reality. Each member brings unique expertise—whether it’s project management, technical drawings, or material sourcing—and we collaborate closely to ensure every detail is executed flawlessly.
Communication is key. We brainstorm, problem-solve, and refine our ideas together, ensuring that the final design aligns with both the client’s vision and my creative instincts. I encourage my team to share their insights, and often, it’s these unexpected contributions that elevate a project.
As a business owner and principal designer, what qualities do you look for in your team members to ensure they align with your creative and professional vision?
As a Virgo, I’m incredibly detail-oriented, so I seek team members who share that dedication to precision and quality. Strong technical skills, design talent, and a passion for creativity are a must. I need team members who can bring their ideas to the table but are also collaborative and solution-oriented. Design projects are complex, and having a team that can think on their feet and pivot when needed is essential.
Communication is also critical. Open, clear dialogue ensures that we stay aligned with client expectations and deliver results that exceed them. Ultimately, I’m looking for professionals who are not just talented but reliable and dedicated to creating beautiful, functional spaces.
Can you share a moment or project where the synergy between you and your team resulted in a design outcome that exceeded your initial expectations?
One standout project was a private car club. We were working under intense pressure—a
tight deadline, limited budget, and some major transitions happening within the company. It was one of those all-hands-on-deck situations where failure wasn’t an option. Everyone stepped up, and the synergy within the team was incredible. We made smart design decisions that stretched the budget without sacrificing quality.
When the project was completed, we were all blown away by the final result. What started as a challenge turned into something truly special, beyond what we’d imagined. That’s the magic of a team that’s truly in sync.
How do you stay on top of the latest design trends while staying true to your unique style and vision?
I stay informed by attending design events, keeping up with industry publications, and connecting with other professionals. However, I’m careful not to chase trends for the sake of it. Instead, I incorporate trends that align with my core design principles—balance, harmony, and functionality. My goal is to create timeless designs that integrate modern touches without sacrificing the essence of my aesthetic.
How has living and working in Malibu influenced your design approach? Are there particular elements of the local landscape or culture that inspire your projects?
Living in Malibu has deeply influenced my design style. The natural beauty of the ocean, cliffs, and sun-soaked landscapes inspires me to create spaces that feel open, airy, and connected to nature. I love using natural materials like wood, stone, and glass to reflect Malibu’s landscape and create seamless indooroutdoor living experiences.
The laid-back yet luxurious Malibu lifestyle encourages me to prioritize comfort and tranquility in my designs. My goal is to create spaces that feel like retreats—peaceful and deeply rooted to and in tune with the surrounding environment.
What is your process for working with clients? How do you ensure their personal tastes and
needs are reflected in the final design while maintaining your signature style?
I start by really getting to know my clients—their personalities, lifestyles, and how they envision their space. We have in-depth conversations to understand their preferences and needs, and I use that information to create mood boards that reflect both their vision and my design style.
Throughout the process, I keep it collaborative. I share ideas, listen to feedback, and ensure we’re always on the same page. My goal is to blend their personal tastes with my signature touch, creating a design that feels uniquely theirs but polished and timeless.
What are some upcoming projects or trends in the design world that excite you and your team, and how are you preparing to tackle them?
We have some exciting projects on the horizon, including a blend of mid-century modern architecture with ‘70s-inspired elements like burl wood and rich, cozy textures. We’re also embracing sustainability by incorporating ecofriendly materials like reclaimed wood and organic textiles.
Another trend we’re diving into is biophilic design, which brings the outdoors in through expansive windows and lush plants. We’re staying ahead by working closely with local artisans and sourcing sustainable materials to create thoughtful, beautiful designs that are both forward-thinking and aligned with the natural environment.
For Malgosia Migdal, design is about more than just aesthetics. It’s about creating thoughtful, sustainable, and deeply personal spaces. As she looks to the future, her focus remains on blending the best of both worlds—honoring the past while innovating for the future.

A History of Quality and Design Since 1957
By Elizabeth Hickcox
Mark Thomas Home, originally established as Eastern Wholesale Furniture Company in 1957 by Frank G. Lasecke, Sr. and his wife Sandie, has been a cornerstone of the Santa Clara Valley’s furniture industry for over six decades. Frank’s journey began in Stevens Point, Wisconsin, where he served as mayor during the early 1940s and later enlisted in the Navy during World War II. After honorably discharging as a Commander in 1947, he ventured west to California, where he honed his skills as a furniture manufacturer’s representative for a decade.
In a bold move, Frank opened Eastern Wholesale Furniture Company, the only wholesale furniture showroom in the Santa Clara Valley at that time. The name “Eastern” was chosen to reflect the origins of the quality furniture displayed in the showroom, sourced from the eastern United States. This unique focus helped position the company as a leader in the region’s furniture market.
In 1957, the Lasecke legacy continued when Frank’s son, Frank G. Lasecke, Jr., affectionately known as “Tucker,” and his wife, Ann, joined the family business. With their backgrounds in business and design, Tucker and Ann were instrumental in transforming Eastern into the respected company it is today. Their foresight in purchasing the current building has allowed the company to remain debt-free, a strategic advantage that enables them to offer exceptional value to their clients.
After five decades of dedicated service, Tucker and Ann passed the daily operations to the next generation. Their sons, Mark and Bryan, have been involved in the business since their childhood and college years. Designed with festivals and adventure in mind, it retains the charm of its vintage origins while offering the convenience of today’s technology— making it the ultimate travel companion for events like Burning Man and beyond.
A Tribute to Vintage Airstream Charm
At the heart of Project MXB is a deep respect for the timeless appeal of Airstreams. Known for their sleek aluminum exterior and iconic rounded shape, the 345 model captivates road warriors and design enthusiasts alike. This renovation preserves those classic lines while introducing stylish upgrades to meet modern travel needs.
The polished aluminum shell remains intact, maintaining the Airstream’s iconic look, while functional updates—like a new awning, retroinspired wheels, and upgraded lighting—add 21st-century practicality without sacrificing vintage charm.
Built for the Burning Man Experience
A key inspiration for Project MXB was the owners’ love for Burning Man, where self-sufficiency and resilience are essential. The Airstream is equipped with solar panels for sustainable, off-grid energy, advanced water filtration systems, and a state-of-the-art

The living area features a modular sofa that expands into a clamshell configuration, offering flexibility for indooroutdoor living. A custom walnut dinette sits across from this pop-out section, providing a stylish and functional space for dining or lounging.
Gourmet Kitchen on the Go: The rear kitchenette is equipped with a gas cooktop, slate Corian countertops, and a full-sized refrigerator, making meal prep easy while on the road. Custom cabinetry offers ample storage without compromising the sleek, minimalist design.
Artistic Flair and Festival-Inspired Design
Project MXB’s design incorporates festival-
inspired artistic elements, with bold colors and accent lighting enhancing the visual appeal. Custom-built furniture, woven textiles, and hidden alcoves add a bohemian flair, ensuring the space is both functional and creative.
Cozy Nooks for Relaxation: For moments of rest, the motorhome features cozy nooks designed for relaxation. The private bedroom includes a queen-sized bed with premium linens and blackout shades, perfect for a peaceful night’s sleep. Adjacent is a teak wet bath with a rainfall shower and skylights for stargazing while showering—adding a touch of luxury to this adventure-ready vehicle.

How Andy Lopez, The Invisible Gardener, inspires us to heal the earth and ourselves
By ELIZABETH HICKCOX
on’t Panic, It’s Organic!” is more than just a catchphrase for Andy Lopez, also known as The Invisible Gardener—it’s a rallying cry for a movement he’s championed for over 50 years. In a world grappling with environmental challenges, Andy stands as a beacon of hope and wisdom. His journey began in the diverse landscapes of New York, Puerto Rico, Cuba, and Miami, where he learned the art of organic gardening from his mother. This early exposure to nurturing fruits and vegetables organically laid the groundwork for his lifelong mission: to educate others about the profound connection between personal well-being and environmental health.
After two years of service in the U.S. Navy, Andy enrolled at the University of Florida, where he furthered his knowledge in horticulture. In 1972, he founded The Invisible Gardener, Inc., driven by a desire to address pressing environmental issues and offer alternatives to harmful chemical products in homes and gardens. His common-sense approach, combined with infectious enthusiasm, champions the wisdom of nature through educational programs and insightful books.
Andy’s influence extends beyond individual gardens; he has served on the Board of Directors of organizations such as The Horticultural Society of Florida and The Rare Fruit Council, and he has consulted for the Department of Agriculture. His commitment to organic horticulture led him to teach at Miami Dade Community College’s Environmental Center, where he founded the Organic Growers Club, a national organization devoted to healing the Earth through sustainable practices.
To amplify his message, Andy turned to radio, hosting Talks With The Invisible Gardener and later appearing on Health From The Ground Up on KPFK-FM from 1984 to 1994. Through these platforms, he reached thousands, spreading awareness about organic gardening and environmental stewardship.
Since relocating to Malibu, California, Andy has worked with over 200 high-profile clients, including Cher and Martin Sheen, offering them personalized guidance in organic gardening. His PBS show, New Garden, highlighted topics like natural tree care and the importance of understanding the ecosystem.
For over 50 years, The Invisible Gardener has been a relentless advocate for the environment. He has published thousands of articles discussing the perils of GMOs and climate change, often speaking out on issues long before they gained widespread attention. His message is clear: healing the Earth is not just a noble endeavor; it is essential for our own health and well-being.
As Andy says, “Heal the Earth, and you heal yourself.” By embracing organic practices and nurturing our environment, we foster a healthier planet and, in turn, a healthier life. The Invisible Gardener reminds us that the path to personal wellness begins with the soil beneath our feet.

“I always had a deep, genuine love and interest for design and architecture,” Mil explains. “But it wasn’t until I purchased and remodeled my first home in 2015 that I realized this was a path I had been on for years.” This realization ultimately prompted her pivot from fashion to design, leading to the creation of ME Design Group in 2017. Since then, Kikos and her team have been making their mark in the residential design/build space, offering clients a holistic approach to creating beautifully functional homes.
At the heart of ME Design Group is a client-centric philosophy that guides every project. “We offer a full-service approach to our projects, tailored to our
client’s personal design preferences while carefully considering their vision and goals for the spaces they wish to furnish and design,” Mil says. This commitment to understanding and incorporating clients’ unique stories is the driving force behind the firm’s success.
From the very beginning, each project is approached with meticulous attention to detail. “We analyze each space, create floor plans that maximize the space, and select finishes, architectural details, and furnishings that complement the home,” Mil elaborates. This comprehensive process, whether it’s crafting bespoke furnishings or guiding clients through material selection, ensures that every design detail truly reflects the client’s vision while staying within their budget.
The result is an eclectic portfolio that speaks to the diversity of the firm’s clientele. “No two projects and clients are alike,” she shares. “We’ve worked on historic Tudor and Craftsman homes and Mid-Century Modern homes and designed in modern, organic, coastal, and transitional styles. Our ultimate goal is to tell our client’s story, as it is a reflection of who they are and how they live their lives.”
One of her most rewarding projects to date was the reimagining of a 1923 English Tudor Revival in the historic LaFayette Square neighborhood of Los Angeles. The home’s original charm had been compromised by a series of misguided remodels, but Kikos saw the potential to restore its beauty. “We were able to add wainscoting, wallpaper, and reimagine the kitchen and bathrooms using historic tile and custom details throughout,” she recalls. The transformation was a labor of love, and the result was a stunning, vibrant home for a young family. “The best results tend to come when clients trust the process and vision—and they did just that.”
Balancing functionality with aesthetics is a cornerstone of ME Design Group’s philosophy. Mil notes that many young families hesitate to invest in quality furnishings, fearing wear and tear from everyday use. However, she encourages clients to invest in durable, well-made pieces. “Textiles have come a long way, and there are many options with built-in protection that are both beautiful and practical,” she explains. She is excited about the return of rich, warm wood tones and the increasing use of color in design. “I see clients embracing more colors like moss, ochre, and garnet hues for furnishings and using natural materials like marble and quartzite for kitchens and baths.”
What sets ME Design Group apart is its unique design/build approach, allowing the firm to manage every aspect of a project from start to finish. “We oversee everything—from initial planning and renderings to finishing selections, architectural details, and managing trades,” Mil explains. This seamless integration ensures that projects run smoothly, allowing clients to enjoy the creative process without the stress of coordinating multiple vendors and contractors.
Ultimately, ME Design Group offers more than just design services; it offers a partnership that transforms spaces into homes that tell their owners’ stories. With a passion for both beauty and functionality, Mil and her team continue to craft spaces that stand the test of time, reflecting the unique lives of their clients.

Point Dume Residence Architecture and Landscape Architecture
This 7,600-square-foot Point Dume residence epitomizes Southern California’s indoor-outdoor lifestyle. The residence includes a two-story main house and a one-story guest house with a pool cabana, pool, and spa. The cedar-clad upper volume of the main house is perched on a light-filled lower volume, distinguished by its light-hued wood surfaces and dark metal columns.
A compressed, slightly darkened entry eventually gives way to the bright airiness of the great room, where living, cooking, and dining spaces all fold into one but retain their own identities. Generously scaled sliding glass walls on both sides of the great room offer easy access to the pool and sundecks on one side and the olive grove dining pavilion on the other. Outside, a mix of drought-tolerant native and Mediterranean plantings suitable for the local climate provide visual and sound buffers between the property and road. Fire-resistant trees and plants were used to create a defensible space around the home in fire-prone Malibu.

The Benefits of Second Residency and Citizenship with Lincoln Global Partners
By ELIZABETH HICKCOX
n today’s increasingly complex world, securing a second residency or citizenship has become more than a luxury; it’s a strategic necessity for many individuals and families. Lincoln Global Partners stands at the forefront of this movement, offering tailored solutions that empower clients to navigate their global options. Their services not only promise greater freedom and flexibility but also enhance personal and financial security. Here, we explore the key benefits of acquiring a second residency or citizenship through Lincoln Global Partners and delve into the current landscape of investment migration.
Enhanced Security and Flexibility
One of the most compelling advantages of obtaining a second passport is the security it offers. In times of financial, economic, or political instability, a second citizenship acts as a vital safety net, providing individuals with an alternative plan should their home country face challenges. This enhanced flexibility allows clients to choose where to live, work, and invest, granting them greater control over their personal and financial futures.
Additionally, a second passport significantly boosts global mobility. Holders can travel visa-free to numerous countries, opening doors to new opportunities for exploration, business, and education. This
ability to conduct business in multiple jurisdictions and access international banking systems strengthens one’s position in the global market.
Residency vs. Citizenship: Understanding the Differences
Lincoln Global Partners offers a comprehensive range of residency and citizenship planning services, each with unique benefits. Residency permits can be either temporary or permanent, often requiring renewal and compliance with specific conditions. While residents enjoy many perks, they lack the full rights associated with citizenship.
Conversely, citizenship is a lifelong status that confers essential rights, such as voting and visafree travel. For example, citizens of the European Union or Mercosur can live and work across multiple countries within those regions. Understanding these distinctions is crucial for clients as they determine the best option for their individual needs.
Countries for Investment Migration
The choice of country for investment migration largely depends on personal goals and circumstances. Lincoln Global Partners highlights several attractive options:
Caribbean Citizenship by Investment Programs: Countries like Grenada, St. Kitts & Nevis, St. Lucia, and Antigua and Barbuda offer peaceful environments, appealing tax systems, and excellent visa-free travel opportunities. Investments start at USD 200,000, making these options accessible to many.
Portugal’s Golden Visa: With a minimum investment of €500,000, this program allows clients to apply for citizenship after five years, requiring only a seven-day stay per year. Its popularity has surged among American nationals and crypto investors seeking a foothold in Europe.
Malta for Ultra-High Net Worth Individuals: Malta’s Tier 1 passport program provides rapid access to EU citizenship within 18 months for a minimum donation of €750,000,
appealing to those with significant resources.
At Lincoln Global Partners, bespoke solutions are the focus. The team adopts a holistic approach, assessing both short- and long-term goals to recommend the most suitable options. Whether through retirement visas, citizenship by descent, or digital nomad programs, Lincoln Global Partners covers a comprehensive range of pathways tailored to individual circumstances.
When selecting a second residency or citizenship option, families should evaluate several factors, including the urgency of acquiring a passport, willingness to relocate, and budget considerations. For those interested in immediate citizenship, investment may be necessary, while others might pursue residency through existing income streams.
A Growing Demand for Second Citizenship
The global climate has influenced the rising demand for second citizenship and residency options. North America is emerging as the fastest-growing market in the investment migration industry, with more individuals seeking safety amid rising uncertainties. The pandemic has further amplified this trend, prompting many to view second passports as critical insurance for their futures.
Lincoln Global Partners takes pride in its success stories, such as a family that assisted their talented daughter in gaining citizenship in the Caribbean. With her new passport, she now competes in regional sports, illustrating how the right guidance can unlock new opportunities.
Beyond securing residency or citizenship, Lincoln Global Partners offers ongoing support through partnerships with tax advisors and banking services, ensuring clients remain well-informed and compliant with their new obligations.
In a world of uncertainties, Lincoln Global Partners is not just facilitating the acquisition of a second passport; they are empowering clients to navigate their future with confidence.

HOW THE MALIBU ASSOCIATION OF REALTORS® CHAMPIONS PROPERTY RIGHTS AND COMMUNITY ENGAGEMENT
By Hayley Mattson
The Malibu Association of REALTORS® (MAR) has long been a powerful advocate for private property rights, as well as a vital resource for both its members and the Malibu community. We had the privilege of speaking with Susan Cosentino, President of MAR and a REALTOR® with Compass Malibu, and Susan Manners, Executive Director of MAR, to discuss the organization’s ongoing efforts in promoting property rights, fostering economic growth, and maintaining high ethical standards within the real estate profession.
Protecting Property Rights: A Core Mission
The Malibu Association of REALTORS® has a longstanding commitment to safeguarding private property rights, a critical concern for homeowners and the real estate industry alike. According to Susan Cosentino, “Property ownership is the backbone of economic stability and personal freedom, and we take our role in defending it very seriously.” Working closely with the California Association of REALTORS® (CAR) and the National Association of REALTORS® (NAR), MAR ensures that local members remain informed and engaged with both state and national legislative matters that impact their profession and community.
Building Partnerships for Economic Development
MAR’s contributions to the Malibu community extend well beyond real estate. The association actively partners with organizations and nonprofits that work to improve economic development and the quality of life in Malibu.
“We believe that economic development is a collective effort,” says Susan Manners. “Our members take pride in giving back to the community, whether through scholarships, donations, or direct involvement in local initiatives.”
Educating and Empowering Members
As part of its mission, MAR is deeply committed to keeping its members educated and informed about industry trends, regulatory changes, and best practices. Weekly newsletters keep members updated on critical issues impacting real estate, while the organization frequently offers educational webinars and training sessions on everything from legal updates to marketing strategies.
Upholding Ethical Standards
In addition to its advocacy and education efforts, MAR takes great pride in upholding the highest ethical standards in the real estate profession.
All prospective members are required to complete a comprehensive Ethics Course prior to joining the association. Moreover, REALTORS® must adhere to the rigorous Code of Ethics established by NAR, which emphasizes professionalism, integrity, and fairness in all dealings.
“Our members understand that ethical conduct is essential for building trust with clients and the community,” says Manners. “We are proud to have one of the lowest incidences of Ethics Hearings in the state, a testament to the professionalism and dedication of our REALTORS®.”
Community Engagement and Social Responsibility
MAR’s influence reaches far beyond the real estate sector, as it is actively involved in numerous community service projects throughout Malibu. The association collaborates with local entities like the City of Malibu, Pepperdine University, and the Emily Shane Foundation to support initiatives that benefit the entire community.
“One of our most visible efforts is our beach cleanup program, which takes place twice a month,” says Cosentino. “We’ve shifted our focus from highway cleanups to beach cleanups for safety reasons, and the response from the community has been overwhelmingly positive.”
MAR has also championed road safety on the Pacific Coast Highway (PCH), launching a campaign with the slogan “SLOW YOUR PACE ON PCH,” which promotes safer driving practices. Bumper stickers and other promotional materials featuring this message have been distributed widely at local events, demonstrating MAR’s commitment to both environmental stewardship and public safety.
Through its ongoing advocacy, educational initiatives, and community partnerships, the Malibu Association of REALTORS® continues to serve as a pillar of support for both the real estate profession and the Malibu community. As Cosentino aptly puts it, “We are not just REALTORS®; we are stewards of this beautiful place we call home.”

REAL ESTATE IS MORE THAN JUST BUYING AND SELLING PROPERTIES—IT'S ABOUT BUILDING LASTING RELATIONSHIPS, UNDERSTANDING THE UNIQUE NEEDS OF EACH CLIENT, AND DELIVERING RESULTS THAT EXCEED EXPECTATIONS, WHETHER IN MALIBU OR ACROSS THE GLOBE
EXCEPTIONAL REAL ESTATE PROFESSIONALS
In today's dynamic real estate market, the role of a real estate professional has never been more crucial, particularly in sought-after locations like Malibu and high-demand international markets. Real estate agents are not just intermediaries; they are trusted advisors who guide buyers and sellers through one of the most significant transactions of their lives. In Malibu, where luxury properties and coastal living attract global buyers, agents with specialized knowledge of the area’s unique market trends and regulations are essential. Similarly, in international real estate, agents must navigate complex legal frameworks, currency exchanges, and cultural nuances to ensure smooth cross-border transactions.
Whether helping clients navigate the high-value Malibu market or coordinating sales on an international scale, a skilled real estate professional is essential for streamlining the process and ensuring a seamless experience. Their marketing expertise is particularly vital, whether showcasing Malibu's oceanfront estates or global investment properties, targeting the right audience through digital platforms and professional networks.
In both Malibu and international markets, the expertise of a real estate agent becomes indispensable. Profiles of these professionals allow clients to see the faces behind the process, building trust and confidence in their real estate journey, no matter where their dream property may be.

Eytan has been part of the community for over 25 years. He understands what people are looking for by keeping an active pulse and connection to understanding the Malibu lifestyle and aesthetic. Keenly, he helps his clients see a vision in homes they may not see potential in at
first glance. As real estate can be arduous to navigate, Eytan has created a unique, streamlined approach to promote ease and trust for his clients throughout the process.
What are the biggest obstacles your clients face today, and how do you help them navigate through those challenges?
The biggest obstacles and challenges are building codes, permits, and regulations. Our personal experience and knowledge can help overcome these challenges. There will always be challenges, no matter where you buy a home. Are there any new and exciting developments taking place in your business?
Yes, it is an exciting time as Malibu continues to evolve. We are seeing an influx of new-build homes being completed, which are redefining entire neighborhoods. The commercial properties in Malibu have exploded where restaurants, shops, and commercial developers have more confidence in their success and belief in Malibu, like Cross Creek Ranch & their tenants, Lucky’s, Zinque, Nobu, etc. We are seeing Malibu desired not
only for its natural beauty but also for catering to a luxury lifestyle, making it all the more coveted.
What do you feel is the most rewarding aspect of your work?
Malibu is an extraordinary city that many people have spent their entire lives up to this point to be able to live here. It isn’t a stepping stone; it is a dream turned reality. Helping someone find that perfect place they have always wanted and navigating them through the process has to be the most rewarding part.
HELPING SOMEONE FIND THAT PERFECT PLACE THEY HAVE ALWAYS WANTED AND NAVIGATING THEM THROUGH THE PROCESS IS THE MOST REWARDING
Daniel Moss is a lifetime Malibu resident who attended Juan Cabrillo Elementary, Malibu Middle, and Malibu High. During high school, he was one of the top tennis players in the country and received scholarship offers to go to multiple schools across the country. Daniel chose Pepperdine University in Malibu for myriad reasons. They were home to the top tennis team in the country, and he felt there was no other place in the U.S. that could compete with the lifestyle Malibu offered. So, too, seeing his father in the business his whole life, he realized why not talk about the place you hold such immense passion for?
The moment Daniel entered the working world of real estate, he immersed himself in the community. Now, 12 years later, Daniel savors all the coastal delights his Malibu has to offer, including his home nestled in the Malibu Mountains. Most keenly, Daniel is still doing what he loves, talking about what makes Malibu special, and playing tennis at the Malibu Racquet Club.
OUR GOAL IS TO ORGANICALLY BUILD RELATIONSHIPS FOCUSING ON EACH CLIENT’S NEEDS ONE AT A TIME, ALLOWING OUR WORK TO SPEAK FOR ITSELF, AND GROWING OUR BUSINESS THROUGH SATISFIED CLIENTS AND SUCCESSFUL TRANSACTIONS
“We’ve discovered over time that if people could sell and lease real estate for themselves, they would. Real estate transactions are complicated by nature, both technically and emotionally. We fill a specific niche and strive to provide the best service possible to our clients with knowledge, honesty, integrity, and hard work. In a town as small as Malibu, your reputation is everything because if you do a great job, people will hear about it. Our goal is to organically build relationships focusing on each client’s needs one at a time, allowing our work to speak for itself, and growing our business through satisfied clients and successful transactions.”
What areas are your specialty?
Proudly based in Malibu, our team has closed countless transactions from Santa Monica to Ventura County and beyond. Western Malibu is one of our primary areas of expertise, specifically Broad Beach, Malibu Park, and Point Dume, where in 2022 alone, we sold and leased over $117M worth of property. Throughout his career, Tony has represented clients for nearly every property along Broad Beach. As Malibu residents, we have intimate knowledge of each street, and the ability to sell the lifestyle specific to each property is key. Russell has also become one of Malibu’s foremost land agents, representing some of the region’s highest-priced parcels throughout his career.
Why have you been so successful?
As founding partners, Tony and Russell’s skill sets perfectly complement one another and can be adapted to any transaction. Through my prior career in teaching and counseling, I developed many skills (including problem-solving) that I have incorporated into many of the transactions. In addition to what I have learned since first entering the real estate field, I have always approached my business as a service business and strive to provide top-notch representation for my clients. I have interacted with agents, clients, and their attorneys, accountants, business managers, and family members, completing a multitude of successful transactions. I believe my passion for the business and people, as well as my experience and knowledge, gives me a tremendous boost.
I HAVE ALWAYS APPROACHED MY BUSINESS AS A SERVICE BUSINESS & STRIVE TO PROVIDE TOP-NOTCH REPRESENTATION FOR MY CLIENTS

Jay Rubenstein manages the Compass real estate office in Malibu. He joined Compass nearly nine years ago when the New York tech company expanded to Los Angeles. At that time, Compass was relatively unknown, but CEO Robert Reffkin personally met with him and convinced him that the real estate industry was on the brink of transformation, backed by substantial financial resources. Despite skepticism from competitors, who doubted the company’s chances of success, Compass not only persevered but has also become the #1 brokerage in the U.S. for the past three years, according to Real Trends. Today, Compass operates in the top 30 markets across the country and has expanded to over 35,000 agents.

What would you and the team like clients to know:
We are a team of full-time professional realtors who place the client’s best interests first and foremost.
Why have you and the team been so successful:
We have some of the best agents in the business, including the #1 Compass agent in the country, Chris Cortazzo. In addition, we have a fantastic staff that helps the agents with their tech tools and marketing. We also have the best risk management team in the business.
What separates Compass from other competitors:
We are a high-tech, high-touch company. Our platform separates us. Most agents at other companies use at least ten different websites to do their business. Compass has its own end-to-end platform, which is the first contact to close without having to leave the platform. We have invested over 1 billion dollars in this platform, which helps agents work smarter, not harder. In addition, we have over 500 engineers that work every day to make it even better. I’d venture to guess no other real estate company in our market has one engineer.
As an avid surfer, I have always dreamed of living in Malibu. In the early ’80s, I was fortunate to attend Pepperdine Law School, where I graduated with honors and successfully practiced law for the next 15 years. Seeking more personal freedom, I transitioned to a second career in real estate. A career I have embraced for the past 23 years. I am now a partner at Westside Estate Agency, a luxury boutique brokerage, with offices in Malibu and Beverly Hills.
I specialize in selling luxury homes in Malibu and attribute my success to family, friends, mentors, and an incredible network of clients and contacts who have helped me learn, grow, and become a trusted adviser to those I serve. I am grateful to be part of the Malibu community. It truly is a dream come true.

Why have you been so successful?
I attribute my success to my parents who taught me good values and people skills, followed by a fortified education and professional background—including many years as a lawyer and over 23 years as a full-time Realtor. Incredible friends, mentors, managers, and coaches, not to mention great relationships with clients and fellow professionals, have equipped me in matchless ways, thereby honing a wealth of local knowledge from over 40 years of living in Malibu.
Why should potential clients choose you?
Choose me if you’re looking for an experienced Realtor
who is calm, sophisticated, and trustworthy, with strong negotiation and problemsolving skills. I will deliver exceptional concierge-style personal service.
How do clients benefit from your knowledge of the community and local culture?
“Local knowledge” enables me to guide buyers to the best locations and homes that match their lifestyle—a place where they can happily live out their dreams. For sellers, it enables me to help them access the best local resources for their real estate needs, including contractors, handypersons, stagers, etc. I use my local knowledge to promote the unique advantages of particular neighborhoods and locations to further entice interested buyers.
