T
he Chinese have a saying: may you live in interesting times. These are certainly interesting times in real estate. Since 2006, markets across North America have taken a wild ride. Early in that infamous year, low interest rates turned a boom into a buying frenzy. Pre-owned homes sold within hours of being listed and wait times for new homes stretched from six months to a year. Prices soared, then leveled off in 2007, and have since dropped slightly. The oddest trend during this hectic period was the relentless rise in prices even as interest rates doubled and demand weakened. The worst trend was the gradual downgrading of the term “affordable” to “attainable,” meaning housing that you’re lucky to get. Never mind being able to pay for it. Industry representatives say that the boom is over and that the market will now return to normal. Frankly, “normal” will be a relief. Supply will catch up with demand and people looking for a builder will find one who isn’t booked three years in advance. Builders and trades people will get some time off. Some of the firsttime buyers who dropped out of the panic market will
get another chance at home ownership. We’ll all get an attitude adjustment. The fact is that a normal real estate market in this country is a boom market in less fortunate parts of the world. There is certainly no slowdown here in the Columbia Valley. Since we launched Columbia Valley Homes in 2007, our landscape has transformed. New subdivisions are springing up everywhere. Luxurious new resorts are taking shape. Our towns and villages echo with the sounds of new home construction. The commercial real estate market is strong, and residential demand is brisk enough to keep builders and realtors busy. What does the future hold? No one knows, but from here it looks bright. In this issue of Columbia Valley Homes we bring you up to date on some of the exciting new developments under way in the valley. We show you some gorgeous new showhomes and take you inside the extraordinary home of valley residents Brad Hill and Patti Acheson. If you’re planning to buy, build or renovate here, you’ll find helpful information about how to get started. Read and enjoy.

A Home for Life Brad Hill and Patti Acheson find peace in the valley
I
n 1999, Brad Hill and Patti Acheson went looking for property in the Columbia Valley. The renowned nature photographer and his longtime partner already knew and loved the terrain. It was just a matter of finding their special piece of it. They viewed plenty of prospects, but none said home. Finally a realtor suggested they look at 48 treed acres south of Fairmont Hot Springs. For Brad, a biologist with a gift for finding the art in nature, it was love at first sight. “I had a ‘this is it’ moment the minute I stepped onto the property,” he recalls. Patti didn’t. “It was raw land with no road leading into it. I mean, c’mon, we had to hike in just to view it!” The sheer beauty of the land won her over. Now the Calgarians needed a house, something simple that would serve their short-term needs and fit into their long-term plan. “We were living in the valley about a third of the year, so it had to be more than a cabin,” says Brad. “The question was, ‘What do we build?’”
The answer was a 900-square-foot A-frame Trappeur log home. It had a galley kitchen, a lofted bedroom and just enough move-about room for its owners and their Portuguese water dogs, Jose and Diego. “It was a quick, easy house,” says Patti. “We thought it could eventually become our guesthouse.” In time, though, adding onto the house made more sense than building a separate structure. With a little clearing, the existing site had yielded a lovely view of Columbia Lake. And the house had a warm, woodsy ambience that could be extended. Architect Shelley McAneeley collaborated on a floor plan, and Pinnacle Creek Homes agreed to build. Both were terrific, says Brad. “Shelley really listened to us. And Aaron Cameron with Pinnacle Creek had some great design ideas.” Patti adds, “We had our own ideas, of course, but a lot of what you see here is Pinnacle Creek.” Continued on Page 7
Pinnacle Creek Homes added more than 3,000 square feet to this gorgeous log home. 6 • 2008 – 2009 Columbia Valley Homes 6 • 2008 – 2009 Columbia Valley Homes
Continued from Page 6 What you see is a supremely comfortable home that even at 4,200 square feet manages to be cozy. The main floor of the original structure still serves as the great room, but with bigger windows overlooking the lake. The kitchen is bigger and definitely higher-tech. The loft is now Brad’s studio. A corridor connects the original house to a new wing, with a spacious master suite on the main level and a guest suite behind a fitness/theatre room on the lower, walkout level. Patti, who owns and operates Pilates Pursuits in Invermere, keeps a home office there. On both levels the corridor doubles as an art gallery for Brad’s work and as a view deck overlooking a Zen garden with a water wall. There is a covered porch with a fireplace, for socializing on summer nights. The couple’s homey taste is everywhere, in the black-stained maple cab-
inets and built-ins, the fir beams and blonde maple floors, the lived-in furnishings and of course Brad’s riveting art. His photograph of a tree swallow captured last year on the property is the official symbol of this year’s Wings Over the Rockies festival. Patti and Brad share a deep commitment to the environment, and so of course the Bondu Log House (a patented method of building for durability and pest resistance) is super energy efficient, with solar panels supplying plenty of power, a cistern for collecting rainwater and a host of other high-tech but low-impact utilities. Wherever possible, they used recycled building materials, even for the countertops. Brad’s favorite feature of the house: The matching leather chairs with a peaceful view of the lake. Patti’s: the boot room. “What can I say?” she jokes. “It’s a special room.” It’s a special house, truly a home for life.

I
f you’re shopping for a new condo, you’ve no doubt got a checklist: location, design, quality, square footage, monthly fees, perhaps even the reputations of the developer and builder. It’s all about getting good value for your investment. Cedarwood Glen Estates in Invermere offers fabulous value. The new 36-unit complex is nestled into its own woodsy glen in the Wilder area. It’s a quiet, treed neighborhood within strolling distance of shops, restaurants, schools, health care facilities, and Kinsmen Beach at Lake Windermere. For location, it doesn’t get better than this. “We are offering a great lifestyle to people who like to be in town and to walk everywhere,” says developer Dave Gulbe. “We’re close to everything, and yet this is a quiet area.” Cedarwood Glen Estates comprises 18 converted apartments that sold briskly, eight new townhomes that are available in 2008, and ten more that will be ready in 2009. Quiet comfort in the heart of Invermere.

Continued from Page 8 With their acrylic stucco exteriors, asphalt shingles, cedar garage doors and cedar accents, the townhomes make a welcoming first impression. There are three interior colour schemes from which to choose. The living space is generous: 1,600 to 1,900 square feet developed on three levels, with two bedrooms up and a den that could serve as a third bedroom. All the units have a heat pump for efficient heating and cooling, and are roughed in for vac-
uum. All have a single-car garage and another off-street parking space. There are ten guest parking spaces. The monthly condo fee of $217 includes liability insurance for the complex, individual home insurance, a reserve fund for future maintenance, snow removal and lawn care. It’s a low-maintenance lifestyle. Prices start at $359,900 for a standard interior unit and $369,900 for an end unit. But buyers can upgrade to their hearts’ delight, says Dave. “We’ll do our best to ensure that people get the home they want." Continued on Page 11

The 1,600-square-foot showhome is offered for sale at $369,900. Beautifully decorated and furnished by Warwick Interiors, it is all warm taupe tones and trendy black accents. The mouldings and cabinets are solid pine with a nutty brown stain. The flooring is a mix of chocolate brown carpet, ceramic tile and sheet vinyl. In the living room, an electric fireplace provides cozy warmth beneath a wall-mounted television screen. The dine-in kitchen has under-counter lighting, a side-by-side refrigerator, an electric range, a dishwasher and a built-in microwave oven. A stacking washer/dryer is conveniently situated between the two upper bedrooms. The furniture in the showhome is negotiable. As for those references, Dave and his wife Tiffany live on the Cedarwood site, just steps away from the community they’re creating. There’s no better testimonial than that. And the builder, CXL Construction, is a local company. “CXL has a great reputation,” says Dave. Cedarwood Glen Estates: Year-round or weekends only, it’s a great place to call home. Spirits Reach Harmony, health and a peaceful spirit
I
If you’re touring the Columbia Valley this year, be sure to stop at Spirits Reach on Columbia Lake. Even if you're not in the market for a stunning lakeside home, the two showhomes in the new lifestyle community must be seen. When it is finished, Spirits Reach will comprise of 350 exquisite, energy-efficient homes built in four phases, a recreation centre with a pool, a beach club, a greenhouse, a restaurant and a bed-and-breakfast lodge. There will be a network of nature trails and recreation programs. Donna and Dave Rae, co-owners of Columere Park Developments, are the visionaries behind Spirits Reach. Enviro Custom Homes is their builder of choice. There are four floor plans from which to choose at Spirits Reach. The original showhome is the 1,613-square-foot Harmony model. Opened in 2007, it now doubles as the sales office. The new showhome is the 1,797-square-foot Spirit model, the most spacious of the plans. Continued on Page 14

Continued from Page 13 The Spirit model has soaring vaulted ceilings, a generous great room, two bedrooms, a walk-in pantry/laundry room and a loft. There are 670 square feet of optional living space at entry level, and a two-car garage. Decorated by Erin Reid Design and furnished by The Natural Home, both homes say “top drawer” from top to bottom. Solid maple flooring, knotty alder cabinets, solid cast door hardware, slate, granite and air-quality certified carpet are just a few features of these exceptional homes. “When it comes to finishing, we don’t use terms like upgraded,” says Donna Rae. “Excellence is our only standard.” That philosophy continues outside at Spirits Reach, with metal-clad windows, concrete siding, 40-year asphalt shingles and other low or no maintenance materials. For all, the Raes chose light colors that harmonize with their surroundings. All the amenities you expect in a luxury home are there, of course: roughed-in security, vacuum and hot-tub wiring, audio in the living room and master bedroom, and plenty of storage space for those water toys.
Soaring ceilings let in plenty of natural light.

It wasn’t until her third year at Emily Carr that Kyla started to combine her writing with her photographic imagery. After Kyla graduated, she started to explore digital photography and ended up shooting architectural work across North America. “Architectural photography is about capturing the essence of my subject in such a way that the picture itself is transparent," she says. "I think that architectural photography is an art that requires immense attention to detail, focus and finesse. My photography is about framing spirit and conveying life. There is just as much personality and unique expression in a building as there is in a person.” After visiting her parents, who recently retired here, Kyla made a permanent move to Invermere last summer. With its five-star rating and beautiful setting on the Springs Golf Course, this nine-acre resort ranks among the best vacation retreats anywhere. Every suite is stunning and the amenities are first-rate. As for those views, imagine evergreen forests and pristine lakes framed by ancient mountains. It’s not unusual to see deer strolling past your windows, and bald eagles soaring overhead. “Our setting is spectacularly beautiful,” says sales representative Kathy Degenhardt. “And we have all the luxuries you could possibly want in a vacation retreat.” When the resort is complete, about three years from now, it will comprise of ten condominium-style buildings. Only a few suites are still available in Phase 8. Sales are in effect for Phase 9, with occupancy in summer 2008. The amenities complex (in Phase 10) will have spaces for exercise, meetings and banquets, and an indoor water park with two pools, a hot tub and a 45-foot water slide. Continued on Page 27

Purcell Point Alpine elegance in the heart of Invermere
S
ituated in the heart of the town centre, Purcell Point is Invermere’s first and last investment opportunity of its kind. No other condominium development offers such close proximity to the town’s boutiques and restaurants. Schools and health care services are nearby, foods and fine wines are mere steps away, and of course Invermere itself is at the centre of everything the Windermere Valley has to offer. Purcell Point comprises of 68 premium quality townhomes in a cluster of eight buildings with alpine styling. There are four floor plans ranging from 1,153 to 1,553 square feet, with a choice of three bedrooms or two bedrooms plus a den. Every home has a gas fireplace and is roughed in for vacuum. The single-car garage is roomy enough for an SUV. Continued on Page 33

Continued from Page 32 The standard finishing package at Purcell Point includes maple cabinets and mouldings, laminate countertops, quality Berber carpet and black appliances: fridge, stove, dishwasher, over-the-range microwave oven, and stacking washer/ dryer. However, many folks have upgraded to hardwood, granite and slate. “Our buyers are taking full advantage of the opportunity to get a beautiful vacation home,” says Darren Still, Vice President of Operations at Cardel Resorts. Prices for these premium townhomes start in the low $300,000s. Condo fees vary. Residents will enjoy full ownership, and some of the units are eligible to join a professionally managed short-term rental pool. The show suite is one of the grand prizes in the Alberta Heart and Stroke Foundation’s 2008 Lottery. The fully furnished 1,197square-foot home is exquisitely finished, with Tarragon-stained maple, black granite, ash floors, stainless steel appliances and plenty of slate and stone. Every window frames a spectacular picture of the Rocky Mountains. The draw takes place October 1st and the lucky winner will take possession of the home on October 15th. Cardel Resorts is holding two additional draws, for folks who purchase a Purcell Point townhome before July, and again before September. The prize in both draws will be a $7,500 furniture package from Interior World in Invermere. For more information, go to www.purcellpoint.com. Or, stop by the show suite, open from 12 noon to 5 p.m. Saturdays and Sundays, with extended hours during spring and summer.
