Pedley Heights presents a vanishing opportunity: the chance to own property with close access to the shores of Lake Windermere. With so much lakeside land getting used up, no other new subdivision in the Windermere Valley can offer such a perk, says Ross Newhouse of Royal LePage Rockies West Realty. “Lakeview Meadows and Timber Ridge are beautiful communities, but they are a long way to the beach. Every home in Pedley Heights will be within strolling distance of Beach Bay.” Pedley Heights is situated on the east side of the lake between Timber Ridge and the community of Windermere. Access is from Highway 93. Together with the Baltac subdivision on the slopes of the lake, Pedley Heights will share a quarter-mile of sandy beach with landscaped terraces and off-street parking. There will be a network of footpaths linking the development’s other amenities: a community centre with a wading pool, indoor heated swimming pool, year-round hot tub, several lounge areas and a barbecue patio. There will be tennis and volleyball courts, a playground and plenty of green space. Sixteen of the 35 building lots in the first two phases of the five-phase development are already sold. Phase Three is in development. All the services are being installed underground, including water, sewer, electric, telephone, cable, fibre optics and propane. Continued from Page 1 The architectural controls in place stipulate an alpine theme and a commitment to build within four years. Mark and Eileen Voszler are the visionaries behind Pedley Heights. Mark is a lawyer with a background in real estate and oil and gas. Eileen is a retired computer-project manager. The couple resides in Calgary but has a long association with the valley. They plan to eventually retire to their vacation home near Pedley Heights. Mark helped his father to develop the Baltac subdivision in the 1960s. “I was his little slave laborer,” he recalls. “Always riding around on the back of a backhoe, always working hard. I still am.” Back then, his father promised the original Baltac residents that he would keep Beach Bay as a natural sand beach for the enjoyment of the entire community, rather than subdividing it into lakefront lots with private access only. However, he didn’t file documents to secure the promise. A developer other than Mark Voszler could have reneged on it, says Ross Newhouse. “By keeping the beach available to all residents, Mark is in effect keeping the promise his father made many years ago.” When the Voszlers are finished developing Pedley Heights, three to five years from now, it will contain 98 fully serviced building sites. They will then develop two additional, adjacent communities: Tegart Ridge with 84 duplexes and 80 multifamily units, and Stoddart Estates with 30 fully serviced estate lots. Long weekend kicks off real estate season By Pioneer Staff The sunny May long weekend saw a record number of real estate open houses, all the way from major new developments to small individual homes. Most sellers reported strong interest in potential buyers looking at properties, although sales were somewhat slower than this weekend last summer. “Over the weekend, Copper Point Resort’s downtown Invermere office had a positive turnout of interested purchasers for quarter and full ownership,” said General Manager Rose-Marie Regitnig. “The weekend exceeded our expectations and the nice weather helped put people in a good mood! Several new Copper Point condo owners were enjoying the valley and stopped in to express their excitement over the opening of the Resort.” The new Copper Point Resort is scheduled to open in late summer. Bighorn Meadows in Radium, located next to The Springs Golf Course, also had a busy weekend with a barbecue at their sales office on main street. “We had an amazing weekend and it was a pleasure to see so many recreational property-seekers,” said Valerie Bracken, Sales and Marketing Coordinator for Bighorn Meadows. “People are definitely still looking at high-end resorts, with fractional interest, for investment opportunity in the valley.”
Farther south in the valley, Marble Canyon at Fairmont also showed strong sales figures. “Traffic was brisk in the Marble Canyon show suite this weekend and we wrote up several deals and have about half a dozen more pending,” said Susan Smith, General Manager of Marble Canyon Development Co. “However, our Marble Canyon product is affordable and an easy buying decision, due to the fact that we have large luxurious townhouses where you can own as much of a unit as you want, so I don’t think that it is fair to compare it to the real estate sales activity in the valley.” Her company is also marketing the new Jade Landing development in Canal Flats, a more modestly-priced option, and Ms. Smith said activity there was slower. “Jade Landing didn’t experience any sales this weekend. However, until recently we haven’t been marketing directly to the vacation home-buyer, so we didn’t expect much from the long weekend traffic. Jade Landing was developed with the purpose to provide affordable home ownership opportunities for the local buyer,” she said. “We aren’t concerned about the lack of activity this past weekend. Jade Landing is now selling phase five which will be ready for occupancy in mid-July, so we’re on track and quite comfortable with the pace of sales activity in this project.”
Pinewood, the newest condominium development from the Instautor Group in Radium, also hosted a barbecue which was well-attended. The partners are spending a lot of time in the valley after building The Peaks, then The Aspen, and now this third development, which they say is more than half-sold. “We had a good weekend, with one sale from Saturday,” said Kevin Blackwell, Sales Manager for the Instautor Group. “Traditionally the May long weekend brings lots of lookers, which turns into sales in June, as they see what a great area the valley is.” Kim Collens, owner of Royal LePage Rockies West Realty in Invermere, agreed that there is less urgency to purchase immediately. “There are a lot of properties on the market and this year, buyers are going to take their time and look around.” She said there are still a number of properties on the market that are priced too high, and if sellers want to see results they will have to look very closely at their pricing. Deborah-Kim Rice, who operates Team Rice at Re/Max with her husband Rob Rice in Invermere, said it was a “looky-lou” weekend. “We had lots of people coming into the office and picking up Columbia Valley Real Estate Magazines, but of the four buyers we secured over the weekend, none was a cottage-owner.”

Look to the south in your quest for paradise Columbia Lake is often overlooked in the admiration surrounding Lake Windermere, but many consider it far more beautiful. Situated at the very mouth of the Columbia River—the river actually springs from the ground in dozens of places in the wetlands just north of Canal Flats—the lake features the icy green water so characteristic of mountainous areas. Since the eastern shore is undeveloped, those homeowners on the western side of the lake can enjoy an uninterrupted view of the rising sun and the pristine mountain landscape from their front windows. At one time Columbia Lake was considered too far to drive for many Albertans and even permanent residents who wanted to be closer to the amenities, but that has changed.
