New Homes Your Guide to New Housing Developments in the Columbia Valley

Jade Landing Something precious

can be yours Business Feature by Sandra Kelly If you thought there was no affordable housing in the Columbia Valley, think again. Jade Landing offers tremendous value both to first-time buyers and to folks wanting a recreational home at a sensible price. Jade Landing is situated in the village of Canal Flats, just 10 minutes south of Fairmont Hot Springs and 30 minutes north of the city of Cranbrook. Prices start at just $219,900 for a one-level townhome with over 1,600 square feet of developed living space. That’s the lowest cost per square foot of any new residential development in the valley. Savvy investors have taken notice, and the first four phases of the development are sold out. “We are very pleased with the response we’re getting, but we’re not at all surprised,” says Jade Landing Development President Tim Tourond. “We offer absolutely the best value in the Columbia Valley.” Jade Landing appeals to a wide range of buyers. “It gives people so many options,” says Mr. Tourond. “They can live year-round in a village with close access to recreational amenities, or they can enjoy a lowmaintenance weekends-only lifestyle.” Lawn care, snow removal and other time-consuming tasks are all taken care of by the strata association. It’s hassle-free living. And owners have all the advantages of whole ownership, including the option of keeping their home for personal use or renting it out.

Attractive and affordable, Jade Landing is located at the southern end of Columbia Lake.

Why you should buy a vacation home now By Pioneer Staff So you’ve fallen in love with the Columbia Valley and you want to buy a vacation home. You know you can swing it financially, but you’re not quite sure you’re ready to take the plunge. Is this the right time to buy real estate? The experts say yes, for the following reasons: • Many speculators are out of the market, so the playing field is a bit more stable since speculators tend to drive up prices and muddy the water. If you’re buying a second home for personal use, you don’t want to compete with them. • Home prices have dropped slightly. The significance of this drop is not that you can pick up a bargain, but that the market is normalizing. • There are more choices on the market now. Take your time and select from a wide range of homes. Most new developments have show homes, and every weekend sees a number of open houses in the area as well.

• Don’t put off your purchase until you’re older. People are buying vacation homes at younger ages than ever, so they can enjoy relaxing with the kids rather than waiting for retirement. • Investment shouldn’t be your only reason for buying, since a cabin can be enjoyed now. Many buyers want to use their home for vacation or as a family retreat, rather than parking their money in the stock market or a bank account. • Travelling gets easier all the time. A typical vacation home is within four hours of the primary residence. Globalization has made a mobile life seem normal. With the cell phone and the internet, you can stay connected while relaxing on the beach. • It’s easier to rent out your property now. You will probably enjoy a honeymoon period of two to five years before renting. When you do, there are several rental agencies and property managers in the valley to help you rent your property with the least amount of hassle.

Fairmont Hot Springs markets first 56 lots Submitted by Fairmont Hot Springs Resort Real Estate Fairmont Hot Springs is selling 56 view home sites in its first phase of real estate development. Acquired by Ken Fowler Enterprises in 2006, Fairmont Hot Springs has been working to develop an additional 1,500 acres to provide a variety of housing, from single family home sites, town homes, to resort condominiums. The first 56 homes are targeted at those looking for a ground-floor recreational property opportunity. With an all-natural mineral hot springs and spa, a ski hill and 45 holes of golf in full operation, Fairmont Hot Springs offers home buyers the chance to immediately enjoy great amenities and recreational activities. “The home sites we are releasing are perched on a ridge overlooking the Columbia Valley. They are all one-third acre and will be linked to the village by the valley trail system being started this year,” says Paul McIntyre, the director of sales and marketing. “These are some of the largest and prettiest home sites available in the Columbia Valley today.” The sites, starting at $170,000, are nestled into the mountainside at the northwest end of Fairmont. They overlook the vast Columbia Valley in one direc-

tion, and stare up at the majestic Rocky Mountains in the other. Buyers will not be limited to the type of homes they can build on the sites. Design guidelines will ensure the natural integrity of Fairmont Hot Springs is maintained throughout the development and buyer’s investments are protected. The goal of the design guidelines is to provide authentic Columbia Valley architecture with a modern and contemporary feel. Along with the 56 mountainside home sites, four quiet and secluded home sites on the Columbia River are also being released. These home sites are set off by their own private entry lane. “Part of the appeal is that it is the first offering from Fairmont Hot Springs in a long time. There’s a lot of recreation property in the Columbia Valley, but nothing like this,” Mr. McIntyre says. “We are building on the historic tradition of an established and well-loved community.” Fairmont Hot Springs master plan includes relocated and newly designed hot springs pools, a new village centre with luxury hotel condominiums and expanded dining and shopping options along with an enhanced spa and wellness centre. Plans are also underway to evaluate the ski area for an expansion, with the possibility of adding a gondola and an additional 700 vertical feet of skiable terrain.

Fairmont Hot Springs is heading for the big time, with a billion-dollar expansion in the works.
