Tips for buying a golf course home If you’re a golfer, nothing could be finer than to wake up each morning and stroll onto the course with your clubs. And golf courses provide a beautiful, well-maintained environment – flawless green lawns in summer, and pristine white snow in the winter. Owning golf-course real estate has its benefits – golf properties are three times as valuable as the average home, according to the Golf Research Group. Location, location, location It might be the oldest cliché in real estate, but that doesn’t make it any less true. In golf realty, the location question requires a twofold answer. Pine Ridge homes offer geothermal utilities Submitted by GeoTility Installations Corp. The Statesman Group of Companies and GeoTility Geothermal Installations have announced an agreement to implement geothermal utility service at Pine Ridge Mountain Resort. GeoTility Geothermal Installations announced today that Canada’s largest comprehensive geothermal contractor has finalized contract agreements with the Statesman Group of Companies to provide the Pine Ridge Mountain Resort with a turnkey geothermal utility service. Fractional vs. timeshare: what’s the difference? The Columbia Valley has a range of home ownership options, but some potential buyers are still confused about the difference between fractional ownership and timeshares. Fractional ownership is essentially partial ownership of a property. With fractional ownership, a property is owned and shared by at least two, and often several, individuals. Instead of becoming the sole owner of a large, expensive property, you have others to share in the burden of maintenance and taxes. Both fractional ownership and timeshare situations are common with vacation and resort-type properties. With a timeshare, however, you would purchase a specific amount of time to spend at the property, such as three weeks out of every year. You would not actually own any portion of the property. With fractional ownership, you would actually own the portion of the property. When you opt for fractional
ownership in a property, there will be sharing involved. If you purchase a share in a property with three other fractional owners, you may have use of the property for one week out of every month. The other owners would have their weeks as well and you would not have use of the property at that time. Keep in mind, however, that each fractional ownership property is different and some allow owners to use the properties more or less than one week per month. Both timeshares and fractional ownership can be used to earn money. For example, if an owner doesn’t plan to use some or all of his allotted weeks, he may choose to rent them out to others. Depending on how much he charges, he may be able to earn a profit. With both types of ownership, you can gift or sell your share as you wish, or leave it to your children. As long as the resort continues to be an attractive destination, your investment will appreciate.
