Folks have their building permits and are eager to get going.” All the services are being installed underground, including water, sewer, electric, telephone, cable, fibre optics and propane. The sewage lagoon on the site will be drained and removed by the end of August, making way for more development. When it is completed, Pedley Heights will have a network of footpaths linking the subdivision’s other amenities: a community centre with a wading pool, indoor heated swimming pool, year-round hot tub, several lounge areas and a barbecue patio. There will be tennis and volleyball courts, a playground and plenty of green space. Continued on Page 3

The architectural controls in place stipulate an alpine theme and a commitment to build within four years. Mark and Eileen Voszler are the visionaries behind Pedley Heights. Mark is a lawyer with a background in real estate and oil and gas. Eileen is a retired computer-project manager. The couple owns a vacation home near Pedley Heights, which will eventually become their retirement home. Mark helped his father to develop the Baltac subdivision (on the slopes of the lake near Pedley Heights) in the 1960s. The elder Voszler promised the original Baltac residents that he would keep Beach Bay as a natural sand beach for the enjoyment of the entire community, rather than subdividing it into lakefront lots with private access only. However, he didn’t file documents to secure the promise. A developer other than Mark Voszler could have reneged on it, says Ross Newhouse. “By keeping the beach available to all residents, Mark is in effect keeping the promise his father made many years ago.” When the Voszlers are finished developing Pedley Heights in three to five years, they will begin development of two additional, adjacent communities: Tegart Ridge with 84 duplexes and 80 multi-family units, and Stoddart Estates with 30 fully serviced estate lots. Rock your home with stonework By Elinor Florence Pioneer Publisher My father, a prairie farmer, spent most of his life picking rocks out of his fields. To his dying day he couldn’t fathom why someone would want to glue rocks on the front of their home, or even worse, drag boulders into their front yards for “decoration”. Nevertheless we, like many others, wanted the warmth and natural beauty of stonework on the exterior of our new home. When the foundation was dug, as is so often the case here in the valley, the excavator turned up almost as many rocks as clods of earth. Our whole family spent several days sorting out rocks of suitable size and hauling them to one side in a wheelbarrow to be saved for future use. (This is a great job for kids if you can keep them interested.) Since the rocks were covered with mud and dust, it wasn’t until we turned the hose on them that their true colours were revealed. And what gorgeous colours! Most of the stones are silvery-grey but some of them are a beautiful blue and we cherish the occasional purple-hued stone. Even many of the gray rocks have veins of blue and rust running through them.

The rocks we dug from our yard are often called river rock. They are smooth and round or oblong in shape and not always easy to fit around corners and under ledges. We weren’t foolish enough to tackle the stonework ourselves, although my husband was game. Instead we hired a local stonemason named Carlo Stiz. We have also heard great praise for Peter Lustenberger, and there are several other local craftsmen available if you ask around. Carlo (wearing a belt for back support) spent hours searching through our rock pile for just the right rock to create his design on the front of our house, and we are very happy with the results. We even had enough stone left over to create a small wall around our flowerbeds, and this we were able to do ourselves by stacking them at an angle without any cement.The climate here is so dry that erosion is not much of a problem, although after a few years some of them have come loose. One advantage of using natural stone is that when we couldn’t find a large enough rock, we just poked around on our acreage until we found one and then dragged it home with the wheelbarrow. Natural rock, as you will find, has one huge drawback – even the small stones are extremely heavy and

that alone makes it difficult to work with, especially if your stonemason has to lift them over his head or climb a ladder. That will drive the labour costs up since it is such back-breaking and time-consuming work. (On the other hand, my biceps have never looked better.) A good alternative is manufactured stone, also called cultured stone or in some cases, “phony stone”. Cultured stone (or “rocks in a box”) is light, easy to install and mostly undetectable from the real thing. In fact, you don’t have as many challenges to find the right shapes and colours since everything is available for you, ready-made. Composed of light-weight aggregates, crushed rock and cement, it’s coloured with oxides for a natural look. The individual pieces range in size so they are easy to install. The manufacturer even provides corner stones, ledges, electrical cutouts, etc. for a complete look. You might even be able to do it yourself if you are handy and you want to cover a fairly small area. If you really want to compare the two products, have your contractor create test panels of real rock and synthetic rock and see how they look side by side. Check out your local hardware and building supply stores for some great ideas.

Columbia Valley friendly to dogs

By Sandra Kelly Pioneer Columnist If you’re planning to buy a home in the Columbia Valley and you own a dog, there are a few things you should know. First of all, this is dog country. You’ll see all kinds of family pets here, everything from lizards to llamas. But valley residents are crazy about canines. Walking Fido is a great way to get exercise, fresh air and a daily appreciation of the scenery. It’s also a great way to meet neighbours. Every valley community has a dog bylaw spelling out the responsibilities of dog owners and the requirements of the local authority with regards to such things as licensing and fees, leashing, and the seizure and impoundment of stray or dangerous dogs. The District of Invermere’s Dog Control Bylaw, for example, stipulates that all dogs over four months of age

must be licensed and tagged. Owners also must provide proof that the dog has been spayed or neutered. Owners can keep a maximum of four dogs (four months or older) on a property before having to apply for a kennel licence. Some strata developments in the valley prohibit pets altogether. Others allow pets under the guidelines of the local dog bylaw, or according to their own rules. For example, sound carries a long way in mountain valleys, so some stratas have strict rules about barking. Dogs are usually required to be on leash at all times on the common property, and can’t be left unattended outdoors. Dogs are allowed to roam free on privately owned beaches, but are not permitted on the valley’s public beaches. Some local dog owners will transport their dogs to remote beaches by boat, and then drop anchor for an afternoon of family fun. And there are plenty of off-leash areas where Fido can enjoy the company of other dogs.
