This question is asked with increasing frequency as people are reluctant to leave their more spacious backyard for a new house with next to no yard. Any renovation or addition to your home has to solve your space problems and suit your style but most of all also meet your budget. Before you can get an idea of the cost of your proposed project, you need a design that you can submit to contractors to obtain a cost estimate. You must consider if, financially, this amount will work with what you have already invested in your property, or if it is better to look at a different existing or new home to solve your space issues. It is important to know the current value of homes in your area and what the optimum value would be if you were to sell it in the future. You must also consider the implications of being out of your home for several months while the work is being carried out, re-instating landscaping and fencing, versus being in a locale you like and feel comfortable living in.

What are some of the critical points in planning a home renovation?
It is important to have a clear understanding of the current state of your home. With the assistance of a structural engineer, the architect or designer would visit your home to assess its current structure and relative issues to ensure that your initial investment is worthy of an upgrade and/or addition. It is also important to review any zoning aspects which would affect your plans including lot coverage, building setbacks, parking and floor area ratio. You may want to consider a secondary suite for additional income to help offset renovation and operating costs. It is imperative to set a budget based on your maximum construction cost and do your best to stay within it. When planning projects such as this, we make every attempt to minimize the extent of demolition and renovation and to keep the structure of the addition as simple as possible to keep costs low. A successful renovation/addition project looks cohesive and attractive upon completion and should reflect your personal tastes and style.
How do I prioritize my wish list items?
Not all items on your list of improvements may be financially or spatially possible. Your list may have to be altered to suit some items which are “must-haves” versus “would-be-niceto-haves”. First, list all the improvements you would like to see in the proposed project. After considering the benefits of each improvement, rank these in order of their importance to your family. Determine which tasks could be done later as finances permit and which might be tackled as a “sweat equity” project out of the scope of the contractor’s work.”

Transform any room into a home theatre
(NC) Winter is made for curling up inside to watch a good movie or tv show. And when you’re in hibernation mode, it’s nice to have a dedicated place for binge-watching. Here are some tips to create your very own theatre at home: Minimize ambient disruptions. You don’t need to do a major remodel, but a few changes can help cut out distracting sounds and light. Try choosing a space that’s naturally darker like your basement, or you can fake it with room-darkening or blackout blinds. When it comes to eliminating noise, softer materials can make a big difference – add an area rug, throw pillows and lush curtains. Plan for proper viewing. For a comfortable experience, consider some rules of thumb for viewing and seating distances. The distance from your tv should be 1.5 to 2.5 times the diagonal width of the screen, and it’s best to have the centre of the screen at eye level. If you’re buying a new tv, use this formula to see how big you can go before it starts to get overwhelming. Get the right media stand. You don’t want a multitude of
cables cluttering up your home theatre, so look for a cabinet that has space for cable management. If you still have a Bluray or DVD player, make sure there’s space for it too. If most of your content comes via the internet, plan for your Wi-Fi router to be nearby. It’s also important that your electronics are well ventilated, as they can heat up when in use. A power strip with built-in surge protection can be a cost effective way to protect your high-tech toys. Streamline your content. Many of us are cutting the cord nowadays, replacing traditional television with online subscription services. But if you still want to enjoy a cable-like experience, consider TiVo Edge for antenna, a live tv, DVR and streaming player that lets you easily find and watch the content you love. Set your home up for a cozy winter (NC) One of the best things about winter is coming inside from the frigid weather to a cozy and welcoming environment. To make your home a space where you’ll want to hibernate all season long, check out these tips. Add layers of lighting. Our winters can be long and cold, so take steps to make sure your refuge is toasty warm and inviting. Swap out cool, white lightbulbs for warm ones and place plenty of light fixtures at various heights throughout your home. Think reading lamps, wall sconces and pendant lights. Finer Details Among New Home Trends By Stu Niebergall President & CEO of the Regina & Region Home Builders’ Association Canadians build to some of the highest standards in the world and indeed many of our members right here in Regina, build to some of the highest standards in the country. Home building technology, consumer preference, and design trends are always evolving. Here are some of the more significant trends happening in North America, that you will find right here in Regina. Design Trend 1 – High-quality detailing. Regardless of home size, buyers are demanding authentic, high-quality detailing in all aspects of the home. In 2013, the majority of these details reflect historic and more traditional styles of architecture that focus on appropriate scale, relative proportions and accurate sizing of elements in relation to the overall composition. Design Trend 2 – Features. Since right-sizing is still key in today’s market, the bathroom is one of many rooms being impacted. Overall, bathrooms are becoming more compact while maintaining an open feeling. This is accomplished by eliminating extra walls, adding transparent glass enclosures and reducing the amount of unused floor space between fixtures. In addition, both master and guest bathrooms are taking on a spa-like vibe through the use of natural light and airy colours as well as minimal clutter. Design Trend 3 – Kitchen features. The kitchen remains at the top of the homebuyer’s priority list and is where they splurge for additional features and details. This year, ‘mega islands’ are popular, providing an area where prepping a meal, cooking and socializing with guests at a bar-top setting occur. Fido is also not forgotten: pet amenities, specifically for dogs, are also becoming popular, from hideaway pet bowls close to the floor to wash stations in nearby mud rooms.
Design Trend 4 – Rooms with different specialties. Homeowners who can afford it are still splurging for specialty rooms. Many custom homes still have wine cellars or rooms where both storage and taste can occur. The size of this type of room can vary immensely based on the owner’s collection, project budget and location within the home. Other specialty 22
rooms are outdoors. Often, owners will have a secondary cooking space and eating area outdoors that further extends their living space. Those with more modest budgets still look for more square footage by adding some type of outdoor fire feature which allows use of those spaces to extend three of our four-season climate.
Design Trend 5 – Lighting that illuminates. Lighting sets the mood as well as illuminates the task at hand. It can be used to add drama to a space, highlight features within a room or used as a focal point similar to a work of art. This year, crystal chandeliers and other beautiful and intricate fixtures are making an appearance in home designs. Remember that when including different lighting elements, size, shape and function must be considered. Design Trend 6 – Ceiling treatments. It’s not just about what to put on the walls and the floors anymore. Ceilings are also being designed and are making a huge impact on the look and feel of the room. Adding colour can add drama and warmth to the room while tray ceilings, barrel vaults and coffers are adding depth and texture. Design Trend 7 – Multi-generational living options live on. Multigenerational living continues to impact the design of both new and remodelled homes. Some homeowners are requesting dual master suites, with at least one located on the ground floor, or adding an apartment or cottage on the property for grandparents. Additionally, remodelling projects are including design elements that allow for homeowners to age in place. There is a shifted emphasis from 50-plus housing to more integrated communities with universal design features.
