On the Market & Communication In addition to listing your home on the Multiple Listing Service (MLS), your home will be broadcast on Compass.com and sent across out 100+ partner sites for easy consumer searchability. Utilizing our proprietary software, we will actively seek out brokers to connect your home with buyers looking in your neighborhood and price range. As we market your home via social media, print, email and professional networking, our team will be monitoring the data to see the effectiveness of our strategies and making changes, if needed, along the way. We will provide you with regular feedback and keep you updated with property traffic metrics and local market information.

Negotiation As soon as we receive any offer, the team will contact you to review the terms of the offer and analyze all the conditions. We will also review the most up to date comps. Together we will decide how to respond to the Buyer in one of several ways: by accepting the offer, rejecting the offer, or making a counter offer.

Offer Accepted / Attorney Review & Inspection Once the offer is accepted in writing it will begin the start of the attorney review and inspection period. The buyer will have the right to a professional inspection of the home. If items do come up on the inspection their

Buyer’s Mortgage Contingency If the buyer is obtaining a mortgage, our team will work with the third party appraiser (who is hired by the buyer’s lender) to allow them access to the property. Once the home appraisal is complete and approved, the buyer will be closer to receiving their full mortgage commitment (also known as the clear to close).

Closing In anticipation of closing, we will arrange the final walk-thru for the buyers. The seller will need to keep their utilities on, up through and including the day of closing. Our team will insure a smooth close and provide keys for the home to the new owner.

Key Terms Appraisal A home appraisal is an unbiased estimate of the true (or fair market) value of what a home is worth. All lenders order an appraisal during the mortgage loan process so that there is an objective way to assess the home’s market value and ensure that the amount of money requested by the borrower is appropriate. Attorney Review Period This time period is usually 5 to 7 business days from the date of the signed contract and coincides with the inspection period. The attorneys will review the contract to ensure all terms are in the best interest of their clients and the buyer will have a professional inspection of your property. Closing Costs Closing costs are an assortment of fees including agents commissions that the sellers will pay at the closing. These fees include but are not limited to attorneys fees, tax prorations title charges, city, state and county transfer tax stamps. In total, the estimated costs range from 8-10%. Dual Agency Dual agency occurs when an agent represents two principals (buyer and seller) in the same transaction. Dual agency requires equal loyalty and confidentiality to two separate principals at the same time.

Earnest Money A percentage of the agreedupon purchase price paid by the buyer at the time of signing the purchase and sale agreement. Escrow Deposit Deposit of funds into a federally insured account, to be transferred upon completion of the deal. Home Warranty A private warranty policy from an outside company that covers your appliances and mechanicals in the event they break after closing. Similar to an insurance policy you will pay a deductible each time you make a claim. Inspection Period This time period is usually 5 to 7 business days from the date of the signed contract. This period allows the buyer to inspect the property with a professional home inspector. Offer Accepted The point in time when a seller accepts all the terms of a buyer’s offer for a property. Pre-Approval Potential buyers provide a complete financial picture to mortgage brokers, who provide preliminary approval of the buyer’s loan.

Transfer Tax Stamps Each City, State and County has their own policy on transfer tax stamps. The buyer is changed a tax at the time of purchase in order to buy a home in that municipality. This is a large portion of your closing costs. In Contract Refers to the time between the signing of the purchase and sale agreement by the buyer and seller, and the closing.
