Developing a Culture of Safety
Director of Communications and Marketing Component Manufacturing Advertiser.
When my sister saw the cover of last month’s issue, her first question was—will it be a problem that the person in the photograph has no fall protection? She also was unimpressed with his baseball cap instead of a hard hat. We agreed that it would be interesting to see if (1) people noticed and (2) people complained. Well, I’m actually pleased to report that, based on comments I’ve heard, some people did notice. The one complaint we received is reproduced in the Letters to the Editor section on page 96.
When Does “New” Become “Normal” Instead? I remember stories told by my uncle, a union sheet metal worker, about jobs he completed in the shop and on construction sites. Back in those days, you didn’t expect to have a fall protection device when you were up on a roof. You were supposed to “be careful,” but how you accomplished that was largely up to you. Over time, however, that expectation has changed dramatically, as have rules and regulations. With employers being held responsible, there are even more incentives to comply with safety measures. With this year being the 100th anniversary of the hard hat, that too deserves a mention here. Many more years ago than fall protection, this important item became expected on jobsites. Of course, that development didn’t happen overnight, and it didn’t happen in time to prevent many avoidable injuries. In fact, my grandfather’s father was a carpenter killed by a falling object on a construction site in 1941. With today’s safety measures, the accident would have been much less severe, if it even happened at all.
Regulations and Expectations Neither laws nor attitudes change overnight. When it comes to safety though, I think we’ve come a long way. People do notice what’s “missing” in a photo and on a jobsite. People don’t look at a man flaunting safety measures and think he’s “tough” or “macho”—instead, words like “stupid” or “overconfident” come to mind. Although safety measures often are cumbersome and frustrating, at least we are all taking steps in the right direction. So, thanks for noticing!

Celebrating 50 Years of Truss Design Innovation Part IX: Windows into Truss Design Joe Kannapell - P.E. Senior VP, MiTek USA www.mitek-us.com
T
wo unstoppable waves merged to form the tsunami that swept over truss design in the 1990s. The first was the mass commercialization of the PC, accelerated by Michael Dell in the late 1980s. The second was the graphical user interface (GUI), exploited by our David McQuinn in the early 1990s. Though the GUI was destined to multiply the power of the PC, the adoption of new technology was clouded by the failing economy. Housing starts were at the lowest levels in our lifetimes, depressed by 10% mortgage rates as we entered the Nineties.
Historical Housing Starts
Truss designers were gaining new tools, but were also coping with more complex designs and unproven technology. Most had PCs in front of them, but they were unreliable, and were limited by antiquated programs and inadequate “horsepower.” We introduced new design tools, like “Profile Input,” but they yielded only incremental improvements. Much design time was lost tweaking computer hardware, just to get cutting lists to the shop. All the while, a vast array of new peripheral hardware was entering the fray. New printers, plotters, monitors, and mice promised to improve our productivity, if only they would “talk” to our clone computers! Behind the scenes, truss industry computer gurus were sorting out this ever-changing wave of technology, and most were biased by their twenty-year investment in legacy software: all except our David McQuinn. Dave had come to us from outside our industry with a fresh outlook, which was affirmed by our new ownership which recognized the pre-eminence of software. Dave himself had been assembling clone PCs and sending them out to us in the field, and he said in retrospect, “We wanted to build this new app around the ‘IBM compatible PC’ hardware standard which seemed to be evolving and standardizing. The price / performance point was about right for our market.”

While all of us embraced the PC, Dave also knew designers craved great graphics. As he aptly stated, “Fundamental software design issues limited our ability to describe the types of geometry that modern truss manufacturers wanted to build. (E.g. every board had to exist entirely on the top chord, bottom chord, or webs – this made it impossible to describe a studio vault – where the vertical piece of wood acts as a vertical bottom chord and then transitions into the interior of the truss and becomes a web.) Attics designs were very limited, etc.” While we recognized the “good news” offered by PCs and their graphical capabilities, we had to deal with the “bad news” of our antiquated software. As Dave surmised, “So this gave us an opportunity to switch from a character-mode application to a graphical UI. We evaluated three choices: IBM OS/2 Presentation Manager, Windows (it was called Windows 386 at the time), and some Unix variants (Linux).” And Dave did his homework, “We actually developed early prototypes using all three Operating systems and Windows worked the best for our developers. It supported a large enough memory model (no more 640K memory limit) and the graphical UI (user interface) worked really well for describing two-dimensional geometry required to describe wood trusses.” MiTek was one of the earliest adopters of Windows in the entire engineering community – but how long would it take to shape this new technology before designers would benefit, and David McQuinn would be showing Bill Gates his work?

"Before we engaged Todd a couple of years ago, we thought we ran a pretty good truss plant. After all, we had been doing it since 1999, and we were well satisfied with our overall profitability. But after spending a week with him, the scales fell from our eyes! We realized we were, in fact, doing a very mediocre job indeed. The good news was that there was a lot of room for improvement.
“... We reached a point though where our manual practices were restricting our capacity to not only serve existing clients but also limited our ability to serve or target new customers. So in the midst of automating our plant and updating our production/design practices, we chose to contact Todd….
Since that time what we learned from Todd has directly led to our getting to the next level--in efficiency, plant capacity, and profitability. There is no way, without his insights and suggestions, that we could have attained the sales volume and profitability we enjoy today. And there's still room for improvement! His fee was the best money we've spent in a long, long time!"
…Without a doubt, we made the right decision to hire Todd Drummond, and once fully implemented, we have no doubt that United Truss will reach heights we had never thought possible under our old regime. Our entire staff, encompassing our production and design staff as well, were both impressed and thankful for the ideas and instructions that Todd brought to the table.” (Full testimonial on website)

Better Net Profits, Not Hyped-Up Business Philosophies
Todd Drummond
W
hether your company is a single-location or a huge multi-location operation, 2018 should have been a banner year for profits for your company. Most of my clients were in the high teens and many were in the mid-twenties for net profit to total sales. How well did your company perform in 2018? Too many poor-performing companies are promoting a “hyped-up single business philosophy.” By that I mean, they’re relying on a single strategy or practice that’s supposed to be their panacea of ideas to get better-than-average results. As an operation improvement guru, I can state, without any doubt, that no single practice, tool, or idea should be the allencompassing fix to all your ill ways of doing business. An overly used and hyped-up tool of the lean manufacturing toolbox is Six Sigma, which is not a cure-all, be-all tool that should be used in every area of your company. And yes, I have a Six Sigma lean manufacturing certification with industrial engineering training, so I know it won’t fix everything. Not everything needs to be studied for six months to find improvements that will make a real difference. Sometimes you need a finish hammer, not a sledgehammer, and the Six Sigma tool is a sledgehammer. For instance, if you want to load your delivery trucks more quickly, which makes sense to lower your operating cost and improve your existing capital investment of trucks and forklifts, try this simple process improvement.

1st. Have real numbers to validate your improvement processes, such as the average number of deliveries being made per day, week, and month. Also, what is the average time per truck in the yard versus on the road for deliveries per day? 2nd. Ask the people loading the trucks what they think can be done to help them do their task more easily and quickly. 3rd. Reduce the distance of travel to load the trucks by moving the trucks closer to the inventory being loaded. Shocking idea, but the less distance you move the material, the less time it takes to complete the task. 4th. Have more trailers than trucks so that your yard people can load the spare trailers with projects while the trucks are delivering other loads. 5th. Reevaluate the number of personnel in supporting activities to accomplish the given task of loading the trucks. Just because, historically, you need X amount of yard personnel to load the trucks, this does not mean the process could be vastly improved with the addition of one or two more personnel. Run the numbers to see if adding personnel might actually result in cost reduction if enough trucks are loaded more quickly. What is the true cost of trucks not being loaded quickly enough to get more loads delivered? 6th. Improve the organization of inventory locations and reduce the quantity of different inventory items. The less searching, and making them chase fewer items, the less time it takes to create the load for delivery. 7th. Implement the changes immediately by empowering the people loading the trucks. This includes allocating resources, such as extra hourly time and possibly overtime hours, to make needed changes of rearranging inventory and other tasks. 8th. Review the changes with the people involved in loading the trucks and discuss real data, such as average number of loads per day and truck yard time. 9th. Make additional changes as they present themselves. It is a constant, never-ending process when it comes to improvements. ďƒź Start-to-end time for this simple improvement process is just a few weeks for most changes, not months. During lean manufacturing training, it is best to break down all the basic lean tools into an easyto-understand and implement way of thinking about all areas. Being able to take something complicated and make it easy to understand by anyone is key for your company when trying to implement the higher ideals or business tools of lean. Upper management can and should learn the more complicated tools of lean processes, but to have everyone understand and use them is simply unrealistic. Empower, encourage, and reward an attitude of constant improvement. Why would anyone want to wait for improvement when it could be an ongoing and constant process within the company? Unfortunately, Continued next page

the vast majority of companies don’t actually do this with their employees, but those that do are certainly the better-performing companies. Companies that have a positive attitude towards constant improvement and actually empower and reward their employees for the improvements always seem to do better than average. They are not over-reliant on some single process or philosophy for improvement.

More than history, the TURBO Drive is German engineered to allow for maximum performance in a given application. With this base, precision performance is improved with software optimization rather than hardware changes. This is apparent when the TURBO Drive was optimized for USA component cutting, the same world model saw runs significantly faster, simply by optimizing movements and stroke. For a demonstration of how software upgrades accomplish this, see the “before & after” video at: https://youtu.be/3V5gmXbjQPU. It illustrates that software can increase throughput rather than redesigning elements of the equipment, your TURBO Drive does not become yesterday’s news because of a model number change.
FOR A DEMONSTRATION OF HOW SOFTWARE UPGRADES ACCOMPLISH THIS, SEE THE “BEFORE & AFTER” VIDEO AT: https://youtu.be/3V5gmXbjQPU
So how much would you pay for software that increases your cutting productivity and keeps your saw current with the latest technology? How about zero? With the Hundegger TURBO Drive, free software updates for life are included with the saw. As software is optimized and performance is enhanced, you’ll never have to worry about what model you bought. What Decisions Should Truss Builders Be Able to Make?
I
n the November 2017 article, “So Who Exactly is Responsible for Lumber Quality?”, we discuss the abundance of quality building materials and the responsibility of the fabricator to evaluate their application in products. We should recall the ultimate decision maker in determining what gets used in the truss is the component manufacturer. So, what are some of the issues our truss builders should be able to identify? The most common defect issue is wane. Wane can exist within grade, so wane alone does not rule out the use of a piece of lumber. Wane becomes a problem when it is in the plated area or impacts the application of sheathing materials. In the first photo, the diagonal web member has extreme wane which prevents proper embedment of the connector. This web should not have been used in this application. While it might have met grade, it is not suitable for this truss.
The second example of a defect is a mill cut. This type of cut can be missed by the graders. It may look insignificant, but the cut creates a stress concentration in the member. This piece of lumber should not be used in trusses because it is compromised.

The third photo is another example of wane, but in this case the lumber could have been used if the wane had been taken into account during the building process. This lumber could be in this location if the builder had upsized the connector and repositioned it to provide sufficient tooth holding in the chord. Effective Ways Leaders Solve Problems Ben Hershey 4Ward Consulting Group, LLC
W
ith as many problems as we all face in our work and life, it seems as if there is never enough time to solve each one without dealing with some adversity along the way. Problems keep mounting so fast that we find ourselves taking shortcuts to temporarily alleviate the tension points, so we can move onto the next problem. In the process, we fail to solve the core of each problem we are dealt; thus we continuously get caught in the trap of a never-ending cycle that makes it difficult to find any real resolutions. Sound familiar? Problem solving is the essence of what leaders exist to do. As leaders, the goal is to minimize the occurrence of problems—which means we must be courageous enough to tackle them head-on before circumstances force our hand. We must be resilient in our quest to create and sustain momentum for the organization and people we serve. But the reality of the workplace finds us dealing with people who complicate matters with their corporate politicking, self-promotion, power-plays and ploys, and envy. Silos, lack of budgets and resources, and many other random acts or circumstances also make it harder for people to be productive. Competitors equally create problems for us when they unexpectedly convert a long-standing client, establish a new industry relationship, or launch a new product, brand, or corporate strategy. Mergers and acquisitions keep us on our toes and further distract us from solving existing problems by creating new ones. As Karl Popper, one of the most influential 20th century philosophers of science, once eloquently stated, “All life is problem solving.” I’ve often contended that the best leaders are the best problem solvers. They have the patience to step back and see the problem at-hand through broadened observation; circular vision. They see around, beneath, and beyond the problem itself. They see well-beyond the obvious. The most effective leaders approach problems through a lens of opportunity. Leaders who lack this wisdom approach problems with linear vision—thus only seeing the problem that lies directly in front of them and blocking the possibilities that lie within the problem. As such, they never see the totality of what the problem represents—that it can actually serve as an enabler to improve existing best practices, protocols, and standard operating procedures for growing and competing in the marketplace. A leader must never view a problem as a distraction, but rather as a strategic enabler for continuous improvement and opportunities previously unseen. Continued next page

Whether you are a leader for a large corporation or a small business owner, here are the four most effective ways to solve problems. 1. Transparent Communication Problem solving requires transparent communication where everyone’s concerns and points of view are freely expressed. I’ve seen one too many times how difficult it is to get to the root of the matter in a timely manner when people do not speak up. Yes, communication is a fundamental necessity. That is why, when those involved in the problem would rather not express themselves— fearing they may threaten their job and/or expose their own or someone else’s wrongdoing—the problem-solving process becomes a treasure hunt. Effective communication towards problem solving happens because of a leader’s ability to facilitate an open dialogue between people who trust her intentions and feel that they are in a safe environment to share why they believe the problem happened as well as specific solutions. 2. Break Down Silos Transparent communication requires you to break down silos and enable a boundary-less organization whose culture is focused on the betterment of a healthier whole. Unnecessary silos invite hidden agendas rather than welcome efficient cross-functional collaboration and problem solving. Organizational silos are the root cause of most workplace problems and are why many of them never get resolved. This is why today’s new workplace must embrace an entrepreneurial spirit where employees can freely navigate and cross-collaborate to connect the problem-solving dots; where everyone can be a passionate explorer who knows their own workplace dot and its intersections. When you know your workplace dot, you have a much greater sense of your sphere of influence. This is almost impossible to gauge when you operate in silos that potentially keep you from having any influence at all. 3. Open-Minded People Breaking down silos and communication barriers requires people to be openminded. In the end, problem solving is about people working together to make the organization and the people it serves better. Therefore, if you are stuck working with people who are closed-minded, effective problem solving becomes a long and winding road of misery. There are many people in the workplace who enjoy creating unnecessary chaos so that their inefficiencies are never exposed. These are the types of people (loafers and leeches) who make it difficult for problems to be solved because they slow the process down while trying to make themselves look more important. Open-minded people see beyond the obvious details in front of them and view risk as their best friend. They tackle problems head-on and move forward with the business of driving growth and innovation. Close-minded employees turn things around to make it more about themselves and less about what is required to convert a problem into a new opportunity. Continued next page

4. A Solid Foundational Strategy Without strategy, change is merely substitution, not evolution. A solid strategy must be implemented in order to solve any problem. Many leaders attempt to dissect a problem rather than identify the strategy for change that lies within the problem itself. Effective leaders who are comfortable with problem solving always know how to gather the right people, resources, budget, and knowledge from past experiences. They inspire people to lift their game by making the problem-solving process highly collaborative; for them, it’s an opportunity to bring people closer together. I’ve always believed that you don’t know the true potential and character of a person until you see the way they solve problems. Effective leaders connect the dots and mapout a realistic plan of action in advance. They have a strategy that serves as the foundation for how the problem will be approached and managed. They anticipate the unexpected and utilize the strengths of their people to assure the strategy leads to a sustainable solution. Never shoot from the hip when problem solving. Avoid guessing. Take enough time to step back and assess the situation and the opportunities that each problem represents. Make the problem-solving process more efficient by recognizing that each problem has its own nuances that may require a distinct strategy towards a viable resolution. You know that you have great leadership in your organization when problem solving becomes a seamless process that enables the people and the organization to grow and get better. If problem solving creates chaos, you may have a serious leadership deficiency. The 4Ward Consulting team has helped several hundred operations effectively increase problem solving to lead them to success. If we can be of assistance to you and your team, please give us a call.

Steps to Minimize Snow Load Failures
E
arly every year, the National Frame Building Association (NFBA) holds its annual Frame Building Expo—where thousands of postframe builders, design professionals, and vendors meet for three days filled with break-out sessions, guest presenters, and, of course, a trade show.
By Mike Momb The Pole Barn Guru
In 2015’s Expo, one breakout session was, “Avoiding Common Building Failures in the Post-Frame Industry,” presented by Ryan Michalek, P.E., of Nationwide Insurance®.
The “trailer” for this session was, “Would you find it surprising that Nationwide Insurance’s loss experience with post-frame buildings is disproportionately represented by newly constructed facilities? The company’s loss history is full of buildings that are less than 5 years old and that fail when subjected to their first moderate wind or snow loading event or to a modest commodity-loading cycle. This presentation discusses the common oversights in post-frame building design and construction which lead to building loss and offers strategies to eliminate these oversights.” I quizzed Mr. Michalek myself as to how many of these failures were subjected to a structural plan review by a Building Official. His opinion was few, if any, failed buildings were designed by an RDP, registered design professional (registered engineer or architect), as they are nearly exclusively “agricultural” structures, exempted from Building Permit processes in many states. My personal belief—every building should be designed by an RDP, as well as be subjected to structural review by a Building Official. Knowing the Insurance Industry size, I questioned why it was Nationwide and other insurance companies were not lobbying for stricter rules for these now permitexempt buildings. Mr. Michalek minced no words in stating the United States agricultural lobby has far more power than the insurance industry lobby. I just don’t understand the thought processes of those who would invest in buildings which will underperform or fail structurally, all for saving a few dollars. Considering many failures come from poultry industry buildings, it seems costs and cleanup of a million dead chickens or turkeys would trump a few dollars saved on construction. What was surprising to me was an analysis of actual most-prevalent failures—although column size and embedment always seem to be big concerns from informed purchasers, this wasn’t a contributor to three major causes of failures: lateral bracing of trusses, purlin to truss connections, and unbalanced and snow drift loads on trusses. Typically, builders, when they do install bracing, will just run it laterally from building end to building end. This results in all trusses bending together, as loads being placed upon bracing are not being transferred to a very stiff surface—like a roof diaphragm. By utilization of properly designed “X” braces, lateral loads can be transferred into roof plane, and keep trusses where they are happiest—upright. Continued next page

Many post-frame buildings, especially those designed with widely-spaced single trusses, rely upon nailed purlinto-truss connections woefully inadequate to resist uplift forces. This becomes even more crucial in critical areas such as “end zones” and close to eaves or ridge. A solution would be to use appropriate engineered hangers to attach purlins. A third common area of failure occurs from designs where drifting snow causing unbalanced loads has not been taken into account. Roof truss designers have an ability to turn off a “switch” in their engineering design programs accounting for drift loading. This results in a less expensive, although under-designed, truss. With no structural design review, no plans examiner will catch trusses being inadequately or inappropriately designed. Not only do trusses need to support unbalanced snow loads, so do roof purlins. It’s not unusual for an engineered building to have purlins either spaced closer together, or of higher grade or larger size in roof drift areas. Fast forward to 2019’s NFBA Expo—where a frequently heard topic of discussion revolved around a plethora of snow-related building collapses in North and South Dakota, Wisconsin, and Minnesota. A great majority of these roof failures came from buildings exempted from Building Codes. While it is impractical, unaffordable, or unfeasible to retrofit existing buildings to meet Code loading requirements, we can make changes to minimize or eliminate future failures due to snow. Every time a postframe building roof collapses, it reflects poorly upon our industry. When prefabricated wood roof trusses fail, truss manufacturers get blamed. Together these two industries can lobby for changes ultimately making for better and safer buildings. In my humble opinion, these would include: Require all buildings over 200 square feet to be constructed from plans sealed by an RDP, as well as to be subject to a structural plan review and field inspections.

Eliminate Risk Category I as an IBC option. Risk Category I reduces design loads for snow and wind. This doubles annual probability of failures as compared to Risk Category II. Eliminate use of Cs to downward adjust top chord live loads due to roof slope and “slipperiness” of roof surfaces. Too many buildings have snow retention systems added to roofs, after completion. This would be all well and good if RDPs and truss technicians were made aware when computing their designs. Create minimum design dead loads of five pounds per square foot (5 psf) for both top and bottom chords of roof trusses. Some post-frame buildings have sheathing installed between purlins and roof steel, overloading top chords. Personally, I receive numerous inquiries every week from building owners who now want to install ceilings in their existing post-frame buildings and find their building’s trusses are not designed to support this weight. Have Building Departments re-evaluate values used for snow (and wind) loads in their jurisdictions. Allstate Insurance® has a TV commercial featuring actor Dennis Haysbert. Haysbert sits in an open field and questions why there have been 26 “once in 500 years storms” in the last decade, when the term alone implies they should only happen every 500 years. An increase of design snow load of only 15% cuts annual probability of a failure in half! Hopefully, we will learn from this past winter’s collapses and become proactive together to make for better and safer buildings! Mike Momb is Technical Director for Hansen Pole Buildings, LLC of Browns Valley, MN. His post-frame blog and “Ask the Pole Barn Guru” column can be followed at www.hansenpolebuildings.com/blog/.

IBC Balcony Changes Spur “Best Practice” Design Recommendations
B
ecause of their limited structural redundancy and exposure to weather, cantilevered balconies require special attention by design professionals, contractors, permitting and inspection departments, and owners in-service. As shown in the photos, modern wood-framed, multi-family projects often include free-end cantilever balconies.
Photo 1. Podium wood construction with balconies supported by free-end cantilever wood framing.
Balconies can add considerable value, but they require special attention to ensure public safety. A case in point—on June 16, 2015, a balcony on a wood-framed apartment building collapsed, causing six fatalities and injuring at least seven others, precipitating emergency changes to the 2016 California Building Code, effective January 30, 2017, and motivating changes to the 2018 International Building Code (IBC) to address waterproofing measures and “special inspections” during construction. In addition, in September 2018, California Gov. Jerry Brown signed a bill requiring periodic in-service inspections of apartment balconies, decks, outdoor stairs, and elevated walkways.

This article is intended to alert design and construction professionals on changes in the 2018 IBC that address occupant safety of wood-frame balconies, and to summarize “best practice” design recommendations for enhancing balcony safety in-service. Visit https://csengineermag.com/article/balconydesign/ for an in depth discussion of design options that include a moisture barrier system, specification of adequate treatment level (AWPA Use Category) for preservative-treated (PT) wood framing, ventilation of enclosed balcony framing, and inclusion of access panels to facilitate periodic inspections. Given the limited structural redundancy of a cantilever balcony system, a case is made for redundant moisture protection of the framing system by specifying both PT wood for the balcony framing and an imperious moisture barrier system to protect it.

2018 IBC change – Impervious moisture barrier system The 2018 code requires an “imperious moisture barrier system” when the wood structural framing is “exposed to the weather, such as concrete or masonry slabs,” as an alternative to preservative-treated or naturally durable wood. 2018 IBC Section 2304.12.2.5 follows (change indicated by underline): “IBC 2304.12.2.5 Supporting members for permeable floors and roofs. Wood structural members that support moisture-permeable floors or roofs that are exposed to the weather, such as concrete or masonry slabs, shall be of naturally durable or preservative treated wood unless separated from such floors or roofs by an impervious moisture barrier. The impervious moisture barrier system protecting the structure supporting floors shall provide positive drainage of water that infiltrates the moisture-permeable floor topping.” Positive Drainage. One critically important element for protecting untreated structural framing is the requirement for the “imperious moisture barrier system” to have “positive drainage” of water that infiltrates the “floor topping.” This change makes sense because hard surfaces can form cracks in-service and allow the passage of water by gravity and capillary action. Without the use of an imperious moisture barrier system that includes a “drainage mat component,” water that infiltrates the moisture-permeable floor topping can “back up” above the lower surface of the waterproofing system, creating hydrostatic pressure and back flow/migration of water.
2018 IBC change – Enclosed balcony framing must be ventilated The 2018 IBC has a new provision requiring ventilation of enclosed balcony framing as follows: “2304.12.2.6 Ventilation beneath balcony or elevated walking surfaces. Enclosed framing in exterior balconies and elevated walking surfaces that are exposed to rain, snow or drainage from irrigation shall be provided with openings that provide a net free cross-ventilation area not less than 1/150 of the area of each separate space.” This new code provision guards against the accumulation of water vapor (for any reason) through natural drying. Balcony ventilation openings should be visible to the inspecting building official and reported if they are not present or are deficient. In addition, we recommend that the ventilation covers, or some other access panel, be removable to allow for periodic in-service inspections.

Summary Recommendations We believe the impervious moisture barrier system option is a “best practice” for balconies when coupled with ventilation per 2018 IBC 2304.12.2.6 and Special Inspection of the “manufacturer’s installation instructions” specified by the design professional and contained in the construction documents. In addition, we recommend specifying: 1. AWPA Use Category UC4A, UC4B, or UC4C PT wood (and appropriate fastener and connector protection based on selected Use Category) even though an impervious moisture barrier system is used, and 2. Access panel(s) that facilitate periodic inspections. This redundant protection against decay is appropriate given the limited structural redundancy of a cantilever balcony system, and the importance for life safety.
Conclusions We view the new balcony code provisions to be an opportunity to proactively address the safety and reliability of balconies in-service. As such: • In the interest of public safety, design professionals are encouraged to follow the new 2018 balcony provisions before they are officially adopted by the governing jurisdiction or state code. • At a minimum, we believe that owners of new construction projections should be advised of the “balcony safety issue,” the new IBC provisions that address water-related issues, and the need for periodic inspections to ensure the balcony framing is being protected from moisture conditions that can compromise structural integrity.

Terminailer
Price: $179,990 Base price FOB: MN Don’t just do it, nail it. It’s a brand new day in wall-panel production, with a whole new way of doing things better. Terminailer®, a revolutionary, event-driven, nailing machine that completely defies any preconceived notions about sub-component assembly. Terminailer all but shatters the stereotypical myth that subcomponent equipment is essentially peripheral – unimportant. And it does so by quickly and accurately driving far more framing nails in your wall panel jobs than ever before. Whether in your shop or in the field, one operator sets the pace for production and quality. And that reduces labor costs and other aspects of overhead. Terminailer is an event-driven, sub-component assembler that will quickly and accurately drive 30% to 70% of the framing nails in any wall panel job. In your shop or in the field, one operator sets the pace for production and quality. The Terminailer functions independent of design software, requires zero set-up time when switching between any configuration, and requires no special operator training. The Terminailer is easy to move around the shop so it's location can evolve as your shop evolves. With all of the nailing occurring in the closed main chamber, nail injuries and nail location miss-fires are eliminated, making your plant that much safer. With nearly ten years of development from people that know machinery it is assembled to exacting standards, well supported, and it is easily maintained with shelf-item parts. Terminailer: vetted, tested, and ready to drive maximum productivity for you. Be sure to check out our videos below for a quick review of this revolutionary machine!

Missing the Point
M
issing the Point could cover a lot of things, but this month it means considering different perspectives during an interview. Employers and candidates can get trapped into looking at things from just one side. Employers are thinking: What skills and abilities do I need in a candidate, does this candidate have them, how much money do they need, and when can they start? Candidate are thinking: What are the job duties, what are the benefits, is this the best company for me, will I like working here, how much can I make now and in the future, and is there advancement potential? Usually, the candidate listens to the employer, answers questions, and forgets or is too intimidated to ask important questions, fearing it could cost them an offer. Employers are just trying to determine if the candidate fits, along with managing their regular job. Employers may seem rushed, distracted, and a little impersonal. Understandably so, but it can still kill an interview. To be fair, the interview process isn’t that simple. Typically, candidates are seeking an improvement, be that compensation, benefits, advancement, or environment. Employers want the job done right, with minimum drama, at a rate that fits their current staff compensation spread and budget. When things go wrong, it usually means that one side of the equation wasn’t listening, or worse wasn’t being forthcoming and honest. The biggest risk of failure when interviewing comes from talking about money. Employers don’t want to talk compensation until they know what the candidate can do for them. Employers are not just looking at pay rate, they are thinking about training and possibly relocation costs. They may even be calculating the cost of a recruiter. So bringing up compensation too soon could leave money on the table or risk not getting an offer. The candidate is thinking about their financial needs, the difficulties of making a change, especially if relocation is involved, and fear of making a mistake. Candidates can feel vulnerable in an interview, especially if they haven’t changed jobs recently and don’t know what to expect. To make candidates comfortable, employers should spell out the interview goals, schedule the time and place in advance, list the names of people to whom they will be talking, and leave compensation discussions until after determining if this is the right fit. If this person is the right fit for the needs of the job and company, then it’s time to negotiate to an equitable package. To be successful, both sides need to talk openly about their needs and concerns, and commit to working together to resolve differences, before and after hiring. Bottom line, employers: if you want to hire the candidate, listen to their goals and then explain how they can accomplish their goals at your company. Candidates: if you want the job, ask for it! Cordless Framing Nailers Like No Other
Metabo’s 18V Brushless cordless framing nailers (models NR1890DR & NR1890DC) utilize a unique Air Spring Drive System that uses sealed compressed air to drive each nail. This results in zero ramp up time, up to 2-3 nails per second in driving speed and recoil that feels like a pneumatic nailer. Best of all, there is no need to refill the tank. Get more done with less, and experience total fastening freedom from Metabo by losing the dirty hose, the noisy compressor and expensive gas cartridges. Hitachi Power Tools has changed their name to Metabo HPT - same products, new name. All warranties will be serviced and honored on Hitachi and Metabo HPT products - they are one in the same. The transition will start from October 2018 with the launch of MultiVolt, while most products will changeover after December 2018. AWC Releases 2015 Deck Guide in Spanish
Robert Glowinski is the President & CEO of the American Wood Council (AWC).
S
pring is upon us. Construction is ramping up nationwide. And, as we get ready to spend more time in our favorite outdoor spaces and decks, we must ensure they are safe for gatherings with family and friends.
Just in time for the nicer weather, and the influx of construction workers, the American Wood Council (AWC) has released a Spanish translation of the Prescriptive Residential Wood Deck Construction Guide: Design for Code Acceptance (DCA) 6 – 2015 IRC Version. DCA 6 was specifically developed to promote good, code-compliant deck design and construction for safe outdoor structures. AWC began offering a version in Spanish in 2012 to allow those involved in the U.S. design and construction community for whom English is a second language easy access to good deck design, which is so important to safety. Now the 2015 version of DCA 6 is available in Spanish as well. Unfortunately, deck collapses are not an uncommon occurrence in the United States. Most deck failures occur during summer, and it becomes even more important that builders and homeowners take the time to check that older structures are compliant with today’s building codes. The DCA 6 guide provides a prescriptive method for designing code-complying residential wood decks. In addition to beam and joist span tables, DCA 6 contains construction details for posts, footings, guards, decking, and connections to assist individuals with submitting a safe and code-compliant deck project. Included is a typical plan-view drawing of a deck, where post size and spacing, beam dimensions, joist size and span, and other detailed information can be indicated to facilitate submission of plan review documents. AWC wants everyone to enjoy their outdoor spaces and fully take advantage of the season; therefore, it is vitally important to ensure that both minimum material requirements and prescriptive limits are taken into consideration. DCA 6 offers guidance on what is required under the IRC for a safe pre-engineered solution for deck construction. Additional provisions in DCA 6 that are not included in the IRC are considered good practice recommendations. And now in Spanish as well! The free guide can be downloaded in English or Spanish at: https://www.awc.org/codes-standards/ publications/dca6 PHONE: 800-289-5627

The annual lows first arrive in late August after the supply side has liquidated heavy spring inventories. The next possible low or double bottom is in early November, once again due to inventory liquidation, this time in preparation for year-end. From mid November through Easter, the market rises on preparation by the supply side for the coming building season. Depending how aggressively inventory shifts from producer to the supply chain determines whether we get an early Easter top or a delayed Memorial Day top. Scored at the national average for designers with 12 + years' experience, but in almost half their time. This candidate should be at a Senior Designer level, with exceptional speed in a short period of time. This is a great candidate who is willing to take less to invest in himself if given an opportunity. ---------------------------------------------------

Types of Injuries How Workers Get Hurt
Accidents can happen anywhere and at any time. Many workplace accidents and injuries can be prevented if workers know the causes of accidents and they are taught how to protect themselves to avoid injury. Although no one wants to get hurt at work, there are four major causes for injuries on the job.

Choosing Resiliency: Lessons from Hurricane Michael By Doug Allen, P.E. Doug Allen, P.E., a structural engineer with Simpson Strong-Tie, looks at the choice homeowners in disaster-prone areas face between simply building to code and building to standards of resilience or IBHS FORTIFIED Home™ standards instead. Resilience, or resiliency: The capacity to recover quickly from difficulties; toughness. The ability of a substance or object to spring back into shape; elasticity.
I
n the wake of the most recent and very devastating hurricane seasons, the theme of structural resiliency has resurfaced with renewed urgency for increasing numbers of homeowners, builders, Designers and civic planners. Hurricanes pose a triple threat of high winds, substantial rain and storm surge. Extreme weather has cost the nation nearly $100 billion in damage during 2018. Accordingly, awareness has risen within affected and surrounding coastal regions regarding their communities’ existing structural resilience ratings (low or high) and the need to improve in view of the losses as well as the time and cost to rebuild what was destroyed. In the days after Hurricane Michael made landfall, helicopters, drones and survey teams began to document the new historic event and quantify the destruction as a first step to recovery. Mother Nature very decisively differentiated between structures built to withstand her forces with little to no damage and those that were not built for resiliency. News reporters gravitated toward the stark contrast between the structures still standing and the surrounding devastation. One such example is the much-publicized Sand Palace on Mexico Beach. This juxtaposition raised many questions: What made this structure so resilient? What were the differences between this structure and the others? How much did those differences cost? Were they differences in design, in construction or both? Was this added measure of resilience known prior to the storm? And so forth. Continued next page

The National Science Foundation (NSF) recently awarded a two-year grant to the Structural Extreme Events Reconnaissance (StEER) Network, a group focused on research of structural performance in extreme events. They deployed prior to Hurricane Michael making landfall and were very instrumental in the damage assessment process. StEER was strategic in setting up towers to measure the storm’s wind speed along its forecasted trajectory, and they developed color-coded maps identifying the different demographic of houses by their year of construction and their implied vulnerability. It quickly became obvious that many of the structures were in older communities and were built in the 1960s and 1970s. While some might initially consider a decades-old structure located on the coast to have proven its resiliency simply by its existence, this particular area had not previously been exposed to a high-wind event in recorded history and therefore the existing structures had not necessarily been exposed to events of this significance. Consistent with the havoc caused by Hurricane Harvey in 2017, many older structures exposed to high wind were significantly, if not totally, damaged or destroyed. StEER and members of the academic community aided the structural assessment process by cleverly overlaying design wind speed maps with the measured wind speed maps from Hurricane Michael. This added effort provided value to the engineering community and insurance companies. I expect there will be more use of the data collected in this regard, better utilization of developing technologies, and improvement on our previous experiences in the preparation for and evaluation of storms to come. Considering the devastation wrought upon families that lost their homes or business, I wonder how such a catastrophe would affect me. So often when we are buying homes, realtors speak to the aspects of the house that are associated with value, aesthetic features such as granite countertops or hardwood flooring or features that reduce the building’s energy use or environmental impact. Sometimes there is value placed on siding, soffit, fascia, decks or fences being “low maintenance” because of their material or finish. Expected life is often approximated for the water heater, furnace, AC unit or shingles, but rarely is the structural soundness or toughness seriously discussed as an area of value. This is likely because of the buyer’s implicit trust that the structure has been built to the latest building codes and that the codes will suffice to ensure the occupants’ safety in the event of a natural disaster. However, building codes are intended merely to provide life safety in the event of a design-level natural disaster; this does not imply that the structure and its furnishings will survive the disaster in usable condition. Additionally, older buildings designed and built to superseded codes are typically less resilient because they haven’t benefited from later code provisions developed in response to the lessons of more recent catastrophes or the latest research. Just as we’ve instituted a 5-star crash rating system for vehicles, many people think it’s time for estimated performance metrics or ratings for what is usually the largest investment of our lives. As we build the communities of our future generations, city planners and engineers are trying to find the perfect balance between cost and resiliency. Too often, however, the focus is on the short-term versus the life cycle of the building. At one end of the spectrum allowed by law is following just the “minimum design loads” of ASCE 7 or the prescriptive code of the IRC. But for those who want more resilience, who desire to be the one standing beyond design level after a storm, other options, ranked according to measurable strength or resiliency, should be made available to the consumer. One example of this added measure of resiliency is provided by the IBHS through their FORTIFIED Home™ program, which has additional requirements and inspections to qualify a home for the ascending levels of Bronze, Silver and Gold. These three levels are progressively more robust as they increase resiliency compared to the prescriptive code of the IRC. Would you pay an additional $5,000 to level up the resiliency of one of your biggest investments? What if, due to the increased resiliency, you also received reduced insurance premiums to help offset the additional costs? Habitat for Humanity often builds their structures to the FORTIFIED Home standards. A small cluster of Habitat homes that were located in the path of Michael performed very well, proving that the effort and minimal added cost make the difference.

As an exercise, consider what your current residence would score on the resiliency scale of 1-10. Would your residence also be resilient to other natural disasters such as flood, fire, tornado or earthquake? What substantiates the score you gave your residence? Is retrofitting a possibility? If you were buying an existing home, what are some indicators that your residence was designed and built to a high standard? As in the Sand Palace, a trip up to the attic to identify hurricane clips holding the roof down to the walls can be comforting. You can also inspect the roof framing quality, and sometimes floor framing of unfinished basements or crawl spaces, but otherwise it is very difficult to know, for instance, whether there’s an adequate lateral system designed and implemented in the structure. It’s nearly impossible to know whether there’s a continual load path throughout the structure for gravity, uplift and lateral loads. With no established metric of resilience, as consumers we are at the mercy of our ignorance and charitable assumptions. Where can you access the marketplace if you want to build a resilient structure? A structural engineer could design to a higher risk category or tighten the allowable deflections, decrease the demand over capacity ratio, etc. Following the prescriptive code, there are options like the FORTIFIED program mentioned above. Reliable builders often take extra measures to add to the resiliency of their structures, too. Special care must be taken in disaster-torn areas, as less qualified or less scrupulous builders try to exploit the rebuilding opportunity. As we rebuild our communities and recognize the value of resiliency, we can make choices that can have lasting effects. In the coming years, I expect to start hearing from realtors about the genetic makeup, the skeleton, the structure of the homes and businesses they are selling. I expect the marketplace to start allowing more room for resiliency decisions, along with metrics that quantify resiliency, to the consumer of new construction or retrofit options. As an engineering community, we have the responsibility and opportunity to continue to evolve, educate and support the built environment — comprising our homes, schools and workplaces and the supporting infrastructure alike.

Simpson Strong-Tie Introduces Cost-Effective Site-Built Wood-Framing System for Building Wide Portal Openings with Narrow Wall Widths Pleasanton, Calif. – March 6, 2019 – Simpson Strong-Tie, the leader in engineered structural connectors and building solutions, today announced the launch of the Strong-Wall® site-built portal frame system (PFS) to provide Designers, engineers, and builders in prescriptive markets with an easy way to meet codedefined wood wall-bracing requirements when building narrow wall widths. Until now, contractors prescriptive markets looking to build garage portals and other wide openings could opt either to use prefabricated wall panels or to design narrower openings to standards developed by the APA Engineered Wood Association and accepted into the 2015 International Residential Code® (IRC®) requirements. Simple and quick to install, the PFS provides builders with a cost-effective alternative to IRC braced-wall solutions. Available in single-wall and double-wall portal frame kits, the PFS includes holdown assemblies, standoff and adjustable post basswood multi-ply screws, connector screws, a 6-lobe T40 driver bit, and complete installation instructions. Contractors simply add lumber and assemble. “Like most of the construction industry, builders in prescriptive markets are looking for ways to speed construction time by mitigating problematic and complex installations,” said Simpson Strong-Tie vice president of Connectors and Lateral Systems Sam Hensen. “The Strong-Wall PFS provides a turnkey solution for constructing site-built walls while maintaining aspect ratios and design features at lower costs.” In addition to reducing construction costs, the PFS can significantly cut contractor time onsite and negate callback issues associated with complex site-built alternatives. Part of a larger suite of prescriptive design and construction solutions from Simpson Strong-Tie, the PFS is supported by an online wall-bracing length calculator, a bracing selector app, and other free tools available on strongtie.com to help Designers meet IRC wall-bracing requirements. Features and benefits of the Simpson Strong-Tie® Strong-Wall site-built portal frame system include: • Allowance for narrow wall widths: The PFS allows builders to maintain narrow return walls at garage openings and provides Designers with a solution to maximize portal openings for large picture windows or sliding glass doors in standard wall framing. • Easy assembly: The PFS saves time for installers and increases engineers’ and specifiers’ confidence that parts will be installed properly. • Cost effectiveness: The PFS is a less expensive option than prefabricated shearwalls or moment frames. • Design flexibility: The PFS helps maximize equivalent wall length, enabling engineers to design structures with wider portal openings more economically. Simpson Strong-Tie Launches Online Resource Center Promoting Construction Practices Designed to Resist High-Wind Events Pleasanton, Calif. – March 20, 2019 – Simpson Strong-Tie, the leader in engineered structural connectors and building solutions, today launched the High-Performance Solutions for High-Wind Forces online resource center to provide contractors, inspectors, specifiers and homeowners with customized resources for safeguarding the structural integrity of homes and buildings during hurricanes, tornadoes, and other high-wind events. In tandem with the launch of the high-wind resource center, Simpson Strong-Tie debuted Surviving A Hurricane: A Hurricane Resistant Construction Solution, a new video showcasing how Florida homes built to withstand high winds were left unscathed by Hurricane Michael while neighboring houses not built to these same standards were in many or most cases completely destroyed. With winds peaking at 155 mph, the Category 4 hurricane was emblematic of the forces tropical storms can exert on buildings, while extreme tornadoes can achieve even higher wind speeds, sometimes beyond 300 mph. From breaking news and videos to technical notes and installation guides for connectors and fasteners, along with links to webinars, CEU courses, and real-world training seminars, the high-wind resource center offers four different portals tailored respectively to contractors, inspectors, specifiers and homeowners looking for the latest high-wind information and construction guidance. “In the aftermath of Hurricane Michael and other high-wind events, contractors and homeowners are looking for solutions to help protect homes from the damage wrought by these often tragic natural disasters,” says Simpson Strong-Tie engineering manager Bryan Wert. “We’re launching the High-Performance Solutions for High-Wind Forces resource center to compile critical information to help the construction community build with the best and prepare for nature’s worst.” Incorporated directly into the Simpson Strong-Tie website, the high-wind resource center is available to everyone and has been optimized for viewing on desktop, laptop, tablet, and smartphone. New CSHP High-Performance Coiled Strap from Simpson Strong-Tie Hits the Bull’s-Eye for a Faster Solution with Higher Allowable Loads Pleasanton, Calif. – March 13, 2019 –Simpson Strong-Tie, the leader in engineered structural connectors and building solutions, today announced the launch of the patent-pending CSHP high-performance coiled strap, the only coiled strap designed with a raised embossment for faster installations using fewer nails and shorter straps, resulting in reduced cost and improved jobsite efficiency for builders and contractors. The innovative CSHP can easily be cut to length at the jobsite for a wide range of floor-to-floor, drag strut, and other tension load transfer and positive-tie strapping applications. The incorporation of a raised embossment makes the strap easier to install using standard pneumatic nailers, while providing increased rigidity and strength for Designers and specifiers in need of higher allowable loads. Because CSHP achieves higher load values than traditional flat straps, contractors can use shorter straps with fewer nails, thereby driving down labor and material costs. “With the labor shortage impacting the construction industry, contractors are looking for building solutions that require less skilled labor and lower installed cost,” says Sam Hensen, vice president of Connectors and Lateral Systems for Simpson Strong-Tie. “The CSHP meets those needs by providing an industry-first embossed coiled strap that eases installation, and reduces material costs while boosting productivity to help builder businesses succeed.” The CSHP high-performance coiled strap is available in 1 3/8”-wide straps packaged in 75’ coils and features a colored dot facing out when installed correctly to help contractors, engineers and building inspectors identify proper installation from close range and longer distances. Builders and Designers seeking the best coiled strap product can use the Simpson Strong-Tie Coiled Strap Calculator web app to quickly determine the best strap solution and length based on specific applications. For allowable load tables, detailed installation instructions and more information about the CSHP highperformance coil strap, please visit strongtie.com/cshp.

News & Announcements “We are so pleased with the overwhelming response JSI received during this year’s International Builders’ Show,” said Mike Gerber, president of JSI. “There was a constant flow of people in the booth, and engaging demonstrations and discussions reinforcing the importance of safety in the industry.”
Inaugural Safety Zone at IBS a Huge Success for Attendees and Exhibitors
Once the plans for the Safety Zone began to come together, existing and new exhibitors expressed interest in purchasing booths in or near what was rapidly becoming a large physical presence on the show floor. A dozen safety-focused exhibitors made up the freshman class of Safety Zone partners. The result was a 2,000-square-foot area in the North Hall of the Las Vegas Convention Center dedicated to safety in the home building industry. The Zone saw a ton of traffic in the three days of IBS and became a destination for many attending the show. “We really enjoyed participating in the inaugural Jobsite Safety Zone,” Brad Hammock of Littler. “Gathering safety-focused vendors all in one area helped to enhance the interest of attendees in our safety-related services. Plus, there was just a lot of positive energy in the entire area. We plan to participate again in 2020.”

The first ever Jobsite Safety Zone at the International Builders’ Show held last month in Las Vegas was a tremendous success for exhibitors, attendees and NAHB alike. Plans are in the works to bring back, and even expand, the Safety Zone in 2020. “The Safety Zone was a great idea,” noted C. Todd Himle, national account manager at Super Anchor Safety, a Zone exhibitor. “Everyone we spoke with had specifically sought out the Safety Zone to learn everything they could about working safely and in compliance.”
That universal desire to return is, in part, what drove NAHB’s decision to bring back the Safety Zone in 2020, the true mark of success for any first-time endeavor. There are even talks about expanding the Zone’s presence next year. “The Jobsite Safety Zone really brought quality people to our booth,” said Dave Francis, national safety director at Little Giant Ladder Systems. “We’ll be back next year.” The IBS Jobsite Safety Zone is an extension of the Safety 365 campaign to provide information and resources to help keep construction workers safe, and eliminate preventable accidents and citations. For more information on the Jobsite Safety Zone, please contact Rob Matuga.
The IBS Jobsite Safety Zone began as a partnership between NAHB’s official safety sponsor, Builders Mutual Insurance Company, and the Job-Site Safety Institute (JSI) to showcase the latest workplace safety solutions with daily microlearning presentations and exhibitors specializing in cutting-edge construction safety products. News & Announcements Local Outreach Key to Addressing Labor Shortage Posted March 18, 2019 on NAHB Now | The News Blog of the National Association of Home Builders. Reprinted with permission.
Labor shortages are the most widespread challenge builders expect to face in 2019, according to the latest NAHB/ Wells Fargo Housing Market Index analysis. Finding the solutions to this ongoing concern was a topic of much discussion during the 2019 International Builders’ Show. “A long-term solution to the workforce development problem is getting younger people into the profession,” said Ed Brady, CEO of Home Builders Institute, during an IBS workshop in the NAHB Professional Women in Building (PWB) headquarters moderated by Judy Dinelle, 2018 NAHB PWB Chair and Building Ambassador of 84 Lumber. Brady recommended that trade professions be reintroduced in schools as a viable career path. He noted that although national building industry campaigns are helpful in increasing public awareness about careers in construction, “the industry has to advocate for itself at the local level.” Reaching out to local educators and parents can help steer interest in careers in construction, said Stacey Kolegraff, assistant professor at the Department of Construction Management at California Polytechnic State University, San Luis Obispo. Although women make up 50% of the U.S. population, they represent only 9% of construction workers. Kolegraff encouraged women in construction to be more visible in their communities to help eliminate the stigma that women do not belong in the industry. Erin Brennan, industry relations manager of skills at Cengage, recommended partnering with local businesses and organizations such as the Boy and Girl Scouts to spread the word about careers available in construction. NAHB offers a variety of workforce development resources to help HBAs and members promote residential construction careers in their local communities. For more information about PWB, contact Sheronda Carr.

News & Announcements MiTek’s Hardy Frame® Has Received an Evaluation Code Report for Its New Cold Formed Steel Moment Frame™ Products CHESTERFIELD, Mo.--March 14, 2019--(BUSINESS WIRE)--MiTek has just received an Evaluation Code Report for the new Hardy Frame Cold Formed Steel Moment Frame and Cold Formed Steel Picture Frame products. Evaluation Code Reports enable designers to confidently specify “alternate building materials” not defined in the code, and they are accepted by the vast majority of building departments. The MiTek Hardy Frame CFS Moment Frame Evaluation Code Reports can be downloaded at this link. These Evaluation Code Reports validate Hardy Frame Cold Formed Steel Moment Frame products as acceptable alternate building materials, allowing design professionals to rely on Hardy Frame’s allowable values and recommended installations, such as connections for transfer of forces. “For Hardy Frame’s Cold Formed Steel Moment Frames, building departments now have third party validation that these products meet the intent of the code,” said Hardy Frame’s Jesse Karns. “These Code Reports will advance the use of our innovative Cold Formed Steel line by making specification and code-compliance easier for designers to achieve.” The new Evaluation Code Report for the Hardy Frame Cold Formed Steel Moment Frames follow the recent debut of the Cold Formed Steel Moment Frame “Design Manager,” a web-based software program that is the latest in a long line of shear-wall system solutions from MiTek. The new “Design Manager” supports Hardy Frame CFS Moment Frames, the industry’s first line of cold-formed steel moment frames. Access the “Design Manager” at this link. As background, Hardy Frame Cold Formed Steel Moment Frames are the industry’s first cold-formed steel prefabricated moment frames, built on the success of Hardy Frame HFX Panels. The Cold Formed Steel Moment Frames offer very high lateral load resistance in narrow-wall lengths, ideal for providing design freedom to create large architectural openings for moveable glass walls and windows. The configuration of the Cold Formed Steel Moment Frame that includes a sill beam at the bottom and a header beam at the top is called the Cold Formed Steel Picture Frame. It is extremely effective for distributing compression loads over a large surface area to enable stacking in multi-story, light-frame wood or cold-formed steel construction. The Last Word...
on Attached Housing
N
ow that one third of owner-occupied housing is tightly packed into metro areas, several challenges face our industry. Estimating requires more attention to architectural features and options. Engineering is critical on taller structures, and often requires consideration of mechanical penetrations and shear conditions. Manufacturing may need to refine labor metrics for flat or mansard conditions that arise from building height limitations or roof top living space. Finally, delivery difficulties abound on small, irregular parcels, especially in urban settings.
Joe Kannapell - P.E. Senior VP, MiTek USA www.mitek-us.com
Into this venue the “villa” has arrived, now denoting linearly attached housing such as that shown here. Often community rules requiring “non-monotonous” arrays of units add to their complexity. However, price consideration should be given when similar unit types are shipped together. Smaller units often contain rich architectural details to enhance their appeal, especially as found in senior housing. Taller walls, larger openings, frame downs and raised ceiling details require careful coordination between framing subcontractors and builders to insure an “apples-to-apples” comparison with other bidders. Wall panel providers should scrutinize plans for braced wall details, especially when openings are within 16” of corners on single story or 24” on two story dwellings. Three-story and taller townhouses are often loaded with mechanicals and unique structural conditions. Framing must accommodate both vertical and horizontal duct runs. Shear walls and portal frames abound in units built over garages (see sample detail and schedule). Special attention must be given to steel hardware, fastener schedules, and continuity of OSB around openings. Providing these densely packed units requires considerably more expertise and involves more risk than componentizing single family detached homes. However, mastering this venue yields a greater opportunity to add value and differentiate component manufacturers among their peers. PHONE: 800-289-5627
