Leaping Into the New Year Anna L. Stamm Director of Communications and Marketing Component Manufacturing Advertiser.

A

re you ready for the Leap Year? That’s right, 2024 will bring us one extra day! Instead of 24/7/365, it will be 24/7/366. Have you considered what you will do with your extra day?

Imagining a Free Day Granted, our ordinary lives will not be suspended so that we can claim February 29 as a completely unencumbered 24-hour span. But, imagine if it were. Imagine if you didn’t have work and other commitments that day. Imagine that it wasn’t simply going to be another Thursday in February. Now, what would you do with that free day?

Planning for Your Free Day Even though we can’t claim February 29 as our free day, we can still use it to consider our options. With February 29 as our motivation, we can ask ourselves what we would really like to do if we had the ability to claim a day for ourselves without any outside obligations. If you had an entirely free day, what would you do with it? Would you want to travel somewhere? If so, would it be someplace you’ve never been or someplace you’ve always loved? Would you want to spend your day alone in the quiet or surrounded by as many friends as you could muster? Would you use it for a favorite sport/hobby/activity or would you try something you have never done before?

More Than Wishful Thinking Whether or not we can do anything we want on one particular day, we should still allow ourselves the time to think about our options. Call it hope or aspiration or simply wishful thinking—what matters is that we keep dreaming about what we might like to do. Imagining something is the first step toward making it happen.

Floor Truss Technology, Part VIII: Inside Floor Truss Details By Joe Kannapell

B

uilders have been testing the viability of floor trusses, and they are now considering the results. Many of them switched from I-joists only because they were forced to do so. Either they couldn’t get them, or they didn’t want to pay double the price. Yet today, as they are seeing the increased availability and softer pricing of I-joists, will they stay with trusses? Did they experience enough advantages? Now is the time to solicit feedback from the field and to highlight the gains realized. While the open web advantage of trusses has been partially offset by the holes being drilled into I-joists, trusses are easier to connect, they make better use of material, and they are amazingly adaptable to jobsite conditions. Ease of Connectivity: A regional builder switched a townhouse job from I-joists in June 2023, built several buildings with trusses in the summer and fall, and was framing the 20th unit on a 22° winter morning. Each unit contained two levels of floor trusses framing into an LVL stair beam, which was, in turn, carried by a girder truss. The plies of the girder were easily tied together with FTC clips. However, after installation, their connection didn’t look much different than the doubled I-joists in earlier units. However, not visible in those units was a 2-1/8” wide filler member almost twenty feet long that was supposed to be nestled between the doubled I-joists and attached from both sides with an onerous number of nails. In addition, the framer benefitted, especially in the cold weather, from the simpler LVL to girder connections and the hanger-less top chord bearing details elsewhere on the job.

Material Optimization: Rarely emphasized is the advantage derived from trusses being custom-designed to optimize the use of materials. In general, truss lumber grades and cross sections can vary considerably along their span, to best resist design stresses. In this example, expensive DSS-grade material is only used in part of the bottom chord while less expensive #1 and #2 grades are used on the remainder of the chords. If an I-joist were substituted, the entire length of both the top and bottom flanges would need to have expensive material (usually LVL). In addition, the use of a partial double chord greatly strengthens this single-ply girder, while I-joists in this situation would have to be doubled, adding more cost and handling labor to the job. Another considerable advantage of special truss design details is the use of short blocks derived from culls and off-fall. In the above truss, for example, twelve short blocks are utilized, and they were essentially “free.” I recently visited a large truss plant in Texas that installed a floor truss machine simply for the purpose of consuming the scrap generated from their two roof lines. In another large roof truss and wall panel plant in Maryland, so much scrap is generated in the roof truss shop that they can send pallets of short blocks to jobsites that might be better used in a floor truss operation. Another example illustrates the advantage of customized truss design, in this case to provide for a drop in the floor deck, for either an entry into a handicapped shower or for a flush fireplace hearth. To frame this condition with I-joists (or solid wood joists) would require special designs and an extensive amount of hand-framing. Adaptability: One final example recaps how the shape of trusses can be adapted to minimize additional jobsite framing. As shown, accommodation for two different bearing elevations can be built into the truss, while also providing a raised and narrowed cantilever soffit detail. No other product or system can come close to this adaptability. As inventor Jack Schmitt observed in 1970 about floor truss construction, “Suitable lumber for this purpose is relatively inexpensive and difficult to obtain.” And today we might add, “and can be easily connected, optimally incorporated, and ideally shaped for the job at hand.” While builders may be attracted by reductions in I-joist pricing, they continue to seek alternatives to minimize the risk of being held hostage again by a handful of EWP producers. 4,001,398 That’s the total trigger count from all six nail guns combined on an installed Terminailer.® For a machine that was a little over two years old, that is a big number; a real tribute to the durability of the machine’s components and engineering. Yes, that number represents a pretty darn impressive mechanical milestone to be sure, but what is really impressive is that human hands were saved from millions of repetitive motions and potentially costly nailing accidents.

With just a sole operator, Terminailer drives a whole lot of improvement in efficiency and output. This amazing sub-component assembler quickly and precisely drives 30% to 70% of the framing nails in any wall panel job—be it batch, or just–in–time production. All with no complicated training, software or set-up time required when switching configurations. Add increased safety and easy maintenance with off-the-shelf parts, and you can see why Terminailer should be driving greater productivity in your plant. Don’t just do it, nail it. It’s a brand new day in wall-panel production, with a whole new way of doing things better. Terminailer®, a revolutionary, event-driven, nailing machine that completely defies any preconceived notions about sub-component assembly. Terminailer all but shatters the stereotypical myth that subcomponent equipment is essentially peripheral – unimportant. And it does so by quickly and accurately driving far more framing nails in your wall panel jobs than ever before. Whether in your shop or in the field, one operator sets the pace for production and quality. And that reduces labor costs and other aspects of overhead.

Terminailer is an event-driven, sub-component assembler that will quickly and accurately drive 30% to 70% of the framing nails in any wall panel job. In your shop or in the field, one operator sets the pace for production and quality. The Terminailer functions independent of design software, requires zero set-up time when switching between any configuration, and requires no special operator training. The Terminailer is easy to move around the shop so it’s location can evolve as your shop evolves. With all of the nailing occurring in the closed main chamber, nail injuries and nail location miss-fires are eliminated, making your plant that much safer. With nearly ten years of development from people that know machinery it is assembled to exacting standards, well supported, and it is easily maintained with shelf-item parts. Terminailer: vetted, tested, and ready to drive maximum productivity for you. Be sure to check out our videos below for a quick review of this revolutionary machine!

One month after installing a Double Lumber PickLine to feed two TCT Linear Saws: "We are getting 3,000 to 5,000 bdft more each saw, than we were getting before the install. We have shut down one Cybersaw and one TCT chord saw. This equals about 3 less people 10 hours, and 2 less forklifts 10 hours. Overall, it is a major improvement to our operation. We hope to have the chance to run it two shifts to further accelerate the payback.” Tom Hollinshed, Owner

Mistake-Proof Your Process with Must-Have Communication Features Todd Drummond

L

a s t m o n t h ’s a r t i c l e , C o n t i n u o u s Improvement (Kaizen) for Enhancing Performance to Ensure ROI Retention, is a natural lead-in to Poka-Yoke. In lean terminology, roughly translated from Japanese, Poka-Yoke means to mistake-proof the process. A more accurate translation could be “inadvertent error prevention.” In a nutshell, one tries to make any process bulletproof so that inadvertent errors are not created because the system process is simplified and does not allow for mistakes (or is “idiot-proof”). One can understand that much of the manufacturing process becomes a higher degree of mistake-proofing through automation, but what about the rest of the project processing? What about from the time the customer initiates the communication until invoicing? Most of the time spent processing any project languishes in the communication process.

Slides 43-44 are from TDC’s PowerPoint Training

The best way I can explain this essential lean manufacturing tool is to give four examples of what your company should prioritize for implementation. Start 2024 with an enhancement to your company’s project communications, no matter which division or department, with these four must-have features to reduce errors and simplify the time for task completion. By implementing these four suggestions, your company will have: 9 Far Less Labor 9 Far Less Errors Continued next page

Example #1 — Link all emails directly to each project from every department! Create an automated searchable electronic threaded trail for every project’s relevant email, regardless of project status or department in the company—no more lost emails on a salesperson’s cellphone. Along with the emails, link everything, such as notes, documents, and schedules, connected to each project. Example #2 — Create an online project management program that works on cellphones and desktops and is not unique to any particular division, such as only the wood truss division! Think about your current practices for any order or quote in your company. Does your company only process one type of product, such as wood trusses, or does it offer many different products and services to any customer? The more departments and personnel that are involved, the more likely it is that an error will occur. Often, the only response is that “more training” is often needed to prevent reoccurring errors. If an error occurs, one should always review the process first, not the people. Are people following a well-defined process, and are the tools they use for this process errorproof? If not, why not? Example #3 — Auto-link information in the company accounting system, such as Epicor BizTrak, to the project management application. Inputting the same data into multiple programs is a complete waste of time and is prone to errors. Your programs should sync automatically without a user inputting the same data again, which is time-consuming and error-prone. On another side note, TDC has found the standard practice of so many companies not knowing their actual profits every week is genuinely astounding. There is no excuse for companies not to know their true COGS daily without using estimated cost numbers so they have up-to-date knowledge of their true EBITA. TDC cannot emphasize enough the need to use actual costs and not estimated numbers. Continued next page

Example #4 — Automate alerts and notifications of pending and past due deadlines. Schedules and other time-sensitive tasks should automatically notify relevant personnel of delayed or past-due assigned tasks. All projects require appropriately estimated work hours to complete them on time. Why not have an application reminding and alerting everyone of the tasks needed for completion? Conclusion and Solution — These four examples of Poka-Yoke mistake-proofing would save your company from costly mistakes and needless labor. Your company can try to reinvent a reliable and capable web browser system in-house. However, this is a time-consuming, mistakeprone (bug-filled) process. You can also try the not-user-friendly ERP finance modules add-on system, which is always in perpetual need of training the user more for it to work appropriately. There is a ready, completely customizable solution that is used by businesses from very small operations to one of the largest LBM companies in North America. It is very easy to use and has a standard cost of less than half that of in-house development or expensive ERP systems. Let AppWright build your automated cloud-based web browser project communication system today. AppWright Brochure

Embrace the Drummond continuous improvement methods, and your company can realize cost savings and net profit gains that typically take months or years to accomplish, all within weeks or months, resulting in an average of less than a three-month payback for the consultation costs. All areas are addressed, not just the manufacturing. If you and your team aspire to achieve more in less time, consider TDC’s proven results in process improvement of employee practices, pricing, truss labor estimation, and other best-in-class practices. Tailored solutions are designed to meet your needs beyond typical software and equipment vendor recommendations. TDC provides proven and reliable time standards (R.E., S.U., Work Minutes, Man-Minutes) for wood truss manufacturing that are used for the soon-to-be-known as Houlihan the Drummond Method. Developed over twenty years, it incorporates differences in material and equipment types.

NEW! New L-M Equipment Verticut 2000 PET / Bunk Saw Station

The L-M Verticut 2000 is a true Precision End Trim (PET) saw that is capable of holding a 1/16th accuracy all day long. Made in the USA, the V2k comes equipped with a 15 HP 460/230 volt High-E three phase TEFC motor driving a Double ended Premium “Stellite” inlaid saw bar with a spring loaded chain tensioner and an automatic oiler to lubricate the .404 pitch custom profile semi chisel saw chain. Rather than a single pivot-point, the saw assembly is mounted on a mandrel box that is guided by cam followers on a steel frame that is raised and lowered by a hydraulic cylinder. A console with the saw controls moves with the saw assembly along a track positioned using a manual “V” wheel geared drive or optional Hydraulic drive The V2k is unlike other imported systems that are basically a Portable Yard Saw on a cutting rack with a best cutting accuracy of +/- 1/8″ (meaning up to ¼” accuracy variance between units of lumber). The V2k from L-M provides +/- 40 thousands, assuring consistent PET precision from unit to unit. Another advantage L-M has over the competition is their commitment to personal service with unlimited phone assistance and technical help. Their team has traveled the country working on crosscut saws for many years and they know their equipment inside and out. L-M is a familyowned business that prides themselves in doing the job right and building long term relationship that is vital to their business: “Built to last as long as our customers since 1946”.

How Should We Select a 3rd Party Quality Assurance Program?

A

s a new year begins, now is the time to ask: do I need a 3rd party By Glenn Traylor auditor? If you don’t have one, then you need to take a hard look at your business. As companies in other industries have learned too, using a third party to conduct all audits throughout an organization (or supplementing a third party for some of the audits) brings a fresh set of eyes and a different approach to the research, review, and analysis of shop results, which can lead to reduced loss and overall earnings improvement. And while you may think that it’s a decision that can be made “later,” the future is hard to predict and your in-house program needs to be effective now. The key to having a successful business is managing your risk. Once you’ve recognized your need for a 3rd party auditor, then the next step is choosing a company that will meet all of your needs. Selecting the wrong organization can be a disastrous error that could impact your defense in a litigation. Although I wrote about this topic several years ago (Quality Assurance, Safety, and the Benefits of a Non-Biased Audit), it’s worth repeating myself a bit to review the key items to consider in selecting the right auditor.

Key Principles Selecting a 3rd party Quality Assurance program might seem like an easy decision once you determine you need one, but there are 9 principles that need to be addressed. 1. Validation: Your auditor will verify compliance with ANSI/TPI 1 and OSHA regulations and guidelines. 2. Perspective: Your auditor will act as another set of eyes on your operation from a person with a broad perspective. Moreover, they have the advantage of bringing even more experience to the table because they are conducting compliance audits in multiple environments and styles. 3. Risk Control: Your auditor can help identify potential issues or problems that could escalate and lead to losses for your business. 4. Objectivity: An auditor’s basis is a standard of quality. It is a series of best practices that are shared among the auditor’s group of clientele. This sharing strengthens each individual’s quality program. 5. Knowledge Base: An auditor’s knowledge of the codes and requirements are to a level of detail that is not reasonably obtainable for a component manufacturing manager. 6. Uniqueness: Audits are inherently unique to each plant and personnel. They are specific to the plant’s safety and quality program. Continued next page

7. Accuracy: Due to its objective position, the results of a 3rd party audit often provide a more accurate view of what is occurring within a plant environment. 8. Graded Results: While initial results often show lower audit scores, many fabricators realize that the results and evaluation can uncover long-standing issues of non-compliance and opportunities for loss that can be immediately fixed, thereby leading to a positive ROI for the audit program. 9. Targeted: Audits conducted by 3rd parties should not be taxing on time and labor resources. However, unlike an in-house quality review, a 3rd party auditor enters a location for the sole purpose of conducting the audit. They are not interrupted by the need to complete a job, conduct an employment interview, or deal with a customer situation.

The Value of a 3rd Party Auditor Just going through the motions of doing an in-house inspection is of very little value. Worse than that, it creates a false sense of security. Clicking through a check list without actually doing an inspection is foolish. If you select the right choice of an auditor, this situation can be exposed. As noted in the NSCA article, “Pencil Whipping Erodes Profits,” it’s important to take ownership of the situation. Selecting the right auditor helps your customers and the building inspector know what to expect. The auditor’s stamp represents you and your promise to your customer. This auditor should enable your brand to create clarity in the marketplace and focus on your quality. The right 3rd party auditor will help your brand connect with the municipality governing construction. A good auditor should be a product/service that has the experience to analyze unique situations. It should immediately be a recognizable entity that distinguishes itself. This should be familiar and have an established reputation. In the past, component manufacturers have been shocked to find out that their program was not recognized and their 3rd party (nationally prevailing) provider is not approved. The consumer, code official, and end user will associate the product name, label, and packaging with particular attributes such as value, quality, or suitability. Informed code officials recognize the importance of site-conducted audits. A good auditor should help you reshape how you, your employees, your customers, and your investors think about your company. A strong 3rd party can also improve your company’s overall value.

Considering Timber Products Inspection for Your 3rd Party Auditor So, when you’re looking for a 3rd party auditor, you should consider these benefits of working with Timber Products Inspection (TP). 1. TP is one of the most recognizable 3rd party agencies in the world. 2. TP serves 20 different wood products. 3. TP is the leading provider of ANSI/TPI 1 3rd party services in the US. Each TP client is treated uniquely and fairly following the industry requirements. 16. TP is guided by a 22-member Board of Advisors composed of industry-leading executives from 5 different wood product sectors.

The Bottom Line Selecting the right auditor, such as Timber Products Inspection, will help the branding of your company and will carry your business to that next level. It impacts so much more than just sales. It will reshape how you, your employees, your customers, and your investors think about your company, not to mention the confidence it provides to the code officials that approve your product.

Inspiration to Feed The Beast! in 2024 s we all plan for a productive and profitable 2024, I would like to celebrate three 2023 Feed The Beast success stories: a multi-million-dollar plant expansion, a complete saw shop makeover, and a plant renovation. All three of these projects implemented some or all of Enventek’s “out-of-thebox” Process Organization Technology to produce more trusses with a significant Edmond Lim, P.Eng. reduction in operating costs. Processes were simplified and standardized as part LimTek Solutions Inc. of the in-line or just-in-time workflow implemented. Just-in-time workflow is a gutsy move, and yes it requires total trust and confidence from the top down, but more importantly the systems and machinery must be proven and robust enough to be quickly brought back online if and when there is a glitch.

A

A Multi-Million-Dollar Plant Expansion Success breeds success, and the best way to get over the fear factor of just-in-time production is to tour and talk to truss plants that are using Enventek’s Process Organization Technology. Travis White, VP of Truss Operations for Tindell’s Lumber Co., did just that and extensively researched the best ROI for their multi-million-dollar expansion. Their major expansion included re-tooling with a fully loaded Enventek RetroC auto-feeding component saw paired with the Enventek Lumber Pickline. White and Team Tindell elected to go with the Enventek RetroC, over larger name brands, as it is uniquely the only auto-feeding component saw and cuts collated parts that automatically fill paired SpeedCatch carts without the need of a catcher on the back of the saw. The carts are then delivered to one of the ten roof building stations that incorporate the new MiTek Wizard automated tables for increased efficiency. Each table workstation has dual 75” TVs that display the Enventek PlantOne color-coded truss setup and build information, eliminating paperwork and improving efficiency. With the completion of this renovation, forklifts are no longer required to deliver parts and pieces to the build stations, saving valuable time and money. Now the forklift is only needed to load the PickLine with full bundles of lumber and then after, the trusses are fully assembled and ready to be loaded onto a truck. For more on this story, see my July article, “Anticipation and Optimization.” Tindell’s after photo showing the 200 ft T-Shed covering a Double Lumber PickLine with 50’ SmartConveyors feeding a fully loaded RetroC with SpeedCatch auto-fill carts in the new 85’ x 145’ saw shop addition PHONE: 800-289-5627

A Complete Saw Shop Makeover As originally reported in May 2023, “Incremental CapEx and Accelerated ROI”, linear saws and material in-feed was moved from the building interior to the exterior wall in this case. The resulting interior plant space was reclaimed with the implementation of a new floor truss line. The second PickLine was completed by August 2023 and the two linear saws are essentially The new Double Lumber PickLine at Lampasas Building Components being fed by one (1) picker and a less-than-part-time forklift just to replenish bunks of lumber on the PickLine, resulting in significant operating cost savings. The sawing output of each linear saw has increased 30% as a result. Mission accomplished!

Renovate with a Fully Loaded RetroC The beauty of an exterior Lumber PickLine is that it can be implemented without the need of a building addition, resulting in increased sawing output with significant operating cost savings and better collated lumber at the truss tables to boot! It’s a win-win-win. Did you know that a fully loaded RetroC with SpeedCatch has a 50% smaller footprint than manual lumber catching/stacking behind a saw? That means The new Lumber PickLine at Structural Wood Corporation Continued next page

that a RetroC with SpeedCatch can be literally shoe-horned in to make the best use of plant space, once again eliminating the need for a plant expansion by reclaiming existing space. It’s not just another hole in the wall with a SmartConveyor and a Lumber PickLine. This RetroC renovation required a custom wall cutout with the RetroC snug against existing columns to “make the RetroC fit” to reclaim previously unused factory space.

The SpeedCatch cart path only takes up 5 ft behind the RetroC. Carts are virtual conveyors on steroids, further enhanced with large quantities of cut pieces. Carts enable flexible batch flow without the floor space restrictions of fixed conveyors. With carts, the floor space ebbs and flows from full to empty. For more on this story, see also my October article, “Pick, Cut, Build— Talking Shop at BCMC 2023.”

Monet FWA 500 CA Automated Floor Web Saw In answer to the demands of high-volume customers comes the Monet DeSauw FWA 500 CA (Automated Controls) floor web saw. The 500 CA is perfect for component manufacturers who routinely run floor trusses in high volumes with variable web geometry. Another primary feature is enhanced safety through automation which eliminates the need to open the saw motor cabinets other than for periodic service. The 500 CA includes automation for all blades, including the fixed cut-off blade for minimal waste. Lumber infeed speed is variable up to sixty (60) boards per minute, while the powered carriage utilizes rack and pinion drive with airlock for set accuracy throughout the production run. Your operator will easily download batches to the 500 CA saw from your design software via an ethernet connection to a MS Windows 10 industrial PC with a 17″ monitor housed in a stand-alone console. If you frequently batch floor web cutting, and if enhanced safety with increased productivity are a concern, then an automated Monet FWA 500 CA may be the right selection for you. Implementing Continuous Improvements at Panels Plus

I

t’s hard to believe that it is already the New Year, but we had another successful year at Panels Plus in 2023. Despite some ups and downs in the housing market and all the buzz around high interest rates, we had our busiest year on record. The incredible value that our wall panel and floor cassette equipment offers is being recognized by more builders every year. This equipment allows companies to increase their production while improving quality and safety along with a speedy ROI. Panels Plus is making continuous improvements to our equipment to make it even better. In the past three years, we have developed specialized equipment for portable buildings, upgraded the bridge drive system, and upgraded some of the sensors and improved our software based on ideas that were developed during the design of the Platinum Series Automated Sheathing Station.

By Tim Grahn General Manager

Continuous Equipment Improvements While we are on the topic, we have installed several Platinum Series Automated Sheathing Stations in the field and continue to work to improve our software to cover a variety of industry needs. Each company operates differently and there have been several requests for program modifications to fit the Platinum Sheather to our customer’s application. In most cases, we have been able to quickly add the new feature to the standard Platinum Sheather program. Our goal is for each unit to have the same control program, but to be able to be set up through the operator interface to work for different assembly methods. Another project that is in development is to be able to read nail requirement output from a variety of design software. We are planning to work on this in 2024. If you are considering wall panel equipment and you want to see it in action, we can arrange a visit to our location in Minnesota. There are several new products in the works with our R&D team. If you are currently using some equipment (any manufacturer) that doesn’t quite meet your needs, please contact us directly or a distributor in your area to see if Panels Plus could design a similar machine that does meet your needs. We will always consider adding new products to our line.

BCMC 2023 The BCMC show was great last year and our team made a lot of connections. If you stopped by the booth and requested more information, you should have heard from Tim or Jeff within the first week or two following the show. Please reach out to us if you have not received a response as I assure you that we have made several attempts. We may have the wrong number or e-mail address, but we always want to make sure that your requests are heard. And, Panels Plus is growing! We are actively looking to hire two additional Regional Sales Managers, so if you know of any industry professionals that might want to represent our innovative product lines, please contact me. As always, I encourage you to visit the Panels Plus website for all the latest news and literature. Panels Plus is also on LinkedIn and YouTube. Please visit us at www.panplus.com or write to us at sales@ panplus.com. PHONE: 800-289-5627

What You Can Expect in 2024 Carl Villella, CLFP President, Acceptance Leasing & Financing Service

A

ccording to the research team at Goldman Sachs, we can expect healthy growth in 2024, with the economy growing by 2.1%.

Most of the problems that would lead to higher inflation, such as an overheated labor market, are gone. And as a result, the probability of a recession in 2024 is much lower than what was predicted months ago. There actually was a “soft” economic landing! While business investment is expected to slow, and financing conditions are expected to be more difficult, mostly for real estate, overall business investment is expected to grow 1.75%. Another bit of positive economic news: Consumer spending is expected to be strong, with real disposable income expected to grow by 3% in 2024. All this good economic news emphasizes the point that now is a good time to consider what equipment you’ll need to make 2024 a banner year for YOU. With rate increases mostly behind us, now is a good time to access your bucket list, and talk to us about the financing options available to you. We finance both used and new equipment, and under certain circumstances we can finance equipment that you recently acquired with cash, to improve your cash flow situation. There are a number of financing programs available. We’d be happy to discuss them with you. Call us at 412 262-3225. We are Acceptance Leasing and Financing Service, Inc. We will be in our 32nd year of business in 2024. Established in 1992, we pride ourselves on our Certified Leasing and Financing Professional designation. We are a member of SBCA and a frequent attendee of the BCMC tradeshow. We can provide financing for any new and, regardless of age, used equipment. We look forward to working with you.

Creating Your Own Commodity Market Performance Measures

By Valerie Hansen Founder and Chairman, BuyMetrics Inc.

I

f you haven’t considered BuyMetrics yet, I have one more reason for you to check it out in 2024 – our new Commodity Analysis and Visualization Module. This new module will give BuyMetrics’ clients the power to control their own market analysis and measure their own performance. This means hands-on tools to engage deeply with their commodity shop/purchase data, as well as visualization tools for insight and the means to capture incremental profit.

If you’re hesitant to delve into new software, I can assure you that BuyMetrics makes it easy for non-technical users to dig deeply into their commodity data. Our interactive tools enable lumber and panels buyers to construct their own performance measures and track the results against internal and/or externally generated market measures. The software does the heavy lifting, cleaning and transforming raw data, presenting complex datasets in engaging visuals, empowering users to dynamically interact with the information, and automating the production of your most important measures. Explore with confidence. BuyMetrics’ advanced analytics make it easy to discover and quantify relationships within the data, to observe market dynamics, spot trend shifts, identify outliers, and plug profit leak. You can compare your purchases to your vendors’ volume-weighted average price, the next-best quoted price, a pre-negotiated formula price, or a price reported by one or more price reporting services – and keep score. In fact, you can even figure out which vendors save you the most money, and under what conditions. In our digitalized world, it’s important to remember that your shopping data embodies leadingedge market information. Commodity markets are notoriously volatile, but BuyMetrics’ new module and APIs make it easy to share your analysis/insight with authorized decision-makers across the company. For example, to improve lumber margin (realize enhanced ROI), you can share your carefully gleaned market data – timely and exclusive price information, market coverage, trends – with colleagues responsible for setting the company’s bid/sell prices. At BuyMetrics, we understand every business has its own competitive environment, its own products/production mix, its own cost-of-goods. Since 2000, our proprietary Commodity Procurement Platform has automated and informed the purchase of lumber and other constructionrelated commodities for large and small manufacturers/re-manufacturers, distributors, and verticallyintegrated big builders. So, when you’re looking for improved market visibility and greater control over your commodity procurement process, visit our website www.buymetrics.com, or reach out to us directly by phone 888-485-8623 or email info@buymetrics.com. Valerie Hansen is the Founder and Chairman of BuyMetrics Inc. She is a 45-year industry veteran and the former owner/CEO of Custom Components Company, Racine, WI (sold 2008). From 2000–2019, she earned 21 U.S. patents for inventions in the technical areas of finance and data management. Privately serving industry-leading CMs since 2000, the BuyMetrics® commodity procurement platform automates and informs the purchase of lumber and other volatile commodities. PHONE: 800-289-5627

TruStance Portable Field Repair Press This is the first, self-contained, truly portable FRP unit used to press metal truss plates into dimensional lumber at virtually any location. Wood component (roof and floor truss) manufacturers, as well as builders, frequently require a tool to repair metal plate connected, wood truss components. The complete unit is mounted to a wagon built from square tubular steel. Extremely compact at only 28” wide and about 32” long the wagon features four wheels on soft-rubber solid tires, and a steering axle on the front with a handle that makes the unit easily maneuverable. The wagon contains the hydraulic power unit and an area for a portable gas generator. A rack in the back securely stores the C clamp, a standard 25′ hydraulic hose, and an electric power-supply cable. The clamp is manufactured from T1 steel, cut into a C-shape with a steel tube welded to the front that securely holds the hydraulic cylinder. Pressing is easily performed with a 4×4 magnetized steel platen that holds and presses the truss connecter plates. The C-clamp that weighs less than 30 pounds, features a throat that opens to 4-1/2” inches to accept either 4 x 2 or 2 x 4 lumber. It has a push on and release off switch to cycle the unit. A 10,000-psi electric-over-hydraulic power unit pumps hydraulic fluid through a 10,000-psi hose to activate a 10-ton hydraulic cylinder with a 3.9 inch stroke. The unit can be powered by 120v electric power or an optional 120v, 2200-amp, gasoline powered generator, which can also act as a portable power supply out in the field for other single-phase equipment.

NEW!

• Pressing Capability: 4.5” throat opening presses 2×4 through 4×2, includes a standard 25-foot, HD 10,000 PSI hose, with a 10 TON, 4”x4” magnetized pressing plates • Electric/Hydraulic: SPX Hydraulic Technologies – Rockford, IL USA 10,000 PSI / 700 BAR. 10 ton pressing capability • Power Source: 110V Dual Power via outlet plug in and/or optional gas-powered inverter generator at an additional price. Navigating Productivity Improvement Programs: The Vital Role of a Change Agent

I

n manufacturing, continuous process improvement is critical to maintaining profits and quality. Transforming and enhancing operations, however, demands more than good intentions; it requires a dedicated change agent focused on ensuring the program is implemented and ingrained into ongoing plant operations. While it may be tempting to assign change management responsibilities to an existing employee part-time, this approach is risky, especially when business volume peaks in the busy season.

By Thomas McAnally TheJobLine.com

In the seasonal ebb and flow of manufacturing, the off-season often seems opportune for designating a part-time change agent and implementing new programs or processes. They appear to have the time to manage the process. However, the challenge arises when the busy season hits, and the rest of the team is running full tilt to meet production demands. At this crucial juncture, the part-time change agent is confronted with a daunting decision: which job to prioritize – their regular duties or their part-time change initiatives. This dual role burdens the individual and exposes the entire team to potential pitfalls. When business picks up, everyone operates at full speed, trying to implement changes and improvements while maintaining increased output. The absence of a dedicated change agent means there’s no one to keep the team on track. Each team member, absorbed in their specific tasks, risks veering off course and inadvertently falling back into old familiar ways. The part-time change agent, torn between their regular responsibilities and the transformative agenda, may find it challenging to rally the troops during these high-pressure periods. Without a dedicated leader, the team’s collective focus falters, and the carefully planned changes lose momentum. Like a ship navigating rough seas without a captain, the factory faces the danger of drifting off course and reverting to old habits. In this dynamic landscape, it becomes evident that a full-time change agent is not just a luxury but a necessity. Their exclusive focus ensures that the factory’s compass remains true, even when the storm of increased business volume hits. They serve as the guiding force, steering the team through the challenges of transformation and preventing lost momentum and potentially having to abandon the program for another time, further wasting investments in time and expense. You may have the perfect person to dedicate to the change agent role, or you may need to hire one. If you are a sizeable multi-plant company, this agent can serve multiple locations, spreading the cost out over several process improvements. Importantly, once you take the first step in changing for the better, be sure to stay on the path and keep focused to reap the rewards. PHONE: 800-289-5627

Design Connections

Geordie Secord, Senior Recruiter TheJobLine.com – Canada

Where Does the Responsibility Lie?

I

n “Cost-Saving Measures and Memorable Debacles,” I discussed the problems encountered on a site where the owner was acting as general contractor for his new house build and problems that ensued when an inexperienced framer was tasked with installing a complex truss roof. In that article, I wondered if a qualified general contractor could have ensured that the project stayed on track better. The key word here is “qualified,” and by that I mean someone that is actively involved in all aspects of the project to ensure that a quality, well-constructed building is the result. I have recently been involved in a small commercial project. It’s only a slight variation on countless projects that I have been involved with in the past – simple mono pitch trusses on one end of the building, and a flat EWP roof on the other end across a gas station, convenience store, and coffee shop. Architecturally, it was quite simple, and at the time we quoted the project we asked for two simple truss dimensions (heel height and finished overhang) to be confirmed during shop drawing review. Structurally, there were questions in the EWP area regarding connections to steel framing. Both questions were important, but not complicated by any means. At the time the contract was signed, we mentioned the confirmations needed once again and were assured that they would be addressed in shop drawing review. We issued our shop drawings – with the confirmations needed highlighted – approximately 3 months in advance of the expected delivery date, although slow site progress meant that delivery was later pushed out an additional 2 months. A month and a half or so went by before reviewed shop drawings came back, with neither of our questions answered. The GC was reminded that we couldn’t finalize drawings for production or order custom hardware without this information. Another round of shop drawings, and another month or more, and still no answers. At this point, the GC began to be concerned about having a roof to install on the building and eventually asked us to coordinate discussions with the architect, engineer, and the framer that had been brought in late in the discussions. We reminded them that, while we were happy to be involved in the discussions, it was up to the GC to deliver the building so the GC should be leading all discussions between the various parties. Only when the framer, faced with the prospect that his crew would have nothing to do on site, became intimately and loudly involved with the process did things start to move. The project engineer Continued next page

signed off on connections to the steel, and the architect signed off on dimensions. Days before we were set to go to production, and less than two weeks before delivery, the framer visited the site to survey the steel frame that had recently been installed. It quickly became apparent to him that the truss heel of 15” that we had confirmed was not close to matching the heel of approximately 22” needed to match the adjacent steel framing. A minor change on our end, a midnight review by the GC and engineer, and we were good to go once again. But there was no happy ending to be had yet. Although the architectural drawings clearly showed a 2/12 (9.5 degree) roof slope, the steel was somehow produced to something like 1.9/12 (9 degree) – despite a clear notation on the steel shop drawings showing 2/12. The structural steel supplier claims that 9 degrees is shown somewhere on the structural drawings although I can’t find it, but time will tell who is eventually held responsible. After much discussion about various methods that could be used to mask the inconsistency, it was finally decided that new trusses would need to be built – a cost of approximately $18,000. Of course, the site is at a stand still while we rush trusses through the shop before Christmas. I am sure there will be no end of finger pointing as responsibility for this is discussed in the coming weeks. So, who is responsible here? •

Should we, the truss suppliers and “last ones in,” have reviewed not just the notes on the steel drawings but also the dimensions and math, and found that the pitch was wrong? I strongly believe that since we followed the drawings there should be no blame directed at us.

Should the architect have checked steel elevations against our drawings and noted that there was a discrepancy? In today’s CAD world, it would have been a simple matter to overlay the steel and truss drawings to see a pending problem.

Does the engineer bear any responsibility here? I would say no, because this is an aesthetic and not structural issue, but there will be questions asked, especially if there is a 9-degree slope indicated somewhere.

And what about the GC? As coordinator of the project, where does their responsibility lie? I often see the GC as being something of a coach to all the various sub-trades that are needed to work to deliver the project. They need to be sure that everyone is working as a team. Clearly that wasn’t the case here.

What are your thoughts? Have you had projects go off the rails because of poor project management? Where do you draw the line for where your responsibility ends, and how do you protect yourself by ensuring that line is clearly drawn?

The Year in People: 4 of LBM’s Top Placement Firms Assess a Tight Market

W

ebb Analytics’ monthly people roundups have tracked changes involving 1,241 folks at hundreds of LBM operations this year. Thousands more jobs that we didn’t spot likely have changed hands, in part through help provided by construction supply’s leading recruitment and job-placement firms. Recently, Webb Analytics asked leaders from The Misura Group, SnapDragon Associates, Building Gurus, and LBM Executive Recruiting for their views of what happened in 2023 and what you can expect in 2024. Here’s a summary.

Craig Webb President, Webb Analytics

Huge Salaries Sky-high lumber prices in 2021 and 2022 generated high profits and, in turn, “compensation increases at a rate I have never witnessed in 25 years,” The Misura Group’s Tony Misura said. “General Managers who once received $40,000 bonuses earned $100,000 to $200,000 bonuses. The number of OSRs making over $1 million in commission has gone from a news story to commonplace.”

Most In-Demand Jobs For The Misura Group, it was General Managers for Truss and Wall Panel plants. For Rikka Brandon of Building Gurus, it’s yard workers. “It’s a challenging job, requiring physical strength, working out in the elements, and it often doesn’t pay competitively,” she said. “This leads to a lot of applicants, a lot of no-shows for interviews, and a lot of short-term employees. It’s time-consuming, expensive, and exhausting to have a critical part of your business feel like it’s got a revolving door. If you consider [the Society for Human Resources Management’s] belief that turnover costs 30% of the individual’s annual salary. This is a huge ‘invisible’ cost to most companies.”

Holistic Leaders and Integrators At SnapDragon, the most challenging role to fill was well-rounded senior leaders “who possess a comprehensive understanding across a more significant portion of business, including sales, IT, operations, and finance,” Mark Barnard said. “These senior leaders are expected to navigate complex challenges, drive growth, and make strategic decisions that impact the entire organization.” Jim Enter, who works with Bill Tucker on LBM Executive Recruiter projects, said he regards as refreshing clients who now are willing “to look at candidates for senior level positions that may bring fresh perspectives from other industries. As one client told me, ‘We function like everyone else in the industry, I am looking for fresh approaches to how we manage our business.’” Continued next page

Tony Misura said one big theme in 2023 was the demand for people who can integrate businesses. “In 2021–2022, we saw a raft of acquisitions and consolidations; they kept operating as status quo, often held together with duct tape and baling wire,” he said. “It takes an exceptional leader to blend cultures and create an alignment of goals and a shared risk environment. One client had nine different ERPs to integrate.” Expect integrators to be the most in-demand job in 2024, he said. That’s a change from 2023, when Directors of Purchasing were most in demand.

Staff Development Barnard and Brandon both said they’ve noticed more emphasis on companies developing their own staffs as part of increased succession planning. “Many leaders seem to be aware that this is a significant challenge and it’s unlikely to get better in the next 5–10 years,” Brandon said. “So, they’re being proactive and looking at ways to become an employer of choice, train/grow their own, and retain their current employees.” Added Barnard: “Building Products clients are prioritizing the development of their overall bench strength. This means building a strong pool of qualified candidates who can fill various roles within the organization. It involves talent acquisition strategies continuously identifying, attracting, and nurturing potential employees to ensure a robust talent pipeline.”

Heavy Demand for Recruiters We saw an increase in the number of companies reaching out to us to help with critical and urgent positions,” Brandon said. “This isn’t surprising due to the lower volume of experienced talent in our industry. I noticed that there seemed to be less ‘sticker shock’ this year for leaders and companies that haven’t worked with a professional recruiter in the past.” SnapDragon experienced the most significant growth in its 20-year history, shattering its records for successful hires and for billing.

It’s a Seller’s Market, So Expect to Pay Up Combine market competition, skills shortages, cost of living issues (especially if moving is involved), and greater transparency on salaries and benefits, and it’s prospects that have an advantage in negotiations these days, the recruiters said. That has made recruiters’ job tougher; despite doubling its resources for data and recruting, it still took The Misura Group 50% longer on average to fill a job. “Comments like, ‘My boss is an ass, the company culture is toxic, but I am making more money than I ever have in my life’ has been a typical response from talent,” Tony Misura said. Webb Analytics is a data and research consultancy that helps executives in construction supply spot the trends, threats, and opportunities that matter most. It’s led by Craig Webb, one of the nation’s best-known industry figures and the former editor-in-chief of ProSales, the construction supply industries most honored publication. Floor Truss Splicing By MiTek Staff

A

splice is the point where two chord members are joined together by a metal connector plate to form a single member. It can occur at a panel point or between panel points depending on the specific design of the truss and the preferences of the truss manufacturer.

While the program checks all the connections properly, it must always be remembered that MiTek Engineering software is just that, a tool. Designs should always be reviewed before putting into production, some designs may not be structurally viable and should be avoided or reviewed by an engineer. The following is a list of some of the most common problems of floor truss splicing MiTek engineers see when reviewing customer truss submittals. Floor trusses that are designed with stacked chord members must be given special attention to the location of splice plating. When you have stacked chords, you will want to stagger the splices at least a foot apart. This will insure there is ample room for all connector plates and they are not stacked on top of one another. The main advantage to having splice plates staggered at least a foot apart is due to the fact if they are placed in the same location you will end up with a small gap where the plates are touching which is not ideal for the overall truss performance.

Correct Incorrect

Splicing in the chase is only allowed if there are stacked chord members in the chase area and only one spliced joint is permissible. Floor trusses designed with single top and bottom chords shall not have spliced joints in the chase area.

Developing High-Capacity Tension Straps for Mass Timber Engineering

ass timber buildings use cross-laminated timber (CLT) or mass plywood panels to create horizontal diaphragms to transfer wind and seismic forces into the vertical elements of the lateral-force-resisting system. Spline connections resist shear forces at the panel joints, which I discussed in Mass Timber Diaphragm Options with Four Different Connection Types — How Our LDSS48 Light Diaphragm. I wanted to discuss several options for tension straps used for chord splices and collector forces. This article will not discuss methods for calculating design forces. Instead, I am going to focus on several strap products and how we developed their allowable loads.

M

Straight straps are one of the few connector products where allowable loads are based on calculations, not testing. For joist hangers, hurricane ties, or holdowns, there are all sorts of eccentricity that create shear, prying, and withdrawal forces on the fasteners and difficult-to-predict load distribution in the connector. Straight straps don’t have any of that, so we can calculate the steel tension capacity and the fastener capacity per code. However, Simpson Strong-Tie has tested many of our straps because we really love testing. We also receive questions sometimes about deflection or whether or not you can install a given strap over plywood (you can, as long as you use nails 2½” or longer). The need for larger force capacity became apparent as Simpson Strong-Tie began entering the structural steel market. We had stretched the limits of the existing equipment when we had to figure out how to use two of the 55 kip (55,000 lb) actuators together to push and pull on a Yield-Link® Moment Frame with a 36”-deep beam. To go even bigger for subsequent test programs with larger capacities, we needed to contract with university labs. Now, with the added capabilities of our Million Pound Rig, we’ll be able to support our growing market areas in structural steel, mass timber, and concrete strengthening. Nailed tension straps have allowable loads ranging from 605 pounds (HRS6) to 9,215 pounds (CMST12). In mass timber diaphragms, forces often exceed these capacities. We have seen engineers specify multiple straps or custom steel plates to achieve higher loads at splice locations. To help reduce cost and speed up installation, Simpson Strong-Tie developed the MDCST – Medium Duty Diaphragm Chord Strap Tie. The MDCST is a 14-gauge strap that uses Strong-Drive® SDS Heavy-Duty Connector screws. MDCST48 Strap

The MDCST48 has an allowable load of 11,905 pounds and can be overlapped to achieve double the load where space is limited. North American CLT manufacturers do not glue the edges of the CLT plies together. To evaluate whether these unglued edges would affect the capacity of the SDS screws, we tested the MDCST48 on CLT. Calculations predicted the strap tensile capacity would govern the allowable load and our assembly tests validated the calculation model. MDCST Test Setup

After releasing the MDCST, we wanted to develop a highcapacity tension strap using fewer fasteners. We combined two products to do this. The Strong-Drive SDCF Timber-CF Screw is a fully threaded screw designed for mass timber. The threads on the SDCF maximize withdrawal resistance for their original intended uses as beam reinforcement, bearing reinforcement, and splitting reinforcement. The MTW45-8 Mass Timber Angled Washer allows SDCF installation through a steel side plate at a 45-degree angle. Traditional fasteners transfer shear load through shank bearing on the wood. Installing the fastener at an angle allows us to transfer shear loads through the fastener in tension. The high-withdrawal capacity of the SDCF creates a strong, stiff connection allowing high loads with fewer fasteners.

The reference allowable shear loads for the MTW45-8 installation with SDCF Timber-CF screws are based on our testing of individual or small groups of fasteners. I discussed fastener testing in So, What’s Behind a Screw’s Allowable Load? We also performed larger group testing to determine appropriate group action reduction factors. We’ve summarized the allowable loads, stiffness behavior, and design procedure in an engineering letter, L-MTW45SDCF. Engineers can use the procedure to design custom connections for plate thickness between ⅛” and ½”.

Group Action Tet Setup

While you could design a strap, picking one out of a load table is easier. The MTWS Mass Timber Washer Strap is a high-capacity strap designed for use with inclined SDCF Timber-CF screws in MTW45-8 washers. It comes in two widths and has allowable loads for three-ply and five-ply (or thicker) mass timber panels.

Simpson Strong-Tie Adds Steel Concealed Beam Hanger for Mass Timber Applications in Seismic Regions December 18, 2023, Pleasanton, Calif. — Simpson Strong-Tie, the leader in engineered structural connectors and building solutions, continues to grow its lineup of mass timber hardware with the addition of the SCBH™ steel concealed beam hanger suitable for high-drift, high-capacity seismic applications. The new beam hanger provides a concealed connection to preserve a wood-only look while offering an allowable design load of approximately 20 kips (equivalent to 20,000 pounds of force) and a one- or two-hour fire resistance rating per ASTM E119 for a wood-to-wood connection. The new steel beam hanger matches the beam-to-column load of the company’s ACBH™ aluminum concealed beam hanger, while increasing the ability to deform when subjected to joint rotation due to seismic forces and inter-story drift. This combination makes the SCBH ideal for use at glulam beam-tocolumn connections in high-seismic regions. “As mass timber construction continues to gain traction around the US and Canada, architects and engineers need more connection solutions that meet the unique requirements of earthquake-prone areas,” said Michael Weinert, senior product manager for Mass Timber and Offsite Construction at Simpson Strong-Tie. “The new SCBH steel concealed beam hanger offers immense versatility for these applications by satisfying the combined needs of aesthetics, strength and fire-rated performance alongside compatibility with seismic deformation.” The SCBH installs easily in the factory using Simpson Strong-Tie’s fully threaded Strong-Drive® SDCF TimberCF structural screws. A generous onsite fit-up tolerance provides for smooth and easy beam installation. Double connectors can be used on a single beam end for increased connection capacity, and a weldable SCBH-W backplate option is available for glulam-beam-to-steel support connections. About Simpson Strong-Tie Company Inc. Single-Family Starts Surge on Falling Interest Rates Posted December 19, 2023 on NAHB Now | The News Blog of the National Association of Home Builders Reprinted with permission. Single-family construction surged in November as lower mortgage rates helped to assuage affordability concerns and unleash pent-up demand for housing. Overall housing starts increased 14.8% in November to a seasonally adjusted annual rate of 1.56 million units, according to a report from the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. The November reading of 1.56 million starts is the number of housing units builders would begin if development kept this pace for the next 12 months. Within this overall number, single-family starts increased 18% to a 1.14 million seasonally adjusted annual rate. However, single-family starts are down 7.2% year-to-date. The multifamily sector, which includes apartment buildings and condos, increased 6.9% to an annualized 417,000 pace. “Lower interest rates and a lack of resale inventory helped to provide a strong boost for new home construction in November,” said Alicia Huey, chairman of the National Association of Home Builders (NAHB) and a custom home builder and developer from Birmingham, Ala. “And while these higher starts numbers are consistent with our latest builder survey, which shows a rise in builder sentiment and future sales expectations, home builders continue to contend with elevated construction and regulatory costs.” “The single-family starts figure is remarkably strong, and we would not be surprised to see this figure revised lower or fall back slightly in the next month, given the nearly 20% rise in November,” said NAHB Chief Economist Robert Dietz. “NAHB is forecasting an approximate 4% gain for single-family starts in 2024, as mortgage rates settle lower, economic growth slows and inflation moves lower.” On a regional and year-to-date basis, combined single-family and multifamily starts are 16.7% lower in the Northeast, 12.3% lower in the Midwest, 6.2% lower in the South and 14.3% lower in the West. Overall permits decreased 2.5% to a 1.46 million unit annualized rate in November. Single-family permits increased 0.7% to a 976,000 unit rate. However, single-family permits are down 8.4% year-to-date. Multifamily permits decreased 8.5% to an annualized 484,000 pace. Looking at regional permit data on a year-to-date basis, permits are 19.9% lower in the Northeast, 15.3% lower in the Midwest, 10.3% lower in the South and 12.8% lower in the West.

Slower Growth Ahead as Impact of Higher Interest Rates Lingers in 2024 Posted December 20, 2023 on NAHB Now | The News Blog of the National Association of Home Builders Reprinted with permission. The recent strong economic growth rate of 4.9% in the third quarter, driven largely by consumer spending, is not sustainable, according to NAHB Chief Economist Robert Dietz. It will be difficult for consumers to maintain the same level of spending with credit card rates at around 25%. For that and other reasons, Dietz sees the U.S. economy slowing down to a growth rate of roughly 1% over the next two years. Dietz spoke Dec. 12 during a webinar on the macro outlook for 2024. He was joined by Pro Builder Editorial Director Rich Binsacca for a status check on key macro issues affecting the economy and the housing industry. A replay of the 70-minute webinar is available on Pro Builder’s website. Also available is a PDF summary of takeaways from the webinar. “Call it a ‘soft landing,’ call it a ‘rolling recession.’ We just had a period where the third quarter overperformed and now the lingering effects of higher interest rates are going to slow the economy moving forward,” Dietz said. A potential headwind against future growth is government spending. “Right now we’re spending 2.5% of total GDP on interest rates on the federal debt and that number is going to rise to 5% in the coming years. Moving from 2.5% to 5% is the equivalent of adding the entire defense budget just to pay interest on the debt,” Dietz said. “That is a huge problem,” he added. “But in the short term, this economy is proving more robust than I think many of us expected a year ago.” Dietz noted that one of the first signs that inflation was about to rear its head occurred in 2021, when productivity and workers’ wages began to diverge. Earnings started outpacing productivity, while the goods and services produced in the U.S. economy were not increasing. That divergence was the biggest clue two years ago that the U.S. was moving into an inflationary environment. Looking at the remodeling sector, Dietz noted that it is flat right now, but he anticipates growth going forward. The optimism rests in the anticipated growth for aging-in-place remodeling, the fact that people are moving less frequently and working from home more, and the need for investment in the nation’s aging housing stock. Moreover, the remodeling market is growing in terms of overall market share, Dietz said. The sector’s share of total residential construction has grown from a third in 2007 to almost 40% today. The webinar covered a wide range of economic issues, including inflation and interest rate expectations, building materials prices, workforce concerns, demographics and the cost of regulation. Dietz concluded with a look at the medium-term outlook for residential construction and a rough glance at 2030 and beyond.

New Home Sales Down in November but Should Improve Moving Forward Posted December 22, 2023 on NAHB Now | The News Blog of the National Association of Home Builders Reprinted with permission.

Elevated mortgage rates acted as a drag on new home sales in November, but with the peak rate cycle apparently in the rear-view mirror, sales are expected to rise as we move into the new year. Sales of newly built, single-family homes in November fell 12.2% to a 590,000 seasonally adjusted annual rate, according to newly released data by the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. The pace of new home sales in November was the lowest annual rate since November 2022 but sales are up 3.9% on a year-to-date basis due to a lack of resale inventory. “New home sales activity should improve in the months ahead as mortgage interest rates settle in below a 7% rate,” said Alicia Huey, chairman of the National Association of Home Builders (NAHB) and a custom home builder from Birmingham, Ala. “Our latest builder survey turned positive in December, with builders indicating they expect a rise in future sales.” “New home sales were weaker in November as mortgage interest rates likely reached a cycle peak at a 7.79% per Freddie Mac at the end of October,” said NAHB Chief Economist Robert Dietz. “Mortgage rates have since moved lower, with Freddie Mac reporting a 30-year fixed-rate of 6.67% this past week.” A new home sale occurs when a sales contract is signed or a deposit is accepted. The home can be in any stage of construction: not yet started, under construction or completed. In addition to adjusting for seasonal effects, the November reading of 590,000 units is the number of homes that would sell if this pace continued for the next 12 months. New single-family home inventory in November jumped to the highest level since November 2022, rising 16.5% from the previous month to 451,000. This represents a 9.2 months’ supply at the current building pace. A measure near a 6 months’ supply is considered balanced. However, the market currently requires a higher level of new construction inventory due to a persistent lack of resale inventory. Newly built homes available for sale accounted for 31% of total homes available for sale in November, compared to an approximate 12% historical average. The median new home sale price in November was $434,700, up 4.8% from October, and down 5.9% compared to a year ago. Regionally, on a year-to-date basis, new home sales are up in all four regions: up 4.9% in the Northeast, 3.6% in the Midwest and 4.4% in the South and 2.6% in the West.

Fed Pivots and Housing Starts Surge

Posted December 22, 2023 on NAHB Now | The News Blog of the National Association of Home Builders Reprinted with permission.

NAHB Chief Economist Robert Dietz recently provided the following economic overview in his bi-weekly newsletter Eye on the Economy. Interest rates have pulled back in recent weeks, as markets correctly anticipated a dovish Federal Reserve announcement in December. In fact, the Fed surprised by not only remaining on pause with respect to the federal funds rate (which was last increased in July), but also by revealing an estimated three rate cuts for 2024. NAHB is currently forecasting just two rate cuts in 2024: one 25 basis-point cut in the third quarter and one more in the fourth quarter. Long-term interest rates responded positively to these developments. The 10-year Treasury bond has approached a 3.9% rate, down just about 100 basis points from October high levels. And mortgage rates have retreated below 7% for the first time since the middle of August. Inflation appears to be moving in the right direction as well, with the CPI growing at a 3.1% rate in November. However, policy makers should take note: Shelter cost growth accounted for 70% of the headline gain in November. Only additional construction of attainable, affordable housing will ultimately tame shelter inflation. With the growing wave of good macro news, builder sentiment has turned the corner. While still gloomier than actual market conditions, the NAHB/Wells Fargo Housing Market Index increased three points in December to a level of 37. We expect continued improvement ahead. However, the index’s partial and, we believe, temporary disconnect from starts/permit activity is indicating that supply-side constraints continue to frustrate the market, and that larger builders are gaining market share over more capital-constrained private builders. In contrast, single-family starts surged in November as rates moved lower. Single-family starts increased 18% to a 1.14 million seasonally adjusted annual rate. However, single-family starts are down 7.2% year to date. The multifamily sector, which includes apartment buildings and condos, increased 6.9% to an annualized 417,000 pace. Lower interest rates and a lack of resale inventory helped to provide a strong boost for new home construction in November. However, it would not be surprising to see these construction data retreat in December because of last month’s accelerated pace and ongoing supply-side concerns (or the November data to be revised lower). Nonetheless, the macro and housing data suggest next year will see gains for single-family construction, while a rise in the level of new multifamily rental completions will continue to hold back multifamily construction activity.

Lugoff, South Carolina truss plant “We are very excited to open our first truss plant in the state of South Carolina,” said Ken Kucera, vice president of installed sales and manufacturing at 84 Lumber. “This is a prime location for us, being in the center of the state, as it enables us to supply to multiple locations in the Carolinas and parts of Georgia. We are confident we will see great success upon the opening of this plant.”

The company has been supplying local builders and contractors in the area with building materials since 1991. In 2007, the yard was relocated to the current Lexington location on East Main Street. The SLB Generated 498 MM BF of Incremental Demand in Q3 2023 December 27, 2023—The SLB recently published its Q3 2023 Report, highlighting how the SLB and its funded programs continued to advance the industry’s goal of stimulating demand and expanding softwood lumber markets. Last quarter, SLB-funded programs and initiatives helped achieve significant gains in the market and maximize the impact of the SLB’s investments. Key highlights include: •

498 MM BF of incremental demand generated, which has a carbon benefit of 1.2 MM metric tons of CO2 stored and avoided.

Five winners of this year’s Mass Timber Competition were announced in October, with $2.2M awarded. The initiative, funded jointly by the SLB and USDA Forest Service, showcases larger-scale uses of mass timber and a commitment to prioritizing domestically sourced wood from sustainably managed forests.

The SLB Education initiative continues to scale up its AEC faculty training program to get more AEC students learning about wood design and construction. A total of 52 faculty from 42 architecture and engineering programs across the United States participated in the SLB-funded workshops in 2023, during which instructors learned how to better integrate education about wood systems into their own academic programs.

The American Wood Council is better positioning the industry for a defense of wood in wildland-urban interface zones as fire performance and building codes emerge as priority issues.

Think Wood is the top online resource for mass timber, reaching the number one spot for Google search results for “Mass Timber” in the United States as of the end of Q3. Enhancing Think Wood’s search performance is an important and efficient way to support specification of wood in the design community.

WoodWorks directly influenced 122 projects and indirectly influenced 442 projects in Q3. Combined, the projects represent 20.9 MM SF of impacted wood construction, 190 MM BF of incremental lumber, 41 MM BF of incremental engineered wood products, and 142 MM SF of incremental wood structural panels. WoodWorks support of these professionals can lay the groundwork for long-term industry growth when economic conditions improve.

The USDA announced the appointment of four members to serve on the Softwood Lumber Board: Keith O’Rear from Weyerhaeuser, Fritz R. Mason from Georgia Pacific, Ashlee Cribb from PotlatchDeltic, and Craig Johnston from Forest City Trading Group.

For more detail, comprehensive program updates, and additional SLB news, view the Q3 2023 Report. We always welcome industry feedback, which can be sent to info@softwoodlumberboard.org. We wish you a happy new year and look forward to continuing to build on our success and momentum in 2024.

The Last Word Serving the Most Deserving

A

special opportunity to help special people exists near most truss plants, as was discovered independently by both Richard Pedde and me. This Joe Kannapell, P.E. “find” has turned out to be such a blessing to Richard that he constantly chides himself for passing by this resource twice a day for seven years without stopping. But fortunately, his staffing struggles got him through the front door of the Cleveland (County) Vocational Industries, and there he found a group of dedicated, but disadvantaged, workers engaged in multiple meaningful tasks. After a brief tour and discussions with the facility manager, he began to formulate a plan to employ these workers for his truss plant, Rafters and Walls LLC, just outside the Charlotte, North Carolina Metro area. Richard had long been bothered by the many hours his truss builders would have to spend taking plates from boxes and stacking them on truss tables ahead of assembly. This task was especially time consuming when they had to dig through tumble-packed boxes. He thought initially that the Cleveland facility’s workers could come to his plant to perform this work. However, he quickly realized that these folks are best served by working in a controlled environment in what is known as a sheltered workshop, in a facility set up to best harness their capabilities. Richard then procured multiple color-coded and properly sized bins for Cleveland’s workers so that they could create manageable units of plates for his truss builders. And this repackaging work was right in line with other repetitive tasks then being carried out at the shelter.

I coincidentally found another such workshop, Canterbury Industries in south St. Louis, and was amazed to discover how easy it was to initiate a similar project there. The executive director, Charlie Fischer, was so happy to receive this kind of work for his special crew there. After a couple of weeks experimenting with different approaches, Charlie developed an efficient method for them to repackage truss plates in bundles of twenty using heavy-duty rubber bands, and he also was able to provide a reasonable “piece rate” for the work. Charlie explained to me that by tailoring this kind of work to the capabilities of his variously talented individuals, they can obtain significant productivity. Most importantly, he stated, they derive a much-deserved sense of accomplishment, which is clearly visible in their demeanor.

Why not off-load a task that truss assemblers disdain and provide meaningful work for those that can best appreciate it? As Richard Pedde observes, the cost of providing this service to his community is miniscule in the scheme of things. Sorting plates, he says, “utilizes the highest form of IT and robotics available… it’s just in the form of people who also happen to be different from you and me.”
