Trends that drive us A Happy New Year and all the best wishes for 2015 to become a truly successful and Considerate year for you! With the New Year we plunge straight into our European winter of which, as undoubtedly nobody can deny, extreme weather seems to have become an integral part of and, according to the vast majority of scientific research, these conditions are here to stay. So, whilst climate change is an undeniable reality, how do we do our best to limit its advance? The answer is not a straightforward one, as often government or local authorities are expected to provide the carrot or the stick to bring businesses and individuals onto the right path. But what we can do for each and every hotel business is set goals and targets to become as energy efficient as possible, and reduce our CO2 emissions. As most know this now also goes hand in hand with being cost efficient and, more often than not, efficiencies can be found without any capital investment through good operational practices. In instances where investment is needed, innovative new funding models and guaranteed short term return on investment make this an increasingly attractive prospect. When an organisation is running as efficiently as possible, the carbon footprint can be reduced further still through thoughtful application of renewable energy technologies. We will hear this month from several of our hotel members about how they have successfully integrated energy efficiency and renewable technologies into their operations. We at Considerate Hoteliers try to be at the forefront of all these happenings and developments, which is also why we devised Con-Serve to help all member hoteliers measure, monitor and ultimately become as CO2 efficient as needed. You will be able to read more on how your hotel could benefit from this revolutionary new tool in our STORY OF THE MONTH. Hyatt Maldives (International Considerate Hotel of the Year 2014 winner) Within the resort there are a range of energy saving technologies as detailed below: 1. A generator heat reclamation system recycles the exhaust of the generator to heat 100% of the hot water within the entire resort. 2. Centralised chiller system: this highly efficient cooling system is used within all 95 associated accommodation rooms and administration block. 3. The resort is designed to minimise the need for electricity, such as: deep overhanging roofs and natural ventilation to reduce air-conditioning, natural lighting is optimized throughout the whole resort. 4. Energy efficient LED lights are used in 95% of all guest and front of house areas. The aim at the end of 2014 was to have 100% LED lights within all back of house areas also. The resort’s engineering department record energy usage on an hourly basis 24 hours a day, 365 days a year. which each department or room areas's energy consumption can be seen at any one time. The recording of the data this way allows employees to instantly spot any anomalies within the data. For instance; if the spa is not open it should be running at 2KWh; If it is above this they understand that something has not been switched off. On a daily basis energy consumption is reported at all morning briefings. Reporting Energy consumption for the previous day is broken down to energy consumption total cost and energy consumption per occupied villa. This is then relayed to all associates so that the ethos of tracking and being aware of energy consumption is spread throughout the resort personnel. As a result of the above practices, in 2013 the resort saw a reduction of greenhouse gas emissions per guest in house by 26%. 2013 saw occupancy rapidly increase from 17,769 to 28,395 guest nights for 2012 and 2013 respectively. This meant that greenhouse gas emissions per guest reduced from 168.54 kg/guest to 124.13 kg/ guest for 2012 and 2013 respectively. You don't have to have a degree in maths to recognise the positive impact of this initiative!

The Savoy Minimising The Savoy’s impact and involving environmental criteria as part of the business decision-making process has been key to driving an environmental reputation since 2005: to recognise the increasing costs of energy and waste to landfill; to comply with climate change legislations and regulations; to secure supply. These key objectives led to a £2.7 million energy retrofit with improved waste management programme in order to reduce the hotel’s overall carbon footprint by 3,000 tonnes CO2. The Savoy is audited in accordance with Fairmont’s Energy Carbon Management Program that has a GHG emissions reduction target of 20% by year-end 2013, under the auspices of the WWF’s Climate Savers Programme. Overall energy consumption saving to date is 21% (est. 600 tonnes CO2) using automated systems installed and CHP plant. Financial savings are significant, the CHP plant alone currently saves more than £10k per month (£120k per annum). Many of their initiatives are totally unique i.e. reclaiming refrigeration heat to pre-heat their domestic hot water, or the food waste to electricity scheme. Difficulties are just challenges and solutions-not-yet-found, therefore being creative and experimental allows them to keep ahead. were the ones pushing suppliers and contractors to meet their own expectations. Fortunately many suppliers and contractors caught on quickly. Reduced Energy Usage & Renewable Energy Generation The Savoy’s Food Waste to Renewable Energy Scheme has been an extremely successful project, attracting interest from other businesses and the media. The scheme’s success has led to the development of Vision2020, an initiative by contractor’s PDM Group, set up to help eradicate food waste from landfill for the future. Additionally their system of reclaiming heat from kitchen refrigeration units over the last year has allowed the temperature of the incoming water to increase between 4 and 6 degrees C to pre-heat domestic hot water, effectively free heating from energy that would otherwise be lost to the atmosphere. As far as the hotel are aware, this system is currently unique to any business in the UK. An evaluation of the energy produced by the Savoy’s Combined Heat and Power (CHP) plant year on year, shows that it is now providing approx. 20% of electricity consumption over any given month. The CHP is using less gas than before and has the additional benefit of providing free electricity to the heart of the hotel. The hotel’s metering plant allows it to monitor energy and water consumption throughout the hotel at any given time, therefore since reopening they have managed to adjust usage accordingly and re-educate staff to turn off and use less. These efforts have resulted in a decrease in water consumption by 33,000 cubic metres or 22%, a reduction in gas usage of 1.800,000 kWh or 25%. The electrical consumption has increased by 3.5%, however of the 11.4 Million Electrical kWh consumed by the Hotel 1.5 Million or 13% was produced by their own generating plant.

Radisson Edwardian The Radisson Edwardian Group, London has made an intensive effort to meet and exceed its initial set target of improving its energy footprint by 20%. Here is a summary of some of the achievements they have reached and of the activities they have implemented, all with good results (Carbon footprint). initiatives - A boiler compensation control unit is being trialled. It is anticipated to give an approximate saving of about 35% in the summer and 15/20% in the winter. - New energy saving computers have been rolled out. - Water footprint improved with flow control systems, fitted in all showers, public toilets and staff urinals. Dual flush installed at all properties - Floor operated push taps to designated sinks in each main kitchen - Carbon footprint measurement calculated for each hotel - Intelli-Hood systems installed to reduce power consumption for kitchen extract systems in all hotels (excluding Sussex). - REH now receive LEC (Levy Exemption Product) low carbon power from Total Gas & Power Ltd, which reduces the CO2 emissions by approximately 40% using electricity conversion factors as supplied by DEFRA. - Low energy bulbs introduced into all guest bedroom corridors and number of lights being reduced, as well as movement sensors fitted in low-use public and BOH areas. - K.P. Waste nominated as new waste management supplier from May 09 offering separation of cardboard/paper, glass, general and food waste. All waste previously incinerated helping to produce electricity to 35,000 homes. - Re-chargeable battery tea lights introduced in all public areas - Bathroom heated rails switched off across the group during summer months - Electricity consumption savings – 2008/2013 – 22.3%. Further savings ongoing - Installation of electronic guest key operated master switches to all guest bedrooms - Light compactors for Grafton, May Fair and Kenilworth hotels - Bicycle rack facilities established at each hotel - Hotel group car fleet moved to Toyota Hybrid models from May 2010. - External spotlights are now switched off at night in all hotels. - Secondary glazing fitted to windows at Bloomsbury Street, Kenilworth, Vanderbilt, May Fair, Grafton & Mercer Street, Sussex & Hampshire - Remaining old style TVs have been replaced with new LED flat screen televisions to all rooms at Heathrow, Grafton, Mercer Street, Manchester, Hampshire, Berkshire, Sussex & May Fair - Electronic guest bills now offered on check-out as part of the Opera roll-out. - Group received the “Highly Commended” award for Best Carbon Reduction in a Hotel Chain in Green Tourism Week 2011 . - Electronic tablets introduced at all reception desks (eliminating the need for printing registration cards for all arriving guests. - Enersol Flomar Energy saving device installed at the Kenilworth & has produced good results (gas savings between 15% in winter and 30% in summer) - Gas/electricity consumption now part of hotel monthly performance reviews http://us5.campaign-archive2.com/?u=dde11f98e5ce03d93968ee089&id=757811529b

this month will inspire you to follow suit. Implementing energy efficiency projects should be undertaken with as much knowledge as possible as to what can be achieved and provide the certainty that you are targeting the right measures. We all know anecdotally that particular measures will have proven benefits. For example, LED lighting retrofit projects can save up to 80% on your lighting bill. However, having a detailed picture of where your energy consumption is occurring is incredibly valuable in targeting efficiency drives. In early 2014 we set out to develop a system that would enable hotels to accurately and efficiently measure their resource consumption and use that data to make real improvements to the bottom line. Over the course of the year Con-Serve was developed and refined, and is now being used by several hotels and groups to great success. The rationale for making use of the system depends on a variety of drivers: some hotels are being asked by corporate clients to provide them with energy and carbon data as a part of the account selection process; some hotels are presented with an annual utility of ÂŁ1million and want to be able to demonstrate how they are improving year on year, hence the mere knowledge of the source of their usage is no longer sufficient. Whatever your reason for using Con-Serve might be, it has been proven to assist in increasing operational efficiency properties. For example at one site in Austria it was noticed through regular monitoring that an electrical de-icing system for the roof was in operation during the autumn when no ice was occurring. Therefore staff were instructed to regularly check the system was only used when required, resulting in a 10% annual reduction in electricity consumption. Users of Con-Serve have typically found that through simply by understanding their energy use better, savings of 10% are easily achievable. With utility costs continuing to rise, this represents a real cost reduction opportunity. Using Con-Serve as a tool for understanding your energy performance is however just the beginning. The next step is to identify the best efficiency measures available for your circumstances, a service Considerate Hoteliers in partnership with EcoNomics is able to provide. This is known as a Holistic Energy Audits, which involves a qualified Energy Engineer undertaking a survey of your property and providing detailed suggestions for improvement. In the past, such surveys have resulted in measures that lead to a 35% reduction in energy consumption per year. Measures are always considered in the context of affordability and return on investment, ensuring they are realistic. We live in an era of powerful data and through the use of systems like Con-Serve, energy is an integral part of that. Originally from Edinburgh, John migrated south for work and now lives in Surrey with his wife and 5 year old son. We take a practical approach looking across the broadest range of technical solutions to model potential savings to the actual building or environment in question. Our philosophy is that by identifying and implementing the right energy efficiency measures, you make the business case for being green or indeed considerate. Whilst I am a firm believer in the virtues of renewables and it’s my dream to one day live in an off grid converted barn, I believe this is an area where the best is yet to come and would see more money put into the research and development.
