W
iping tears and blowing my nose, I’ve just risen above another meltdown. They happen at least once a month. #682? I’m sure there have been many more than that? But why do meltdowns happen in the first place? • Fatigue • Life circumstances • Fear • Loneliness • Illness These are just a few items at the core of a meltdown and it’s usually something simple that causes the eruption or the straw that breaks the camel’s back. May was FILLED with activities and travel. These events have been important family/friend/career changing experiences.
Nothing could be rescheduled or canceled. So, when that happens, I just have to roll with the punches. Currently, I feel like I’ve been beaten badly. I’m tired. More than tired. As I wrap up this issue, the straw became this article. Which seems ridiculous if you know how much I love to write. I should be able to just “whip up” something, right?! The truth is, writing is a gift to me from God. I didn’t do anything for it. Recently, I realized how much I want to show my appreciation to God for this gift. But how do you show the Creator appreciation? It occurred to me that when I write when He wants me to write, it shows appreciation. It is like my tithe or donation back to Him. In church, a tithe is a financial donation to help
Process Begins to Gain Control Over Oil & Gas

uring today’s hearing, the Board of Commissioners set in motion the process to formally designate all of unincorporated Weld County as being under the purview of county government as it relates to mineral resources – particularly oil and gas. “All through the legislative process, the public was told Senate Bill 181 would give control to local governments,” said Commissioner Pro-Tem Mike Freeman. “Today, we start down the path to make sure Weld County Government officially has local control over oil and gas permitting.” The resolution passed today refers to the Board’s “authority to designate ‘matters of state interest’ in Weld County, which may then be subject to guidelines and regulations promulgated by the Board” per state statute and expresses the Board’s desire to have a public hearing on June 10, 2019, to consider the formal designation. “The resolution passed today is the first step to ensure our future and a robust economy,” said Freeman. “We are taking control back from the state, as they have outlined in SB 181, and are defining clearly for the public and the industry that Weld intends on utilizing the tools, laws and policies afforded to us to maintain the working relationship we have had with the energy industry to the benefit of our oil and gas families and local small businesses.” Today’s action directs staff to publish a public announcement about the June 10 hearing date, where the board will take formal action on the proposed designation. Public comment and participation is welcome at that meeting.

To show God my appreciation for my writing, I must give my writing time. Sadly, I waited to the last minute in an already overly saturated month. Under duress, I plead and pray for an idea. When nothing comes to me, I crack, and I cry. Meltdown #682. God deserves so much more from me and all He wants is a bit of my time so He can speak through me, to you. My lesson: Write sooner in the month, when I am close to the Lord and not so tired. I will hear Him more clearly. I will be at peace. It will be as much a gift to myself as to God.

St. Brigit Episcopal Church to Celebrate Summer Solstice in Celtic Tradition
W
hat is the fourth major summer holiday that has been celebrated longer than any of the others? The Solstice, of course! St. Brigit Episcopal Church invites you to celebrate the Summer Solstice in ancient Celtic tradition on Friday, June 21, 2018, at 8:00p.m. The Summer Solstice Service is part of St. Brigit’s Áit Caol series, now entering its eighth year. Áit Caol (pronounced atch qweel) is Gaelic for “A Thin Place.” These events are created to offer guests an experience of God through a unique service, which combines ancient tradition with contemporary language. They include sacred spaces specially designed for each service. These beautiful, engaging areas for meditation or prayer appeal to the senses and bring scripture to life. Live music with a Celtic sound is featured throughout the service. In keeping with the Celtic tradition of honoring the earth as God’s creation, St. Brigit will mark the Summer Solstice, the longest day of the year, as a celebration of God’s gift of light. The Solstice Service is unique among the Áit Caol services in that all the meditation areas will be outdoors on the church grounds, including one utilizing St. Brigit’s outdoor labyrinth. St. Brigit’s youth group, the Lightsiderz, will be assisting in creating the meditation areas. Older children are welcome at the service. Childcare will be provided for children under age six. Solstice is derived from the Latin words sol (sun) and sistere (to stand still). This reflects the belief of ancient people that the sun revolved around the earth. The Celts celebrated the Summer Solstice by building bonfires on hilltops. This tradition continues in modern-day Ireland. In Celtic Christianity the Summer Solstice came to be associated with St. John’s Day, honoring the birthday of John the Baptist, who was born six months before Jesus. A Tiny House for Someone With a BIG Heart: Seth Truitt Appreciates Your Help
S
eth Truitt, a Frederick High School graduate, has proven his abilities to care for himself and manage is life, while living under his parents roof. At twenty-eight, however, Seth desires to have his own space outside the walls of his bedroom. He wants to do his laundry and dishes in his own home. Seth has a plan but he needs our help. You are invited to participate in the Joy House Project: Developing Independence for a person with Special Needs. Seth is asking for help in raising
money to build a Tiny House. The land is provided. Seth has Down Syndrome. But that hasn’t stopped him from fulfilling many of his dreams: graduation, singing, preaching, art, and figuring out how he can live alone. “Seth has been asking for his own place for about 10 years. He wants his independence and he is more than capable to fulfill this dream,” says his mom. “Our family lives on 5 acres of land, so we have the space to give Seth an opportunity to live independently and still be near us for support. All we need is help raising the funds to do it.” The house will be 36 x 10, which is 360 sq ft. It’s perfect for Seth and even has a space for a friend to sleepover occasionally. This is a perfect opportunity to help our neighbor; one who continually strives to be a productive citizen in our community. Seth Truitt is an inspiration to each
of us. His ongoing joy is contagious and Seth encourages others to see the good in life. His wonderful spirit is infectious and draws others to him. Recently, Seth met Yency Almonte, pitcher for the Rockies. Seth now has a jersey with the teams signatures, a gift from Yency! That was a great day for Seth. Projects in Town - The Veteran Toe Drain System was completed in accordance with the Project Construction Documents and the current Town of Mead Design Standard Colleen Whitlow and Construction Specifications. The toe drain collects seepage from the embankment and foundation then conveys the seepage to a location downstream.

Chinese Medicine and Acupuncture Childhood Knee Pain
T
his month’s article is about a rare condition that affects growing children. Let’s begin with an excerpt from osgoodschlatter.com : Osgood-Schlatter disease is probably the most frequent cause of knee pain in children. The condition occurs most commonly between the ages of 9 and 16 but it can occur in younger children. Both boys and girls are equally vulnerable to its debilitating effects. Osgood-Schlatter disease is always characterized by activityrelated pain that occurs a few inches below the knee-cap, or patella, on the front of the knee. The child will have swelling in the area, and tenderness to touch. Sports requiring lots of running, jumping, kneeling, and squatting are particularly associated. Many children first signal the start of the problem by rubbing the top of their “shinbones” with their hands, or even ice cubes, at practice sessions. The three main factors that contribute to OsgoodSchlatter are: 1. Between 9 and 16 years old 2. Involved in youth sports 3. In a “growth spurt” The pain associated with OsgoodSchlatter condition is expected to resolve once growing is finished, so could be a long process. When my son, Jack was 9 he experienced knee pain while playing basketball that eventually subsided. When he was 10, the pain was severe and he could not walk without assistance. He had skipped basketball season, so we had to do some investigating to figure out the cause. The approach taken to help Jack get through this challenge involved visits with Ryan Pack, a Rolf practitioner of Structural Integration. Working with Ryan helped to keep Jack’s body aligned since his lower leg was also caving inward with each step, throwing off the hips and spine. Jack also had acupuncture visits with his mom, where
arming up before your workout is either overlooked or done wrong. The biggest mistake people make is by doing static stretching before their workout. Static stretching is when you’re stretching a muscle (or group of muscles) near or at its end range of motion and holding that position for at least 20+ seconds or more. Static stretching does not promote enough blood flow to your muscles to effectively warm them up. Holding a stretch for an extended time elongates your muscles, tendons, and ligaments, which makes your muscles less effective at contracting. Since you need your muscles to be ready to contract and elongate at fast rates when you start exercising, static stretching is best done after your workout as part of your cool down routine. So the question is, what is the best kind of stretching to do as part of your warm up? The answer is dynamic or active stretching. D y n a m i c stretching is when you move parts of your body and gradually increase speed of movement and reach.

Metropolitan Physical Therapy
A
pproximately 3500 physical therapy clinics across the country use a software called FOTO to assess patient outcomes. This allows for individual clinics, like Metropolitan Physical Therapy, to compare and measure the success of their patients’ outcomes with other clinics. Metropolitan PT recently discharged a male in his late 40s after receiving care for a surgically repaired, traumatic proximal hamstring rupture. This gentleman has a very active lifestyle and was extremely motivated to be successful with his PT. Below is a summary of how our patient did compared to similar patients in other clinics throughout the US: Number of Visits Functional Improvement (Initial score was 40/100) Length of Care (days) Patient Satisfaction
he received cupping, acupuncture with electrical stimulation and moxibustion. It was a slow process from January to May, but now he experiences less pain, less often and is walking easier and without the lower leg caving in. Since this is a growth plate issue, Jack also supplemented with Vitamin D for bones, C for blood flow and immune system support, fish oil and quality sources of Calcium. At this time, treatment is much less often and mostly for maintenance as his body grows. By no means am I an expert on this topic, and Ryan had not seen anything exactly like this either. Both practitioners tailored treatment to Jack’s specific symptoms and made adjustments as progress was made and as his growing body changed. Chinese medicine and Structural Integration focuses upon the entire person, without singling out a body part. Each client’s treatment integrates the whole person.
Examples of a basic dynamic stretch would be a controlled arm or leg swing, or twisting of your torso, that takes you gently to your end range of motion without bouncing or fast jerking motions. Keep the reps of each movement low so you don’t make those muscles tired before you even start the actual workout. The next time you workout, be sure to include dynamic or active stretching as part of your warm up routine. It will get your muscles warmed up and your joints loosened at the same time. New Technology to Help Prevent Falls in Older Adults
D
id you know that falls are one of the top 5 greatest issues for aging adults? TRU PACE, a Program of All-inclusive Care for the Elderly, has implemented a new program to help reduce falls for at risk adults. We are working with a new technological platform called Nymbl. Nymbl trains Reflexive Balance which has demonstrated up to 50% reduction in falls for older adults who are at high risk of falls in just 4-8 weeks. “We are in the early phase of implementing this program with our PACE participants. This technology fits with our goals and mission to help folks age in place successfully”, says Christa Pavlus, Therapy Supervisor at TRU PACE. “Our goal is to touch participants at every level of functional mobility. We run classes at the day center every day. This program is being implemented as a component of our many restorative and skilled therapy programs. We are able to work with participants in groups and with individualized programs.” Nymbl’s President, Ed Likovich, says the company was founded with the goal to prevent a million falls. This is their core mission and they are focusing on a way to reach a lot of people with a low cost option. “There are plenty of classes, specialists and expensive balance clinics, but if you look at the fall statistics on a per capita basis, they are actually going up”, says Ed Likovich. “Our fundamental thought is that we are not reaching enough people. Many people don’t have access to these resources. Our founding clinician, Dr. Farsy, one of the top spine surgeons in the country, found through his research, that balance is improved when the brain and the body work together.”
This is how Nymbl works:
Nymbl’s dual-task balance training pairs cognitive and physical exercises to train reflexive balance and have fun at the same time. Training delivered either in a class setting on a big screen or self-led on a smartphone. Supported by a comprehensive management and reporting system. Christa Pavlus also mentioned that when balance training is implemented with a concentrated focus only on balance, you are not engaging your automatic responses which are necessary for
safety with daily function and mobility. The Nymbl app is fun! It’s only a ten minute daily program which increases participation since the time commitment is so much less than many other exercise programs. Participants engage in physical balance activities while also being asked to respond to a cognitive task which then incorporates automatic responses for balance. For example, a slide will appear asking you to slide your foot forward then backwards multiple times while also needing to answer a trivia question. Participants can even load the app to their personal smart phone or tablet for home programs. The Nymbl app is currently only distributed through direct providers at this time. Nymbl will tell you that balance is a multi-faceted issue. And that it is not the end all but it is a very good product with good results. Direct providers of health care can do a full evaluation of someone’s medical issues, medications and function. “We are part of the solution. ver twenty volunteers of the Tri-Town Meals on Wheels (MOW) recently met at Georgia Boys Restaurant in Frederick for a thank you buffet in honor of “Volunteer Week.” The organization is led by Director, Michelle Dwyer and Local Coordinator, Holly Oxley. Also present was, Debbie Launderuth, Coordinator for the Ft. Lupton MOW. This group of volunteers serves from two-three routes throughout Frederick, Firestone, Dacono, Erie and Mead. Many who participate in the program are people who simply need a helping hand in order to maintain their independence. Some are unemployed or recovering from surgery and have no mate or relative close by. Any person may qualify for the Meals on Wheels if they are homebound and/or disabled, regardless of their situation and need. The Tri-Town MOW Coordinator, Holly Oxley, began as a volunteer driver in 2007 distributing meals to the people who registered for help. Then six years ago, she became the Tri-Town Coordinator. When I interviewed Holly she said, “Right now in order to continue to support our community in need, our organization is in dire need of a place with a commercial kitchen that would be willing to lend us a corner of their space for about 3 hours a morning Monday-Friday. If you can help or know of someone who might help, please call me. I would really appreciate it.” She can be reached at 303-833-3021. The MOW Organization has no time limit and is not based on age, but on need. Holly said the local MOW depends on the generosity of the community to fulfill the requests they receive. Recently contributions have been received from local merchants to provide the basic foods needed for participants in the program, including Papa John’s Pizza, Starbucks, Georgia Boys, and Firestone Safeway. A huge Thanks goes to the Church of LDS for housing the MOW. We recognize our local volunteers and give them a big ‘shout out’ of thanks for their service: Audrey Gippe, Michelle Tryon, Jean Scouler, Richard and Judy Kimball, Bruce and Lois Allen, Ali Lutgens, Connie Benedict, Bruce and Jeanne Anderson, Terry Knutson, John Bruger, Merelee Worthman, Mel and Becky Bauer, Bill and Debra Taylor, Lori McCurry, Kathy and Allen Goodard, Joan Maxell, Racchel Taylor, James Claxon, Renee Winklmann, Millie Ostrander, Lee Athman. Other volunteers include Ft. Lupton Coordinator, Debbie Launderuth along with Bob and Kathy and the Metro Community Services. The Meals on Wheels organization was founded by Doris Taylor in South Australia in 1953. The first meal was actually served from Port Adelaide and delivered to eight elderly residents on August 9, 1954. The first home delivered meal program in the U.S. began in Philadelphia, PA in January 1954. Funding was provided through a grant from the Henrietta Tower Wurtz Foundation and social worker, Margaret Moffat Toy, at the request of the Philadelphia Health & Welfare Council. Today, Meals on Wheels America Membership is open to non-profit organizations, governmental agencies and tribal organizations who engage in providing meals and/or nutrition services to those in need. fter submitting applications and essays about how they represent Frederick’s slogan ‘Built on What Matters,’ and impressing the Frederick Scholarship Commission in their interviews, seniors Leevi Clark, Kaitlyn Howell, Hailee Hurtado, Bailey Nunn and Paige Schaa each won a Town of Frederick scholarship of $1,500 each year for four years, provided they continue to meet the ongoing eligibility requirements throughout the fouryear period. All five students are Frederick residents, a requirement of the scholarship. “I am very impressed by the level of dedication these students have to their community and to the pursuit of higher education,” said Mayor Tony Carey.” Not only have they worked hard at their scholastic achievements but more importantly, they have displayed a commitment to this community and our values” Leevi Clark is graduating from Frederick High School and will be attending the International Diving Institute in the fall to study Underwater Welding. Kaitlyn Howell is graduating from Frederick High School and will be heading off to Colorado State University to study Human Resources. Hailee Hurtado is graduating from Frederick High School and will be going to Colorado State University to study Neuroscience. Bailey Nunn is graduating from Mead High School and will be attending Front Range Community College to study Dental Hygiene. Paige Schaa is graduating from Frederick High School and will be attending University of Northern Colorado to study Exercise Science. “Growing up in Frederick has provided me many opportunities; opportunities to volunteer within my community, opportunities to excel at school, and opportunities to learn leadership skills within my peer, social, and athletic groups,” said scholarship winner Leevi Clark. “The Town of Frederick Scholarship gives me the opportunity to attend trade school in the fall to become an underwater welder.”

2019 Spring Housing Market Trends
T
wo positive trends have started to emerge that impact the 2019 Spring Housing Market. Mortgage interest rates for a 30-year fixed rate loan have dropped to new lows, right as reports show that wages have increased at their highest rate in decades! These two factors have helped keep housing affordable despite low supply of houses for sale driving up prices. First American’s Chief Economist, Mark Fleming, explains the impact, “Ongoing supply shortages remain the main driver of the performance gap as the housing market continues to face an inventory impasse – you can’t buy what’s not for sale. However, an unexpected affordability surge, driven primarily by lower-thananticipated mortgage rates, rising wages and favorable demographics, has boosted housing demand.” Mortgage interest rates had been on the rise for most of 2018 before reaching their peak in November at 4.94%. According to Freddie Mac’s Primary Mortgage Market Survey, interest rates last
week came in at 4.20%. Average hourly earnings grew at an annual rate of 3.2% in March, up substantially from the 2.3% average pace seen over the last 10 years. These two factors contributed nearly $6,000 worth of additional house-buying power for median households from February to March 2019, according to First American’s research. Fleming is positive about the prolonged impact of lower rates and higher wages. “We expect rising wages and lower mortgage rates to continue through the spring, boosting housing demand and spurring home sales.” Bottom Line Low mortgage interest rates have kept housing affordable throughout the country. Frederick-Firestone Fire Investigators Determine Cause of Fire at St. Teresa’s Catholic Church

t 12:15 p.m. on Wednesday, May 8, 2019, Frederick-Firestone Fire Investigators concluded the fire investigation at St. Teresa’s Catholic Church, 436 Fifth St., in downtown Frederick. Fire Investigators begin the initial investigation Tuesday evening and completed the thorough investigation process Wednesday morning. FrederickFirestone Fire Investigators determined the cause of the fire was accidental and was electrical in nature due to the age of the wiring in the building. The building which housed St. Teresa’s Catholic Church is uninhabitable. Frederick-Firestone Fire Protection District Responds to Commercial Fire – St. Teresa’s Catholic Church

n Tuesday, May 7, 2019, at approximately 8:18 p.m. the Frederick-Firestone Fire Protection District responded to a commercial structure fire at St. Teresa’s Catholic Church, 436 Fifth St. in downtown Frederick. The church was in use when the fire broke out, but all occupants inside were safely evacuated without injury. Frederick-Firestone Fire crews were onscene within 3 minutes of the call being dispatched. The Frederick-Firestone Fire District received mutual aid from its partners, Platteville-Gilcrest Fire Protection District, Mountain View Fire and Rescue, and Fort Lupton Fire Protection District. Frederick and Dacono Police Departments were on scene to provide traďŹƒc control. Frederick-Firestone Fire District’s Planning Section is assisting the Church with alternate locations to hold their services. Active fire was found in the walls and attic spaces inside this historical community church when Frederick-Firestone Fire District arrived. s spring comes and goes, the Dreamer Scholars at Thunder Valley K-8 in Frederick are looking forward to an adventurous summer full of field trips, enrichment activities, and academic rigor, while also preparing for the start of sixth grade this fall. Leaving elementary school behind is a big step for any kid, and these students could not be more excited. These 43 students are growing up, and their Dreamer Scholar curriculum is growing up with them. For one day each month, the students participate in a socio-emotional after school program designed to teach them about the responsibilities of getting older. These programs, “DreamHERS” and “Passport to Manhood,” encourage the students to have discussions with one another, and to ask questions they would not normally ask their parents: about relationships, social etiquette, and their changing bodies and minds. For their final spring break as elementary-schoolers, the Carbon Valley Dreamer Class traveled to Dillon in Summit County, where they enjoyed an overnight outing with their peers and chaperones. This brief, snow-filled retreat served as a fun bonding experience before they all embark upon the transition into middle school. With this transition comes a host of new challenges and responsibilities, including new classmates, more difficult assignments, and appropriate time management. They are also thinking even further ahead to what they would like to do in
high school and beyond. Eleven-year-old Gabe aspires to attend culinary school in New York City, where he wants to learn how to bake elaborate cakes, cookies, and more. Gabe is originally from Dacono and became a Dreamer Scholar in 2015 with his then-third grade peers. Luckily for his fellow Dreamer Scholars, Gabe was working on his aspirations in the kitchen during the Dillon retreat. Even during the summer months, Dreamer Scholars are attending a daily program, meeting academic goals and keeping up with their peers, staff, and volunteers. Several kids are also looking forward to spending more time with their mentors this summer. Mentors, who are adult volunteers paired with an individual student, spend time with their mentees outside of school. Mentors with the Carbon Valley class are dedicated and diverse with unique interests and hobbies that can turn into weekly activities for them and their mentees, like museum tours, pottery and painting, movies, and outings to sporting events. Time spent with their mentors provides exposure to new experiences and a close friendship with a trusted adult. Stephanie Johannah Morgan, 46, of Frederick, CO died April 22, 2019 at Longmont United Hospital following a brief but courageous battle with breast cancer. She was born May 18, 1972 in Eureka, CA to Carol Schmidt and Steven Scott. On June 12, 1993, she married Scott Morgan in Oakland, CA. They moved to Colorado in 1999 from San Jose, CA. Stephanie’s greatest joy was being a wife and mother. She took pride in decorating her home and took time to enjoy the outdoors by rock climbing, backpacking and mountain biking. She is survived by her husband Scott, her sons Boone (Rosie) and Indy, her daughter Emma, and granddaughter Triniti, all of Frederick, CO. She is further survived by her parents Carol Schmidt Beckemeyer (Ron) and Steven Scott (Rose), her brothers Jon Scott (Andrea), David Scott (Brittany), Taylor Scott (Kylie Jones), and her sisters, Mical McKean (Jake), Kimberly Collins (Larry), Alisa Keffer, Laura Belk (Jacob) and Erynn Kerrigan (Brian). Visitation will be held from 11:00 to 12:15 on Saturday, April 27 at the Church of Jesus Christ of Latter Day Saints, Stake Center followed by a Funeral Service at 12:30 pm. Burial will follow the services at 2:30 pm at Foothills Gardens of Memory, Longmont. ELD COUNTY, CO — Earlier this month, the Weld County Assessor mailed 145,000 Notice of Valuation (NOV) postcards to owners of real property. The notice represents the value of property as of June 30, 2018, and captures a two-year change in value from June 30, 2016, as required by state law. Here are three things you need to know. #1: All property types, except agricultural land, saw particularly strong increases in property value and the new values reflect the strong economy in the region. in Weld County continued to increase due primarily to a shortage of affordable housing and strong demand. Increases in value were a result of increases in sale prices. Commercial and industrial properties were appraised using cost, market, and income data through the June 2018 period and saw significant increases in value. This was driven by increases in sales prices, lease rates, and decreases in vacancy. Agricultural land was valued using a constitutional productionbased formula based on typical farming and ranching practices and utilizing the landlord’s share of typical base crops and expenses for the specified ten-year period, which for 2019 is 2008-2017. Most values saw minimal increases or dropped in value because of lower commodity prices and higher expenses. #2: The Assessor debuted a new online tool found on the Weld County property portal to assist residential home owners in finding sales prices of comparable homes in their area. “This online tool allows home owners to see sales prices of property located in the same area on a map,” said Weld County
Assessor Brenda Dones. “Only market sales that occurred from January 1, 2017, through June 30, 2018, were used for valuation.” #3: If property owners do not agree with their assessed property value, they may protest the value through June 3rd. To do so, find comparable property sales using the new “similar sales” search button on the property portal and include any pertinent information regarding your estimate of the property value with the protest material. Only information from 2017 and the first six months of 2018 can be included. This assists the appraiser in evaluating the protest. The protest must be postmarked or electronically filed by midnight on June 3, 2019. Protests may be made by: Using the online appeals option at https://www.co.weld.co.us/apps1/ assessor/appeal/. Metro Districts
W
ith the new property tax assessments coming out, there has been a lot of discussion about not only property values, but also property tax amounts. You may have heard of, or be living in, something called a Metro (Metropolitan) District that is one of the entities that you pay property taxes to. There are several type of Special Districts in the Carbon Valley area ranging from Fire, Library, or Recreation to Metro Districts. In recent years, many new developments have been done using a Metro District as a development tool to finance the development of the subdivision. Basically, instead of the developer putting up the money to put in infrastructure such as utilities, sewer lines, streets, etc., a special taxing district is formed to finance those improvements. Then, those costs are paid for over time through property taxes rather than in the lot or home price. So, theoretically, you are purchasing the new home for a lower price because you are paying for the development over time through the Metro District. Because of problems with Metro Districts in the past, they are now limited to the number of mils they charge. Many of the districts in the area are in the 40 to 60 mil range, but I’ve seen as high as around
80 mils. Sometimes, the mil levy also takes care of things other than infrastructure such as open space, common areas or other amenities for the development. In that respect, they are kind of operate similar to an HOA, but they are structured differently. To give some perspective, most areas within Frederick, Firestone and Dacono that don’t have Metro Districts, have a mil levy rate of about 100 mils. Within a Metro District, that total mil levy is around 150, so that is why the property taxes are higher. If two homes have the same assessed valuation, the property taxes for the one not in the Metro District would be about 33% lower.
