isa Sinner, a Mortgage Broker since 2002, has seen her business increase over 50% in the past two years, after joining “Team Paz” Excel Financial Group LLC. An Email I Received “...You are simply violating my freedom from religion. Is there a way to get removed from this highly off ensive cult material?” Th e easy answer is “no.” My business utilizes the United States Postal Services opportunity to mail “bulk” to every household and business in the areas I choose. You may, however, personally ask your mail carrier to not deliver it to your address or you may recycle. I share a portion of a reader’s email because the email wasn’t about the Carbon Valley Consumer Report, as a whole. Th e email was about intolerance to “seeing” Bible verses and reading about Jesus (two small parts within 32 pages of information about the communities we mail to). I’m thankful to say, for almost 18 years, the only complaints I ever receive about my publications have to do with the Bible verse and my column. My editorial column is

where I share my own personal experiences of my life after losing two children, getting through divorce, struggling with forgiveness, etc. I share life issues that I believe others have also had to deal with but usually they deal with the issues alone. Nobody wants to face hardships alone.

I don’t know why the aforementioned reader is in such opposition, but there is a reason. I respect that. And I’m grateful to live in a country where I can make a living helping others make a living. A LETTER FROM MAYOR TINA HARRIS THINGS CONTINUE TO LOOK UP IN DOWNTOWN ERIE

T

he excitement in Downtown Erie is inescapable. Our great restaurants and brew pubs and the long list of community of events is transforming Downtown into a true destination. And we think two new initiatives will help us make Downtown even better. DOWNTOWN NEIGHBORHOOD BLOCK PARTY I am excited to announce the kick-off of the Downtown Neighborhood Block Party – a new venue created as a communitybuilding event centered in Downtown Erie for all of our residents to enjoy while at the same time promoting local businesses, restaurants and breweries. The Block Party is actually a series of family-friendly events scheduled for three Fridays in July. The Block Parties will take place on Briggs

Street between Wells and Moffat and run from 6:00 pm to 9:00 pm. Friday, July 1 Friday, July 15 Friday, July 29 It’s our intent for these Block Parties to bring families to Downtown Erie on Friday nights to listen to good music, engage in children’s activities, eat from local restaurants and drink from local breweries. We will provide creative and interactive activities for children and adults. And in an effort to encourage you to leave your car at home – we’ve set up a bike parking lot next to the Post Of ce at the southeast corner of Briggs and Wells. The Block Parties are hosted by the Town of Erie and organized by Kelly Williams – manager of our wonderful Erie Farmers Market. The Erie Farmers Market was truly an amazing addition to Historic Downtown last year and is in full swing in 2016. The Market can be added to the list of reasons Downtown is

enjoying a revitalization once only dreamt about. In fact, I’d add the Farmers Market right next to the Town’s public/ private partnership which converted the old re station into Echo Brewery. Once Echo moved in - other businesses soon followed. It is gratifying to watch as our investment in Downtown is paying dividends. True, some of the payback is represented in sales tax revenue. But in a much larger sense – we have activated a once neglected community neighborhood. That is a great Return on Investment! DOWNTOWN REDEVELOPMENT FRAMEWORK PLAN In an effort to keep the momentum moving - the Board recently approved the Downtown Redevelopment Framework Plan to address the needs of Erie’s Historic Downtown Business District including a design concept for Coal Creek Park. And rst on the to-do list is addressing parking! DHM Design, previously hired by the Town in 2013 to begin this process, is responsible for project deliverables

including conceptual site plans and land use diagrams. We’ve identi ed three key elements (Critical Mass, Connectivity and Identity) that when addressed creatively from an aesthetic, functional and scally responsible standpoint will contribute signi cantly to the success of this Plan. Once completed, the Downtown Redevelopment Framework Plan can be used as a catalyst to continue the current momentum for the Downtown District to become a vibrant, energetic “PLACE” within a supportive business and investment environment. eanne Natre’ has been a resident of Erie for 13 years and the owner of the Erie business Sweetgrass Studios since 2011. She loves to empower others in their healing and has written a book on “Detoxing” that is scheduled for release this fall. Jeanne’s business began innocently as she looked for some ways outside of mainstream medicine to help her lose 15 “stubborn” pounds. Why Am I Hitting A Plateau?

P

lateaus are misunderstood and difficult to fix if you don’t know the cause of the problem. The cause of a plateau usually comes down to one thing, you were in a calorie deficit before, but you’ve lost your calorie deficit. Four main reasons you lose your calorie deficit and hit a plateau are: • Because your metabolism will eventually decrease while dieting and losing weight. If you’ve been cutting calories, your body adapts by decreasing the metabolic rate.

•M ost people don’t stick to their nutrition plan and they forget to record part of their food intake. We’re not very good at estimating how much food we eat when we try to guess. The leaner you get, the more aggressively you cut calories, and the longer you’ve been dieting, the more your body tends to hold on to the remaining body fat. As you’re losing weight, it can be tempting to cut calories too low to shed pounds faster. The down side to cutting your calories too low is your muscle can be used as energy and this gradually slows your metabolism to spare energy. Keep in mind that it may depend on how long you’ve been dieting and what kind of

he Real Estate market is still booming and interest rates are hovering at some of their lowest in the last several years. Erie is finally on the map and downtown is growing. Buyers want to know how they can find an affordable place to buy in Erie. The best way to find an affordable place is to work with a local Real Estate Agent who lives and or works this area regularly. They know the ins and outs. Being part of the community affords you with knowledge about who’s coming and going. Buyers looking to purchase using FHA and VA loans are having a tough time since Colorado is one of the top 5 destinations in the US. Because of job availability and its proximity to Boulder and Denver, it’s a reasonably easy commute to both areas. Since we are limited on how fast builders can build new homes, we have to rely on resales. Unless somebody has to move or downsize, you have to compete with the rest of the Buyers coming in with higher down payments and possibly cash. Some Buyers are willing to forgo both inspections and appraisals in order to get a jump on multiple offers and willing to pay above asking price and even above the appraised value.
