This is the central part of the garden, and as such it must be restored to return in its splendid state. The iron framed windows and door block the connection between the dining room and the garden. Their removal, by preserving the original brick wall, would create a better connection between the inner and the outer space.
The eastern part of the garden was not built as it was designed. Its existing design is much simpler and this area is not used at all. So it may be transformed into a more sophisticated garden, relying on the original drawings of the architect or with a new modern design. Also this area may be used for possible additions to the existing building.
The living room and the dining room have the highest value. Demolition of the neighbor's house, caused moderate damage to the wall structure, that should be further assessed and restored.
The kitchen and the kitchenette are in moderate condition and as such they should be preserved.

The main hall has an important role in the concept of the building. The wooden staircase shows moderate damages, such as cracks that should be further assessed and restored.

Doctor en Ingeniería y profesor en el departamento de Ingeniería Civil y Ambiental, como en la Escuela Azrieli de Arquitectura y Urbanismo de la Universidad de Carleton (Ottawa, Canadá). A su vez, es miembro del Carleton Immersive Media Studio (CIMS). Además de Carleton, el es también profesor invitado en el centro internacional Raymond Lemaire para la Conservación (KU Leuven, Bélgica) y de la Universidad de Pensilvania (EEUU). Dr. Santana tiene amplia trayectoria en el ámbito académico, investigación y consultoria en colaboración con organizaciones intergubernamentales y nacionales (UNESCO, ICCROM, The Getty Conservation Institute, World Monuments Fund, entre otros), ha sido el titular de un proyecto de investigación de la Comisión Europea y ha evaluado propuestas de becas desde el año 2010 bajo la Agencia de Investigación de Europa (cátedras de Ingeniería y Matemáticas). Él es el actual presidente del comité internacional del ICOMOS en la Documentación del patrimonio (CIPA) y se le ha concedido el Premio de Tartessos, por su trabajo en la documentación de los lugares del patrimonio mundial por la Sociedad Española de Arqueología Virtual.
