property

Is the Mackay property market heading for gloom or a boom? The market has been impossible to keep up with! A recent survey showed 80% of Australians think it’s a good time to buy a home but only 37% think it’s a good time to sell. 41% expect values to rise over the next 6 months, half the respondents expecting values to rise over the next twelve months. 52% expecting the housing market to remain steady over next half year while only 7% are expecting property values to fall. It seems everyone is waiting for the election! 22.4% of Regional Qld think dwelling values will rise over the coming 6 months and 38.8% think they will rise over next 12 months. (These figures are the result of 1030 survey respondents and the stats were collected prior to the federal budget announcement.) We need to remember the property market always goes in cycles and mining towns are no different. Doing your research is a MUST before making a decision to purchase a property. Visit as many open home inspections as you can so when you do find the property you like you will be confident in placing the right offer to purchase.

YOUR THOUGHTS ON HOW YOU THINK THE CURRENT MARKET IS MOVING WOULD BE APPRECIATED. Q Do you think now is a good time to sell your property? And do you believe home values will rise, fall or remain stable over next six months?

TECHNOLOGY IS KEY THAT’S WHAT VIKING MINING SERVICES DIRECTOR JEFF ERICHSEN HAS TO SAY ABOUT MINE SITE SAFETY AND PRODUCTIVITY. As the industry “slow down” takes hold, mining companies are forever looking at ways of improving productivity at minimal cost. Reducing downtime while also improving safety standards is top priority and, with Viking Mining Services introducing two new and advanced systems to industry, they are doing just that. Thermographic diagnosis enables machinery to be investigated from up to 200 metres away without requiring a shut down, promoting both safety and continual productivity using Infrared or I.R. technology. This technology isn’t new, being applied over the past 30 years, mostly for building and electrical applications. While it has been used to some extent in the mining industry to determine track pin and roller temperatures, the overseas industry has recognised its full potential for monitoring equipment and have adopted this technique across all operations. Whilst there are other inferior products on the market, the procedure is far from point and shoot. Whilst relatively easy to use, without the correct training, inaccurate conclusions can be identified. Viking’s qualified Thermographers’ are certified and trained by the I.T.C (Infrared Training Centre) in Sweden. Like all technology, I.R. is evolving at a rapid pace. What was new a few years ago, is now “old hat”. However, more importantly, what was too expensive a few years ago is now affordable. Flirs’ high end I.R cameras are sophisticated, hand held devices that offer huge amounts of radiometric data, along with spot and area temperature tools, GPS positioning, Wi-Fi and reporting. When coupled with Flirs’ analytics program, Viking Mining Services is able to obtain a clear picture and comprehensive diagnosis of equipment.

“We have been very conscious of the mining industries directional changes. In addition to the camera, we have purchased the most powerful telephoto lens available, allowing us to remain outside the production loop whilst obtaining key data and measurements” says Jeff. To date, some of the amazing machinery ailments Viking has diagnosed are, cracks in dragline booms from over 100m away, whilst the draglines were still in full operation. On excavators and shovels, diagnosis of bypassing hydraulic cylinders, failing stick to bucket bushes, underperforming grease systems and hot pins on bulldozer tracks are common problems identified. Regular anomalies are often recognised in gearboxes and rollers, electrical and hydraulic systems indicating the need to regularly monitor the components to gain references in determining machinery condition, relevant to point of failure. ‘There is no other tool in the market which can bridge so many trade disciplines’ says Jeff.

WHAT’S NEXT?

A number of Vikings Customers are reaping the benefits of their new service, which promotes a regular inspection program to identify problem areas on machinery and plant. A full report on the equipment is submitted to the owner or operator digitally before leaving site and should any major problems be identified the customer is able to take immediate swift action, or the circuit can be shut down allowing a more detailed diagnosis. ‘As more customers understand the long and short term value of Thermography as a non-contact, non-destructive, non-invasive service, they will soon realise the sky is the limit!’

INFRARED DIAGNOSIS Viking Mining Services now offer infrared THERMOGRAPHY SURVEYS, a cost-effective alternative to mechanical diagnosis via shutdown, without interrupting production and creating unnecessary downtime. Our trained technicians use state of the art infrared equipment to analyse machinery, providing a complete professional interpretation and report prior to site departure. ARRANGE YOUR INSPECTION TODAY!

THE VIKING ADVANTAGE! - Over 40 years of combined trade & mining experience - Trained & certified thermographers - Reports carried out & delivered prior to departure from site

- Maximise efficiency of on-site tradespeople - we diagnose it, you repair - Not limited geographically, we can go anywhere

THE STREETS OF AIRLIE WILL LIGHT UP IN AUGUST, AS THE THIRTEENTH ANNUAL WHITSUNDAY REEF FESTIVAL HITS TOWN, PROVIDING FOUR DAYS OF FUN AND EXCITEMENT FOR YOUNG AND OLD

Thursday

Celebrating all that is wonderful about life in the Whitsundays, the festival kicks off on Thursday night with a comedy gala to get everyone laughing and in the spirit. A moonlight cinema is also available as a relaxing way to start what promises to be a huge weekend.

Saturday

Saturday is a huge day, with back-to-back events like the Bendigo Bank sandsculpting, the infamous Great Whitsunday Fun Race and Rotary Street Parade. The streets will be closed off, and the town will come alive with street performers and the shops and bars spill onto the streets. Visit one of Airlie’s great restaurants and then party late into the night

Sunday

While many enjoy a sleep in to rest weary heads on Sunday, the kids have the festival to themselves at the Telstra Family Fun Day, with loads of competitions and prizes to be won. This event has become a firm favourite with kids enjoying sack races, apple bob and texting competitions just to name a few. Sunday afternoon can be spent listening to some chilled music on the foreshore, unwinding and relaxing as can only happen in the Whitsundays.

BEFORE

AFTER

SCORPIO

OCTOBER 24 - NOVEMBER 22

Old friends could be pleased to hear from you and contacts from the past could bring surprises. Romantic expectations may not measure up and there could be some tension on the home front, stay calm. New ideas coming up and some of them will be real opportunities for you. Financial matters should also help things along. If dealing with real estate matters keep your mind sharp and your eyes open. Should be a lucky period in which many of your hopes and wishes could come true.

SAGITTARIUS

NOVEMBER 23 - DECEMBER 20

If you plan to make changes you could meet opposition. However if you are unsure of your ground there is nothing holding you back. An unexpected encounter could lead to a happy surprise for you. You’re emotional and love life should be much happier than before and someone from your past could come and figure very prominently in your future. Keep an eye on expenditure. Spending a lot of money is not always smart.

CAPRICORN

DECEMBER 21 - JANUARY 19

Routine is likely to be disrupted by some unusual events, take it as it comes. A good time to reflect on relationships and partnerships. A romantic overture could be flattering. You could change your mind about someone or something and this could be the cause of some problems later on.

AQUARIUS

JANUARY 20 - FEBRUARY 19

What you hear could spur you on to try something totally different. People could be seeking your company socially. During this period you could be finding out who your friends really are and no use wasting time with people who are only fair weather friends. Make sure you check all appointments and plans to avoid disappointments. Some plans for travel coming up soon and could be long distance. Some luck with a Piscean.

PISCES

LEO

Your attitude towards others will decide your future, be prepared to be more socially active. Do not confide your inner thoughts to anyone. A change in affairs could be a little unsettling. Good period for possible windfalls and a wish could come true. Something interesting from your past could suddenly pop up in your life again and change a few things or the way you think. It’s a matter of knowing what you really want then pushing hard for it. People might not agree with your choices but if it is what you are aiming for let them wonder.

JUNE 23 - AUGUST 22

A calm outlook will bring happy responses from those around you and who matter to you most. Not a good time to get involved in other people’s problems. If asked for an opinion, tread with care or you could bring hostilities upon yourself. Very good time with an old friend to be had. Good things come in threes, most of your problems should be solved now. The period coming up should be one of your happiest in years - good luck with it!

VIRGO

AUGUST 23 - SEPTEMBER 23

Try to avoid misunderstandings with loved ones. It is not what you think, but what you do that counts. There could be a lucky windfall or a fortunate opportunity coming your way soon. A good period coming up in which your abilities will be appreciated and plenty of friends around you. A big surprise could help you to get over the tiredness you could be feeling. Good news from family or far away friends and celebrations coming up. You could be invited to a most unusual place or special people could take an interest in your talents. Don’t overdo it in the celebrating too much!

LIBRA

FEBRUARY 20 - MARCH 20

ARIES

MARCH 21 - APRIL 20

This could be a much luckier period in which many things could happen the way you want. Something unexpected could have a pleasing effect on your budget or love life. Perhaps you should be more realistic about your spending. If you have been trying to get a new project off the ground this could be the right time. Much brighter prospects during this period and you should soon be feeling happier and more serene.

TAURUS

You should be hearing better news and the unexpected could alter a planned outing. Recent problems find solutions and you could see your loved ones in a different light from now on. A hunch could bring a windfall in some way. Efforts made in the past could now pay off. Unexpected and pleasant news could reach most before this period is over. Seems to be a very busy time for gaiety and social activities with plenty of invitations.

GEMINI

SEPTEMBER 24 - OCTOBER 23

Worrying will not get you anywhere, have faith in your abilities. Your potential seems to be excellent and you should manage to do very well if a meaningful relationship should begin. This should be a very busy period for you and many extra jobs could come your way. You could be thinking of your future plans and making some arrangements for long distance travel next year. There could be someone coming your way from a distance very soon, a new career opportunity or improvement in your old one.

APRIL 21- MAY 20

MAY 21- JUNE 21

There is a lot more going on for you during this time, enthusiasm more self confidence and a lot of what you expect is happening at last. Sudden interruptions to some of your plans are a distinct possibility. You will be able to manage. Be very cautious if handling other people’s problems. Take good care of your health and it is unwise to force an issue in your career affairs. Do not mortgage your security by gambling on the unknown. Most should be feeling more active rather than restless.

Tinnitus Revisited Ringing sounds or tinnitus is a very common complaint and in most cases it is indicative of a hearing loss as a result of noise exposure or the normal ageing process. We do not know for sure the origin of the complaint and there are several theories as to what causes it but severe tinnitus is thought to be sourced in multiple areas from the inner ear up through the limbic system (emotional areas) of the brain and other higher cortical areas. What most theories have in common is the concept of masking. If you put someone with normal hearing into a completely sound proof environment and ask them what they hear, it is most likely they say they can hear a faint ringing sound. It is thought that the ringing sound is normal cellular activity within the inner ear and hearing areas of the brain which keeps the cells primed. Just as a car engine idles before being put into gear.

However, we are never completely in a sound proof environment and every day sounds stop us from noticing the ringing sounds. As a person’s hearing starts to decline, they have less access to the everyday soft environmental sounds to mask the tinnitus. Therefore, the more severe the hearing loss, the louder the tinnitus is perceived. Furthermore, the quieter the environment the louder the tinnitus is, thus the reason why tinnitus is louder at night as there are less ambient noises around to mask the tinnitus. There are several well known methods of being able to reduce the perception of the tinnitus. The most common method of treatment is usually with hearing aids. By resolving the hearing loss it allows access to the softer environmental sounds that the sufferer is missing out on which in turn masks the tinnitus. The hearing aids also alleviate any communication prob-

lems associated with the hearing loss. However, at night time there is a good chance that there is still not enough ambient noises present to mask the tinnitus so problems may still be experienced. A relatively new treatment option called Neuromonics uses specially formulated music which works through both a masking technique and breaking the loop with the emotional area of the brain to reduce the stress associated with the tinnitus. There is an element of counseling involved to help with breaking the loop within the limbic system. This has found to be very effective for severe tinnitus, however there are still a few issues. It still does not treat the hearing loss which is generally causing the tinnitus. It is mostly used at night so may not relieve the symptoms during the day and some people start to find the treatment music gets stuck in their head (like a bad

Justin Bieber song) and can cause sleeplessness. The latest tinnitus treatment technology has the best of both worlds. These virtually invisible devices are standard hearing aids during the day allowing access to everyday sounds and which in turn masks the tinnitus. Then at night they can then be switched to a tinnitus treatment mode. The treatment sounds are complex musical sounds similar to Neuromonics, however the tones are created via mathematical formulas called Fractal Equations which never repeat so you do not get the tunes stuck in your head.

Tinnitus solutions from Clarity Imagine a virtually invisible hearing aid that can help reduce the perception of tinnitus. The latest tinnitus technology is now available from Clarity Hearing Solutions. Using masking tones and fractal equation technologies, issues with tinnitus may now be positively reduced. Talk to Clarity Hearing Solutions about the right solution for you.
