PHOENIX PLACE THE DEVELOPMENT Phoenix Place phase one boasts 134 en-suite and studio apartments, offering the ultimate in contemporary student accommodation in Liverpool. Sited on Iliad Street, these apartments are within walking distance of all of the main University establishments and Liverpool City Centre; and have been built as part of ongoing regional development in the area. The amenities within the immediate vicinity offer everything students need to make the most of student life. These include a fully equipped sports centre, gymnasium and swimming pool all less than half a mile away; the historic Greatie market is right on the doorstep, and a large Sainsbury’s supermarket (due to open in 2017) is just 500m away. And whilst there’s plenty to do and see nearby, for those who wish to travel further afield, there is also easy access to the main routes out of Liverpool via road and public transport. This includes the Lime street train station and the National bus depot which are less than a mile away. The development itself was created by DJP Property, one of the leading developers in the North West, and having brought their 25 years of experience to this project, the result is a stunning array of apartments created to the highest specifications. Phoenix Place sits within a hub of student accommodation and residential apartments, which are part of an ongoing massive redevelopment project within the region. In total, an estimated £200millon is being ploughed into the localvicinity as redevelopment continues over the next two years. Additionally, on the edge of this development is the £150million Jennifer Project which sees the regeneration of a 45 acre site of land. The fact that so much investment is being put into this area makes Phoenix Place an extremely desirable place to live and a thriving place to invest into. Ultimately, in Phoenix Place, DJP Property has created a stylish solution to meeting the rising demand for student accommodation in Liverpool, whilst also providing a perfect investment opportunity.

PROJECT JENNIFER Project Jennifer is a £150 million mixed use regeneration programme that has been implemented by Liverpool City Council. The plans for this regeneration will see improvements made to 45 acres of land at Great Homer Street, which lies North of Liverpool City centre, next to Iliad Street. The extent of this regeneration project has meant further investment has been drawn to the area, with new residential buildings and retail properties, as well as new schools and improved transport links. Additionally, Sainsbury’s has committed to a 250 year lease on a large supermarket store.

Some of the key highlights of Project Jennifer include: • 80,000 sq. ft. of new retail stores • A new indoor and outdoor market • A new District Centre • 500 new homes • New medical and care facilities • New schools • A petrol filling station • Free car parking spaces • The creation of thousands of jobs

STUDENT ACCOMMODATION In recent years, Liverpool has seen rental income grow between 3% and 4%. This has occurred as a result of Liverpool’s high-performing universities attracting more students, whilst there is still an acute lack of suitable student accommodation. On a national level, recent figures have demonstrated returns on student accommodation significantly outperforming returns on commercial property, making student accommodation a very attractive option for investors.

The accommodation requirements for today’s student community include: • A central location • Luxurious, contemporary design • Functional living and study space • Easy access to transport links • Leisure facilities and amenities in close proximity

INTERNATIONAL STUDENTS IN THE UK UCAS have reported over 430,000 international students studying in the UK each year. According to the Council for International Student Affairs, international students account for 19% of the total student population, with this figure rising by 3% in the last academic year and increasing by 22% in the last five years. With this high and increasing number of international students choosing UK universities, there also comes a high and increasing demand for student accommodation.

PRIVATE SECTOR STUDENT ACCOMMODATION The increase in the level of investment in student accommodation has largely been driven by the consistently high occupancy rates of between 99% and 100%. However, despite these appealing figures, currently only a quarter of the UK’s student population is housed within private sector purpose built student accommodation. This represents supplying a mere 6% of total demand for student accommodation. The majority of students are housed within University owned accommodation which is typically old and underfunded, and often fails to meet the exacting standards of today’s students. Private sector student accommodation however offers superior quality designs and finishes, with modern facilities including Wi-Fi, ensuite bathrooms and well-designed communal spaces. New supply of such accommodation however has been limited by a number of factors including a lack of available funds to create such developments and the restrictions provided by planning regulations. This restricted supply combined with the consistently high demand creates the perfect market for prime investment opportunities.
