business expands LOCAL WINDOW & DOOR COMPANY OPENS STATE-OF-ART DESIGN CENTER BELMONT, Mich. — A Grand Rapids-based window, door and hardware company has expanded into a renovated facility at 5617 West River Dr. NE in Belmont on April 16. Architectural Openings & Access has been in business for more than 15 years, based out of their original building located at 2050 Turner Ave NE in Grand Rapids.The company’s commercial division and residential division have continued to grow and so to embrace this growth, and encourage future growth, a restructuring of the company was necessary. In restructuring, it was decided to split the commercial from the residential portion of this business. In doing so, Architectural Openings & Access moved its residential portion to a new home — the AOA Design Center. This retail storefront building will act as West Michigan’s premier residential window and door showroom. But it is much more than that. Not only will this building serve as a great resource for homeowners to view window and door products, it will also be an advantageous resource to builders, designers, architects and other trade professionals. The new state-of-the-art design center will feature all different models, sizes, styles, and finishes of the trusted window and door companies they offer. Those lines include Marvin Windows and Doors, Integrity Windows and Doors, Infinity Windows and Doors, Thermatru Doors, as well as a newly added product line, Windsor Windows and Doors. Guests will be able to walk through the design center, feel, touch, and experience a wide variety of window and door options. Their knowledgeable sales staff will help educate homeowners on product offerings, while also demonstrating the many features of each window and door manufacturer. The design center is managed by Bob Spoelstra, who has been working in the home improvement industry for over 25 years now and has been with AOA for the last two years. Spoelstra’s diverse
knowledge of all aspects of the window and door industry make him the ideal candidate to manage the design center. “The design center will give West Michigan homeowners the opportunity to see and feel a vast array of window and door products, said Spoelstra. “Rather than having the products in generic displays, we’ve installed them in openings with high-end interior and exterior building materials. This gives homeowners an opportunity to experience what it’s like to operate each unit, rather than see it in a booklet or view a small hand sample.” Trade professionals will have the ease of meeting with their clients at the facility to find the perfect window and/or door solution for their project. Where It All Starts With the spring thaw comes ground breaking and re-newel and so it goes in design, an industry that fuels it’s passion for inspiration by attending global expos and conferences catering to those sectors which builders, architects, and designers serve. Between January and May, the home construction and interiors furnishing cosmos is spinning with frenetic energy. Crisscrossing the globe to attend the overlapping myriad of international design expositions is a feat of strategy and endurance. Speaking from experience, having made these multi-continental pilgrimages many times, it’s well worth the effort if not only for the exposure to beautiful design products but also comradery of mixing with the best and the brightest influencers while enjoying the sites in foreign countries.
Kicking off the designer social season, so to speak, is the grande dame of them all, Maison & Objet in Paris of course! ‘Maison’ bubbles with French style like pink champagne. International designers are lured by it’s reputation as being among the 3 most important European events focused on design and lifestyle. The unique flair of M & O comes from a chic assemblage of avant-garde and the classic. Textile, porcelain, parfumers, and furniture houses still in operation having served aristocrats and royalty for over 100 years in many cases, display elbow to elbow with Europe’s newest and most innovative artists and designers. As if that weren’t enough, Paris Design Week coincides with M & O presenting a tour-de-force of promenades, cocktails, and exhibitions celebrating art and design Parisian style. Hanover, Germany hosts HEIMTEX, an internationally attended trade fair for home and commercial textiles which includes carpets as well. This is an industry focused expo attended mainly by larger importers and exporters. Much of the fabrics that end up as drapery or upholstery are sourced there. Then it’s a quick trans-Atlantic jump to Las Vegas, NV for the International Builder Show or IBS produced by the

National Home Builders Association. Everyone embarking on a design build project must consider attending this one-stop-shop event to see everything home construction related. It’s a showand-tell extravaganza that reaches 200,000-plus attendees with global manufacturers and dealers spread out over nearly 2 million square feet under one roof at the Las Vegas Convention Center. Exterior and interior products and so much more are on full display with the added benefits of demonstrations, lectures and workshops for industry professionals. It’s the mother ship to builders and kitchen designers with KBIS right next door. The Kitchen and Bath Industry Show and Conference, is considered the leading expo focused exclusively on kitchen and bath products. After a very short break it’s time to get to NYC for the Architectural Digest Show. ADS is widely attended by interior designers looking for trendy new resources. This curated event is open to the trade as well as VIP attendees. The Architectural Digest Design Show is also home to DIFFA’s DINING BY DESIGN New York edition revealed at the same time. It features a spectacular display of cuisine, creativity, and glamour with one-of-akind dining vignettes conceived by New York’s prominent interior design firms — all in financial support for the Design Industry Foundation Fighting Aids fund. DBD culminates with a black tie fundraising gala open to the public. If you miss DIFFA New York you still have a chance to attend DIFFA Chicago in June.

Most recently, as of this writing, we were in Milan, Italy for the Salone del Mobile, dare I say an Italian version of M & O. Like the flipside of a coin, it boasts similar offerings and events but in the distinctive Italian manner. It runs in parallel with Euroluce, the largest lighting exposition in Europe. Finally, back in the States to High Point, North Carolina, an otherwise restful city but a bustling hub of the furniture industry that hosts the bi-annual monster of an expo known to the trade as High Point Market. Like Grand Rapids of yesteryear, High Point is a port-side location for manufactures supplying furniture and interiors products to the world. Its population swells by nearly 100,000 or more, for a jam-packed, 5-day marathon. Retail buyers, architects, and interior designers from around the word attend to get a glimpse of the new and next ideas in home
furnishings and enjoy some Southern hospitality to boot! In between all this I try to get to New Delhi for the Handicrafts Fair. India has a long and rich heritage for craftsmanship of metals and glasswares as well as certain styles of hand woven textiles and furniture and remains the last culture to preserve the art of hand embroidery. Much of the worlds woven items such as carpets and fabrics originate from India. The expos season has subsided for now until autumn. With global markets shrinking and resourcing incredibly more efficient, builders, designers and home owners have access to infinite possible choices for crafting dream homes inside and out beyond our wildest dreams.
JOSEPH SZYMCZAK opened the doors to his namesake interior design company in Grand Rapids, Michigan and has collaborated with many of the city’s custom home building professionals. Career and projects led him around the world and full circle to Chicago where he currently resides. His projects have been published in the international editions of Architectural Digest, Harpers Bazaar, Gulf Interiors and Cosmopolitan Home. He was an invited keynote speaker at INDEX Dubai 2014 introducing interior design trends. Travel, decorative history, and foreign cultures continue to inform his design vocabulary and inspirations. Dads and Steak A Father’s Day Feast
Dads typically love steak, so this Father’s Day, go ahead and shower him with some love straight off the grill.You can make the day even more memorable by sharing the grilling experience together. CHOOSE YOUR PROTEIN Selecting quality protein is the starting place for an exceptional grilled meal. For example, the ribeye is the most well-marbled steak, meaning it’s super juicy, it has a rich, beefy flavor and is an excellent choice for grilling. PREPARE THE GRILL Start with clean grill grates. Heat your gas grill to high or start your charcoal 10-15 minutes before you grill. Dip a paper towel in oil using tongs and oil your grill grates before adding steaks for a great sear. PREPARE THE MEAT Pat steaks dry with a clean paper towel and season them before they hit the grill. You can’t go wrong with simple sea salt and cracked pepper, but creative recipes like this Dukkah Rub can add a special twist. SEAR AND CRUST Cook steaks directly over the heat source to get a crunchy sear on the outside of the steak.This is where the best flavor comes from,and it offers a delicious contrast to the rich, juicy inside of the cut.

CONTROL YOUR COOK Keep the grill cover closed as much as possible to maintain a temperature of around 450 F. This helps lock in flavor and prevent flareups. Remember the marbling on a ribeye means more fat, which melts during cooking. This is a good thing, but you may experience more dripping or flare-ups if you’re used to grilling leaner steaks. To minimize the need to open the grill cover, determine the amount of time you’ll need to reach your desired doneness then use the 6040 grilling method. Grill 60 percent on the first side then 40 percent after you turn the steak over for an even cook. LET IT REST A resting time of at least 5 minutes allows steak juices to redistribute for the best eating experience. A foil tent can help regulate temperature during the resting period. GARNISH AND FLAVOR Whether you’re grilling vegetables, sauteing onions or adding a different kind of sweet or savory topping, just before you serve is the right time to garnish your steak. CONSIDERATIONS FOR YOUR FINANCIAL FUTURE
The New Tax Law Five Ways It Could Impact You
The ability to deduct interest on home mortgage remains, but the $1,000,000 debt limit under previous law is generally reduced to a $750,000 debt limit for home mortgages created after December 15, 2017. Also, deductions on interest paid on home equity loans (whether new or existing loans) is no longer allowed. This may make home equity loans less attractive as a borrowing option. Miscellaneous itemized deductions, such as investment expenses and tax preparation fees, are no longer allowed.
The most sweeping tax reform
legislation in decades was enacted into law at the end of 2017. If you pay federal income taxes, you are likely to see an impact this year. As you plan your 2018 tax strategy, here are five key changes to know about the tax reform law: TAX RATES AND BRACKETS HAVE CHANGED Federal income tax rates progressively increase as your income rises. These are known as tax brackets. The new tax code reduces most of the ordinary tax rates and adjusts the tax brackets, applicable from 2018 to 2025. However, the number of brackets for individual tax filers and married couples filing jointly remains at seven. For instance, in 2018 the first $19,050 of taxable income for a married couple filing a joint return is subject to a 10 percent federal income tax. For income the couple earns between $19,050 and $77,400, the ordinary tax rate for 2018 is 12 percent, lower than the 15 percent seen under the previous law. The highest ordinary income tax rate, which was previously 39.6 percent, was reduced to 37 percent and starts at $600,000 of taxable income for couples who file jointly. Visit IRS.gov to see the full list of tax rates and brackets. STANDARD DEDUCTION IS NEARLY DOUBLED When you prepare your tax return, you have a choice of either a standard deduction, or itemizing deductions such as mortgage interest, charitable gifts, or state, local and property taxes. Under the new law, more people will use the standard deduction. (Itemized deductions are changing as well – see item number three.) The standard deduction stood at $6,350 for a single taxpayer and $12,700 for a married couple filing a joint return in 2017. Under the new law, the standard deduction has increased to $12,000 for a single taxpayer and $24,000 for a married couple filing a joint return. These changes are effective from 2018 through 2025, unless Congress acts to extend them. CHANGES IN ITEMIZED DEDUCTIONS For those who itemize deductions in 2018 (and through 2025), there are some significant changes, even considering the increased standard deduction. Among the most notable: The deduction for state and local taxes, including property taxes, is generally limited to a maximum of $10,000 per year. Under previous law, no maximum limit applied.

PERSONAL EXEMPTIONS ARE SUSPENDED AND CHILD TAX CREDIT IS INCREASED Under long-standing tax law prior to the new legislation, individuals could also claim personal exemptions for themselves and their dependents when filing their tax return. That exempted a portion of income from taxes. In 2017, the personal exemption was $4,050 per person. Under the new law, effective in 2018 through 2025, the personal exemptions no longer apply. If you have children, you may qualify to claim a $2,000 tax credit per qualifying child beginning in 2018 (and through 2025), double what was allowed in prior law. That is a dollar-for-dollar reduction of the taxes owed. It’s expected that more people will be able to take the credits because income limitations have been raised. Another credit of $500 is now allowed for dependents you may claim who are not qualifying children. EXPANDED USE OF 529 PLANS To this point, 529 plans have provided a tax-advantaged way to save money for qualified higher education expenses, such as tuition, room and board, and fees. The new law allows you to withdraw up to $10,000 tax-free per year per child from a 529 plan to help cover the K-12 tuition at a public, private or religious school. These are only some of the changes that may affect individual taxpayers. Consult with your tax advisor to understand how the new legislation may affect your circumstances. Keep in mind that many of the tax provisions have an expiration date, unless Congress acts to extend them. b

downtown Rockford for groceries and other shopping. Cannonsburg and Egypt Valley Country Club are also neighboring destinations of interest. Parents who take school districts into account when buying a home will be pleased to know that Verbena offers 19 lots in the Forest Hills school district and 38 lots in the Rockford district. The 57 home sites will range from one-half to three-quarter acres in size. The minimum size requirement for a one-story home is 1,650 square feet, and a minimum two-story home minimum requirement is 2,000 square feet with no less than 1,100 square feet on first floor. Heights
Viewed from the water, you’ll see a single-story home just peeking over a massive dune. Approached by winding through the trees down the 1.2 mile driveway, however, the “wow!” factor of this more than 15,700square-foot beauty becomes apparent.
Nestled against the dune, this dream home towers 60 feet in the air and spans almost 260 feet promising to make hide-and-seek for this young, active, family of 5 a marathon event; the kids will come out when they get hungry. A home like this is years in the making and the Department of Environmental Quality (DEQ) and Department of Natural Resources (DNR) permitting processes alone took three years. The building plans passed through many hands before being executed over two years by the talented team of Gary Phillips, Paradise Builders, and Autumn Fuchs of Fuchsia Design. Both Gary and Autumn had an excellent rapport with the homeowner’s extended family and they were selected to get the project moving in the right direction.

Situating the home in its present location to protect the sensitive environmental assets wasn’t the biggest challenge. As Gary states, “The home is essentially situated by the DEQ. You give them an idea where you’d like it to go and they tell you where you’re going to put it.” Gary describes himself as a working owner ... a getting-dirty working owner: shoveling dirt, digging footings, and pounding nails during the day; and handling the book work at night. This allows him to pay attention to details and quality very, very closely. “I’m not sitting in an office relying on a foreman. I’m on site putting it together and watching all aspects to make sure that every nail is in place.” An unusual aspect of this home was its height which presented several challenges. “Lots of steel beams were required to stabilize the frame and the first challenge was staging the material in such tight restraints and down that long driveway,” Gary explained. “I also had to make sure everyone was safe working at that height and still doing quality work that high in the air.” The first and second floors were designed to be tall enough to boost the third floor up over the 20 | spring 2018

top of the dune to offer breathtaking views of Lake Michigan which the owner finds soothing and mesmerizing. The surrounding woods help the husband, who is an avid hunter, get back in touch with nature. Autumn had to deal with the same height challenges indoors. Once she received the basic floor plans from the architect, Fuchsia Design’s fullservice interior design firm honed in on details where scale was critical to complement the grandeur of the interior architecture. “We had to be continually conscious of scale to make sure we incorporated details appropriate to fill vertical spaces. Beams and brackets, tall baseboards, custom trim work, crown molding, distinctive tile work, and eventually furniture were used to create more intimate spaces within spaces.
The open and accessible kitchen is designed to serve a busy, active family while offering the cook gorgeous views and natural light. Easycare quartz countertops beautifully complement the handmade, glazed porcelain backsplash. The center island’s blackglazed red oak cabinetry is echoed in the wet bar area which is then finished with an antique mirrored backsplash.
“One of the best compliments I heard that says a lot about the appropriateness of the scale and architecture is that despite the grandness, as soon as they walk in the door, they immediately feel a sense of being comfortably at home,” Autumn shared. Nowhere is this more apparent than the engineering feat that created the stunning centerpiece of the home: a staircase that is nearly 60-feet tall from top to bottom and surrounded by windows on three sides. Autumn and her team designed a free-floating stair layout with a cohesive design that could structurally withstand three flights without connecting to any walls. Cosmopolitan Home Grand Rapids | 21

The homeowners also have very different styles which presented an additional test of Autumn’s skills and she was able to marry the two in the main portion of the home with lighter, brighter touches like marble and pops of color anchored by natural elements with rustic flair like oak floors and knotty alder ceilings. “This home is filled with delightful compromises of our differing styles,” commented the homeowner. “It incorporates everything we pictured but has more than what we had imagined as Autumn pushed us out of our comfort zone, especially when it came to adding character in the details and with the tile patterns.”
The open floor plan on the third level keeps the family in touch with guests either in the great room or dining room areas. The spaces are visually connected with the vibrant pops of color and soaring ceiling braces while the knotty alder ceilings, walls, and doors add warmth and scale throughout. Beautiful selections of artwork from MercuryHead Gallery punctuate the rooms and add interest.
With Autumn’s educational background in interior design and construction management combined with her team’s expertise in interior architecture, they were able to incorporate the owners' end goals into early framing diagrams, electrical plans, and plumbing layouts. Fuchsia Design uses 3D renderings as a great tool to help the client visualize the space with unique tile patterns and design features in place. She finds clients enjoy the building process and are able to make faster, more informed decisions. Explained Autumn, “I knew this could be different from the average West Michigan home and realistic renderings helped the homeowner feel

comfortable with that direction. Although there’s been a big industry trend for tone-ontone color, I’m very inspired by color especially when a single color can look and feel completely different in different spaces. I enjoy using pops of color in smart ways so it works cohesively with the amazing views and weaves its way through the home.”

No two projects are the same, and I spend a lot of time getting to know my clients ... how they live, what a typical day looks like, what inspires them, and how their home should feel,” explained Autumn. This is apparent in the melding of styles seen in the homeowners’ suite. Subtle feminine touches pair beautifully with a fireplace of iron mountain stone hewn from Onaway and Alpena quarries.

With only six custom home sites, the Lakeshore Crossing development is a small community that allows its residents the benefit of large, wooded yards combined with the pleasantries of a neighborhood atmosphere. Bouwkamp has a unique eye for home placement, which often provides creative solutions for developing property. While every home in Lakeshore Crossing is uniquely different, there is a cohesive feel — a continuity of quality as each one was designed and executed by the aforementioned. the home's perimeter with brief interruptions of horizontal windows and natural wood. A narrow front elevation (designed as the true front of the home) features a central covered entry and galvanized tower to the right. The tower allows for multiple windows that add to the home's modern appeal and take full advantage of natural lighting. The front door is defined by simple, clean columns but it is the windows that wrap the corner of the tower that instill curiosity as to what is around the turn. Serving as an alternate front facade, “around the turn” is where all of the outdoor magic happens, featuring levels of terraces set up with a fire pit, an outdoor dining area, and an intimate spot to sit and enjoy a quiet moment. This unique idea of having the outdoor living spaces in what could be considered the front of the home (since the driveway and garage entrance is also found on this side) allows the homeowners to enjoy optimal wooded views from the home's more private places. It's like having the ultimate front porch, only it's not a porch and it's not truly the home's front. It's the best of both worlds.

“It was fun to collaborate with the homeowner, architect, and landscape designer to create not only a great space to enjoy the outdoors, but a space that invites the guest in, even before entering the home,” said Randy Bouwkamp. The front entry opens immediately into the main living space along with a view from one end of the home to the other. This open and airy feeling bursts through the entire home with its 12-foot ceilings, windows at every turn, and a cable railing system to the lower level. There is a mix of materials that is neutral but seamlessly connects the interior with its natural setting. “There is an ensemble of natural wood used throughout the house that helps define each room as its own unique space; yet, there is never a sense of one room being out of sync with the house as a whole,” said Visbeen Architects. A minimalist approach to the decor can sometimes create a challenge of maintaining purposeful spaces that still feel inviting. “We played with different textures and shapes to make the home feel more unique and collected,” said interior designer Kaci Brander, owner of Refined Design. “I think you can see the vision come through as you walk through the space. From the furniture to the art and smallest accessory, it all has a purpose and a place and creates a story.” 40 | spring 2018

The office lies to the left of the front entry. It offers a quiet spot to work or focus on a project, yet its windows allow the feeling of openness, almost like you're working outside. A full wall of custom cabinetry takes organization to the next level without overwhelming the room. Dual glass track doors allow the natural light to pass into the space while still providing privacy when needed. The living room is likely to be the most visited spot in the home because of its welcoming appeal. Vertical windows encase a simple yet stately fireplace surrounded with comfortable seating. The living room flows into the open dining space that adjoins the kitchen. The rich tones of the furnishings ground and define the area, but the clustered glass chandelier and glass French doors maintain the home's open ambiance as well as draw the eye outside to the various inviting patios. “The living room as a whole is my favorite,” said Brander. The fireplace wall flanked by windows made it easy to bring nature in. “ The kitchen continues the aesthetic with its darkstained cabinetry covered in crisp white counter-

The island has seating that wraps two sides, allowing one to take advantage of the peaceful view of the trees outside or the enticing view of dinner's preparation. The pantry is conveniently tucked behind the kitchen, filled with light from a long bank of windows that spans the length of the room. The pantry also hides the laundry room, a great way to keep life's essential messes hidden yet still convenient with a second entry from the main hall. The powder room is simple and clean with a floating vanity and large window to enhance the naturally airy feel. Down the hall, the mudroom is conveniently tucked at the back of the home — a great landing spot from the garage. It also secludes the owner suite from the main living spaces. The owner suite offers a unique and functional use of space. A light and bright vestibule showcases custom cabinets for each of the homeowners. The light cabinetry creates a feeling similar to entering a spa. Upon entering the suite, there is a spacious walk-in closet featuring a window seat that offers additional storage. The spaces on either side have been customized to each of the homeowners’ needs. The suite then branches off into the bedroom area and then onto the luxurious owner bathroom. The owner bedroom itself features windows that wrap one end and yet are left bare due to the private wooded setting. The plush carpet and warm neutral palette makes for a very cozy spot to rest and renew.
The office offers a quiet spot to focus yet its tall windows provide a feeling of openness. A full wall of custom cabinetry keeps the space organized. The owner bath has a spacious double vanity in the same rich tones found throughout the home. Natural textures make this bath feel like a modern getaway to nature. The lower level family room provides a spacious living area for watching movies as well as a wet bar with all the bells and whistles to throw a great party. A 12-foot-wide rolling door, made to look like a beautifully paneled wall, slides to conceal another sitting area that doubles as a cozy guest bedroom. There are two additional guest bedrooms on this level as well, perfect for entertaining guests for longer stays. Although the guest bath is one of the only rooms without a window, it still feels light with its modern, white cabinetry. The zebrano detail in the countertops adds natural interest. “It was an enjoyable project right from the beginning,” said Bouwkamp. “The homeowners were fun to work with, had great ideas, were always up for a laugh, and regularly verbalized their gratitude and appreciation for the entire team.”

PUTTER’S PARADISE The family golfer(s) won’t have to go far to get their practice in for the day. Imagine a putting green and all the fun and friendly competition— it’s a fantastic way of bringing together friends and family to enjoy the outdoors. Here are some design considerations from the experts: You’ll use it a lot more if it’s close to a patio or other entertaining areas (but not too close to windows or potentially parked cars). Make it challenging, a one-hole putting green will get boring fast. Although you’ll want to choose a flat area for your green, use a few undulations, mounds, a sand pit and about three holes to keep it interesting. Artificial turf is best because interesting terrain may be hard to irrigate and mow effectively if you use living turfgrass. Artificial turf also has an even surface ideal for putting and it’s virtually maintenance free, it’s able to withstand hot or cold temperatures as well as wet conditions. Incorporate landscape lighting into your green to extend the number of hours each day that you may use it. The help of a landscape professional will ensure it’s done right and blends seamlessly into your landscape.
FIRE-PIT-PALOOZA Now that warmer weather is gracing our days, it seems we don’t want those days to end. Perhaps that’s why fire pits are popping up in yards and neighborhoods everywhere. There’s nothing quite like ending the day around the glow of a fire with friends and family. It’s a great time to talk and relax and enjoy the great outdoors. From small table pits that you can buy at most home supply stores to the big, custom designed beauties that your favorite landscape designer can create for you, a fire pit is the must-have item of spring, summer and fall in Michigan. Don’t forget the marshmallows! Dessert just got a lot easier.

It always helps to do your homework. Going in blind only adds to the “overwhelmed” feeling. The following topics are a great place to start:. TYPE OF LOAN Since there are many different types of loans, it’s important to know which type the lender can offer you. Don’t be afraid to ask them to take the time to explain each one specifying their pros and cons. Make sure that the lender is recommending specific loans only after finding out about your particular needs and qualifications, and not just pushing their own agenda. Ask why they think a specific loan would work best for you. INTEREST RATE & APR The interest rate is going to be based on the size of the loan and on your credit. Interest accrues over the life of your loan and over a 15-30 year span, can add up considerably. If the interest rate is adjustable (as in an Adjustable Rate Mortgage or ARM), ask how long the rate will remain fixed, and about the maximum annual adjustment, highest rate (cap), index and margin. The APR includes both the interest rate and all other lender fees, divided by the loan’s term. MONTHLY PAYMENT As you’re trying to develop a budget after your purchase, you’re going to need to know what your monthly expenses are going to look like. Make sure you include taxes and insurance in their calculations. Remember that your monthly payment shouldn’t be so large that you can’t also budget for unexpected expenses and a retirement fund. DEPOSIT This is important. Interest rates, and therefore monthly payments, vary considerably depending on the size of your down payment. This also factors into whether you’ll be required to pay insurance. Usually, companies will waive PMI (Private Mortgage Insurance) if your down payment is 20% or more of the purchase price.. Although it’s certainly possible to obtain a conventional loan with less than 20% down, the interest rates will almost certainly be higher. The good news is that,
once your equity reaches 20% or more, you can renegotiate with your lender and see if they’ll waive the insurance fee. PREPAYMENT PENALTIES If you think your economic situation might change in the future, or you’re saving up to make some extra mortgage payments, it’s important to make sure your lender won’t charge you for paying off your loan early. Some lenders charge an additional processing fee for each overpayment, while others ask for six months of unearned interest. Others only charge a penalty if you pay off your loan before the first two to five years. Verify if your monthly payments will adjust in line with any additional payments you make, and if the penalty applies if you decide to refinance later. FEES AND COSTS Every lender will charge differently for this, and you’re entitled to know. Costs generally include an appraisal, credit report, title policy, pest inspection, escrow if applicable, recording fees, and taxes. Some companies also require you to pay points (1% of the total loan) or origination fees. You can ask if you can waive paying those points in exchange for a higher interest rate. In any case, all costs and fees should all come itemized in a Good Faith Estimate (GFE), which must be provided to you within three days of your application, as required by law. While you’re at it, ask whether the lender will guarantee your GFE. Though not required, you can pressure your lender to stick by the quote. Make sure to get it in writing. LOAN RATE LOCKS Loan rates change every day, sometimes every hour. If you feel there is an upwards trend you might want to lock in your rate at whatever it currently is, before it rises more. Some companies will charge you zero to one point for the lock. Before you finalize the rate and ask your lender to lock it in, take into account that most

locks last between a few weeks to 60 days, and if the loan doesn’t process during that time, you lose the rate. To help you determine when to lock in the rate, ask your lender how long their processing period generally takes, and try to get them to lock in the rate for as long as possible. Usually, you should try to get as long a lock-in period as possible, but sometimes that will result in a higher rate than if it were shorter. CLOSING TIME While this varies from lender to lender, a toprated company should be able to close between 30 to 45 days from application. In order to expedite this process, it’s a good idea to have all the necessary documentation ready beforehand, and stay in constant contact with your lender, getting them the relevant paperwork as soon as possible. If your mortgage isn’t closed in time, your locked-in rate won’t apply, you may have to pay your movers more for rescheduling, and lose your current living space if your lease is up. LOAN SELLING Many lenders sell their loans forward in order to gain more capital and be able to make new loans. The Real Estate Settlement Procedures Act (RESPA) requires lenders by law to inform you of this within three days of your application, in a document usually called a Servicing Disclosure Statement. It should clearly explain whether the lender will: • Keep the loan, so all servicing fees go to your original lender • Sell the loan before the first payment is due, so all servicing will come through another company • Sell the loan at some future period What’s important for you to know is that the terms of your loan cannot change, and that you must be informed 15 effective days before the transfer. Additionally, RESPA protects you from late fees during the first 60 days after said transfer.
