DISPATCHES FROM THE WORLD OF DESIGN
The Cosmopolitan Lifestyle Grand Rapids and its expanding
city center is enjoying a thrilling renaissance of cultural, artistic, architectural, and lifestyle diversity making it one of the most desirable big little cities to live in the country right now. An influx of a bustling population of transplants from near and far lends information for home design to architects and interior folks in a modern context of life in a prosperous city. Both bucolic and urban environments can be considered “cosmopolitan” but each have distinct influence on our design sensibility and affect lifestyle.
No better chance to view this in person will be on May 25th, the first day of the much anticipated annual Grand Rapids Parade of Homes 2018. Often requiring an entire year or more in design development and construction, these beautiful displays of talent and craftsmanship never fail to deliver inspiration and perhaps aspiration. Cosmopolitan Home magazine bears the pleasurable task of analyzing the infinite details and determining which projects to single out as displaying exceptional and current ideas in home design and decoration. Featured on the pages of this publication are perennial examples of unique homes conceived of exquisite details tucked into nature’s ever-changing seasonal backgrounds, beachside dunes, and cozy neighborhoods. Larger settings provide space for larger footprints and larger spaces within to create dreams of a home. This blank canvas is broader and one could therefore paint with a larger brush, so to speak. It’s an exciting proposition and we’ve looked at a number of those opportunities and techniques in previous #fieldnotes. Watch for those applications on the Parade this year. On the other hand, space is a luxury that comes at a premium in the city. As space and setting influence lifestyle, it requires a profoundly different approach to interior design but presents other unique opportunities with challenges. To put it into greater context, a city apartment can range in size from that of a walk-in closet to a 3 bedroom home or larger in extreme cases. These glass shoeboxes in the sky offer different perspectives, literally. Although we cannot really see Alaska from here, we urbanites can enjoy a kinetic sculpture of sparkling architecture and red and yellow rivers of cars stretching out as far as the eye can see. Albeit, all this set to the sound track of sirens and trains!

Those "million dollar views," when available, are the dramatic backdrops for an orchestration of scale usually with an extra large dose of drama. “The eye must travel.” exclaimed Diana Vreeland, the once iconic fashion editor of Harper's Bazaar magazine. With that advice we inject deft, decorative sleight-of-hand which blurs the confines of smaller space by way of bold punctuation such as exaggerated application of pattern and rich color against reflective finishes as depicted in the accompanying images here by STUDIO SLATE. The temptation to glamorize our apartments, to a certain degree more imaginable in the city, can be irresistible in contrast to how we might want to approach the interior design of a beach house on Lake Michigan. Again, it’s a matter of personal vision and there are no rules. While one might consider luxurious amenities of a single family home in a gated community
to include privacy, expansive wooded setting, flower and vegetable gardens, swimming pool ... grass! A highly-charged city like Chicago offers "shared amenities" such as expansive skyline vistas, rooftop gardens, outdoor theaters, and world class dining and entertainment options of every conceivable possibility, all just outside the front door. For some, it’s alluring in contrast to the peaceful noise of falling snow or breeze through leaves of a tree in autumn. A yin and yang that tugs our mood in both directions. Is the grass greener on the other side of the picket fence or is it just different grass? Let’s imagine that cosmopolitan may be a state of mind no matter where we call home.
JOSEPH SZYMCZAK opened the doors to his namesake interior design company in Grand Rapids, Michigan and has collaborated with many of the city’s custom home building professionals. Career and projects led him around the world and full circle to Chicago where he currently resides. His projects have been published in the international editions of Architectural Digest, Harpers Bazaar, Gulf Interiors and Cosmopolitan Home. He was an invited keynote speaker at INDEX Dubai 2014 introducing interior design trends. Travel, decorative history, and foreign cultures continue to inform his design vocabulary and inspirations. His current off-shoot project is Studio Slate, a modern lifestyle turn-key design service.

CONSIDERATIONS FOR YOUR FINANCIAL FUTURE
Snowbird or Sunbird? Is this the life for you?
As the saying goes,
birds of a feather flock together. In the case of snowbirds and sunbirds— affectionate nicknames for traveling retirees—this is definitely true. Snowbirds are residents of Northern states who flock to the south to escape harsh winters, while sunbirds travel north in droves to get away from summer heat and humidity. If you’re tempted to take flight in the off-season, think through the costs and logistics first. Keep tabs on your home. You’re right to be concerned about leaving your home vacant for weeks or months at a time. An unoccupied home may be vulnerable to burglaries, broken or frozen water pipes and other events that require immediate attention. To avoid preventable mishaps, consider asking a trusted family member or hire a house sitter to keep an eye on your property. Sophisticated security systems can also help safeguard your home when you’re gone. Choose your health insurance accordingly. If you plan to stay for an extended period of time in another state, make your Medicare insurance selections carefully. Many Medicare Advantage (Part C) and prescription drug (Part D) plans require you to stay within their coverage networks, which may not extend across state or even county lines. Medigap (Medicare Supplement) policies that cover some of your out-of-pocket costs under traditional Medicare (Parts A and B) may be used nationwide, provided the treatment and provider are eligible. If you require prescription drugs, you’ll want to make sure your prescription drug plan allows you to fill prescriptions at its network pharmacies anywhere in the country. Failing to do so could mean exorbitant out-of-pocket medical expenses that are not eligible for reimbursement. Make arrangements to receive mail. You may think your mail can wait for your return, but what about your bills and other important documents? Consider using automatic bill pay and mail forwarding services to stay on top of financial obligations. Also, let the professionals you work with (e.g. lawyer, estate planner, financial advisor) know of your address change in case they need to get in touch with you. Explore living options. Unless family or friends are opening their home to you, you’ll want to weigh the cost of maintaining two residences. 14 | early spring 2018
Renting a second home or condo may offer a more affordable approach than buying. Many vacation properties are available to rent on a weekly or monthly basis. You may also want to explore home exchange networks that allow you to swap residences. If you plan to travel by recreational vehicle, research the cost of facilities with the amenities you desire. Create a budget. Do you see your temporary move as a vacation, living your everyday routine in a new location, or a bit of both? Depending on how you plan to spend your time away from home, make sure you budget accordingly. It can be easy to spend on a whim, with the intention to get back on track once you return. Make a commitment to maintain your financial diligence by adding any travel, fun experiences or increased living expenses to your budget. Check in with your tax advisor. The residency tax statutes can vary by state, so check the rules for each state you live or own property in to avoid tax surprises. Your tax advisor can provide suggestions about how to keep your tax obligations to a minimum when you’re residing in more than one place during the year. ❂

When you see this inviting home perched on the shore of Lake Michigan, it appears to have landed in the sand effortlessly; like it simply belongs. Unless you’ve built a custom home, you might be unaware that behind that fresh façade is hours upon hours of imagination, meticulous design, exquisite craftsmanship and carpentry and even more hours of meetings and decisions. Finding just the right team to build with is even more important when you have a highpressure, time-intensive job over 150 miles away. Originally from the area, this homeowner had looked at dozens of houses with a local realtor searching for a shingle-style home similar to those she’d seen on her travels to Nantucket and North Carolina. It appeared that a custom build would be the only way to fulfill her expectations. After a fortuitous introduction to Mike Schaap Builders, the homeowner knew Schaap and his team could interpret her vision and update the design to make it a reality in the Michigan dunes; no other builders were considered. “Although it’s common for clients to have busy schedules, this client was on the edge of the spectrum with crazy time constraints and very limited availability,” Schaap explained. “Once we interviewed with the homeowner in person, one of the big wins for her was her confidence that we could execute a turnkey project without her spending lots of time in meetings with several different subcontractors.” This turnkey solution has shaped the growth of Mike Schaap Builders for over 30 years. For Schaap, the secret to creating an amazing project is harnessing the strengths of highly skilled individuals into a cohesive team. Over time, he formed the separate entities Benchmark Wood Studio and Benchmark Design Studio to work separately on special projects or in concert to craft a finished masterpiece with exacting attention to details.

When working on a project of this magnitude it takes a team effort to make sure all the pieces are in place in a timely fashion. Although some interior design work was begun with a Chicago designer, the home came to completion under Schaap’s team. “Team, process, details. You can’t do one without the other if you want to do it well,” he stated. The site presented significant building challenges because of rigid shoreline protection requirements from the Department of Environmental Quality (DEQ) and stringent city approvals. Schaap had to work within an inflexible 7 inches of grade and take into consideration the moving target of wind, water, and blowing sand. The homeowner attested to this saying, “There were many zoning and environmental regulations that presented challenges along the way. I found Mike and his team to be both knowledgeable and flexible in meeting both design goals and compliance with all requirements.”
“Team, process, details. You can’t do one without the other if you want to do it well.” Following the trend for all-season lakeshore living, Schaap sought materials and landscaping offering both low maintenance and superior wear for less time on upkeep and more time with toes in the sand. Cedar shingles, a resawn cedar shake roof with copper flashing, wood clad exterior windows, natural stone cladding, and Western red cedar trim were specified for durability and longevity. Serving as an invisible enclosure to the grand lakeside deck, sleek-cable railing brings 180degree views of Lake Michigan, one of which includes the landmark lighthouse. Underfoot is the graceful silver hue of IPE decking, an exotic hardwood that stands up to harsh lakeshore elements and has a natural resistance to decay. A copper roof overhang also promises a symphony of sound from rain and waves. A fresh coastal attitude offers curb appeal, yet there are many unique details in the front entrance alone that serve to demonstrate its singularity. Among those is a custom hickorystained Benchmark Wood Studio front door that arches gracefully to afford a peek of the lake

from the road. According to Schaap, “We don’t start when we have plans. We pursue the smallest details in advance and make sure they are thought through from the beginning; then we design accordingly. Step through the front door and into a home that naturally frames its biggest asset. Soaring 13-foot ceilings, tall transoms, and a wall of windows and doors keep its residents visually in touch with the lake. Credit Jodi Medina and the designers at Benchmark Design Studio who found light fixtures so open and airy that you look right through them. “I wanted to embrace the stunning view right from initial entry into the home,” said the homeowner. “We eliminated upper cabinets in the kitchen which would have occluded the view. This presented design challenges, but adjustments were made elsewhere that turned out to be both functional and beautiful.”
“We pursue the smallest details in advance and make sure they are thought through from the beginning...” Benchmark Design Studio met those challenges and created an inviting and open kitchen with lots of storage in two islands: one topped with hickory and the other a functional and beautiful elegant gris quartzite. Flanking the islands are quartzite counters with double sinks and Ann Sacks penny-round tile backsplashes. Louvered armoires house the refrigerator and freezer. Flush TRUFIG outlets were painted by a faux finish artist to match the penny round tiles. This is just one example of the level of detail that Mike Schaap Builders uses to preserve the aesthetics of the overall design vision. Another example is what can’t be seen. Lutron shades have been artfully built into the transom millwork and door bulkhead on lakeside to block the intense setting sun and give validity to Schaap’s tagline “The difference is in the details.”
The inviting and open kitchen is surrounded with pristine views of Lake Michigan due to the large windows in place of upper cabinetry. An abundance of storage is found in the space’s two islands: one topped with hickory and the other gris quartzite from ADVANCED STONE & TILE. Louvered armoires house the Sub-Zero refrigerator and freezer while an adjacent butler’s pantry houses a wine refrigerator — all from BEKINS — as well as extensive cabinetry and a second pantry ensuring lack of storage is never a problem. Beautiful hardwood flooring from RIVERSHORES flows throughout the home.

Adjacent to the kitchen is a butler’s pantry with a wine refrigerator, extensive cabinetry and another pantry opposite with open shelving; storage problem solved. Other architectural details used throughout the home to subtly frame the view include whitewashed pine ceilings and stained hickory floors. In open concept homes, Schaap artfully uses ceiling details and finishes to differentiate and break up the rooms, and to lead the eye toward beautiful assets like Lake Michigan.

The great room is anchored by a two-sided, full masonry fireplace which also serves to warm a 3-season porch. The custom Benchmark Wood Studio bookcase is backed by reclaimed wood and features a rolling ladder and retractable doors to hide the TV. Whether you enter from the garage or the front door, you are met with the solid craftsmanship of Benchmark Wood Studio. The mudroom has built-in bench seating flanked by louvered door armoires and a reclaimed barn wood ceiling. The feeling of water in motion is added ingeniously throughout the home in scalloped wainscoting used in hallways and a main floor den. Outfitted in colors reminiscent of beach glass, the den offers many cozy reading spots including a window seat and a cushionfilled nook lined with bookshelves. A stairway with custom-designed newel posts and metal balusters leads to an upper level designed to serve as a peaceful retreat from big city life. The lake-facing owner’s suite spans across the rear of the home and represents the upper level’s design centerpiece. Anchoring the retreat is the owner’s bedroom, which is adjoined by a neighboring office and owner bathroom, both complete with their own openair balconies and unbeatable lake views. A cathedral ceiling with sloping reclaimed wood beams allow for a charming porthole window detail in the owner’s suite. Illuminating Open to the kitchen, the great room is anchored by a two-sided, full masonry fireplace that also serves to warm a 3-season porch. The custom bookcase by BENCHMARK WOOD STUDIO is backed by reclaimed wood and features a rolling ladder and retractable doors to hide the TV. off the lake is a custom chandelier and nightstand fixtures, hand-made by the North Carolina-based artist Louise Gaskill. Jodi and her team designed and furnished this soothing retreat complete with coffee bar so the owner may enjoy her first cup of the day without disturbing guests.
The owner bath is an oasis of calm with an impeccable view. Exterior privacy walls have angled slats keeping only the lake in sight and not the neighbors. A deep and luxurious 6-foot Kohler spa tub supplied by GENZINK PLUMBING with a privacy wall covered in iridescent, shellstone, oval tiles by Terra Bella Marble reflects the outdoor light beautifully.
The homeowner noted that, “Because interior design is a very individual thing, Benchmark Design Studio went above and beyond to make certain the design was ‘just right’ for me. They offered suggestions and ideas, but also respected that, in the end, it is my home and did not try and impose their individual tastes or styles, but rather worked to understand mine.” The adjoining bath is an oasis of calm with luxurious Calacatta marble, a glassed-in shower, deep spa tub, and a privacy wall covered in iridescent shell stone oval tiles by Terra Bella Marble to reflect the outdoor light. The lower level is filled with thoughtful touches to help the homeowner enjoy a more carefree existence including beachfriendly stained concrete floors with radiant heat. There’s a fullservice wet bar and a relaxing family room with the wave wall wainscoting used as a unique ceiling element. An all-season, insulated built-in hot tub with an auto cover and natural stone accents and a pergola covering a detailed grilling kitchen extends outdoor enjoyment. The homeowner felt that her Nantucket-style home exceeded her expectations. “I found Mike and his team to be excellent to work with. They were knowledgeable, flexible, and very attuned to meeting the needs of the homeowner. In particular, because the project was done remotely by me, they met all of my schedule needs, were willing to go above and beyond to meet construction deadlines and accommodate my own schedule. I couldn’t have envisioned a better result.” ❂

get-away Escape to Northern Michigan’s Homestead Resort
The Legend of Sleeping Bear Dunes: As Michiganders, we all have heard it, but it merits repeating. As legend states, long ago, a mother bear and her two cubs were living, and starving to death, on the shores of Wisconsin. The land of plenty, Michigan, was a swim across Lake Michigan. The mother, desperate to save her cubs, guided them into the perilous water. As the journey became too much for the cubs, each perished and two innocent islands emerged from the waters signifying where her beloved cubs lay. The mother collapsed on the shores of Lake Michigan, and in that very spot, a lonely dune arose, a place for her to watch over her cubs. The Manitou Islands, Sleeping Bear Point, and all the memories and love of a mother to her children can still be felt and experienced in this beautiful Northern Michigan get-away.

Even without knowing this unique history, it is impossible to be unaffected walking into 32 Brookside Cottage. Drinking in the unobstructed view of the beauty that is uniquely Northern Michigan, this property is situated within the Homestead Resort, in Glen Arbor, Michigan. One hundred fifty feet from the door lies Sleeping Bear Dunes State Park, and beyond, the shores of Lake Michigan. We often think of “Up North” as only a summer destination, but the grandeur, beauty and five star amenities of The Homestead resort, will have something for the color tour enthusiasts, the snow skiers, the horticulturists, and the die hard summer flip-flop fans alike.
“I wanted to let the beauty of the landscape be the star as you walked in the house.” The builder and owner of this enviable piece of property is Kevin Einfeld of BDR Custom Homes, a staple in the West Michigan market for 30-plus years and builder of some some of the most majestic homes in Grand Rapids, on the Lakeshore, and in Northern Michigan. BDR has been working in conjunction with local craftsman and “Up North” construction crews for a few years now and decided the time was right to use their collective talents to build a custom home for himself and his wife, Lori.
The Einfelds find themselves in the pre-empty nest position. They are thinking about the next step, preparing as much as they can, and gave extensive thought to where they would like to spend their “spare” time now, and in the future. What better place than Northern Michigan to carve out the pieces of the empty nest puzzle. They found their own piece of heaven and created a modern cottage retreat— the perfect Northern getaway. Kevin and Lori, at present, mainly enjoy their Homestead Resort time in the off season, with one of the many perks being spontaneous dinners in some of their favorite local hang-outs. We often think of Northern Michigan as a summer retreat, but who doesn’t like a walk through the autumn leaves for a color tour or a hike through a corn maze. The Homestead is a short drive from some of the best skiing in the country and coming home to a warm fire and hot chocolate after a day on the slopes is what Michigan winters are all about. And who deserves a gorgeous spring day at the lake more than a Michigander? The awakening and promise of all that nature holds is an allure like no other. Collaborating with Mary Dixon of Dixon Interior Design, this home won the “Best Interiors” award during the 2017 Grand Traverse Parade of Homes. Drawing from the colors in a fashion photo shoot, Mary used this inspiration for the condo's color scheme. Billed as contemporary, which can at times feel cold, this interior is anything but, with warm, soft white walls and accents in grey, aqua, peach, and wood tones. The trim is unexpectedly painted four shades darker than the walls which adds warmth and depth to the rooms. Kevin, Lori, and Mary wanted to create a get away that was a contemporary take on cottage living. The main floor living area showcases an eclectic blend of furnishings grounded by a nubby wool rug in grey and soft white tones. Overhead, an asymmetrical chandelier incorporates a modern functional element in place of typical recessed lighting. The custom concrete fireplace anchors the living space with its cubic and simple design. This experience was enjoyable for all parties. Mary and Lori scoured shops all over Grand Rapids for unique treasures resulting in colors and finishes echoing each glorious season. In the foyer, the “floating” staircase is Kevin’s favorite feature. “I wanted to let the beauty of the landscape be the star as you walked in the house,” said Kevin. He opened up the stairway and painted the structure the same color as the walls with solid wood steps matching the floors, affording visitors breathtaking, scenic views upon entering the cottage. Light fixtures, in a combination of metals, add depth and continue the rustic accents that warm the contemporary design; hanging pendants have brass interiors, while task lighting has an oil-rubbed, bronzed, rustic finish. When it’s time to relax, big or small groups can gather in the the main floor living area. Here we find an eclectic blend of furnishings: two peach colored accent chairs in the mid-century modern style, modern sofas with metal legs, and a coffee table of metal and grey slate. A television is off center on the wall along with floating shelves and the same task lighting utilized in the kitchen. Sofa pillows incorporate the inspiration colors, and all is grounded by the nubby wool rug in grey and soft white tones. Overhead, an asymmetrical chandelier incorporates a modern functional element in place of typical recessed lighting. Designed and fabricated by Hard Topix, the custom concrete fireplace anchors the living space. Rustic wood forms created a subtle, earthy texture on the face during manufacturing, while the hearth is smooth, providing a juxtaposition of texture. A fireplace mantle and artwork were purposefully omitted because Mary wanted it, “cubic and simple.” There is something about food after a long day of fun and sun that tastes better, especially in the beauty of this ultra stylish, one-of-a- kind dining room. Completing the main level gathering areas, the dining room captures the warm, rustic, and contemporary elements in one snapshot. Mary and Kevin collaborated with Chris and Steve Shuker, local craftsmen, who created a liveedge, square, walnut table with seating for eight.

The chairs are a grey leather with a contemporary round back; the lighting features a triangular shape; on the wall, a unique statement piece from the Lafontsee Gallery in Grand Rapids.
