The Bathroom of the Future Beyond Utilitarian The bathroom is no longer just a place to get your business done. It has become a place to escape from business and the constant connection of the modern lifestyle. Pandemic lockdowns highlighted the outdated layouts and strictly utilitarian functions of bathrooms for many homeowners. With an increased focus on privacy, long-term safety, and self-care, many bathroom layouts are ripe for remodeling. Homeowners are often adding multiple ensuite baths to their plans as part of a new construction or remodel. These provide privacy for weekend guests, aging parents, and boomerang children. The increased number of residential bathrooms parallels expanded features in these spaces. Many features previously labeled as luxury touches are now becoming standard. Bathrooms are becoming elevated spaces that provide wellness and accessibility to various ages and needs. Floating vanities, free-standing soaking tubs, and whole-wall shower systems populate design magazines and Instagram feeds for good reason. These elements are not only high style but can also be low maintenance. Ideal for small spaces, floating vanities allow the room to expand as the floor flows below them visually. Installing dimmable undercabinet lighting can add drama and safety. Free-standing soaking tubs can be a beautiful feature in a larger bathroom. Unlike built-in tubs or spas, free-standing tubs allow for clearance and access on all sides. What needs to be cleaned is easily seen and addressed quickly. Some free-standing tubs are combined with shower systems into full wet rooms with single-slope drains on the floor. These wet rooms keep steam and water centralized for a spa experience. Their larger spaces increase accessibility for those with limited physical abilities or children needing assistance. Many wet rooms and showers also feature walls paneled in full-sheet porcelain. Wide, fullheight panels eliminate the need to clean grout lines. High-definition printing on the panels enables flawless replication of luxury stone without the expense it typically brings. These panels are easily combined with barrier-free shower pans that are flush to the floor from companies like Silestone. They can also be paired with traditional tile to create a seamless look and expand the feeling of the space.

make large spaces easier to clean. Many fixture makers are also now creating grab bars to complement their lines. Essential for safety at any age, grab bars require blocking behind the wall. Planning ahead ensures they are there when needed and stylish when they are not. Even toilets are getting a post-pandemic makeover. Whether driven by a shortage of paper products or an increased interest in personal hygiene, the bidet is fast becoming a bathroom essential. Bidet seats are discrete and easy to install, provided there is an outlet in proximity to the toilet. Many feature heated seats, lighting for midnight trips, and standard hygiene functions. The cost of remodeling a bathroom can often seem disproportionate to its size, but that's no reason to feel like corners. Our bathrooms are the first space we experience in the morning and the last before we close our day. I encourage you to look beyond the utility of the room. Select products that encourage wellness, enhance self-care, and ease maintenance. Work with a design professional to create an environment that takes advantage of modern features and accommodates long-term use. This way, your investment is enjoyable now and far into the future. THE TASTE OF HOME

Kickoff Cravings with MVP-Level Appetizers Before the end zone dances and sideline celebrations, settling in for a winning game day experience starts with delicious foods. Whether your football parties take place at home, in the backyard or right outside the stadium, kicking it off with savory appetizers can get the crowd on its feet. Keep your game plan simple this season and light up the scoreboard with fan favorites like dips and wings. These versions are both easy to prepare and can be enjoyed fresh or made in advance and kept warm or reheated to energize your fellow diehards. Powering up for a successful game day starts with a pregame spread, and no tailgate or homegate is complete without a spicy dip that brings the heat. This Game Day Buffalo Chicken Dip is a perfect solution for firing up your crowd as it requires little preparation so you save precious time before kickoff. Whether you bake shortly before the game begins or make it ahead of time for a parking lot party, simply keep it warm and serve with chips or veggie sticks for a quick, shareable appetizer.

8 | ISSUE FIVE 2023

GAME DAY BUFFALO CHICKEN DIP Servings: 3-4 2 cups shredded chicken 8 ounces cream cheese 1/2 cup sour cream 1 1/2 cups sharp cheddar cheese, plus additional for topping, 1/2 teaspoon onion powder 1/2 teaspoon garlic powder 1 heavy pinch dried dill 1/2 cup hot sauce 2 green onions, chopped blue cheese crumbles tortilla chips vegetable sticks Heat oven to 400 F. In bowl, mix shredded chicken, cream cheese, sour cream, 1 1/2 cups shredded cheese, onion powder, garlic powder and dried dill until combined. Add hot sauce; mix until combined. Transfer mixture from bowl to oven-safe dish. Top with additional shredded cheese, to taste. Bake until cheese is melted, approximately 15 minutes. Top with blue cheese crumbles and chopped green onion. Serve warm with chips and vegetable sticks.

One of the best ways to take tailgating to the next level this season is by making healthier versions of classic game day fare. For example, you can be the MVP of your game day gathering with a delicious, hallof-fame-worthy appetizer. Call an audible by using fresh, easy and healthy ingredients to make it better for you and score extra points with family and friends. This Game Day Taco Dip takes fan-favorite flavors – beef, refried beans, salsa, guacamole, sour cream, cheese, tomatoes and black olives – and adds a twist with the Fresh Express Butter Supreme Salad kit. This tasty, colorful blend of green butter lettuce, red butter lettuce, radicchio and baby chard is available in the refrigerated produce department and is perfect for creating healthier versions of beloved tailgating dips, snacks, finger foods and more.

Skip the silverware at your next homegate and dive right in with a fan favorite that requires just your hands and a heap of napkins: wings. Whether you pick through your pieces or clean each wing to the bone, these Game Day Chicken Wings are perfect for eaters of all types. A simple flour-based coating keeps the recipe easy to make and baking in the oven means you can skip the messy fryer or firing up the grill. Cook until crispy then corral your party’s favorite dipping sauces from ranch and blue cheese to barbecue and more. Once your spread is served, it’s time to sit back and enjoy the game.

GAME DAY CHICKEN WINGS TOTAL TIME: 50 MINUTES SERVINGS: 4 1/2 cup butter, cubed 1/3 cup flour 2 teaspoons paprika 1 teaspoon garlic powder 1 teaspoon salt 1 teaspoon black pepper 10 chicken wingettes, thawed dipping sauces (optional) fresh parsley (optional) Preheat oven to 425 F. Line baking sheet with foil. Arrange butter cubes on foil. In medium bowl, combine flour, paprika, garlic powder, salt and pepper. Coat both sides of wings in flour mixture then evenly space among butter cubes on baking sheet. Bake wings 30 minutes. GAME DAY TACO DIP SERVINGS: 12 1 pound ground beef 1 package (1 ounce) taco seasoning 1/4 cup water 2 tablespoons minced cilantro 1 can (16 ounces) refried beans, zesty salsa flavor 1 jar (16 ounces) thick and chunky salsa, medium or hot 2 cups guacamole 1/2 cup sour cream 3 packages (5 ounces each) Fresh Express Butter Supreme 1 1/2 cups shredded sharp cheddar cheese 1 cup tomatoes, chopped 1 can (2 1/4 ounces) sliced black olives, drained 1 package (14 ounces) tortilla chips In skillet over medium-high heat, cook beef 5 minutes, or until no longer pink. Sprinkle with taco seasoning; mix well. Add water; cook 2 minutes, or until water is absorbed. Transfer to bowl; cool to room temperature. Add cilantro; mix well. In 9-inch pie plate, evenly spread refried beans; top with seasoned ground beef and salsa. Add spoonfuls of guacamole across top of salsa then carefully spread to smooth. Place sour cream in small resealable bag; cut off corner. Pipe sour cream to create football shape on guacamole. Put pie plate in center of large tray. Arrange salad blend around pie plate. Top with cheddar cheese, tomatoes and olives. Serve with tortilla chips.

Turn wings over and bake 15 minutes, or until crispy and fully cooked. Serve with dipping sauces and sprinkle with fresh parsley, if desired. ❂

CONSIDERATIONS FOR YOUR FINANCIAL FUTURE

Tips to Prepare for Retirement When You Don’t Have Kids Many people build their retirement and estate plans around their children and grandchildren. Everything from where they live, to how they spend their time and money, to the legacy they want to leave behind is considered through the prism of their role as parents and grandparents. For those without kids and grandkids, a different formula may apply as these individuals may have more financial freedom and flexibility as they enter retirement and beyond. But they still need to be as vigilant – if not more – about planning for their later years. If this describes your situation, read on for tips to help you navigate the many decisions that factor into retirement and estate planning. • PRIORITIZE SAVING FOR RETIREMENT Since you’re not facing the costs for childcare and educational institutions, consider doubling-down on saving for retirement. You have the potential to spend decades in retirement pursuing your hobbies and goals. Calculate what it will take for you to live the lifestyle you want and compare it to your current savings. Create a plan to save the difference. Contribute as much as you can to your workplace savings plan, if you have one, and consider building up Roth IRA savings to help create a source of income that is potentially tax-free in retirement. • RECOGNIZE YOUR LONG-TERM CARE CHALLENGES Long-term care can be a challenge for anyone as they age, and there’s added complexity in situations where you may not be able to rely on family members to step in. Regardless of your situation, make it a priority to decide how you will manage healthcare costs in retirement. Medical expenses continue to rise, so it’s important to have adequate savings and insurance coverage. Explore your options through Medicare and your current or former employer and consider if longterm care insurance would benefit you.Additionally, consider researching caregiving options and long-term care facilities in your area so that you are familiar with the choices if you need them down the road. • PREPARE FOR MEDICAL CARE Before you experience a significant medical event – which can happen at any time – make sure to have an advanced directive, also known as a living will, in place. This document lets your spouse, extended family and friends know your preferences for treatment and gives you the opportunity to designate a healthcare power of attorney, who will be empowered to make decisions on your behalf if necessary. • HAVE FINANCIAL DECISION-MAKERS IN PLACE It’s also important to designate a spouse, friend, extended family member or professional to look out for your financial interests if you become incapacitated. Draw up documents to name a durable power of attorney to oversee your financial matters if you are unable to, including legal and tax matters. Keep in mind that choosing someone to help watch out for you does not mean you have to share your full financial situation and account numbers. Rather, a common approach is to share enough information so that the contact can step in, should a situation arise where you need help making financial decisions.

10 | ISSUE FIVE 2023

• PLAN YOUR LEGACY With no direct heirs in line to inherit your estate, you will want to consider what you’d like your legacy to be – including how your assets should be distributed upon your death. You may choose to leave your estate to any combination of family members, friends, charities, education institutions, or other causes that are important to you. Creating or updating your will is one of the best ways to articulate your wishes. Also consider using trusts, which sometimes allow more flexibility than a will, to help you meet specific legacy goals. Consult with a financial advisor, attorney and tax legal professional to develop a comprehensive legacy strategy that suits your ultimate goals.❂

The Importance of Working with a Kitchen Designer Making the most of your investment The kitchen is an important space when it comes to the functionality and design aesthetic of a home. It is the place where today’s family spends much of its time. In an open concept home, the kitchen also can make or break the design of the entire main living area. Money spent on a beautiful, functional kitchen pays itself back in daily efficiency and overall home value. In Remodeling Magazine’s 2022 Cost vs. Value report, the national average for a midrange major kitchen remodel is $80,809 and an upscale major kitchen remodel is $158,015. The quality of finishes, size of a space, and extent of a remodel can send the price north of $200,000. Key takeaway: when it comes to a newly built home or a renovation, a significant portion of the budget is going to be spent on the kitchen. A kitchen designer will maximize the investment potential, in both form and function. While other professionals can manage the project, hiring a kitchen designer to oversee it is best. Kitchens are complex spaces and kitchen designers have the experience and training others may not. They specialize in cabinetry and know their products extensively. This means they are not only familiar with the finishes and styles available, but they also know how to configure the products to create the optimal layout for a client’s specific needs. They understand how appliances and cabinetry fit together and how to overcome plumbing and electrical challenges that a design may present. Most importantly, a kitchen designer marries excellent design with functionality welltailored to a client’s needs. Here is what working with a kitchen design professional looks like: • On-site consultation: This initial meeting with the kitchen designer takes place in the home for a renovation project or in the office with new-build blueprints. An excellent designer helps a client look at their kitchens with intentionality, suggesting ideas the homeowner may not have considered. The main objective at this meeting is to understand the project goals, a client’s personal style preference and lifestyle, as well as gather dimensions necessary to move into the next step of the process. • Preliminary drawings: The information gathered at the consultation helps form the initial sketch of the kitchen. Layout changes, special features and initial concepts are roughed in to confirm understanding of a client’s needs. This 12 | ISSUE FIVE 2023

sketch reflects a client’s vision paired with professional design recommendations and begins the transformation of ideas into a finished product. • 3-D renderings and finish selection: Next, threedimensional renderings are created to help a client fully envision their dream space, choose finish options, and customize details. These renderings bring a space to life before the construction begins so a client can really feel what it will be like to be in the kitchen. The kitchen designer applies their knowledge of interior design and the latest products and trends to create a functional and aesthetically pleasing space. • Trade management: Kitchen designers recommend and manage reliable tradespeople to minimize project stressors. They coordinate with all necessary trades to assemble precise pricing and project scheduling per design scope. Their depth of kitchen design knowledge minimizes budget surprises. It also ensures flawless project execution because of their unique ability to work closely with the tradespeople. • Project execution to completion: A professional kitchen designer is the problem solver, minimizing stress and maximizing enjoyment for the

client as the project is executed. They manage the trades, budget, and schedule throughout the project. The kitchen designer ensures the final product beautifully reflects the main project goals and exceeds client satisfaction. At TruKitchens, we are uniquely equipped to manage every aspect of a kitchen project. Our experienced kitchen designers and in-house team of installers minimize project management stress so our clients can simply enjoy the design process. We are positioned to create stunning spaces through our thoughtfully curated custom cabinetry lines and other design products. Our love of creativity, depth of knowledge, and emphasis on functionality helps our clients create their dream kitchens. Afterall, daily life thrives at the intersection of beauty and function. ❂ Brent Weesies Senior Designer, TruKitchens 616.957.1969 hello@trukitchens.com trukitchens.com

Best of SPRING

2023 PART TWO

THREE MORE FABULOUS homes captured attention on the spring Parade and it’s easy to see why. From extraordinary to uniquely custom, these homes were favorites due to the talented teams of builders, architects, designers and the best suppliers in the business. It’s true: West Michigan is blessed with an abundance of talent in the building industry and these three homes are examples through and through. If you want it, need it, or even dream it, it can happen.

H Honey Creek Avenue is a seven mile

stretch of Kent County roadway with a history. It begins in the south at the village of Ada near the confluence of the Grand and Thornapple Rivers. This general area was first frequented by the Hopewell mound building Native Americans as early as 300 BC only to be later replaced by the Ottawa and Chippewa Tribes. Rix Robinson, the first European settler in Kent County, established himself on this spot in 1821 as a liaison between the Native Americans and Europeans at his American Fur Company Trading Post. The trail to the north followed the path of least resistance along what now is Honey Creek Avenue. The track traversed its namesake, designated trout stream Honey Creek, which meanders to the west joining the Grand River near current Chief Hazy Cloud Park. The footway continued to the north to the Village of Cannonsburg which dates back to 1842. Cannonsburg was named in tribute to early developer Legrand Cannon of New York, who, in return, donated a cannon engraved with his name. That very cannon stands today partially hidden at the corner of Honey Creek and Cannonsburg Road across from the historic Honey Creek Inn. A mere mile or so south of the monument is a 14-acre parcel that has remained essentially untouched since those earlier times featuring natural wetlands, fens, steep hills, upland hardwood forests and abundant wildlife. Henry Westerhuis, owner of RENDR Custom Homes, realized the property's potential and was interested in this land as it went on and off the market. New clients of his were looking to move back home to this area to be near their tight knit family, so Westerhuis, after a bit of investigating, was able to broker a deal for the tract. The immediate goal was to build the “House on Honey” as a forever home for his clients, Ellie and Weston. The easy going Westerhuis, who’s known to tell a joke or two, was involved in the building trade his entire life first working for his father. He later progressed to doing multiple renovations, even building his personal home. After graduating with a BBA from Davenport University, he joined Corporate America as a Global Trade

Compliance Analyst for Amway. The job essentially entailed problem solving, finding savings in projects that could be allocated elsewhere, ensuring the company was getting the most bang for its buck. He remained in this capacity, honing his interpersonal skills of team collaboration and project management, as well as his attention to details and the inevitable bottom line for nearly four years. Wanting more, Westerhuis combined his yen for building and budget with these aforementioned collaborative skills when he took a calculated risk and established RENDR Custom Homes In 2018.

Proprietors Katie Lyons-Church of MODRN GR and Henry Westerhuis of RENDR.

“My ultimate goal was, and still is, to build homes in which we could see ourselves living comfortably,” said Westerhuis. “One that immediately welcomes you at the entry feeling warm and cozy.” Parade of Homes visitor feedback confirmed this during the 2023 spring tour. “Every project we build is customer specific, and we feel fortunate to be part of building client’s forever homes. We take great pride in that.” In 2018, Westerhuis was introduced to designer Katie Lyons-Church, Owner and Principal Designer of MODRN GR, on a job site by a mutual friend. After partnering on multiple proj-

ects, they realized they not only worked well together, but were both hungry to grow their fledgling businesses. A decision was made to combine forces with the mutual goal of impacting as many clients as possible providing construction, interior design, cabinetry, countertops, flooring and furnishing services. While MODRN GR plays a part in all RENDR projects, they also collaborate with other builders and even DIY customers to create designs and source materials. “Watching Katie work with customer’s ‘light bulb’ ideas is amazing,” said Westerhuis. “Usually Katie’s additional insights spark more creativity. These may not be final decisions, but through her process, our clients become very excited about these collaborative creations. Even ‘crazy’ ideas are not discounted, if feasible, we make it happen.” Lyons-Church also grew up in West Michigan working locally for Aimco in residential and commercial real estate for eight years. After going to school for Business, she worked for D&K Engineered Construction, Inc. specializing in commercial construction. After relocating to Omaha, Nebraska, with her husband, she worked for Aerotech Employment Agency staffing positions while growing in construction

knowledge and taking an interest in the design world. After four years, Katie returned to the Grand Rapids area working once again at D&K learning the accounting and financing side of the business and assisting clients. Breaking out on her own, Lyons-Church opened a furniture and home accessory store in the Fulton/East Grand Rapids Area establishing her creative brand while working with customers looking to decorate their local condominiums and apartments, offering a curated selection of furniture and unique home accessories. Her business grew quickly through word of mouth, leading to an expansion of design services, and business connections were made with local, young builders who wanted to grow, like Henry Westerhuis. “Henry and I were on similar paths, and we immediately hit it off working side by side which developed into a long term business relationship,” said Katie. “Both of us truly love getting to know people and understanding their home goals. Henry is genuine in his approach, taking on both small and big projects. He loves the challenge of a reno or a complete build.” Henry, given his business background, has a knack of creatively finding savings within the budget,

20 | ISSUE FIVE 2023

using those funds for additional upgrades. Henry’s logic is balanced by Katie’s creativity. After the land purchase, the seven month journey began; the “House on Honey” turned from a dream into reality. The first step in the formal process was to meet with Wayne Visbeen of Visbeen Architects to share their collective vision. Westerhuis shared, “Wayne is a wizard with a pen, we sat with him for 5 minutes and the plan began to take shape. Within a half hour he had a rough final plan.” He added, “Our subs love the detailed efficiency of Wayne’s prints; his drawings are easy to work with, and there are few questions during the construction process.” Katie agreed, “Visbeen designs are lovely. Wayne communicates well and listens to the construction team and customers. Wayne gets the final plans back quickly; his timeliness allows us to get the project started at once. Wayne is laid back and able to adjust plans in real time to solve any issues that arise.” Wayne Visbeen, a designer of nearly 2,300 homes over the past 30 years, with clients such as Martha Stewart and Steph Curry, acknowl-

edged, “The initial two to three hour meeting is the hallmark and selling point of what we do. Before the client hires me, we go through a live design process of absorbing their vision along with the price point and sketch live, transferring what they want onto paper. I have no ego, the goal is to make the client feel that they are the designers. Some potential clients in the past have thought this was a hoax, but that’s what makes us unique. I loved working with this young couple, and they enjoyed the process.” Visbeen continued, “Ellie has a great interior sense of centering the space. By working the sight lines, keeping the special features in line, gives a feeling of peace. It seems natural but is just good design.” The owners concurred, “Working with Wayne was a wonderful experience. He has the natural ability to blend form and function into each space that is truly a visual representation of our out of doors lifestyle. Wayne created a warm, inviting environment for us to raise our family and entertain.” Through collaboration of the extended team, it was decided the 2,841 square foot home was to be truly unique. While it can’t be shoehorned into any one particular architectural style, the

goal was to make it earthy, organic and modern. “A good design starts with knowing the customers on the front end. We agreed we didn’t want to lean too far to any design. We included a little bit of everything,” said Katie. The eclectic mix gelled into a cohesive, custom home. While there are some modern features on the exterior such as the black color, metal shed roofs and huge windows, there are traditional old world influences as well. The high gables, board and batten siding, rock face limestone, circular aggregate driveway, Carriage House and a random rock landscaping wall give an English Manor House vibe. The attention to detail is obvious. The prominent central stone chimney is crowned with a copper Bell Roof shroud created by the owner’s coppersmith relative. One exterior feature that prompted plenty of discussion during the Parade of Homes, was the use of a see through breezeway connecting the home to the three stall garage. While aesthetically pleasing, it was a functional, purposeful request by the owners who wanted easy access to the secluded property. Their extended family lives nearby and hosting outdoor parties by a backyard firepit and walking the property trails will be part of their routine. So, instead of hav-

ing guests track in and out through the home, the breezeway will act as practical means of ingress and egress to the back acreage. One of the early challenges in the build was site placement. Given the parcel’s wet lands and proximity of the road, complying with codes only gave them five feet of wiggle room. The envelope was so impacted by the steep slope, ten Cosmopolitan Home Grand Rapids | 21

feet of soil was cut down and removed to allow the grade to sink gently away from the road. Doing so allowed the home to be privately nestled down in a glade, while still being perched as a walkout on the remaining slope overlooking the scenic marsh. One specific requirement of the design on this secluded acreage was to bring the outdoor in and the indoor out. The Fond du Lock Buechel English fieldstone fireplace in the main living area is not only a cohesive extension of the bricked front elevation exterior wall, but it also ties in with the rock faced walls on both the sides and rear exterior detail on the home. The same treatment is used on the deck’s massive outdoor fireplace and chimney that serves double duty as a dramatic feature wall on the exterior and a warming area for cold season gatherings on the covered deck. This fireplace is flanked by open views of the woods. Along with the masonry, massive windows on the front and back of the home allow dramatic unobstructed views of the surrounding, forested landscape, blending with the potted plants that dot the interior decor. The floor-to-ceiling windows also backlight a soaring, multi-story, open staircase. The plan was to make it grand with six-foot-wide French White Oak treads, wooden handrails with black metal balusters and a custom box newel post.

Conveniently included within the pantry are a dishwasher, sink and icemaker set in a horseshoe configuration with lower white cabinets and open corner shelving bracketing a window. To achieve symmetry, huge pantry cabinets for kitchen storage were added. The backsplash is tastefully done with warm, organic tile that mimics the exterior stonework.

The laundry is a masterpiece in itself. A relaxing feel is achieved through a vaulted ceiling with white beams, lovely Urban Bronze cabinetry, Mid Greige walls and open wooden shelving.

The primary bath is a relaxing oasis-like environment showcasing a glassed wet room with a large shower and soak tub. The immaculate glass wall, from Vos Glass, gives a luxurious and spacious feel to the room. A double vanity with natural wood cabinetry adds warmth as does the heated tile floor. Fixtures, hardware and lighting are done in mixed metals. OPPOSITE PAGE: The primary bedroom is light and airy and built to scale to include an ARHaus artisan-built cabinet that is not only exquisite but also functional for tucking away everyday essentials. 24 | ISSUE FIVE 2023

The challenge was to ensure it was kept to a compatible scale with the rest of the interior features. Ellie confirmed, “It was important to us to incorporate the character and charm of a farmhouse all while keeping that organic, transitional flair. One of my favorite features is the morning sunlight that floods the stairwell. The grandness of it speaks for itself, but the warmth and timeless aesthetic of the space is the true centerpiece of our home.” “Ellie and Weston have this incredible piece of land that drops down from Honey Creek,” said Visbeen. “We wanted it to feel welcoming with encapsulating intimacy. Yet we wanted an open feeling with a big blasting view of the woods from the entry. The stairway was the linchpin of the design, flooding light from the front of the home and providing the experience of incredible views of the outdoors.” The stairway landing on the main level is adjacent to the kitchen. The engineered Duchateau hardwood flooring runs throughout and coordinates nicely with the hue of Pure White on the custom cabinetry and the Cashew stained hickory island that seats three. To continue the organic feel of the outdoors, all surfaces are capped with a Soapstone color quartz. The house is consistently appointed with a variety of metals in the hardware, fixtures, and lighting elements. farmhouse design. A glass door off the kitchen allows for direct access to the private, covered outdoor enclave with that prominent brick fireplace focal point. To keep things balanced in the kitchen, one wall features separate cabinet faced refrigerator and freezer that anchor the walk through to the pantry. Once again, scale was considered in making the pantry a perfect size for food prep and after meal cleanup. Simply closing the door allows a gathering to seamlessly continue. Conveniently included within are an icemaker, sink and dishwasher set in a horseshoe configuration with lower white cabinets and open corner shelving bracketing the window. To achieve symmetry, huge pantry cabinets for kitchen storage were added. The backsplash is tastefully done with warm, organic tile that mimics the exterior stonework. Adding to the entire level’s warm, inviting feel are textured rugs and wall hung tapestry. Dramatically placed between the kitchen and gathering area is a massive Restoration Hardware dining table topped with reclaimed slabs of barnwood with industrial brackets and lower bracing. The owners located the piece in Ohio, and it complements the variety of existing wood tones. The adjacent cozy conversation area features a vaulted ceiling with dark wooden beams that defines the space. A wall of windows and the aforementioned fireplace complete the scheme.

A passage alongside the fireplace leads to the primary suite. The primary is light and airy built to scale to include an ARHaus artisan-built cabinet that is not only exquisite but also functional for tucking away everyday essentials. A spacious walk-in closet gives way to one of the crown jewels of the home, the primary bath. The room creates a relaxing oasis-like environment showcasing a glassed wet room with a large shower and soak tub with old world style spigots set in the tiled wall. The bath also features a double vanity with natural wood cabinetry atop heated tile floors. Once again, fixtures, hardware and lighting are done in mixed metals. On the opposite end of the kitchen, a hallway leads off to the breezeway with a powder room, laundry and mudroom. The laundry is a masterpiece in itself. A relaxing feel is achieved through a vaulted ceiling with white beams, lovely Urban Bronze cabinetry, Mid Greige walls and open wooden shelving. From the kitchen, the staircase leads up to the second story kid’s zone. The upper level begins at the landing with a charming reading nook which includes an arched niche with open wooden shelving perfect for books, games and toys. For now, the entire upper level has kid friendly carpet. Two bedrooms bracket a playroom with a full bath completing the layout. The nursery features wood panel wainscoting, while one bedroom has a vertical shiplap on the headboard wall. The shiplap carries into the bath which includes a green tiled tub shower combination. To keep the tub functional for bath time, a floating door on hinges was installed. In the future, a traditional glass door can be refitted as the kids mature. For a custom look, both bedrooms are saturated with color as walls and trim are done in monochromatic scheme. Two floors down, the lower walkout level remains a blank canvas. The owners can grow into the current home while planning a layout that will meet their needs down the road, especially for their children, giving them the tools to age in place. We treat all of our clients with respect and enjoy transforming their dreams into reality.” “During the last year or so, we’ve been trying to work with young, upstart builders,” Visbeen divulged. “We found Henry who’s a goldmine in facilitating the price point for his clients. In a budget-conscious home, he gives a lot of ‘wows’ in special treatments and details.” The owners conclude, “Henry and Katie are both very detail oriented individuals, and with so many facets to a home build, it was reassuring that even the most mundane details were taken care of down to the paint sheen that works for the natural lighting of the space. RENDR Custom Homes exceeded our expectations and our vision without compromising on aesthetics or quality. The entire team treated us as one of their own.” Ellie and Weston, supported by this talented team of professionals, have created a spot to build their own family history, turning the House on Honey into their home, becoming part of the timeless lore of the Honey Creek Trail. ❂

GAME ON!

One of the most memorable new builds from this past spring is a project that captured our attention for all it has to offer ... what it offers right now and, what it could be in the future. Built by Lown Homes, it is currently being utilized as a “Family Activity Building” but, this custom residence checks a lot of boxes for many lifestyle scenarios. Designed by Dixon Architecture, this unique modern two-story with rural America aesthetics includes a full basketball/volleyball court, weight room, kitchen/entertainment area as well as two bedrooms, a full bathroom and a half bathroom. What is most intriguing, however, is that Dixon’s design includes an option to convert the “building” into a five-bedroom, four-and-a-halfbath home and still retain a half court gym.

Currently, the large 75- by 40-foot gymnasium includes 8-foot fans and LED gym lights and offers the optimal space for active lifestyles all year long: full-court basketball, volleyball, pickleball, tennis and a full baseball batting cage. Construction of the gym was unique in that it includes 26-foot tall walls that span 75-feet and are 12-inches thick. Beautiful maple was used for the gym floor and gives the space a crisp yet deluxe feel. A glass overhead door offers convenience and flexibility to the space. Not only does the door provide great access for future gym equipment and other large items, it provides natural light and on nice days can be opened for fresh air flow. Adjacent to the gym is an optimally placed workout space that will the keep athletes strong and conditioned year-’round.

EXTERIOR A masterful composition of materials on the exterior features exquisite workmanship by Frontjes Painting and includes Hardi board primed with Sherwin Williams Loxon xp and top coated with Sherwin Emerald rain refresh exterior paint in color Amherst Gray. The richly stained natural cypress wood was finished with a Benjamin Moore Arbor coat. The interplay between the deep gray fiber cement siding and vertical wood siding creates a visual symphony of textures and tones.

LANDSCAPING Rooks Landscaping complemented the homes naturalistic surroundings while enhancing its modernistic elements. Not only an attractive addition to the home’s architecture, this landscape is beneficial to the enviroment: native perennials that are pollinator friendly throughout the summer and fall were utilized. There is also a planned, native wildflower meadow surrounding the property — the interface between the natural and the kept. The wildflowers will go to seed in the fall and winter giving non-migratory birds another food source.

Another glass overhead door is found off the main floor entertainment room and again floods the space with natural light and is a fun design element. Both the entertainment space and kitchen area overlook the gym, creating the ideal environment when hosting sporting activities. A multi-level, open steel staircase features white oak treads and gives a posh, industrial feel to the entire home. The modest kitchen features maple hardwood cabinets custom built by Lown Homes. An inviting green creates an eye-catching space while stone countertops offer a luxurious feel. Lown Homes also designed and built an 18-foot “floating counter” out of white oak that offers the ideal spot to watch what’s happening in the gym below. White oak engineered flooring under foot is a beautiful complement to the main living areas as well as a resilient choice for the “activity” abode. The home’s exterior is a masterful composition of materials, featuring Hardi board in an elegant Amherst Grey hue as its primary canvas complemented by richly stained natural cypress wood. The interplay between the deep gray fiber cement siding and vertical wood siding creates a visual symphony of textures and tones.

FLOORING The beautiful flooring, from Rivershores Hardwood Flooring, is from The Riviera Collection, a custom line of engineered European white oak wood flooring. The line showcases the natural characteristics of the wood with light wire brushing and authentic natural color variation to provide an exclusive look for the home.

GYM VIEWS Lown Homes designed and built an 18-foot floating counter out of white oak with seating that overlooks the gym area from the kitchen. A weight/workout room with ping pong table opens to the gym, another great spot for keeping an eye on what’s happening on the court. Drawing inspiration from the Midwest Gothic style, the home's design embraces asymmetrical framing, invoking a sense of experimentation. It is a harmonious blend of traditional and contemporary, expertly capturing the essence of rural America while offering all the comforts of modern living. The thoughtful landscaping, by Rooks Landscaping, complements the homes naturalistic surroundings yet enhances the modernistic elements as well. As always, a Rooks landscape is not only an attractive addition to a home’s architecture but is also beneficial to the enviroment on many levels. This project includes native perennials that are pollinator friendly throughout the summer and into fall for honey bees and native bees, butterflies and humming birds — pollinators in general. With the current trouble many of these creatures are facing, pollinator-friendly plants are a significant contribution to include in landscaping. “If people plant the things that [bees] need for pollen, that’s really important,” said Rooks Landscaping owner Tom Rooks. “We try to promote these gardens. People should know that bees on flowers are completely non aggressive, they won’t protect the flower, they only protect their hive,”said Rooks. “You can even pet a bumble bee on a flower, they’ll let you or they’ll just fly away.” There is also a planned, native wildflower meadow surrounding the property. “This creates order with the crisp edges of the lawn against the loose look of the wildflowers,” said Rooks. “It’s the interface between the natural and the kept.” And, the wildflowers will go to seed so in the fall and winter the non-migratory birds have another food source.

Cosmopolitan Home Grand Rapids | 37

To complement the modern appeal of the home, some of Rooks’ arrangements have a contemporary feel. “We did a straight row of Columnar Hornbeams to give structure,” said Rooks. “This makes a straight line within the naturalistic sight.” Rows of ornamental grasses around the sides and back of the building standout in the white chipped stone that also emphasizes the modern aspects of the design. Lown Homes started over a decade ago when Josh Lown and Jeremy Frost joined forces in 2012. But, it was nearly 50 years ago when craftsmanship and carpentry were manifested in the DNA at Lown Homes as Josh’s dad, Tom Lown, started working in the building industry. When Josh was old enough, he started in the trade, working with Tom and eventually branched off on his own. Today, Tom Lown is still executing his craft and enjoys working with his son at Lown Homes, bringing his years of experience and building knowledge. The company now thrives with a team of four partners as Josh and Jeremy also brought in Bill Payne and Tyler VanderHoff. Josh and Tyler are more construction focused while Jeremy and Bill concentrate on operations and business development. Add in their crew of experienced carpenters and it’s the ideal balance that is proving to be a great formula for success.

STAIRCASE The open, steel staircase was custom designed and built by Lown Homes. Solid butcher block white oak treads, custom finished by Rivershores Hardwood Flooring, match the home’s wood flooring to a tee.

“These relationships are important because in this industry you will come across challenges. The key is how you navigate and partner with suppliers to overcome those challenges.”

“We do all our own framing, siding and trim carpentry,” said Josh. “This allows us to maintain quality and ensures that we are building an LH quality product.” Lown Homes is also proud of the incredible suppliers that they have been building chemistry with for years. “We have worked with many suppliers that are household names and we work with some that we know and trust that run under the radar,” said Jeremy. “Relationships and trust matter — it takes years to build a high level. These relationships are important because in this industry you will come across challenges. The key is how you navigate and partner with suppliers to overcome those challenges.” Lown Homes takes a very hands on approach to the entire process. They like to be involved from

This floor provides uniform performance, great ball response and superior shock absorption. It is made from 1st-grade maple, beautiful charcoal stained keys and coated with a clear water-based finish.

the conceptual start with the architect and designer. “We also review site selection and considerations with owners to help them find their dream property, and one that can be effectively built on!” said Josh. Lown Homes always has an architect involved and has worked with many in the area. They also suggest that their clients work with an interior designer and are able to provide these services or work directly with the homeowners. For this featured project, the owners worked with LH directly for interior design. LH works with customers to make selections, design specifications and material specifications prior to pricing out a project. “It’s very involved from all parties on the front end,” said Jeremy. “This produces a better end product and more alignment between owner and LH.” During construction LH focuses on communication with their customers. They have an internal process at LH called LEEP (Lown Exceeding Expectations Process). You will find it on their team’s shirts on the job sites, it’s on their internal communications, and is talked about regularly during the build process. “We encourage our entire team to always be thinking about how we can exceed the customers’ expectations!” said Tyler. When it’s all said and done, the end result of a LH home is the obvious outcome of everything that goes into it, from the planning to the execution to the LEEP. It takes the right team and LH has it — game on! ❂ RESOURCE INDEX BUILDER Lown Homes ARCHITECT Dixon Architecture APPLIANCES Gerrit’s Appliance FLOORING Rivershores GARAGE DOORS Zylstra Door GLASS/MIRRORS Vos Glass SPORTS FLOOR Floor Care Concepts LANDSCAPING Rooks Landscaping PAINTER Frontjes Painting WATER CONDITIONING Bayes Water Treatment

JOY

TEXT BY LYNN MARWOOD PHOTOS BY LIFE ON EARTH PRODUCTIONS & NEXTDOOR PHOTOS

Modern homes are distinguished by clean lines and wide open floor plans. The design is very thoughtful, clutter is non existent and intentional choices are evident — only things that spark joy. This new build by Livingston Homes epitomizes this manner. It exemplifies the characteristics of modern, contemporary design and every space is a mood enhancer. The large windows and open floorplan allow each space to be flooded with natural light, illuminating the beautiful finishes and sculptural furnishings. The design is very much connected to nature yet still feels sleek and timeless. The attention to detail is apparent, as it always is with a Livingston Home. Livingston Homes owner, Ryan Livingston, has been in the building trade for 20 years. A decision he made in college that led to his first loan to build a spec home. From that point on, he’s been going strong, growing his team and his prospects. And, it is his team that he values tremendously in this industry. The suppliers and contractors go back many years with Livingston Homes, assuring there is quality and respect with every project. Another big part of the Livingston Homes team is that it’s an enjoyable process and work environment. Building solid relationships is of the utmost importance.

The home’s striking exterior features a range of materials that add depth and interest. “I didn’t want the house to feel like one massive wall of color,” said Livingston Homes interior designer, Carie Lokers. “So I broke it up by the different planes into these masses of varying colors and textures.” Stone and wood are balanced with architectural panels and tall linear windows that emphasize the home’s vertical lines. The central stone tower anchors the design that is book-ended by the clean, white panels. Accents of black on the windows, front door and fascia enhance the details while the wood siding adds color and warmth. The oversized, Mahogany Pivot front door welcomes guests into the home, a statement door and a great introduction to the elegance inside.

The layout keeps the spaces separate but not removed from everything — mingling is easy here.

The living room is a welcoming space that is anchored by a beautiful fireplace with a Black Pearl polished granite hearth that appears to float across a modern, modular pattern of walnut paneling. Within the paneling are two hidden doors that house storage of AV equipment as well as games, blankets, and other items. An asymmetrical black mantel complements the design and ties in with other black elements throughout the open space.

EXTERIOR STONE The home’s striking exterior features a range of materials that add depth and interest. The unique stone, from Belden, is made of pozzolan, a pure, natural pumice found in icons like the Colosseum. Its strength is also displayed in its beauty, showcasing breathtaking color, texture, and style. The stone and wood are balanced with architectural panels and tall linear windows that emphasize the home’s vertical lines.

The kitchen is an immediate attention grabber with the large, central island topped with Cambria quartz in Skara Brae with waterfall edges. It’s easy to see why this stone was one of the first interior selections made with its bold veins that plunge in various directions with subtle tributaries interspersed throughout. So striking, the stone drove the cabinet color selections and really, the overall design evolution of the entire project. The perimeter countertops are Envi quartz in the color Albatros, another beautiful choice with a less prominent veining. The white oak cabinetry features a Coriander stain with the island, accent cabinets and range hood in matte black. The adjoining dining room takes on an elegance of its own with its black-beamed ceiling in a modern design surrounding a distinctive light fixture. The black envokes drama and adds prominence to the beams while maintaining the black-accent theme that is found throughout the home. The fluted design of the glass chandelier above creates a warm illumination that is cozy and inviting. The engineered, white oak flooring also complements the bold design and flows throughout the main and upper levels. Friends and family love to gather at this home and it’s easy to see why.
