BUILD,DESIGN,RENOVATE If you’re considering building a new custom home or taking on an extensive renovation, you’re in the right place. But, choosing the right builder to partner with through the homebuilding or renovating process may be more difficult than you think. Taking the time to find your right match in a builder will be time well spent. The following tips might lean you in the best direction: REFERRALS, REVIEWS AND REFERENCES The best way to evaluate your builder is to see their work. Ask to visit with past customers, check with new homeowners, or visit with local suppliers working with the builder. When checking references, ask questions that reflect their work quality, integrity, and competence. COFFEE DATE Spend time with the builder getting to know their personality and work style. The construction process requires a great deal of clear and accurate communication. Be sure you can develop a sense of trust with your builder and mutual respect for one another. CHECK CREDENTIALS Does the builder hold the right insurance and credentials needed to obtain the necessary permits and financing? There are some insurances, such as “dwelling in progress,” that can be obtained by either the builder or homeowner; be clear on who will provide the insurance needed. CHECK CALENDARS Can the builder meet your timeline for starting and completing the construction? Busy, more seasoned builders often schedule home builds months in advance. It is important to align start and anticipated finish dates, taking into consideration weather and other factors that can delay progress. CONTRACT CLARITY Contracts between a builder and a homeowner may include stipulations for financing or other areas. Keep in mind other entities may have different criteria or details. For instance, a builder may ask for a higher percent down than your financing contract allows.To avoid contract confusion, it is best to review the contract with others that may be impacted by the details. MEET THE TEAM Building a house takes teamwork between the builder, the architect, the designer, sub-contractors, and you. Before finalizing your builder selection, find time for the team to meet and discuss any of your “unknowns.” Is the person you are negotiating with the same person who will be on-site managing the project? It is important to meet and know the person who will be responsible for building your home.

Building is something he has known his entire life, from childhood memories of visiting his dad’s job sites, to working in the family business, to finally starting a construction company with his brother. “I got my start very young in the commercial construction world through my dad's company,Visser Brothers,” said Visser. “I worked summers for him for years.And then, when I decided to get married, I went into the residential world. He keeps his prices reasonable by doing a lot of plat development; taking a large parcel of land, dividing it into 30 to 40 lots, creating the infrastructure, such as roads, etc., then building all the homes within the subdivision. THE SMART OF THE HOME TECHNOLOGY IS EVERYWHERE, and the “smart kitchen” is an evolving aspect of design. In fact, many of today’s kitchens are built “smart” from the ground up.Technology integrated kitchens are on the increase as homeowners are excited to relish the benefits of new and interesting technologies. A refrigerator can now alert you when contents are running low. Who wouldn’t want a coffee maker that can be programmed to have your coffee ready right when you wake up. There is also a gadget that monitors your eggs, letting you know which ones are past delicious freshness. Have an older kitchen? Don’t fret. Sensors, smart gadgets and other devices can be added to existing kitchen features allowing everyone to enjoy these modern day conveniences. As far as appearance choices, one of the hottest trends for 2018 is gray-toned appliances in a dark brushed metal finish. Stainless steel has dominated the market for ... what seems like forever, so seeing a different finish hit the scene is not surprising. The age-old tradition of buying appliances in matching suites is no longer the norm. It’s becoming more common to find a vintage-inspired appliance design added in the mix. In fact, homeowners seem willing to experiment with a wider range of tones and finishes around the kitchen these days, selecting exactly what they want for both look and function. The inclusion of induction cook-tops with separate, single wall ovens is now common place in newer kitchens.This trend can be more expensive than commercial ranges and often takes up more space. But, as always, aesthetics is what’s important. Another change in the oven world is the rising demand for steam ovens. Fast becoming the new “must-have” appliance, steam ovens cook food faster, retain more nutrients and flavor than conventional ovens, and keep your meals juicy and delicious, making a dried-out roast a thing of the past. If you’re limited on passage space, consider getting another hot trend: a French Door wall oven. MAKE YOUR HOME SMARTER It used to be that internet meant high-tech. Now, especially with the Internet of Things, it means easier access to entertainment and home security. Home automation is now a consideration when remodeling as WiFi can be used to connect affordable, easy-to-install smoke and carbon monoxide detectors. These safety tools can be accessed from any smartphone or device, and should be considered when remodeling. Many of these smart devices, including thermostats and lighting fixtures, can support an energy-efficient home by allowing you to adjust the temperature or turn off lights, directly from your smartphone. DESIGN WITH ACCESSIBILITY IN MIND Getting older may not be fun, but universal design can help support accessibility. However, accessible

EXPRESS YOURSELF WITH TILE While materials like stone and granite remain popular, additional trends for kitchen and bath remodels include textured tile and patterns in all shapes and textures. Changing tile in a kitchen or bathroom can add visual interest and be an easy way to express your personality. PERSONALIZE WITH COLOR Design trends continue to revolve around color. Color options range from the deep, saturated tones of ruby, emerald and sapphire to a soft and delicate palette of pastels. Whether you prefer strong, bold, intense colors or are looking for a more neutral palette, there is a hue to fit your style. Color can be used on everything including cabinetry, walls even including the “fifth wall,” or ceiling, to appliances, tile and furnishings. The options are nearly limitless. Good design doesn’t have to be a fad. Today’s

MATERIAL MATTERS THE MOST ESSENTIAL COMPONENT of the kitchen and bath: the countertop — it’s where all the action takes place. But, even more than that, the countertop is the base of these rooms’ style. It sets the tone and feel of the space. Because of this, it matters exponentially what material, finish and design is chosen.The countertop trends for 2018 focus heavily on color, texture and material. It should come as no surprise that quartz is still number one in the kitchen, as it is extremely versatile in most designs, will last a lifetime, is a breeze to maintain and is anti-microbial. When quartz first came into the countertop market, the main obstacle was the lack of variety with colors and finishes. But, thanks to technology, manufacturers have provided an extensive range of colors and realistic stone patterns to choose from. We’re now seeing quartz finished with elaborate swirls and large veining to imitate other materials such as marble and other natural stones. By adding these interesting swirled patterns into the slabs, a new quartz countertop offers yet another way to give some creative personality to a kitchen or bath design. Layering texture and pattern is a crucial element in any good design. Countertops are game here as well. Honed and leather surfaces are on the rise and can be applied to many different materials including granite, marble, and quartz. These finishes have the durability needed in the kitchen but give a drastically different look to the space. A polished finish is still very desirable but there are advantages to the aforementioned options. A honed finish is a matte finish with little to no shine.The overall look will vary depending on the stone type, but it should have a low sheen and a smooth surface. Honed finishes work well with marble, since it’s lack of shine conceals any flaws or scratch marks more readily. A leathered finish is a newer style of treatment and has become more popular in recent years. It has a soft sheen that is less glossy than a polished finish and offers a different feel to the touch. The leather finish retains the stone’s natural color giving it a more sophisticated look than honed. It also hides fingerprints and water spots which is very appealing. Finally, another must option for adding warmth to your kitchen space is a wood countertop. Salvaged wood, butcher block and species with lovely grains are showing up in every style kitchen but the key here is just in one spot or “station.” The beauty of a wood countertop is that a little adds a lot.

ORGANIC AND COZY AS WE FORGE OUR WAY THROUGH THIS DIGITAL, technological, and fast-paced world, we are finding it increasingly desirable to make our homes a haven of organic coziness. Technology offers tremendous ease of living in the home but, surrounding ourselves with a more natural aesthetic offers a more relaxing retreat, reminding us of a simpler, more authentic life. Nostalgia also adds to this comfort experience and opens the door to share a little more of our personalities in our home design. So far 2018 is shaping up to be a year of earthy materials with hints of nostalgia for ease of relaxation. Raw, natural materials are becoming the go-to vibe for the “cozy space” trend. Room dividers, reading nooks, and various other small spaces will find their way back into all types of homes, allowing us to unwind and relax. These spaces are ideal sanctuaries for reflection and rest. When done right and surrounded in natural elements, these spaces will be hard to leave. Wood paneling continues to be on the design radar but, not the 1960s version that most homeowners immediately take down when renovating. Today’s wood paneling trend is being used for an accent wall instead of completely surrounding a room. Wood, in all finishes, whether clear stain or in its natural form, is being chosen to create sophisticated, sleek walls of interest. That being said, we need to remain considerate of shiplap. Shiplap is a natural material, it is textured, it has historical appeal and, the fact that it has to be installed by hand gives it a personal, craftsmanship feel.
