CONSIDERATIONS FOR YOUR FINANCIAL FUTURE
Paying Off Your Home Mortgage Is an early payoff right for you?
Many people who carry a home mortgage dream of the day when they will no longer face the burden of a monthly house bill. They want the financial freedom – and the satisfaction – of owning their home outright. Does that mean you should make paying off your mortgage early a priority? The answer depends on your circumstances and goals. One question you should ask yourself is, “Would the money you spend on your home loan be better spent on or invested in another financial opportunity?” GETTING A DIFFERENT PERSPECTIVE ON DEBT Reducing debt as early as possible could help you avoid costly interest rate charges.You may have experience with this principle if you’ve eliminated credit card debt or a car loan.While your home mortgage is a type of debt, the same concept may not apply. In certain instances, staying true to your repayment terms may be best for your financial situation for these reasons: • The interest rates on mortgages tend to be more reasonable than other types of credit, and the terms often provide more certainty (30-year fixed rate mortgage). • The interest you pay can potentially be deducted from your taxes. This deduction makes a mortgage much more cost-efficient on an after-tax basis than most other forms of debt. If mortgage interest is part of your tax strategy, consider if you’ll be able to itemize deductions once you own your home outright. On the other hand, the earlier you pay off your loan, the longer you could have the opportunity to invest the money each month. This additional investment could help you achieve a more secure financial future.To see if investing may make sense, compare your interest rate to what you could reasonably expect to earn in market returns. FACTORING IN TIME As you evaluate your situation, you should consider the time you expect to stay in your home and how close you are to retirement. Those who are approaching retirement or are already retired may prefer to be done with the monthly expense of a mortgage. Since this is also a stage in life when your investment approach may be

more conservative, the tradeoff of reducing your balance rather than investing may not be as significant. Those who are in this position may want to consider if accelerating payments today would help reduce housing expenses in retirement. The same is true for those who plan to stay in their homes for a long time. Reducing your loan may be appealing if it results in years of living without a house bill. Younger homeowners should explore methods of accelerating their mortgage pay down. Among the strategies to consider are contributing more money each month, refinancing your mortgage over a shorter term (i.e., a 15-year mortgage instead of a 30-year one) or occasionally making a larger, lump sum payment to reduce the balance. CONSIDERING THE EMOTIONAL SIDE Deciding if you should carry a home mortgage is not only a rational decision, but an emotional one as well. Your home is where you raise your family, create memories and return to each day. How important is it for you to know that you will own your home free and clear? Recipe courtesy of Megan Gundy Prep time: 15 minutes Cook time: 15 minutes Servings: 4 Dressing: 1 cup plain Greek yogurt 1/3 cup buttermilk, plus additional (optional) 1 tablespoon fresh-squeezed lime juice, plus additional (optional) 3 tablespoons chopped cilantro 2 tablespoons taco seasoning Salad: 2 pounds boneless, skinless chicken breasts 2 tablespoons taco seasoning 2 tablespoons olive oil 1 head leaf lettuce, chopped 1 avocado, chopped into bite- sized pieces 1 cup black beans, drained and rinsed 1 cup corn 1 pint grape or cherry tomatoes, chopped 1 cup shredded cheese (Monterey Jack or Mexican )tortilla strips or crushed tortilla chips, for topping
To make dressing: In small bowl, stir yogurt, buttermilk, lime juice, cilantro and taco seasoning until combined. Taste and adjust lime juice and cilantro as needed. If dressing is too thick, add buttermilk 1 teaspoon at a time until desired consistency is reached. Refrigerate until ready to serve.
ROASTED RED PEPPER AND PESTO GRILLED CHEESE SANDWICHES Recipe courtesy of Katie Serbinski Prep time: 5 minutes Cook time: 10 minutes Servings: 2
To make salad: Season chicken on both sides with taco seasoning. Heat large skillet over medium-high heat and add olive oil. Add chicken to pan and cook on both sides until outside is golden brown and chicken is cooked through. Remove to cutting board and slice into strips.
4 slices French or Italian bread 3 tablespoons prepared pesto 2 large roasted red peppers 4 slices mozzarella cheese 2 tablespoons butter, softened
On large platter, heap chopped lettuce. Sprinkle chicken over top.Add avocado, beans, corn, tomatoes and shredded cheese. Drizzle dressing on top and sprinkle with tortilla strips or crushed tortilla chips.
Preheat skillet or grill pan over medium-low heat. Spread insides of bread slices evenly with pesto. Stack red peppers and mozzarella cheese. Spread outer sides of bread with softened butter and grill until toasted and cheese is melted, about 5 minutes per side. Rest 1 minute before cutting.
SUSTAINABLE FRITTATA Recipe courtesy of Jenn Fillenworth Prep time: 5 minutes Cook time: 20 minutes Servings: 8 12 eggs, beaten 1/4 cup whole milk, half and half or heavy cream 1/2 teaspoon salt 2 cups shredded cheese, any variety 3 cups assorted cooked vegetables and pre-cooked meats fresh herbs, for garnish (optional) Preheat oven to 450 F. Preheat cast-iron pan or oven-safe skillet over medium heat. In large bowl, mix eggs, milk and salt then add shredded cheese. Add cooked vegetables and meats to pan to reheat. Once vegetables have softened, add egg mixture to pan and scramble. Let sit over medium heat 1 minute. Carefully transfer to oven and bake 10-15 minutes. Frittata is done when eggs have set. Gun Lake is known for its slightly symmetrical halves forming a butterfly shape; a fitting setting for this home that spans a peninsula capturing sunrise and sunset views.

Designed and built by Tim Schollaart of Your Homes, LLC, with the interior design expertise of his wife, Erika, this home merges much of what they have learned since they created their first family home together almost 20 years ago. Although Erika’s full-time job is rearing their three active young sons, this husband-wife team joined forces and wore all the hats to bring this project to completion. They are quite comfortable with each other and complementary of the skills each brings to the relationship. “Maybe it’s because we’re both left-handed,” Tim laughs,
“but we enjoy the creative side of this process and Erika is very talented at interior design.” This is certainly not their first rodeo as over time they have built several together, but the plan was for this to become a legacy home for their family. “We definitely put heart and soul and a great deal of thought into the planning process knowing generations of our family would live here,” explained Erika. “Tim has been summering at this lake since he was a teenager and he has deep connections here. When the property became available, we knew it was time to build our forever family home.”
A timeless, traditional-style exterior complements the surrounding mature trees. A combination of vinyl lap siding and LP SmartSide®, offer maintenance-free protection against hail, wind, moisture, fungal decay, bugs and woodpeckers. Rooks Landscaping was the first contractor on the site, which allowed them full access to the lot. Rooks was able to protect the existing oaks that are at least 75 years old by nestling the home within that space. The trees provide a beautiful canopy. The front door opens directly into the kitchen. This informal entry works well to set the tone, inviting friends and family to help themselves to relaxing cottage life. There is immediate access to a coffee bar and separate beverage refrigerator. OPPOSITE PAGE: The versatile mudroom area which serves as a hard-working hub for the home is accessed by the breezeway door or from the rear lake side. This Lshaped wing handles sand and wet garments with durable luxury vinyl plank floors, loads of wall hooks, a built-in bench, a walk-in storage closet, the laundry room, and a half bath.

Tim was genetically programmed for the trade by his father, a talented woodworker and trim carpenter who contributed his skill on much of this home’s custom cabinetry. Tim learned construction from the ground up, starting at the age of five sweeping floors at his dad’s work sites. As he worked his way through different roles, he fell in love with the contracting side of building houses, thriving on pulling together all the various moving parts and focusing on the quality and details that complete a project flawlessly.

Approached from the road, the house unfolds into two distinct wings connected by a breezeway that provides easy lake access for better traffic flow between the front and back yard. “We intentionally wanted a detached garage,” stated Tim. “We wanted it to look more like a carriage house and that gap allowed us to add windows along the side of the house bringing in more natural light.” Lake-living storage is critical, and the 48-footdeep garage has overhead door access from each
end and is spacious enough for all the beach toys and seasonal equipment. The heated garage has a vaulted ceiling so basketball can continue inside during inclement weather and Tim has a workbench on which he can flex his building skills. The couple chose a timeless, traditional-style home exterior so it appears to have existed underneath the mature wooded trees for some time … and will continue to do so. Tim selected a combination of vinyl lap siding and LP SmartSide®, an engineered wood product that looks and feels like real wood but offers maintenance-free protection against hail, wind, moisture, fungal decay, bugs and woodpeckers.
A large HanStone quartz island from Granite Pro Inc. centers the kitchen area with beautiful cabinetry custom built on site. The clean lines of the white subway tile backsplash are uninterrupted by outlets as Schollaart’s attention-to-detail is to tuck them out of view. The kitchen windows look out over the front porch toward the eastern water view across the peninsula, capturing morning sunrises. The kitchen, dining room, and living room flow together for easy entertaining and all benefit from the lake view.

To execute their vision of cottage living, they chose Scott Ullery, a talented designer at Rooks Landscaping. “We were the first contractor on site which gave us much-needed full access to the lot,” explained Scott. “We were able to protect existing oaks that were at least 75 years old and by nestling the home within that space, the trees created a beautiful canopy and added to the sense that the home was established. “We always look at the style of the home and then that leads the direction of the landscaping design,” explained Scott. “Cottage and lakeside living should be as maintenance-free as possible, so the street-side approach is stone mulch with easy-care plantings and evergreens providing privacy screening between neighbors.”

An inviting neutral palette is warmed with distinct patterns and textures that are artfully repeated throughout the home for a comfortable, cohesive feel. The reclaimed wood flooring is actually waterproof, luxury vinyl planks from Village Interiors and provides easy-maintenance. Four-panel sliders open onto the 3-season porch, allowing for unobstructed views of the lake. A cedar ceiling and cement floors frame the space. The gas log burning fireplace has a limestone hearth and is surrounded by Buechel natural stone veneer. The porch header holds roll-down sun shades for days when a break is needed from the sun. 18 | summer 2021

Erika wanted a more traditional farmhouse sink and faucet, but integrated on-trend mixed metal design accents which was actually a compromise between her and Tim. She wanted to use more aged brass hardware and light fixtures and he liked the look of polished nickel, so a happy medium was reached. It was important to Erika to situate the kitchen windows looking out the front porch toward the other water view across the peninsula capturing the morning sunrise. The kitchen, dining room, and living room flow together for easy entertaining. This includes rattan furniture and accent pieces; woven lighting fixtures that cast intriguing patterns on the ceiling; and a distinctive chevron pattern used on the stair carpeting and subtly integrated into the custom built-in cabinetry by Tim. Four-panel sliders open onto the 3-season porch. A cedar ceiling and cement floors frame the space. “We wanted to offset the porch’s screen doors so there was an unobstructed view from the kitchen to the lake,” said Erika. Tim noted, “On the porch, we wanted a large opening so we could leave the doors open when the bugs weren’t out and we didn’t want the traffic interference of a swinging door. We used soft-close metal doors to achieve the look and function we wanted.”
The final wing of the main floor unfurls into the owner’s suite, an oasis with lake views and plentiful natural light. The owner bath includes rustic white oak cabinetry from West Michigan Kitchen Studio while radiant heat keeps the floor tile toasty underfoot. Upstairs, the three sons contributed in the selection process to their individual bedrooms around a predominant navy color scheme. One son liked the more graphic appeal of Serena & Lily wallpaper which ties into the home’s chevron accents. Bucking the current trend of black metal staircase spindles, Erika worked with a metal fabricator to create a softer look complemented by custom white oak newel posts and handrails. The tall ceiling and its unique angle is highlighted with shiplap and a woven rope chandelier. Cosmopolitan Home Grand Rapids | 21

Tim used rustic white oak to add warmth to the bathroom custom cabinetry while radiant heat keeps the floor tile comfortably toasty underfoot. Another compromise was reached between Erika’s preference for the clean, fresh look of white tile; while Tim appreciates the function and maintenance of slightly darker grout. Bucking the current trend of black metal staircase spindles, Erika worked with the metal fabricator to create a softer look complemented by Tim’s custom white oak newel posts and handrails. Working with tall ceilings, she highlighted the unique angle of the roof using shiplap and a woven rope chandelier. The lower level is a retreat to entertainment. The kids can play a rousing game of ping-pong or rough-house with reckless abandon on the bean bag chairs while playing video games or enjoying a movie. Adults can work up a sweat in the exercise room or opt for a traditional Finnish sauna experience. Working with Finnleo, an industry specialist located in Minnesota, Tim provided the room dimensions and ordered a custom-cut and engineered sauna complete with LED-backed benches and WiFi thermostats that he assembled on-site.

Gun Lake is the main focus of the home and Rooks Landscaping developed about 95 percent of the site’s shoreline with extensive retaining walls in tiers to accommodate an 8-foot elevation drop down to the water. Grasses and groundcover, like flowering sedum, were used and in time will climb over the walls to soften all the hardscape edges.

as their lot sits on higher ground. Adults can work up a sweat in the exercise room or opt for a traditional Finnish sauna experience. Working with Finnleo, an industry specialist located in Minnesota, Tim provided the room dimensions and ordered a custom-cut and engineered sauna complete with LED-backed benches and WiFi thermostats that he assembled on-site. The boys can play a rousing game of ping-pong or rough-house with reckless abandon on the bean bag chairs while playing video games or enjoying a movie. Tim was inspired to incorporate Erika’s chevron theme into the beautiful custom cabinetry. When the sun is shining, however, it’s time to head outside. “Tim and Erika knew what they wanted,” said Scott. “They just needed Rooks to pull all their ideas together and make it function and flow together as they hoped. We used grasses and groundcover like flowering sedum that in time will climb over the walls to soften all the hardscape edges.” As the outdoor entertaining areas took shape, their scale increased. “There was a tremendous amount of sleeving involved in this project,” shared Scott. “Sleeving is piping under the grass and walkways to accommodate all the irrigation, electrical, and sound system wiring that makes those areas fully functional.” With forethought and planning, lakeside entertaining is now complete with lighting, water faucets, and surround sound music zones.

n San Lucia Avenue in East Grand Rapids, a classically glamorous home now graces the beloved neighborhood. The team that created this sometimes glitzy, sometimes conventional house worked in tandem to create a custom home that exuded the residents' penchant for open living spaces, surprising details, and unique material choices. Its larger than life presence doesn't skimp on the extras, yet invites you in for a casual visit in any of its specialized spaces.

John Becker, owner of Becker & Sanders LLC, completed the build. “That house is total custom," said Becker, including the cabinets and the unique elliptical stairway (more on that later). Though he noted that his style is “More modern than anything," his team is no stranger to traditional projects.
COMING HOME Becker has worked with both the homeowners, Sears Architects and interior designer Carly Visser in the past, and noted that the team was a "Good match all around." The team was assembled after owner Lauren Warner identified the original property as the perfect location for her and her husband's next custom build. Right next door to her brother (who happens to live in her childhood home) and just down the road from her mother, Warner sought an opportunity to return to the neighborhood where she grew up. “[I have] always loved East Grand Rapids,” said Warner. And after completing two custom built homes, most recently in Ada, “We wanted something different.” So when the property next door to her brother was listed for sale, “I immediately called my husband and said, “Let's look at this lot.”
The kitchen exemplifies open concept living, and is visible from almost every angle on the main floor. The space features two substantial islands topped with beautiful Quartz. Pops of glamour are seen everywhere including the twin, hanging light fixtures above the second island that feature a gold sputnik bulbs encased in a clean black cage.
The Warners purchased the lot and initially planned on renovating the existing home. However, after touring the structure with the couple, Becker noted: “It's built like Fort Knox, but it's going to need a lot of help inside.” Ultimately, the couple decided to raze the home in favor of a brand new structure. “We were able to start with a blank slate and get the house that we wanted,” said Warner.

TRADITIONAL AND MODERN That blank slate was designed by the team at Sears Architects, including owner Robert Sears and Adam Ohlman. "They knew that our firm does a lot of work in EGR and throughout West Michigan," said Sears. "...and they knew that our work is historically and traditionally based." Sears and his team developed a 5,300 square-foot home with a finished basement, and an expansive, open floor plan for the ground floor. The exterior design was inspired by French provincial styles, with a stone face and stucco siding. "We really wanted it to have a traditional feel," said Sears, who also added swooping eaves and historic bracket details throughout the exterior. Despite this traditional first impression, there's no doubt that a modern family resides here. Sears added that the "House lives well for the family," because it includes numerous public spaces for family members to gather. These include the kitchen, breakfast area, living room and the fourseason sunroom toward the back of the home.

terrace in the backyard, and French doors opening onto the breakfast nook — accomplish an intimacy with outdoor spaces. "That outdoor space was super important to them," said Sears, who understood the Warner's desire to frequently host neighboring family members. A bevy of windows on the back of the house also demonstrate the home's accessibility to extended family and friends. Warner noted that this sunroom is one of her favorite spaces, one that incorporates both traditional elements — classic brickwork — and modern twists — the family's very own pizza oven by Terrace Precast in Holland, Mich. "It doesn't matter how messed up the pizza is...it still tastes good," she teased. Spaces to work their culinary magic are abundant in the Warner family's home, with a main kitchen and a butler's pantry, in addition to the beloved pizza oven. This scullery, tucked away on the main floor, allows for limitless entertaining and getting messy with experimental cooking projects. Warner noted that her daughter likes to cook and bake, and this specialized room — complete with a countertop in Statuario Roma Quartz by Dwyer ‚ is a frequented destination for her and her friends. "They can mess that up as much as possible and

it doesn't effect the main kitchen...that was a feature that I really loved," she said. The main kitchen exemplifies open concept living, and is visible from almost every angle on the main floor. The neighboring upper cabinetry in bright white further highlights this feature, while the lower island cabinetry matches the color in Sherwin Williams Tricorn Black. Interior Designer Carly Visser also noted that the seamless surface created by the uninterrupted countertop and backsplash in Statuario Roma Quartz by Dwyer enhance the kitchen's modern appeal. “The kitchen has a unique feature as well...the quartz countertop actually runs up the wall and creates the back splash,” she said. HINTS OF GLAMOUR Elements such as these exude Visser's approach to the home's interior design — a style that she has dubbed “modern classic glam.” She noted that Warner “likes clean lines. The homeowners' tile choices also allowed for a bit of fun and experimentation. In the main floor powder room, gold and black hexagonal tile coordinates with a black vanity and gold light fixtures. In the owner bathroom, 3 by 12 Statuario Honed, Herringbone tile pairs neatly with Straight Set, Statuario Honed, Bull Nose Piece tile in the walk-in shower and also flows effortlessly beneath a large, freestanding tub. Perhaps one of the home's most stunning tile features is tucked away in the lower level kitchen. Paired with ceiling height cabinetry painted in Sherwin Williams Tricorn Black, the backsplash is completed in WOW 6 by 7 mini Hexa Contract Steel. These dark, individual tiles look almost hammered in place, yielding a surprisingly chic industrial look for the lower level’s recreation room and lounge. The Warner's "Loud tile choices," said Visser, "...definitely feed into that glam aspect."

The modern elements of this bathroom give a spalike appeal. The substantial countertop is beautifully contrasted with gold fixtures and the warm wood of the floating vanity.
For less formal moments, the home's lower level encompasses a casual living room, kitchen, and home gym. The lower level kitchen features a striking tile feature paired with ceiling height black cabinetry. The backsplash is completed in mini Hexa Contract Steel tiles. “I kind of gave her free rein,” said Warner about Visser's interior design work. “She knew what I liked and what I needed and just went with it.” For full-on glam, look no further than the home's elliptical staircase, an element that demanded precise mathematics and careful installation. STAIRWAY TO HEAVEN "One of the best features is the stairs," said Warner. Originally designed as a square staircase, she was inspired to switch-up the concept after construction began. "I threw John and his team for a loop," she noted, adding, "It was a process. Thank God for John and his team being very flexible." Sears noted that the generous and softly curving staircase extends from the lower level to the second floor, and serves as “the center of the floor plan.” In addition, with south-facing windows encasing the stairwell, “It gets a whole lot of light,” he added. Becker commented that “It was fun and it's a good showcase of our talent.” With solid wood, rounded treads by Becker and a perfectly fit runner by Prestige Fleetwood in Midnight, “They made that staircase spectacular,” said Warner.

Warner is also a big fan of the dining room, a dark, almost moody escape from the light, bright neutrals in the rest of the home. "I wanted to do something more fun in the dining room, with that space, with the light, she said. "It's more glam in that room...more colorful, yet inviting." With dark walls, select white oak ceiling beams and a sparkly pendant chandelier over the dining room table, Visser effortlessly achieved a chic oasis perfect for dinner parties or formal occasions. FAMILY LIVING For less formal moments, the home's lower level encompasses a casual living room, kitchen, and home gym. “The entire lower level is a space where the kids can go down and play and be out of the parents' hair,” said Sears. Unlike the majority of the home, which is finished with luxury vinyl plank flooring, this level is carpeted for floor-sitting comfort. Complete with a popcorn machine, the lowest level has something for everyone. “We love to sit down there for family movie nights,” noted Warner. And despite delays due to the pandemic, Warner was beyond pleased with the teamwork and results of her third custom-built home. "This was a year of learning to be really flexible and laughing throughout the process,” she said. “John and his team did everything he could to get us into our house when we needed to get in.” A traditional yet modern house with both classic and glamorous styling, this home on San Lucia fits seamlessly into the fabric of the neighborhood while providing a welcoming atmosphere for family and friends. ❂

Homeowners Mario and Lidia Piccione had a high level of involvement in the entire process. With three children, the Picciones wanted a home that was comfortable and intimate enough for family life but would also meet their needs for entertaining, both large groups and small. The exceptional floor plan, with its high regard to outdoor living, fits the bill and lives like a dream, giving them everything they wanted and then some. “Our clients are always involved but Lidia and Mario took it to a higher level,” said Nathan Abbott, co-owner of Falcon Custom Homes. “They were great to work with, to bounce ideas off of — the rapport was always comfortable and that kept the ideas flowing.” “It was a collaboration unlike many of homeowner, builder, architect, and designer,” said Wayne Visbeen of Visbeen Architects. “And, even more unusual because Lidia, especially, has a great sense of interiors. She was instrumental in tons of what you see here.” Lidia worked closely with interior designer, Mary Burns, ASID, of Gallery Interiors to achieve a warm, contemporary look, ideal for family life, both immediate and extended. "They have a large family that is very close — this, in large part, drove the design,” said Burns. The contemporary design with its clean lines, monochromatic color schemes, and extensive windows and glass visually harmonizes with the natural, aged-look of the white oak flooring throughout. The flawless trim work and built-ins showcase the superior workmanship and precision that has become synonymous with Falcon Homes.
When entering through the front door, there is a center core view through the living room. The exterior back wall of Jeldwen windows from Standale Lumber is wider than the room itself allowing for a more dynamic view. The room's dual sided fireplace is shared with an intimate conversation space on the alternate side. Visbeen's ability to effortlessly sketch out concepts is an exceptional starting point to all his designs. Ideas become a detailed drawing — an accurate visual of what was, just moments before, being imagined, giving the character and the physicality of what's being discussed.

“From a construction standpoint, we're very particular on symmetry and squareness — things being the same” said Abbott. “The cutting lines have to be perfect … when your eye is looking at it — especially on a contemporary home — it jumps at you even more because of the clean lines.” “This home is a mix — it has a lot of contemporary elements but the textures and colors soften it up and make it warm so it's not sterile or stark,” said Visbeen. “It has a feeling of openness that is not representative of a lot of architecture in West Michigan but, that market is changing and this home is indicative of that.” “It's exactly what we expected,” said Mario. “And that's because Wayne really brought it to life as we were throwing out ideas.” Visbeen's ability to effortlessly sketch out concepts is an exceptional starting point to all his designs. The spoken word becomes a detailed drawing — an accurate visual of what was, just moments before, being imagined. “What I do when I draw live is give the character and the impression and the physicality of what's being discussed,” said Visbeen.
The dual-sided fireplace has a horizontal, low profile that maximizes its linear effect with an extending, black surround and large stone work above. The alternate side of the living room offers a relaxing retreat that leads to the owners' suite or opens to the den through glass sliding doors.

The back wall of windows shares the view of the wooded valley surrounding the home. His and her closets maximize storage and keep wardrobes seasonally organized. The en suite bathroom features heated flooring and a vaulted ceiling. The tile work and large glass-enclosed shower add to the spa-like feel.

The bar features a wall of wine storage that adds visual interest and convenience. “When we have people over, this bar is a great area,” said Mario. “The ladies congregate in the kitchen area but the guys head over here and decide what drink we want.” A large, screened porch takes advantage of the views of the surrounding valley and overlooks the back patio area. From an industry standpoint, outdoor living has become a huge focus of late and this home doesn't disappoint. The back patio is a spectacular space that enables entertaining at its finest. A beautiful canopy of trees frames the landscaping while providing privacy yet allows for plenty of sun throughout the day and stunning sunsets in the evening. “Landscaping and outdoor spacing are often the first things cut because they are last on the list when building a home and there are no resources left,” said Abbott. “We want to have those conversations up front to make sure we do a great job on the outdoor spaces,” said Abbott. “Six to 7 months out of the year, these spaces are used a lot!” Siting the home presented some challenges with consideration to the placement of the outdoor living spaces. points need to be admired from the back patio and porch areas and Falcon Homes mastered the task beautifully. The driveway brings you down a hill to an elegant front elevation featuring sweeping facades with deep overhangs. However, upon entering the home, the view from the rear windows overlooks pristine landscaping surrounded by a lush, wooded valley. “Siting a house is one of my true talents,” said Abbott. “I really have a good feel for it — to be able to get on the lot and know what we have to do. We really balanced this lot well — only needed a couple loads of dirt.” “You have to have a vision for it — Falcon did,” said Visbeen. “Not everyone has that eye. And, some of the best results come from the toughest or trickiest obstacles. This team was able to see the possibilities despite the challenges.” “It's very important to have a good sub contractor base that can pull off the quality and details,” said Abbott. “That level of detail is what Falcon does such a great job with.” The staircase to the upper level is an open and inviting climb, flooded with natural light from the enormous windows that grace the exterior
wall and expose the showpiece chandelier upon arrival in the evening hours. Windows below the landing fill the lower level stair case with significant natural light as well. Extra wide stairs offer a gracious feel. The upper level is dedicated to the family's three children. Three bedrooms with adjoining bathrooms give each child their privacy while an open common space offers a large, comfy sectional for movie viewing and hanging out. A unique step-up, cut out in the wall accesses a kids-only play room that encourages creativity and fun. The space is ideally tucked away so messiness is contained and is conducive to keeping the kids' bedrooms tidy. The staircase chandelier is just a hint to the artistic lighting found throughout the home. Nearly every space is punctuated with the most elegant chandeliers and sophisticated light fixtures, works of art in and of themselves. “Light fixtures are the jewelry of the home — they're the bling — what people notice,” said Burns. “This home shows the importance of these highend selections beautifully.” This family home would not be complete without the efficient design of the back entrance area. Here, lockers keep current day coats and items organized while an enormous walk in closet keeps other necessary items close at hand. A large mud room/ laundry room and an immaculate powder room complete the back area that leads to the heated garage that is really an extension of the house with extra high ceilings and an abundance of organized storage. “If you design a space for everything, it's easier to stay organized in life,” noted Visbeen. This home clearly exemplifies organization at its finest.
