The last 20 months have been a time like no other in our recent history. We were told we had to stay home to stay safe and protect others. So, we’ve all become a little more familiar with our home than perhaps we were prior to March 2020. Home became a place of safety and security – a comfort blanket during uncertain times. However, as we spent more and more time at home we began noticing the parts that were less than perfect, or that didn’t quite feel or look right. So, with time on our hands as a nation we set about a summer of home improvements like never before. Typical years before 2020 Brits spent an average of £40billion a year on home improvements – throughout the pandemic we have spent £110billion so the market has seen a near 300% growth. Trades were still able to work and in light of the increased spending, they have been as

busy as ever. We have been fitting kitchens, revamping bathrooms, creating home office space and redesigning our gardens and outdoor space. There has been a shift in worklife balance and so the home office looks like it is here to stay and making the most of your garden with outside eating areas and spaces to play and relax have become a priority for many. Your home will see you raise your family, share good times with friends and family and make memories that will last a lifetime, so it is important to get it right and make the most of it. In this edition of Your Home you will find great articles and features as well as a selection of local businesses who can help turn your vision into reality. We hope that Your Home offers some interesting ideas and provides inspiration.

Building AND EXTENSIONS
If you’d like more space at home, you have two options, move to a larger house or extend your existing property. Moving has lots of uncertainties and comes with all the related stress. Will the right property be available? Is the location correct - particularly if you need to be near schools, family and friends. What will your neighbours be like?... the list goes on. So, you might want to think about an extension. Re-modelling your home to fit a growing family or changing lifestyle could mean adding a conservatory, extending your kitchen, or maybe building an extension to create space for additional bedrooms. Whatever your reason for extending, it’s important to follow correct procedures to ensure you end up with the perfect end result. You’ll most likely have an idea of what you’d like, so asking a local builder to come and have a look is the next step. They are the experts and will know all about load-bearing walls, foundations, footings, building regulations and other technical stuff that you don’t know if you’re not in the trade. Your trusted local building firm will also have contacts with associated trades and businesses so should you need an architect or planner they’ll be able to point you in the right direction.
Most building firms will offer a complete project management service so you won’t need to worry about a thing, but, please do remember it’s always your responsibility to ensure the work complies with local planning and building regulations. Be sure to keep up-to-date with progress and keep in regular contact with your builder so that any potential issues or amendments to plans are dealt with at the time and not as a surprise at the end of the project.
An extension is a great way to increase living space at the home you already love. But there is plenty to consider.
Here are some of our top tips: •R un the numbers, how will you finance the work? Keep some contingency back. • Have friends or neighbours had similar work, if so ask their advice. • Find a reliable local builder, ask friends and relatives for recommendations. • Get a detailed quotation from your builder, you do not want any hidden extras! • Ensure any work complies with local planning and building regulations. 7

Kitchens
REJUVENATING YOUR KITCHEN SPACE WITH THE LATEST TRENDS Is your kitchen feeling dull, boring or calling for a freshen up? Are you not sure where to start? Whether your plan is to totally overhaul your space into the ultimate dream kitchen, or to just complete a simple makeover, our handy guide has been specifically designed to showcase 2021’s latest and most popular kitchen trends to help spark inspiration. The role of the kitchen of course goes far beyond preparing your Sunday lunch. Kitchens have changed and adapted over the years to combine the practical with the sociable aspects of busy life. The kitchen has become the main hub of family life, a main, central space to entertain and even a place to relax. It’s no wonder that updating your kitchen to adapt to your family’s lifestyle is a very daunting home improvement decision, and one you need to get right!
MOVE OR IMPROVE? We often think that we’d need to move to achieve the new spacious kitchen of our dreams, but before you phone the estate agents, there are lots of options to turn your vision into reality and stay and improve rather than move on. First, look at the space you already have and think if it’d be possible to knock down a dividing wall to create a light and spacious open-plan layout. Perhaps knocking down
8
Your Home 2021.indd 8
01/11/2021 10:44
the wall in-between your kitchen and dining room to create a spacious kitchendiner? However, remember that it’s vitally important to consult a structural engineer before knocking random walls down! Adding an extension could also be an option to open up your space. Seek advice on how you can achieve this – talk to a local builder, kitchen company or architect who has worked on similar properties in the area. Tell them what you aim to get out of the extension and get advice on factors such as load-bearing walls. Don’t forget to check planning regulations in your area (www. planningportal.co.uk) as well as your local building control. Think about your new design. Are you aiming for a fresh, modern, contemporary look or a traditional, rustic country style? Think about how your new kitchen will fit in with the rest of your home and think about your lifestyle - How do you want the space to work for you and your family? It’s vitally important to consider function as well as design. Where will your white goods live? Could a utility room be incorporated into the plan or are integrated appliances the best solution? It’s important to have a clear plan before you start! Try making a mood board which will help your kitchen designer work towards a finished look which will suit you and your house. Collect cuttings from
“Structural changes are more costly, but a tired, dated kitchen can be replaced for less than £5,000 with a bit of planning and research.” magazines or snippets from the internet; lifestyle magazines and Pinterest are great places to start. Kitchen prices can massively vary, but it doesn’t need to break the bank! Structural changes are more costly, but a tired, dated kitchen can be replaced for less than £5,000 with a bit of planning, research and by getting stuck in with the painting, DIY and smaller jobs yourself! It’s worth getting multiple quotes for potential options and set yourself a realistic budget. Consider how much you can afford and save some extra cash for contingency planning. If you decide to do some building work to transform your kitchen, make sure you all have a clear project plan and timeline, so that you feel prepared every step of the way. If the budget doesn’t stretch to big changes, there’s still loads you can do to make improvements that will have a big impact without breaking the bank.

What’s hot in the world of kitchens?
Kitchens
DARKER COLOURED CABINETS 2021 has seen a sharp rise in people opting for darker cabinet choices such as navy blue or dark green as appose to more contemporary paler designs. Darker cabinets don’t have to mean a bleak, uninviting space… Teamed with a light, bright worktop, bright tiled backsplash and a good plan for lighting, a darker, richer coloured kitchen can really make that statement WOW that you’re looking for!
NATURAL ELEMENTS The demand for natural materials such as wood and stone in kitchens has considerably increased during the pandemic as people crave a more natural, cosy space. Not only does the use of natural materials add warmth, depth and texture to a kitchen space, but the materials are incredibly durable and trend-wise… stand the test of time!
TWO-TONE Two-tone, contrasting finishes are quickly gaining traction to become a hot kitchen favourite. For example, pair a feature wall with contrasted painted cabinets to add depth and a unique spin on kitchen design. You could also link your interior by painting the insides of cupboards and drawers to add an unexpected, complimentary pop of colour to your kitchen design. 11

Make a statement with pendant lighting
BIG IDEAS, LITTLE BUDGET? Inspired to refresh your kitchen but on a tight budget? Here are a few ideas to help spruce up your kitchen without the hefty price tag.
If you prefer to stick with neutral shades for your walls and units, why not add pops of colour through bright blinds, patterned rugs or a boldly coloured kettle or toaster to create a modern look. Open shelving is a popular style choice and can make a kitchen feel less enclosed. Consider opening up the space by replacing some of your wall units with shelves and display your favourite pottery, or collectibles to add personality to the room.
consider adding statement flooring for a striking new look. If an island is not an option, a butcher’s trolley is a smaller, cheaper alternative and provides extra workspace. Online platforms such as Instagram and Pinterest are a great source of ideas for sprucing up your home, with many interior designers and homeowners coming up with creative and affordable ways to make changes, so take a look and steal their style!
If your wooden worktop is looking worn and stained, give it a good sand and restain or oil it. Or consider a new worktop on your existing units to save replacing the entire kitchen. Make a statement with pendant lighting to create a contemporary look that adds warmth to the room. For a simple kitchen refresh, update wall tiles and splashbacks. Don’t be afraid to be adventurous with pattern and colour and 12

Interiors
Considering a new sofa is one of the most important investments you’re likely to make for your home. In the living room, it’s the key piece of furniture. It’s where we relax, eat and drink, entertain family and friends, watch television, read and even sleep, so it makes sense to take the time to invest in one that’s going to last for years to come. Spending more time at home recently has encouraged us to think about comfort, so it might be the ideal time to consider an upgrade or to refresh this important item.
There are five key things to consider before making your choice… 1. TRY BEFORE YOU BUY The average sofa has a seat depth of 60cm which gives plenty of room if you have long legs and allows you to tuck them under if you’re shorter. But seat depths do vary, so always try out different styles to ensure you get good back support. When it comes to seat height, designs are usually between 45cm-50cm high. At the end of the day, it’s not just about the looks, you’re going to be sat on your new sofa a lot, so it has to be comfortable! 2. INVEST IN A GOOD FRAME Spend as much as you can afford on a quality frame and it’ll support you through many years of lounging. A solid, hardwood frame is a good option but beware of particleboard or metal construction. Always opt for a manufacturer who offers at least a two-year guarantee. 3. CHECK THE CUSHIONS What’s inside the sofa is as important as what’s on the outside. Feather-filled cushions are high on comfort and provide that sinkingin feeling but will require regular plumping up. Fibre-filled cushions may lose their shape over time.

4. FOCUS ON FABRIC
Whether you go for a bold statement colour, a print, pattern or a neutral, your choice of upholstery will have a huge impact on your room as sofas are often the main focal point, so choose carefully to ensure it fits with your scheme. It’s particularly important if you have a busy family home or if you have a dog or a cat to choose a fabric that you can spot clean. If this is an issue, it might be worth considering loose covers that you can remove as some of these are washable too.
5. MEASURE UP There’s nothing worse than buying furniture that simply doesn’t fit. Make sure you get out a tape measure and ensure you’re certain of the maximum dimensions that will fit your room. Double, even triple-check your measurements!! Finally, check access for delivery and the dimensions of any doors, stairways and halls that the sofa will have to pass through on its way to your living room. Many sofas are modular in design, so that they can be delivered in sections.

Bathrooms
FABULOUS FIVE 5 of the best bathroom trends
You shouldn’t need planning permission for a small ensuite bath/shower room, but you should apply for building regulations approval from your local council to ensure that drainage, electrics and ventilation comply. Ideally, position the ensuite next to, above or below an existing bathroom to avoid redirecting pipework as this will keep costs down. Talk to a plumber, builder or local bathroom company to get practical advice and be clear on costs from the start. The average bathroom costs between £5,000 and £7,000 and costs can run higher for an ensuite, depending on its location. 1. TILE STYLE Patterned wall and floor tiles are a prominent feature in today’s bathroom design – look out for striking geometric and Moroccan-inspired designs. 2. CLASSY AND BRASSY Brass fixtures and fittings have continued to be a big trend throughout 2021. Copper is also top of the pops on the style chart and creates a stunning, luxury look. 3. BE FREE Freestanding or roll top baths provide the ultimate luxury and are an impressive focal point of a bathroom. Create a spa-like space with a classic or contemporary style.
4. GO BOLD WITH COLOUR A bathroom is one of the few rooms you can be truly bold with your colours. A sumptuous dark blue tile around a bath or shower is striking. Or, be even bolder and tile the whole room in rich tones which can be off-set with brass fittings. 5. WOODEN FINISHES Not a fan of the darker finish? Prefer a more natural feel? Then bring the outside in. Wood has long been established in the rest of the house and it is now becoming more on-trend in bathrooms. Stylish hand-crafted wood brings a sense of peace and tranquillity.

Bathrooms SUITE SUCCESS Bathroom or Boudoir? Create a luxurious oasis of calm in your bathroom Often the smallest room in your house, your bathroom doesn’t necessarily have to be the least luxurious. Check out our hints and tips for latest bathroom trends and how to achieve a bathroom to boast about. Let’s face it, we use the bathroom every single day so creating more than just a functional space will make it a place to unwind, relax and be happy at home. If you think about it, all the best hotels you have stayed in have had a great bathroom – haven’t they? A beautiful bathroom can also sell a house or at least add value to your property, so it’s worth investing in a quality bathroom suite that will stand out from the crowd.
ENSUITE TREAT Splashing out on an ensuite is a little luxury that is highly-sought after in today’s modern home. It’s also a great solution for growing families or if you regularly have guests to stay. Ensuite bathrooms should be at least 1 to 2 metres squared so make sure your master bedroom is big enough to accommodate it.
BATH OR SHOWER? The bath versus shower conundrum is a widely debated dilemma, of course, it is a personal choice – there is no right or wrong! If you love the thought of soaking in a bath perhaps with a glass of something chilled, then don’t ditch the tub in favour of an all singing, all dancing shower cubicle. Measure your space and see if both are possible. A standard bath is around 170cm long but it is possible to buy smaller models. Although a shower enclosure is a popular choice, installing a shower over a bath can work well for smaller spaces. But, beware of over-crowding, that can quickly change the dynamic of your new tranquil space.

Gardens
MAKE THE MOST OF YOUR GARDEN TO MAKE THE MOST OF YOUR HOME
Living where we do in East Anglia, we are fortunate to have one of the driest, warmest and sunniest climates in the UK. With that in mind, it’s little surprise that we’re spending more and more time in our gardens – particularly following what’s happened over the past couple of years. These days, there’s a lot more to a garden than a tidy lawn, some nice flower beds and well-trimmed hedges. Here we look at a few ideas, trends and practical changes you can make that will help you get the most from your very own patch of perfection. There is much to consider when looking at what to do with your outside space. Practical issues such as: Who will be using it,? Do you have children and pets to consider? Would you like a low maintenance garden or are you green fingered? Then, you need to think about likes and dislikes, themes, and colour schemes. It’s also important to consider impact on wildlife. If you choose your planting well, you’ll end up with a wildlife haven. Your garden is a place for you to relax and unwind but for native wildlife, it’s their home. If you have young children and pets, you need to consider their safety. Ponds are an obvious hazard so maybe instead of a large pond dug into the garden, you could opt for a smaller water garden that is located in a container. These work fantastically well and you’ll be surprised how quickly it’s discovered and inhabited by frogs, newts and dragonflies amongst lots of other native creatures. If you have dogs, it’s worth making sure that your garden is secure and well fenced. Your outside space will be your dogs ‘patch’, but
you don’t want them wondering in to next door’s garden. Once you have established who will be in your garden, you can begin to look at all the fun stuff! GARDENS ARE AN EXTENSION OF OUR HOME In recent years, we’ve adopted the European love of al-fresco dining and this has never been more popular than the last couple of years when we’ve spent more time at home. Now we’re able to socialise in greater numbers, is there a better place to gather with family and friends than a beautiful garden? There are lots of garden design companies and landscapers who will be able to offer advice on how to make the most of your garden, whether it’s a small courtyard, or a large empty space. If you have a small area, then neat tricks such as vertical planting will add colour and foliage (as well as wildlife habitat) to your garden without losing too much ground space. Likewise, if you have a large open space, then clever use of different heights and shapes will create an interesting landscape that breaks up the empty space and draws your eye from one feature to the next.

Another idea for a larger space is to plan different zones (shade, dining, playing etc). You know your garden better than anyone, you know where the sun will be at certain times and so you know where you will want a patio, terrace or BBQ area. If you’d like a low maintenance garden, then perhaps you’ll opt to have it entirely hardscaped. Planting in pots and containers will add colour and style whilst eliminating jobs such as mowing grass and weeding. Should you have room, you might like to build a summer house, gazebo or home office. These provide fabulous tranquil spaces to read a book or enjoy a relaxing afternoon cup of tea in your garden, but out of the elements – be it blazing sun or a bit of drizzle.
