y parameters were VERY specific. The search had been persistent and unwavering for around 18 months. Friends were perplexed. Again? Really? They admonished me to make a decision and settle down.

And in the end, I did. Definitely OUTSIDE of the parameters, and I couldn’t be happier.

don’t know...something to do with a re-engineering. And...it had to be the “S” version (Peter, again) because the S had a turbocharged four-cylinder engine and a few performance goodies. Honestly? I didn’t care. As long as the car was cute, dependable, had a killer stereo, and heated leather seats, the engine was not important. And of course, the Caribbean Aqua. Engine details be damned...it’s all about the color for me.
So I already knew the car and the color, and as I researched further, my criteria were further refined by Peter’s expertise. It had to be 2018 or later (per Peter) because...I
and “dealer fees” – is kind of a boring addon. Especially when it adds around $2,000. And then, about 20 months into the search, on a frosty Thursday in March, I found it. In Indianapolis, of all places. An earnest and desperate conversation with the salesman convinced him that I was willing to drive to Indy on Sunday, appear at the dealership when the doors opened on Monday, and close the deal. I would drive back to St. Louis in my little turquoise beauty, quite convinced that paparazzi would be poised on the side of I-70, anxious to capture what was surely the most remarkable car they had ever seen. Around noon on Saturday, the salesman called, apologized, and told me the car was sold. And yes, I learned to provide a deposit next time.
It all began with the sighting of a fabulous Mini Cooper convertible in a delicious shade of turquoise. The car looked like a glam beach vacation on wheels, and I was captivated. Disclaimer: My requirements for the perfect car are quite uncomplicated. I can’t explain the difference between a 4-cylinder manual transmission and a supercharged HEMI V8 (and yes, I had to Google the HEMI reference.). What I DO know is that the former is hard to drive while eating a cheeseburger, and that makes it a non-starter. All I ask is that my car be cute and small. Which, now that I think about it, is all I ask of a new dress. I began to stalk “Caribbean Aqua Metallic” on any auto-focused website I could find. The obsession was soon shared by my friend Peter, a car aficionado who understood (and shared) my dislike for the oh-so-boring Toyota Corolla I was driving. (What can I say? It was the last day of 0% financing at the Toyota dealership, and it was sort of cute on the showroom floor. I would soon discover it is the post-middleage car of choice, and impossible to find on the Target parking lot, because they are EVERYWHERE.)

Frustrated and discouraged, I tried to accept that I would have a Corolla in my garage forever. And then Peter asked me, oh-so-casually, “How do you feel about red?” and mentioned a Mini he had discovered in Iowa. I was prepared to demur, and then I saw the picture. White leather seats? HEATED white leather seats? She wasn’t just cute. She was adorable. (And yes....”it” became “she” in an instant. My love of anthropomophizing also applies to holiday gnomes and – well, anything with googly eyes.) And just for good measure, I ran all of this by Daniel, another car-wizard friend who had held my hand through previous car purchases and was an enthusiastic Mini owner himself. (In his defense, Daniel had NOT been involved in the Toyota purchase and actually found it quite perplexing.)
She rolled off of the flatbed and into my driveway about a week later. Her name is Hayley Rose. Hayley for Hayley Mills, the English actress, and Rose in honor of Gypsy Rose Lee, who frequently had her top down. She sports a handmade, monogrammed red leather key fob.
And the unicorn Mini DID magically appear in my searches now and then – but so often as a teaser. Color? Check. Sound system? Check. Oh, wait. Leatherette upholstery or ugly wheels? Dealbreaker. (It was like Match.com, without the coffee meet-up.) True to its beachy vibe, my obsession was most often discovered in Florida or California, and shipping – like sales tax

s I write about smart homes, I keep having a vivid flashback of the movie Pillow Talk with Doris Day and Rock Hudson. There is a scene in his “bachelor pad” where the stereo turns on, the lights turn off and a few other things happen at the flick of a switch, right from the sofa! While home control and automation has been around awhile, a lot has changed, too.

Settlement is the movement your home experiences when changes in the soil below cause it to no longer be able to support the weight of your home, or parts of it. This can be soil that is drying and shrinking, usually after long droughts; soil that remains wet and softens, usually from heavy rain or flooding where there is poor drainage; or compression of poorly compacted fill soil, often where new building lots are developed.
Even if you haven’t seen changes in your home recently, more settlement may occur. Continuing wet and dry cycles can cause soil changes, and settlement is not over unless steps are taken to fix the problem. SOLUTIONS THAT WORK

ddiction is a huge issue in our society. While most often we think about people being addicted to substances, there are also people who are addicted to negative or destructive behaviors.
Several years ago, I worked with a woman who had a gambling addiction. She came in to see me because she had gambled away her savings, had refinanced her home and gone through the proceeds and had started to dip into the assets of her company. She was desperate. We talked about her feelings that her gambling was jeopardizing her relationship with her family as well as about her life and what was important to her.
Through hypnotic suggestion, I was able to demonstrate to her that her mind could enable her to create changes in her behavior. In one exercise I showed her that the suggestion that her eyes were stuck closed would prevent her from opening them, even though she was awake and could hear me talking. Knowing then that her mind could help her create changes that she didn’t know she could make, I gave her suggestions about being free from the desire and compulsion to gamble. That year she sent me a Christmas card telling me that it was the best Christmas season she had experienced in a long time. I
f you’ve ever watched a time-lapse shot of a perfect rose unfolding, you will have a sense of what it’s like to experience this fascinating and exquisite landscape tucked away in historic Lafayette Square. Entering from the back of the property, it’s a panorama of perfection. Step outside through the French doors of the solarium, though, and you experience these magical spaces as they unfold and beckon — a series of garden “rooms,” each one a botanical daydream come to life. Be aware, however — It’s impossible to resist the invitation.
In every room, a captivating water feature reflects the array of plants, flowers and curated details, enhancing everything with the tranquility of a forest stream. The enchantment begins, quite literally, when you
step outside on to a substantial flat boulder set in the pond. From there, walk to the left or the right, serenaded by gently falling water. There is something to discover with every step. It would be easy to believe that the pond and soothing waterfall were the work of Mother Nature, and the new house and gardens were designed around them. The homeowners, Mark Kalik and his husband Mark Lammert attended the St. Louis Water Garden Society “Pond-ORama” pond tours for many years and they were familiar with Chris’s work. From the first meeting with the designer, they were impressed. “It was wonderful!” Kalik says. “He is astounding at visualizing what the pond will look like, and then he finds the materials to perfectly fit that vision.” Kalik went on to emphasize that Chris incorporated ideas from the couple’s own wish list of water feature must-haves, including a waterfall and a dog beach. (Yes, a dog beach.) Penny, the adorable resident canine, is fond of drinking from her exclusive spot on the beach, and will even share it with a neighborhood bird now and then. But at just 25 pounds and about a foot tall, she isn’t a fan of swimming in the deeper water. Mark says that when they were building their home, the garden was planned along with the house. “Of course, we had to wait until all of the big machinery was gone before we could implement those plans!” he explains. The property’s history was not neglected, and the homeowners actually incorporated the architectural past into their garden.

Lafayette Square is one of the oldest neighborhoods in St. Louis, and was added to the National Register of Historic Places in 1972. Many homes in the neighborhood were destroyed in the “Great Tornado” of 1896, or just demolished through the years as they became unsalvageable, and often the remains of the houses were simply left in the basements and covered. The long-buried bits and pieces of history now have pride of place once again. “I have photos of the garden paths laid out in mulch,” Mark says. “That allowed us to line our new garden beds with foundation stones from the houses that were buried on our lot, uncovered during excavation.” So while their house is new, this garden truly has 19th century “roots.” The angst of planning and construction of the pond and waterfall could have been overwhelming, but Mark says that working with Chris Siewing made the process very smooth. “He did everything he promised and it was all done in a very short time. I think it took seven or eight days, with one rain day and maybe a weekend in between. It was completed on time, and we were very happy with the entire experience.” To the delight of garden, pond, and history
aficionados throughout St. Louis, the Kalik-Lammert gardens have been opened for many occasions, including Master Gardener Program tours, the Missouri Botanical Garden tour, the recent St. Louis Water Garden Society Pond-O-Rama and others. The couple’s own special events, Mark says, include “Dog birthday parties, human birthday parties and retirement celebrations.” And while the expansive pond and waterfall look like they would be high maintenance, he says caring for the water feature is not complex or time-consuming. “The pond is not difficult to take care of! After a couple of weeks of algae growth in the spring, I use a biological system that consists of bacteria and enzymes to take care of it. Once the water lilies come up in warm weather, they block the sunlight to the surface, and that helps reduce algae as well.” For the most part, he avoids chemical algae control products. Every season has its own particular charm in this wonderful space. “Spring is the most exciting time,” he says. “Everything feels so alive and looks beautiful as it greens up, but it’s also a hectic time with cleanup and planting. Spring and summer are always nice. Autumn is when I can slow down and take note of what worked, and
plan for next year.” After a moment, he adds, “But then there’s winter when I get excited by plant catalogs, and I start seeds or raise cuttings under lights. And the garden looks so good after a snowstorm!” Mark and his husband have truly created a garden for four-season enjoyment, except when it’s “ridiculously hot and humid!” In yet another example of how cleverly it’s all been done — the waterfall can be seen and heard from the cool serenity of the sublimely comfortable solarium. (Take THAT, St. Louis summer day!) Future plans for the garden may include a small greenhouse at the back of the property, but as they plan retirement, the couple are also considering a second home. Does Your Home Have Uneven Concrete Surfaces? –WALKS , STEPS , PATIO, POOL DECK OR DRIVEWAY?
T
hese are unsightly and also tripping hazards that could cause injuries.
You may have tilting concrete steps or sidewalks, driveways or patios where a seam has turned into a step, or repeated cracking in sections of concrete slabs. These problems are often the result of a shifting or a weak soil base or erosion.
In the past, contractors relied upon mud jacking or slab jacking to level concrete that had settled over time. This involves pumping concrete slurry under the settled slab to raise it, hoping that the settlement won’t continue.
But that requires large holes in the concrete about the diameter of a soda can. It can take an entire day to cure and the mixture itself is heavy – about 100 pounds per cubic foot, which can lead to further sinking. There is now a great alternative called PolyLEVEL™, which uses a lightweight polyurethane mix that expands to fill the void beneath sunken concrete. This not only results in a solution that lasts longer, but also it looks better because it is less destructive to the applied surface. PolyLEVEL requires a much smaller hole – about the diameter of a penny, cures in 15 minutes and weighs much less – about two pounds per cubic foot. It
lifts concrete slabs to a level position with less weight and disruption than the legacy mud jacking or slab jacking process. The result is a safe, secure and level concrete slab. When planting trees, consider available moisture in the soil, as well as sun and shade. Evergreens and conifers like dry conditions, while river birch, black gum and paw paw trees need more moisture. n old drive-in theater screen greeted us at the outskirts of Milan. The aging screen was built to last, a towering wedge with a silvery face, willing to show the next feature, except for the mature tree growing in front of the screen. At the edge of the road, the theater’s movie marquee stood blank, speechless.

In the midst of all this tumultuous change, in this remote town of less than 2,000 people, with its burgeoning Hispanic population, I found my Coronado. Downtown on the square across from the plain walls of the county courthouse sat Flor de Mexico, a one-stop Mexican grocery store and restaurant. This far north, it’s as authentic as a roadside restaurante on the Baja, right down to the pico de gallo on the table.
Milan (MY lun) joins a platoon of Missouri towns mispronounced by locals. It’s an art form, this stubborn adherence to nonconformist nomenclature. Locals must correct an outsider’s mispronunciations of Hayti, New Madrid and Versailles, which are the right pronunciations everywhere else in the world, but not in Milan, New Madrid, and Versailles, Missouri. Locals aren’t concerned. They don’t think twice about mispronouncing Nevada, La Plata, and Eldorado, all long As. The butchering of names is consistent, and rampant to the point it can be said the majority of Missourians are living a lie. They don’t care. Erifnus rolled into Milan in the shadow of a big Cargill plant. Throughout this tiny hub of agri-commerce were signals Milan has morphed from Anglo to Hispanic. Church and restaurant signs speak Spanish.
The servers spoke halting English. I ordered in halting Spanish. My table faced a picture window framing the ugliest courthouse in America, a gray stone box built in 1938 during the WPA. The spirits of Chief Pontiac and Tatschaga and Black Dog joined my table. Pontiac pointed to a spot where a previous courthouse unearthed a Native American burial mound, using burial stones to build the first jail. My ghostly Native American companions nodded in silent approval of my meal: soft corn tortillas gently fried, overflowing with
cactus and tripe, onions and cilantro, and salsa verde to whet the eyeballs. It’s much closer to their diet than burgers and fries. Now Flor de Mexico has a new name, La Mexicana. And the restaurant’s façade got a makeover. But inside, the food is authentic, crafted by the culinary skill and wisdom passed down through generations. Milan’s new slice of Old Mexico suggests a growing portal for Mexican food lovers in Missouri. As the Hispanic population increases in both urban and rural Missouri, there’s a corresponding healthy growth in the number of authentic Mexican restaurants. Erifnus lets me seek them all. The fabulous Mexican fare along Kansas City’s Southwest Boulevard. And of course the delightful Cherokee Street in Saint Louis, where the restaurants cause me to remember the legendary Arcelia, whose food I first tasted at La Sala downtown. My search began in college, where I stumbled onto the Holy Grail of Mexican food sitting beside the Fort Worth stockyards, in a little white frame house. In the 1970s, diners entered Joe T. Garcia’s through the kitchen, passing Mama Garcia stirring a washtub-sized vat of refried beans. Joe T’s menu offered only one item: a multidish family style presentation that remains the standard by which all Mexican fiestas are measured. I’ve sampled Mexican food from San Antonio to San Jose, from Los Angeles to La Paz, even Manhattan (decent), Detroit (fabulous) and London (don’t bother). Hundreds of Mexican restaurants dot the landscape like culinary cacti, none better than Flor de Mexico, er, La Mexicana, in Milan, Missouri.

He says that prices have beaten inflation by an average of 3% a year over the last century. Timberland is a sustainable asset that can provide returns for centuries. It is less volatile than the stock market and constantly grows in value. And if conditions aren’t right for harvesting your timber in a particular year, you just keep letting it grow, waiting for a more profitable time to sell. fter years of studying the art of handcrafting small batches of premium chocolates across the country as an apprentice chocolatier, Dan Abel Sr. returned to his hometown of St. Louis in 1981 determined to open his own chocolate company.
“It was a tough start,” says Dan Abel, Jr., who now operates the business along with his sister Christina and brother Christopher. “Mom had to get a job to support the family while dad grew the business. At times they pondered whether they could afford $5 for ribbons to decorate the boxes of chocolate.” By 1989 the once fledgling firm had one retail location in St. Louis and had taken the name Chocolate Chocolate Chocolate Company in honor of the three Abel children that had been born. Success was steady, and instead of wondering if ribbons were too expensive, the company was
adding a wholesale division in 2006, soon followed by the opening of a new factory in The Hill neighborhood of St. Louis. In 2009 Mavrakos Candy Company, a legendary St. Louis chocolatier founded in 1913, was purchased. After the successful melding of the Chocolate Chocolate Chocolate Company and Mavrakos, the Abel
The following years saw the expansion of the factory to 30,000 square feet in 2012, and in 2017 the addition of 25,000 square feet to the warehouse and distribution center. Then, in 2019 the firm purchased the 350-year-old Bissinger’s Chocolate company, one of the most recognized names in the confectionery industry and respected for once being the confectioner to the King of France and European nobility in the late 1600s. Chocolate Chocolate Chocolate Company and Bissinger’s are run as two totally different entities, despite sharing the same factory production floor. In fact, each has a separate website. “The chocolate recipe and the recipes for other ingredients such as the caramel, toffee, marshmallow, cremes, etc. is very different for each company,” Dan Jr. says. “The raw chocolate is very different as well. Bissinger's chocolate is still produced for us in Europe, and Chocolate Chocolate Chocolate Company's chocolate is made in North America. So, each brand has a very distinct history, tradition, and flavor profile. We plan to keep it that way.” Today the company produces 50,000 pieces of chocolate a day on six separate production lines, with sales through company stores in St. Louis and retail outlets nationwide. Websites offer a mail order option. Dan Jr. says the firm’s success is due to their commitment to being a true confectioner and making the chocolate taste as good as it appears. “It is an art to make the chocolate at the precise temperature needed, to make the center so the taste blends perfectly with the outer layer of chocolate, and to hand decorate each piece,” he says. Add in that the company makes 200 differ-
ent chocolate products, and the production, scheduling, and artfully packaging each confection becomes an art unto itself. New chocolates are continuously being introduced, and the process remains a particularly fun part of the business. “We just sit around a table and think of themes and flavors, and then have our test kitchen create it for a taste test,” Christina says. “If a chocolate is part of a boxed collection, we decide how to decorate it, so every piece in the box has a unique appearance.” Sometimes a new chocolate product can be decided on in a few hours; more often the new process will take days or weeks to perfect. “Then, to include it in the product catalog and get it stocked at retail can take as much as a year,” Christina says. “Dad used to be able to come up with a new product and have it in the candy case of his store in a few hours.” Some of the confections that have come out of a family brainstorm include Bissinger’s Signature Truffle Collection of six varieties of truffles, each with a distinctive flavor and texture. On the Chocolate, Chocolate, Chocolate side of the business, product examples include 12 different chocolate bars with such creative flavors as Peanut Butter Banana, Waffle Cone Caramel, and Pecan Caramel. Individual chocolate pieces include chocolate Molasses Puffs and Pecan Bark. The firm has also partnered with others to produce unique products. For example, they worked with St. Louis area O'Fallon Brewery to supply the chocolate for the brewery’s Chocolate Knotty Pretzel Beer. “We also produced a special selection of chocolates offered on the Hallmark channel when the movie Sweeter Than Chocolate was shown,” Christina says. Each Thanksgiving a three-pound chocolate turkey is sold. At Christmas the treat becomes a chocolate Santa Claus. While customers cannot participate in the creation of a chocolate, they are welcome to fulfill a childhood dream and visit the company factory and store. Five days a week a free tour of the factory floor is offered where visitors can see, hear, smell, and taste chocolates as they are formed and decorated. The only thing required is to wear a hairnet (supplied), open the door marked “Welcome to Chocolate Heaven,” breathe in the smell of chocolate permeating the air, and proceed. If there is any question whether making confections is an art, observing the production lines in operation dispels any doubt.
On one line perfectly shaped apples are being dipped by hand into a vat of caramel before being dipped again by hand into a vat of peanut pieces and placed on a shelf to dry. At the start of another line a woman is selecting perfectly formed walnuts before they are dipped in chocolate, and then decorated with white chocolate drizzle. On another line cherries already covered in chocolate are being individually decorated with flakes of white chocolate. “Some products require more steps than others,” Dan Jr. says. “Our Pecan Nut Balls require 14 days to make a batch.” Many visitors are surprised to see employees on the production line wearing sterile white coats. “We are Safe Quality Food Certified, which is part of the Global Food Safety Initiative,” Dan Jr. explains. “We change our white coats every day and produce under rigorous and credible food safety and quality guidelines.” After a tour, the full range of chocolate products produced at the factory is available for purchase in the company store. An “Oops” counter offers discounted chocolate that was misshapen for some reason, and not up to company specifications. The Abel family believe strongly that they have an obligation to ensure the small cocoa farmers in South America and Africa who supply the raw ingredients to their business are paid a fair wage for their effort and their product. The firm voluntarily donates a self-imposed “premium” through the Fair Trade USA organization, which guarantees cocoa farmers a better standard of living and establishes fair trade certified standards for safe and healthy working conditions. That sense of responsibility extends to the 70 employees at the company factory and store. Throughout the year Dan Jr., Christina and Christopher work alongside every employee to keep their knowledge of the business up to date and all-encompassing, and to learn about their employees and their families. “We really try strongly to instill a sense of family throughout the company,” Christina says. The three Abel children maintain close family ties, too. No matter where they are during the morning, they get together for a half hour lunch to talk about anything but chocolate. “It is a sweet business,” Christina says. While discussing buyers, ultimately, the buyer is bringing you the money! Your Broker should know a large number of qualified business buyers, as well as having a team or network with buyer contacts. Advertising works, but active buyers have relationships with Business Brokers and many if not most transactions are completed with existing buyers. Ask about Brokers’ experience in closing sales and their buyer networks. Your Business Broker should be far more than a buyer screener. They should be a resource for both you and your buyer. There are so many things that sellers and buyers will need to know. From banking to helpful professionals to advise, and so much in between. Your Broker doesn’t need to be a consultant, but they should be able to guide you through the entire process. EXPERIENCE
Experience is very important in choosing your Broker. A good team can support a newer Broker, but the experience needs to be part of the package. A Last Will and Testament is a public record of your assets and how you want your estate divided. If you are a parent of underage minors, a last will and testament names a guardian for your children so that their security and future is one that you decided before a worse-case scenario happens. Why? Without a Will, Missouri laws dictate who will receive your legacy. It can be that brother or sister or niece you don’t like. No plan is a State plan.

I think of the story of the boy orphaned because of the latest mass shooting. The recent tragedies strike home and I hope people will be proactive in planning their legacy. A Last Will is basic legacy planning. A Living Trust is the next option for your estate planning.

’ve received a lot of calls where the client tells me they may have been scammed. “There was a pop-up from Microsoft (or other legit company), that said my computer is infected with Trojan viruses and has been compromised, and I need to call this “888” phone number immediately to avoid losing all data.”
Then a Google search for Microsoft, HP, AT&T, Brother, etc. can yield first results that are ‘sponsored’ by scammers. If you call these phone numbers, things go downhill from there.
Typically, the client has already called the bogus phone number and clicked on the link sent to them by the scammer, allowing them remote control of the client’s computer and ‘fake’ error messages to make things seem

by these unscrupulous companies and it’s rampant, pervasive, and just disheartening. To avoid this, when you see a pop-up or have a question, call a legit company like Computer Tutors for help. We’ve seen all the scams and bailed clients out both before and, sadly, sometimes after they’ve been scammed. If you have allowed someone to remote into your computer, turn it off asap and call me or someone who can remove the ‘remote-in’ software. Otherwise, you have given the scammer free total access. If you have already been compromised, we will back up your data and ensure that you are free from any intrusions. Also, we do a clean and tune and scan for malware, viruses and make sure all your software is up to date, the best way to stay secure.
