KEY OBSERVATIONS:
The Overall Kapalua Resort market is showing signs of strengthening in 2013: • On average, properties are spending fewer days on the market (304 vs. 380). • The average sales price in the third quarter is up 47% over all of last year. • Sales volume in the third quarter exceeds all of last year by 7%. • Properties are currently selling at 92% of asking vs. 89% of asking in 2012. Since the peak, noted in green above, the average sales price across the resort in 2013 is down 35% and median sales price is down 38%, indicating there is still value to be found within the resort. Calculating the Absorption Rate, there is currently 18 months of inventory available in the resort. While this is a BUYER’S MARKET Market, it is important to note that not all properties are created equally: sought after views and floorplans tend to move quickly in the marketplace, and buyers have paid a premium for outstanding locations within the resort.

While the total number of sales was down, the sales volume remained consistent as we compare 2012 and 2103. The amount of time (Days on Market) a property spent on the market is down. There is currently a 13-month supply of condominium inventory actively listed in the resort, making this a buyer’s market. The low, median and average sales prices increased The Golf Villas are the entry point for the Kapalua Resort. 2011 and 2012 sales at the Golf Villas were affected as the property began a much needed three-year renovation project, with a special assessment. The high sales were at Coconut Grove and the Ironwoods, which is typical of our market. The high-end condominium market in the Kapalua Resort may be impacted by the foreclosure of the Residences at Kapalua Bay, which took place earlier this year. Many prospective buyers are waiting to see where the new owner positions the re-sales of the remaining inventory, which should occur in the early part of 2014. The new owner has hired Montage Hotel and Resorts as the operator of the property. HOME SALES: Some of the highest priced real estate on the island is at Kapalua Place, an oceanfront community perched alongside the white sand beach at Oneloa Bay. With only eight home sites, this is one of the island’s most sought after communities. No updates for Kapalua Place are reflected, as there have been no home or lot sales in 2012 or 2013. There are currently two active listings at Kapalua Place along the ocean at $20.8-28 million. Kapalua is home to 2013’s highest sale on the island at $9.7 million for a home on an oceanfront peninsula. In 2013, there was considerable activity at the low end of the Honolua Ridge market. The Honolua Ridge development was launched at the height of the market, and many homes were built on spec. As a result, this was one of the markets hit hardest by the downturn. It is important to note that sales of well located properties in Plantation Estates have historically been amongst the highest on the island, and while they share the same homeowner’s association as Honolua Ridge, the averages in 2013 for these neighborhoods combined are not necessarily reflective of the values in Plantation Estates. VACANT LAND SALES: The speculative market at Honolua Ridge coupled with large acreage, has led to low sales prices/sq. ft. ($12) in the Honolua Ridge development. However, in Pineapple Hill, with just a handful of lots remaining, sales have been considerably higher ($111) as purchasers find value in building a new home vs. renovating an older home. UPCOMING: Mahana Estates is a new development situated on approximately 124 acres just south of the Plantation Estates. A 51 lot residential subdivision, this is the first phase of Kapalua Mauka. Preliminary plans are for lots ranging from .64 to 4.3 acres. The infrastructure is currently being put in place.
