In January, 2023, the Vienna-based 3SI Immogroup was newly ranked among the best in the world. “The TOP 100 Real Estate Brokers and Developers has honored our efforts, underpinning our long-standing, intensive commitment to creating sustainable, high-quality and unique living spaces!” exclaims the de ighted 3SI Managing Director, Michael Schmidt –incidentally one of three Schmidts who have successfully managed the family business now for over two decades. The CEO counts loyalty, fairness and handshake quality among the most important parameters in his own firm and in the industry at large. Like his father and grandfather before him, Schmidt regards his team of more than 50 people as “a perfectly functioning family community on equal terms with one another”. The engineer sees another aspect of the company’s constant success in the principle of “living our tradition and maintaining our vision with courage in the face of change” – a successful formula which has already been proven itself for three generations.

Breit, wie das Firmenspektrum, ist demnach auch das Ranking der persönlichen Lieblingsobjekte von Ing. Schmidt: einerseits das „Masterpiece“, ein prachtvoll renoviertes Gründerzeit-Zinshaus in der Skodagasse im 8. Bezirk, andererseits die 17 hochmodernen „Unique Villen“ am Hackenberg, eingebettet in die Weinberge des Nobelbezirks Döbling. Eines steht fest: Die Liebe zum Zinshaus, das dem Wiener Stadtbild besonderen Charme verleiht, scheint Michael Schmidt von seinem Vater mitgegeben worden zu sein, der ihn bereits in Kindertagen regelmäßig zu Hausbegehungen mitgenommen hat. „Es sind doch letztendlich die wunderschönen property development. More than 120 apartment buildings in Vienna are currently owned by 3SI Immogroup, around 250 addresses are managed, and around 15 projects are planned for 2023, bringing hundreds of new flats to market.

In addition to Vienna, Linz, Graz and Salzburg are among the most important markets for the Viennese family business, and expansion into Germany is being considered as well. “Berlin would be a very interesting market!”

Accordingly, the ranking of Mr. Schmidt’s personal favorite properties is as broad as the company’s spectrum: on the one hand, there is the “Masterpiece”, a magnificently renovated Gründerzeit apartment building in the Skodagasse in Vienna’s 8th district, and on the other, the 17 ultra-modern “Unique Villas” on Hackenberg, nestled in the vineyards of the high class district of Döbling. One thing is certain: Michael Schmidt seems to have inherited his love for apartment buildings that lend Vienna its special charm from his father, who regularly took him on house tours as a child.
