The first quarter of 2019 has seen a surge in leasing demand for industrial properties in the south east and that is evident with our recent leasing transactions of over 40 properties – higher than this time last year. This is possibly a result of the tightened bank lending and a lack of stock for this particular growth corridor of Melbourne. We have seen a strong start to our auction campaigns for 2019 with increased enquiry on industrial stock in the Clayton and Oakleigh areas and impressive results under the hammer. 2019 has also marked the 100th birthday of Crabtrees Real Estate founder Ed Crabtree who was recently celebrated in the Herald Sun for his outstanding service and work in restoring the only remaining B-24 Liberator bomber aircraft in the southern hemisphere, one he used to pilot when he joined the RAAF in 1939. Ed reflects on starting the Crabtrees business from scratch in 1956 with no prior real estate knowledge. ‘I knew nothing about the business, but the license was easy to acquire; and required no study. It wasn’t long before I had to set up an IBM computer to help handle the huge work load in the office. And, from that humble beginning, the business continued to grow a great deal. I retired in 2001 after 45 years in real estate; I was 82 years old.’ - Ed Crabtree, Founder. LAND TAX 2019

WHAT YOU NEED TO KNOW By now, most entities that own property will have received their 2019 State Revenue Office (SRO) issued Land Tax Assessment Notices. For many there has been a significant increase on their previous notices. This has raised some questions from our clients so we have put together a summary of the tax, the issues for 2019 and points to consider if you want to challenge the notice. Land Tax Basics: • Land Tax is a tax that applies to property with a land value in excess of $250,000 as at midnight 31 December 2018. • Increases in Land Tax are a direct result of assessed increases in land values based on sales data and a function of where the values are in terms of the SRO levy scale. • The Land Tax calculation scale hasn’t changed since 2009 but applies more land tax per dollar of value as you step up the scale. For example: a property at $599,999 = Land Tax of $1,475 while a property at $600,000 = Land Tax of $3,975. https://www.sro.vic.gov.au/node/1486 Payment Methods: • The SRO has also changed the payment method i.e. if you are paying the whole amount the date has been brought forward to 21 June 2019. • If you are paying by instalments, then the dates have been brought forward by two weeks but more significantly, you will need to register with SRO to arrange auto deductions from your credit card or nominated account. Land Tax Objection Process: • Objections must be lodged within 60 days of the issue date of the notice. • Below is a link to the site explaining the only grounds for objections (ref Section 2 - https://www.sro.vic.gov.au/node/1512) “At Crabtrees, we are advising clients with significant increases to seek initial reviews via qualified valuers. The cost varies but given the quantum of some of the increases, this can be a significant overall saving if it assists clients through the objection process to a positive reduction.” commented Daryl Collins, Head of Property Management. “The increases experienced by Landlords, and the potential flow-on effects to tenants, are a challenge in the current market. A CLIENT’S JOURNEY PRECISION INTERNATIONAL

We recently sat down with Precision International owner, Bill Nitschke, to chat about his journey as a Crabtrees Real Estate client. As Australia’s leading engine parts company, Precision International specialises in wholesale service to the engine rebuilder and automotive reseller industries as well as to the retail market. Established in 1970, Precision is a privately owned and independent wholesaler and boasts fully operational sales and warehousing facilities throughout Australia. Precision’s owner, Bill Nitschke, and his son, Precision’s Managing Director, William, have worked with Crabtrees’ Director, Grant Tishler, over the past 20 years, developing a strong professional relationship. As the Precision business grew, they identified a need for a larger premises and reached out to Grant for assistance. ‘We first met Grant Tishler many years ago, before he was a director at Crabtrees. He was our property manager when we were renting our old HQ on Blackburn Road in Notting Hill.’ ‘When we found the property for our new HQ, Grant negotiated the sale on our behalf to buy the property from the Victorian Government.’ Bill Nitschke.


‘Bill and William wanted to build a state of the art facility for their HQ and they called me to assist them in locating a site and also coordinate the development. I was able to find a suitable site which was being sold by the state government, a former primary school, located in the perfect position. The site was larger than what was required for Precision HQ, so a decision was made to build a business park which would include the new HQ.’ – Grant Tisher, Director. PROJECT MARKETING We have seen impressive progress across most of the developments this first quarter of 2019 with construction either completed or due to be completed by the end of the upcoming quarter. Leasing transactions have been particularly strong with limited availability in our most established developments Park Lane and Industria Knoxfield. We also have some exciting new developments in Keysborough and Cranbourne West with multiple options and sizes available. With construction started, concrete panels up and some roofs on, Axis, Melbourne is really starting to take shape and 50% of the units have already been sold. There is still availability across a variety of size options with pricing starting at $467,250. There are only 5 units that remain at M-INC with competition due within the next quarter.
