A CLIENT’S JOURNEY WAYSS LTD A not for profit assisting the homeless and family violence victim survivors in the southern region of Melbourne, WAYSS spent nearly seven (7) months searching for their new Dandenong HQ. After a tenancy of seventeen (17) years in their current premises, they were looking for a new facility to use as a ‘front door’ for clients seeking their services and for their dedicated case workers.

‘We had been looking at office spaces, which weren’t always quite suitable for the work we do. We required a ‘shop front’ presence which office buildings often don’t have. Despite the conditions of the premises at 20 Princes Highway it was ideal in terms of space and location,’ says Bryan Madden, Wayss General Manager.


Working with ODC Design, the team at Wayss developed a creative vision for the refurbishment of the premises, which the landlord agreed to prior to commencement of the lease. The lease was negotiated by Crabtrees Senior Executive, Megan Miles. ‘It wasn’t a normal lease negotiation given the building required such extensive refurbishment. Megan’s service was excellent – nothing was too much to ask. Megan liaised between the landlord and our organisation to complete the scope of works necessary to return the building to an as new state,’ says Bryan.

The negotiation, including council approvals and refurbishment planning lasted approximately six (6) months, in which time Megan notes the Landlord was very accommodating in assisting the Tenant. ‘There were many meetings on site between Wayss, their design team, ODC Design, the Landlord and the Landlord’s architect. A lot of parties were involved because they had to be,’ says Megan. Once commercial terms are agreed to, most agents are no longer involved. Megan, however, continued to attend all meetings, offering outstanding service to both the Tenant and Landlord. ‘The new facility will be much more visible to the public. We are anticipating that the new facility will allow us to see more clients in need and provide them with best practice service.’, added Bryan.
