CRA was commissioned by a developer to carry out various assessments for the purpose of purchasing a former manufacturing site for mixed-use redevelopment. In order to assess development constraints associated with the site, CRA undertook the works and investigations listed below: • • • •

The final report package included the results of the ground investigation with quantitative risk assessment, risk mitigation recommendations and engineering assessment including foundation options. The services and capacities survey was reported separately and was conducted to assess the existing incoming services and utilities (drainage, sewerage, power, telecoms, etc) on-site and what additional improvements would be required to the existing systems to service a mixed-use development. CRA also undertook an “abnormal development costs” assessment to advise the client as to the likely costs associated with residential development of the site. The abnormal development costs assessment included matters such as asbestos removal, site demolition, soil and groundwater remediation and required improvements to existing service infrastructure. This enabled the client to make an informed assessment of the viability of purchasing the site for redevelopment.
