FROM THE BOARD On behalf of our professional staff, thank you for an encouraging 2020. Like you, we felt the insidious impacts of the pandemic, the desperation of ongoing social inequities, and the stark division of our body politic. But when we squint ahead, we see the bright hope of what change can bring. The strain that uncertainty places on families, workplaces, and communities is real, and without a playbook for decision making, we quickly learn to embrace silver-linings and new thinking together. Through our lenses, we see incredible resilience in our client and project teams as we affirm that design seeks first to improve the lives of people. That’s why we do what we do. The recharging power of beautiful outdoor places and spaces is now undeniable, and the universal importance human-nature places on family, work, health, education, play, worship, and a connected community means we get to help. This is good news as the need for smartly-planned and thoughtfullyexecuted design is greater than ever. Creativity is that little something that makes a place special, and safe, healthy functions support our collective values of inclusivity and equality. Lives and livelihoods rely on our ability to reveal design solutions that are custom fit for greater complexities. When the stakes are high, we must succeed. CULTURE We know that 2020 was weird. Office happy hours became virtual get-togethers (loudly speaking over little monsters and furry friends). We celebrated milestone anniversaries and birthdays by mailing each other cupcakes and presents. We put on Halloween costumes just for a virtual group photo. We worked from our patios, basements, couches, bedrooms, and backyards. Some of us even took shifts with our spouses to supervise e-learning while the other person answered phone calls and emails. And although we weren’t able to celebrate Christmas with our office family or Thanksgiving with a company-wide potluck, our employees found a way to stay connected with each other and with all of you. Thanks to newlyimplemented technology, our employees shared new talents, artistic creations, and life events. New employees were able to connect with their supervisors and with their peers on a personal level. And work was able to progress at a normal pace. We want to thank you for your patience during this hard time, because we have a feeling most of you are going through the same thing.

This new 316-acre mixed-use site is located on the southeast side of Austin, near the airport, and will be connected by light rail to the airport and downtown Austin. Hitchcock Design Group was engaged to create a design that would incorporate the natural environment of the project site and connect the natural systems with newly-planned social activities to give the development an urban environment despite its distance from the existing city center. The new master plan includes space for retail, residential living, hospitality, corporate and medical offices, light industrial facilities, arts, and entertainment.

Hitchcock Design Group was selected by Presidium Development for this high-profile assignment. This project will be the first to break ground for the recently master planned mixed-use development, Velocity. Located along Spirit Drive, the “main street” and heart of the community, Presidium at Velocity is designed utilizing its residents’ ideals and way of life to bring the amenity spaces to life. The streetscape design combines linear bands of enhanced pavement and a whimsical approach to landscape by incorporating crevice gardens within the landscape zone. The outdoor amenity space boasts a large resort-style pool, covered pavilions with 70” TVs, outdoor kitchen, bocce court, ping pong, hammock garden, and luxurious dog park.

In an effort to attract patrons from adjacent 95th Street Library, Frontier Park Sports Complex, and Neuqua Valley High School, the Naperville Park District enrolled Hitchcock Design Group to create a unique outdoor gathering space on the south side of Naperville. With themed outdoor classrooms, modern stylized play environment, and a multi-purpose amphitheater, the Frontier Sports Complex Public Plaza is a destination for this major civic campus on the south side of the City of Naperville.

Primera led the design team to renovate the aging UIC pedestrian mall. The new design incorporates permeable paving and rain gardens to collect, clean, and infiltrate on-site and adjacent CDOT street stormwater. The existing mature tree canopy is being preserved while adding new generous walkways and pedestrian gathering areas, updated site furnishings, irrigation and native shrubs, perennials, and rain garden plantings. Also an existing memorial plaza’s illegible pavers are being redesigned and reinstalled for the College of Nursing. Arthington Mall is on track to become only the second project in Chicago to receive SITES Certification.

Located adjacent to the Chicago Transit Authority Brown Line, this well-connected mid-rise provides three outdoor amenity decks, including a pool, spa, multi-purpose lawn, grill stations, fire pits, movie wall, vegetables gardens, and a dog run. Contemporary design elements contribute to a modern but contextual building for the neighborhood, which includes 260 rental apartments and 30,000 SF of street-level retail.

From 1915 through 1932, the Ford Assembly plant produced almost 200,000 cars and served as a financial anchor for the near east side of Indianapolis. When the plant closed, it sat abandoned for many years. In 2017, TWG Development acquired the property with the goal of redeveloping it to create a work/live/ play complex. The new life of the building includes 132 apartments on floors 2-4 of the building and 5,500 square-feet of retail as well as TWG’s new headquarters at street level. HDG designed the site and landscaping, including a rooftop deck featuring a barbecue grilling area, fire pit lounge, putting green, hammock lounge and a fantastic view of the Downtown skyline.

Opened in 1926, Phil’s Beach was the first privately-owned “fee” beach resort with recreational facilities located on Bang’s Lake in Wauconda. Aquatic amenities included the “Dizzy Lizzy,” a 30-foot J-slide and floating rafts that attracted families and tourists. The beach was also featured in several scenes from “The Blues Brothers” film. Privately owned and operated until 1989, the beach was then closed to the public. The Wauconda Park District purchased the land in 2016 for redevelopment with the goal of returning the site to a public beachfront. After conducting workshops and stakeholder interviews, the Hitchcock team prepared a final design that addressed future fiscal planning and capital improvements. These improvements include a concessions building, bath house, picnic pavilion, open lawn areas, splash pad, expansive boardwalk, beachfront and inflatable water play features. The proposed structures will mimic the architecture of the existing historic buildings.

Anderson Library Plaza is the heart of the Indiana University Northwest campus. The plaza serves as a hub from which all other campus buildings can be accessed. The existing space consisted of a dated 1970’s sunken plaza and an uninviting fountain which had fallen into disrepair and needed significant upgrades to serve modern students. Hitchcock Design Group reimagined the space as a universally accessible, activated plaza with a performance stage and a variety of seating for both intimate use and large gatherings. New LED lighting and charging stations were added throughout to encourage use of the plaza as an extension of the library.

Notch at Nora is a 186-unit multifamily apartment community in the Nora community of Indianapolis. With direct access to the Monon Trail, and adjacent to the Jordan YMCA and North Central High School, Notch at Nora provides the perfect location for pedestrian and bike-friendly living. HDG provided landscape architectural services including site landscaping and design of the outdoor amenity area, which provides a pool, outdoor grilling area, custom fire pit lounge, and a dog park.

The plaza adjacent to the City of Elgin Municipal Complex, the Appellate Court building, and the Hemmens Cultural Center was in poor condition and in need of repair. At the same time, the City needed to replace an aging water main through the site. Dewberry Engineers brought HDG into the project to re-design the space, while staying true to the midcentury modern architectural style of the adjacent buildings. The plaza has historically been the site of the City’s municipal ice rink in wintertime, and a new, modern ice rink was designed for the space as a possible future phase improvement.

Many of these elements were placed so that they would be visible from the nearby road to draw people into the park. This was especially important because this site is quite deep into the park from the road.

The Waukegan Park District contracted HDG to revamp this flagship community park. As a replacement for an aging pool, HDG added a recirculating splash tower / splash pad that could be operated separately based on seasonal conditions and/or staffing. The team also created a new highlycustomized building, a towering playground, poured-in-place surfacing, parking improvements, picnic shelters, site furniture, shade sails, drinking fountain, fencing, bocce, seat walls, and robust landscape.

In 2016, Mark IV Capital acquired 65 acres of land at the southeast intersection of I-35 and SH-45 in Round Rock, Texas. HDG is currently working with STG to develop the design for Building One within this mixed-use project. The preliminary intent for the site is to combine a mixture of office, residential, hospitality, and retail uses to create a dense, mixed-use environment, a first for the City of Round Rock. Building One incudes the design of a central common area that is referred to as “the horseshoe “based on it’s shape. The horseshoe is planned to be an activity hub for the entire district, boasting a sunken courtyard with custom trellis feature and a locally known coffee shop in a relocated and fully-renovated bungalow house.

As part of an initiative to transform the former Motorola campus and adjacent property into a vibrant mixed-use environment, the Village of Schaumburg engaged Hitchcock Design Group to develop a corridor plan for North Meacham Road. Integrative medicine is an approach to healthcare that considers the mind, body, and spirit to treat a patient’s needs. Architectural and site improvements are being made to support these expanded services at Advocate Good Shepherd Hospital, including a healing garden to give patients access to nature. The garden is directly adjacent to the Integrative Medicine Clinic and is a tranquil respite garden with strolling paths, a yoga lawn, a water-wall fountain, shade trellis, lush landscape, and piped music. The garden provides contemplative spaces for individuals and promotes social support with seating opportunities for small or large groups. Privacy is achieved with fencing, softened by plants, to give the space a sense of enclosure.

Elmira at Myrtle is a 12-story residential mid-rise tower adjacent to the Pearl district with views of downtown San Antonio. Hitchcock Design Group was selected by Sabot Development to design the streetscape, retail courtyards, and amenity decks located on levels three and twelve. The 3rd floor amenity deck consists of two spaces, with the exterior space filled with active amenities that include swimming pool with private cabanas, outdoor kitchen with pizza oven, grills and two 70� TVs, viewing decks, and living room space to relax. The interior courtyard includes passive activities like group yoga, seating areas, and living room space with double-sided fireplace. The 12th floor amenity deck invites residents to relax in the evening after a busy work day and boasts views of Hotel Emma and downtown San Antonio.

As part of a major rebranding of the Edinburgh Outlets, Simon Property Group desired to add a playground to the center’s open space. With the retail landscape constantly changing, the desire was to add more reason for shoppers to linger: grab a bite to eat, enjoy a comfortable shaded outdoor seating area, let their kids play. HDG worked with Landworx to envision a food truck area and playground with pockets of planting to soften the space and help define outdoor rooms. The plant palette throughout the center was updated, to help freshen up the space and add to the new brand: Indiana Outlets.

DJK Custom Homes engaged HDG to join the design team for the redevelopment of the Little Friends property located in the Naperville Historic District into new residential properties. Based on initial design feedback from the community and Historic Commission, The City of Naperville supported and contributed to the preservation and redevelopment of the existing Kroehler mansion into townhomes. The balance of the site will also be developed as townhomes to fit the character of the neighborhood.
