ED’S LETTER

Dust-up Photograph Grant Difford

Psychiatrists will tell you that there are six steps to healing and that you must go through each and every step in order to mend and move on: shock, anger, sadness, acceptance, forgiveness and, ultimately, healing. These steps are practical for a break-up or work upset; however, I also found these steps very useful when renovating my home. The decision to renovate, remodel or rejuvenate your home or garden is always an incredibly exciting one and usually quite a long one. The decision to renovate should never be taken lightly or on a whim; it should be a well-thought-out, calm process of weighing up the pros and cons. Or maybe you’re like me: you just can’t stand living with an ugly kitchen, an untidy garden or a crack in the bathroom ceiling any longer, so one day you just crack up and a) shove a pickaxe through your kitchen cabinet, b) dig a random hole in your lawn, and c) throw a glass of wine at that ceiling crack that has grinned down at you for the last time. Of course, maybe you shouldn’t wait until the angry stage sets in to get busy – but each to his own. Now for the ‘fun stuff ’. You spend hours looking at colour charts, choosing between tiles or wood flooring and considering whether you should use laminate wood or real wood. Would creepers along the garden wall look nice or would a hedge be better? Should you paint a feature wall in the bathroom or use a tasteful stencil around the edges? Fun, fun and still more fun – until you get the quote!

Next, the shock steps up to the plate. In a daze, you sign on the dotted line. The builders, landscapers and interior decorators suddenly arrive and your house is officially no longer yours. You ‘ooh’ and ‘ah’ for a few days as various rooms and lawns are destroyed and dust gets into your favourite teapot. You smile politely as the rooms change and adapt, and then a few more weeks pass and the ‘experts’ and their mess are still there. Your smile has drooped. Niggling feelings of regret filter in and sadness overcomes you. Sound familiar? You second-guess yourself: maybe you should have just painted the bathroom ceiling and been done with it, and maybe a birdbath would have transformed your dull garden. But it’s too late to quit because you are in too deep. You have to accept your fate and plod on, despite the fact that your husband is no longer talking to you, and your kids have moved in with your mother … And then suddenly, as if by magic, and just three months overdue, you have a new kitchen/garden/bathroom and it’s … beautiful. You give the builder/landscaper/interior decorator a big, forgiving hug and, once the family has moved back in, you enjoy a wonderful family meal in the new, improved kitchen, or a game of volleyball on your new lawn. You are healed … Well, almost. Memory is a funny thing and somehow the bad experiences are always forgotten. As you enjoy a luxurious bath in your new, beautiful bathroom, you notice that the faucets are looking a bit rusty and, now that you think of it, wouldn’t it be nice to make the bathroom en suite!

GREEN OR BUST The Property Magazine arrived in my postbox today. When I read your letter on the green revolution, I just had to smile. What the property industry knows about ‘going green’ is dangerous for all of us. (Your magazine’s size doesn’t help the ‘sustainability’ cause. By reducing it you will save tons of paper, lower transport costs and reduce the need for further encroachment.) True sustainability means halting the need for new encroachment into ‘undeveloped’ land. I firmly believe that the property, design, landscaping and similar markets are very near the top of the list of destructive influences – coastlines, watering holes, riverfronts and pristine wilderness from Cape Town up into the far reaches of Africa are being sought, bought and commercialised for personal gain. And this trend towards building, landscaping, and decorating with everything natural, most of which is being ripped out of nature by the truckload, isn’t going green – it’s going wrong! Going green is not a fad or a novel way to gain popularity or rustle up new business. Going green is right now, for all of us on planet Earth. As a species, it’s probably our last real shot. For when you just have to indulge … ANDREW DRAPER, owner and chef at the darkly glam Harvey’s Restaurant in Morningside, is not only one of Durban’s celebrated superchefs, but also a home- grown artiste who relishes pushing the boundaries of nearly everything.

Q Did your love of food come from your mom?

‘Mummy Dearest’ makes the ‘bestest’ sausage rolls and cheese pastry in the world, and we make it at Harvey’s every day. My childhood memories are full of vast breakfast buffets and fresh mussels and crayfish braais. We had numerous chefs who’d worked on the North Coast sugar cane farms, where most of the families were Mauritian, so a wonderful blend of French and Creole food was

It’s like choosing my favourite child! But our slow confit duck on a date and chilli mash with a star anise and honey jus stands out in its calorific wonderfulness! The secret’s in the seasoning and slow- cooking process, which can take up to three days. If there is a heaven, it would serve freshly seared foie gras with caramelised apples, and Spur chicken wings with Durkee sauce as ambrosia …

Mad Hatter’s brunch

If you are going to do Sunday brunch then there is no better place to do it than at the Saxon, which takes it to a whole other level. Brunch begins at 11.30 a.m., sharp. Arrive hungry because the spread is large and varied. Indulge in a seafood extravaganza, and then move on to freshly baked savoury tarts, rare roast beef rolled in pastry, fruit platters and yogurt. Add a mango fruit shot to cleanse the palate and then jump into the main course, a delicious selection of chicken curry, pork belly, poached eggs and hollandaise sauce, and pastas. The dessert table is straight out of Alice In Wonderland – without the Red Queen, of course – with its beautifully laid out mix of pastries, croissants, cakes, tarts, crème brûlée and cheese. There are three main reasons for

T

he main motivation for many people looking to buy a house in Camp’s Bay is to get those unending views of the sea. It is the defining feature of this suburb, where houses stretch far up the foothills of the Twelve Apostles so that homeowners get panoramic vistas of the deep blue. But the most striking feature of Jo Casey-Smith and her family’s home is its majestic view of Lion’s Head as well as a view of Camps Bay Glen, an extension of the Table Mountain nature reserve. Jo and her husband, Mike, are British, but work took them to many places around the world. Twelve years ago they moved to Johannesburg, where Jo, a trained architect, began working as an interior designer. They also spent some of their time travelling and living in the US and Europe before deciding to settle, in Cape Town, for good. ‘Cape Town is a very unique city – not only is it very cosmopolitan, but it has an incredible accessibility to nature that you don’t find in other world-class cities,’ says Jo. When they bought the Camps Bay house five years ago, they saw its potential as a family home and Jo headed up the renovation and design process with the help of architect, Gregory Mann, who implemented her structural ideas. Jo wanted to keep the orientation of the house north-west, towards the vibrant, lush views of Lion’s Head.‘Generally the light in Camps Bay is very harsh, but with the orientation of this house, this is not the case. If the house was seafacing we’d have to have shutters to prevent the heat and sun from overwhelming us,’ Jo explains. ‘This way, we still have the warmth and amazing light, but it is not overbearing. We still see the sea and sunsets, which are even more spectacular because they are framed by the landscape surrounding the house where the trees cast amazing shadows and silhouettes onto the outside deck and surrounds. The uninterrupted views of the Glen that we have feel like they are exclusively ours, as there are no other houses in the frame of view.’ A major change that Jo made to the property in order to maximise the views was to swap the positions of the split-level deck and pool. The rimflow pool moved upwards while the garden was lowered to the basement level of the property. The pool and deck now flow seamlessly from the main open-plan living area of the home. ‘We didn’t want to just be able to look at the views of the Glen and extended mountain reserve; we wanted to feel a part of them,’ says Jo. ‘We achieved this by taking cues from the textures of the environment and the architecture rather than with overly fluffy and accessorised decor products’ The main building materials used were wood, steel and granite, and ‘Table Mountain stone’, as Jo calls it, because it was excavated from the site when renovations were done, and used as cladding in the office and garden. The warm tones of the wood, the starkness of the steel and the greyness of the granite combine to help blend the home with the landscape. ‘I really like the honesty and integrity of exposed steelwork and warm wood,’ says Jo. Another major structural change was the inclusion of an upstairs office next to the main house that looks like an appendage of the mountains framing the property. This was important to Jo and Mike, as they have two young children and wanted to

Above The open-plan main living area faces onto the pool deck and makes use of a wide range of textures to complement the view of the natural surroundings.Opposite page, clockwise from top left The open-plan kitchen is child- and pet-friendly; view of Camps Bay Glen and the sea from the balcony that runs the length of the second floor; the basement-level garden where the pool used to be is now a lush lawn; the TV-room used to be the old double garage; Jo and Mike’s son’s room has its own bathroom and access to the balcony; the main bedroom with en-suite bathroom; the upstairs landing is now a small lounge.

be able to work from home. With its contemporary angular shape and fittings, the office looks like a hovering diamond facing the sea, while the floor-toceiling windows overlooking the pool deck make it a tranquil enclave. Tucked underneath it is the outside lounge and fireplace, which extends from the deck in weathered wood. After the open-plan, split-level living area, this is Jo’s favourite place. ‘I grew up in North England where the summer sun set very late and we used to spend most evenings outside huddled around a fire to keep warm. With this outdoor lounge area we can do that easily, even in winter with the fireplace. I love how it fits so well into the deck and is orientated towards the rimflow pool with the sea in the background,’ she says. The other major structural changes were the conversion of the old garage into a TV lounge, the building of a new triple garage with staff accommodation beneath, the extension of the guest suite and the addition of an adjoining laundry on the garden level underneath the main house. The upstairs was left mostly untouched, apart from the landing. ‘Where the landing is currently used to be the poky laundry. We converted it into a mini lounge area and the rest of the layout stayed the same,’ says Jo. The master bedroom, second bedroom

and guest room all hang over the pool deck and have large balconies that overlook the Glen and the mountainside. The third bedroom is on the other side of the home and has views of the Twelve Apostles. What jumps out at you when walking through the house is the artwork. Over the years, Jo and Mike have collected an impressive range of work by established artists, such as William Kentridge, Penny Stutterheim, Robert Hodgins, Sam Nhlengethwa and Norman Catherine, as well as works by many up-andcoming artists, such as Samuel Allerton Green and Amelia Smith. ‘I really believe in only buying art that you love. Why hang something in your home unless you want to see it everyday?’ she says. In this home a William Kentridge series hangs alongside recent Michaelis graduate, Amelia Smith’s work, which is placed next to reframed junk-shop finds. ‘Because this is a family home, with two children and two pets, we have made sure that all the artwork is hung high up and all fabrics and surfaces are robust and washable!’ Jo and Mike’s happy family abode dispels the notion that a contemporary, ultra-luxurious house has to be cold and unlivable. It also shows that a home in Camps Bay can be an architectural marvel even without sea views. When you change your perspective, anything is possible.

BEFORE

C

ell C hired funny man Trevor Noah in the past year as the face of a freshened telecoms brand. This idea of fun and efficiency carries through to its new call centre in Parktown, where clean, curved lines and expanses of glass make up a building that’s visually breathtaking on the outside and light and airy on the inside. The mastery continues with elevated glass ceilings, chic glass elevators and, the talking point of the entrance, an atrium that lets in a feast of natural light. Another striking feature in the main entrance area is the curved staircase. Designed by Spiral Engineering, it just about takes the shape of a C. The atrium is a key area where architecture, interior architecture and engineering merge. The brief to dhk thinkspace was to create a technologically superior but user-friendly call centre for clients and employees while reflecting Cell C’s freshly relaunched branding. Working hand in hand with Cell C management and a professional team, dhk thinkspace has created gorgeous interiors for the reception and customer care areas, meeting rooms, auditorium, training rooms, video conference rooms, security and medical rooms, staff café and breakaway areas, offices, call centre areas, patch rooms, server rooms and facilities areas. Inspired by the Gauteng landscape and the natural beauty of the highveld, the dhk thinkspace team wanted to bring nature inside and, by using a neutral colour palette for the floors, walls and desks, they succeeded. Colourful corporate accents on screening, feature lighting, strategically placed large-format graphics and organically shaped furniture bring energy to the interiors. Design Director Guido Tagge from dhk thinkspace admits that the feature trees are his favourite part of the building. ‘The stylised trees are a symbol of growth,

stability, and strength. They branch out into various directions, which is an expression of Cell C’s diversity. A symbol of life.’ Guido adds, ‘The open-plan office space had to be vibrant, functional and encourage the staff to associate themselves with the brand. The space promotes interconnectivity amongst the staff and, ultimately, the clients. It connects people while still having a sense of space.’ This is all part of dhk thinkspace’s holistic approach. A member of the Green Building Council of SA, dhk thinkspace worked with the architect to install a number of green systems, such as performance glazing to help reduce heat internally and air conditioning loads, and inverter air conditioning, which saves between 30% and 50% on electricity as a fresh air supply circulates the building. The floors are carpeted with a completely recyclable carpet created by InterfaceFlor and the walls are painted with Prodec water-based paints. All fabrics were locally sourced and the timber and laminate materials came from FCS-certified suppliers; dhk thinkspace also supported other local suppliers as far as possible in order to reduce its carbon footprint. Paragon Architects, the company behind 15 Alice Lane Towers, in Sandton, took an equally imaginative approach to the refurbishment, turning a dysfunctional building into a functional one. ‘It really was about stripping back the building to its bones,’ says Paragon Director, Anthony Orelowitz. The original structure consisted of a main building and an annexe. Paragon knocked down the annexe and dug underground to create more parking space. The main building was still all over the place, with a disused open courtyard at the centre. It was difficult to navigate and relied on lots of corridors. The process was ‘like putting your hand

into someone’s belly button and turning their insides out – not elegant, quite complex and extremely messy’, says Anthony. The building plates varied from 7m to 18m and had to be completely reconstructed to obtain an even 18m all round – a mammoth undertaking. The original structure also had staircases and bathrooms scattered about. Paragon removed all the services to the exterior and created a flexible, open-plan call centre plate. ‘Our main aim was to make the building commercially viable – aesthetics came later,’ says Anthony. ‘We had to enter into quite a vigorous debate with the Parktown Residents’ Association as to the materials we could use. They wanted the building to be in keeping with the existing urban fabric materials, so we chose chocolate brown face brick. In fact, we had never used face brick before.’ They could only use a minimal amount of glass and had to make the building look earthier, with softened edges. ‘It’s quite nice having people challenge your preconceived notions,’ says Anthony. ‘The building had to be essentially functional, a call centre, so to enhance the features we wanted it to look light and make the large building look like it’s floating, to lift it so it doesn’t just squat on the ground.’ Paragon’s biggest challenge was cutting the large slabs of concrete. ‘The entire job was complex, from the terrible and daily rain to the extreme levels of demolition,’ says Anthony. ‘At one point when drilling into the ground we even hit rock. It became a real labour of love.’ Anthony’s favourite feature is the entrance and the internal volume with the soft light filtering through the atrium. The owner and developer of Cell C’s glorious new call centre is Alchemy. Anthony says, ‘It’s a totally different building today. It’s very efficient now and it’s an asset in Alchemy’s portfolio.’

ANOTHER DIMENSION … A division of dhk Group, dhk thinkspace is a leading interior architecture consultancy. One of its recent projects was the conversion of Cape Colony restaurant at the historical Mount Nelson Hotel, Cape Town, to Planet Restaurant. The aim was to abandon the dated colonial aesthetic and transform Cape Colony into a top 10 dining destination where the abundance of food, wine and culture in the Cape can be celebrated against a backdrop of elegant informality. The heritage of the establishment has been preserved via the use of a classical grey colour pallet; but dhk thinkspace has also introduced a sense of play. A new carpet with a twinkle of stars and a swirl of galaxies enforces the connection between Planet Bar and Planet Restaurant and welcomes patrons into a smoothly functioning eatery. This astral theme is enforced by crystal chandeliers, table lights, screen curtains, and the ceiling of the new ‘conservatory’. The furniture in the main restaurant is refined and comfortable. The design intervention of dhk thinkspace has created two additional dining spaces: a central lower dining area with plush sofas and armchairs, and a private dining room.

SHOW DEVELOPMENT

Excuse our FRENCH ‌ Who needs the French Riviera? La Balise Marina, the newest residential development in Mauritius, offers a world-class boating and yachting lifestyle. Words Genevieve Fisher Images courtesy La Balise Marina

Clockwise from top left One of the man-made canals that lead out to the Indian Ocean; villas come with gazebos, the perfect place to enjoy a Mauritian sunset with cocktail in hand; a typical villa bedroom overlooking the canal; the bedroom and bathroom zones of the duplexes are separated only by vanity mirrors and consoles, creating a sense of spaciousness.

A

s far as lucrative offshore investments for South Africans go, Mauritius has, over the last few years, become the place to buy property. In 2002, the Board of Investment (BOI), the official investment promotion agency of the Mauritian government, introduced the Integrated Resort Scheme (IRS) in an attempt to attract foreign investment to the country. The sweetener? If investors spend $500 000 (approximately R3,4 million) on a luxury home, then they and their families get residency in the Indian Ocean country. As a result of the IRS, numerous luxury developments began to pop up everywhere on the island, and so the possibility of owning a tropical holiday home, with the added benefit of perhaps retiring there one day, became a lot more attainable for those with the means to purchase. This image of luxury island living got all the more picturesque with the launch of the first marina development, La Balise Marina, under the IRS, in 2009. La Balise Marina is situated in the rain and wind- sheltered west coast district of Black River. With the first phase of the development set for completion in late 2012, the island lifestyle fantasy of yachting, fishing and living on the water will for the first time become a reality in the francophone African country. Because La Balise Marina is the first Mauritian development to encourage a marina lifestyle, prestigious

South African architectural firm, Boogertman & Partners, agreed to take on the project, in conjunction with the Mauritian firm, Architects Studio. Wessel van Dyk, the principal architect at Boogertman & Partners, comments, ‘The fact that it is the first marina development in Mauritius that required complementary engineering and architecture, due to the man-made canals, added to the uniqueness of this project. For Boogertman & Partners, this, together with working in a different environment, provided an interesting challenge, and it has proven to be an exciting learning curve for us.’  The architectural brief given by the Mauritian developer, ENL Property, called for contemporary architecture fused with Mauritian design elements. (ENL is also responsible for other large-scale projects on the south-west side of the island, including Bagatelle Mall of Mauritius and Villas Valriche.) Wessel collaborated with Didier Dove of Architects Studio and conducted detailed research into what the island offers in terms of local building materials and techniques. The architects envision a series of ultra-luxurious, contemporary villas and duplexes that will incorporate volcanic rock and indigenous timber in their design. The villas and duplexes will have moorings right on the canals, which in turn lead out to the ocean. Taking inspiration from the idyllic landscape of mountain and sea, as well as the abundant flora and palm trees, the look and feel of the open-plan coastal

residences will have earthy textures, evoking a cool and sensual ambience. Phase 1 of La Balise Marina is currently under construction. Upon completion it will comprise 113 residential units, including 96 duplexes and 17 luxury villas, each with its own swimming pool. The duplexes will be 195sq. m to 270sq. m in size and have two or three bedrooms. The luxury villas will be situated on stands measuring from 1 200sq. m to 1 700sq. m and will have three, four or five bedrooms. La Balise Marina is proving to be immensely popular among investors and a number of units have already been sold off plan. Duplexes and villas range in price from $750 000 (about R5,2 million) and $2,2 million (about R15,2 million). ENL CEO, Gilbert Espitalier-Noël, assures investors that they can expect a good return on investment from La Balise Marina because, in addition to asset appreciation, a major drawcard is that all property owners have the option of participating in the rental pool. La Balise Marina will feature a commercial and retail hub, called the Boulevard Shopping Precinct, which will offer a fine-dining restaurant, coffee shops and delis, clothing boutiques and a deep-sea charter facility. In conjunction with Veranda Leisure and Hospitality, (VLH) the developers of La Balise Marina are also planning to build a hotel heart facility, called Le Sunset, at the centre of the development.VLH will be responsible for the management of these facilities,

show development

which include a restaurant, beach bar, luxury spa and gym, as well as for the running of the rental pool. Leisure facilities and activities available to residents of La Balise Marina include a water sport academy, hiking and mountain biking in Black River Gorges National Park, and access to Le Morne lagoon. There will also be a wide range of water sports facilities available to residents, including deep-sea fishing – Black River is renowned for its abundance of marlin – scuba diving, sailing, waterskiing, kayaking, windsurfing, dolphin and whale watching, and kitesurfing at Le Morne. The lagoon is the best kitesurfing spot on the island and is fast becoming one of the premier locations on the world kite-surfing map.

Black River, the third-largest district in Mauritius, is due for major development (fronted by ENL) over the next couple of years. Famed for its captivating beauty, it is surrounded by tropical forests, national parklands and rugged terrain, all of which complements the modern facilities and infrastructure that make Black River the ideal place for experiencing the best that Mauritius has to offer. Comments Gilbert, ‘The Black River area has modern communication networks, office space, and retail outlets that are fully stocked with international brands. There are good schools, health-care dispensaries and a community hospital, and there are also religious establishments that cater for a diverse local population.

Most importantly, the area is extremely safe to live in, with a close-knit community.’ Mauritius is just a four-hour flight from Johannesburg. It has one of the most favourable tax regimes in the world, a progressive democracy and world-class medical and educational facilities. The majority of its population is bilingual, with English as the second language. It sounds too good to be true. But it isn’t. If you’re dreaming of an exotic, luxury marina lifestyle, La Balise Marina has brought it within your reach. Did someone say, ‘Nouveau French Riviera’? KITCHEN & BATHROOM RENOVATION

Bathroom bounty

Soap-string budget or wallowing in moolah? Either way, create your bathroom haven

R

esidential bathrooms today are no longer the home equivalent of a wash station on a bus route, where you rush in, groom and rush back out again. Today they are enclaves of relaxation and pampering, places to linger and luxuriate – so much so that the lines between bedroom and bathroom are blurring. Here’s how to create your own luxurious retreat.

Bathrooms on a budget • As with any renovation project, you first need to decide on the look and feel you want to achieve. Bathrooms are getting bigger because of the trend to see them as sanctuaries. Bathroom renovation specialists, such as Bathroom Brite, can help you design your bathroom with the help of 3-D software (bathbrite.co.za). • Of course, bashing down walls and repositioning things can be costly and, often, drastic. An easier, cheaper way to begin is by painting your bathroom according to a theme – go for a nautical look with reds, blues, whites and stripes, for instance. • Lighter colours create a sense of space. If your bathroom is large, then get creative with darker and brighter colours to add a sense of drama. The most important thing is to use heat- and steamresistant paint, such as Plascon’s Velvaglo Satin Sheen (plascon.co.za). • Replacing cabinets, baths and basins is costly. Rather update them by fitting new handles, knobs and taps. Shop around. Cobra has an impressive array of faucets, from classic to contemporary (cobra.co.za), and will find you a product to suit your pocket.

Or go online: Under 1 Roof lists interior specialists in your area, and its selection tool will help you gather images of products you fancy (under1roof.co.za). • A cost-effective way to update wooden bathroom cabinets and consoles is to sand them down or repaint them. Jasmin Kraneveldt, director of Bathroom Bizarre (bathroom.co.za), says there’s a trend towards taking old furniture, such as desks or drawer cabinets, from another part of the home and turning them into bathroom consoles. ‘En-suite bathrooms are increasingly being incorporated into the bedroom itself and aside from armoires, rugs and chairs, it is common to see vanities that are true pieces of furniture, rather than merely built-in cabinetry,’ she says. • Vinyl and tiles are your best flooring options as they can withstand dampness and moisture better than any other type of flooring. Gutting your entire bathroom floor and retiling it is expensive. The cheaper alternative is to remove odd tiles and replace them with different coloured or patterned tiles. Glazed porcelain tiles are a good option

because they are water resistant – you’ll find a good selection at reasonable prices at CTM (ctm.co.za). Re-grouting and getting rid of mould between tiles is also important. Although you can do it yourself to save costs, it’s easier to call in the specialists. Ask the retailer who sold you your tiles if it offers this service. • Bathroom fixtures often dictate the overall look. While a new toilet and bathtub may be expensive, it is worth spending part of your budget on these items. Old toilets tend to be bigger. Modern toilets with hidden cisterns, such as the range offered by Geberit, might be pricier but they help to save water and also open up more room for installing an attractive cabinet or vanity shelves (geberit.co.za). • Jasmin says your best bet for baths are cast acrylic bathtubs – they have a luxurious finish, are stain resistant, come in a range of different styles and designs and are cost effective. Acrylic bathtubs ‘make high-end bathtub design accessible to most homeowners’, she says.

Bathroom bliss • The ultimate luxury in bathrooms? Lots of space. Include a sofa or wing chair for utter indulgence. Optimising space by bashing down walls, making windows larger or adding big mirrors are good starting points to converting your bathroom to a lavish enclave. Another trend is to incorporate the en-suite bathroom into the layout of the bedroom and have all your creature comforts in one space. • Consider creating his and hers zones. Double bathtubs that sit next to each other, his and hers basins and consoles and a double shower (either two side by side or one large one with separate shower heads) will bring harmony to this intimate space. • Get creative by adding an attractive mosaic feature. The Mosaic Collection from Douglas Jones includes decorative wall tiling and papering products and services that will help you design your own mosaic centrepiece (douglasjones.co.za). • Next, consider a new bath. Bathtubs epitomise luxury and are the focal point of any bathroom. ‘Over the past few years, more and more homeowners have been opting for luxury in the bathroom. They want to enjoy some relaxation,’ says Jasmin. The spa bath, the stand-alone bath and the skirted bath are three of the most luxurious styles available. Jasmin says, ‘Spa baths are a great stress reliever – their jets gently massage tired muscles as you soak in the tub, allowing you to get out of the bath feeling refreshed and rejuvenated. Free-standing baths have a number of functional benefits – the placement of the bathtub is no longer limited by the amount of available wall space, as free-standing baths can be placed anywhere. There are a number of functional benefits to skirted

baths too, including the fact that they can be freestanding, you do not need to spend money on tiling around the bath, they can be installed by a handyman rather than a contractor and they are really easy to maintain and keep clean.’ • A big trend is the rise of bathroom furniture over cabinets. Consoles will always be a bathroom staple, but new styles that look more like furniture as opposed to a stark fixture that holds up a basin are becoming a design feature. Minimalism is in. Jasmin says, ‘The contemporary design philosophy of “less is more” is at the core of the latest bathroom design trends – and this not only appeals from an aesthetic point of view, but from a practical one as well. The less cluttered your bathroom, the more space you will have to include a large bathtub, comfortable seating, a well proportioned rug and perhaps even a fireplace, making the space more of a living area.’ • The vintage look can also add instant glamour. Margaret Goodale of Victorian Bathrooms (victorianbathrooms.co.za) says the ideal console is large and well proportioned, with space on either side of the basin for placing various items. ‘Wall-hung or pedestal consoles with no cupboards below are functional, as the older we get the less inclined we are to stoop down to select items from a cupboard,’ she adds. • Wooden floors may be attractive, but they’re unsuitable for bathrooms, as they absorb moisture. If you want that warm, wooden look, choose vinyl – it’s waterproof, anti bacterial, and won’t stain or chip easily. Explore the range of luxury vinyl floor coverings from Floorworx (floorworx.co.za).

Underfloor heating is also a must. There is nothing better than walking into a warm, cosy bathroom after a long day. • New styles in taps are veering towards sleek and streamlined, yet organic, shapes. Another growing trend is the use of eco-sensitive taps. ‘Water-saving features and flow control are important design elements to look out for in modern faucets,’ says Jasmin. ‘Aerated spouts are a must-have in any new faucet – they mix air with water, using a built-in screen that restricts the flow of water, which means you get better water pressure.’ • The final touch in luxury bathrooms comes in the form of stainless steel accessories. Heated towel rails, hooks, racks and shelves are the items most commonly chosen. Or how about a combined towel and robe rack? German home accessories company, Zack, has an exclusive range of stainless steel bathroom accessories that will elevate the luxe factor of your bathroom (zack.co.za). No more blaming your partner for leaving gowns or dirty towels on the bathroom floor. What a luxury!

KITCHEN & BATHROOM RENOVATION

Kitchen collective A feast of a renovation or more like a snack? Improve your kitchen on any budget.

T

he kitchen is a special place where families cook, talk, laugh and make memories. Whether you’re renovating your kitchen frugally or luxuriously, you need to keep in mind durability, functionality, warmth, and, of course, aesthetics. You can achieve a great look, no matter what sort of budget you have available.

36 | August/September 2011

Kitchen bling Even if designing your luxury dream kitchen is an option, it is worth giving a second thought to changing the utilities, namely, the water or gas outages and electrical outlets. Apart from being an expensive exercise, changing the utilities also makes the renovation process a long and messy one. While money can buy you a dream kitchen, you’ll also be buying added mess and stress. • If you want to design your dream kitchen, there are online facilities that can assist with this by means of 3-D rendering. The best part about this is that you can choose whatever fittings and finishings you want before you’ve forked out the cash, so even if you don’t have budget for your ultimate kitchen you can still dream about it! BK Designs offers this service, but require floor plan measurements and a rough sketch of your kitchen layout (bkdesigns.co.za). • The shape of kitchen design has changed dramatically over the years because of people’s changing perception that it is no longer just a functional room for preparing food, but a space where families and friends can gather. So, like the rest of the house, the kitchen should epitomise luxury. Modular kitchens have changed the shape, look and feel of modern kitchens because they are predesigned and aim to optimise space as well as functionality.

Opposite The Nilde Kitchen by Assirelli Italian Design This page, left The induction cooker by Miele allows for precise power control and heating times that are shorter than gas hobs. Bottom right Available from Italian Lifestyle, Bugatti’s range of high-tech and design savy kitchen gadgets and accessories come in various eye-popping colours.

Everything is within easy access and is geared towards making life simpler. They are designed for open-plan living and have become a centrepiece of this zone, encouraging social interaction. Alpine German Kitchens is the local supplier of products by the world-renowned luxury modular kitchen specialist brand, Poggenpohl (agk.co.za). Blu-line Kitchens distributes luxury imported brands and manufacturers its own modular kitchens locally (blu-line.co.za). • There are many options for luxury finishes in kitchen design, including wood. Andrea Assirelli of Assirelli Design (assirelli.com) recommends walnut. He says, ‘Walnut and other natural woods combined with sleeker materials, such as stainless steel and glass, is a huge trend in kitchen design. I find the grain of walnut particularly pleasing, both texturally and aesthetically.’ When it comes to cabinetry, a luxurious finish is undoubtedly high-gloss lacquered acrylic. Andrea says this is a good option if budget isn’t a concern, as high-gloss acrylic comes in a wide range of colours and is long-lasting. Drawer surfaces and cabinets can be buffed and polished to eliminate scratches that might appear over time. • Most kitchen specialists would agree that granite is the be-all and end-all of countertop material. At a

price, of course. Not only are the finishes beautiful, and the different colour and texture options vast, but also it is guaranteed to last a lifetime. Granite & Stone provides an online granite countertop guide and also distributes (granitecountertops.co.za). Another popular, durable and high-end countertop material is Caesarstone (caesarstone.co.za). It’s made from quartz stone, which has a good name due to its versatility, and can be used in various interior placements. • Dramatic lighting is a must for luxury kitchens. And we can’t talk about dramatic lighting without mentioning chandeliers or, the latest trend, pendant lighting. Decorative lighting is a great way to transform your kitchen from drab to fab – just make sure that the centrepiece light fitting suits the size of the space. It shouldn’t be too big, or too small. Melissa Davidson of the Lighting Warehouse (lightingwarehouse.co.za) says choosing the wrong size light can ruin the desired aesthetic: ‘It is absolutely critical that your choice of decorative lighting is in proportion to the size of your kitchen – the larger the space, the bigger the light fitting will need to be. If you are dealing with a small kitchen, a big decorative fitting will overwhelm the space and make it seem cluttered and smaller than it actually is. What is nice about choosing decorative fittings,

however, is that you can really have fun and choose a fitting more for its aesthetic appeal than for its functionality.’ • Gadgets are the final layer in vamping up your kitchen. Many of today’s kitchen gadgets are not only high-tech, but are also multifunctional, more streamlined than their predecessors, and prioritise eco-sensitivity. A key trend is the incorporation of appliances into the cabinetry of a kitchen, and Miele has this one in the bag with its Generation 5 000 built-in appliances (miele.com). Touch controls and interactive kitchen gadgets and accessories are making more and more of an appearance in luxury kitchens. How about a new multimedia ventilation hood from Siemens, or LG Electronics’ first HDTV refrigerator – a combination of high-def television and fridge? Sounds too good to be true, but it isn’t. Appliances that look like one thing but do something else are another big trend. Assirelli has two products that will add that special touch to any luxury kitchen: the Star Extractor Chandelier, an extractor fan that looks like a glamorous chandelier, and the HydroTap, an under-counter water filtering system that provides hot and chilled water and where the only visible feature is the actual tap.

• When it comes to renovating your kitchen under financial constraints, the starting point is figuring out your budget. Once you’ve come to a number you can begin to prioritise what needs the most attention and the biggest portion out of your budget. Remember to reserve a percentage for unexpected problems, such as rotting floorboards, leaking pipes or mould. • The next step is shopping around for contractors or builders. Build It All (builditall.co.za) is an online portal designed to help you find contractors and suppliers that are best suited for your kitchen renovation needs. • Don’t change the utility layout of a kitchen. Keeping the original plumbing, electrical and gas facilities in place will bring down the cost of renovating a kitchen dramatically. • See what requires DIY work. Wooden kitchen cabinets, for example, need not be new – they may need just a sanding down, some varnish or a lick of paint. Painting the walls or ceiling is another easy step.To create a sense of space, use a paler hue; if you are going for a cosier feel, then think deep, rich tones. A fun idea is to paint a feature wall in blackboard paint and use it for shopping lists or emergency numbers (kids will love this too). • Cabinets should be your priority, as they take up the most space and provide the overall look and feel. Weizter specialises in affordable DIY cabinet installation (weizter.co.za). • Floors are also worth spending a bit more on, as they take the biggest beating, not just from people and pets walking up and down, but also from spills and other messing. Vinyl floors are the most cost effective and durable. If you like the wooden look, choose laminate wooden floors over hardwood flooring, as the latter will wear down quickly. Top Carpets and Floors has a wide range of vinyl floor

coverings (topcarpets.co.za). The Flooring Depot offers a vast selection of laminate flooring, provides an online shopping service as well as delivery (flooringdepot.co.za). Porcelain or natural stone tiles, such as those from Italcotto (italcotto.co.za), are also a good option and come in a range of textures and colours to suit all tastes and budgets. • Countertop materials are a point of contention. Because countertops take a lot of wear and tear, you can’t be frugal. Most suppliers would suggest granite, as it is durable and doesn’t need much maintenance. But it is expensive. A good alternative that won’t break the bank and comes in a range of styles and colours is Formica Lifeseal laminate worktops from PG Bison (pgbison.co.za). • You can easily alter the ambience of your kitchen without making major structural changes by choosing the correct lighting. Accent lighting is current and affordable. This can include installing LED lights inside cabinets to bring out the beauty of porcelain crockery, or under cabinets or countertops for a sophisticated feel. The Lighting Warehouse (lightingwarehouse.co.za) has a range of LED lighting which is not only affordable, but will also help you save on your electricity bill. • Once your renovation is complete you might want to consider your appliances – what good is having a slick new countertop with a rusting kettle on its last legs? The most important thing to remember is that a stove is a stove, and no matter what appliance you use it isn’t going to boil water any quicker. A good tip to remember is to not buy expensive appliances, as mid-range ones will do just fine. Hold on to your warranties, however, in case you encounter problems with an appliance. Something else to keep in mind is that, often, if you buy all your appliances from one retailer, you might get a discount.

Bison, a local panel product manufacturer and distributor, gives us the heads-up on the latest colour and texture trends for kitchens. • Oak wood grains have come to the fore, joined by slow-grown pine and elegant walnuts. • White remains an intensely popular colour choice. • Our love affair with nature inspires the use of a wide selection of greens. • Blue still has a commanding presence, with dark blues and blue violets gaining ground. • ‘Fantasy’ and weathered looks accent the broader range of items, and the distressed charm they offer remains a popular look. • There is still a very strong presence of earthy mud tones. • Accents of citrus and plums offer a bright, exciting and fun element in many modern designs. • Precious stones, mineral elements and concrete add depth to the contemporary trends. 086 053 4216, pgbison.co.za

PROMOTION

The V & A’s crowning glory

Words Genevieve Fisher Images courtesy Newmark Hotels

The V & A Waterfront’s newest five-star product, the boutique Queen Victoria Hotel, is the jewel in its crown of luxury accommodation offerings.

T

he defining feature of the new Queen Victoria Hotel is its location. Like a perfectly set precious gem, the latest offering from Newmark Hotels is positioned in what is arguably the most ideal location within the bustling shopping and recreation hotspot, the V & A Waterfront. Comprising a number of heritage buildings along Portswood Road, the Portswood Precinct is a quiet enclave that has the benefit of being a stone’s throw from the vibrant shopping districts of the Waterfront, yet is also one of its most peaceful areas, with some of the most breathtaking views in Cape Town. With the quaint Dock House Boutique Hotel & Spa, another member of Newmark Hotels, as its neighbour, the Queen Victoria Hotel hovers above the harbour, and its 35 rooms take advantage of the panoramic vistas of Table Mountain and the harbour. The accommodation options are varied: there are Classic, Deluxe and Premium rooms, two standard

suites, a Presidential Suite, and a room that caters for disabled guests. Each of the rooms and suites has its own personality, but there’s a uniform aesthetic in the design features, including the customised wallpaper with a cameo portrait of Queen Victoria and the laser- cut, paperon-paper artwork of local fynbos. There is also the hotel’s very own designer fragrance that wafts through the suites and foyer. All suites are fitted with the latest high-tech amenities, such as flat-screen TVs, wireless internet and unusual downlighters. Molton Brown pampering accessories adorn all bathroom countertops, and all bedding is made from 400-thread-count pure Egyptian cotton. Francois du Plessis is the creative mind behind the hotel’s elegant and contemporary interiors. His brief was to create an ambience ‘where classic elegance meets contemporary design’. He has achieved this through the use of greys and taupes, marble-clad walls, crystal chandeliers, white marble and wooden parquet flooring, not to mention the triple-volume foyer with

its dramatic white spiral staircase, glass lift and crystal chandeliers. The signature shade of royal deep purple has been used as an ode to the regal eccentricity of the Victorian age. Dash Restaurant and Bar is the culinary offering at the hotel and is named after the queen’s beloved King Charles spaniel. Executive Chef Stephen Templeton’s classic French culinary style prompts a well-considered out and reasonably priced menu that uses locally sourced ingredients (except for the caviar). The menu changes every few weeks, according to what’s in season, and this allows Stephen to get creative with his dishes and continually up the drama on his plates, complementing the provocative interiors of the restaurant. A stay at Queen Victoria Hotel is the ultimate in five-star treatment. With arguably some of the best views in the country, sumptuously creative cuisine, and the surrounding V & A Waterfront as its backyard, it is an offering fit for a queen. +27 (0)21 418 1466, newmarkhotels.com

A

frica House, Londolozi, Azura Island Retreat, the Green Leaf Niseko in Japan and Ksar Char Bagh in Morocco all have something in common.Yes, they are all spectacular holiday destinations. Yes, they are some of the most soughtafter tourist destinations in the world. And, yes, they are exclusive in the extreme. But another common thread is that they all belong to private, independent clients and are endorsed by Andrew Shapland, aka ‘the Roving Ambassador’. Andrew calls himself a ‘storyteller’ who relates the tales behind these extravagant destinations. Whether it’s a beach resort, a foreign adventure or an African safari you’re after, he can make it happen. Andrew is the driving force behind Tourism Corporation Africa (TCA), a multinational operating out of Cape Town, London and New York. TCA promotes a range of exclusive, privately owned luxury boutique hotels and game lodges and represents five-star establishments in South

Africa, Mozambique, Continental Europe and Asia. The Englishman came to SA in 1993 and, realising the full potential of the country’s tourism market, devoted himself to collecting sensational destinations and giving them exposure discreetly and selectively.  The Roving Ambassador began small, with just six properties. Today he proudly represents 53 properties worldwide. Andrew’s success in the competitive industry of travel and tourism is down to the way he runs his business:  ‘Like a bank,’ he says. Andrew is discreet and loyal, something his private clients expect of him. ‘I don’t tout my clients. Property viewings are by invitation only.’  He adds, ‘I bring people together, people who love what they do and love what they have. They run their businesses with service excellence. It’s all about beauty and quality.’ Andrew tells his clients’ stories to his preferred media and travel trades, and that’s why his company works: ‘We are the only organisation to sustain an average occupancy of  70%, even

in hard times, such as the recession. We also have preferred partnerships with Lufthansa, BA, Swiss and Airlink, and this alliance with the world’s best airlines adds to our unique exclusivity.’ Andrew loves his business and talks about the properties as he would about a family member: with familiarity and devotion. He is similarly devoted to his own private homes, including his property in popular Knightsbridge in London and his house in Higgovale in Cape Town. He loves Cape Town, and enjoys unsurpassed views of the city and mountain from his balcony. ‘The mountain is the energy point of my world. I will hopefully be inspired by it every day,’ he says. Andrew is also the ‘Travel Ambassador’ on the popular TV magazine show, Top Billing, and he enjoys taking the presenters to many wonderful and elite places around the world. It’s a fun part of his job and he describes the set as the ‘best soapie in the world’. ‘There’s an eclectic mix of presenters, crew, producers and creatives. Collectively they depict a picture of

Discretion

drama, intrigue and suspense. Just like a great soapie,’ he jokes. For someone who travels the world frequently and in the most luxurious fashion, does Andrew find it difficult to pin down a favourite destination? Not really. ‘Bahamas. Absolutely,’ he enthuses. Although he is also quite a fan of skiing the Swiss slopes. The current hotspot for avid travellers? ‘Croatia,’ he says without hesitation. ‘You have the landscapes, a stunning coastline, the nightlife with the jet set – and you must visit Dubrovnik, which has one of the oldest pharmacies in the world.’ The person he most likes travelling with is Liz Biden. ‘Liz owns the Royal Portfolio, which includes a luxury lodge and four boutique hotels. We have worked and travelled together for many years,’ says Andrew. Andrew takes the growth of his business on faith: ‘I don’t seek out properties. I believe that what comes my way, comes my way. I am usually introduced to private clients, and then I tell their stories. There are not many people who can open the doors that I can.’ So what’s next for this storyteller? ‘I love what I do, and I won’t be so bold as to say I want or need anything else,’ says Andrew. ‘I love sport, skiing, people, and most of all, making people happy. In this business you need to be humble, and most importantly, have good morals.’ +27 (0)21 426 0991, tourismcorp.co.za

THE WORTHWHILE

Trek

Tintswalo first fell into my lap when I experienced the group’s amazing Cape Town seaside retreat, and I was amazed to find out that when the Tintswalo team turned their hand towards the bush, they created their own magic there too …

J

oburg; OR Tambo International Airport; a short flight to your game lodge; game- viewing; sleep; wake early; more of the same; leave; back at your desk on Monday morning. Ouch! Game farms are becoming as convenient as zoos, and if you bang in enough hours in the truck, you’ll see the big five. Tick the box. Done. We took a different approach when we visited Tintswalo Safari Lodge: we drove there. It’s a good five hours to Mpumalanga’s Manyeleti Reserve private concession, darkness for the last hour or so, but a scenic and real excursion that I think is part of the overall bush experience. The bush shouldn’t feel like it’s on your doorstep – it needs a journey, a

trek that makes the game-viewing all the more authentic and believable. A campfire supper, some fine red wine and a chat with our ranger, and we retired to a deep slumber, thanks to the amazing duvet and pillows that take you forever to pile into. The 5.30 a.m. wake-up call for the morning game drive was tough, even with a hot chocolate served to our bedside, but we were in for a treat – great bush and game everywhere, as though they had been summoned to wish us a good morning. There’s not much point writing about what we saw specifically – it will be there for you when you visit. (We finally achieved the 100 Club – game drives, that is, and each one has been different and fulfilling in its own way.) Service, cuisine and amazing comforts are the elements that set the

balance of the Tintswalo experience apart from most other lodges, from the personal service from your waiter and the fine dining tuned towards your palate – you work with the team there to design your evening menu – to the

luxury of your suite and the attention to detail of the housekeeping team … A magical experience – made all the more magical for us with our trek there and, regretfully, our meander tintswalo.com back to reality.

Making our

MARK

When it comes to design, these South Africans have taken their talents beyond our borders to show the rest of the world the way. Words Jackie Gray Architectural gurus Ruben Reddy Architects

When you’re watching the frenetic activity on the ice hockey rink at the 2014 Russian Olympics, bear in mind that it’s taking place in a South Africandesigned arena. Ruben Reddy’s name is synonymous with dramatic sporting spaces, so much so that he was invited to co-tender for the 2014 Winter Olympics in Sochi, Krasnodar Krai, Russia. He won the bid to design the Bolshaya Ledovaya ice hockey arena that’s under construction and he is also intimately involved with the extensive remodelling of the iconic 1937 Jože Plecnik Stadium in Ljubljana, Slovenia. And there’s more to come from this industrious architect – Ruben’s practice has been appointed to design five stadiums for Russia’s 2018 FIFA World Cup bid, which the country ultimately won in December 2010. Once the country’s local organising committee is formed, a stadium design will be selected from those put forward during the bidding process. These

international invitations were all a spin-off of his local success, in which he struck sports architecture gold after the practice’s involvement with the Cape Town Olympics bid in the late nineties. He has since been involved in the design of the Durban International Convention Centre arena and has played caretaker to the FIFA World Cup’s 10 venues. Ruben’s meticulous performance in this regard led to an invitation from FIFA to contribute to the compilation of its global stadiums guidelines handbook. Born and raised in Durban, Ruben’s sport stadium prowess stems largely from the fact that he’s a self-confessed sports nut. He likens sport to a play or show, claiming, ‘The stadium or arena in which sport is played is essentially the stage and should act the part. Indeed, a sporting venue should enhance a sports fan’s experience, rather than detract from it.’ +27 (0)31 301 6122, rubenreddyarch.co.za

Our flooring range is prefinished, meaning the colouring, oiling and smoking does not just sit on the surface, but goes all the way through the timber. Oiled surfaces, which bring out the real wood colours and feel, are the way to go today. No messy traditional sanding and sealing is required ever again – a simple, yearly maintenance programme consisting of a deep clean and oiling makes the floor look brand new. Another exciting development is the ability to mix finishes on the floor. You are no longer limited to the distressed look – we now offer wire-brushed, handcobbled, and even fine-sawn wood. Our exclusive Vintage and Lifestyle ranges offer unprecedented possible combinations of these finishes. Herringbone is back, but is now offered in white oil or natural finish. We have added Walnut to our extensive and famous Vintage Oak range. Low maintenance is the key to our floors. What eco-friendly flooring solutions does your company offer? We were the first flooring company in SA to achieve international FSC certification (SGS-COC-002403). We are committed to products that come from sustainable and renewable resources and, most importantly, are manufactured in a socially responsible manner. It’s the whole process that must be correct. Our engineered flooring follows the age-old tradition of using blockboard with FSC timbers, with the rare resource as a top layer. This allows us not only to be Green Responsible, but to also produce a superior product.

INNER CITY LIVING

The cool kid

in town

Words Nicky Manson

Urbanisation has had its detractors down the centuries as it was seen as an affront on the natural world and a cause of poverty, overcrowding and slums. But, if managed correctly, inner cities can be our greatest allies in creating a better life for ourselves and others.

T

he ‘inner city’ is, typically, defined as that older, central part of a city that’s characterised by overcrowded, low-income neighbourhoods where minority groups predominate. But that view is changing as urban areas come to play an increasingly positive role in the wellbeing of cities, states and countries. As billionaire philanthropist, Bill Gates, once said, ‘Until we’re educating every kid in a fantastic way, until every inner city is cleaned up, there is no shortage of things to do.’ SA’s great cities, Johannesburg, Durban and Cape Town, are following this global trend towards urban regeneration, but face historical challenges. In Jo’burg, for example, businesses and residents fled from areas such as Braamfontein and Newtown to ‘safer’ suburbia as the inner city gave way to congestion, lack of parking and municipal services, violent crime,

unregulated street trading, inadequate taxi facilities and urban decay. But this is all beginning to change as inner-city living slowly, but surely, regains its popularity. Cape Town and Jo’burg have the biggest slice of the renewal pie, thanks to an increase of investment in luxury hotels and penthouses being built to accommodate the increasing number of tourists, and because of the efforts of public-private partnerships aimed at reviving these areas. One company taking our inner cities’ hand and leading them towards the rejuvenation rainbow is Trafalgar Property Management, the national property management group. Cities like Jo’burg, Durban, Port Elizabeth, Cape Town and Pretoria are all in line for major face-lifts, thanks to Trafalgar’s efforts. Trafalgar has launched a new scheme to contribute further towards inner city renewal and

will focus on a long term turnaround which starts with education. Trafalgar Property Group MD, Andrew Schaefer, says that although there have been visible efforts made towards the renewal of things such as pavements, street lighting, security, public recreational spaces and so forth,‘one of the intractable parts of inner-city renewal remains the turning around of bodies corporate in distress’. Andrew explains, ‘Our inner cities still exhibit many buildings with severe maintenance, service delivery and safety problems and these tend to be bodies corporate with very few turnaround plans on the table.’ The result is that inner city living is experiencing an upsurge of popularity. Perks include a secure pedestrian lifestyle, amenities close at hand and of course great access to a variety of different transport nodes. The cool kid in town is back on top.

INNER CITY LIVING

Big City Life Through the efforts of its local government and a handful of business visionaries, Johannesburg’s inner city is removing its rags and regaining the adoration of its citizens.

Words Nicky Manson

T

he City of Johannesburg has been on a steady climb upwards and onwards to regeneration since July 1997, when the vision for its inner city was put forward by then Deputy President Thabo Mbeki. This vision was based on a process of identifying problems to overcome and opportunities to be maximised in order to realise an exciting, welcoming and economically healthy city centre. It was adopted as the framework for urban renewal of the inner city by the Greater Johannesburg Metropolitan Council in 1999 and was integrated into the Local Development Planning process in 2000. The City’s turnaround strategy included, among other points, the Rea Vaya Bus Rapid Transit (BRT) system, properly tarred roads, new taxi ranks and the creation of more affordable residential accommodation. According to the Johannesburg Development Agency (JDA), a City agency that stimulates and supports area-based economic development, the inner city plays a vital role within the city as a whole because of its large amount of residential and commercial floor space, its pivotal location and its roles as a major public and quasi-public transport hub and the largest employment centre in the country. That said, it has been reported in the Financial Mail that younger executives, academics and creatives are flocking to the Johannesburg CBD to work and play. The drop in crime levels and the imminent opening of Gautrain Park Station has

52 | August/September 2011

also widened the scope for people to live and work in the area. Areas like Braamfontein, Newtown and Yeoville have become cool again, echoing the good old days, and this is thanks to developments like the boutique hotel, Lamunu, Arts on Main and the upgraded Market Theatre. Then there’s Jo’burg Fashion Week, where this year the iconic Nelson Mandela Bridge was lit up as a spectacular catwalk. One of the most notable developments has been in residential apartments and student accommodation. The Jo’burg CBD has become the focus of clever and imaginative developers who see the potential in run-down yet historic buildings. Penthouses in town are all about double volumes, light and views – not to mention the vibrant street life so lacking in the suburbs. Developer Adam Levy had a hand in the regeneration of Braamfontein, his penthouses combining the inner city vibe with designer chic. ‘I suppose the appeal about living in Braamfontein is that I have been lucky enough to be able to mould and shape the environment around me, creating a city community around creative enterprises.’ He adds, ‘It’s constantly in flux, morphing and evolving. New and exciting faces appear every day.’ The popularity of the University of Johannesburg means there is also a huge need, now more than ever, for student housing, and companies such as Aengus Property Holdings (APH) and South Point are coming onboard. Richard Rubin, CEO of APH, says, ‘Our developments take into

account that it’s important for students to live somewhere that is conveniently situated for day-today activities, such as lectures, sport and socialising, as well as routine necessities, such as shopping and doing the laundry.’ Aengus, an inner-city developer, is well known for turning defunct buildings into upmarket accommodation and has definitely filled the gap in the market, converting inner-city properties into student units since 2005. Their properties include Argyle Precinct and Parktown Views, as well as their most recent development, the YMCA building on Rissik and Smit streets. ‘We’re seeing a very exciting surge in interest in our inner-city residential units. Many of them are actually current tenants who are looking to buy their first homes. Because these apartments are more affordable than those in Johannesburg’s more established neighbourhoods, they offer good value,’ says Richard. South Point’s student accommodation also provides a safe, secure and modern space for students. Its Braamfontein properties boast lifestyle facilities, such as gyms, bars and student-oriented retail spaces. ‘We’re using the large student population as a stable base from which to regenerate Braamfontein,’ says South Point’s head of precinct development, Josef Talotta. ‘If you look at urban regeneration projects around the world, the vast majority of them displace the poor, something about which we’re very aware, particularly in light of our country’s history. Fortunately, most of our current residential

buildings were underutilised 1950s-era office blocks. We endeavour to work on a “regeneration without displacement” theme whenever possible, working with existing tenants to upgrade while placing emphasis on the introduction of newgeneration retailers, concepts and energies into the district. We’re breaking new ground, literally and figuratively,’ he says. South Point was recently recognised for its efforts to reshape our inner city at the annual Halala Jo’burg Awards. Alongside it were the Fox Street mall development, Newtown’s Sci-Bono Discovery Centre, Absa Towers West (a new office development spanning three city blocks) and the Salisbury House refurbishment. ‘We honour people who strive to improve the quality of life in the inner city of Johannesburg. The primary role of the awards is to give recognition to those who continue to inject momentum into the City’s regeneration efforts,’ explains Thanduxolo Mendrew, acting CEO of the JDA. Sipho Shabangu, leasing and sales broker for JHI Properties, also believes that there is new life being breathed into Joburg’s inner city. ‘Of note is that major investors have shown increased confidence in this city, for example, the beautification project of Fox Street from Carlton Centre to Eloff Street has been completed, while the upgrade in Kerk Street has also been completed. A further sign that the city is coming alive is the refurbishment of Johannesburg City Hall in order to accommodate music events

and meetings, and upgrades to Oppenheimer Park.’ He believes there is an increased demand for both office and residential accommodation because of safety features, such as CCTV cameras, being put in place. Future mixed-used developments for the inner city include Stimela Square, situated at the corner of Sauer and Hall Streets, the development of a 60 000sq. m mixed-used development adjacent to Mary Fitzgerald Square in Newtown and an office project called the Majestic, opposite the Market Theatre. Property companies are pushing the boundaries when it comes to making our inner city bigger and better, but mention must be made of the individuals who have made big things happen. Property developers Jonathan Lieberman and Gerald Olitzki have made significant contributions to the city, including Jonathan’s Arts on Main development and Gerald’s involvement with the transformation of Van der Bijl Square into the successful Gandhi Square, a popular retail and recreation hub that buzzes with activity and interest. Christopher Morley, in his book Where the Blue Begins, says it best: ‘All cities are mad: but the madness is gallant. All cities are beautiful: but the beauty is grim.’ These words ring true to the streets of Johannesburg. It has madness in its roots and sanity in its future planning. It has noise in its traffic and silence in its early hours. It has desperate crime on its streets and passion in its people. It is diverse and

unique in nature, yet it has common themes. It is beautiful yet it is ugly … It is ours, this city. Growing for the future

Today’s real estate practitioners need to be dynamic, professional and qualified. And more of them will be needed when the property cycle upturn kicks in, says Dave Jones of Seeff Property Services.

Main photograph 123rf.com Profile photograph courtesy Seeff Propery Services

T

he recent professionalisation of the real estate industry is welcome. As regional relationship manager of Seeff Property Services, my role is to act as a change facilitator and coach to existing  Seeff licensees. I am also looking for professionals to take up Seeff licence opportunities in areas such as Amanzimtoti, Empangeni, Pinetown, the KZN Midlands and the Lower South Coast, among others. Seeff ’s key training mechanism is the innovative Smart  Academy, which is, in essence, a ‘learning portal’ that caters for all learning styles and gives direction to a newcomer’s learning path and career milestones. We have also secured internationally recognised real estate gurus, such as David Knox, as teaching partners. Another cornerstone of future progress will be the ability of agents to utilise world-class IT products and tools to enable the savvy and dynamic real estate person to increase their ability to serve clients and provide astute advice. Successful agents will always be entrepreneurial and have strong, sound networks and an ability to interact with people in diverse circumstances in an industry that has seen a drastic reduction in numbers of practising agents. Part of the challenge will be recruiting suitable candidates from new sources. It is likely that new agents will be graduates or younger people with some form of appropriate tertiary

education, and the task of an agency will be to set up specialised selection and recruitment practices, including profiling the ideal agent. There will also be challenges in retraining existing staff. At the height of the property boom, some 40 000 deals per month were registered in the Deeds Office, and currently this figure has dropped to approximately 16 000 to 18 000 per month. However, over the same period, estate agent numbers dropped from 90 000 to approximately 30 000. The property market is expected to see growth in about 18 to 24 months’ time, and this means that agencies must be well staffed to secure a larger market share. Increasingly, professional agents will be seen as employees, and professional contracts and benefits, such as medical aid and innovative incentives, will become the norm. Clearly, it will be a proactive step for progressive brands to take on interns and to have processes in place to professionalise them as quickly as possible. Seeff is equipped for the ‘intern challenge’ and is looking forward to recruiting the best candidates to grow the business. The principals of real estate offices are not only expected to have real estate knowledge, but also to be strategically and financially astute and, through intimate market knowledge of their competitors and local markets, to be able to implement business plans that are dynamic and viable for decent profit and

flexibility.  The best will also be skilled at managing the performance of their staff for the benefit of the client and profitability. I am keen to continually examine and discover best practices of excellence in the field, and to create regular forums for managers and agents to learn from these and to put them into practice. True professional managers will be hands on and will know the characteristics of their specific market intimately.  They will be seen as being of equal standing and worth to the local attorney, land surveyor, town planner, project manager, civil engineer and environmental specialist. This new real estate practitioner will stand tall in a team of professionally designated and like-minded property practitioners. I welcome this challenge and look forward to growing the already established and respected Seeff brand in KZN.

The units range in size from 80sq. m to 136sq. m and are priced from R2,995 million for a studio to R6,35 million for a two-bedroom residence. Located opposite St George’s Cathedral, Taj Cape Town is housed in the original BoE headquarters. ‘The development fuses old and new, with the Taj residences located in the glass tower of this exceptional landmark,’ says Michael Pownall, GM of Taj Cape Town. ‘The location provides immediate access to the Company’s Garden, CBD, parliament, Law Chambers, many top restaurants and most of the city’s historic landmarks.’ Much of the building’s existing structure has been retained alongside contemporary interventions. (Cape Town Tourism CEO, Mariette du Toit-Helmbold, has confirmed that Cape Town is in for a revival and that the city will be rebranded as a ‘big events’ destination.) The Hotel on St. George’s is on a vibrant pedestrian thoroughfare in central Cape Town, within the legal, financial and publishing nodes of the city, and offers easy access to Cape Town International Airport. The Inn on the Square, a colourful, contemporary, mid-market business and leisure hotel brand aimed at younger travellers, is housed in one of Cape Town’s oldest buildings and overlooks Green Market Square. Three Cities Group CEO Mike Lambert says, ‘Despite these difficult economic times, we will continue to invest in the Western Cape, as Three Cities is confident that Cape Town will weather the global recession that has placed so much pressure on the tourism industry.’ Three Cities Group has nine other hotels in the Western Cape, including Mandela Rhodes Place Hotel & Spa in the Cape Town CBD and Upper Eastside Hotel in Woodstock. +27 (0)31 310 6900, threecities.co.za

Timely makeover Representing an estimated total investment of R1 billion, the Clock Tower Precinct is one of the largest developments to be undertaken at the V & A Waterfront in almost 22 years. Spring CLEANING Kurland Hotel’s revamp has it looking fresh and classically elegant. 1

urland Hotel, near Plettenberg Bay and Nature’s Valley, is renovating in anticipation of the coming warmer months. Kurland’s owner, Peter Behr, together with his management team, expects that the fresh new look will reposition the exclusive, award- winning, five-star hotel in the marketplace. The first phase of the revamp included repainting all the historical buildings on the site, including the

3 main homestead, and resurfacing the tennis court in anticipation of the arrival of Kurland’s sporty clientele this spring. The second phase involves a soft refurb of all 12 suites of this Relais & Châteaux member hotel. The suites will also be fitted with new flat-screen televisions and will feature complimentary Wi-Fi connectivity. Peter says, ‘At Kurland Hotel, we pride ourselves on our unique setting in this magnificent

We believe that we have now enhanced all these elements and refreshed Kurland’s classic interior decor with the contemporary feel of the fabrics selected, yet retained our individuality for creating a true home away from home.’ Located on a 700ha estate, Kurland Hotel has been designed with families in mind, and enjoys a Mediterranean climate year round. +27 (0)44 5348 082, kurland.co.za

One for the fans

Sitting at the foot of the Outeniqua Mountains in the Garden Route, the Links at Fancourt was opened 10 years ago by golfing legend Gary Player, and the owner of Fancourt, Hasso Plattner. And it’s still impressing local and international players – Golf Digest South Africa has voted the Links at Fancourt number one in South Africa, and Golf World Magazine has ranked it number 64 in its list of Top 100 Courses of 2011.

Beauty behind the gate RE/MAX Prime Properties Broker/Owner, Cheryl Anley, says more and more real estate investors interested in buying in Plettenberg Bay are opting for residential security estates. Adrian Goslett, CEO of RE/MAX of Southern Africa, agrees: ‘Ocean-fronting properties and those situated in secure gated estates often achieve good investment results, and Plettenberg Bay offers buyers the best of both worlds.’ Brackenridge Private Estate is one such development. It is made up of 280 freehold private residential properties within a 128ha nature reserve. Cheryl says that the estate complements the natural beauty of the area. ‘Homeowners

SEYCHELLES

F

ar, far away from the world of clattering keyboards and frenzied communication lies a place so calm, so quiet and so alluring that you almost want to laugh. More some lazy protrusion of the earth’s circumference, a mere shrug of a shoulder just above the water line, than a man-sized island, Desroches forms part of the Amirantes archipelago in Seychelles and offers an experience beyond any expectations. All 6,2km of it. Although only a 40-minute flight from mainland Mahé, the step down onto this hideaway resort takes you worlds away from any form of life as we know it. Here it is always summer. Here, silence is bettered by gossiping cicadas, sighing doves and the comic whoosh-plop of plummeting coconuts. Here the sands are so white, the palms so perfect and the views so pristine that when they’re framed by a window or quiet architectural lines, you catch yourself thinking someone’s popped a picture on a wall. Total and complete relaxation doesn’t come easily to most, but here they’re a given. And wholly geared towards making this happen, the Desroches Island Lodge, operated and marketed by Seasons in Africa, is the playground perfect. Owned by Collins International (which leased the island in 2008, renovated the existing hotel and built the first set of villas), accommodation at Desroches ranges from private beach suites just 25m from the sea to fouror five-bedroom villas, the largest sprawling some 750m2 – suitable for couples, families and friends. As well

as an outstanding hotel experience, Desroches offers ownership and coownership options on some of the existing beach retreats and on the newly launched second-phase villas. With a total of just 60 villas and 20 suites in the entire development, exclusivity is set to be maintained, and the opportunities for absolute seclusion remain. ‘With an exceptionally appointed, superbly decorated five-bedroom villa at the water’s edge, available for $3,25 million this is one of the best offerings in Seychelles,’ says Desroches Sales and Marketing Manager, Sarah Jensen. The additional option of placing one’s retreat in the hotel rental pool offers comfortable financial returns and levy-free terms. The architecture features a delight of secluded spaces, communal relaxation areas, an intriguing use of levels and screens for added privacy, maximised outdoor living with linked walkways, cloistered gardens, expansive decking and glorious pools, and a host of openplan bar, kitchen and dining facilities. Bedrooms typically boast signature bathrooms that open onto private gardens with secluded plunge pools, outdoor showers and freestanding bathtubs. In a palette of muted azures, greens and blanched sea whites, the decor incorporates breezy drapes, organic weaves, rattan, rope, stone, fine linen, cool cotton and magnificent wooden furniture crafted at the island’s alien tree elimination project. With suites so sensational, there’s a great temptation to lounge like royalty (Will and Kate did), but the lure of the kitchens is just too much. The choice is dazzling. The options overwhelm.

There are breakfasts with tea and dim sum, romantic in-villa dinners complete with private chefs, fairy-tale seaside picnics, sophisticated pairing menus, and starlit banquets taken barefoot just metres from the water. And after fine dining and an earnest appreciation of the very fine international wine selection, what’s left to do but relax? A gentle tour of the island by bicycle (no strain or stress here – it’s completely flat and there are no cars whatsoever) or golf buggies leads explorers to the giant-tortoise breeding programme, the turtle nests, the organic veggie garden, the Creole village and restaurant, through the magically lit

forests and to beach after beach of powder-fine sand. For those with more energy to spare, the extensive water sports centre offers snorkelling, scuba diving past rays and turtles to reefs wild with colour and sea life, windsurfing, kayaking, hydro biking, and sunset cruises to some of the world’s best fly and game fishing – sailfish, job fish, rainbow runner, bonitos, tuna … With so much to do, you hardly notice it’s happened. Relaxation has done its thing. There is no cell signal on Desroches, although there is internet access, they say. But, somehow, in the face of all this, the need to log on, times out.

Villa royale

Construction has started on the last three available villas in Phase 1 of Eden Island. ‘Eden Island sales have been excellent and demand for larger villas has increased,’ says Pam Golding Property Group CEO, Dr Andrew Golding. The beachfront villas have spectacular views of the neighbouring islands. Inspired by traditional Seychellois design, the villas have deep verandas, exquisite floors, and double volumes that let in the exotic views. The first villa, with four bedroom suites, has covered terraces running the full length of the facade. The second villa, with striking water feature and swimming pool, has five bedrooms and covered terraces leading off the living area and each bedroom. The third villa, with four bedrooms, has a plunge pool on its terrace. The finishes and fittings of all three villas are of the highest quality: the villas are air conditioned throughout, are fitted with Miele appliances, and come standard with their own private swimming pools. The villas are priced from $2,5 million (about R17 million). Brian Gradner, +27 (0)82 361 4381, edenisland.sc
