KwaZulu-Natal has the holiday weather and the beaches as its drawcards. Cape Town is World Design Capital 2014. You’d think it would be easy for Jozi and Pretoria to sit around and sulk, but these two cities are busy, busy, busy on some of South Africa’s greatest property developments, which are slowly but surely making headway. From Freedom Park and its Hapo Museum to the mixeduse development of Menlyn Maine, which will officially be SA’s first green city, Pretoria is taking strides in contemporary architecture and design. Looking further afield to Dinokeng Game Reserve, which opened late last year, Gauteng can now boast about having the Big Five! There’s also the new Soweto Theatre, situated in the Jabulani CBD, while work is being done on the decommissioned Orlando Power Station and there’s a vision in place for the Orlando cooling towers to be made part of a new entertainment precinct. Moving to the suburbs, there’s the development of Sandton Central Park, a peaceful space of sculpted garden areas, benches and a children’s play area. Then there are the beginnings of Melrose Arch Phase 3 and the R900-million redevelopment of the Mall of Rosebank and Rosebank Gardens. Joburg’s CBD has seen the opening of the unique Wits Art Museum in Braamfontein, the facelift of Mary Fitzgerald Square and the development of the Majestic and Newtown Junction. The construction of a new health and research facility, Hillbrow Health Precinct, begins this
year, while restoration work continues on the Old Post Office building. Hot on the heels of Jonathan Liebmann’s Arts On Main developments comes Brian Green’s 03 Desmond building in Kramerville. Brian was responsible for the super-successful 44 Stanley complex and he hopes to make 03 Desmond the go-to design hub of Joburg. Brian says, ‘Kramerville is the decorating capital of Africa. It’s becoming easier to access for domestic decorators and it’s evolved naturally; it’s not contrived. In Kramerville we saw the trend and we jumped on the bus.’ Housing brands such as Cape Town’s Tonic Design, Durban’s Egg Designs and 03 Cubed, this 300m2 space is sophisticated yet quirky and offers something you can’t get anywhere else. And it’s rumoured that Brian will be opening a rooftop bar as part of his exciting retail development. Joburgers love a new hot spot for sundowners. All we need now is a mountain.

DREAM HOLIDAY
LETTER o
After a frantic day at the office followed by a whirlwind of children demanding my attention, I flopped down on the couch with the April/May edition of The Property Magazine. I turned to page 18 and discovered ‘Some Enchanted Island’. For five blissful minutes I escaped to heavenly Eden Island in the Seychelles and imagined myself lazing on the white sandy beaches and exploring the bustling marina with boats and beautiful villas. A couple of pages later I escaped to glorious Nambiti Plains Private Game Reserve where I listened to the soothing sound of the waterfall and river and watched game coming to drink at the waterhole. Thank you, Property Magazine, for being my ‘Great Escape’ at the end of a day! Katalin Mercer, Durban

WARM EMBRACE Many thanks for your Winter Warmer feature. I was feeling quite depressed at the onset of Joburg’s cold weather and was happy to read about how to escape it. It’s always nice to know that you don’t have to go far to enjoy a day or night out in a nice, comfortable and snug environment. There’s often too much emphasis on running away from Joburg. Thank you for embracing our city. Anonymous, Parktown North
FEEL THE LOVE As an art lover, I was lucky enough to attend the Wits Art Museum launch. With over 9 000 pieces of classical and contemporary African art, this spectacular space is one that all South Africans can be proud of. It brings an energetic and beautiful pulse to Braamfontein. It is a world-class museum and I’m so impressed by how wonderfully you featured it in The Property Magazine. Anonymous, Braamfontein

CRAIG HUDSON Investec Wealth & Investment Branch Head - Durban
The demographic dividend Demographic trends are playing an important role in household spending and in particular, in driving food and apparel retail sales in SA. This is the so-called demographic dividend: the benefit conferred by growth in the working age population and the extent to which this translates into household spending.
Wealth & 1nvestment
The UN estimates that between 2011 and 2100, the population of high-fertility countries, which includes most of Sub-Saharan Africa, is projected to triple, while the population of low-fertility countries, which includes most of Europe, China and Australia, will decline by

demographic trends.

Unfortunately, the poor quality of education, poverty and high minimum wage increases in SA have stunted the full impact of this demographic effect and resulted in little growth in the actual workforce. Offsetting this has been government’s expanding social grant programme and strong real wage increases. The primary beneficiaries have been low income households, thus benefiting the food and apparel retail sectors: their combined growth of profits has outstripped those of all industrial companies over the last 17 years. This illuminates the potential that lies largely dormant. In addition to improvements in education and training, government should follow the example of other BRIC nations by investing in young people to grow employment and stimulate productivity. SIZE MATTERS Now live: The Property Magazine South Africa a national digital-only edition of 200-plus pages from all our regional editions, plus much more …
As the largest magazine in South Africa, we’ve always believed that size matters. So until Apple makes an iPad that is as large as our magazine, we’ve decided to squeeze our magazine into the space available – but we’re also squeezing in all of our regional and national advertisers, together with all of our regional editorial content and more. Each month we’ll be expanding several of our editorial features to bring you more than we ever could in print alone. There are also brand-new, digital-only advertising opportunities for our advertisers. So, with over 200 pages of The Property Magazine South Africa on your iPad, Samsung Galaxy or other tablet every month, we still believe that size does matter! The Property Magazine will still be available in hard copy each month as three separate regional editions, but with our new monthly digital-only national edition, you can now see what your neighbours are up to, too! The Zinio app is available for your iPad, your Samsung Galaxy and other tablets and also from www.zinio.com. Morningside, together with his wife and front-of-house, Gina, recently won three stars in the 2012 Rossouw’s Restaurant guide – the first restaurant in KZN ever to do so. We talk to Graham.
Q Describe your journey to 9th Avenue Bistro?
Q Who are your mentors?
Thomas Keller and Daniel Humm for their modern approach to classic cuisine and exquisite technique and plating; Neil Perry for how simple he makes everything seem; and Martin Picard for his wonderful attitude to food, ingredients and the environment in which he serves it. My first chef, Thierry Billot, who knocked some sense into me (literally) from my first shift under him. And Carly Goncalves, who taught me about food and how to run a business.
Q Essential ingredients?
Salt and tomatoes. And pork, because of the endless cuts and techniques that can be used with it.
Q Who would you love to cook for?
I used to work with an acid head in Florida who got me into the Grateful Dead. I think they’d be a fun crowd. +27 (0)31 312 9134, 9thavenuebistro.co.za
Fudging it It’s better than getting just a tiny taster – here you can sample the whole shop! This little spot at the Jacaranda Centre in Hilton (behind KwikSpar) is home to Tasha’s Fantastic Fudge and offers over 40 dreamy flavours. Handmade from all-natural ingredients according to an old family recipe, the flavours include chocolate, chilli, ginger, cherry and nut, and the just-released Honey-and-Horlicks. Too much to choose from? Pause over coffee and Tasha’s Fudgeskotti (butter biscuits with fudge nuggets) while you decide. Words André Fiore
I graduated with a philosophy degree and then pursued my passion at Christina Martin’s Cookery School. I spent two years in the UK working with a French chef and then returned home as sous-chef at 9th Avenue Bistro under the former owner, Carly Goncalves. There I met Gina, who was waitressing there while studying teaching. Together, we travelled and worked in Bermuda, the UK and South America, before returning to KZN, where I was head chef at Fordoun Hotel and Spa. In 2010 we took ownership of 9th Avenue Bistro.

Thanks to a very crafty, artistic mom, I’ve been making and creating since I was little! We always had a project or craft we were working on – and still do! After studying a BCom Acc. and working in finance, I realised I’d never be happy or satisfied unless I was doing something creative! Ikhaya was always a dream. It’s taken patience, but I love creating and developing new ideas! My husband is the manufacturer, and I drive him insane with my poor sketches and cryptic instructions, but somehow he gets what I want and manufactures the most beautiful pieces, just as I imagined them.

TAKING STOCK The Stock Market Men’s Outfitters at the top of Florida Road in Durban is a high-end men’s boutique in a gentlemen’s-clublike setting. The store’s design features vintage golf clubs, deep-buttoned leather armchairs and a collection of trophies. Customers are invited to settle down with a freshly brewed espresso or a good whisky as the staff assist in finding that perfect item. With designer fashion from Gant, Replay, Sebago, Vilbrequin, Havaianas and Blackstation by Puma as well as fine wool suits, hand-stitched leather belts and Pennyloafers, skin care products from Molton Brown and gifts, such as penknives, torches and cigars, why should a gent shop
Q Your personal style?
I love working with natural materials, with designs that are as simple as possible. I love the cool calmness of screeded floors warmed up with beautiful woods and touches of colour. Add a few retro pieces and I’m in heaven! I’m a big fan of clever storage – I’m always striving to be more organised!
Q Your favourite item?
Definitely our plywood lights and frames! Complete team effort. I also love the little jacaranda people, even though protecting the design registration on them has been the source of much frustration!
Q What would you like to see more of in Durban?
There are so many talented designers and crafters in Durban. It would be wonderful to grow this community and encourage and help more people to showcase their work. +27 (0)84 360 2246, ikhayastore.com

Columned terraces, gorgeous landscaping, views and generous living spaces define this colonial-style Bishopscourt home
1
N
ew to Anne Porter Knight Frank’s portfolio is an elaborate and very attractive triple-storey home located in Cape Town’s elite southern suburb of Bishopscourt. The home is north facing and from its expansive patios and terraces it offers panoramic vistas of the eastern faces of Table Mountain over the Kirstenbosch National Botanical Garden as well as views of Devil’s Peak. In addition to four bedrooms, the home offers a dining room, reception room and study. The interiors include decadent carpeting and marble tiled flooring and lofty ceilings highlighted by beautiful chandeliers. On the market for R25 million, the home is described by the agents at Anne Porter Knight Frank as being ‘immaculate’, and MD Lanice Steward sings its praises for combining the ultimate in luxury with an easy-going energy and feel. Lanice comments,
‘Although the home is unashamedly opulent and designed to impress, the house has comfortable, homely interiors and it would be equally suited to an embassy or a large family with several children.’ The gardens are a feature unto themselves, with lollipop trees galore, beautifully manicured lawns and gorgeous white rose bushes set alongside meticulously neat hedges. The expansive outdoor area is perfect for the entertainer and, of course, children. Large trees tower over the home and seamlessly create a sense of grandeur, especially as they contrast pleasingly with the cream exterior walls of the home and its large windows and columns. Also on site is a separate cottage that comprises a large living area and a separate bedroom. There are three garages on the property as well as four parking bays, a large swimming pool, and state-of-the-art security throughout. T
owering above the African bush, Clifftop Exclusive Safari Hideaway sits atop a gorge in Welgevonden Private Game Reserve in the Waterberg Mountains. With elephants drinking water below and the African wilderness surrounding you, there is no doubt that you are experiencing one of South Africa’s prime views. But it’s not just the views that set this lodge apart, nor its five-star service, excellent cuisine and undeniably good game-watching. What distinguishes this game lodge from many others on our shores is its space. This story begins with an introduction. When a renowned interior designer meets a luxury safari lodge, you are bound to get fireworks – awardwinning fireworks. The result of this introduction was Clifftop Exclusive Safari Hideaway’s award for Best Hotel Interior at the 2011 African Hotel Awards, and it’s all thanks to Laurie Owen Interiors. According to Laurie Owen, owner of Laurie Owen Interiors, the criteria for the award were: outstanding quality of work; a different interior design concept; and work that is fresh and new. And these certainly hold true for Clifftop, whose interiors beautifully complement the exquisite views of its surrounds. Laurie was first commissioned in 2009. The owners were fans of her work and so the design brief was loose, allowing Laurie free rein to do what she does best. Inspiration came easy, thanks to the lodge’s surrounds. Laurie says, ‘I took inspiration from the clifftop and the location of the lodge and the river below. This all adds to a place that soothes one’s soul.’
16 | June/July 2012
The difference between Clifftop and other lodges around southern Africa is that it is decidedly non- African, and proudly so. The rooms and communal areas are a breath of fresh air, open and airy, and freely flow into each other. And more importantly, there is not an African mask in sight. ‘It’s my spin on an African lodge,’ explains Laurie. ‘I detest masks and the very normal dark look of traditional lodges. I love soft, romantic, soothing colours.’ Laurie’s interiors include a mix of natural organic materials, hand-beaten silver and dip-dyed fabrics and luxurious African-inspired stonewash finishes. Ecofriendly materials have been used throughout the lodge, including wood, felt, mohair, cotton and linen, recycled glassware and handwoven recycled chairs. The effect is organic and romantic and the result is simple yet luxurious comfort. A distinguishing feature of Clifftop is its colour palette. Its cool colours whisk you away into a world of calm. Refined colours, such as white, grey and silver, with accents of darker hues, reign. Laurie wanted a soft and cool palette and drew her colour inspiration from the surrounding Waterberg and the river, with some lighter colours being drawn from the local stone and the bark of the trees. From the rough concrete walls and ceilings to the whitewashed wooden floorboards and white weathered furniture, the effect is breathtakingly simple and understated and allows the scenic surrounds and wildlife to take centre stage … Just. Uncomplicated decor and furniture reign and the emphasis is on cool comfort. Oversized sofas and poufs
sit alongside interesting mohair chairs.Among Laurie’s personal favourite features is the mohair lounger, part of her signature collection. She imports the mohair from Swaziland and makes the loungers herself. Despite the seeming simplicity of the layout of the rooms and furniture design, there is a lot of hidden detail, especially in the various light installations. Designed and handcrafted by Laurie Owen Interiors’ studio, they are made from driftwood, seeds and calabashes, and the effect is dramatic, the driftwood installations especially so. These hang across the ceilings of the chill rooms and living areas and echo the light of the fireplace, which sits centre stage, washed in silver shades. Nearby, painted seeds hang like drapes and act as natural dividers as well as another interesting focal point. Hanging chairs in the upstairs zone sit alongside a huge daybed fit for royalty and together they continue to emphasise that this lodge is all about relaxation, and the decor certainly echoes this. Despite the end result, the design did not come without its challenges and a lot of hard work. The main challenge was the African rains. ‘Massive floods stopped building in its tracks for long periods at a time,’ says Laurie. But her perseverance paid off. Laurie says that, structurally, there was ‘lots of opening up and creating clear lines throughout, turning heavy dark spaces into light-filled cool, interiors’. From the free love of the public areas and the outside pool deck to the unsurpassed views of the sky above and the gorge below, you will find it hard to tear yourself away when you retire for the evening.

Centre right The serene dining area is bathed in sunlight and overlooks the gorge. Organic beaded drapes add interest to the space.
But make no mistake: once you have been formally introduced to your suite, you may never leave its decadent folds. Clifftop has only eight suites and each one exudes luxury and its own style. A large round bed sits centre stage while the cool palette of colours continues. A small chill-out area sits next to the well-appointed bathroom, which boasts an indoor and outdoor shower and the best seat in the wilderness – the bathtub. The jet bath is enclosed with glass to keep out the winter chill, but in summer you can throw open the doors and relax with a gentle breeze on your face and the gorgeous views at your fingertips. In fact, the bathroom’s entire front wall is made of glass, on standby to invite the bush indoors. The decor continues in its simplest and most natural form. Bamboo sticks are used to create a

(Laurie Owen Interiors has its own manufacturing division that sources these materials and make its own beautiful decor products.) The suite’s private deck is an extension of whitewashed wooden floorboards, and there’s more comfy lounge furniture outside. Our favourite outdoor feature is the plunge pool with its 360º views over Welgevonden. Because the lodge only accommodates 16 guests at a time in its eight suites, service is preferential treatment all the way, and feeling like a VIP is par for the course. Intimate dinners can be set up in the wine cellar below for a romantic evening or upstairs by the fireplace to ward off the chilly weather. The five-star treatment continues on the game drives.Welgevonden
Game Reserve boasts an abundance of game and stunning fauna and, despite being only three hours from Joburg, it offers a unique wildlife experience, including the Big Five. And after an early morning or a late afternoon drive, the sumptuous interiors crafted by Laurie Owen await you. ‘My main objective is to create mood-changing spaces that have a profound effect on our minds and bodies. “Slowing the heart rate” and “taking deep breaths” is what I like to achieve.’ No mean feat for Laurie, but certainly achieved. After an afternoon of gin and tonics and chasing lions, we sit on top of the world and watch a speculator African sunset. Slowed heart rate? Check. Profound effect on mind and body? alokiba Eco Estate is an exclusive, 15- unit, full-title estate within another estate, The Farm, in popular Shelly Beach on KZN’s Hibiscus Coast. With a 60 : 40 ratio of holiday homes to permanent residences, the muted sounds are mostly natural, rarely man-made. Duiker and oribi freely roam the landscape to the gentle sounds of streams and the insistent rhythm of the sea. Set on the highest point of the slope of Shelly Beach down to the sea, every home at Malokiba has a sea view down the South Coast and beyond. Not just a glimpse either. As the crow flies, the ocean’s about 700m away and about 900m by any other form of transport. This home in particular has sensational views, not only of life at sea and the pull of the horizon, but also the dense natural coastal growth, streams and a number of well-stocked bass dams. There’s a massive green belt between this home and the Farm, and an easy 5ha between the dwelling and the 160 or so houses that comprise the larger development. This plot is in the region of 700m2, the doublestorey house about 426m2. Malokiba Eco Estate was bound by the broader architectural language of the Farm, but the developers, brothers Mike and Johan Bekker, had a level of freedom to interpret the style and raise it to another level. Lee Maree of Level 7 Architects was entrusted with the task of realising their vision. The Malokiba exteriors have a distinctive sense of Bali, yet the Bekkers managed to integrate the plantation feel of the greater estate. The result is a small community of comfortably spacious homes, as suitable for families as for couples who value personal space. It’s an exclusive estate with a pleasing similarity of exteriors, but personalised interiors. This house is all about the fine detailing, with solid wooden doors, frames and cupboards, and exclusive imported tiles. The home consists of three spacious en-suite bedrooms, an expansive open-plan dining and kitchen area, and a wonderful play space with an undercover patio and braai area designed for grand entertaining or as a family chill zone. Folding stacked aluminium doors run the width of the space, capitalising on the views, no matter the weather.
The interior decor was done by Mandy Massey of Mandy Massey Interiors. There’s a tangible sense of comfort and unpretentiousness, with handpicked oversized accessories, and natural tones and textures of an African landscape revealing themselves in warm honey, browns, creams and oranges. Calming neutral tones are found throughout the bathrooms and the kitchen, with feature elements of granite, mosaic or textured surfaces to raise the bar. The Bekker brothers bought this vast plot simply because of its beauty. It was irresistible. Now, early retirees are settling at Malokiba (it’s fully fenced, and right at the end of a quiet cul-de-sac) and relishing a beachfront lifestyle set in natural bush, a lifestyle that the brothers say is unsurpassable. Within a 2km radius, there are two shopping centres, a hospital and easy access to the freeway. Although the homes appear to be on a grand scale, by living here, in this secure environment, residents enjoy the freedom of a lock-up-and-go lifestyle. Shelly Beach has come of age. From a little hideaway holiday town, it’s now essentially the retail centre of the South Coast. But, living at Malokiba, you have the joy of taking it or leaving it.

Her favourite types of projects are those where she’s able to work with architects from the outset: ‘By taking into account the surroundings, the landscape, the style, and the materials used in the home’s construction, I am able to achieve an end result that takes the client’s breath away. My most rewarding experience as an interior designer is when I hand over a project to my clients and they respond, “Never in my wildest dreams, could I have imagined anything so beautiful.”’ Although she’s based in Shelly Beach, for the past 12 years Mandy has been servicing clients across SA. RENOVATING
Value add Most people know that by renovating your kitchen you can up the resale value of your home drastically. And it does not have to cost the earth. Adrian Goslett, CEO of Re/Max of Southern Africa, says, ‘The first step is to clear out the space and get rid of equipment and things you don’t use that much that may take up a lot of space on counters. All the clutter can make the kitchen appear smaller and darker than it really is. The next step would be deciding on what’s most important: re-plumbing or moving around big equipment, such as stoves, is expensive, so budget is crucial if these are part of the plan. Instead of completely replacing items or fixtures, homeowners should try to refinish them or only replace certain parts that really need it. Laminated countertops, for example, can be re-laminated and cupboard doors can be resealed and painted to give them a fresh look. And finally, the easiest and most cost-effective way to change your kitchen is by giving it a lick of paint. This can make a big change to a kitchen, especially if the current colour palette is outdated. When choosing a colour, it is best to go with neutral colours, as they will make the area appear a lot larger.’
AFTER Lighting Delos, a restorer of antique lighting and furniture, supplied the interesting globe pendant lights for this kitchen. Owner Dale Calder says, ‘Antique chandeliers give even a contemporary kitchen a personal touch. For those who are dead against anything Old World, modern pendants with some patina can be the difference between the ordinary and the extraordinary.’

BEFORE
Bathroom countertops Granite countertops were used in this bathroom. Claudia Cannata King, marketing director at Cannata Granite, says, ‘Practicality paired with aesthetic appeal is a winning combination when redesigning bathrooms. As bathrooms are generally smaller spaces, it is better to use materials that are less busy, for example, natural stone, such as granite. That way, the room will not appear smaller than it is.’
The taps Cobra Watertech supplied the taps for Peter’s bathroom. Marketing Manager Shelley Galliver says, ‘Basins and taps are two items that can be changed with relative ease and affordability. Although on this project a certain style of tap was installed, the modern, minimalistic, single- lever mixers are still the most popular ranges. The main factors influencing the choice of fittings are eco-friendliness and efficiency. Bathrooms should combine aesthetics, quality and eco- friendliness. Homeowners may choose from a host of sanitary fittings and technologically advanced bathroom products that are easier on the environment. At the top end of the market there’s a trend towards electronics, such as mixers with LED displays, to indicate temperature.’

AFTER Paint Lauren Shantall, PR manager for Plascon’s Freeworld Design Centre, says bathrooms need mould-resistant paint, because of all the moisture. ‘Plascon Velvaglo is also a good option, as it is a hard-wearing paint suitable for bathrooms and is heat-, steam-, chip- and stain-resistant,’ she says. ‘Make sure that you coordinate your wall paint and tile colours carefully. Buy a tester pot in your colour of choice and then paint a large swatch onto a primed card in order to better compare the colours. Bathrooms are usually not the biggest spaces in the home; lighter colours will make the space seem bigger. If you have a very small bathroom, consider using an extremely bold colour to make a statement.’
Wall tiles On-trend subway tiles were used for Peter’s bathroom. Margaret Goodale of Victorian Bathrooms says, ‘Metro tiles, aka subway tiles, were named after the tiles used in the Paris subway system in the early 1900s. So versatile is this little 75mm x 150mm tile that it is as at home in a vintage setting as it is in a more contemporary, sophisticated interior. Metro tiles have a clean and tailored look, creating a simple texture that is classic and appealing, year after year.’

How he did it
How did you come to do this project in LA?
I worked in California for 11 years and am familiar with local trends and regulations and I understand the region very well. I was able to advise the client that the fee was favourable because of the exchange rate of the US dollar to the rand.
How did it work?
We got organised and had a good communication routine with the client and contractor. We also coordinated the work with an engineer in LA. Due to our being 9 to 10 hours ahead of them, and with regular photographic updates of the site progress, we were able to address any issues or questions timeously, which resulted in no project delays. We built a 3D model that we constantly updated with proposals, so we could continuously study design issues and offer solutions. We also advised the client on how to photograph the site, environment and surrounding area to get the necessary information.
What would you have done differently?
Nothing with regard to the project as a whole. It worked out very well. It would have been a joy to see the project in person soon after its completion, but unfortunately I was only able to visit the site a year later.

Wooden flooring Leon sourced flooring from Californian suppliers. But for local work in SA he recommends Kevin Bates Albert Carpets, whose Chief Operating Officer, Peter Simon, says, ‘Antiqued wide-plank oak flooring is the most popular style of wooden flooring at present. There has been a move away from the high-gloss finish and a more restrained, matt, oiled finish is mostly used. Also gaining market share is strand woven bamboo. While not exactly wood, its popularity has surged for luxury vinyl planks. They’re reasonably priced, very hard-wearing, have the appearance of wood and are considered eco-friendly.’
Caesarstone Leon recommends Caesarstone for living room fittings. PR Manager Lisa Aspeling says, ‘Caesarstone’s textured range, Motivo, is perfect for use as wall cladding in any living space or lounge. Feature walls are on-trend again and Motivo lends itself to this application, as our patterned, black or white Crocodile and Lace surfaces help to create a sophisticated look. Concetto, Caesarstone’s semi- precious stones collection, can be crafted into beautiful ottomans and centre pieces for the lounge, or even gorgeous, bespoke tables and bars. The Classico range is well suited to use as flooring. Its durability and classic appeal make tiling your living area a good investment.’

Wallpaper The House of Wallpaper supplied the eye-catching wallpaper used on this renovation. Company Director, Jackie Kilcullen, says, ‘Wallpaper has become a huge trend for a number of reasons: it is a simple, practical and beautiful way to transform a room, instantly adding depth, texture and character not easily achieved by alternative wallcovering. In a dining room, wallpaper offers elegance and warmth. The magnificent wallpapers now available on the market make wallpaper a good option when transforming a room.’

Reupholstering Hertex Fabrics supplied the fabric for the reupholstered dining room chairs on this project. Katrin Herrmann-Van Dyk, sales director at Hertex Fabrics, says, ‘Where you already have a chair or sofa that you love, get a quote for re-covering it rather than throwing it out. The cost is not always less than that of new furniture, but the frame of a good piece will last a long time. When selecting fabric for dining room chairs, keep in mind the type of fabric and the scale of the pattern. Dining room chairs are generally used often, so choose a fabric with high durability. Small patterns work better for the seat and back, but for a fully upholstered chair, the back of the chair could be done in a bold

Flooring Craig Maas, general manager of Carpet Connections, who installed the floors on this project, says, ‘Choose a floor covering that is suitable for the intended application. Careful consideration should be given to the grade of the flooring because of the intensity of use. Ensure that the chosen product has a technical certification of an international standard. Irrespective of the flooring chosen, the subfloor needs to be carefully inspected and, if necessary, levelled. The ‘After’ photographs Romilly de Buck
more level the surface, the better the end result. Tiling
BEFORE
Your choice of tiles for your newly renovated outdoor area can make a significant difference to its overall look and ambience. Kate van Niekerk, Tile Africa’s marketing manager, elaborates.
What should people look for in outdoor tiles?
Tiling is the answer for an outdoor area because tiles are highly durable, easy to maintain and come in a wide variety of colours, textures and styles. Where a roof covers the area, such as on a patio, then any type of tile is suitable, as long as it has an abrasion resistance rating of four or more. It is often a good idea to continue the tiles used in the living area out onto the patio, especially in cases where the doors open and fold back to create an inside/outside effect. Where the area is open, such as in a courtyard, then tiles made from natural material are best. It is very important to note that natural stone, slate and marble tiles are porous and need to be sealed before use.
AFTER
What are the current trends in outdoor tiling? Ever popular are the warm African tones of slate and sandstone. These materials are being used more and more, not only on the floor, but also to clad outside braai areas, benches and walls. The beauty of natural stone is that it blends effortlessly into nature, creating a soft, harmonious backdrop to grasses, flowering climbers and shrubs.
34 | June/July 2012
Outdoor cooking Bertus van der Veen, co-owner of Euro Appliances, says, ‘Fully fitted outdoor kitchens are big in the US, but in SA we’re content with braais, despite our better climate. The benefit of outdoor kitchens is convenience. Proper planning is critical for hassle-free outdoor entertainment and provision needs to be made for water (basin, icemaker), gas (braaiing and other cooking), electricity (fridge and freezer), and proper airflow. Gas braais offer clean, quick cooking, but traditional wood/charcoal products remain popular. Integrated facilities, such as rotisserie and smoker options, have recently seen a rise in popularity.’

DESIGN Profile
W
hen walking into the offices of Townsend and Associate Architects (TAARCH) for my interview with Richard Townsend, and on passing the rows of symmetrically stuck fluorescent Post-it notes on neat stacks of open books and magazines sitting on the table I’m being led to, I wonder whether he’s a Virgo. ‘No, I’m a Libran,’ he replies. ‘In fact, most of my graduation class at university were Librans.’ That makes sense – a defining trait of Librans is their sense of good balance and it’s an ideal quality to have if you’re building multilevel apartment blocks and homes on challenging sites. But Richard’s balance could be out. Even during his time-outs on the beach, in a yoga class or wherever, when he’s meant to be relaxing, he’s pondering his work and the discipline: ‘I’m always reflecting on architecture and the work that we are doing. I read about guys in my industry who have their own firms and how they love doing all these “recreational things” and I think to myself, where do they get the time?’ Since establishing TAARCH two years ago, Richard’s been ‘surprisingly busy’: ‘People keep talking about a slump in the building industry that started way before 2010 and is still around. The irony for me is that that was when I decided to go it alone and I was lucky to have clients that stuck with me when I started TAARCH.’ Richard found a solid footing for his career at what has become one of South Africa’s most respectable firms in the luxury residences line: Stefan Antoni Olmesdahl Truen Architects (SAOTA). He joined SAOTA after spending six years working in Berlin and London, completing his Part 3 at Westminster

and doing a stint in Los Angeles. Richard describes his 12 years as a senior associate and one of three design team leaders at SAOTA as the best all-round work experience he could have gained. He says that since striking out on his own he’s had to learn the art of networking and how to put himself out there. ‘The industry is not the same,’ he says. ‘Today, every lead, contact and recommendation is followed up. Networking has almost become part of my job.’ Although his portfolio of completed work for SAOTA is extensive and impressive, Richard’s threeman team at TAARCH has had a range of exclusive and no less mind-boggling jobs on the go since he founded the business two years ago. These range from luxury residential homes, townhouses and small apartment blocks to, more recently, the promise of commercial, retail and corporate building work in South Africa and overseas. Richard whips out a series of design booklets on each project and begins paging through each one, pointing out features on each page with careful consideration and respect for the 3D renderings and hand-drawn images that he himself has sketched. ‘I really love doing sketches freehand because by doing them myself I really have to think about every line or shadow, detail and space that I’m drawing and how it will work in the completed project. I think this is a process that is slowly being lost in the discipline with the rise of new digital software programs, such as Revit. The value of architects’ using every opportunity to do sketches themselves is critical to the outcome of the project. You really get to understand your creation intimately,’ he says. But 3D renderings have raised the architectural bar, he admits:
‘Although the element of surprise has been taken out with the rise of 3D rendering software, this isn’t a bad thing, because clients expect to see built exactly what the image reflects, and for the architect this means that the concept has to be brilliant and very well thought out. The pressure on the architect is huge!’ Richard has mastered this dual approach to design and works as comfortably with new software as he does with old-school ink and pad. One of his projects, known as V oelklip, a beach house in Hermanus, won a Cape Institute for Architecture (CIFA) merit award last year and is in the running for an SAIA award this year. ‘It’s definitely my favourite project and a highlight of my career. I think it’s because it was a combination of an open brief and a challenging site – on the seafront, long and rectangular and with height restrictions. The setting was also spectacular – milkwood trees and fynbos lining the front of the house and framing the sea, and on the north-facing side, the Overstrand Mountains hanging over it. The volumes and forms we created for this home are all completely functional in the modern tradition that “form follows function” and were emphasised by the natural light and how it was channelled into the home,’ he says. There is a definite style to Richard’s work and when I ask him about it he gives me a crash course in architectural theory as well as his opinion on the controversial topic of whether there is such a thing as a ‘South African architectural style’. ‘“Critical Regionalism” is a theory that I deeply subscribe to,’ he says.‘It stems from modern architectural discourse that considers the contextual forces acting on a proposed site or structure and incorporates these into the final

It’s also a quality that’s more apparent in residential architecture than in commercial developments. ‘I’ve recently been approached by a patron client to consult on a shopping centre project, which is something I haven’t done a lot of in my career. The reason he has come to me is because I’ve convinced him that these projects need to have architectural merit, need to be works of art and need to have identity and a sense of place in the community in which they are being built. Too many commercial retail developments don’t have this quality and are uninspired. This is a great pity, because the spin-off is that the community will treat it as a social space, one that they relate to, interact with, are proud of and subsequently look after,’ he explains. You might not think ‘Critical Regionalism’ when you marvel at an exceptional building, but for architects who subscribe to that theory, it’s crucial, and explains Richard’s strong views on the notion of a homogenous South African architectural style.
‘I’m not really sure why people want to define a South African architectural style; it doesn’t make sense to me. If you look at Europe, for example, there isn’t a singular European architectural style. There are many, but they are referred to as specific contextual styles that not only hint at particular regions in Europe but also to their cultures, such as Mediterranean or Scandinavian architectural styles. Here in South Africa, it’s the same: it’s critically regionalist in that we have such varying landscapes and climates, such as the highveld, Cape, tropical and bushveld, each one of these with its characteristic architecture, not to mention various cultures and people. All of these are inspiring and make the case against having a singular defining South African style,’ he says conclusively. But, even though someone might have walls of tertiary institution certificates and libraries of academic theory behind him, end-users doesn’t particularly care for theory – they want to see its application. It is here that Richard comes into his own: he stays true to disciplinary theory, which allows for creative expression and, ultimately, architectural beauty. A clear example of this is a project that he has been busy with since 2008 and that his team has now joined – a Franschhoek homestead for a family
of three generations within a secure residential estate with communal vineyards. Inspired by the Cape Dutch farm homestead concept endemic to the area’s colonial wine-farming history, Richard and his team have created a super-contemporary collective of pods – kitchens, bedrooms and bathrooms – that pivot on a communal living area for the whole family. ‘The estate guidelines were very restrictive, but we pushed the boundaries, the result being that the controlling estate architects who drew them up were very surprised and impressed at what we did,’ he says. ‘It’s a project due for completion next year and our clients are very excited about it.’ And rightly so.What’s amazing about this project is that Richard’s strong subscription to Critical Regionalism shines through: the homestead’s unwavering contemporariness fits comfortably into an area steeped in the historical traditions of viniculture and colonialism. If the 3D renderings of TAARCH’s current projects are anything to go by, then, upon their completion, they will make the case for life imitating art. For Richard, starting his own firm has provided him the ultimate freedom – to create works of art inspired by disciplinary theory. +27 (0)83 448 1331, taarch.com

T
hings are changing in KZN. You can tell. It didn’t take the setting to prove it either. That’s because the wickedly glamorous Harvey’s, spilling out seductively towards Mitchell Park, has nothing to prove. It’s singularly glorious. Like one of the sure things in life, we all know that at Harvey’s, now around long enough to have become something of an icon, the food will be superb, the setting delightful and the service flawless. It was more the subject matter that got us thinking. And sometimes it takes a suitably bubbly, wit-tickling Property Dinner to get people to make the sort of revelations that bring us to these points. Then, of course, a few whiffs of beautifully matured
Glenfiddich never stop a story. So a Property Dinner it was. Hosted by the rather dazzling Justin Clarke of Private Property and the equally dazzling Tony Vaughan of Media Nova. While Tony never needs a reason to throw a party, Justin had one. It was the celebration of Private Property’s mission for this year – to listen and add value to the industry. It was also a celebration of its status as a respected portal, a valued marketplace for the buying and selling of property. And best of all, it was a chance to sit back and have a laugh and a chinwag with long- time friends and colleagues. Justin told us about Private Property’s hip new premises. Working their way around the Web, things
that old-guard staff might have appreciated – aircon, views and a coffee machine – have become a little outdated, and though, of course, their new premises have hot coffee and cool views, Justin explains that they have ‘new-order people’ aplenty to please, and so Private Property has popped in a playroom with air guitars, ping-pong and popcorn! It’s worked. More people than ever before are visiting the portal. And Justin’s adding value. Some of the others present mentioned that coffee and views were still good enough for them. And who could argue that? We were with some of the most long-standing and respected names and families on the KZN property scene: Keith and Wayne Hendra

from Hendra Estates, Jonathan Acutt of Acutts, Dave Jones from Seeff Hillcrest, Lee Ellis of Tyson Properties Westville, Owen Dormehl of Dormehl Property Group, Richard Gray of Harcourts South Africa, Mike and Jeanette Bennett of Proprop – the list goes on. Mark Taylor from the eLan Property Group told us that, Property Dinners aside, he’d had dinner with other VIPs too: Y asmin and Simon Le Bon, Kylie Minogue … At that, others also started dropping names. The previously disadvantaged names landed with clout: Toti, Queensburgh … ‘Pinetown!’ said Kevin Delport of Dormehl. They started dropping words too.‘Booming,’ said Grant Gavin of Re/Max Panache. ‘Invest,’ agreed Sabrina Errico of Homezone Ballito and Johnny Mutton of Re/ Max Dolphin Realtors. The phrases followed quickly. ‘Value for money,’ said John Roberts of Just Property Group. ‘Shortage of stock,’ said Winston Sjouerman of Rawson Property Group. ‘Buy to let,’ said Greg Harris of Lighthouse Property Group. ‘Listen!’ said Private Property’s Mark Coetzee. So we did. It didn’t take an Einstein to sew those words together into cunning conclusions for those looking for investment tips and studying the bigger socioeconomic picture. While the New North is surely becoming part of ‘us’ (some Durbanites have even been there on day trips) it seems belts are loosening and interesting things are happening on other sides too. Local VIPS are mouthing formerly unpronounceable words. Look south and west for the new New North. At that, directions swirling a little, we all headed straight home.

Glenfiddich Single-Malt Scotch Whisky Today, Glenfiddich, the world’s favourite single-malt Scotch, is still made according to a process little changed in over a century. Glenfiddich 12 Year Old, the world’s leading single-malt Scotch whisky, available in over 180 countries, is aged for 12 years in oak casks. Glenfiddich 15 Year Old is matured using the unique Glenfiddich Solera System. Glenfiddich 18 Year Old, a rare single malt created for the connoisseur, is a fine testament to the crafter’s art: the whisky’s complex character and sublime mellowness come from long years of maturation in the finest oloroso sherry casks and traditional bourbon casks. The Upper Highway is one of the most sought-after areas in KZN. Hillcrest’s at its hub, and it’s not just about cooler climes and country air Words Anne Schauffer Photographs Supplied
EDUCATING HILLCREST On the doorstep you’ll find Highbury Junior School and, just up the hill, Kearsney College. Hillcrest and neighbouring Winston Park government schools offer schooling from pre-primary up to high. And a few steps away, in Kloof, you will find a schools such as St Mary’s Diocesan School for Girls, Thomas More (co-ed), and the full range of Kloof schools, from pre-primary to high.

FIVE THINGS TO DO IN HILLCREST AND SURROUNDS Shongweni Farmers’ Market: It’s Saturday morning, rise and shine, wake the dog, don your boots and head off to the market to meet up with friends, enjoy a great breakfast and swing your basket of organically grown fresh veg and trimmings. The Aubergine: Forget that pizza. Splurge on a gourmet night out at Chris Black’s awardwinning restaurant. Giba Gorge: For mountain biking or hiking, it’s the perfect spot for hilly exercise and fun for the kids while you browse in the shop. The Heritage Theatre: If you enjoy supper theatre, this is a fine one – always a festive evening with friends, with good casts showcasing music to which you generally know all the words. Golf: If you’re on a golf estate, you have a course at the bottom of your garden. Otherwise, head for Emberton golf centre/driving range, Camelot or even Kloof Country Club, a mere seven minutes away.
f you haven’t been to Hillcrest in the last year or so, you’ll be delighted to discover a community and landscape that’s no longer occupied territory. The retreat is nearly complete, and the back view of construction vehicles, yellow hard hats and chronic road rage over the seemingly never-ending road works is a joy. On the flip side, if you haven’t been there for 10 years, hold on to your jaw. That little village is no longer. It’s now a major suburb with all the coming-of-age trappings, such as not just one, but two Woolworths stores, and all the usual suspects who traditionally signify progress. Previously, Hillcrest was considered the second cousin a few times removed to Kloof, but it drew those who wanted a little more country and less club. If you wanted to shop or – heaven forbid – see a movie, you’d have to trundle down Field’s Hill to Westville or Durban. Hillcrest had a real smallholding community with people in gumboots who grew their own veg, raised buxom chickens and whispered to horses. They haven’t gone away – there’s still a strong element of country living on the fringes of Hillcrest, and frankly, when you get there, you can understand why they do what they do. It’s green, it’s cool, it’s calm and it’s country. Today, Hillcrest has a reputation for appealing to a wide range of ages and stages, and in particular, perhaps, to those seeking quality retirement and gated estates. These secure estates with shared facilities (and costs) are drawing people in droves to the area, and they range from golfing estates, such as Cotswold Downs and Augusta, to equestrian estates, such as Kirtlington. And if you’re thinking it’s only the older set, you’re wrong. Increasing numbers of younger couples and families are moving into the area, one of the reasons being the plethora of great schools, private and public, in the Upper Highway region. A significant reason why Hillcrest has held on to its country sensibility is the lack of industry in the region. Residential and commercial interests essentially fed off each other, but the growth hasn’t always been in sync, which led to warlike situations around sewerage, water, road access and a host of other municipal minefields. A few years ago, during the lions-on-a-kill building frenzy in Hillcrest, an embargo was imposed on further development along the dramatically overstretched Inanda Road, where residential developments were following one after the other, with limited thought given to services. Hillcrest is now close on being a well-oiled machine, complete with a brand-new hospital (one of the last reasons why anybody had to leave the town environs). It has easy access to the speedy toll road too, so those who’re forced to travel daily to Durban or up the North Coast do have an alternative to the legendary Field’s Hill crawl. There’s a good spread of accommodation up there that’s price-, size- and age-appropriate, a wonderful need for a fireplace in winter and gumboots in spring, and great green belts dotted with horses, hikers, golfers and those who choose fresh over flash.

The agent speaks Suburban Spaces opened around four years ago and focuses primarily on residential property. We asked MD Murray Aberdein to tell us about the property landscape.
Q Hillcrest has undergone massive changes in the past 10 years. Which of these have had the biggest impact on the region?
Hillcrest has become a commercial and retail hub, which has had a major impact on traffic flow. Increased retail activity and secure estates of all sizes and values have drawn a younger generation back to the area. Unfortunately, as infrastructure development and additional schooling has been following the development curve, we are only now getting to where the roads and schools are sufficient.
Q Where does the demand lie mostly from potential homeowners?
Currently the demand is seeing a bias towards secure estates and units priced between R1,5 million and R2 million. Young couples are being drawn from outside the area and the older generation are downsizing and moving from big family homes to a variety of ‘retirement facilities’ within the area.

In the history books Hillcrest was previously named Hill Crest, a settlement founded in 1895 on the crest of the hill on the main road from Durban to Pietermaritzburg. It was chosen largely as the weekend retreat of those suffering from the humidity of Port Natal, later Durban. Elizabeth Camp’s book, Lest We Forget – The Story of Hillcrest, details the history of the settlement: ‘… [The] population commenced in 1895 with an arrangement under which Mr EL Acutt took a 50- year lease of 512 acres of the farm Albinia, at a rental of £7 per month, and found he had many times the land he needed. But long before, that locality was a favourable stopping place for transport riders and other travellers. The little store that came into existence at what is now the eastern end of the village and received the name of “Waggoner’s Rest”, was the resort of men who carried goods far beyond the borders of Natal to Kimberly, Pretoria and the Free State, and when the early gold discoveries drew diggers and traders to the Eastern Transvaal to Lydenburg, Pilgrim’s Rest and Barberton. ‘Characters included two old-timers who ran coaches in such fierce competition that they
For both houses and townhouses, the average is around the R1,6-million mark. Interestingly, about 10 years ago, you paid a significant premium to be in Kloof rather than Hillcrest. Hillcrest averaged about R1 million and Kloof about R1,4 million. With the huge expansion of Hillcrest, this ‘Kloof premium’ has all but gone, and most clients look to buy based on affordability within the entire Upper Highway.
Q Where are the most sought-after areas in Hillcrest?
In strict Hillcrest terms, the areas around Highbury and Hillcrest Park (around High School), but this needs to be extended to include the Dovehouse area of Gillitts as well as Winston Park.

ne&Only Luxury Resorts are synonymous with style, grace and, more importantly, sheer luxury. The hotel group has emerged as a world leader in hospitality and comfort, and One&Only Cape Town proves no exception. This hotel sits on a regal throne overlooking the V & A Waterfront, and so when it comes to ‘location, location, location’, the hotel triumphs. But what’s within it is what really counts. The delicious ingredients of One&Only Cape Town are many, starting with its five-star gourmet services, including the renowned Reuben’s restaurant with chef Reuben Riffel at the helm, and the internationally acclaimed Japanese restaurant, Nobu, under the watchful eye of Chef Nobuyuki ‘Nobu’ Matsuhisa. social scene. The hotel’s 91 rooms situated over seven floors in the Marina Rise are noteworthy too, thanks to their spectacular views of T able Mountain. Add to the mix a stylish penthouse simply called ‘The One’, rumoured to be Cape Town’s top penthouse apartment and to have hosted a rocker or two, and you have a wonderful concoction. However, the real magic begins on the island. The island? Yes. Discreetly hidden from outside eyes and set in the middle of a man-made waterway, One&Only Cape Town has a true island resort in the city. Surrounding the largest rim-flow pool in southern Africa are guest rooms, spread out along the water’s edge. Rooms are spacious and private and contain every amenity you could ever wish for. Wooden screens reveal what seems like an infinity of cupboards, dressing rooms, bathroom sinks, mirrors and the pièce de résistance, sitting regally in the middle of the room, the royal bath, in which, if you are not
careful, you may get lost (we did). The decor pays homage to the warm and subtle tones of Africa’s savannahs but is accented by vibrant colours. And if you can tear yourself away from the comfort of the interiors for just a minute, then you’ll find that each of the 40 island suites features a private balcony or terrace, perfect for a spot of lounging and taking in the views of the waterway and scenery. Boats are thrown in free. The renowned spa is merely a few footsteps away and the rest of the hotel’s facilities are just over the charming wooden drawbridge. Throw in some more fine dining by the pool at Isola restaurant, a handful of palm trees and a golf cart or two, not forgetting your side order of utter peace and quiet, and you’ll find it hard to believe that you are experiencing a secluded paradise right in the middle of Cape Town’s business hub. +27 (0)21 431 5888, capetown.oneandonlyresorts.com

Rawson Developers MD Paul Henry speaks frankly about property development in these tough times
Main image 123rf.com Portrait photograph Supplied
D
uring the first half of the first decade of this century, roughly 2000 to 2003, property development was straightforward. Some have even described it as easy. But when I look back on the numbers who failed and dropped out, even in the good times, I think it is a little glib to say that this career can be easy. There are always pitfalls. Development is like crossing a minefield: you never know when and where you will step on a mine. All you know is that they are there and can injure you seriously if you do not take precautions. Nevertheless, it is true that in the prosperous early years of this decade one had only to find a suitable site, buy it, appoint an architect, find an estate agent – and away you would go. The banks appeared only too willing to provide developers and buyers with finance and demand was always good. How things have changed since 2007. The banks are now extremely cautious about lending, overseas buyers are nowhere to be seen and, in the worst
cases, those foreigners who did buy are now selling, possibly at a loss. In addition, undeveloped or partially developed sites are available countrywide, usually at prices that have been greatly reduced. In these newer and far more difficult times, experience is not only valuable, but also essential. Rawson Developers and Rawson Construction have been developing for 20 years, and with almost 100 projects to our credit, we can proudly say that we have never had a failure (although with one or two we sailed close to the wind). The partners in this company, namely Bill Rawson, Carl Nortje and I, have worked together for 20 years and have acquired a bank of property knowledge. Equally important, we work well together and like and respect each other. Right from the outset we took a long-term view of reinvesting at least 50% of our profits in land acquisitions for new developments, and we have maintained this policy ever since. We also soon realised that we could not afford to pay independent contractors the sort of rates and prices they tried
to charge in the boom years (often without a commensurate quality standard) so we had to build for ourselves. The support and expertise we get from having our own in-house construction team of quantity surveyors, project managers and site leaders of all ranks have made a big difference in our battle to offer unit prices that are competitive and affordable. I suspect it has been the lack of such dedicated inhouse teams that has led to many other developers’ inability to operate in today’s tough conditions. By contrast, we have been able to sell and build over 400 apartments in Rondebosch in the last four years, and have more to come. This, I hope, bears witness to the basic soundness of our approach, our love for the game and the commitment of the whole team.

Priced at around R4 million, Oceana Views is a great opportunity to enjoy the exclusive lifestyle offered by the estate,’ says Mark White of Tyson Properties. +27 (0)31 561 6100, tysonprop.co.za

Landmark space
A landmark in Durban’s CBD, with sweeping views over the harbour and city centre, the Embassy building is currently undergoing improvements in a staged process which will see the lift foyers and common areas of the building being upgraded, says Rob Moran, regional director of JHI Properties. Approximately 3 000m2 of office space is available to let in this A-grade building, which is managed by JHI and situated at 199 Anton Lembede Street. Easily accessible and with good security, including secure parking and access control, this prestigious office block has blue-chip tenants, such as Sanlam, Wesbank, the CCMA, the IDC and the RAF (Road Accident Fund). Rob says the Embassy building is ideal for corporates seeking a convenient, central location with good access to all major routes in and out of Durban. ‘Rental rates are competitive relative to the quality of the space,’ says Sue Jagesur of JHI. +27 (0)31 304 9894, jhi.co.za
Star-struck Growthpoint Properties has earned a Four-Star Green Star SA Office As-Built v1 Certification for its Lincoln on the Lake development in Umhlanga. This is the first Four-Star As-Built Green Star rating for a multi-tenanted office building in South Africa and the second Four-Star Green Star SA rating in Growthpoint Properties’ office portfolio. Its first is the Four-Star Green Star SA Office Design v1 rating of the adjacent Mayfair on the Lake, awarded in November 2011. Mayfair on the Lake, by Elphick Proome Architects, and Lincoln on the Lake, by Tor Hanssen of THA Architects, both boast ecoand user-friendly solutions through innovation and creative responses to a wide spectrum of issues, including sustainability, energy efficiency, waste management, greenhouse emissions, water consumption and building materials. The buildings even hold a pool of bicycles that employees can freely use to replace shorter car trips around the building, for example, for meetings, lunches and errands, for environmentally friendly cycle journeys. Only 15 office buildings have achieved Green Star SA certification in South Africa. +27 (0)31 584 5100, growthpoint.co.za

South Africa Conserving Hope The Hopewell Conservation Estate is the ultimate in nature-reserve living
1
S
et on 3 000ha of pristine landscape in Port Elizabeth in the Eastern Cape, Hopewell Conservation Estate is an exclusive residential development. The reserve is protected under a 30-year stewardship agreement with the Eastern Cape Parks Board and is managed by Shamwari Wildlife. It is close to shops, offices, businesses and PE International Airport. Only 41 homes will be built on the estate, where there are currently 16 stands for sale. These range in size from 2 200m2 to 4 300m2 and are priced from R1,25 million (inclusive of VAT). Building regulations allow for a maximum developable footprint of 500m2/stand. Owners
may use their own designs, provided architectural guidelines are adhered to, or choose from a selection of sketch designs. The contemporary designs of award-winning architect, Richard Stretton of Koop Design, incorporate the use of natural stone and other materials found in the area, in line with Koop’s emphasis on sustainable architecture. Other green strategies to be adopted include the use of natural ventilation, LED lighting, solar power, rainwater harvesting and grey-water systems. Construction work on the first homes is scheduled to begin in the June/July period of this year. All properties will be unfenced and landscaping will blend into the natural surroundings. Active
residents will enjoy having a choice of running, walking and mountain bike trails on their doorsteps. A bush lodge is planned as a social hub for residents, while a boutique function venue will generate income for the reserve by the hosting of private events. To ensure the land is protected for future generations and investors, statutory nature reserve status is in the process of being secured, with the stewardship agreement as a first phase. Species that have been reintroduced to the estate include eland, hartebeest, the endangered Cape mountain zebra, springbok, kudu and tortoise. +27 (0)76 941 9561, hopewellconservation.co.za
