Psychiatrists will tell you that there are six steps to healing and that you must go through each and every step in order to mend and move on: shock, anger, sadness, acceptance, forgiveness and, ultimately, healing. These steps are practical for a break-up or work upset; however, I also found these steps very useful when renovating my home. The decision to renovate, remodel or rejuvenate your home or garden is always an incredibly exciting one and usually quite a long one. The decision to renovate should never be taken lightly or on a whim; it should be a well-thought-out, calm process of weighing up the pros and cons. Or maybe you’re like me: you just can’t stand living with an ugly kitchen, an untidy garden or a crack in the bathroom ceiling any longer, so one day you just crack up and a) shove a pickaxe through your kitchen cabinet, b) dig a random hole in your lawn, and c) throw a glass of wine at that ceiling crack that has grinned down at you for the last time. Of course, maybe you shouldn’t wait until the angry stage sets in to get busy – but each to his own. Now for the ‘fun stuff ’. You spend hours looking at colour charts, choosing between tiles or wood flooring and considering whether you should use laminate wood or real wood. Would creepers along the garden wall look nice or would a hedge be better? Should you paint a feature wall in the bathroom or use a tasteful stencil around the edges? Fun, fun and still more fun – until you get the quote!
Next, the shock steps up to the plate. In a daze, you sign on the dotted line. The builders, landscapers and interior decorators suddenly arrive and your house is officially no longer yours. You ‘ooh’ and ‘ah’ for a few days as various rooms and lawns are destroyed and dust gets into your favourite teapot. You smile politely as the rooms change and adapt, and then a few more weeks pass and the ‘experts’ and their mess are still there. Your smile has drooped. Niggling feelings of regret filter in and sadness overcomes you. Sound familiar? You second-guess yourself: maybe you should have just painted the bathroom ceiling and been done with it, and maybe a birdbath would have transformed your dull garden. But it’s too late to quit because you are in too deep. You have to accept your fate and plod on, despite the fact that your husband is no longer talking to you, and your kids have moved in with your mother … And then suddenly, as if by magic, and just three months overdue, you have a new kitchen/garden/bathroom and it’s … beautiful. You give the builder/landscaper/interior decorator a big, forgiving hug and, once the family has moved back in, you enjoy a wonderful family meal in the new, improved kitchen, or a game of volleyball on your new lawn.You are healed … Well, almost. Memory is a funny thing and somehow the bad experiences are always forgotten. As you enjoy a luxurious bath in your new, beautiful bathroom, you notice that the faucets are looking a bit rusty and, now that you think of it, wouldn’t it be nice to make the bathroom en suite!

Property involves us all. What’s your view? Email readers@thepropertymag.co.za. GREEN OR BUST The Property Magazine arrived in my postbox today. When I read your letter on the green revolution, I just had to smile. What the property industry knows about ‘going green’ is dangerous for all of us. (Your magazine’s size doesn’t help the ‘sustainability’ cause. By reducing it you will save tons of paper, lower transport costs and reduce the need for further encroachment.) True sustainability means halting the need for new encroachment into ‘undeveloped’ land. I firmly believe that the property, design, landscaping and similar markets are very near the top of the list of destructive influences – coastlines, watering holes, riverfronts and pristine wilderness from Cape Town up into the far reaches of Africa are being sought, bought and commercialised for personal gain. And this trend towards building, landscaping, and decorating with everything natural, most of which is being ripped out of nature by the truckload, isn’t going green – it’s going wrong! Going green is not a fad or a novel way to gain popularity or rustle up new business. Going green is right now, for all of us on planet Earth. As a species, it’s probably our last real shot. But one does not need to be wholly restricted by the existing structure, and you need to sometimes think outside of the box and push the boundaries to their extreme to get the best design solution.

My house has recently been renovated and the part I enjoyed the most was reworking the central courtyard, which is an extension of the open living spaces. It is here that I have created an internal sanctuary that allows for moments of reflection, extended al fresco lunches and lazy afternoons snoozing in the sun.

he main motivation for many people looking to buy a house in Camp’s Bay is to get those unending views of the sea. It is the defining feature of this suburb, where houses stretch far up the foothills of the Twelve Apostles so that homeowners get panoramic vistas of the deep blue. But the most striking feature of Jo Casey-Smith and her family’s home is its majestic view of Lion’s Head as well as a view of Camps Bay Glen, an extension of the Table Mountain nature reserve. Jo and her husband, Mike, are British, but work took them to many places around the world. Twelve years ago they moved to Johannesburg, where Jo, a trained architect, began working as an interior designer. They also spent some of their time travelling and living in the US and Europe before deciding to settle, in Cape Town, for good. ‘Cape Town is a very unique city – not only is it very cosmopolitan, but it has an incredible accessibility to nature that you don’t find in other world-class cities,’ says Jo. When they bought the Camps Bay house five years ago, they saw its potential as a family home and Jo headed up the renovation and design process with the help of architect, Gregory Mann, who implemented her structural ideas. Jo wanted to keep the orientation of the house north-west, towards the vibrant, lush views of Lion’s Head.‘Generally the light in Camps Bay is very harsh, but with the orientation of this house, this is not the case. If the house was seafacing we’d have to have shutters to prevent the heat and sun from overwhelming us,’ Jo explains. ‘This way, we still have the warmth and amazing light, but it is not overbearing.We still see the sea and sunsets, which are even more spectacular because they are framed by the landscape surrounding the house where the trees cast amazing shadows and silhouettes onto the outside deck and surrounds. The uninterrupted views of the Glen that we have feel like they are exclusively ours, as there are no other houses in the frame of view.’ A major change that Jo made to the property in order to maximise the views was to swap the positions of the split-level deck and pool. The rimflow pool moved upwards while the garden was lowered to the basement level of the property. The pool and deck now flow seamlessly from the main open-plan living area of the home. ‘We didn’t want to just be able to look at the views of the Glen and extended mountain reserve; we wanted to feel a part of them,’ says Jo. ‘We achieved this by taking cues from the textures of the environment and the architecture rather than with overly fluffy and accessorised decor products’ The main building materials used were wood, steel and granite, and ‘Table Mountain stone’, as Jo calls it, because it was excavated from the site when renovations were done, and used as cladding in the office and garden. The warm tones of the wood, the starkness of the steel and the greyness of the granite combine to help blend the home with the landscape. ‘I really like the honesty and integrity of exposed steelwork and warm wood,’ says Jo. Another major structural change was the inclusion of an upstairs office next to the main house that looks like an appendage of the mountains framing the property. This was important to Jo and Mike, as they have two young children and wanted to

be able to work from home. With its contemporary angular shape and fittings, the office looks like a hovering diamond facing the sea, while the floor-toceiling windows overlooking the pool deck make it a tranquil enclave. Tucked underneath it is the outside lounge and fireplace, which extends from the deck in weathered wood. After the open-plan, split-level living area, this is Jo’s favourite place. ‘I grew up in North England where the summer sun set very late and we used to spend most evenings outside huddled around a fire to keep warm.With this outdoor lounge area we can do that easily, even in winter with the fireplace. I love how it fits so well into the deck and is orientated towards the rimflow pool with the sea in the background,’ she says. The other major structural changes were the conversion of the old garage into a TV lounge, the building of a new triple garage with staff accommodation beneath, the extension of the guest suite and the addition of an adjoining laundry on the garden level underneath the main house. The upstairs was left mostly untouched, apart from the landing. ‘Where the landing is currently used to be the poky laundry. We converted it into a mini lounge area and the rest of the layout stayed the same,’ says Jo. The master bedroom, second bedroom
and guest room all hang over the pool deck and have large balconies that overlook the Glen and the mountainside. The third bedroom is on the other side of the home and has views of the Twelve Apostles. What jumps out at you when walking through the house is the artwork. Over the years, Jo and Mike have collected an impressive range of work by established artists, such as William Kentridge, Penny Stutterheim, Robert Hodgins, Sam Nhlengethwa and Norman Catherine, as well as works by many up-andcoming artists, such as Samuel Allerton Green and Amelia Smith. ‘I really believe in only buying art that you love. Why hang something in your home unless you want to see it everyday?’ she says. In this home a William Kentridge series hangs alongside recent Michaelis graduate, Amelia Smith’s work, which is placed next to reframed junk-shop finds. ‘Because this is a family home, with two children and two pets, we have made sure that all the artwork is hung high up and all fabrics and surfaces are robust and washable!’ Jo and Mike’s happy family abode dispels the notion that a contemporary, ultra-luxurious house has to be cold and unlivable. It also shows that a home in Camps Bay can be an architectural marvel even without sea views.When you change your perspective, anything is possible.

s far as lucrative offshore investments for South Africans go, Mauritius has, over the last few years, become the place to buy property. In 2002, the Board of Investment (BOI), the official investment promotion agency of the Mauritian government, introduced the Integrated Resort Scheme (IRS) in an attempt to attract foreign investment to the country. The sweetener? If investors spend $500 000 (approximately R3,4 million) on a luxury home, then they and their families get residency in the Indian Ocean country. As a result of the IRS, numerous luxury developments began to pop up everywhere on the island, and so the possibility of owning a tropical holiday home, with the added benefit of perhaps retiring there one day, became a lot more attainable for those with the means to purchase. This image of luxury island living got all the more picturesque with the launch of the first marina development, La Balise Marina, under the IRS, in 2009. La Balise Marina is situated in the rain and wind- sheltered west coast district of Black River. With the first phase of the development set for completion in late 2012, the island lifestyle fantasy of yachting, fishing and living on the water will for the first time become a reality in the francophone African country. Because La Balise Marina is the first Mauritian development to encourage a marina lifestyle,prestigious

South African architectural firm, Boogertman & Partners, agreed to take on the project, in conjunction with the Mauritian firm, Architects Studio. Wessel van Dyk, the principal architect at Boogertman & Partners, comments, ‘The fact that it is the first marina development in Mauritius that required complementary engineering and architecture, due to the man-made canals, added to the uniqueness of this project. For Boogertman & Partners, this, together with working in a different environment, provided an interesting challenge, and it has proven to be an exciting learning curve for us.’ The architectural brief given by the Mauritian developer, ENL Property, called for contemporary architecture fused with Mauritian design elements. (ENL is also responsible for other large-scale projects on the south-west side of the island, including Bagatelle Mall of Mauritius and Villas Valriche.) Wessel collaborated with Didier Dove of Architects Studio and conducted detailed research into what the island offers in terms of local building materials and techniques. The architects envision a series of ultra-luxurious, contemporary villas and duplexes that will incorporate volcanic rock and indigenous timber in their design. The villas and duplexes will have moorings right on the canals, which in turn lead out to the ocean. Taking inspiration from the idyllic landscape of mountain and sea, as well as the abundant flora and palm trees, the look and feel of the open-plan coastal
residences will have earthy textures, evoking a cool and sensual ambience. Phase 1 of La Balise Marina is currently under construction. Upon completion it will comprise 113 residential units, including 96 duplexes and 17 luxury villas, each with its own swimming pool. The duplexes will be 195sq. m to 270sq. m in size and have two or three bedrooms.The luxury villas will be situated on stands measuring from 1 200sq. m to 1 700sq. m and will have three, four or five bedrooms. La Balise Marina is proving to be immensely popular among investors and a number of units have already been sold off plan. Duplexes and villas range in price from $750 000 (about R5,2 million) and $2,2 million (about R15,2 million). ENL CEO, Gilbert Espitalier-Noël, assures investors that they can expect a good return on investment from La Balise Marina because, in addition to asset appreciation, a major drawcard is that all property owners have the option of participating in the rental pool. La Balise Marina will feature a commercial and retail hub, called the Boulevard Shopping Precinct, which will offer a fine-dining restaurant, coffee shops and delis, clothing boutiques and a deep-sea charter facility. In conjunction with Veranda Leisure and Hospitality, (VLH) the developers of La Balise Marina are also planning to build a hotel heart facility, called Le Sunset, at the centre of the development.VLH will be responsible for the management of these facilities,

Leisure facilities and activities available to residents of La Balise Marina include a water sport academy, hiking and mountain biking in Black River Gorges National Park, and access to Le Morne lagoon. There will also be a wide range of water sports facilities available to residents, including deep-sea fishing – Black River is renowned for its abundance of marlin – scuba diving, sailing, waterskiing, kayaking, windsurfing, dolphin and whale watching, and kitesurfing at Le Morne. The lagoon is the best kitesurfing spot on the island and is fast becoming one of the premier locations on the world kite-surfing map.
Black River, the third-largest district in Mauritius, is due for major development (fronted by ENL) over the next couple of years. Famed for its captivating beauty, it is surrounded by tropical forests, national parklands and rugged terrain, all of which complements the modern facilities and infrastructure that make Black River the ideal place for experiencing the best that Mauritius has to offer. Comments Gilbert, ‘The Black River area has modern communication networks, office space, and retail outlets that are fully stocked with international brands.There are good schools, health-care dispensaries and a community hospital, and there are also religious establishments that cater for a diverse local population.

It has one of the most favourable tax regimes in the world, a progressive democracy and world-class medical and educational facilities. C
ell C hired funny man Trevor Noah in the past year as the face of a freshened telecoms brand. This idea of fun and efficiency carries through to its new call centre in Parktown, where clean, curved lines and expanses of glass make up a building that’s visually breathtaking on the outside and light and airy on the inside. The mastery continues with elevated glass ceilings, chic glass elevators and, the talking point of the entrance, an atrium that lets in a feast of natural light. Another striking feature in the main entrance area is the curved staircase. Designed by Spiral Engineering, it just about takes the shape of a C. The atrium is a key area where architecture, interior architecture and engineering merge. The brief to dhk thinkspace was to create a technologically superior but user-friendly call centre for clients and employees while reflecting Cell C’s freshly relaunched branding. Working hand in hand with Cell C management and a professional team, dhk thinkspace has created gorgeous interiors for the reception and customer care areas, meeting rooms, auditorium, training rooms, video conference rooms, security and medical rooms, staff café and breakaway areas, offices, call centre areas, patch rooms, server rooms and facilities areas. Inspired by the Gauteng landscape and the natural beauty of the highveld, the dhk thinkspace team wanted to bring nature inside and, by using a neutral colour palette for the floors, walls and desks, they succeeded. Colourful corporate accents on screening, feature lighting, strategically placed large-format graphics and organically shaped furniture bring energy to the interiors. Design Director Guido Tagge from dhk thinkspace admits that the feature trees are his favourite part of the building. ‘The stylised trees are a symbol of growth,
stability, and strength. They branch out into various directions, which is an expression of Cell C’s diversity. A symbol of life.’ Guido adds, ‘The open-plan office space had to be vibrant, functional and encourage the staff to associate themselves with the brand. The space promotes interconnectivity amongst the staff and, ultimately, the clients. It connects people while still having a sense of space.’ This is all part of dhk thinkspace’s holistic approach. A member of the Green Building Council of SA, dhk thinkspace worked with the architect to install a number of green systems, such as performance glazing to help reduce heat internally and air conditioning loads, and inverter air conditioning, which saves between 30% and 50% on electricity as a fresh air supply circulates the building. The floors are carpeted with a completely recyclable carpet created by InterfaceFlor and the walls are painted with Prodec water-based paints. All fabrics were locally sourced and the timber and laminate materials came from FCS-certified suppliers; dhk thinkspace also supported other local suppliers as far as possible in order to reduce its carbon footprint. Paragon Architects, the company behind 15 Alice Lane Towers, in Sandton, took an equally imaginative approach to the refurbishment, turning a dysfunctional building into a functional one. ‘It really was about stripping back the building to its bones,’ says Paragon Director, Anthony Orelowitz. The original structure consisted of a main building and an annexe. Paragon knocked down the annexe and dug underground to create more parking space. The main building was still all over the place, with a disused open courtyard at the centre. It was difficult to navigate and relied on lots of corridors. The process was ‘like putting your hand
into someone’s belly button and turning their insides out – not elegant, quite complex and extremely messy’, says Anthony. The building plates varied from 7m to 18m and had to be completely reconstructed to obtain an even 18m all round – a mammoth undertaking. The original structure also had staircases and bathrooms scattered about. Paragon removed all the services to the exterior and created a flexible, open-plan call centre plate. ‘Our main aim was to make the building commercially viable – aesthetics came later,’ says Anthony. ‘We had to enter into quite a vigorous debate with the Parktown Residents’ Association as to the materials we could use. They wanted the building to be in keeping with the existing urban fabric materials, so we chose chocolate brown face brick. In fact, we had never used face brick before.’ They could only use a minimal amount of glass and had to make the building look earthier, with softened edges. ‘It’s quite nice having people challenge your preconceived notions,’ says Anthony. ‘The building had to be essentially functional, a call centre, so to enhance the features we wanted it to look light and make the large building look like it’s floating, to lift it so it doesn’t just squat on the ground.’ Paragon’s biggest challenge was cutting the large slabs of concrete. ‘The entire job was complex, from the terrible and daily rain to the extreme levels of demolition,’ says Anthony. ‘At one point when drilling into the ground we even hit rock. It became a real labour of love.’ Anthony’s favourite feature is the entrance and the internal volume with the soft light filtering through the atrium. The owner and developer of Cell C’s glorious new call centre is Alchemy. Anthony says, ‘It’s a totally different building today. It’s very efficient now and it’s an asset in Alchemy’s portfolio.’

One of its recent projects was the conversion of Cape Colony restaurant at the historical Mount Nelson Hotel, Cape Town, to Planet Restaurant. The aim was to abandon the dated colonial aesthetic and transform Cape Colony into a top 10 dining destination where the abundance of food, wine and culture in the Cape can be celebrated against a backdrop of elegant informality. The heritage of the establishment has been preserved via the use of a classical grey colour pallet; but dhk thinkspace has also introduced a sense of play. A new carpet with a twinkle of stars and a swirl of galaxies enforces the connection between Planet Bar and Planet Restaurant and welcomes patrons into a smoothly functioning eatery. This astral theme is enforced by crystal chandeliers, table lights, screen curtains, and the ceiling of the new ‘conservatory’. The furniture in the main restaurant is refined and comfortable. The design intervention of dhk thinkspace has created two additional dining spaces: a central lower dining area with plush sofas and armchairs, and a private dining room.

An easier, cheaper way to begin is by painting your bathroom according to a theme – go for a nautical look with reds, blues, whites and stripes, for instance. • Lighter colours create a sense of space. If your bathroom is large, then get creative with darker and brighter colours to add a sense of drama. The most important thing is to use heat- and steamresistant paint, such as Plascon’s Velvaglo Satin Sheen (plascon.co.za). • Replacing cabinets, baths and basins is costly. Rather update them by fitting new handles, knobs and taps. Shop around. Jasmin Kraneveldt, director of Bathroom Bizarre (bathroom.co.za), says there’s a trend towards taking old furniture, such as desks or drawer cabinets, from another part of the home and turning them into bathroom consoles. ‘En-suite bathrooms are increasingly being incorporated into the bedroom itself and aside from armoires, rugs and chairs, it is common to see vanities that are true pieces of furniture, rather than merely built-in cabinetry,’ she says. • Vinyl and tiles are your best flooring options as they can withstand dampness and moisture better than any other type of flooring. Gutting your entire bathroom floor and retiling it is expensive. The cheaper alternative is to remove odd tiles and replace them with different coloured or patterned tiles. Glazed porcelain tiles are a good option
because they are water resistant – you’ll find a good selection at reasonable prices at CTM (ctm.co.za). Re-grouting and getting rid of mould between tiles is also important. Although you can do it yourself to save costs, it’s easier to call in the specialists. Ask the retailer who sold you your tiles if it offers this service. • Bathroom fixtures often dictate the overall look. While a new toilet and bathtub may be expensive, it is worth spending part of your budget on these items. Old toilets tend to be bigger. Modern toilets with hidden cisterns, such as the range offered by Geberit, might be pricier but they help to save water and also open up more room for installing an attractive cabinet or vanity shelves (geberit.co.za). • Jasmin says your best bet for baths are cast acrylic bathtubs – they have a luxurious finish, are stain resistant, come in a range of different styles and designs and are cost effective. Acrylic bathtubs ‘make high-end bathtub design accessible to most homeowners’, she says.

Bathroom bliss • The ultimate luxury in bathrooms? Lots of space. Include a sofa or wing chair for utter indulgence. Optimising space by bashing down walls, making windows larger or adding big mirrors are good starting points to converting your bathroom to a lavish enclave. Another trend is to incorporate the en-suite bathroom into the layout of the bedroom and have all your creature comforts in one space. • Consider creating his and hers zones. Double bathtubs that sit next to each other, his and hers basins and consoles and a double shower (either two side by side or one large one with separate shower heads) will bring harmony to this intimate space. • Get creative by adding an attractive mosaic feature. Bathtubs epitomise luxury and are the focal point of any bathroom. ‘Over the past few years, more and more homeowners have been opting for luxury in the bathroom. They want to enjoy some relaxation,’ says Jasmin. The spa bath, the stand-alone bath and the skirted bath are three of the most luxurious styles available. Jasmin says, ‘Spa baths are a great stress reliever – their jets gently massage tired muscles as you soak in the tub, allowing you to get out of the bath feeling refreshed and rejuvenated. Free-standing baths have a number of functional benefits – the placement of the bathtub is no longer limited by the amount of available wall space, as free-standing baths can be placed anywhere. There are a number of functional benefits to skirted
baths too, including the fact that they can be freestanding, you do not need to spend money on tiling around the bath, they can be installed by a handyman rather than a contractor and they are really easy to maintain and keep clean.’ • A big trend is the rise of bathroom furniture over cabinets. Consoles will always be a bathroom staple, but new styles that look more like furniture as opposed to a stark fixture that holds up a basin are becoming a design feature. Minimalism is in. Jasmin says, ‘The contemporary design philosophy of “less is more” is at the core of the latest bathroom design trends – and this not only appeals from an aesthetic point of view, but from a practical one as well. The less cluttered your bathroom, the more space you will have to include a large bathtub, comfortable seating, a well proportioned rug and perhaps even a fireplace, making the space more of a living area.’ • The vintage look can also add instant glamour. Margaret Goodale of Victorian Bathrooms (victorianbathrooms.co.za) says the ideal console is large and well proportioned, with space on either side of the basin for placing various items. ‘Wall-hung or pedestal consoles with no cupboards below are functional, as the older we get the less inclined we are to stoop down to select items from a cupboard,’ she adds. • Wooden floors may be attractive, but they’re unsuitable for bathrooms, as they absorb moisture. If you want that warm, wooden look, choose vinyl – it’s waterproof, anti bacterial, and won’t stain or chip easily. Explore the range of luxury vinyl floor coverings from Floorworx (floorworx.co.za).

Apart from being an expensive exercise, changing the utilities also makes the renovation process a long and messy one. While money can buy you a dream kitchen, you’ll also be buying added mess and stress. • If you want to design your dream kitchen, there are online facilities that can assist with this by means of 3-D rendering. The best part about this is that you can choose whatever fittings and finishings you want before you’ve forked out the cash, so even if you don’t have budget for your ultimate kitchen you can still dream about it! BK Designs offers this service, but require floor plan measurements and a rough sketch of your kitchen layout (bkdesigns.co.za). • The shape of kitchen design has changed dramatically over the years because of people’s changing perception that it is no longer just a functional room for preparing food, but a space where families and friends can gather. Modular kitchens have changed the shape, look and feel of modern kitchens because they are predesigned and aim to optimise space as well as functionality.

Everything is within easy access and is geared towards making life simpler. They are designed for open-plan living and have become a centrepiece of this zone, encouraging social interaction. Alpine German Kitchens is the local supplier of products by the world-renowned luxury modular kitchen specialist brand, Poggenpohl (agk.co.za). Blu-line Kitchens distributes luxury imported brands and manufacturers its own modular kitchens locally (blu-line.co.za). • There are many options for luxury finishes in kitchen design, including wood. Andrea Assirelli of Assirelli Design (assirelli.com) recommends walnut. He says, ‘Walnut and other natural woods combined with sleeker materials, such as stainless steel and glass, is a huge trend in kitchen design. I find the grain of walnut particularly pleasing, both texturally and aesthetically.’ When it comes to cabinetry, a luxurious finish is undoubtedly high-gloss lacquered acrylic. Andrea says this is a good option if budget isn’t a concern, as high-gloss acrylic comes in a wide range of colours and is long-lasting. Drawer surfaces and cabinets can be buffed and polished to eliminate scratches that might appear over time. • Most kitchen specialists would agree that granite is the be-all and end-all of countertop material. At a
price, of course. Not only are the finishes beautiful, and the different colour and texture options vast, but also it is guaranteed to last a lifetime. Another popular, durable and high-end countertop material is Caesarstone (caesarstone.co.za). It’s made from quartz stone, which has a good name due to its versatility, and can be used in various interior placements. • Dramatic lighting is a must for luxury kitchens.And we can’t talk about dramatic lighting without mentioning chandeliers or, the latest trend, pendant lighting. Decorative lighting is a great way to transform your kitchen from drab to fab – just make sure that the centrepiece light fitting suits the size of the space. It shouldn’t be too big, or too small. Melissa Davidson of the Lighting Warehouse (lightingwarehouse.co.za) says choosing the wrong size light can ruin the desired aesthetic: ‘It is absolutely critical that your choice of decorative lighting is in proportion to the size of your kitchen – the larger the space, the bigger the light fitting will need to be. If you are dealing with a small kitchen, a big decorative fitting will overwhelm the space and make it seem cluttered and smaller than it actually is. What is nice about choosing decorative fittings,
however, is that you can really have fun and choose a fitting more for its aesthetic appeal than for its functionality.’ • Gadgets are the final layer in vamping up your kitchen. Many of today’s kitchen gadgets are not only high-tech, but are also multifunctional, more streamlined than their predecessors, and prioritise eco-sensitivity. A key trend is the incorporation of appliances into the cabinetry of a kitchen, and Miele has this one in the bag with its Generation 5 000 built-in appliances (miele.com). Touch controls and interactive kitchen gadgets and accessories are making more and more of an appearance in luxury kitchens. How about a new multimedia ventilation hood from Siemens, or LG Electronics’ first HDTV refrigerator – a combination of high-def television and fridge? Sounds too good to be true, but it isn’t. Appliances that look like one thing but do something else are another big trend. Assirelli has two products that will add that special touch to any luxury kitchen: the Star Extractor Chandelier, an extractor fan that looks like a glamorous chandelier, and the HydroTap, an under-counter water filtering system that provides hot and chilled water and where the only visible feature is the actual tap.

• When it comes to renovating your kitchen under financial constraints, the starting point is figuring out your budget. Once you’ve come to a number you can begin to prioritise what needs the most attention and the biggest portion out of your budget. A fun idea is to paint a feature wall in blackboard paint and use it for shopping lists or emergency numbers (kids will love this too). • Cabinets should be your priority, as they take up the most space and provide the overall look and feel. Because countertops take a lot of wear and tear, you can’t be frugal. Most suppliers would suggest granite, as it is durable and doesn’t need much maintenance. But it is expensive. A good alternative that won’t break the bank and comes in a range of styles and colours is Formica Lifeseal laminate worktops from PG Bison (pgbison.co.za). • You can easily alter the ambience of your kitchen without making major structural changes by choosing the correct lighting. Accent lighting is current and affordable. Urbanisation has had its detractors down the centuries as it was seen as an affront on the natural world and a cause of poverty, overcrowding and slums. But, if managed correctly, inner cities can be our greatest allies in creating a better life for ourselves and others.
T
he ‘inner city’ is, typically, defined as that older, central part of a city that’s characterised by overcrowded, low-income neighbourhoods where minority groups predominate. But that view is changing as urban areas come to play an increasingly positive role in the wellbeing of cities, states and countries. As billionaire philanthropist, Bill Gates, once said, ‘Until we’re educating every kid in a fantastic way, until every inner city is cleaned up, there is no shortage of things to do.’ SA’s great cities, Johannesburg, Durban and Cape Town, are following this global trend towards urban regeneration, but face historical challenges. In Jo’burg, for example, businesses and residents fled from areas such as Braamfontein and Newtown to ‘safer’ suburbia as the inner city gave way to congestion, lack of parking and municipal services, violent crime,
unregulated street trading, inadequate taxi facilities and urban decay. But this is all beginning to change as inner-city living slowly, but surely, regains its popularity. Cape Town and Jo’burg have the biggest slice of the renewal pie, thanks to an increase of investment in luxury hotels and penthouses being built to accommodate the increasing number of tourists, and because of the efforts of public-private partnerships aimed at reviving these areas. One company taking our inner cities’ hand and leading them towards the rejuvenation rainbow is Trafalgar Property Management, the national property management group. Ask any Capetonian about the inner city and they’ll respond with a sense of pride, because their city is compact, clean, easy to navigate and, above all, safe.
O
ne of my favourite things to do during my lunch break is to stroll up and down Long Street, popping in and out of the quaint clothing boutiques, cafés and antiques shops. On these lunchtime meanders I am always amazed at the new discoveries I make in and among the modern, slick high-rises and the quaint, characterful colonial buildings, which are harmoniously stacked along one of the city’s most vibrant arteries.The best part, though, is seeing the patchwork of people from all walks of life who live, work and play in the city centre – they embody just how cosmopolitan Cape Town’s inner city has become. South Africa’s ‘Mother City’ wasn’t always like this. The last decade has seen a sea change taking place in the city centre, a transformation that is attributable to the Cape Town Partnership. In the late nineties, representatives from the public and private sectors, including the City of Cape Town, the South African Property Owners Association and the Cape Regional Chamber of Commerce and Industry, joined forces to solve the problems of crime, deterioration and people’s general apathy towards the city centre. The Cape Town Partnership is undoubtedly a public-private partnership success story. In 2000, it created the Central City Improvement District (CCID) to address the crime washing over the city. Since then, owners of private property have contributed more than R150 million towards the revival of the inner city, making Cape Town ‘the first major city in South Africa to implement a fully constituted, legally bound improvement district covering the entire core of the central city’. Seaboard and City Bowl, emphasises the important role that the Cape Town Partnership and the CCID have played in the inner city’s rejuvenation. ‘Looking back a few years, the city was like most urban centres: run down, dirty, full of criminal elements, businesses looking to move elsewhere, and few people keen to live here,’ says Ian. ‘Today, it’s a clean and secure city, with the CCID monitoring it 24 hours a day. Making our
MARK
When it comes to design, these South Africans have taken their talents beyond our borders to show the rest of the world the way. Words Jackie Gray Architectural gurus Ruben Reddy Architects
When you’re watching the frenetic activity on the ice hockey rink at the 2014 Russian Olympics, bear in mind that it’s taking place in a South Africandesigned arena. Ruben Reddy’s name is synonymous with dramatic sporting spaces, so much so that he was invited to co-tender for the 2014 Winter Olympics in Sochi, Krasnodar Krai, Russia. He won the bid to design the Bolshaya Ledovaya ice hockey arena that’s under construction and he is also intimately involved with the extensive remodelling of the iconic 1937 Jože Plecnik Stadium in Ljubljana, Slovenia. And there’s more to come from this industrious architect – Ruben’s practice has been appointed to design five stadiums for Russia’s 2018 FIFA World Cup bid, which the country ultimately won in December 2010. Once the country’s local organising committee is formed, a stadium design will be selected from those put forward during the bidding process. These
international invitations were all a spin-off of his local success, in which he struck sports architecture gold after the practice’s involvement with the Cape Town Olympics bid in the late nineties. He has since been involved in the design of the Durban International Convention Centre arena and has played caretaker to the FIFA World Cup’s 10 venues. Ruben’s meticulous performance in this regard led to an invitation from FIFA to contribute to the compilation of its global stadiums guidelines handbook. Born and raised in Durban, Ruben’s sport stadium prowess stems largely from the fact that he’s a self-confessed sports nut. He likens sport to a play or show, claiming, ‘The stadium or arena in which sport is played is essentially the stage and should act the part. Ronél Jordaan
Ronél Jordaan’s original felt cushions, wall-hangings, rugs and throws have earned her a strong following worldwide as well as international awards. She’s represented in Barney’s, Bergdorf ’s and the Museum of Arts and Design in New York as well as at Lane Crawford in China and at Longchamp. Ronél was launched to stardom in 2005 when her products were chosen for Li Edelkoort’s North Meets South exhibition. But her creations are so much more than beautiful home decor pieces. Atkins Global
Shaun Killa’s projects include the world’s first largescale integration of wind turbines into the Bahrain World Trade Centre. The UCT graduate worked at several award-winning architectural firms in Cape Town before becoming design director at Dubai’s Atkins Global, the world’s third-largest engineering design firm. His portfolio includes Dubai’s DIFC Lighthouse Tower, the 21st Century Tower and the Chelsea, Millennium and Al Mas towers in Dubai. Architect-turned-artist Jane du Rand started to integrate her passion for art with her day job back in 1996, mostly through ceramic and mosaic projects. Tintswalo first fell into my lap when I experienced the group’s amazing Cape Town seaside retreat, and I was amazed to find out that when the Tintswalo team turned their hand towards the bush, they created their own magic there too …

oburg; OR Tambo International Airport; a short flight to your game lodge; game- viewing; sleep; wake early; more of the same; leave; back at your desk on Monday morning. Ouch! Game farms are becoming as convenient as zoos, and if you bang in enough hours in the truck, you’ll see the big five. Tick the box. Done. We took a different approach when we visited Tintswalo Safari Lodge: we drove there. It’s a good five hours to Mpumalanga’s Manyeleti Reserve private concession, darkness for the last hour or so, but a scenic and real excursion that I think is part of the overall bush experience. The bush shouldn’t feel like it’s on your doorstep – it needs a journey, a
trek that makes the game-viewing all the more authentic and believable. A campfire supper, some fine red wine and a chat with our ranger, and we retired to a deep slumber, thanks to the amazing duvet and pillows that take you forever to pile into. The 5.30 a.m. wake-up call for the morning game drive was tough, even with a hot chocolate served to our bedside, but we were in for a treat – great bush and game everywhere, as though they had been summoned to wish us a good morning. There’s not much point writing about what we saw specifically – it will be there for you when you visit. (We finally achieved the 100 Club – game drives, that is, and each one has been different and fulfilling in its own way.) Service, cuisine and amazing comforts are the elements that set the

I am usually introduced to private clients, and then I tell their stories. There are not many people who can open the doors that I can.’ So what’s next for this storyteller? ‘I love what I do, and I won’t be so bold as to say I want or need anything else,’ says Andrew. ‘I love sport, skiing, people, and most of all, making people happy. Growing for the future
Today’s real estate practitioners need to be dynamic, professional and qualified. And more of them will be needed when the property cycle upturn kicks in, says Dave Jones of Seeff Property Services.

he recent professionalisation of the real estate industry is welcome. As regional relationship manager of Seeff Property Services, my role is to act as a change facilitator and coach to existing Seeff licensees. I am also looking for professionals to take up Seeff licence opportunities in areas such as Amanzimtoti, Empangeni, Pinetown, the KZN Midlands and the Lower South Coast, among others. Seeff ’s key training mechanism is the innovative Smart Academy, which is, in essence, a ‘learning portal’ that caters for all learning styles and gives direction to a newcomer’s learning path and career milestones. We have also secured internationally recognised real estate gurus, such as David Knox, as teaching partners. Another cornerstone of future progress will be the ability of agents to utilise world-class IT products and tools to enable the savvy and dynamic real estate person to increase their ability to serve clients and provide astute advice. Successful agents will always be entrepreneurial and have strong, sound networks and an ability to interact with people in diverse circumstances in an industry that has seen a drastic reduction in numbers of practising agents. Part of the challenge will be recruiting suitable candidates from new sources. It is likely that new agents will be graduates or younger people with some form of appropriate tertiary
education, and the task of an agency will be to set up specialised selection and recruitment practices, including profiling the ideal agent. There will also be challenges in retraining existing staff. At the height of the property boom, some 40 000 deals per month were registered in the Deeds Office, and currently this figure has dropped to approximately 16 000 to 18 000 per month. However, over the same period, estate agent numbers dropped from 90 000 to approximately 30 000. The property market is expected to see growth in about 18 to 24 months’ time, and this means that agencies must be well staffed to secure a larger market share. Increasingly, professional agents will be seen as employees, and professional contracts and benefits, such as medical aid and innovative incentives, will become the norm. Clearly, it will be a proactive step for progressive brands to take on interns and to have processes in place to professionalise them as quickly as possible. Seeff is equipped for the ‘intern challenge’ and is looking forward to recruiting the best candidates to grow the business. The principals of real estate offices are not only expected to have real estate knowledge, but also to be strategically and financially astute and, through intimate market knowledge of their competitors and local markets, to be able to implement business plans that are dynamic and viable for decent profit and
flexibility. The best will also be skilled at managing the performance of their staff for the benefit of the client and profitability. I am keen to continually examine and discover best practices of excellence in the field, and to create regular forums for managers and agents to learn from these and to put them into practice. True professional managers will be hands on and will know the characteristics of their specific market intimately. They will be seen as being of equal standing and worth to the local attorney, land surveyor, town planner, project manager, civil engineer and environmental specialist. This new real estate practitioner will stand tall in a team of professionally designated and like-minded property practitioners. I welcome this challenge and look forward to growing the already established and respected Seeff brand in KZN.

Third, homes are much more affordable now. The ratio of mortgage debt to household disposable income is now only about 4,1%, the lowest it has been since mid-2006. This is due partly to income increases, but mostly to the fact that monthly mortgage repayments are currently 33,5% lower than before interestrate cutting began in December 2008. Totalling an estimated R1 billion over the next four to five years, the Clock Tower Precinct is one of the largest developments to be undertaken at the V & A Waterfront in almost 22 years. Central to the development is the construction of a mixed-use complex, located between the Clock Tower Shopping Centre and the disused grain silo. The 18 000sq. m, triple-A-grade office space will house the new national headquarters of investment management company, Allan Gray, and will have strong environmental credentials. Mixed outlook
Windhoek-based building plans dropped in the first six months of 2011, reports The Namibian. According to the online publication, to date, only 712 buildings have been completed in the same time frame as last year’s 816 – a drop of 12,7%. Petrus Shifotoka, an economist at Capricorn Investment Holdings, says the reduction in the number of plans completed ‘may suggest a slower growth in the property market, reflecting a more difficult economic environment compared to the same time last year’. However, the value increased from N$329 million to N$349 million and the demand for residential properties is on the rise.
