It’s a bittersweet editorial for me this month, because it will be my last with The Property Magazine. It’s been an incredible journey, and I’ve met the most amazing people across a range of disciplines, from real estate, decor and design to those in the leisure and entertainment field. I was completely new to the real estate industry, but have found it fascinating, and to all the people who helped and supported me with information and insight over the past year, I have to say a big ‘thank you’. I’m delighted to announce that The Property Magazine has been awarded the Sapoa Publishing Award for ‘Best Property Magazine of the Year 2011’. It’s just another accolade in a long line of awards, but one that we are truly proud of. A lot has to do with the amazing team that puts the magazine together, especially our incredibly talented art director, Warren Uytenbogaardt, who worked endless hours to ensure the redesign of the magazine went according to plan. The award was given at the annual Sapoa conference, where one of the highlights was the address by Human Settlements Minister Tokyo Sexwale. Tokyo’s message to property owners was clear: while property ownership for all is essential, and everyone has a right to own property, the principles of the Constitution of the country are sound, and this extends to property ownership. ‘No law can just allow arbitrary deprivation of property,’ he said. ‘Our Constitution cannot be treated as a piece of toilet paper. It is a formidable law that comes with the dreams and hopes of the people.’ At the same time, he encouraged Sapoa members to assist him in his mission to deracialise property ownership in South Africa, and to reunite the townships of South Africa with its cities. ‘We need to reverse the legacy of apartheid to unite Johannesburg and Soweto, Umlazi and Durban. We need to close that gap and unite the people,’ he said. On a final note, it’s fitting that the guest editor of my final issue is Peter Gilmour, chairman of RE/MAX of Southern Africa, because he was one of the very first people I interviewed when I first started working at The Property Magazine, and throughout the year he and his team have been extremely supportive. Nicky Manson, currently deputy editor of Sandton magazine, will be taking over as editor of The Property Magazine from next month. I’m sure she’ll get as much joy out of it as I have.

CHILLING IN STYLE The Property Magazine was in our room on our arrival at the Erinvale Estate Hotel & Spa, where my daughter and I spent four nights in the Damask Suite being well taken care of. (One morning, standing at the doors leading onto our private patio and the garden beyond was a pair of Egyptian geese having their breakfast while we enjoyed ours. My daughter placed a rose behind my ear as we planned our day of spa treatments and tours.) We loved the Lacoon chair in the article about Espresso Design, as well as the outdoor furniture shown in the Cane Time ad. Q How did you end up living in Cape Town and working as head chef at Cassia? I met my wife, Safura, in the UK while I was working as a chef in a restaurant in London. She is from Cape Town and we decided to move back to South Africa and the Cape, where her family is from. I had heard about Cassia and in April 2008 I applied for the position of chef de partie, got it, and am still here.

imple, refined elegance is what this magnificent Camps Bay home is all about. Situated on a corner site, the house has been carefully designed to take full advantage of the incredible 180º sea vistas. The brief to Darryl Croome of Arthur Quinton Darryl Croome Architects was straightforward – the homeowner wanted a residence that focuses on modern simplicity. ‘With this in mind, we concentrated on the fluidity of spaces, the maximum use of north light, and using sea views to their full potential,’ says Darryl. These views perfectly amalgamate with the dominant ‘water’ theme that brings together the various elements of the home. From the pond that extends from the entrance gate to the front door to the

koi pond at the kitchen’s breakfast courtyard to the large lap pool that extends the entire length of the site, it all comes together in graceful motion. For project architect Diana Grobler, the most interesting aspects of the home are the central circulation spine, emphasised by a timber flooring ‘band’ that extends from the entrance to the terrace, and the horizontal concrete and glass element that runs across the entire building, drawing in north light. ‘I also love the slate feature wall, which makes a dramatic statement at the entrance,’ she says. The living spaces are airy and bright, with a gentle flow created by uniform, seamless tiling and hardwood floors. The main living space features a built-in fireplace with floating shelf that reaches beneath the

TV, and it’s this type of detail that makes the home intriguing. The raw finish of the off-shutter concrete wall contrasts with the richness of the floating, walnut-clad stair treads, the various lowered and raised ceiling and cornices and the random ‘light balls’ over the counter in the kitchen, which fill the double-volume space and illuminate the entire area. Interior designer Cori Quinton’s design for the kitchen itself is almost industrial, with raw concrete on some of the walls, steel finishings and a double-volume ceiling. Glass splashbacks and walnut cabinets complete the modern feel, while a central island lends itself to making the area a key point of socialising in the home. Bar area and dining room combine, and lead out through glass doors onto the

covered patio on one side of the home, making the most of the gorgeous views and outdoor entertaining potential. Taking this further, the one side of the home, which is fronted entirely by glass, features an overhang, providing a covered patio alongside the lap pool.  Throughout the house, the decor reflects the homeowner’s love of contemporary European design. All plumbing was done by Pipeline Plumbers. The construction work was done by Linden Projects, which met the challenge of working on a sloping site with uneven adjacent erven with thoroughness and perfection. ‘The aspect of the home that appeals to me most is the clever use of space and the striking, contemporary lines,’ says Enrica van der Linden.

ars whiz past the group of pedestrians standing bemused, bewildered and anxious as they seek a gap in the traffic to cross the road. Alongside them, a suited office worker in a rush to get back to her desk glances between the traffic light and her wristwatch, while the sizzle and smoke from a street vendor’s wagon reminds others that lunch is just starting. No, this isn’t New York or London. It’s Sandton, South Africa’s answer to both. Observing the city today, it’s difficult to imagine how in July 1969, when the township of Sandton was formalised (the name is an amalgam of ‘Sandown’ and ‘Bryanston’), it could have been touted as the place ‘where town meets country’. Even as recently as five years

ago, says Cara Reilly, marketing manager for the Sandton Central Management District (SCMD), surveys revealed that the office drudges comprising the precinct’s daytime population perceived it as being a concrete container that they dragged themselves to every morning and fled in the evening. Their overriding impression? Concrete hardness. But even though the Sandton of today isn’t the ‘garden city’ it was once purported to be, and the mink and manure that were its hallmark are long gone, ‘Africa’s richest mile’ isn’t a corporate cage, either. So how was Sandton transformed from a place of stables and saddles into the domain of high-flying financiers? The first glimpse of Sandton as a destination of choice came with the opening of Sandton City in 1974. (Back then the shopping centre had 120 stores and its office component was

the NEIGHBOURHOOD legally restricted to 200 000m2. Today it is one of the largest shopping destinations in the southern hemisphere and has over 1 000 000m2 under management.) Sandton’s growing popularity as a business and residential node might also have been a consequence of the existing Johannesburg CBD’s insidious backsliding, as Sandton had better infrastructure, more affordable land and, most importantly, the allure of owning a home with rolling lawn just a short drive away from the office. That was in the ’90s and, sadly, those rolling lawns no longer exist. Replacing them, observes Herschel Jawitz of Jawitz Properties, is a rash of townhouses and soaring apartment blocks. As the city strives to accommodate its mushrooming population, it seems the only way is up. But, as befits a city known for its affluence, these are no ordinary apartments. True, the townhouses remain of the garden variety – typically 120m2 in size with two bedrooms and two bathrooms and priced from R1,6 million to R1,8 million – and are ideal for the yuppies working at large corporations, such as Investec, RMB and Discovery. These are people who are more concerned with enjoying a lock-up-and-go lifestyle than having a garden and pool. As they move higher up the corporate ladder and grow their families, they’re likely to move into one of the suburb’s exclusive cluster developments. Herschel says the cluster market is varied, with homes sized from 300m2 to 800m2 and priced from R3 million to R15 million, depending on the finishes and the degree of luxury. Ah, luxury. If this is what Sandton dwellers want, then it’s to the new high-rises that have redefined Sandton’s skyline – The Emperor, The Raphael Penthouse Suites, The Michelangelo and the penthouses at Katherine & West – that they usually turn. These developments often incorporate a range of lifestyle amenities, from gyms to grocery stores, dry cleaners and even meeting rooms. In fact, there’s no need ever to leave the building. Naturally, the penthouse apartments in such developments are beyond compare, and are snapped up by the leaders of industry, who aren’t likely to balk at price tags of some R30 million. But, says Herschel, there are other homemakers, apart from the wealthy individuals and families, who are buying here – the elderly. Their days of a full house now over, they too seek the ease of the lock-up-and-go lifestyle, and favour an urban buzz. The big houses they once lived in might still be standing, especially in areas such as Morningside, but Herschel believes they now hold more value for property developers.  After all, he says, who wants to pay R5 million for a house if they’re neighboured on either side by high-rises? So, while the prestige of a Sandton address might no longer be what it once was, there’s no denying that living in this hub still holds a certain allure, especially for those who fancy a Carrie-Bradshaw-type existence. Isn’t there a concern, though, that the Sandton CBD will go the inevitable route of urban decay? Not if the SCMD has a say in the matter.The impact made by the organisation since its establishment in 2004 is visible in many areas.Thanks to its ‘Clean and Safe Streets’ campaigns, the Sandton CBD is now a pleasant and secure environment. And Sandtonistas are slowly overcoming their tendency to cluster indoors, preferring to while away the hours in public squares, in the way of Europe. Cara notes that in the past five years, the hub has seen a marked increase in foot traffic, to the point where Sandton’s property developers now cater for pedestrians. Sandton City’s new pedestrian entrance on Pybus Street is a case in point, and Cara says still more will be done via basic infrastructure to encourage the free flow of foot traffic, for example, ensuring pavements are level, marking pedestrian crossings clearly

Developments such as the introduction of the Gautrain have undoubtedly played a role in furthering interest in the area too, as Sandton has become that much more accessible. ‘One surprising and unanticipated spin-off is that families from other parts of Jo’burg, such as the Eastern Suburbs, have started taking the train to Sandton for day visits,’ says Cara. Mike Uphof from the Sandton Tourism Association isn’t surprised by the city’s star turn. Indeed, he notes that it has everything to offer a visitor wishing to experience a microcosm of South Africa – township tours of Alexandra are minutes away, the shopping’s unsurpassed, there’s a rich wildlife experience to be had two and a half hours’ drive away in Pilanesberg and some of the country’s best-known landmarks, including Liliesleaf, Constitution Hill and the Apartheid Museum, are within easy reach. And that’s before you take into account an all-hours’ nightlife, captivating theatre, museums and art galleries. Naturally, though, it’s the business community that the city predominantly caters for. Meetings and conferences have found an ideal home in the Sandton Convention Centre, while the city’s host of five-star hotels can accommodate over 2 000 guests a night. ‘In the ’80s, Sandton Sun was the sole five-star establishment attracting tourists to Sandton,’ Mike comments. ‘However, we now have a wide range of accommodation at all price ranges, and more than 45 of these establishments, comprising 6 800 bedrooms, are members of the Sandton Tourism Association.’ The city’s popularity as a destination is set to grow, he maintains, with some eight sites targeted for new hotels or mixed-use developments to join the likes of the InterContinental Sandton Towers, The Michelangelo, Sandton Sun, Rezidor’s Radisson Blu and Park Inn, the Holiday Inn and The Hilton. Meanwhile, existing establishments are investing heavily in upgrades. Sandton Sun recently gave its dining facilities a multimillion-rand face-lift, there are plans to overhaul

Village Walk shopping centre, and Sandton City just recently made another own contribution to the city skyline – its old pyramid-style rooftop has been guiding shoppers to the area for decades – when its south-east extension donned a futuristic roof in February. (Phase 1 of Sandton City’s redevelopment is scheduled to be completed in November this year.) As glad as she is to see tourists enjoying all that the city has to offer, Cara’s even more pleased to see how office workers are leaving their cubicles to enjoy the hum of the outdoors. Much of this positivity is thanks to SCMD initiatives, such as its street art programme, encompassing performance art, music, dance, mime and exhibitions, all of which is aimed at creating a sense of place for residents while establishing a platform for local artists. (Perhaps the most famous of the company’s interventions are the cheeky and entertaining Why Men. Distributed throughout Sandton Central, these wire sculptures are illuminated over the festive season to add a dash of cheer.) Another project is the BenchMark Commission, where artists are commissioned by the SCMD and corporate sponsors to design public benches, and softening the city’s oft-lamented cement core are Mushroom Farm and Sandton Central parks. The SCMD has also established the SCouts information kiosks to make the city more user-friendly. With a nod to the past, the SCMD has embarked on a heritage project to ensure the African essence of Sandton remains intact. Because one thing is certain: the city hasn’t ceased its rapid expansion. Cara speaks with wonder of the new buildings that have shot up like urban yellowwoods in the brief time since Sandton Central’s establishment, from office parks, such as The Place at 1 Sandton Drive, the new premises of the Johannesburg Stock Exchange, the United States Embassy, the Sandton Towers and Edward Nathan Sonnenbergs, to Green Park, an eco-friendly development comprising a boutique hotel and residential apartments, and the Hydro Executive Apartments. ‘We haven’t even scratched the surface,’ says Cara.

Maira Koutsoudakis, Life Interiors & Architecture & Creative Direction: ‘Lighting is crucial to the dining zone: a feature light fitting or ceiling activation makes the area intimate and adds a sense of drama and magic through the channelling of light and mood. Over-scaled light fittings and the hidden source of light are big trends, as is the use of new lighting technology in the spirit of sustainability, such as energy-saving LED lights, which can be installed in clusters and are dimmable. ‘When it comes to on-trend furniture, the excesses of the recent past and subsequent recession have steered tastes towards more honest, authentic furniture and interiors. Less Duco-sprayed furniture, more one-off, handcrafted investment pieces that, in styling and materials, will wear well and have longevity. Chairs are tending towards lower-backs, and tables are being made out of sandblasted timbers to expose their grain and colour. ‘The colour combination greige remains a big trend, and on the material front, grainy timber and wild, eccentric, exuberant marble and stone are pertinent. Another big trend in the dining zone is more from a functionality perspective, namely, the ease of having facilities close at hand. For example a well- positioned, well-designed server that has a silver tray with decanters and elegant glasses invites use by guests, freeing up the host to get on with the serious business of entertaining. ‘Anything retro that has a ’70s feel is currently big for interior spaces. New York’s Upper-East-Side aesthetic, inspired by the 1970s, is the source of inspiration, “antiques of the future”. Rooms have a feeling of spaciousness and non-clutter, where sofas are elevated, allowing you to see the floor, and don’t take up a lot of space. Carpets and rugs are tending towards the exotic one-offs with an Indian feel and patchwork design, which act as the focal piece of a room. Groups of interestingly shaped coffee tables, as opposed to one large one, is a growing trend, as are interesting sculptural pieces, such as vases and lamps, which are also good focal points. ‘With regards to colour palettes, washed-out ’70s sepia is the biggest influence, with muted flesh tones, greys, beige, toffee and pale pinks being derivatives. ‘This retro feel continues through to lighting, where a backdrop and ambience of warmth is achieved through the placement of bulbs in ceiling recesses and adjusted by downlighters. Added to this, strategically placed standing lamps or clusters of lamps that create nodes of light are a big trend, as are unique and off- centre chandeliers. ‘When it comes to materials and textiles, luxe fabrics are important, because of their texture and quality. Wendy Grater of Alpine German Kitchens, and Andrew Hamilton Barr of Espresso Design Wendy says the 21st-century kitchen is fast becoming the social/nerve centre of the home, and its design needs to reflect this. ‘Its functionality now incorporates cooking, entertaining and socialising, as well as digital communication, stock control and home security control,’ she says. ‘It’s all about using space, accessories and finishes to make the kitchen a reflection of you and your lifestyle.’ Andrew Hamilton Barr says kitchens are becoming increasingly simplified yet beautiful, to give them a timeless element. In terms of design, he says the trend is for Italian manufacturers to team up with well-known designers so that kitchens are cutting-edge and are associated with a world-renowned name. Well-designed lighting that is functional and sets the mood is important in kitchens. The big trend here is to integrate lighting within the cabinetry. Wendy and Andrew agree that there is a move away from halogen lighting to more eco-efficient LED lighting. ‘Illuminated cabinetry with glass fronts and shelving units with glass shelves with integrated LED lighting provide great opportunities to set up accents within the kitchen design where storage meets display,’ says Wendy. In terms of kitchen cabinetry, Wendy says cabinets are going beyond the traditional depth of 600mm. ‘“Transparency”, “revealing” and “concealing” are key themes, while glass drawer sides and fronts are extremely popular. We are also seeing glass being used as a worktop material and for door fronts. Glass can come in different finishes, from gloss to sandblasted, and can also be coloured,’ she explains. Andrew says the thickness of the doors also varies – the trend is a less-chunky, 12mm door. ‘There is also a move towards handle-less cabinets,’ he adds. Monochromatic colour palettes are big in worktops, splashbacks and doors. In finishings, natural tones, wood veneers and repro-wood veneers with white still dominating are all on-trend, says Wendy. ‘Black and white glass, high-gloss or soft hydro-lacquer have never gone out of style, and white appliance ranges that can match white kitchens or provide a contrast to other neutral colours are becoming more prevalent.’ The latest trend in kitchen flooring is towards a seamless finish that allows an integrated flow from the kitchen to the rest of the open-plan living area. ‘We’re seeing oversized, high-gloss and matt porcelain tiles in neutral colours, as well as stone-laid flooring, such as Quartzcarpet,’ says Wendy. ‘Marmoleum is a popular choice right now,’ adds Andrew. ‘It’s an eco-friendly covering that offers a seamless floor.’ When it comes to being eco-sensitive, Wendy says antibacterial worktops, non-toxic glues for the cabinetry, hydro-lacquers and sustainable woods are popular. (Recycling bin systems are standard in European kitchens.) ‘There’s nothing more important than the bed, of course. But what makes it really comfortable, apart from a good mattress, is an upholstered headboard. Bedrooms have become more than just sleeping zones: they’re rooms in which to lounge about and relax. Sofas and big, comfortable armchairs are becoming more apparent in the bedroom, which is now re-imagined as a sitting room in which you also sleep and that has easy access to the bathroom nearby. Dressing rooms are always great, but if you haven’t the space, there is the option of having built-in cupboards that masquerade as freestanding pieces. ‘Lighting is important in the bedroom, because of the calm and romantic ambience inherent to the space. One lamp for ambient lighting is essential – tall with a big shade – as is a smaller reading lamp or even a desk lamp that has very focused directional lighting. ‘When it comes to linen and fabric, a current trend is T-shirt bedding: it’s warm in the winter and cool in the summer. Mixing and matching bed linen is also a big trend right now: mixing pattern and print, pattern with stripes, both large and small scale – the look is slightly Bohemian, but it gives a rich visual texture to the room. There’s a move towards greater luxury and indulgence in the bedroom as people search for products which help the cocooning urge that seems to be prevalent right now, which is why 300-400-thread-count Egyptian cotton is popular. In the same breath, though, with regards to eco-sensitivity, there is also a move towards using other fabrics, including linen and cotton blends, such as bamboo and modal. Layered beds are also a favourite trend at the moment: beds layered with throws, cushions, quilts and so on are more appealing and inviting. ‘With regards to colour palettes, berries and reds are huge, though you might consider using them gently. Susan Perry, The Modern Garden Company ‘By defining outdoor zones, you can add another three or even four clear outdoor “rooms” to your house, visibly adding value to your property. Outdoor zoning can be done by means of shading, heating and lighting. Solar lighting has been a trend for a while and is progressing rapidly into more aesthetically pleasing design forms. LED/rechargeable is still a significant player and is taking on some much more organic, fluid and interesting forms. Lighting is also being used to ‘The retro aesthetic is big this season, as with indoor furniture. It seems that the prevailing economic conditions have made us nostalgic. At the Milan Furniture Fair this year, it was all about new products on old themes. Many of the classical designs were reinterpreted and re-engineered in contemporary materials, giving a new look to old favourites. Fully upholstered outdoor furniture is currently the way forward – even if the furniture manufacturers were playing it safe in the designs, the fabric technologies continue to progress. Many of us love the brights that are available, but are not quite brave enough to follow through. So keep with the neutrals, and go with the on-trend palettes for accessories, such as the glamorous fuchsia, lime green and silver. ‘Outdoor carpets are becoming very popular, and shapes continue to be organic or to move towards the “new retro”. comforts, while natural materials, such as the internal timber floors, balau decks and slate stone detail, bring in the warmth and texture. The fireplace, supplied by MacD, is a Wonderheat Flueless Gas Fire with a pebble effect and stainless-steel surrounds. For Magda it was vital that the apartment’s interiors adhere to the ‘less is more’ philosophy but retain a warm, playful, sexy touch: ‘I like to support the local design industry by incorporating their designs as accent items and furnishings to give rooms their own character and edge.’ The colour palette is a subdued arrangement of white, off-white and greys. ‘In the bedrooms, I layered this with strong, cheerful shades of colour presented in throws, cushions or freshly picked flowers,’ she says. ‘I also introduced natural fabrics, wallpaper accents and interesting artwork.’

Outdoor living and entertainment space was a non-negotiable part of the brief, says Paolo. Careful analysis of prevailing winds and north sun resulted in the design of a covered veranda with a glass roof light. It’s perfect for elegantly placed outdoor furniture, while the built-in stainless-steel Chad-o-Chef barbecue and Caesarstone counter bring to mind endless opportunities for entertaining. To one side of the area is a raised balau deck with Jacuzzi and sun loungers. The penthouse has been successfully designed to appeal to a broad range of buyers, be they corporates seeking investment opportunities or individuals wanting a family home or Cape Town getaway spot. Our recent Property Dinner at Reuben’s at One&Only Cape Town proved the old adage that in Cape Town you are never further than one degree of separation from a friend or connection.

O

ur group of guests gathered on a misty Tuesday evening at the exclusive One&Only Cape Town. An eclectic group, the party consisted of real estate agents, jewellery designers, architects and construction company owners. However, by the time cocktails were served and we were seated in the impressive double-volume restaurant, Reuben’s, we had all found a connection. Architect Heidi Zöllner and landscape architect Mark Saint-Pôl discovered they are both working on different sections of a large development in the Durbanville area. Mark had also been involved in the landscape design of the

Kelderhof development and had finished work just before another dinner guest, property developer Mark Tame from Prescient, took ownership. Lanice Stewart, MD of Anne Porter Properties, took a trip down memory lane with Colin Goodman, co-owner of Olga Jewellery Design Studio. She and Colin worked together many years ago, for American Swiss. So with our ‘small world’ dinner under way we were treated to celebrity chef Reuben Riffel’s signature home-made South African food. A popular starter was the bobotie samosa spring rolls, a different take on the famous traditional meal. Given the number of architects seated round

the table, it wasn’t long before conversation turned to design and the architecture industry. Bruce Kerswill, CEO of the Green Building Council of SA, said he has almost completed his own green home in Newlands. ‘We are just a few weeks away from moving in now and it has been quite a process and learning experience,’ he explained. For Bruce, sourcing green building materials and suppliers in SA was both a challenge and an educational experience: ‘I had to ensure that I was sticking to green building principles in my own home build. After all, I have a reputation to uphold!’ Heidi, who owns Zöllner Architects and works closely with Protea Hotels, said she predicts that next year will not

necessarily see an increase in new building projects, but rather a continued consolidation and maximisation of existing properties. ‘Although,’ she added, ‘I do think that next year we will see a trend emerging of architects and developers moving further into Africa.’ Mark and Heidi were soon deep in conversation about architects needing to know and understand the environment in which they’re working. ‘A building needs to be designed in context,’ explained Heidi. Mark interjected, ‘That is a simplified way of explaining what landscape architects do.We view a building and the site as a whole and make the design appropriate for its context.’ He said he foresees an increase in new blood joining the industry as more up-and-coming landscape architects make a name for themselves: ‘I think the next few years will bring more and more innovation to our profession, and as the developers and cities come to understand our value, the implementation of more sustainable designs will come into play.’ Gavin Mitten, owner of architectural firm, Design360, has a passion for the hotel industry. Having worked on the design of many prestigious hotels, such as the new Upper East Side hotel in Woodstock, and having just completed the Manor House at Fancourt, Gavin said he is very encouraged by the growth in South African tourism. ‘We need to take advantage of our tourism industry. We have only just scratched the surface of what South Africa can offer’ he stated. He explained that the publicity the country received during the 2010 Soccer World Cup is still paying off and that there has been a steady increase in the number of tourists. For the main course Reuben’s presented us with a mouth-watering choice of kingklip with light curry butter or peppered beef fillet in brandy pepper sauce and crisp rösti. Tucking into my butter-soft fillet, I asked Lanice and fellow property professional, Claude McKirby of Lew Geffen Sotheby’s International Realty, about the current state of the industry. Claude remarked that the residential market has been slow in the past year and that it will take another 12 months or so to reach the same turnover rate seen in 2008. Lanice agreed, adding, ‘It’s the banks’ lending criteria and bond repayment rates that will really determine how quickly we recover.’ Richard Williamson of BL Williams Construction also had a tough year in 2010. However, he said that he is optimistic about the construction industry – work has started coming back and bigger projects are being commissioned again. ‘It’s been a challenging past year for the construction industry and the developers in particular. For a lot of them the “once bitten, twice shy” adage has played a big part in taking on new projects,’ he explained. ‘I think we will only start seeing a marked improvement in the last quarter of next year, although I’d love to be proved wrong.’ Richard agreed with Lanice that it is the interest rates and banks that will either hasten or hinder the market’s recovery. ‘But, ultimately, it is the companies that are making it through the downturn and still working that are stronger and better positioned than ever.’ I am a big believer in ending with something sweet and decadent, so over dessert I chatted with the co-owners of Olga Jewellery Design Studio, Olga and Colin and their son, Warren, and our discussion centred around – what else? – diamonds. The studio is bringing out a special range of engagement rings and Warren said they are all very excited about the accompanying marketing and adverting campaign. ‘We are launching in The Property Magazine. We’ve been advertising with you since the beginning, and there’s no

need to break a winning combination. The new campaign focuses on the stories that surround jewellery, engagements and family heirlooms.’ Business at the studio is still very much a family affair. ‘For us the store and the jewellery is all about the personal touch,’ said Warren. ‘And the inside scoop on the diamond market is that many of the big trading companies are currently holding onto stock instead of selling, raising diamond prices all over the world. So now really is the time to buy diamonds.’ He didn’t have to tell me twice!

W

hen she’s not singing and writing music at home, Jen Su is making waves on the media circuit – sound and airwaves that is. Aside from her biweekly appearances on The African Business Report on Sky News, Jen is a familiar voice to 5FM listeners every Wednesday morning on Gareth Cliff ’s show, on which she presents The Hollywood Report with Jen Su. ‘I’ve been in South Africa for about four years and I remember, during my first interview with Gareth we just clicked and he had me come to the SABC for a demo. And the rest is history. I’ve just renewed my contract for another year and will be covering the Cannes Film Festival – it is such a wonderful opportunity and I have Gareth and the team at 5FM to thank for it.’ At the end of a quiet cul-de-sac in Dainfern, Fourways, is Jen’s light-filled home and sprawling garden, the first she’s owned in South Africa. She was attracted to its symmetry and good feng shui: ‘Unlike most homes I’d seen, where the front door opened up onto a staircase, this home’s staircase is off to the side, which allows for the easy flow of “qi” (chi, or air) – a central principle in feng shui for the home. There is a lot of natural light and excellent symmetry, with very little obstruction of space – no beams or awkward corners.’ The symmetry flows through to her garden, a favourite place in the warmer months. ‘The garden is very beautiful: the entrance, swimming pool, and fountains are all equidistant and in a straight line from the entranceway, which is very good for the air flow and considered lucky for the Chinese.’ Having had a successful career in music as an accomplished singer-songwriter, with four albums released in Taiwan and Thailand, Jen considers music an important part of her ‘me- time’. LOOKING UP There are many reasons for homebuyers and property investors to feel confident about buying real estate in South Africa.

T

he local property market has moved firmly into a stage of recovery. The real estate market will strengthen gradually as the year continues, as there are many signs to support a measured recovery of the general economy and the local real estate market. For one, mortgage interest rates are at historically low levels, and house prices are at levels last seen in the early 2000s, and are still decreasing in real terms. These conditions give buyers a great opportunity to secure a well-priced home or investment. Historically, as lending criteria tightened, so the demand for property fell, and this, coupled with South Africa’s high ratio of debt to disposable income, substantially reduced the ability of people to buy property. The global increase in unemployment numbers and companies’ profits dropping didn’t help matters, and homeowners in SA and around the world found it difficult to meet their monthly bond commitments, and either lost their homes or fell into arrears. But now, after three years of falling property

prices and lowered demand for real estate, bank mortgage advances are back at levels of 11 years ago. And while they may take some time to recover to the levels seen in the mid 2000s, the worst of the downturn is over. Knowledgeable investors understand that it is best to purchase at the bottom end of a cycle, where they can take advantage of the favourable market conditions which create ideal investment opportunities for savvy buyers. Added to this is the fact that South Africa has one of the fastest-growing middle-class population segments in the world, which sees new buyers entering the real estate market each month. Home prices and interest rates have also opened up the property market to people who could not afford to buy a house five years ago and who have been waiting for market conditions such as the ones we have now, where purchasing real estate is a tangible possibility. On the whole, things are looking up. South Africa has been admitted to the BRICS group, a move that could significantly improve the economy in the future. Large

investment flows into the country as investor confidence in emerging economies strengthens and increased tourism numbers since the World Cup, which have resulted in an inflow of capital, have had a positive impact on the economy. The government has introduced tax proposals in an effort to attract multinational companies working to establish a base for their future African networks, and the South African Chamber of Commerce and Industry’s Business Confidence Index has increased from 86,4 in February to 88,3 in March, the highest level since September 2008. All this indicates that the economy has gathered momentum and remains resilient in the face of global events. When it comes to real estate, our local industry has been somewhat tarnished by recent events, and the latest revelation by the Estate Agency Affairs Board (EAAB) chairman as to the state of the regulatory body appointed by the DTI has not helped. While the industry has struggled with the EAAB for years, it has still largely managed to regulate itself, led by the ethos and values

of upstanding individuals, companies and real estate groups who have been around for 20 years and more. That a very small percentage of operators does not uphold this level of professionalism, and is highlighted in the media, should not imply that the industry as a whole is bad. While it is reasonable to assume that not all of the more than 100 000 property transactions that take place annually in South Africa go smoothly, my 40 years of international real estate experience leads me to believe that we have one of the best and most sophisticated real estate industries in any emerging economy across the globe.
