My idea of decorating is framing some nice travel pics, popping them up on the wall accompanied with some inherited artworks or even some from my painting days (loosely translated as the ‘when I had free time days’). It’s not that I don’t have an eye for decor and design; I like to think I do. And I can’t use money as an excuse because, let’s face it, with the ridiculous amount of decor shows on TV these days, affordable tips are readily available. I could also blame time, but that’s everyone’s excuse. However, there is one reason I am reluctant to reveal, which is definitely getting in the way of my inner decorating guru trying to release herself … The truth is I’m a terrible hoarder. Shock! Gasp! Horror! Yes, my name is Nicky and I am a pack rat. Yes, shameful in this day and age when the focus is on decluttering one’s life and lifestyle … becoming yin and exploring yang. It’s not that I’m messy, not at all; it’s just that I can’t let go. And I mean not just my high-school yearbook collection: I’m talking about tennis trophies from age 12, a rose from my first teen romance which today looks more like a giant mothball. I have kept every diary I’ve written from age 12 and I have every love letter ever given to me. I also keep most birthday cards just in case, one day, usually never, I will recycle them and get arty with a home-made card. I keep shoes that no longer have heels because they are seriously hot, and I’m guilty, like most women, of keeping clothes that just don’t fit anymore (one day, one day). I accidentally began collecting elephants – ‘accidentally’ because, if you look around my apartment, you will see a suspicious amount of elephant figurines, bookends and candles that have appeared over the years. I’m loathe to throw away old candle glasses in the event I one day take a candle-making class, and I have a vast collection of books, even really, really, really bad ones, that I just can’t bring myself to give away. I keep old batteries in case of an emergency, and buttons for the same reason. I
Revealing my skeletons have a ribbon and wrapping paper drawer (surely I’m too young?) and I keep every gift bag ever bestowed on me. I have an old cowboy hat and Indian headdress just in case there is another Cowboys and Indian party, as well as bright purple eyeshadow because you just never know when you may need it. I have blinds that don’t fit any of the windows in my house (I may move) and empty pot plants waiting for the day I actually buy seeds. I have an unopened bottle of garish green liquor from a holiday in Greece in 2002 taking up space in my booze cupboard and don’t even get me started on my bathroom cabinets … I will take your silence to be comradeship rather than complete and utter shock. And although some may think I am a great candidate for a home makeover show, I’m sure there are others who are secretly nodding in unison, knowing the powers of an old holey varsity jumper in the bottom of the cupboard. And so in closing … I have realised that redecorating any floor, wall or ceiling in my home just cannot happen … Because, frankly, my dear … there just isn’t any space. Maybe I will dig into my five-years-old-and-still-goingstrong collection of decor mags in the corner of the living room for some inspiration.

But the proposed Property Rates Amendments Bill will force these lessors to either sell, thus depleting their retirement income, or to pass the cost of the new tax on to their tenants, thus raising the living costs of the elderly and the poor. It will also lead many investors to choose an investment with better returns, such as offshore real estate. Prices of existing local properties will then drop as supply outstrips demand, as will the need for brand-new housing, thus forcing SA’s very poor out of labour jobs and out onto the streets. When the company started, two consumer avenues were appealing, the HoReCa (hotel/restaurant/café) market and the retail sector. The start- up involved discussions with traders, hoteliers and restaurant managers, researching existing products and then determining the idea for the first range of coffee. From there, the purchase of all necessary roasting equipment and tools was relatively quick. When I look back, I hadn’t really thought that the industry of coffee production could be so complex.

That’s very difficult. Coffee is like wine.

estled in the lower reaches of the Mpumalanga escarpment, where the bushveld meets the lowveld, is a property so perfectly situated that it could have escaped from a fairy tale. The area does indeed enjoy a literary connection, thanks to Sir Percy Fitzpatrick, who worked on a supply route through the lowveld: umSisi House is within the Jock of the Bushveld Conservancy, on that original road. The tale of umSisi House, named after the sacred coral trees, or , which are indigenous to the area, is an enduring love story filled with intense passion and dedicated hard work. Two English adventurers met on their travels, fell in love and decided to plant their roots in the lowveld region. Amanda and Paddy Bond Gunning’s search for an African farmhouse to call their home was a long one, but nine years later their journey ended, right where it had begun, in the blissful lowveld, just 15 minutes away from the Kruger National Park. The original farmhouse on the property was simple, yet its views and gardens were unsurpassable. It was the perfect property for the couple to refurbish and turn into their dream home. The roof needed to be replaced, the interiors opened up, the ceiling height extended, the floors redone, the walls replastered, the windows and doors replaced, the foundations extended by 100m2, the kitchen and bathrooms improved, and the fittings upgraded. So this wasn’t just a revamp; it was a refurbishment on a rather grand
scale. Or so it was believed. Until the existing walls crumbled away when work began and the owners suddenly found themselves tackling a rebuild from the foundations up. Fortunately, Amanda and Paddy knew what they wanted from the get-go, and with the help of a local architect and a large, enthusiastic team of local labourers, their vision was fulfilled in seven months, and their African farmhouse was revealed. While umSisi House is their home, it’s also a luxurious, five- star country house which they run according to the maxim, ‘At home in Africa’. Here they offer a bespoke African experience to private groups looking for all the comforts of home when away on their travels. ‘It’s all about quality time in an “at home” holiday environment where people can explore the area and do as they please and then return to the comfort of their African home,’ says Paddy. Although the building is referred to as a ‘typical lowveld farmhouse’, the exterior of the house is actually quite grand, a vision of whitewashed walls and a striking red roof. A sweeping staircase greets you from the driveway and romantically pulls your eyes towards the front door which sits under the cool shade of a beautiful old flame tree, one of the many existing trees around which the house was designed. Amanda and Paddy tried to source as many of the building materials as they could locally, but certain standout features had to be found elsewhere, such as the glass balustrades around the veranda, which could only be found in Cape Town, and the bright red
roofing material, which came from Joburg because, Amanda explains, ‘the colour was just unavailable in the lowveld’. While the exterior is certainly different now from its previous look, the footprint of the old farmhouse remains and bits of it were incorporated into the rebuilt home, so much so that the old owners frequently pop by to visit. The house is made up of a collection of entertainment rooms, with an open-plan kitchen, breakfast bar and dining room flowing through to a large living room with an inviting fireplace. There is also an intimate TV room which houses a massive leather sofa that’s big enough for the whole family, as well as a floor-to-ceiling library and a small media room with internet access. The rooms are all tastefully decorated with furniture and artefacts made from local woods, leather, African textiles and all sorts of wonderful curios collected on the couple’s travels. The main living room opens up onto a large, L-shaped, covered veranda.This space is home to further dining and chill-out areas, which include a built-in Jetmaster braai and reveal panoramic views of the majestic Legogote Mountain, known locally as ‘Lion’s Head – the Sentinel of the Lowveld’. Under Legogote and along the ridge in front of umSisi House lies the African village of Masoyi, where at night the twinkling, low- density lights resemble a Christmas scene. Closer to home there are views of manicured gardens, magnificent boulders and an inviting

swimming pool area. The views from the veranda are equally enjoyable, thanks to the glass balustrades, which have taken the place of walls and invite the outside into the farmhouse. Of the four bedrooms, three host guests, and all are en suite. Sophisticated and luxurious finishes can be seen throughout, and simple colonial paddle fans fight off the lowveld heat. Style and comfort are the name of the game, and all of the bedrooms boast inspiring views of the lowveld landscape. Amanda and Paddy’s rooms have a private entrance with adjoining office, a dressing room that serves as a bedroom for their spoilt, but adorable, boxers, and a small courtyard. There are a further two guest bedrooms, which share a double shower room, in the charming self-catering cottage.

An important colour scheme running throughout the property is red, emulating the umSisi trees’ distinctive flowers and lucky beans. Accents of red have been carefully placed throughout the house in the form of red oven gloves, a red papier mâché hippo, red antique railway lanterns and even a red chopping board. A closer look will reveal red lucky beans creatively placed about the rooms.‘Our objective with umSisi House is to provide our guests with quality time in a space where they feel comfortable and can call their own. umSisi is about the small touches, and guests will be intrigued by the many special pieces positioned throughout the farmhouse,’ says Amanda. ‘Everything has been considered,’ she adds, ‘even complete wheelchair access.’
One of the most endearing and interesting aspects of the farmhouse are the African curios dotted around. Nothing is randomly selected and each piece tells a story about Amanda and Paddy’s extensive African travels. The couple are responsible for the entire property’s decor and interiors. umSisi House is best described as ‘classic English meets contemporary African chic with an international flair to meet the expectations of a well-travelled clientele’. Another striking feature of the farmhouse is the wide passageway that leads you to the bedrooms. Steeped in natural light thanks to discreet skylights, the hallway resembles a private art gallery and is home to a number of framed photographs and drawings by the talented duo. specially designed and made locally to adorn the walls and are filled with more souvenirs from the owners’ travels. If the house causes you to sit awhile and relax, then the garden will have you sitting a while longer in wonder: umSisi House is situated on a slope and behind the property is an extraordinary landscape of smooth rocks juxtaposed against pointy cacti. Among the scattered rocks and boulders lie intricate, predominantly indigenous, plants that provide bursts of colour against the landscape. Even the Jacuzzi moulds into its surroundings thanks to its wooden cladding and begs you to take a dip. The property extends a further 40ha into the lowveld; 10km worth of hiking trails have been lovingly carved out for the more energetic guests. Add to this a garden tree trail and an impressive veggie

patch and it’s clear that nature has found a home at umSisi House, too. The house is also impressively green and features solar geysers, rainwater collection tanks, freshwater springs, an indigenous forest and a worm farm, and runs a recycling programme. As a small water feature bubbles in the background, baby olive woodpeckers sing for their food. The umSisi trees are in full bloom, creating a blaze of red against the blue sky of the lowveld. ‘Once again, hard surfaces – hardwood floors, ceramic tiles and laminate – are dominating the residential flooring options. Laminate floors have taken over the floor-covering market with the practical benefits of being durable, hard wearing and beautiful. Wooden floors continue to add old-world elegance, but with a new twist, moving more towards distressed planks, broader widths, and the introduction of exotic woods. Now more than ever, it’s easy for the average homeowner to make environmentally friendly choices when it comes to home flooring products. Linoleum is the original environmentally friendly floor covering, and Marmoleum is available in a wide selection of colours and patterns and is suitable for any decorating solution. Another trend that’s on the rise is luxury vinyl planks, which are manufactured from virgin PVC, have a tough wear layer and a more robust backing system than standard vinyl sheets. They are also soft and comfortable underfoot and offer the look of natural surfaces, such as stone, ceramic tiles and hardwood. An extension of these are floating vinyl floor planks, which have become very popular, as they employ new technology that doesn’t require an adhesive for installation, thus allowing for a wider area to be fitted in less time. These planks can be easily removed and reinstalled, not to mention that they are 100% recyclable, are environmentally friendly, have no VOCs and are antibacterial.’

‘Today, homeowners are looking to mix and match the old with the modern – old ideas translated into new formats by reconsidering form, texture and shape. Plain ceilings have become dated, and new ideas are available to create interest on ceilings and in the areas where they meet the walls. A major trend we’re seeing is decorative ceilings incorporating lighting, for instance, smooth, seamless, Rhinolite flushplastered ceilings with LED downlighters or star lights. Modern cornices with straight lines are currently a favourite in modern homes, particularly to create round-the-room lighting experiences. The trend of using light troughs or light shields to border a room with indirect light is also on the rise. Classical centre ceiling roses are being used very effectively with modern chandeliers. When it comes to structure and design, bulkheads and dropped ceilings are popular for creating a three-dimensional look. Ceiling dado moulding strips can also be used to create visually appealing detail in both colour and form and to break up a ceiling, giving it extra character. Decorative ceiling tiles are not only trendy, but also their application is becoming more and more fuss free. You can create a three-dimensional effect in both texture and form with decorative tiles bringing the ceiling alive – it’s the best way to modernise dated ceilings. The technology employed in these tiles makes them lightweight, unbreakable and an insulant, with the added benefit of no fuss or mess in their installation. Styrene mouldings have become the norm in the building industry today, replacing the plaster and gypsum-based products.’

‘There is a growing need to retreat and connect with nature. We see this reflected in the blurring of boundaries between interior and exterior. For instance, lounges are increasingly being designed to open out onto large patios. So, nature – earth, wood, water, stone, fauna and flora – is the inspiration for walls. The juxtaposition of natural materials and textures is very trendy, from the rougher, more unfinished stone-clad walls to combinations of smooth, refined wood and metal. These surfaces are honed to reveal the intrinsic beauty of the material. Cool, elegant neutrals remain the popular choice for broad walls in the home. Combined with either luxurious, warm camels and blushing coral are nuances of forged steel, polished concrete and anodised aluminium, wood, copper and oiled leathers. We are also seeing neutrals being offset by bolder colours inspired by an industrial look or bright colours inspired by florals and birds. Aside from paint, interesting plaster techniques created from combinations of steel, wood and stone inlays make for unusual coverings. Trendy wallpapers range from florals to monotone backgrounds with boldly coloured geometric shapes and patterns and wallcoverings that create fun optical illusions. When it comes to technical applications and features, there is definitely a move towards easier applications with less mess, and low-odour solutions. Eco-friendly products are on the rise. There is also a big focus on paint products’ being designed for rooms with specific requirements, such as the kitchen and bathroom, where the products need to be steam resistant, grease proof, anti-mould and anti-fungal for high-moisture areas.’

here I was, sitting up a tree, waiting my turn to drive the truck. I’d found a sun-bleached copy of an old Cosmo mag, and was flicking through their Top Ten Cool Careers list. Thing is, Grant had fled to the army after trying out his first career choice: ‘I loved model aeroplanes, so Aeronautical Engineer it was. The closest course at the time was BSc Mechanical Engineering.’ The year was an unmitigated disaster, and when that door shut loudly, even the army looked attractive. Grant’s military stint, too, came to an abrupt end when conscription was reduced to a single year, mid-year. He returned to the Top Ten list, and consulted with both technikon department heads: ‘Something struck a chord with Design, and I thought, Okay, I’ll be a designer. It took a year, and I was totally absorbed by it. It was very technical, and I’d always understood space and dimensions. My brain works in 3-D.’ Grant was the design department’s candidate for the prestigious Emma Smith

DESIGN bursary, and by third year he’d opened a design business with a fellow student a year ahead of him: ‘African Image Company. I’d work, go to tech, work, go to tech … It was a crazy time.We had a little office in the stair lobby of a house in Ridge Road owned by a guy who produced wrought-iron work.We designed the wrought iron in lieu of rent.’ Wonderfully, the duo won the project to renovate the Robertsons Spices’ building: ‘We did it with calculators and tape measures. No computers or even a typewriter. We handwrote everything, and a freelance typist put it onto our letterhead.’ Good times, then bad, and African Image Company parted ways. For Grant’s 25th birthday, his sister gave him a registered business: Fahrenheit Design. He shrugs. ‘I just liked the name. Everybody struggles to spell it – even I had to check out the spelling on the perfume bottle in Edgars. No Google then …’ Fahrenheit Design ran on a similarly threadbare shoestring to the previous company: ‘No, I had no clients. I had a one-and-a-half-bedroom flat, and a secretary. I rose at dawn daily to tidy the bedroom before she arrived for work, ’cause the half room was off the bedroom.’ And the work? The one-man-band sigh: ‘You take anything. Everything.’ And the business limped along with calculators, a wing and a prayer. Grant was offered a place in a design company in London – ironically with his previous business partner – so, weary of the uphill battle of the solo artist, he packed for greener pastures. But months later, the process was still incomplete, and he decided to stay in Durban: ‘My business was worth nothing, so if it was going to go under, it would go under big. A version of “Go big, or go bust”.’ Not surprisingly, he went big because, for Grant, this turning point was not about staying here, but about viewing himself differently. He just stopped worrying about losing the business or about being a success: ‘When I lost the fear, the business took off. We went from 2 to 22 staff in a couple of years.’ Was there a client who put him on the map? ‘No, I don’t think so. I just changed my mindset. I stopped doing what everybody wanted, and started telling them what they should be doing. That’s how we ended up with some significant clients.’ Having said that, Grant acknowledges Hassan Mall as the first person in his community to entrust him with a major project, and this was the impetus to Grant’s deeper understanding of Muslim culture. He’s completed innumerable projects since, from entire upmarket residential apartment blocks for individual owners to nightclubs to 30 shops at Gateway Theatre of Shopping. His favourite work? Hotels. Why? A grin. ‘It’s a home with no resident client. You get to do bedrooms, lounges, bars, dining rooms … No client taste. It’s my taste – all of it.’ ‘That doesn’t mean residential clients are harder to work with,’ says Grant, and he’s not kidding when he says he lectures them.They’re likely to get a version of,‘You can have it two ways. Either what your friends
have, and probably what you expect, or what I want to do, and you’ll get something extraordinary.’ But there’s a caveat to the latter: ‘You can’t panic halfway, and hold me back, because your job will be a disaster. Halfway through the work, you won’t understand what I’m trying to do. Let it go the whole way, and trust me that only when all the puzzle pieces start to fit together – about two months before completion – you’ll understand what I’m doing.’ Some do, some don’t, but Grant knows those who do will always get the better job. So, do his clients have any say in terms of decor? ‘I’m not talking decor; I’m talking design,’ says Grant. ‘That’s the non-negotiable bit. Give me your architect’s plans before you’ve laid the first brick, and let me look at them. I’ll plan the house, source the tiles, furniture, everything … pull it all together and, if necessary, commission a painting for your house.’ A grin. ‘We’ve hired domestic workers, put a liveconcert DVD into the machine, and filled the fridge, too.We’ve done an R8-million house where I met the client when he gave me the job, and only once again when I gave him the keys.’ Grant is adamant: ‘There are no coincidences in my interiors. Everything is by design: a mirror will be bevelled to refract light and make patterns on a particular surface; tiles will run in a particular direction to draw the eye towards something. Almost everything is customised, and you will never ever see a repeat in any of my other projects.’ When Grant talks commercial work, it’s always about the intention: ‘Designing a fast-food venue where you don’t want people to linger any longer than half an hour needs an entirely different visual and functional approach to a single-sitting, fine-dining experience.’ But no matter what, for Grant, ‘you have to start right at the beginning of the project – I can’t make the most of an interior if it’s already half done.’ A request for decor trends doesn’t sit well with him: ‘I’m always asked this, and actually, I’m disinterested. I love grey, and before anybody says I only use grey, there are probably about 400 shades of it. I love dirty colours, can’t abide primaries, and I’m not good with white. If you want to talk trends, then talk about big drivers, like technology. Home automation can have a price tag of R1 million, as opposed to taps and baths, which come in at R200 000, so it’s imperative that I know all about that aspect of design. Technological advances make a massive difference to high-end design.’ To date, Fahrenheit Design has completed over a thousand projects, from London to Umhlanga, Uganda to Angola, where they’re currently looking at a project of over 50 hotels. Is Grant stressed by the magnitude of this venture? Not at all. A wide grin. ‘I’ve been doing this for 18 years now, and I’m no longer scared of anything. Holidays. We don’t only love them – we also need them. But what about the country’s holiday home investment market? Where are the new hotspots, and why are they popular? Words Anne Schauffer
T
he economy’s depressed, and so are a fair number of property investors who either overextended themselves or aren’t enjoying their envisaged returns. Like the entire property market, the holiday home market has taken a knock, and effectively a nastier one because, says Dieter Deppisch, head of Property Data Research at the South African Property Transfer Guide, ‘these properties are deemed non-primary homes, and recovery of the buy-to-let and leisure market sectors of the market has been significantly slower’. But there will always be those for whom a holiday home is an integral part of their lives. Andreas Wassenaar, principal of Seeff Dolphin Coast in KwaZulu-Natal (KZN), says, ‘Zimbali and Simbithi alone, without even considering the popular sectional title holiday homes of Ballito or the freehold properties of Salt Rock and Sheffield Beach, accounted for R860 million in trade for the period of 1 January 2010 to 30 August 2011 – evidence that holiday homes in KZN are finding buyers.’ If you

own a beach house, it comes with a number of issues, from security concerns when it’s semi-dormant for most of the year to the rising cost of rates, electricity, and water. On the flip side, says Fiona Crago of Fiona Crago Real Estate, the rising costs of owning a home in a gated estate and the stringent homeowners associations’ rules are nudging would-be buyers back into the freestanding-home market. Holiday homes were predominantly beach cottages strung along the warm waters of the KZN coastline, and owned, rented or let out by the landlocked. Families flocked to the sea, and it made good sense then to own your own property, or at least syndicate it among family and friends. Today a great deal of that holiday and investment market, particularly, but by no means exclusively, the international sector, is heading to the more cosmopolitan glam of the Cape coastline. So, other than our bank balances, what’s changed in terms of where we holiday and why? Clearly, local is lekker, and even more so when you have to bring on the good times for an entire family. But it’s not just about cost – there’s a massive upsurge
in the number of people wanting to explore their own vast and varied terrain, and there’s a wealth of glorious holiday options from coast to coast. The serenity of the Agulhas/Struisbaai/Arniston region, for example, is gaining traction in the market, thanks to natural attractions, such as Agulhas National Park, De Mond estuary and De Hoop Nature Reserve, the longest uninterrupted beach in the southern hemisphere, warmer waters than those further west, and associated activities, including whale-watching, offshore and deep-sea fishing, says Johan Roodt, spokesperson for Langezandt Fishermen’s V illage. This year has seen homes in the R5-million to R10-million bracket being built at Langezandt as it begins to rival places such as Hermanus, Arniston and Knsyna. Of course, the traditional hotspots – Clifton, Plett, Hermanus, Langebaan, Umhlanga, Zinkwazi, George and Knysna, will always hold their value and appeal. But there’s been a shift in mindset. Over the past decade, we’ve all been hit by the accelerated pace of life, the limited leisure time together, and the stresses of everything from traffic to the onslaught of easy

communication, and this has moulded a new leisure market that seeks the road less travelled – and balks at it being tarred. Add to that the 4 × 4 as standard family vehicle, the relative affordability of holidaying, or indeed buying, in little towns off the beaten track, the charm of renting or buying a cottage with fewer mod cons but more nature, more wildlife and simpler pursuits, and you have a holiday/ investment market with a new face. You need only look at the number of vehicles with mountain bike carriers and rooftop attachments for everything from tents to kayaks and it’s clear that many families are going back to basics, albeit in fine style. Holidays involving outdoor leisure activities are on the rise, and niche towns like Dullstroom, Clarens, Prince Albert and others hold great appeal. Chris Hatter, principal of Rawlinson & Hoff Estate Agents, in Dullstroom, says people used to purchase property in the area as private weekend retreats or as buyto-let investments, but that’s changing: ‘Many of the
weekenders have either retired here permanently or made a lifestyle change – they live here, and commute to the cities or even abroad. You can still pick up a cottage here for R750 000 – if one comes on the market.’ Bottom line: little spots, such as Churchhaven, St Francis, Clanwilliam, Paternoster and Gordon’s Bay, are now beckoning to those who not only don’t want to keep up with the Joneses, but also prefer to get as far away from them as possible. Speak to many South African holidaymakers today and you’ll find that the bush has become the new beach. A burgeoning sector of the market is choosing to holiday in exclusive developments bordering nature or game parks, such as Kruger National Park or Hluhluwe-Imfolozi, and is investing in its own or syndicated lodges. Others are heading for the plethora of superlative private game reserves where the simple life can be anything from rustic to sumptuous. Another factor in the mix is the number of little towns, say, up the Cape West Coast or KZN’s
North or South coasts, which previously were holiday/investment havens and are now becoming viable homes for purchase by those entering the property market. Not only have the amenities and infrastructure of these enclaves improved substantially, but also accessibility to business hubs has been made speedier by sophisticated road systems, while internet connectivity is making it an option to work from home. Some people are now buying these holiday homes with the future in mind, not so much as an investment, but as a place to retire to. This means, of course, that previously forgotten little towns are now being remembered – like it or not. The joys of no traffic jams, limited cellphone reception, walking and talking to your kids, and making history with them, is becoming increasingly appealing. The world will always adore the seasonal buzz of Plett, the bright lights of Umhlanga, and boating on the Vaal, but there’s something about Paternoster and Parys …

Tactile’s Property Dinner at the Twelve Apostles Hotel and Spa’s Azure Restaurant was a masterclass of Cape Town’s architectural and design elite
T
he thing that I enjoy most about interviewing architects and designers is that they always have a lot to say. No prompting required – one leading question is all it takes to be inundated with information about their projects, where they’re flying to next and, as I joyfully discovered at this dinner, the lessons they are learning from their work. It was truly inspiring to hear professionals speak so passionately about
learning and teaching through their work, as well as sharing knowledge and supporting their contemporaries. The setting for this seminar was the luxuriously appointed Azure Restaurant at the Twelve Apostles Hotel and Spa, where the food was delicious, the drinks endless and the staff wonderfully accommodating. Cohosting the dinner with Media Nova MD Tony Vaughan was Rod Beck, MD of Tactile, a specialist architectural tile
importer, wholesaler and distributor. Rod emphasised that marketing his company has never been a priority, as he has ongoing relationships of trust with each of the guests, whom he praised for not only being good at what they do, but also for being good people. The evening got off to an interesting start – a geology lesson by Phillipe Fouché, junior associate at Stefan Antoni Olmesdahl Truen Architects (SAOTA). He is busy with UCT’s new
engineering building, the design for which was inspired by Table Mountain. ‘My work is driven by context, and for this project I had to do a lot of research on Table Mountain,’ he said. ‘What most people don’t know is that it is one of the oldest mountains in the world; almost eight times older than the Himalayas. The top layer, which is what gives it its unique shape, is made of sandstone and was shaped that way when it was still lying under the sea surface.’

Bianca Groenveldt, interior designer at Inhouse Brand Architects, also enlightened me. She spoke about the work that Inhouse has been doing, namely the on-trend concept of ‘mobile work’. ‘We’re working on a project where a developer has taken a block of buildings in the Bo-Kaap, one of which is 120 years old, and is developing it as a hub of short-let office space. It will be aimed at people who need a base, but are essentially always on the move, working from their laptops, Blackberrys or iPads – mobile workers,’ she said. Something else that was evident with this group was how in demand South African architects and designers are around the world, particularly throughout Africa. Jessica White, interior designer at Louis Karol Architects, who is busy with her first shopping mall in Lusaka, attributes this to the expertise of the South African architecture fraternity. ‘It’s a win-win situation: we get to experience different countries, their ways of working and

design requirements, and they get to learn from us. The best part for me is learning about different cultures.’ Jeremy Stewart, director of Source Interior Brand Architects (IBA), believes that the reason why these emerging markets are sourcing international firms is due to the surge of development in these countries. Source IBA is doing a lot of work in Africa, and what they prioritise is collaboration with local creatives. ‘It’s great that there is lots of development going on in these places, but many locals are being bypassed in the process, so wherever we can we employ local sources and knowledge to help us track down local suppliers,’ he said. MLH Architects is involved with many local educational facility projects. But as director Paul Truscott pointed out, you don’t have to travel abroad to learn and extend your repertoire.‘We are busy with a new student residential block for UCT at the moment. It’s their biggest one and consists of 870 bedrooms.
The project has been fascinating for us, as we’ve learned how to house a large number of people in a dense situation, how they live and form groups, and also learned about the facilities they want and need. It’s very rewarding working on education facilities; your work is appreciated,’ he said. Learning about green building design was another hot topic, and David Talbot, associate at dhk Architects, spoke about the invaluable spin-off of learning through the work they do. David is proud of recently completing Nedbank’s four-green-star rated office building in Umhlanga Ridge: ‘This was the second building in South Africa to get such an accolade. We’re now applying those lessons learnt to the new Portside building we’re busy with in Cape Town’s CBD. We’re aiming for a four-star rating, and we want to create awareness around green strategies through the actual design of it.’ Another project that was mentioned was the new Allan Gray building at the
V & A Waterfront. Rick Brown of Rick Brown and Associates was one of the architects on the project who was flown to Australia to learn about green design, as apparently Down Under they’ve got the formula down. Collaboration was the firm enlisted to do the interiors of the Allan Gray building and Christine Shaw, brand communication and marketing manager of the firm, humbly said that the transfer of knowledge by the various experts involved was a wonderful experience. The notion of sharing knowledge was something she spoke passionately about, particularly with regards to the coming 2014 World Design Capital announcement. ‘As creatives we’re learning to share information, support each other and collaborate.That sense of community is important because we are here to help each other and learn from each other,’ she said. With that a round of Jäger Bombs was handed out and the masterclass was officially over.

Tell us about yourself and your products. Eva-tech wood plastic composite, or WPC, is part of the world’s fastest-growing material market. Tell us about yourself and your products or services. Goosebumpz is a specialist flooring company that installs in situ flooring, such as our modern, bespoke terrazzo flooring, a classic look that originated in Italy over 1 500 years ago. We craft this floor on site and have unlimited internal and external options in terms of colour, material (stone, glass, and so on), and texture, from highly polished to exposed aggregate. What’s trending in your field? Terrazzo flooring is certainly making a comeback in South Africa and internationally, based on factors such as its green rating, its design-friendliness and its durability. It is not uncommon in Europe to find terrazzo floors that are older than 100 years, and that’s without any rejuvenation. Your best-selling product? I would say our bespoke terrazzo floors. We recently completed the Taal Monument, in Paarl, using local granite in the terrazzo mix to match the granite in the main structure. We also used brass trims to separate the panels, creating a classic and timeless feel for the building. Describe your fantasy project. I’d love to do SAB’s entire head office in a white terrazzo mix with recycled beer glass, polished to a smooth finish. It would be an awesome way to reduce their carbon footprint.

Briefly tell us about yourself and your products/services. Kenzan supplies high-quality decor and commercial porcelain and natural stone floor and wall products to the discerning buyer. We import predominantly from Europe, and sell through our showrooms, as well as via our project consultants, who work with designers, developers and architects. Kenzan has been in existence for 35 years and has a strong market presence. What are the biggest trends in your industry currently, locally and internationally? From a commercial point of view, South Africa has experienced many flooring jobs not working out optimally due to a glut of substandard products being offered. Kenzan’s is not always the lowest priced, but we stick to our philosophy of quality and reliability being paramount. Hence, commercially, the most exciting trend, for me, is the slow return to European quality and the market not being purely price driven. A shopping centre, for example, where an inferior product is used and fails, can have catastrophic implications with regards to costs and delays. s far as guest lists for our Property Dinners go, this particular group of people satisfied the criteria for what could have been a great TV show. Pity it wasn’t filmed, as there were the Mover and Shaker Internet Guru, the High-Profile Celebrity, the Legendary Realtor and the Agent Who Keeps it Real. Not forgetting, of course, the Attorneys (every good show needs at least one). The scene was set as guests arrived on a wintery Cape evening, rain pouring every which way, at the
Paarl winelands estate, Val de Vie, which, incidentally, looks like a suburb from a film set. Guests ran from their cars to escape the deluge and were met by the warm, eclectic scene at the Polo Club Restaurant and Lounge Bar. Smiling waitresses held out platters of tempting canapés, trays of Bellini cocktails and glasses of Val de Vie GVC 2008, a drink that impressed all those present, including Media Nova MD Tony Vaughan. Justinus Aarendse, CEO of Private Property, talked the talk, and it was clear why he had recently won
the FNB Property Professionals Award for Mover and Shaker of the Year: he is exceptionally charismatic, and his exuberance about his company and the world of online real estate listings is infectious. ‘Private Property is one of the oldest and largest online property portals in the country, and we aim to match vendors of property to potential buyers,’ said Justinus. But this isn’t where it ends: he and his team are always on the lookout for new technologies to make the lives of property professionals and their clients easier. ‘In the last two years we’ve realised that

there’s a big need for building systems to help clients run their businesses better. We’ve recently acquired a product called Inview, which is specifically focused on helping estate agents manage their sales, posttransaction,’ he said. As you could imagine, this process requires a foolproof legal framework to ensure all parties are protected, as Lee Tobin, partner at Manson Tobin Attorneys, explained: ‘A lot of clients are normal people on the street who don’t necessarily know or understand the legal implications in their entirety. It is our job to make them aware of the nitty-gritty details and to assist the purchaser and the seller from the beginning to the end of a sale transaction.’ Seated a few chairs away, and a head taller than everyone else at the table, was the statuesque Ryk Neethling, who had recently been appointed as the marketing director of Val de Vie. How does an exceptionally good-looking Olympic swimmer become the marketing director of a residential lifestyle estate? It turned out that after studying on a swimming scholarship in America, Ryk worked in commercial real estate. When he returned to SA he was invited to feature in the launch issue of Val de Vie’s magazine, and fell in love with the estate: ‘When I stepped out of the car, I just knew this was a place where I was meant to do something,’ said Ryk, who made it his home. He opened a swimming school there and became more involved with the estate, buying plots and building five houses, before being offered the position of marketing director. ‘What we sell here is reality. We sell a lifestyle and it really happens – I live it every day,’ he said. Ryk wasn’t the only water baby at the table. Toni Enderli, IT director of Realtors International, an online platform for estate agents and their clients, told us how he had dealt with the economic downturn of a few years ago: ‘I started swimming, and became passionate about it. My friend and I started a charity called the Ripple Effect and swam from Africa to Spain to raise money to put kids into swimming schools. The motivation behind this was that times were tough, and I wanted to make a difference to other people’s lives.’ Someone who hadn’t really felt the pinch of the recession, and was exceptionally grateful for this fact, was real estate doyenne, Anne Porter. ‘As far as our company goes, we’ve had a fantastic year. We took the opportunity to expand when everyone else was contracting, and opened a branch in Hout Bay, and we have recently acquired the most fantastic new premises in Sea Point,’ she said. Astrid de Gruchy, meanwhile, described herself as a real estate franchisee who ‘keeps it real’. She services clients in the lower-income bracket in Mitchells Plain and Strandfontein, where home prices average R350 000. ‘We do about 20 deals a month, which are all residential and almost all are entry-level investors,’ she said, explaining that it is a very lucrative market, despite people’s generally negative view of these suburbs. ‘My hope is that the perception will change and that the area will become more integrated. It is a good opportunity for first-time, buy-to-let investors,’ she said. In 2010 Val de Vie was the estate with the most transferred plots in South Africa, and this year it’s the estate where the most construction is under way, he said. ‘The number of completed houses has doubled since last year and we predict it will double again, which means the estate is reaching its capacity. All 532 residential plots have been sold and transferred.’ Leonhard attributed the success of the estate to the fact that from day one of its launch the various business entities – Val de Vie Polo, the events company and the lifestyle enterprises – were all fully operational, whereas with most other estates this development happens in phases. Peter Wagenaar, manager of Seeff Franschhoek, agreed, saying that Val de Vie’s success was thanks to the value for money it offered clients. ‘Val de Vie is very well priced in terms of properties. Plots start from R599 000 and off-plan homes from R1,995 million. There’s a very reasonable levy of R1 995/month which includes the very best of secure lifestyle country living, with facilities such as the gym, squash courts, tennis courts, a 25m heated indoor pool, the Ryk Neethling Swimming School, and lakes and a river for fishing,’ he said. raditionally, the property market tends to pick up in terms of sales volumes from spring onwards. This has been an eventful year with a slight improvement in sales volumes over 2010. Contributing factors include steady interest rates, homebuyers’ realisation that the time to buy is now, and homesellers who have become more realistic in terms of their asking price or are taking the opportunity to either upgrade their homes or move on with their plans. We see a stable property market for the foreseeable future, provided political situations, international crises and interest rates don’t spiral out of control. There is still a healthy demand for property in Johannesburg’s good Northern Suburbs, as clients strive to be conveniently closer to their places of work and play and to good schools. This pattern can be discerned in other major centres across South Africa, too.

Our advice on making deals happen in the current market is that you need to balance the needs of homebuyers with those of homesellers. Agents need to have the knowledge and insight to comfort buyers that they’re getting a fair deal and to educate sellers on setting a realistic market price. The latter is achieved by providing factual information in the form of a detailed comparative market analysis showing similar homes that are for sale, actual registered sale prices as well as homes that have not sold despite an active marketing campaign. The role of the modern estate agent has become an integral part of the property sector, because for most people property is the biggest asset they will ever own as well as the largest financial investment they will ever make. Education within the real estate industry is going through a much-needed formalisation process which in turn will lead to a more professional industry.

Old Mutual and FirstRand Bank have broken ground on their joint development of the Portside Building, in the Cape Town CBD. Attending the ceremony was Western Cape Premier Helen Zille, who commended the two financial services group’s on their commitment to the economic growth of the Western Cape Province. The R1,6-billion project represents a sizable investment in the local economy. Designed by dhk Architects and Louis Karol Architects, the 32-storey building will be the tallest in the CBD, taking up the entire block between Buitengracht, Hans Strijdom, Bree and Mechau streets. The Portside Building will have 52 000m2 of office space and a banking and retail area of 1 200m2, with ground floor access from either side. et just 25km away from the capital of Port Louis, and stretching across some 170ha, Azuri resort will be an ocean-fronting lifestyle village offering commercial, educational, leisure, and hospitality services. Azuri is one of the only locations where freehold coastal properties can be purchased in Mauritius. The intention of the developers, Haute Rive Holdings, a joint venture between the Indian Ocean Real Estate Company (IOREC) and Flacq United Estates (FUEL), is to create a thriving community made up of local Mauritians, year-round residents and seasonal tourists, and to offer residences at prices well below those of other Integrated Resort Schemes (IRS).

2 The average price for other IRS properties is about $1,6 million, say Azuri’s developers, whereas a home in Azuri will be priced from $500 000 (R3,75 million), the minimum possible investment in an IRS, to $800 000 (R6 million). Other costs involved in a property purchase are a payment of 15% on chargeable income when letting properties, and a land transfer tax of $50 000 (R403 000) when selling. Because Azuri is an Integrated Resort Scheme, foreign property buyers gain automatic Mauritian residency and a host of tax benefits. The 269 residences at Azuri will be built against a backdrop of the ocean, forests, rivers and agricultural land. Foreign buyers will be able to
choose from 169 properties, including townhouses, penthouses and apartments in landscaped grounds, with basement car parking, boat moorings and swimming pools. They will be given golf club memberships and have access to the many leisure activities on and off the site. Azuri’s other amenities and facilities will include an 85-bedroom, five-star boutique hotel, shops, restaurants and cafÊs and world-class primary and secondary schools. IOREC expects to start construction at Azuri in 2012, with the completion of the village phase scheduled for 2013. Construction work on Grand Baie Business Quarter (GBBQ), which is set to become a landmark building on the main Chemin Vingt Pieds, is well under way. he resort of Chalets d’Anse Forbans provides self-catering accommodation on the popular island of Mahé on the south-east coastline of Mauritius. Situated on a secluded beach, the chalets are known for their comfort and scenic surrounds; however, the area is quickly building a green reputation for itself that is reaching international waters. The family-run business recently released its green policy, including a number of inspired eco-friendly practices. Chalets d’Anse Forbans is one of the first resorts to participate in the Mahé glass and plastic recycling programme, and it conserves energy by using light bulbs with lowered wattage. Its also make use of tortoise manure to fertilise its tropical gardens, which have been re-landscaped to include more endemic plants, and these, in turn, are irrigated with harvested rainwater. A vegetable, herb and fruit garden has been planted, and eggshells are used in lieu of chemical sprays to keep snails at bay. Family member Jean-Pierre Laporte says that they work closely with the Marine Conservation Society Seychelles because the chalets are located on a hawksbill nesting beach. The family monitors the beach and alerts the conservation society when they find a new nest. ‘We also ask our clients to do the same when on the beach, and in our library area we have a turtle-watcher’s code of conduct and further information on the hawksbill turtle,’ adds Jean-Pierre. +248 436 61 11, forbans.com

evelopment projects in the office and retail sectors are well underway in Namibia’s capital city of Windhoek, says Monica Pienaar, JHI Properties’ portfolio executive there. Since the start of 2011, JHI Properties Namibia has secured new retail and office leases with a total rental value of N$42,5 million and renewed existing leases with a total rental value of more than N$12 million. ‘This year we have received a great deal more enquiries for retail space in the CBD, while the demand for office space has remained consistent,’ says Monica. ‘We are seeing a dramatic increase in building activity in Windhoek, with new buildings, mostly office blocks, rising out

BCI boost Namibia’s Business Climate Index (BCI) rose in July, mainly because of improved sentiment as higher metal prices boosted the export sector, Reuters reports. The BCI, which is based on 13 broad economic indicators that are likely to impact on the business environment, went up 0,7 basis points to 114,5 in July from 113,8 in June, the Institute for Public Policy Research (IPPR) said in a statement. ‘Local exporters enjoyed the spoils from stronger metal prices. Metal prices were up 4,5% monthon-month despite uranium prices declining in the wake of Japan’s nuclear disaster,’ said the IPPR. Diamonds and uranium are Namibia’s main exports. However, the Consumption Index for household expenditure fell to 100,6 from 102,3 in June. ‘Consumers have still not rediscovered their appetite for credit,’ the IPPR added. The Namibia Reserve Bank left the prime interest rate steady at 6% in August so as not to stifle the country’s economic growth. My Homesoil Collection has been doing very well. It features typical South African elements such as windmills, pendoring trees, acacia trees and, of course, our national symbol, the springbok.
