MADE FOR LONG-TERM SUCCESS. At Nest Or Invest Group, we’re out to create a new way of developing property. Developers might have a bad reputation, but we’re here to change that. Taking pride in what we build, our focus is on quality, long-term investments rather than quick profits. “At Nest Or Invest, we’re not in it to make the biggest returns for ourselves or to bail when things get tough,” shares Jasnish Gujral, Managing Director. “We would far rather build strong, long-term relationships with investors and consistently deliver high quality projects.” Founded by Jasnish Gujral, Nest Or Invest offers quality designs and revolutionary techniques to give customers the home they have always dreamed of. With over a decade in engineering, project management, and property, Jasnish brings a unique approach to property development – energetic, transparent, assertive, and (perhaps most unusually) loving. From our beginnings working on small developments and learning valuable lessons about what to do (and what not to!), we’ve since grown to develop multiunit, complex sites offering significant financial returns. Jasnish heads up a team of engineers, certified builders, plumbers, electricians, and designers all committed to delivering the highest quality residences on offer in Auckland. “For me, property is a real source of joy – there’s nothing like seeing the plans for a new property and then bringing them to life as a beautiful building.”

Knowing who to entrust it with, how to get the best returns, and which investments will be too volatile can be difficult. That’s where Nest Or Invest Development come in. We’re looking for investors interested in longterm relationships and a hands-off, more reliable alternative to investing in shares.

WHAT WILL YOUR INVESTMENT FUND? •
The purchase of land: Nest or Invest are consistently on the hunt for new sites providing opportunity to develop in-demand housing.

Development of property: We are excited to have picked up a development site on Hillside Road, Papatoetoe, and can’t wait to invest further in the area, especially with Auckland Council’s purchase of the Onehunga Wharf. The redevelopment of this 4ha site will play a key role in building on Onehunga and Mangere Bridge’s strengths and revitalising the surrounding areas.

Building the team: Securing the right people is key. We will be expanding our building team for further growth this year, as well as strengthening our onsite supervision with key appointments.

Materials: Great developments need great materials. Building supply agreements with various suppliers across Auckland, along with your investment, will secure ongoing supply to support our forecasted sales growth.
WHY PROPERTY? Property is one of the most consistent and predictable long-term investments, and is key to the Auckland and New Zealand economies. With historic returns of, on average, 6% capital growth per annum (according to the Real Estate Institute of New Zealand), financiers have long supported residential investment. Unlike other forms of investment, financiers are generally prepared to fund the purchase of property up to 80% of its value depending on the investor and their overall position.
WHAT’S INVOLVED? All investments are made as “Term Loan Agreements” only, with a minimum term of 12 months. We are particularly looking to form long-term relationships with investors keen to benefit from the following returns: 1.
10% on 12 months
2. 12% on 24 months With a minimum investment of $100,000, this investment is designed to be “hassle free” for the investor. No involvement required, and funds will be returned on the due date unless an extension is requested by the investor.
