“The statistics are being compared to a quarter that saw many South Florida home sales stalled, but a long view analysis of Miami real estate shows a market thriving with high demand and low supply,” MIAMI Chairman of the Board George C. Jalil said. “Miami single-family home sales are on pace to better last year’s total home sales numbers, and Miami condos have posted positive gains in three of the last four quarters.” Cash sales accounted for 49.4 percent of all Miami existing condo sales and 21.8 percent of single-family transactions in 2018. Half of the study respondents said the current market inventory of luxury properties priced at $1 million and above is high, with comments such as “the industry is stagnant,” “tons of inventory on the market much longer” and “buyers’ market right now.” For properties under $1 million, only 40 percent said inventory was high, while 29 percent deemed the current market supply to be low. Luxury properties are trading at 15 percent to 20 percent lower than their asking price, but they’re still selling. Our firm brokered the sale of 311 single-family homes over $1 million in the second quarter of 2018, a 1.3 percent increase year-over-year from the first quarter of 2018. Strong demand for mid-market homes (priced between $250,000-$600,000) explains why 51 percent of respondents expect that segment to appreciate. 37% think luxury properties will gain in value.
