WELCOME TO MIMAGAZINE Your local magazine for Redbourn, Kinsbourne Green, Markyate, Flamstead, Caddington, Slip End, Aley Green, Woodside, Kensworth, Whipsnade, Studham, Dagnall, Ringshall and the Gaddesdens.
What an unprecedented [in my life me] couple of months this has been for explosive na onal and interna onal news. The twists and turns of home poli cs with the surprising but not unexpected hung parliament, the shocking terrorist a acks in Manchester and London and the catastrophic fire blaze at Grenfell Tower have le us all shaken and bewildered. As I write, the loss of life in the blaze is unclear but by the footage of the burning tower, sadly, we all know it is going to be high. There has been so many shocks, followed by tributes of a minute’s silence for all these sha ering events which has le the country reeling in grief. Moving eastwards, war con nues in Syria, a massive terrorist a ack happened in Afghanistan and Qatar is accused of assis ng ISIS by other Middle Eastern powers. MiMagazine is a local community magazine so interna onal happenings are not our regular remit but I could not write this column on local news, and pretend that what is happening in the larger world is not happening. I need some outpouring before carrying on as if life is normal. Let’s pray for a period of calm, following the storms. Moving to our more comfortable world in Herts and Beds, by contrast life has been pleasant and tradi onal, quintessen ally English yet modern and thriving. Janet Brown and I have been very busy visi ng May fairs, summer concerts, plant sales, funruns, charity events, and sports awards. There is so much for us to do, whatever our preferences in this part of the country with much to look forward to in July and August. The big events on the calendar are The Li le Welly Goes Wild at Herts County Show on 15th 16th July, The Wish Tree Music Fes val on 8th July in Flamstead, The Fete de Velo in Redbourn on 9th July, Jazz in July at St John’s on 9th July, The Scarecrow Fes val in Flamstead 11th13th August and The Game Fair at Ha ield House 28th30th July – to name but a few. As I men oned last me, Janet and I are taking a day out each bimonthly period to visit a place of cultural interest. I recently joined the Na onal Trust so we decided to make use of my free cket to go to Na onal Trust stately home, Waddesden Manor in Aylesbury. Formerly owned by the Rothschilds family, it has a magnificent collec on of art and an ques and the grounds are glorious. It’s definitely worth a visit. MiMagazine will be out and about with our trade stand at the Fete de Velo and Markyate School Summer Fair on 8th July. It’s me for us to meet more of our readers face to face. See you there….

Talking to Stephane Dupille Specialist gunmaker and cra sman of Stephen & Son is passionate about his work and his mo o is “Quality always comes first.” By Sue Mitchell
O
n the High Street in Harlington, Bedfordshire, there is a specialist business in the cra of gunmaking. Trading since 2002, the niche business, owned and run by Frenchman Stephane Dupille, has a gallery of guns for clay and game shooters which can be visited by appointment only. I caught up with Stephane to find out more… “I went to Engineering school in France for two years and at the age of 18, I le Normandy to go to the School of Gunmaking in Liege, Belgium where I learned the skills of being a master gunmaker and graduated with the Diploma of Ac oner and Stocker in 1994. I learned about both the metal work and the wood work which was very interes ng and many of our teachers did work for the world famous Browning company. I stayed there for three years learning my trade; and in my free me I was an appren ce at Marcel Thys & Sons, a wellknown manufacturer of bespoke shotguns and rifles.
Stephane par cularly likes English guns saying, “I have a passion for English guns simply because they are elegant, handmade and nearly everyone is unique. I love shoo ng games and clay of course but when I have some free me I like to drive fast on the best racetrack Europe has to offer. By far, the Nurburgring followed by Spa are my favourites.” For those who don’t know, the Nurburgring in Germany is described as the most challenging road in the world. You can take your own car, or hire one and do the drive. To visit the gallery, please contact Stephane at Stephen & Son Gunmakers Ltd, 2 Lincoln Way, Harlington, Bedfordshire LU5 6NA Tel: +44 (0) 1525 872 522 Website: www.stephenandsongunmakers.co.uk Email: enquiries@stephenandsongunmakers.co.uk
“I then worked in Paris for Gas nne Rene e and in Strasbourg for JJ Sipp Gunmakers. In 1998 I moved to London to work on the top English guns, first for Watson Bros on London Bridge and then for one of the best in the world, Holland & Holland. With all this experience and knowledge under my belt, I set up my own company in 2002 at the premises of Atkin Grant & Lang, working for the best gunmakers in London and Birmingham; and gradually I offered my services to the general public. In 2008 I decided to create my own workshop in Harlington, Bedfordshire.” I asked Stephane how the gun laws in this country affect him. “Gun laws are extremely strict in the UK. You can’t own a gun without a licence; the same regula ons apply for people working on any weapon, which I think is a really good thing. “I have one employee, I have just started to train an appren ce and we use out workers for specific jobs too. Our mo o is, ‘quality comes first’ and most of our work is top end, bespoke guns which requires a lot of skill to produce the best quality.” Stephen and Son has customers from all over and many travel from far away to use their services or to buy their new and second hand guns.

hildren aged eight and under gathered, with their mothers, at Redbourn Library Pyjama Story me and So toy sleepover. All were encouraged to wear their pjs, dressing gowns and slippers for the bed me stories and rhymes which was narrated by Kelly O’Brien. The children were asked to bring a so toy with them which was to be le in the library overnight for a 'so toy sleepover'. The library staff provided a blanket / pillows to create a large bed for the toys. The children kissed their toy ‘Good Night’ before tucked them into bed. The staff also photographed the toys having a makebelieve feast; they took photographs of them gathered round a computer and reading a story. When the children arrived to collect their toys the following day, they were presented with a photographic montage showing the toys enjoying
their sleepover! It’s all part of the Book Trust’s campaign to help children get a be er night’s sleep and to explain to parents how having this regular rou ne from an early age can help children to se le at bed me. It’s the BATH, BOOK, BED, rou ne which help make for a be er night’s sleep. To explain the simple rou ne, colourful Peppa Pig themed booklets, featuring TV paren ng expert Jo Frost, were handed out to parents. To find out more about the Book Trust visit www.booktrust.org.uk

Using the two big playing fields, all the races took place within the safety of the Centre's grounds. It was a great family event which saw whole families running together with several mums pushing their babies in prams. Fine weather encouraged people to make the most of the day, visi ng the variety of trade stands, charity stalls and eateries. The Everyone Ac ve Bee and Pilot Pete, the Herts Air Ambulance mascot, were also there for the day, helping with the race warmups, awarding medals and entertaining the younger children. “We’re delighted to have hosted this fantas c community event for the third year running, said Redbourn Leisure Centre General Manager, Anona Lundgren. “There were more runners par cipa ng than ever before, and a huge amount was raised for two wonderful chari es. A big thank you to everyone who helped make this year’s Redbourn Fun Run the best one so far!” For more informa on about the Redbourn Fun Run please visit h p://redbournfunrun.co.uk/. Main Dealer vs Independent Garage By Melanie Wooding Jones, Redbourn Auto Solu ons – Caring for you and your car
F
or many, purchasing a car is the second biggest financial commitment that they will make. So, because of the large investment, we tend to protect and look a er it. Establishing the best car for you is the first step, preserving its quality and performance is the next. So, is a franchised main dealer your best choice; or can an independent match up to those standards? Here we take a look at the op ons… Warranty It is a common misconcep on that you have to return to a main dealer to maintain your warranty. But you don’t, and here’s why… The EU compe on law exists to prevent an compe ve prac ces and abuse of companies’ dominant market posi ons. Block Exemp on Regula on 1995 included clauses protec ng consumer rights regarding service and repair. This was updated in 2005 to ensure the technical data and repair procedures were available to the independent motor trade. Since this me, consumers have the choice of where to take their car for service or repair. It allows independents and organisa ons providing roadside assistance (AA, RAC, Green Flag, etc) to access data to repair vehicles. This helps to reduce costs and wai ng me whilst ensuring that you don’t have to travel too far to your nearest garage. It is not a condi on of a new car warranty to have your car serviced by a franchised dealer… but it’s also not in their best interests to tell you! The work can be carried out at an independent garage using manufacturer’s service schedule and approved parts. Service Plans are also usually offered when you
purchase a vehicle from a franchised dealership. Although these provide limited cover, the idea of se ng aside regular payments to cover costs is worth considering. Trust My Garage centres are able to offer a Repair Plan. It operates like a savings plan so you are able to u lise your money in a manner in which you choose and with no restric ons. It’s flexible and can cover more than one car (www.trustmygarage.co.uk/carrepairplan). So there are op ons for the consumer.
Skills and Knowledge Main Dealers are great at having a wide skill range from Tyre Fi er to Master Technician and they also commit to their product training so their knowledge is up to date. This means that they should be able to locate and repair the problem promptly. However, the privilege will be reflected in the price of your invoice, which can be substan ally more. Knowledge on other brands can also be limited, so if you own more than one car, you could be traipsing to mul ple garages. If you can find an independent garage who commit to training their technicians and have a wide range of skills, such as those demonstrated at a franchised dealer, then the cost is much lower by comparison. The trick of course is in finding these rare independents! A wide skill range is likely to include Fast Fit Fi ers, Service Technician, Diagnos c Technician and Master Technician. Master Technicians have a successful background of diagnosing the most complex of faults and pu ng them right. Fast Fit Centres do not have this facility, so won’t recognise if there is something more fundamentally wrong with the vehicle. Master Technicians in the independent sector become extremely skilled engineers with a breadth and depth of knowledge. O en this is an appealing proposi on for Con nued on page 24...

24 franchised Technicians who want to expand their knowledge. Research has also shown that independents o en pay higher salaries, so they gain on many different levels.
Quality Standards There are many different quality marks designed to give the consumer confidence. An outline of the most widely trusted and recognised marks is below: Consumer marks such as: Trading Standards, ‘Buy With Confidence’ Scheme and Which? Trusted Traders Trade Recogni on from: RMI’s Trust My Garage, IMI’s Professional Register or The Motor Ombudsman’s Motor Codes. These quality marks are designed to ensure the garage are trading in a trustworthy and fair way using trained technicians. However, the consumer should be wary of any codes which require a membership fee but do not necessarily conduct a rigorous inspec on of standards. Some of these organisa ons encourage the garage to upsell their products while others may add the garage to a website which is heavily marketed, with very li le checking.
Customer Service Market research from the RMI indicates that customers visi ng independent garages, generally feel they benefit from greater customer service. When you are speaking directly to the owner, decisions are o en swi er as they can make immediate decisions without having to refer to someone more senior. This is good news should anything erroneous happen. Obviously, it depends on the people within the dealership as to how good their customer service is. The best way to find out is to take a look at their Google ra ngs or social media pages and listen to recommenda ons shared online.
Pricing All businesses have to cover their costs whether franchised or independen; Costs will normally be lower for independents; but franchises can also keep prices down by spreading the cost, usually over more than one site. Dealerships are very target driven and the technicians are bonused accordingly which can some mes lead to unnecessary upsell. Independents also need to deliver to their bo om line, but loss of repeat business can be harmful and an effec ve deterrent. Don’t forget parts come in many different quality standards. As with many things, you get what you pay for and parts in your car are no different. The cheaper the part, the more unreliable.
Specialist Equipment Franchised dealers will have the most up to date technical equipment, allowing them to update your car’s onboard computer, and programme keys in addi on to diagnos cs. Some independent garages will also have highly technical equipment, enabling effec ve diagnos cs to
To adver se call 01582 965760
take place on many makes and models. The quality of these machines vary drama cally. This kind of technical equipment is expensive, cos ng the garage anything from £3,000 for a basic machine to £20,000 for a more comprehensive machine. This can be expensively prohibi ve to some smaller garages or mobile mechanics. However, although the machine will indicate the vicinity of the problem, it will not pinpoint and diagnose the exact problem. This is down to the skill and knowledge of the Technician.
What about the future? The Retail Motor Industry and Ins tute of the Motor Industry are campaigning rigorously to regulate the motor trade. Currently, anyone can set up as a mechanic/garage to work on any size of vehicle. The risk to life doesn’t bear thinking about, so we are fully in support of the move. This will ensure all Technicians are trained and their knowledge current, so every consumer will have greater choice. In the mean me, manufacturers are keen to retain customers within their network. The latest is through connected cars. Modern cars are effec vely computers with wheels which have the poten al to determine your brake pad wear, fuel efficiency, where you’ve been, how fast you drove, where you ate, when you got there, and of course… when your next service is due! Obviously, they want to turn this knowledge into money, so the car could book you into the nearest franchise garage to put the fault right. It’s very convenient, but you may not be ge ng the best price for the new parts and servicing. Neil Pa emore, Technical Director (of the European associa on for represen ng car parts retailers and retail shops (FIGIEFA) said, “While the manufacturer is monitoring the car, it has the power to recommend its own spare parts. This is a privileged posi on and would distort the market”. Given previous legisla on preven ng manufacturers being in this posi on, it is highly likely that the industry will be given equal access to wireless invehicle technology. Interes ngly, the technology is already there to provide it securely.
Summary It’s your choice! Don’t feel obliged to return to the dealership you bought your car from. Do your homework on the local independent garages too. Make sure their technicians are trained, look for their quality marks, evidence on the parts they use. If it’s not evident, ask the ques on! A reputable garage will give you an inclusive price and won’t add on parts and VAT when you are ready to pay. Know you are ge ng a fair price for the work carried out. You may prefer the reassurance of a franchised dealer. Alterna vely, the Office of Fair Trading es mates; that, over a period of 3 years, the average car owner can save up to 70% by using a reputable independent garage. This could equate to a saving of £2,000! It may be a phone call worth making.

Markyate May Fair Report and photos by Sue Mitchell What was under the bonnet of the Jensen sparkled as much as the exterior.
May Queen Sophia, with a endants Megan and Ellie and Councillor Robert McClean
T
he support from the general public was good this year, and despite an a ernoon of sporadic showers, who many came along to the playing fields, got involved and enjoyed the fun.
The May Queen and her a endants looked beau ful but there was controversy around the selec on process this year. Apparently the system was changed which led to Markyate Ma ers being alive with posts and comments from those represen ng the young ladies of the village. Despite the charged emo ons surrounding these changes nothing should be taken away from the three winners who were only taking part and not making up the rules! They led the procession, behind the fire engine, in the comfort of a classic Rolls Royce. I heard that the reason for their late arrival was that their first car, also a Rolls Royce, had broke down. The situa on was soon remedied when a replacement Rolls Royce arrived and the procession was back on track, being no more than twenty minutes behind schedule. The theme for the procession this year was ‘Historical Events’ which gave lots of scope for crea vity. The number of exhibits seems to be going down each year and I am sure there were more at my first May Fair four years ago. Councillor Robert McLean greeted the May Queen, crowned her on her throne and the May Fair was declared to be officially open. The children from Markyate School started the entertainment programme with Maypole Dancing which is always a favourite a rac on, especially the Spider’s Web which was executed with precision. Con nued on page 28...
There were more shopping stands than in previous years, with stalls in a specially erected marquee and inside the Y2K building. A favourite stall of mine, The Plume of Feathers’ Gin and Tonic bar was very popular; gin tas ng has replaced wine tas ng as the trendy alcohol sampling pas me. There was fierce compe on between BBQs St John’s and the Sport and Social Club, with la er seemingly having the longer queues of people. The line of vintage cars was strong this year, with Markyate’s own Richard Peterson exhibi ng his dazzling red Triumph Spi ire. “I went on honeymoon with my wife Margaret 50 years ago in this car and we are planning to celebrate out golden wedding anniversary by driving it to our celebra on des na on again this year,” said Peter. The car owners are passionate about their cars and love to study what’s under the bonnets so they can marvel at good old fashioned mechanics.

The St Albans Morris Men – and ladies, danced with energy and joy, performing their rou nes which may look odd to many but charming to those of us who love the old country tradi ons. Another new a rac on, the Bifrost Guard, a Medieval reenactment group comprising of three men and two women, performed mock onetoone combat scenes. Although using blunt instruments, and only pretending to kill each other, one woman got her front tooth knocked out in one of her fights. Their energised challenges were convincing and ‘real’, showing how brutal life was in the Viking age. More chat on Markyate Ma ers followed that evening, with complaints that not enough people stayed behind to clear up. I have organised more shows than I care to remember since 1997 and I know that the breakdown and clear up process is the hardest part, especially when everyone is red, it’s raining and most ablebodied people have gone home. I think people are willing to help if you adver se that you need help, accept their offer, and then get them organised and commi ed before the day. Tell them where to muster, roughly what me, what to wear and give them a job to do and they will be there on me, ready and keen to help. The organisers can then step back and watch everyone else clear up and many hands make light work. If I remember correctly, the set up and clear up process a er the Street Party was like a military exercise.

With around 100 ckets sold, locals set up their pitches and gazebos to give shelter from the sun and heat, bringing their children and dogs alike. The band played for two hours, a selec on of old and modern tunes in the gardens of the farm house and some took the opportunity for a li le kneesup. I
t was a busy day of fund raising for the Church of St Mary Magdalene on 17th June, an ancient church which dates back to 1590. It was the perfect se ng for church fete and many people came out in the sunshine, to support the day. The central a rac on was the dog show, judged by Cru s’ judge Peter Upton. The top prize of Best in Show was awarded to 15yearold Jack Russell Jodie who also won the Loveliest Lady class. Peter said, “I chose Jodie because she is in excellent condi on for her age. Her coat is silky and although she is blind, she can s ll walk in a straight line behind her owner.”

Other class winners were: Most handsome dog – Jasper the Italian greyhound; Waggiest tail Tilly; Best Rescue – Lacey from Roumania; Best Puppy – Jasper; Best Trick – Mollie the Collie. I liked the Smashing Plates compe on. Noisy but sa sfying. Who went to Greek restaurants when you all smashed plates at the end of the meal! Choir gives way to Zoo Did you know that the church had a thriving choir of men and boys? Caddington Allotments welcome all to their Produce Sale Report & Photos by Janet Brown
S
aturday 13th May saw the allotments at Caddington open to all. Produce and plants grown this year, along with books galore, jigsaws, cakes, tea and coffee, were all available to purchase.
I was amazed to see how well kept the allotments were despite the hard ground due to the very dry weather. 95% of the allotments are in use and it is a great place to meet people as well keep fit! Every other Thursday (black bin day to Caddington residents), the allotment ‘hut’ is open from around 11am – 1pm where you can socialise and bring and buy books from their great variety collected over the years. All monies raised go toward the upkeep of the allotments and social ac vi es. At this event, just over £750 was raised which is great news considering the road closures in Caddington.

he CollingsWells VC Memorial Hall in Caddington has secured a £30,000 grant from Biffa Award; a mul million pound fund that helps to build communi es and transform lives through awarding grants to community and environmental projects across the UK, as part of the Landfill Communi es Fund. 10% matched funding for the project has been provided by the Angus Brewer Community Fund. The project will refurbish the hall by installing new toilet facili es with insula on, improved plumbing and electrics and redecora on. It is planned that the work will start in late July; to be completed before the resump on of normal bookings in early September. The original 1935 Hall was extended around 1950 to provide toilets but this extension lacked any roof or wall insula on, the exis ng floor is uneven, the current ligh ng is of poor quality and the toilets are out of date. Funding will be used to strip out the exis ng facili es and fit new internal cladding and insula on to the walls and ceiling. St George’s Day Celebra ons at Caddington Sports and Social Club Photos and words by Sue Mitchell
Many people came to join in the St George's Day celebra ons
T
here was fun for all at the St George’s Day celebra ons at Caddington Sports and Social Club on Saturday 22nd April. Fine sunny weather brought out the crowds to enjoy this day of celebra on for England’s Patron Saint, George. So much is made of St Patrick, St David and St Andrew by the Irish, Welsh and Scots respec vely, that it was great to see the English making a big social occasion of our patron saint also. There was live music, a bouncy castle, barbeque, football and dancing star ng in the a ernoon and progressing well into the evening. The Royal Antediluvian Order of Buffaloes (RAOB) had a stand there, promo ng their society and explaining to visitors how they donate monies to local chari es or good causes. The Grand Primo Paul Hiorns was in a endance to support the local Arrow Lodge who meet at the Caddington Sport and Social Club. Vince Difabo, who is the Governor of the Luton District of Buffaloes, has chosen Kids in Ac on as their charity for 2017 and in his words, “I want to beat Keith Bu who raised £1,500 for the L&D hospital last year.” Good luck to Vince in raising money for these children who have learning and physical disabili es without government support. sunny day made the perfect se ng for the official opening of the new play garden at Apple Trees Nursery which took place on 15th June. Chairman of the Parish Council, Vince Picton, came along to perform the official cu ng of the ribbon in front of the excited children. It was the moment they had been eagerly awai ng and once the tape was cut, they gleefully ran off in various direc ons to try out the new equipment.

“A lot of love has gone into the design of this garden,” said Sam Devo , owner of Apple Trees. “Every aspect of the garden has been developed on the ideas of the staff who are fully aware of the needs and likes of the children. It also meets the criteria of EYFS at Ofsted in terms of giving the opportunity to learn, to be physical as well as to play. “We have a Music Wall which is made of kitchen pots, pans and utensils; there is a Construc on Area which helps children with their maths in a playful way, there is a Chalk Board and Easels, a Mirror on Chalk Board for self expression and for physical work, we have Balance Bars and the Climbing Frame.

“Our unique features include The Buddy Bench where children who feel le out can sit and another child is encouraged to sit with them and invite them into the groups and just be kind to each other. The Sensory Garden focuses on touch, smell and sound which is especially good for children with special needs,” Sam explained. I was most intrigued by the Bug Hotel. It is designed to a ract bugs to take residence and is part of the aim to make children aware of the world we live in. The bugs had been collected by the children from the church yard.

Gaddesden Gallop 2017 Sunday 30th April Report by Terri Adams
T
his event just seems to get be er and be er each year.
This year’s winners are shown below:
It’s great fun for all involved: the runners, the fabulous supporters, the many volunteers, the marshals around the course who keep everything safe and running to plan, the ace catering from the Scouts (Linda, Glenda and John!), the farmer who kept his cows away from the main route on the Golden Valley, the first aiders who luckily only had minor issues to deal with and the parking a endants and officials for se ngup, registering and cheering on the finishers. It was also the day of a Duathlon event so we delayed the start by 30 minutes to allow those compe tors on a cycle route round Ashridge to clear the roads for our start. Li le did we expect that two of them, who had already cycled 40 kms and run 20km, would turn up for our event as well! Serious kudos to Chris an Ulf Hansen and Rob Johnston – and neither came anywhere near last.

Linda was an impressive lady winner, coming in a er only 46 minutes, on the challenging course with strong winds making the hills very hard work. In total we had 89 runners on the full course. The shorter route is s ll challenging as there is no avoiding the hill out of Golden Valley but Henry covered the 5km in just over 21 minutes! There were 81 other runners and over half were juniors, many running with a parent which is a great way for them to start o. In common with previous years we used pre registra on fees to support the charity “Friends Suppor ng Sports and Leisure in Li le Gaddesdenâ€?. This is available to fund suitable projects in the village and we hope to support plans by the Cricket Club for a prac ce area with nets which will be par cularly useful for training the juniors in the club. The funds raised on the day were donated to Teenage Cancer Trust in memory of Izzy Docherty. This was a really appropriate charity as she ran the 5k in 2012. Already these funds exceed ÂŁ1,000 and will increase as the cash dona ons in the collec ng ns are counted. We are able to make such signiďŹ cant contribu ons due to the generosity of our sponsors who between them cover various costs or arrange provision of equipment and materials etc that we need. Thanks go to Aitchisons, The Alford Arms, Ashridge Developments, Ashridge Vehicles, Evoke, The Gaddesden Society, LG Parish Council and Three County Building Supplies. This has been such a fun village event over the past seven years raising over ÂŁ15,000 for charitable causes inside and outside the village and challenging in the region of 1,200 runners over the course. Several compe tors have returned in later years too! The expansion from a 10k only route to include the 5k fun run in 2013 has brought many entryÂlevel adults and juniors into a running ac vity with huge family beneďŹ ts.

CALLING HERTS RESIDENTS could you spare a room for a night or a few days for a homeless young person?
L
ocal charity Herts Young Homeless (hyh) has launched a new emergency accommoda on service for 18 to 24yearolds in a bid to combat rough sleeping in the county. What makes hyh’s Nightstop Herts service different from other ini a ves, is that the beds in the scheme are all provided by volunteers, who offer up a spare room in their own homes for up to five nights at a me. "We’ve learned from calls to our free advice line that there is a need for Nightstop Herts. There is very limited support for the 18 to 24 age group unless they have addi onal needs,” explained hyh’s Opera ons Manager TJ Nicholls. “The aim is to prevent young people from sleeping rough, 'sofa surfing', or staying in unsuitable accommoda on where they could be at risk.
A dona on of just £25 will fund one night for a young person in Nightstop Herts. hyh’s scheme is affiliated to na onal youth homelessness charity Depaul UK who ensure the standard of all 33 Nightstop programmes across the country. For more informa on about Nightstop Herts and how to become a host, please email nightstopherts@hyh.org.uk To find out more about Herts Young Homeless go to www.hyh.org.uk.
“They may have moved in with a partner and the rela onship has broken down but they're s ll working in the area so can’t go back home or they could need breathing space away from the family home because there's conflict, arguments or overcrowding in the house.” Nightstop Herts currently has 12 bed spaces across Her ordshire but hyh, would love to be able to offer more. Volunteer drivers will drop off a young person at the host’s home meaning hyh can consider offers anywhere in the county. All hosts are given training and have access to a 24 hour helpline. They can volunteer as li le or as o en as they like and are always given the final say on whether they want to accept a young person. Hosts are also paid a fee for each night a young person stays with them. “It didn’t seem a hard thing to do to le ng someone sleep in the spare room every now and then,” said Nightstop Herts host, Sarah HaggerHolt. “It’s about recognising that everybody needs me and space some mes. With family it can get pressurised, it can get difficult; there can be deeperrooted problems as well.” Nightstop Herts also gives hyh me to work with the young person, helping them access services such as their media on team or those delivered by other agencies.

Price Trends in Her ordshire Since June 2016 the market has changed in interes ng ways across Her ordshire. According to one source, on average, asking prices have edged down by 1% per month to £648,604 with flats taking the biggest hit, but semi detached proper es seem to be popular having gained 4%. The top three driving factors are: 1 Property maintenance concerns 2 Reduc on in household bills 3 Extra underu lised space a er children have grown up and le home. The actual selling price of proper es shows a slight increase of 4%, but alarmingly the actual value shows £441,747 of completed transac ons. This shows that 46% of the property value in Her ordshire failed to materialise either due to Sales not comple ng or owners and agents over es ma ng value – the split is unclear.
dis nct correla on between asking price, selling price and me on market – it’s clear to see that supply and demand will have a huge stake in determining whether or not your sale will be a success or a flop. If you’re interested in more market data and analysis, we release regular ar cles and media publica ons on this topic and supply informa on on the housing market to our clients allowing them to make an informed and precise decision to increase their chances of a successful sale. The average property takes 105 days to sell; perhaps unsurprisingly detached proper es are taking their me at 129 days, although this is down from 132 days from last year, but overall proper es are taking longer to sell. In 2016 a semi detached home would have been sold in 66 days on average, but this year home owners are wai ng 87 days to sell. The bulk of the Her ordshire housing market is priced in the £500,000 to £1m price bracket, with 1840 homes listed and an average me to sell of 86 days. Pet and Equine Therapy from a Flamstead based Specialist
S
o far, we have iden fied some of the common causes of musculoskeletal issues, par cularly with dogs, and we have looked at how treatment can be of benefit. Now we are going to look at preven on in the form of improving core stability – dogs and horses can benefit from yoga too!
The Food Sca er Sprinkle dried food or healthy treats around the house or preferably garden for your dog to find. If you can include obstacles like garden canes or broom handles as ‘sca er s cks’, plant pots to move around and even steps to climb whilst finding food, that would be even be er. With the nose down searching for food, the abdominal muscles are engaged, and the dog will slowly move its body weight from limb to limb ac va ng the core muscles in the joints and abdomen.
Many animals I treat, and even see out compe ng at top level compe ons, lack good core stability through their abdominal muscles and through the deep stabilizing muscles around the joints. Put simply, if the core strength is weak, the movement muscles take on more of a joint stabilisa on role, the muscles shorten and movement is reduced. This reduces performance levels and can lead to serious so ssue and joint injury. Helping your dog to develop core strength is easier than you may think, and doesn’t involve specialist equipment. These exercises work on stabilisa on of the joints, rather than destabilisa on (wobble boards etc) and are therefore suitable for all breeds and ages.
Can you walk your dog? Of course, it’s easy or is it? Try this very simple exercise next me you go for a walk. With your dog on a lead, asses how fast are you walking. Are you walking at your preferred speed and your dog tro ng to keep up with you, or even pulling to go faster? In many cases the answer to this will be yes. Now adjust your walk so you are walking at your dog’s pace. This is par cularly difficult for smaller and very ac ve dogs for obvious reasons, but incorpora ng this simple exercise into your daily walk for just five minutes really can start to improve your dog’s core strength. For those of you not lead walking, it’s worth considering the benefits of this exercise.
Megan engaging her abdominal muscles, li ing her back and extending her hips during a treat search.
Walking one step at a me This can be done over poles outside or even over your own legs si ng indoors if it’s a rainy day. Offer your dog a treat, keep the nose in line with the back, and slowly move the treat forwards so your dog literally takes one step at a me over the pole or your leg. For greater benefit, wait for 10 seconds before allowing the dog to take another step. This is a great exercise for horses too. Claudia, pictured here struggles with joint mobility. Here she is easily flexing her joints to their full range of mo on which has improved overall core strength.
Developing core strength To simplify the science, the brain ac vely ini ates the first step any animal takes; therea er there is an automa c system in place for con nued momentum. The key to developing core strength is to slow the steps as in the walking exercise already men oned, then to slow down even more, to take one step at a me, then stop between foo alls. This makes the animal ac vely think about each foo all, increases their selfawareness and ac vates their core muscles. Try it yourself: take one step at a me then stop and see how much brain power and stabilisa on is required to take that second step.

51 Figure of 8 With your dog on one side of you, lower the nose using a healthy treat so the neck is in line with the back. Slowly move the treat as you pivot around in a circle, making sure your dog takes one step at a me. Ensure the back end doesn’t swivel out and the body and neck bend around your leg. When your dog has completed one circle, stand on the opposite side of your dog and repeat the process.

BE THOUGHTFUL TO HORSES AND RIDERS ON THE ROADS
W
ith the fine weather and light nights, there are more horses and riders on the country lanes, so if you are not familiar with the behaviour of horses, please read below. It could save the lives of horse, rider and your car!
I met up with horse rider, Teri Newton from Puddephats Farm near Flamstead with the aim of advising drivers how to drive past a horse and rider safely. Here are the main points to note: Horses are unpredictable on the roads so please observe these rules: RIDERS • Please smile and thank the though ul driver • Wear hivis clothing either for yourself and/or for your horse. Fluorescent hat bands, jackets, gilets, s rrups are ideal. Fluorescent quarters sheets, tendon boots and reins are all good at making the horse stand out. The more the be er. There are numerous suppliers of this kit in retail stores such as Tack Haven in Kensworth and online. • Do not talk on your mobile phone when riding along the road. You are not in control, you are not fully aware of what is going on around you and you are likely to drop you phone and break it! DRIVERS • Allow 2 metres between the horse/rider and your vehicle before passing • If there is not 2m to spare, allow the horse and rider to move to a gap so you can pass safely or stop and let the horse pass you in walk. Courteous riders will trot if they can to reduce the driver’s wai ng me. • Reduce your speed to 15 mph • Look at the rider so you can see if they are making any requests to you and if they are using hand signals. • DON’T slow right down un l the horse is just out of your vision and then slam on the accelerator. The sudden noise of road grit being crunched is likely to cause the horse to spook or jump to the side which could be into your car. • Lorry drivers, DON’T suddenly release the airbrakes when the horse is just out of your side view as this could cause a sudden spook. • NEVER SPEED UP AS YOU PASS A HORSE AND RIDER.

DID YOU KNOW? We have Community Horse Patrollers in the area?
By chance when photographing Teri and Mia, I met
Community Horse Patroller Michelle Tavener out riding. She told us about the scheme which has been set up by Chris Williams from the Hertfordshire Fire and Rescue Service. CHPs ride around the countryside looking for fly-tipping, and any crime or unusual activities taking place in the countryside which they then report to the authorities. The scheme works with St Albans Commnunity Safety Partnership.

Legal Ma ers Made Simple THERE ARE NO WINNERS IN LITIGATION
Con nuing our series, Mark Fellows, Partner and Head of Employment at Sherrards LLP, discusses the problems with li ga on for both employer and employee when there is a dispute and outlines the benefits of using a Se lement Agreement as a way to avoid a ma er becoming li gious. Read on to find out more … The Use of a Se lement Agreement to compromise Employment Claims Employment Tribunals hear a range of employment disputes, ranging from claims for unpaid wages to claims for discrimina on and unfair dismissal. The most common form of remedy sought is compensa on and in discrimina on cases, the compensa on is poten ally uncapped. There have been reported cases where the compensa on award has exceeded six figures. Although the introduc on of Tribunal fees for pursuing employment claims has reduced the number of lodged claims, there are s ll an increasing number of disputes within the workplace as employees are more familiar with their rights and en tlements.
Why are there no winners in li ga on? From an employer’s perspec ve, defending an employment claim usually entails a substan al me commitment from those members of staff who are involved in the case, and the employer will incur legal fees if it engages legal representa ves. If the employer is unsuccessful, it will usually be expected to pay compensa on to the Claimant and even if it is successful, the legal fees incurred are, in the vast majority of cases, not recoverable. In respect of the Claimant, they too may have incurred legal fees which are not recoverable and although they may ul mately be successful, the Tribunal process is o en regarded as stressful and demanding, and at mes difficult to understand.
To adver se call 01582 965760
For this reason, Se lement Agreements are a very effec ve tool in helping the par es avoid li ga on.
What is a Se lement Agreement? A Se lement Agreement is a formal legal document that is used to se le any poten al or exis ng employment disputes. The Se lement Agreement acts as a waiver of employment claims, usually in return for a sum of compensa on. The Agreement must contain certain provisions as required by legisla on and in order to achieve the required waiver, the employee or exemployee has to obtain independent legal advice before they sign the Agreement. For this reason, it is very common for an employer to contribute towards the legal fees associated with an employee taking legal advice regarding the terms of the Agreement. That contribu on typically ranges from £250 to £500 plus VAT. A Se lement Agreement will typically confirm the termina on date (if the employee is s ll employed), the agreed financial compensa on and the posi on in respect of a number of ancillary ma ers such as references, confiden ality and the return of company property. The benefit of a Se lement Agreement is that it also provides an opportunity for the par es to resolve a dispute more amicably, such that a posi ve message can be conveyed to staff about the employee’s departure. In addi on, if structured correctly, the compensa on payable to the employee in most cases will be free from tax and Na onal Insurance deduc ons up to the first £30,000.00 so both par es can take advantage (although this exemp on is currently under review).
How do you raise the issue of a Se lement Agreement? Legisla on introduced several years ago allows for an employer and employee to have a candid conversa on about the employee leaving under a Se lement Agreement. If the conversa on is conducted in accordance with the required guidelines, the discussion will not be disclosable so cannot be used against either party in legal proceedings if an agreement cannot be reached. An employer who is embarking on such a conversa on should take legal advice before they speak to the employee concerned. The value of a Se lement Agreement cannot be under es mated. In circumstances where an employee has more than two years’ service, they have a right not to be unfairly dismissed and in poor performance cases, for example, a Se lement Agreement can be a much quicker way of resolving the ma er rather than having to invoke a formal performance process that can take several months to conclude.

55 How can Sherrards help? At Sherrards, the employment team acts for both employers and employees. We are well placed to advise both par es in respect of Se lement Agreements because we can appreciate each party’s perspec ves. When we act for employers, we will provide guidance and advice in conduc ng the ini al conversa on with the employee and in nego a ng the financial terms, to ensure that the cost of the se lement is kept to a minimum. We will also prepare the Agreement to ensure that all of the legal formali es are met. When we act for the employee, we ensure that they are fully advised regarding the terms and effect of entering into the Agreement and we will endeavour to obtain the best financial outcome on their behalf. In addi on, we recognise that it is not just about the monetary side, and we guide the employee on the nonfinancial elements such as references, where reputa on may be a key issue. In summary, there might be no winners in li ga on, but it can be “win win” for both par es with a Se lement Agreement. If you wish to discuss any aspect of a Se lement Agreement with Sherrards, please do not hesitate to contact Mark Fellows, Partner and Head of Employment, on 01727 738976 or by email – mark.fellows@sherrards.com

Slip End take the Double in the Dunstable Friendly Pool League Words and photos by Sue Mitchell
T
he final round of division one, between Slip End and Caddington, was played at Caddington Social Club on Friday 26th May.
It was 4 all as they went into the final frame of doubles with all to play for. A tac cal match kept the spectators on the edge of their seats with 2 reds and 2 yellow balls s ll on the table a er 40 minutes. The tension was palpable as the result could have gone either way. Something had to crack and the unfortunate po ng of the white by Caddington gave Slip End two shots and the chance to clean up. With the trophy firmly in their sights, Ma Hanlon and G.Inge had to hold their nerve and finish up which they did when, to tumultuous applause, G.Inge po ed the black. A lot of hugging and hollering amongst the Slip End team members followed and the players were deservedly over joyed with the result. It was hard luck for Caddington but one team had to win and one team had to se le for the runners’ up slot. It was good entertainment and it kept all in the room gripped to the end. The top two teams from division two were there to support and collect their trophies. The Poynters were the winners even though they only levelled with The Swan on points. Apparently it was numbers of frames won that gave The Poynters the winning edge but both teams have now been promoted to division one for 2017/18 season. The team members who played the final match were: Slip End: Stan Stanfield, Pete Alexander, Billy Bryant, Ma Hanlon, Tim Rushby, G.Inge, Lewis Harbud and Boggy Harbud Caddington: Steve Kerridge, Ben Carey, Paul Stoley, Mark Thomas, Bob Snoxhall, Jim Ilsley and Alan Kaye
