Dear Readers, We bring you an extra eight pages in this bumper issue for September/October. There has been so much to report on in the villages and to add even more content to the magazine, we have had a big takeup of adver sers so I hope you enjoy the read. Flamstead has excelled with the Wish Tree Charity Music Fes val and the everpopular Scarecrow Fes val; Redbourn had the Fête du Velo; The Kite Fes val on Dunstable Downs was magic and there were lots of school Fêtes and village fairs to a end too. We decided to get out and about to meet our readers; so we took the MiMagazine trade stand to Markyate School Fair, The Fête du Velo and The Scarecrow Fes val. Our next port of call will be Redbourn Christmas Market. Having taken so many stunning panoramic shots of our beau ful countryside and interes ng village events, we have decided to pull together a few of our favourites and create a fullcolour calendar for 2018. I know from the Facebook pages that many of you are keen photographers and so I am invi ng you to send your favourite landscape shots to be considered for publica on in our calendar. See page 65 for more details. Every month, Janet Brown and myself have a day out to a Na onal Trust venue and this me we stayed close to home by visi ng Ashridge Forest. How lucky we are to have such a na onal beauty spot on our doorsteps. Enjoy the early autumn.

Markyate retailer supports The Fire Fighters’ Charity The Markyate Nisa Local convenience retailer is suppor ng injured ďŹ re and rescue service personnel this month with a dona on of ÂŁ500. The Nisa Local on High Street made the dona on with money raised through Nisa’s Making a Dierence Locally charity. The dona on will be used to help provide support and rehabilita on services for ďŹ re and rescue employees and their families. Sagar Patel, director of the Nisa Local store, commented, “The ďŹ re and rescue service provides a valuable service to the community and it is our privilege to be able to support them and their families with this dona on through Making a Dierence Locally.â€?
Markyate Cricket Club The Carpenters Arms away at St. George’s School was a great contest with a beau ful ba ng track. Winning the toss, the skipper for the day, Dave Maskell, had no hesita on in ba ng ďŹ rst, and he and Tom Burton put on a record breaking 148 for the ďŹ rst wicket. Skinner and Wally both got ducks; Merson and Bu erďŹ eld made ďŹ ve and 10; meanwhile, Smith was up the other end looking in conďŹ dent mood passing his 50. Medlinn came in and hit a quick 17, which then brought out Tony O'Halleran for his debut. Smith framed the strike to set up a total of 278 for eight being unbeaten on 91 and hi ng ďŹ ve sixes along the way. Charlie Merson was the pick of the bowlers early on, keeping it ght and performing a bit of magic as their danger man was run out when Charlie icked the returning ball on to the stumps. Skinner took three valuable wickets in two spells, with a short boundary on one side. CACC seemed to always be keeping up with the run rate and with things ge ng ght, on came young Cormack to bowl, ge ng a wicket in his second over which is an outstanding achievement and will surely stand him in good stead for the future. e a ended the Wish Tree Music Fes val for the third me and it goes down as one of the best social evenings to be held locally during the summer season.
People dress according to the theme, which this year was Alice in Wonderland. Many decorate gazebos in the theme too. Par cipa on in the fancy dress is not mandatory but it adds to the colour and the fun of the evening. A glass of prosecco welcomes all guests and you can either bring your own picnic or partake in the hot food which is on sale. Local ar sts perform outside on the grass in the school sports’ field and as the night draws in, the bands take to the stage in the large marquee. The music starts mild and melodic and progresses to classic rock. It’s a brilliant evening – our mini Glastonbury – and this year the weather was warm and balmy.

Thank Yous Compere Ma hew Biggs, who lives in Flamstead, took a Mad Ha er guise on the night. In his day job he is a radio personality on Radio 4’s Gardeners’ Ques on Time and TV shows such as Gardeners’ World and Channel 4’s Garden Club. He is a professional gardener and trained at The Royal Botanic Gardens, Kew. Flamstead Pony Club; Liz and Graham Jebb for loan of marquees. Brendan McCormick, Director of BME AV Ltd for providing the ligh ng and sound system who gave his me for free. About the bands: Threefold born out of Caddington, they are three experienced musicians with a passion for music. They perform eclec c acous c covers and embrace all styles of music from many eras. They give ght harmonies, smooth vocals and indulgent arrangements. 18yearold Lara Ziff from Ha ield, accompanied on guitar by Nick Cuss, has just graduated with a diploma in music prac ce. She is a singer songwriter who has had vocal training since she was 11yearsold old and is selftaught on the piano. Her style is predominantly pop/soul but she performs her own songs too. Currently, she is working alongside a music producer and is preparing to release an album soon. Our Friends Electric Herts based 80s tribute/party band formed in 2009. Synth and new wave pop music is their genre and they regularly play at par es, weddings, func ons and corporate events. Their music ranges from Spandau Ballet, Erasure, Duran Duran, Depeche Mode, Blondie and many more. Flamdaddy were the headliners. They are four dads who formed in 2010 who should know be er! They play to packed out venues locally and further afield, performing rock classics from 80s to present day. They are home grown in Flamstead and enjoy playing to loyal supporters and those who want to listen. There's only one ‘F’ in Flamdaddy!
About Wish Tree Charity The Charity has offered help to over 28 residents since June last year. Monies are only raised through the once a year Music Fes val and personal dona ons. All monies go directly to providing prac cal support for residents during me of illhealth, bereavement and major surgery. Support includes domes c help, childcare, sit in care, gardening, transport, pet care and other assistance which helps individuals and families operate as normally as possible during difficult mes. Chairperson Tracy Wells said, “This was our ninth fundraising event and eighth Music Fes val. It’s our 10th anniversary next year so watch this space for more informa on.”

5th Fête du Vélo draws the crowds Sunday 9th July, Redbourn Common Words and photos Sue Mitchell
A
busy Fête du Vélo started early at 8am with two running races, 1k and 3k, organised by Run Redbourn. The cycling started at 10am with free riding, followed by the Novice men at 10.25 am. This 25minute race around The Common was won by Daniel Webb from Sandridge. It was a tac cal race with Daniel and second placed Dave Cherry taking command of the lead in the closing laps, by taking it in turns to be the front cyclist. Daniel said, “me and the other guy (Dave) took it in turns to take the lead, stopping anyone ge ng through and keeping the rest of the peloton behind us.” It was Daniel who was first over the line and commentator Simon of the Bike Lo , who sponsored the race, described the two of them as ‘tac cally astute’. As there was only one woman entered, Nicky, she had to compete with the men. The two sponsored by The Bike Lo were Neil and Sam Moorhen in blue, who raced well, with Sam leading for the first few circuits. Registered children’s races followed and then, at 13.45 there was free riding open to all.
A film crew was there to take some footage and interview people for the Channel 4 programme ‘Village of the Year’ which is to be televised later in 2017. Hosted by Penelope Keith, a range of villages throughout the country will compete to be awarded as Village of the Year. Redbourn has a lot of special quali es: it’s picturesque, it has a great community spirit and there is always a lot going on. So, good luck Redbourn! Verulum Cycling Club organised the registered races and riders came from all over the country to compete. Live Music from Treble Cle and trick riding from the BMX stunt team Trick Gravity kept the spectators entertained. Good food, ice cream and a licensed bar, together with plenty of sunshine made for a great day of sport and relaxa on.
Two sessions of ‘free riding’ offered local cyclists the chance to ride around The Common and enjoy the spectacle.

unshine once again for Redbourn Infant and Nursery School Strawberry Fayre. As usual the fayre was well a ended throughout the day and was already in full swing when I arrived to listen to the wonderful sounds of the acous c duo Meraki Fes val. This year’s cover poster was designed by Delilah from Year 2. All the stalls were bright, welcoming and busy with all the usual favourites ranging from Ta oos and Nails to Beat The Goalie. Great rae prizes once again, all from local groups and businesses. All monies raised from the event will go towards resources for the children. The school won 'Primary School of the Year' in the recent Herts Adver ser School Awards.

Stamp Duty hits Downsizers says LSE
S
ome readers may have tuned in to BBC Three Coun es radio recently and caught my opinion piece on the Robert Perrone Show, discussing the news that the London School of Economics (LSE) have put forth the theory that downsizers are hampered by the cost of Stamp Duty.
This is certainly something that comes into the mix, perhaps more so for those moving to a smaller yet more expensive property, or those purchasing a second home and incurring the 3% Stamp Duty levy introduced earlier in the year; but many of my recent clients have said that it’s simply a ma er of a lack of somewhere to move to. The problem then surely, is to iden fy fresh sites for building not only affordable homes, new homes and swathes of re rement flats but also something to span the gap for those approaching (or stepping over) the threshold of re rement and who may wish to take on a smaller house or bungalow which is easier to manage and maintain as they advance in years.

busy school fair was enjoyed by many in glorious sunshine.
There were fun games with prizes and/or medals on offer for football and welly wanging. Several local businesses and groups had stands to support the school with raising funds. Victoria, head of the Friends of Markyate School said, “We have had a very good day. We need to raise £3,000 for our new reading scheme and we want to buy new books for all years.” The raffle and tombola prizes were amazing and lots of people went away with something. Lucky Claire won a fantas c hamper packed with bubbly, luxury skin and bath products and chocolates. The Care Bus was there, to celebrate 25 years of the Care Group’s service to the community. The procession of Year Six leavers was an impressive sight with the girls in posh frocks and the boys in smart suits, looking very grown up and ready for senior school next term.

Talking to Darren Armoogum, Head Teacher of Markyate School Interview by Sue Mitchell
I
first met Darren when he walked over to the MiMagazine trade stand at the School Fair, shook my hand whilst introducing himself as Darren. I asked him if he was collec ng the money for the stands and he joked, “Oh no, I am not trusted with the money.” I then realised my mistake of not recognising the new Head Teacher at the school. I think my error was made because I am not used to Heads being so friendly and outgoing in a style more typical of a Public Rela ons professional. I was impressed with his approach which was modern and refreshing and I liked him instantly. “I must ask him for an interview for Mimag,” was my second thought. Being the affable and obliging person that he is, he agreed. So, in the middle of the school holidays, we talked for 45 minutes on the phone. Darren Armoogum has been at the helm for two terms now and he has been embraced both by the school and the community, in which the school plays a major part. Becoming Head Teacher is a promo on for Darren, steppingup from a Deputy Headship/Ac ng Headship at Kingswood Primary in Wa ord. He is married with two children and the family lives in Her ordshire. Darren guards his privacy fiercely and didn’t want to be more specific about where he lives so I was fine with ‘Her ordshire’. How have your first two terms gone? Everyone has been brilliant. The children are lovely, the parents are suppor ve, the staff and governors are excellent and the vicar, Father Tom, is very involved; everyone has been great. This might sound like a string of clichés but it’s true. There is a strong community spirit here which impacts the whole village and everyone I have met has been helpful. They also do a great job in raising funds for extra school equipment and facili es. What are the biggest challenges for teachers today? Life is challenging today and all the things that you read about in the newspapers are the issues that we have to deal with. Everyone has to work very hard and I believe that we must focus on ensuring we give the best educa on possible to the children, which will give them the best opportuni es and chances for their futures. What are the biggest problems for children today? Life moves so quickly for children. I have read books by Sue Palmer on childhood and I agree with much of what she says. When you interview for a new teacher, what are the three most important quali es? We tailor the ques ons to the candidates and the job on offer but I always look for passion, enthusiasm and dedica on. What has significantly improved in schools recently? I believe schools are safer and happier places for children. Teachers are trained to look for signals from children to determine how they are feeling. If something of concern is spo ed, it must be dealt with promptly for the wellbeing of the child. What do you think of Ofsted? Ofsted is what it is. It gives schools a level of accountability which sets standards and we strive to achieve them. I don’t ques on it, I accept it and work with it as the requirements change. I have a lot of experience of Ofsted. My previous school went from Requires Improvement to Good and I believe that a good school has nothing to fear from an Ofsted inspec on. What do you do in your down me? I used to love playing football but due to injury I just watch it now! My wife and I both like cooking so there is always a race to the kitchen to see who is making the meal in the evening. I have just made an apple pie and last night it was sweet and sour chicken! For holidays, we like Wales; the beaches are beau ful. Some mes we go to Mauri us because that is where my parents come from; but sadly it is expensive to get there so we don’t get to go very o en. What are you looking forward to when the new term starts in September? I have two new teachers and I am excited about ge ng them started and building them into the team.

Obituary Marie Draper
Of High Street, Markyate Marie Draper aged 46, of High Street, Markyate was buried at Markyate cemetery on 14th July. Tragically, Marie died within five weeks of being diagnosed with a brain tumour which was both inoperable and malignant and one of the most aggressive tumours of its type. She leaves husband Gary and three teenage children: Charlie, Emily and Maddie, aged 19,17 and 14 respec vely. There must have been more than 350 mourners gathered at St John Fisher RC Church in Redbourn to pay their respects to this popular, successful and muchloved mother, wife, daughter and matron within the West Herts Trust. Marie was promoted to the role of Matron a year ago and had responsibility across three local hospitals: Wa ord, St. Albans and Hemel Hempstead. Her previous posts included 20 years' service at The Na onal Orthopaedic Hospital, Stanmore where, as a sister she managed the recovery unit in intensive care, and more recently, she was in a combined teaching/nursing post at Milton Keynes Hospital before taking up her posi on within the West Herts Trust. She was highly respected by many of her colleagues and the
family have received numerous accounts of how inspira onal she was. She was a very special lady who spent the biggest part of her life caring for others. The funeral service was a requiem mass with Father Michael Mannion heading the proceedings. In his eulogy, he likened Marie to a fallen star in Africa where the people believe a star falls when a person of importance dies. He also alluded to opera composer Puccini who died of cancer before he finished his last work. His family and colleagues took over the mantel and completed the opera Turandot which was performed at La Scala in Milan in 1926, 17 months a er his death. He said Marie’s work was not yet finished and her family and colleagues would con nue it through God, by adop ng her a tude, love, inspira on and hard work. Marie’s father Jim McGuckin gave an emo onal and fi ng tribute to their only daughter who was named Marie a er his wife. He said,

She never talked about that side of her work so we just didn’t know how special and highly respected she was.
She managed to be an amazing mum to Charlie, Emily and Maddie, guiding and encouraging them and just being a very special mum! Marie was very proud of each of them and kept them on their toes. They would tell you that she could be grumpy and strict at mes, but that was just our Matron, se ng her own very high standards and expecta ons again.”
“Marie genuinely loved being a nurse and put her heart and soul into it. I remember going into her house one day, a er she’d come home from Stanmore where she managed the recovery unit in Intensive Care, to find her crying her eyes out because they had lost a young child’s life on the unit that a ernoon. So, don’t anyone tell me nurses don’t get emo onally involved!

Regarding the handover itself, Jon con nues, “Andrew and Val put a lot into building the pub up to what it is today and the development of the Barn which provides a great and needed facility. It was always going to be important that the pub was taken over by people who would con nue to offer the community what they want from their pub and we will be sure to do that, already con nuing to support the pub teams for football, darts, dominoes and pool. I am now the proud owner of an eightseater to drive the teams around to away matches so they can play and drink!

n the middle of July, new bosses took over the reins at The Swan, Markyate from previous landlord and landlady, Andrew and Val. The Swan is the most local pub for my husband Mick and I who live just 45 strides from its front door! So it wasn't too difficult to catch up with Jon who is one of the two new owners. Jon decided on a career change a er many years. He explained in his own words saying, “I have been in the corporate world for all my working life and mostly in London. I got to the stage where I wanted a change and was a racted to running a pub, café or restaurant. If it was to be a pub, I was looking for something tradi onal within a local community and when the Swan came up, I had a gut feeling that this was the one for us.” Jon’s partner Kyle (the coowner) is keeping his London job for now but is a regular behind the bar in the evenings and at weekends; he’s the one who has to duck behind the bar! With them comes Trish who has many years’ experience of working in pubs and bars and she will be there with Jon on a full me basis. You may also see the kids come along to help, Charlie (23) and Dom (20) when mes get busy. “Kyle and I are keeping the current team of staff of Lol, Karen and Francis along with those who come and help us when we are busy. We are enjoying ge ng to know the locals and regulars at The Swan which is a great local pub and we want to make sure its popularity con nues. My biggest concern is that we can live up to how the pub is today and how it is liked by the community. It’s been a

It is already very popular for weddings, par es, funerals and other gatherings ‘especially at the weekends’ but we want it to be busy in the week too. Redbourn Leisure Centre and Olympic athlete, Alex Danson, brings holiday hockey fun to local children
Redbourn Leisure Centre, which is operated by Everyone Ac ve in partnership with Redbourn Recrea on Centre & Playing Fields Trust, has been selected as one of the first sites in the country to host the new Alex Danson Hockey Academy. The camp ran on Wednesday 23rd August from 10am – 3pm for children aged 9 – 11 years old. It forms part of the Academy’s objec ve to get 10,000 children more ac ve by playing hockey over the next three years. Alex Danson was part of Team GB’s Olympic gold medalwinning hockey team at Rio 2016. She is one of England and Great Britain’s greatest ever hockey players, having achieved almost 300 caps since making her interna onal debut at just 16 years old. Alex teamed up with Everyone Ac ve a er both par es recognised the lack of high standard hockey provision available to children of primary school age. ar insurance premiums have seen a rise over the last five years, with a hike last year of 11%. With car insurance predicted to con nue to rise, what can we do to ensure that we get the best on offer at the lowest price?

Insurers will offer a substan al discount (3040%) if a claim hasn’t been made in the first year, with a further discount on subsequent years. You can also protect this discount, but this won’t protect against a rise in insurance should you be involved in an incident. Make and Model of Car: The more desirable the vehicle, the higher the risk. The more luxurious models, with a higher engine capacity are more expensive to renew, repair and insure.
Premiums have increased considerably over the last five years, but notably in the last year they have seen an increase of 12% (according to the AA). January 2011 saw the Insurance Premium Tax rise to 6%. Since then, it has doubled and in June of this year stood at 12%. Fraud, whiplash claims and rising repair costs have also contributed to a rise in premiums. What does insurance do? Insurance protects the policy holder should their vehicle be involved in an accident or subjected to the . The premium (cost of insurance) is the outcome of the insurer assessing the driver’s risk. They take into account factors over which you will have some control, and those that you don’t (such as your address). Age, address, noclaims record, car make and model are fairly fixed. However, it is interes ng to see how they impact on your insurance: Age: Between the ages of 1720 and 60+, premiums are likely to be higher as the insurance companies consider these as higher risk, due to the increased likelihood of being involved in a ‘catastrophic’ accident (Which?). Compensa on for these accidents (through legisla on) has become more generousand as a result has led to higher premiums. Address: It’s a bit of a postcode lo ery, but demographics and crime figures can contribute to higher premiums. NoClaims Record: This gives the insurance company a

Excesses If the driver is involved in an accident, the excess is the figure you have agreed to pay towards the damage. Fully Comprehensive: This is the widest level of cover available and covers both your car and third par es. It will also cover accidental damage, vandalism and the majority also cover windscreen repair. Going Abroad There is an EU Direc ve that currently gives thirdparty cover when you travel within the EU, without having to contact your insurer. However, to extend a policy when travelling, there will be a minimal charge of between £10 30, which may be worth considering. Breakdown cover could also be worth extending.
REDUCING COST Although price comparison sites have made obtaining the best deal easier, all insurers are different and many of the recommenda ons below are a ma er of trial and error. Consider Fully Comprehensive Surprisingly, some insurers automa cally consider choosing this op on as low risk, leading to a lower premium than third party. Obtaining more cover for less cost, has got to be worth considering. Add a Second or Third Driver Adding a driver who is considered lower risk (by age, driving experience and a noclaim history), reduces the average risk to the insurer and therefore lowers cost. Finetune your Job Title Making adjustments to your job tle can reduce your premium. Obviously, it has to reflect, or reasonably describe, your actual job. i.e. PA rather than Secretary, or Chef rather than kitchen worker. Be aware that any fraudulent claims will invalidate your insurance. Modifica ons Spoilers and fancy alloys can look great, but may increase premiums. Insurers need to be informed about any modifica ons, otherwise policies become invalidated. To reduce a premium, add a Thatcham approved alarm or immobiliser. Payment If you can, pay the premium in full rather than monthly! It is the equivalent of a high interest loan; therefore a 0% interest credit card would be a be er op on. (The Money Expert) Don’t automa cally renew Loyalty can be costly in the insurance industry, so it is important to inves gate the best op ons annually. Use price comparison sites to obtain the best deal, then approach your current provider to see if they will match it. Remember some insurers prefer not to appear on price comparison sites. Ditch addons you don’t need Check you haven’t selected an extra that you don’t need. Addons such as: excess, courtesy car, key cover, legal expenses, breakdown, windscreen are all very popular, but could be covered under a bank account or breakdown cover. to get a quote today that is valid for at least a month prior to renewal. Aviva and Post Office will lock in their price for 60 days, which gives you the op on should prices increase further by the renewal date. Comparison Sites Look at more than one price comparison site as they work with different insurers. The Money Expert recommends: Confused, Compare the Market, Go Compare and Money Supermarket. Remember that the larger companies such as: Aviva, Zurich and Direct Line do not appear on comparison sites and give compe ve premiums. If you are looking for a Mul car policy, you will need to approach a broker or the insurer direct as they do not appear on price comparison sites. Once you have found the best deal for you, check the internet for the latest offers (such as vouchers or free breakdown cover) and cashback deals. Younger Drivers (under 25) There are ways of minimising the cost for young drivers, but it is never going to be cheap. Young drivers need to take heed of the advice outlined above, but there are also addi onal measures that can be taken: Parking: use a garage or a driveway to park overnight. It is considered to be more secure with less likelihood of your car being damaged or stolen. Points: Keep your speed within the legal limits. Insurers consider the last five years’ points and it can result in a 30% increase in your premium. Driving with defec ve tyres can increase your premium by 60% and driving with a mobile phone can double your premium. Car Choice: Consider its popularity, engine size (under 1.4) and value. Watch out for modifica ons and remember to let the insurers know, or it will invalidate your cover. Mileage: If you can be sensible with your mileage and keep it low, it helps keep your costs low (insurance and fuel!) Driving Courses: Extra driving accredita ons can reduce your premium: Try DVSA’s PassPlus, AA’s Drive iQ, RoDAR’s Advanced Driver. Mul Car Policy: Consider a mul car policy to reduce your premium by up to 25% Black Box: Telema cs measure how well you are driving. If you’re confident you drive well, it could save you £100s, but if not, it could cost you!
Choosing the right policy for your needs can become a mely exercise, but can save you £100s, especially if you are in one of the highrisk categories. Know what cover you want, addons that you need, compare all op ons before making an informed decision.

Kensworth School Summer Fair 24th June Words and photos by Sue Mitchell
T
here were lots of things to do at the Kensworth School Fair which was a fundraising event for the school. For the sporty types, you could have a go at ge ng a goal in the netball net, a goal in the fun football, hi ng the coconut with a ballthrow or ge ng a good score in the wellywanging.
For those who like to take pot luck, there were plenty of good prizes on offer in the raffles and tombola. In one draw top prize was a wheelbarrow brimming with goodies supplied by TC Feeds. Homemade cakes and teas are an essen al pitstop for me at local fairs and whilst enjoying the refreshments, I watched the police dog display with P.C. Carl Quarman and his Belgium Shepherd, Tai. The spectators had to stay well back as Tai was let off the leash to pursue the runaway ‘pretend criminals’, both of which wore protec ve arm sleeves so that Tai’s teeth couldn’t do any real damage. It would be a brave or foolhardy criminal who would think he could escape from Tai easily! Stuart Boyes organised the Welly Wanging and I was pleased to witness and photograph the men’s winner, Adam Bigham, throwing the welly. I was persuaded to have a go and by the me I le , my throw put me in second place in the women’s compe on. Those who scored in the football compe on, organised by Anthony Todd, went home with a football. It was

This year the fête made a profit in excess of £3,000 which will be paid into the Community Projects Group funds, which will be allocated to local causes.

A
n impressive collec on of art, mostly watercolours, were on display at the Heathfield Centre on 22nd July in Caddington.
Members of the group displayed their works which were very impressive. Talking to group tutor Julie Kent, she said, “We have two groups, the Tuesday and the Thursday group that meet in the mornings. Each session is two hours long and it costs £36 for a course of six weeks. I choose a picture for each session, which I copy and print off for each member and then they set to crea ng their own version of the work.” “I give them advice and training but they each put their own interpreta on on the work themselves. It is mostly watercolours, pencils and pastels that we use. “Most of our members are re red so it is not just about art, it is also a social gathering for people to meet, chat and have a cup of tea and cake.” There were several works on sale and Julie had some of her calligraphy cards for sale bearing scripture quotes and famous mo os. The local cra s’ people also had stalls and there were lots of locally produced honey, jams and other foodstuffs on sale. I couldn’t resist buying a lovely trinket chest with a cockerel decora ng the lid, made by Jackie. That’s my first Christmas gi sorted. his was my fourth visit to this amazing village event which is now in its 16th year.
People flocked from all around to view and judge the 100 or so scarecrows on display. The wiity puns get be er each year and with such a poli cal cauldron out there, the sa re was top class. Sport is always popular with cricket featuring heavily this year and TV characters trending with children, appear in abundance with lots of Minions and Pepper Pigs being seen. I like to see the good old tradi onal scarecrows too. The pubs heave, ice cream is sold in abundance and the trade stands are busy as thousands of people flock to this unique village event. MiMagazine had a stand this year and it was great to talk to so many of our readers. The Markyate Care bus and other shu le buses were busy, taking people around the village to see the scarecrows; without transport, it is a lot of walking to get around the 100 or so scarecrows. People are invited to vote for their favourites. The two main chari es being supported were Herts Mul ple Sclerosis Therapy Centre and Friends of St Leonard’s Church. A men on must be made of Jackie and Norman who have put on a themed display each year at Trowley Bo om since the start. For 2017 it was Whipsnade Zoo which is included in the photos but one photo does not do jus ce to this fantas c display which kept the children amused for hours. she vows that this will be her last. Her exhibits always have an equestrian theme and over the years she has produced The Shetland Grand Na onal, Pony Club Camp, Jous ng, The Wild West, VE Day, A Wedding, War Horse, Old McDonald’s Farm and a One Day Event. There was one more but she couldn’t remember what it was. Visitors had to find the 5 snakes and the crow, with the crow being the hardest to spot. Did you see it? Legal Ma ers Made Simple Is Possession Really NineTenths of the Law?
Con nuing our series, Claire Haywood, Senior Associate of the Property team at Sherrards LLP, discusses the idiom, possession is ninetenths of the law. But is this true? Read on to find out more … We are o en instructed by clients whose property (or more o en part thereof) falls outside of their registered tle. For whatever reason, the Land Registry tle plan does not marry up with the posi on on the ground, and understandably the client would like this to be formalised. In the absence of a conveyance or other tle document confirming this posi on, people occupying land that is not within their tle are able to rely on the adverse possession rules outlined in the Land Registra on Act 2002 to resolve ma ers, provided they meet the necessary criteria. The Land Registra on Act 2002 came into force on 13 October 2003 and introduced a new procedure to acquire registered land by adverse possession. It enables a person, who is not the legal owner of the land, to become the legal owner by adversely possessing the land for at least 10 years. For a person to have “adversely possessed” the land, they must be able to demonstrate that they have: 1. Enjoyed exclusive possession of the land; 2. That the possession was both inten onal and without the owner’s consent throughout the 10 year period; and 3. It was enjoyed without interrup on.
Can you establish adverse possession? Demonstra ng exclusive possession depends on all of the circumstances involved, including the land in ques on and the nature of its use. You must be able to provide evidence of exclusive physical control of the land and have treated it as your own for example, having dealt with the land as if you were the

owner. In addi on, the actual owner cannot have consented to their use of the land, either in wri ng or by conduct. To show possession, you must have carried out some acts on the land, such as fencing off or repair and maintenance during the period of occupa on. Whilst this may seem straigh orward on paper, there are intricacies that need to be considered carefully and each case turns on the individual facts. In many cases, par cularly with older proper es, it can be the case that a fence or wall was erected in the wrong place some me ago when the precise boundary may have been unclear.
What next? If you meet the above criteria and want to formalise the posi on, the next step is to apply to the Land Registry to replace the current registered owner. There is a specific Land Registry applica on to be completed with suppor ng documenta on, evidence of occupa on and sa sfac on of the criteria. No further evidence can be submi ed for considera on a er this ini al applica on and the applicant cannot respond to any points the registered owner may raise in any counter no ce. It is, therefore, crucial to submit the applica on and the suppor ng documents with the correct level of detail to deal with all of the necessary criteria under the Act in the first instance. Once the Land Registry receives an applica on, they will send no ce of the same to the current registered owner/s and to anyone with an interest in the land. The current owner/interested party then has 65 business days (nearly three months) to respond with either a counterno ce to dispute the applica on or to provide their consent to the applica on.
What if the registered owner is successful in defea ng the applica on? In this event, the applicant will not be able to resubmit their applica on for another two years. Once this me has expired, the same rule applies, provided that they con nue to adversely possess the land in ques on. It is, however, likely that the registered owner will take steps to evict the applicant from the land or formalise their occupa on within this me, par cularly if they had responded with a counter no ce to the applica on.

Points to consider Before making any applica on, the applicant should carefully consider their posi on. The applica on can easily be dismissed by the registered owner who may then be minded to reclaim the land and rec fy how it is occupied. In doing so, the applicant may lose their enjoyment of the land or perhaps have to pay a fee for their occupa on. In light of these pi alls and risks, the strength of each applicant’s case needs to be carefully considered before submi ng a claim. Equally, any registered owners whose land may be at risk of being adversely possessed by another party should take steps to ensure that their address for service is up to date on their tle. This is to ensure that no ce is served properly with sufficient me to respond in the event that any applica on is made over their land. Landowners should also carry out regular inspec ons to ensure that no squa ers/third par es are occupying any part of their land, with immediate steps taken to formalise any occupa on to prevent adverse possession rights over their land arising. nyone who has not visited The Game Fair has definitely missed out. Described as a ‘Fes val of the Bri sh Countryside’ it really does live up to its descrip on. This year it was held at Ha ield House, home of Lord and Lady Salisbury. The site covered 300 acres – it is indeed the largest and most comprehensive countryside show in Europe. So what goes on at The Game Fair? Where do I start? I have a ended the show on several occasions but I was lucky enough to win ckets this year in the MiMagazine compe on, so as a thank you, I offered to do a write up of my day. Whatever your interests there was something for you to enjoy. Are you a bit of a foodie? If so, there were many different culinary Falconry on horseback delights to sample. Ever heard of cucumber gin or buffalo burgers? As well as the more tradi onal foods, there was an array of food and drinks that were new to me and I thoroughly enjoyed my sampling experience. Alongside there were food demonstra ons taking place all day in The Field Kitchen Theatre, from dressing game for a dinner to foraging for food in the Bri sh countryside. Greg Wallace, of Master Chef fame, was also on site showing his culinary skills. As a horse rider, I was keen to watch some of the displays. I was totally taken in by The Dartmoor Falconry Team who combine riding with falconry. Mar n is one of the few Falconers who prac ses true Falconry from horses and is master of the Dartmoor

Falcons, one of only two organised mounted falconry groups in the country. The horses used are retrained racehorses and I was even more excited to find out that they offer courses on mounted falconry. So, I came away with details to book myself onto one of their courses! I also enjoyed the retrained racehorse musical ride and the polo demonstra on. But there was so much more. When my husband returned from the shoo ng area (where he could have stayed all day!) we watched the an poaching dog demonstra on. The dogs used are highly intelligent and trained to track and catch poachers and significant success in arres ng gangs in various parts of Africa has been a ributed to these dogs. For the doglovers there were gun dog compe ons to watch, a dog show to take part in and lots of other haveago events. You could try your hand at Fly Cas ng (fishing) or try a 4x4 experience as well as enjoying some fantas c shopping opportuni es. If it was gardening you wanted to learn more about, The Elegant Garden feature was where you could find anything and everything you might want for the garden, including design advice. To make life easier, The Game Fair provided a shop and drop so you could leave your purchases in a safe and secure place, allowing you the freedom to explore the rest of the show unencumbered!! There was an ac vity crèche for children, a dog crèche and electric buggies for those with limited mobility. To me the best thing about the The Game Fair was the amount of ‘haveago’ ac vi es available and I needed another day to get round everything I wanted to see or try out! arpenden Lions Highland Gathering was a great day out with a ‘Sco sh flavour’ which offered five pipe and drum bands, highland dancing compe ons and displays as well as solo piping. There were also tradi onal Highland Games heavy events including ‘weight over the bar’, ‘tossing the caber’ and ‘pu ng the stone’. There were also plenty of amusements for children including a funfair, climbing wall, rugby golf challenges, and the popular Kids’ Circle for younger children, where they could make sand art pictures and learn how to use a po er’s wheel. Major chari es benefi ed from the event and last year the The Progressive Supranuclear Palsy (PSP) Associa on and Diabetes Advice and Support Her ordshire (DASH) received £3,750 each. Many other local organisa ons also received funding and the total amount was in excess of £13,000.
Bluebells Opens at St Ma hews Grand opening of residen al extension
R
esidents, family and staff of St. Ma hews Care Home, Redbourn a home within the B&M Care family were excited to be present at the opening of “Bluebells”, their new residen al extension. The extension took two years to complete and incorporated the vacated area of what was Fledglings Nursery, which was then connected to the new residents’ rooms by a cleverly constructed conservatory. This allows the residents to enjoy some winter sunshine as well as spend me together in a bright and airy environment. The extension includes some sixteen ensuite rooms,

communal lounges and dining areas, gym, sparoom and even a cinema which has regular showings of new films as well as older ones which residents can reminisce about! The ribbon was cut by current resident Mr Jeremy Buckland following a short welcoming speech by Manager Alina Verescu. Mr Buckland, who has lived happily at St. Ma hews for some two years, was one of the first residents to move into a brand new room. He, along with other residents, families and staff enjoyed a sparkling wine and strawberry recep on to celebrate the occasion.

Markyate teenager Reese will spend three weeks travelling from the north to the south of Vietnam, visiting the capital city of Hanoi, the floating market on the Mekong Delta river, boat trips around Ha Long Bay, trekking through the jungle and spending a week aid working in a village where they will build a nursery for the younger children. 11:32:37 AM Reese has been working hard to fund raise the money for the trip including Markyate School Christmas and Summer Fairs. He has a ‘go fund me’ page called ‘Reese’s trip to Vietnam 2018’ and any donations are very much appreciated.
