Dear Readers, We are in the middle of the summer holidays and the weather at home is hot and dry. Our lawns are yellow and the flowers are struggling to bloom but do we mind? Personally, I am enjoying our ‘proper’ summer, taking every opportunity to sit in the garden and enjoy some R&R. A hosepipe ban is threatened so I am making the most of the blooms before they start to fade and wilt under the high temperatures. It is sobering to think that this is all because of global warming which most people are not taking seriously yet. The politicians put green on the agenda when they think it is a vote winner but when a new emergency takes precedence, the green taxes get shelved for more pressing issues like the cost of living crisis. We can all do our bit, however, and there will be green benefits to the energy crisis. Using less energy in our homes will not only cut down our bills, but it will be kind to the environment. We have got used to centrally heated homes, lights on in every room, home appliances blasting everywhere, and lots of food waste. When I was growing up, we didn’t have central heating so the house was freezing except for the lounge and kitchen and the once-a-week ramp-up in the bathroom when the Dimplex heater was pluggedin for our weekly baths. Food was never wasted as it was too expensive and we walked everywhere or got a bus. That’s enough of this nostalgic talk as I am sounding too old! On a happy note, thank you Lionesses for ‘bringing it home’. You can always rely on women to get a job done! Who will be our next Prime Minister? Whoever it is, faith in government needs to be restored asap.

There are many factors that can influence when someone decides to retire. For some, it may be based on health reasons, while others may want to take advantage of government benefits or simply enjoy a more relaxed lifestyle. However, one of the most common factors that determines when people choose to retire is their age.

o, what is the most popular age to retire early? Sixty is the most popular age to retire early, according to new research[1] which reveals the key steps people have taken to embrace early retirement and examines the costs and benefits of doing so. WANTING TO ENJOY MORE FREEDOM One in four (25%) are planning to celebrate their 60th birthday by leaving work behind. With the State Pension age currently standing at 66, the findings show one in six (17%) people who have taken early retirement did so when they were 60, making it the most common age to make an early exit from working life. This is also the most popular target age for people who intend to retire early in the years ahead, with one in four (25%) planning to celebrate their 60th birthday by leaving work behind. The desire to retire early is primarily driven by ‘wanting to enjoy more freedom while still being physically fit and well enough to enjoy it.’ EMBRACING A NEW LIFESTYLE Nearly one in three people (32%) who have retired early or plan to do so gave this reason for embracing a new lifestyle. Financial security is the second most common factor prompting people to embrace retirement. position’ so they can afford not to work. The influence of money matters is also visible in people’s choice of early retirement age. One in five (20%) people targeting early retirement have set their sights on 55 to make the transition from working life. This is likely to be influenced by their ability to access their pension savings from this age. ‘TOO TAXING AND STRESSFUL’ Other key factors encouraging people to seek early retirement include reassessing their priorities and what’s important to them in life (23%), wishing to spend more time with family (20%) or finding they are either ‘tired and bored’ of working (19%) or find it ‘too taxing and stressful’ (19%). The research suggests the impacts of early retirement are wide-ranging and broadly positive in many areas of life. Most notably, more than two in three (68%) people who have retired early say their happiness improved as a result. In terms of the world around them, 44% of early retirees say their family relationships improved and 34% reported improvements in their friendships. Nearly one in five (19%) say they also saved extra whenever they received a pay rise or a bonus during their working life. Over one in four (27%) cite the reason for returning to work is because they ‘wanted a new sense of purpose’, making this the most frequent driver, followed by ‘missing the company and social interactions with colleagues’ (26%). However, a similar number (24%) of early retirees find themselves heading back to work having experienced financial issues. While happiness soars in retirement, many people find their finances take the strain when they retire early and money worries are one of the biggest factors resulting in people returning to work. The channel in the pavement means the charging cable between their home and car will not cause a trip or slip hazard for pedestrians. The cable channel has been installed at various locations including dunstable. The pilot scheme will run until January 2023. During this time, they will gather feedback from participants on their experiences and there has been plenty of positive feedback already. If the pilot scheme is successful, they hope to offer this as an option for other residents. While the Gul-e will not work for everyone it does help overcome the challenges of electric vehicle ownership for households who don’t have their own off-street parking and charger.

Have you heard of Refill? It is topping up your water bottle when out and about. Refill Hertfordshire allows public places - such as cafés, pubs, takeaways and restaurants - to register as Refill Stations that will happily refill your bottle with free tap water on request. The app shows where you can get coffee refills with a discount for bringing your own cup, shops where you can refill your own containers, and lunch venues where you can order to go in your own containers too. They’ve taken steps to make sure everything is as Covid safe as possible too. There are more than 300 Refill Stations registered in Hertfordshire. We need support in building the number of Refill Stations. We also need support in promoting Refill Hertfordshire locally. These popular gatherings take place at the Baptist Church Centre on Buckwood Road, Markyate for all Dads, Grandads, and male carers and their children. The gatherings are famous for the unlimited, eat as much as you like for £4.00 a family. Food on offer includes bacon and sausage baps, cereals, toast, croissants and pastries, fresh fruit and hot and cold drinks. Attendees can play a game from a great selection of family games (giant Jenga is proving very competitive with families at the moment) as well as pool and air hockey. Daily papers can be read and the chaps can enjoy some chat and banter. “The big attraction we are hearing through social media is that Mums are discovering some free time for themselves!” said Alan Poole, WLDO Project Leader.

Have solicitors instructed, so that they can start collating all the information needed to put together a sales pack for your home. If you have a mortgage secured against the property, ask your solicitor to contact them, so that you are aware of any early repayment charges and the process to discharge the loan. Obtain a Mortgage Redemption Statement early. If you are selling a leasehold property, let the managing agents know you are looking to sell the property so that they can provide their management pack quickly.

Work out what you are looking for early on. Are you planning to live in the property or rent it out? Are you looking for an apartment or a house? If you need a mortgage, try to obtain an ‘agreement in principle’ early on so that you are in a strong position when putting in an offer on a property. Have solicitors lined up and communicate with them early on so that they can assist with negotiating any heads of terms and raise the relevant pre-contract enquiries. Let your solicitor know if you have any legal concerns or points you wish to be clarified at any early stage. Obtain independent financial advice so that you have a clear idea of your budget, the potential costs of your mortgage as well as budgeting for Stamp Duty Land Tax and other financial considerations.

Before instructing your solicitor to exchange, you need to ensure that your finances will be available for completion. • If you are obtaining a mortgage, your solicitor will ensure that the mortgage funds are available for completion, or that you have alternative funds available to enable you to complete on the agreed completion date. • If the property is Freehold, you will need to ensure that Building Insurance is in place at your earliest opportunity • If you are selling to raise finance for the property you are purchasing, ensure that the completion date of the sale is on or before the completion of your purchase. This month the team at Redbourn Auto Solutions is celebrating ten years since opening! It is a business that has been through an immense journey. So, here’s a bit of it… from humble beginnings to a fabulous business that has so much to offer you, and the community around you… The Beginning Setting up your own business sounds so easy on paper, even exciting, but the reality is very different. It is tough – for any business to survive. There is immense pressure, sleepless nights, and you become fully immersed in your business 24/7 to the exclusion of everything else, so it is hardly surprising that the failure rate is so high: 20% of businesses fail during the first two years of opening; 45% during the first five years; and 65% during the first ten years. Only 25% of new businesses make it to 15 years or more! It’s a stark reality that many face and continue to face in these challenging financial times. RAS has been fortunate and has overcome many challenges over the years such as waiting six months to obtain planning permission, an increase in rent because we were ‘motor trade’, a second increase in rent of a colossal 45%, and now a further increase as industrial units are sought after… and dare we mention the recent pandemic causing high absence, lower demand and an increase in the cost of materials (some of which went out of production), utility bills and the cost of fuel soaring? But we’ve remained determined and have stuck to our vision. We had a vast expanse of knowledge through many years of experience in different franchised main dealerships. We originally set up as a Saab specialist, but our customers owned cars from a variety of manufacturers. So, we broadened our technical knowledge and bought-in diagnostic equipment to cope with the emerging demands. We opened a second unit to provide a nice waiting area for customers, a larger office for staff and two further ramps. Caddington WI Goings On At our AGM Carol Hardy, talked and demonstrated Pyrography (wood burning!). Most of us had an attempt at this using a giant lolly stick and some very attractive designs were created. Dot Wigg from Head Office came along to supervise our voting. The existing committee was voted back on for the year 2022-2023. We do have other members who help out at meetings on the door, raffle, teas, etc. It is good that we all mix and help each other. There is a Group Meeting at Dunstable on 6th September. Change of Date - Our September meeting will be on 13th - not the 6th . It is our birthday party evening. Members bring along food, cakes, and drinks. We have entertainment and have invited some of our Group Members too.A note for your diary ladies. 17th January 2023 we are going out for Christmas lunch - Venue not decided as yet. We have to set a date now as Christmas and New Year get busy with other things.

Summertime at Luton Hoo Walled Garden
Come Out and Play at the Dunstable Downs Daily until - 4th September, 11am - 4pm. Dunstable Downs are offering self-led and hosted sports and activities throughout the school summer holidays – all completely free of charge. Nestled within the long grass rich with wildlife, it is the perfect place to get active this summer. Several permanent fixtures including 5-aside football pitch, cricket pitch, athletics track, volleyball court, tennis court, table tennis table and family games make up the standout features. Pick up your challenge card and see if you can earn your medal! Open daily.
