MARLOW MOUNTAIN LODGE & ARBOSANA GUEST HOUSE
KANGAROO VALLEY | NEW SOUTH WALES

Marlow Lodge & Arbosana Guest house - Kangaroo Valley NSW
INTRODUCTION
UNSURPASSED ELEGANCE.
Marlow Mountain Lodge and Arbosana Guest House is a luxurious secluded estate of two dwellings that seamlessly integrate into 60 acres of Kangaroo Valley’s ancient landscape, offering a refined retreat that echoes the valley’s raw grandeur. Designed by Scott Buscall of Design Studio Group, this estate is a testament to study in material integrity, bespoke craftsmanship, and architectural endurance. This exceptional property offers an unparalleled lifestyle.

A CONNECTION TO THE LAND. TIMELESS
The journey to the estate is measured and deliberate. A private, gated entrance opens to a newly upgraded sealed driveway that winds through untouched countryside, leading to a residence that reveals itself in layers.
Upon arrival, the architecture immediately establishes a connection to the land. Expansive picture windows frame panoramic views of rolling hills, reinforcing a seamless dialogue between built form and nature. The structure does not impose on its surroundings – its clean architectural lines softened by the organic materials that define it.
“You immediately feel a sense of wonder,” says architect Scott Buscall.
Floor-to-ceiling sliding glass doors further dissolve the boundary between indoors and out. Views of mountain peaks, mature trees, and rocky outcrops stretch out in every direction.
Outside, curated spaces, including a full-size tennis court, mineral swimming pool, fire pit, and expansive wraparound decks, invite you to linger and take in the shifting hues of the escarpment as day turns to dusk.

LONGEVITY THROUGH AUTHENTICITY. ARCHITECTURE
Each element was sourced for its ability to weather naturally, evolving alongside its environment. This was especially important for the owners: a busy family seeking a home that was warm and comfortable, yet resilient enough to withstand everyday use.
At the heart of the home stands a sandstone spine wall, a defining feature that anchors the structure both physically and symbolically. Sandstone was chosen for its resilience, its natural insulating properties, and its ability to age gracefully – a material that only becomes more beautiful over time.
This is a home built by artisans. Assembling the sandstone cladding required skilled craftsmanship, with each piece hand-selected and meticulously placed to enhance the way shadows move across the surface throughout the day. Facing west, the sandstone absorbs the afternoon sun, naturally regulating the home’s temperature while framing glimpses of the rugged outcrop beyond. “The sandstone cladding spine wall grounds the house and connects it to its place and context through colour, texture, and the play of shadow,” says Scott Buscall.
Another remarkable design feature is the cantilevered roof, which extends outward like the wing of a bird. Its steel structure has been carefully engineered to appear weightless. Beyond its aesthetic impact, the overhang provides essential shading in summer while allowing warmth to filter through in cooler months. This thoughtful design ensures a balanced indoor climate year-round.

RECREATION
LUXURY LIFESTYLE, RECREATION & LEISURE.
Marlow Mountain Lodge and Arbosana Guest House is designed for relaxation, recreation, and gatherings—whether with a few loved ones or a larger group. The estate’s stunning views of the Barrengarry Escarpment and expansive recreation spaces offer something for everyone.
Relax by the large heated mineral pool, surrounded by natural stone and shaded for comfort, or enjoy a game on
the full-sized championship tennis court, complete with a pergola for court-side lounging. The court features a synthetic surface, stone walls, outdoor lighting, and a basketball ring for fun after dark.
A scenic pathway leads to a custom fire pit surrounded by sandstone seating blocks, lush gardens and Australian native plants, offering moments of quiet reflection.
With a blend of active recreation and peaceful spaces, Marlow Mountain Lodge and Arbosana Guest House offer a resort-style experience in a serene countryside setting—perfect for intimate gatherings or larger events.
BLENDING WITH NATURE & THE ENVIRONMENT. DESIGN
Marlow Mountain Lodge is designed as both a sanctuary and a space for connection. The primary residence features four expansive bedrooms, including two with ensuite bathrooms and walk-in robes. In the master suite, an Alberta Stone freestanding bathtub is positioned to overlook the valley, creating a space where architecture and nature converge in a moment of quiet luxury.
The kitchen serves as the home’s centrepiece. Gaggenau appliances, Italian limestone benchtops, and a butler’s
pantry make it as functional as it is sophisticated. From here, hearty meals spill into the open-plan dining room, best paired with a locally sourced Shiraz plucked from the glass-encased wine cellar.
Throughout, bespoke designer lighting casts a soft glow over natural textures, enhancing the home’s understated elegance. A fully fitted study, a generous laundry/mudroom, and extensive storage round out the home’s practical considerations. Modern conveniences
such as Starlink internet and Control4 home automation ensure effortless connectivity and ease of living.
Just a short walk away, Arbosana Guest House provides a secondary dwelling, mirroring the main residence’s commitment to material integrity and comfort. With two generous bedrooms, an open-plan living area, and wraparound decks, it offers privacy while remaining intrinsically connected to the estate.

SUSTAINABILITY
LIVING WITHIN LANDSCAPE & HARMONY WITH NATURE.
Sustainability sits at the heart of the home. Solar energy, backed by battery storage, ensures off-grid capability, while in-slab and ducted heating and cooling maintain an optimal indoor climate. The rainwater harvesting system, equipped with UV filtration technology, provides pristine water with minimal environmental impact.
The surrounding landscape has been curated with restraint: lowmaintenance, drought-resistant plantings chosen to enhance biodiversity while requiring little intervention. Here, nothing is forced. Everything evolves in harmony with the land.

KANGAROO VALLEY. LOCATION
Kangaroo Valley is one of Australia’s rare, enclosed valleys, where ancient escarpments, dense rainforests, and pristine waterways form a natural amphitheatre. Despite its sense of seclusion, the estate is conveniently positioned just 15 minutes from Kangaroo Valley’s historic township, where farm-totable dining and boutique wineries define the region’s culinary landscape.
For those drawn to the outdoors, the valley offers an endless expanse to explore canoeing along the Kangaroo River, hiking through untouched landscapes, and teeing off at the renowned 18-hole Championship Par 71 golf course. And while Sydney and Canberra are both within a two-hour drive, the world feels distant once here.
Marlow Mountain Lodge invites its owners to embrace a different rhythm. One where architecture serves as a continuation of its landscape, shaped by time, material, and place.
