About Cundall
Introduction We are an international multi-disciplinary consultancy, operating from 21 locations across the globe with over 950 people since 1976. With sustainability at the heart of everything we do, our team of engineers delivers innovative, sustainable design solutions to address the project’s whole life cycle.
We have developed an internal training programme to ensure all of our engineers deliver sustainable designs with support as required from our specialist sustainability and building analysis team. Cundall are a Registered GSAS Service Provider with GSAS Certified Green Professionals.

In 2017 we embarked on a new journey to understand what was important to our Clients and the world and what impact we could have. This resulted in our materiality assessment and ultimately informed our new Sustainability Road Map of which we are very proud of.
Practising what we preach In 2012, we became the world’s first consultancy to be formally endorsed as a One Planet Company by BioRegional. This is based on a detailed Action Plan which sets challenging and measurable, short and longterm targets against each of the 10 One Planet Living principles, and the actions we will undertake to achieve these. In 2020 we also received the world’s first Carbon Neutral Certification. Our mission is to play a key role in making buildings more energy-efficient, sustainable and cost-effective to operate.

Dubai International City Hotel Dubai, UAE
Hotels Whatever the star rating of the hotel, guest expectations for technology are very similar. It should be available, intuitive and just work - all the time. To compete with social platforms such as Airbnb, hotels need to become destinations and match an individual’s lifestyle. Cundall works with hotel operators and developers to achieve these objectives whilst limiting the management burden that often comes with technology. Recent work has included combining guest services such as wired internet, Wi-Fi, television, movies and personal device connectivity into one system - lowering cost and enabling remote offsite management.

As an independent IT and audio-visual consultancy with extensive knowledge of hotel operations, design and the build process; we help our clients achieve a smooth transition from construction/refurbishment to hotel opening. We have delivered projects for many of the most established hotel brands including Radisson and Marriott, along with boutique and emerging brands.

Porto Dubai Dubai, UAE
This project boasts 44 opulent island villas with a total built up area of 50,000m2. The island is set on a tiered beach front peninsula near the iconic Burj Al Arab. The development will also house a beach club, gate house and service blocks with villas ranging in size from 550 – 930m2. The villas are designed in a modern style with high glazing factors whilst retaining Arabian décor. The beach club includes two restaurants, spa and health club. Cundall was commissioned to provide MEP design consultancy for all the buildings and provide sustainability consultancy targeted at achieving a US Green Building Council “LEED” Gold rating. The Dubai climate and glazed facades present a significant challenge to maintaining comfort levels. The use of Solar Performance Glass and active internal and external shading is used throughout. Cundall was also appointed to carry out a peer review of the Extra Low Voltage and Home Automation design for the villa’s and Island wide systems. The review focused on the degree to which the design proposals produced met the clients brief along with an assessment of lifecycle cost and marketing value to prospective villa purchasers. Zabeel Properties was then able to proceed to construction with added confidence in the ELV design and an assurance that the scheme would meet occupier needs and be practical to implement and maintain

10 Pakistan Urban Development
Nurai Island Abu Dhabi, UAE
A completely disconnected, exclusive island resort development, with a GFA of 71,000m2 and comprising of 42 key boutique hotels, 51 water villas, 31 land villas and spa. Cundall provided MEP and specialist advice, including ensuring compliance with new Abu Dhabi Estidama Green Building Regulations, fire protection and IT and audio visual/ELV design consultancy. Cundall was responsible for developing the Extra Low Voltage (ELV) brief for the Island development including: •

A unique feature of this development is the Water Villas that are accessed via Jetties and have a very high degree of glass façade. Therefore, emphasis was placed on systems integration to use technology to provide energy savings including the automation of lighting, blinds and air conditioning and the provision of a low energy mode of operation when the Villa is not occupied during the day. Other features of the development including a site wide optical fibre based data network linking all the residential villas to the hotel for the provision of IT based concierge services delivered through either the Island telephone system or television system.

Dubai International City Hotel Dubai, UAE
A new branded three-star hotel has been developed for Dubai to penetrate a new market segment of the tourism sector that is expected to grow over the next ten years. Cundall has helped PCFC design their first hotel in this series as well as develop design guidelines for this new brand to ensure a consistent look and feel throughout all the planned hotels. The first hotel which has nine floors and 277-bedrooms, marks a first of its kind for Dubai due to the unique bedroom size and style. The rooms were designed to an area of 18m2, while also flexibly arranged to create family rooms with adjoining bedrooms. A level of technology was incorporated into the rooms to provide an enhanced customer experience, providing customers with an app that allows customers to book rooms, purchase food and adjust bedroom environmental conditions. Numerous interfaces also allow customers to connect their personal devices with the bedroom TV screen. As part of the building services design team, Cundall IT and AV consultants developed the IT and AV concept for the hotel brand incorporating: •

Designing a hotel bedroom of 18m2 was a challenge. Once the bedroom design was completed a mock-up of the room was built and fitted out to see how it would function before we proceeded with the design. The bedrooms and bathrooms were designed to be modular, so they could be constructed within a factory environment and shipped to the hotel site for fast construction. The structural design of the building was formulated to accommodate this method of construction. Occupant comfort was considered throughout the design with thermal modelling ensuring optimum comfort conditions in the bedrooms and acoustic modelling ensuring the acoustic conditions of both the rooms and the lobby would be acceptable to hotel guests. The building design is compliant with Trakhees Green Building Requirements.

Intercontinental Hotel Redevelopment Muscat, Oman
The 258 keys, 5-star, Intercontinental Hotel is located within 35 acres of lush palm gardens between the Hajjar Mountains and the sands of the Gulf Coast, in the heart of Muscat’s residential, government and diplomatic quarter. Cundall was appointed on a multi-disciplinary basis to develop proposals for the refurbishment of the hotel. The scope of the refurbishment included upgrade of guest bedrooms, along with construction of a new Ballroom. The project is currently on hold as of April 2016 due to funding being reliant on commodity prices. Our IT and audio-visual role included: •

Santa Monica Beach and Spa Resort Cape Verde
200 miles from the west African coast, and with year-round sunshine and comparatively temperate conditions, the Cape Verde Islands are ideal for beach or mountain holidays. The new international airport opened in October 2007 and the infrastructure of Boa Vista Island is being vastly improved with new roads, power supplies and desalination plants. There are eventually plans to have 30,000 hotel beds on Boa Vista and tourism will become the backbone of the Island’s economy. The Santa Monica Beach & Spa Resort is central to the masterplan, located on the south facing Praia de Lacacao beach, on the island of Boa Vista. The resort will comprise of a large five-star hotel and 500 luxury villas and apartments set within a traffic free area with underground car parking. Cundall is providing engineering design for site infrastructure, as well as the buildings. Radisson Blu Framwellgate Hotel Durham
A 212-guestroom four-star hotel for Radisson Blu with a swimming pool and gym as well as leisure, conference and banqueting facilities. The hotel is located on the banks of the River Wear in the heart of historic Durham city. All of the accommodation is air conditioned, with a substantial amount of the building’s energy consumption being provided by combined heat and power plant. This hotel houses 1,100 square metres of citycentre event space. These 11 meeting rooms include a cluster of eight rooms. Featuring river views framed by floor-to-ceiling windows, the rooms have high-speed, wireless Internet access, LCD projector, screen, and an intelligent lighting system. Cundall IT and AV was appointed to design and manage the procurement and commissioning of the hotel systems including: • • • • • • •

As well as setting up the structured cabling, telephone, television, wired and wireless internet, background music and meeting room AV packages, we assisted Radisson in setting up a pre-opening office to take reservations and to migrate the back office systems into the new hotel office.

mobile coverage. Cundall worked with the mobile phone operators to conceal mobile base station antennas in the hotel flag poles. Early bookings: Cundall assisted the operator to establish a pre-opening office to take room reservations and conference bookings in advance of the opening to maximize revenue in the first few weeks after the opening.

Innside by Meliá Hotel Manchester
The 4-star, £12m new build contemporary hotel is Meliá's third hotel in the UK and the first to carry its Innside brand. The facilities include 208 bedroom, high-specifications spa facilities, gym, business centre, conference facilities, bar and restaurant. The 11-storey hotel sits in the heart of Manchester’s most important, 20-acre, regeneration site; First Street. The building has achieved BREEAM Excellent rating. Cundall was appointed by ASK Property Developments to provide building services engineering, sustainable design, BREEAM, lighting design and vertical transportation for the development of a new build city centre high-end hotel for the Spanish hotel group. Cundall IT consultants developed the IT infrastructure design package incorporating: •

A fully co-ordinated riser layout was drawn in 3D, using Revit, early on in the project. This enabled an efficient riser layout to be adopted with confidence by the architect, thereby reducing the overall impact on hotel space and confirmed that that room sizes required by Melia would be provided.

Marriott Lingfield Park Lingfield, Surrey
This project involved the regeneration of the operational core of the racecourse. This included the replacement of outmoded buildings with an integrated leisure building, incorporating a 120bed four star Marriott hotel, replacement viewing terraces and boxes, golf clubhouse, and leisure club. The development also included the upgrading of the racecourse facilities including replacement grooms accommodation, stables, veterinary facilities, trainers parking, pedestrian entrance building, shared car parking and access improvements including off-site highway works. The existing leisure club to the north of the main complex was converted into 25 new homes (including eight affordable homes). Cundall IT and AV was appointed by Arena to design and monitor the construction of the IT and AV systems for the new Marriott Hotel. Cundall also advised on the replacement of the racecourse telephone systems and the integration of racecourse and hotel systems. The hotel systems included:

Budgeting and cost control: Cundall assisted Arena in its negotiations with Marriott Hotels to ensure that the new hotel met Marriott’s standards whist also keeping the IT and AV costs under control. Fully operational on day one: Cundall site monitoring ensured that the IT and AV systems were properly addressed during the construction and fit out stages so that the hotel was fully operational on day one and there were no delays in the program due to IT issues.

Twickenham Stadium Marriott Hotel Twickenham, UK
The Marriott Hotel at Twickenham is part of the South Stand redevelopment and provides 162 bedrooms. Cundall’s IT and audio-visual team was responsible for the design and construction monitoring of the IT and audio visual systems in the hotel. The four-star Marriott Hotel is integrated into the South Stand and provides its own distinctive restaurants, bars and meeting spaces. A swimming pool and fitness centre is provided in conjunction with Virgin Active.
Benefits Marriott Approval: Marriot Hotels set exacting standards for its four-star hotels and Cundall’s proactive approach ensured that the RFU gained Marriott’s approval for the IT and audio visual design without scope creep or excess costs. Integration with stadium: Building a hotel into a sports stadium is a complex process with many potentially conflicting requirements. Cundall helped to ensure that the hotel IT and audiovisual systems worked together with stadium systems providing for example a match day feed to the hotel guest TV system.

Girl Guiding Association HQ and Nadler Hotel Buckingham Palace Road, London
Appointed by Girl Guiding on a multi-disciplinary basis, Cundall has designed the conversion of 17-19 Buckingham Palace into a new headquarters for Girl Guiding and a separate 73bedroom boutique Hotel for Nadler. Cundall IT and audio visual provided telecommunications, computer room, structured cabling, audio visual and security design services. The conversion of the building presented several challenges in terms of physically accommodating IT, due to restricted floor to ceiling heights and structural constraints. The Hotel technology guest experience includes: •

Stadia and sporting venue As a vendor independent consultant with a demonstrable track record in sports, technology and the built environment, Cundall works with sporting organisations to create world-class experiences. Working with Stadium IT, Operations and Facilities Managers we act as the interface between the business, venue designers, developers and technology vendors. Al Ain Mixed Use Development and Stadium Al Ain, MENA
This masterplan and mixed-use development project has created a community around a stadium of 25,000 seats, providing a new home to Al-Ain Football Club and Sports Facility. The project is constructed in phases. The first phase involved the construction of the stadium which a year after completion was named the Stadium of the Year by Stadium Database. It also includes a sports centre complex and one commercial block. The second phase will see two further commercial blocks, a 4-star hotel, a food and beverage plot, retail space and eight residential buildings. Car parks, public realm areas, local parks and associated infrastructure works have been addressed during all the phases. Cundall was employed by EC Harris as technical advisors for the first phase of this project. Working with the whole delivery team, we have ensured that design compliance is met by all parties involved. The project was fast tracked and had to be constructed within 17 months. As the project was the first of its kind in the region it was important to continually liaise with the client, design team, contractor and external agencies to ensure the project was delivered to a high standard. It was important to be able to maintain quality of workmanship during the 17-month construction phase.

Twickenham Stadium, the ‘Home of Rugby’ was upgraded in preparation for the World Rugby Cup in 2015 to establish the World’s best Rugby stadium and provide a platform for the 10-15 years operations at the Stadium. Cundall’s involvement with the RFU began several years ago where we were responsible for the IT and AV design for the South Stand, Marriott Hotel, RFU offices, conferencing/banqueting and main/secondary computer rooms. The design was based around a new highperformance data network incorporating Cisco Nexus core for 10gb aggregation and a physical layer of blown fibre, intelligent CAT-6a FTP data cabling. The new network has enabled all major stadium systems to operate over a single managed network. For supporters the network delivers high density Wi-Fi, IP TV, digital signage and electronic turnstiles. For sponsors the network provides improved audio-visual systems in the stadium bowl in hospitality boxes and other corporate entertainment areas. Players benefit from improved changing areas, new half-time coaching systems and medical facilities. For the media there are new tribunes with power and data connections, new interview areas, press briefing room and TV studio.

The expansion of T Rowe Price within 60 Queen Victoria Street, requires the business to relocate within the demise on a churn basis. The works include the creation of a fully integrated communications room (NDC) and supporting on floor hub rooms, including the provision of new UPS and In-Row cooling units, served by new packaged free-cooling chiller plant, situated at roof level. These works were combined with the fit-out of floors four through to eight, providing a high spec open plan facility with interlinking meeting and conference facilities across all floors. High density conference facilities are provided on the upper floor and are serviced by the new catering facility. Break out areas, meeting rooms and kitchenette areas are provided on each level for localised interaction of staff. Along with the MEP designs, Cundall delivered a fully integrated telephony system in-conjunction with the entire IT/Communication network. Specifically, the scope of works comprised: • • • • • •

Key to the success of the project has been close collaboration between the fit-out design and IT teams, so that constraints affecting the switch over of IT services from the old NDC to the new facility were fully understood and factored into the phasing strategies. This has involved the production of phasing drawings to illustrate each sequential step of the works, including services diversions and temporary supplies.

For algorithmic trader, Jump Trading, Cundall provided IT and audio-visual design consultancy and project monitoring duties for their new London office and trading floor. Working with Jump’s IT staff in Chicago and London, Cundall developed the IT and audiovisual project brief and specifications. The trading environment has UPS and generated backed power distribution to serve the critical IT systems. The Trading desks have built-in local cooling to remove heat from the highperformance trading PC’s. The IT systems incorporate low latency LAN and WAN networks, IP telephony and television along with speaker bus and public-address systems linked to the Chicago trading floor.

International Law Firm, Latham & Watkins occupy 12 floors within the 24-storey tower at 99 Bishopsgate, London. The expansion of the business resulted in new floors being occupied by Latham & Watkins, with the Phase 1 works covering the fit-out of five floors. This includes the high spec conference facilities and client liaison areas on the ground floor. Careful integration into the building’s base build systems was efficiently delivered through the holistic use of BIM/3D Revit Modelling which resulted in a fully coordinated solution. Partner offices, conference meeting rooms, paralegal areas were all captured within the new floors whilst the design and integration of the IT and audio-visual systems were driven through in parallel within the client teams. Deloitte – London Campus London, UK
Cundall IT consultants were responsible for the design and installation monitoring of Deloitte’s IT infrastructure at its London Campus (c. 7,000 staff). The Campus is one of the largest in central London and includes New Street Square buildings 2 and 3, Stone Cutter Court, Athene Place and Hill House. The HQ building, 2 New Street Square, provides accommodation for around 2000 staff, a client meeting floor, 180person auditorium and executive floor. An innovation zone has been installed in Building 3. The Campus is an example of best practice in IT infrastructure design. Each building is diversely connected to a high-capacity, optical fibre ring with data centres located to the East and West of London. Within the buildings compact central and satellite equipment rooms have been constructed to act as switching centres. Few servers are located onsite, de-coupling staff from IT resources/property enabling business continuity. A single IP network has been installed for voice, video, data and security. The network allows staff to work anywhere in London, have the same level of access to IT services independent of location and improves space utilisation across the campus. The buildings have a number of wireless systems including GSM re-enforcement by Vodafone, WiFi guest internet access (with rogue wireless intrusion detection) and full coverage Wi-Fi overlay for Deloitte staff. A 2-way radio system for security personnel has also been installed across the campus. The project also involved the transition from TDM to IP telephony. The innovation zone provides an immersive collaborative environment created to support both Deloitte staff and external clients. The zone is used to develop ideas and solutions to client challenges.

The relocation of diverse elements of Central St Martins College of Art and Design (‘CSM’) into a new central campus on the 61 acre Kings Cross goods yard redevelopment was a major undertaking for the college and university. The new home of CSM incorporates historic railway buildings, including the grade II listed Granary building, which have been modified to accommodate CSM’s needs, together with flexible new build studio and theatre space. This is all based around a 110m long internal ‘street’ at the heart of the 39,000m² scheme. Cundall was appointed first to carry out due diligence and monitoring of the base build design, and then supported University of Arts London (‘UAL’) in developing a flexible fit-out design for the multiple departments within CSM. The development of the brief first required a series of intensive workshop sessions with end users, department heads, and the FM team from both UAL and CSM, which had to be conducted February 2021

Central Saint Martins, UAL London
The wide range of departments and the need to meet current requirements while allowing future flexibility provided particular challenges in the fitout design. This led to a number of modular solutions, in addition to the bespoke design necessary in very specialist areas. This was developed into an enhanced Stage D report, together with a set of Employers Requirements for the selected Design and Build procurement contract. Cundall IT consultants worked with the University to develop the brief and design for an onsite energy efficient computer room. The design was based on modular principles to fulfill two key requirements of phased relocation and efficiency at partial IT load. High efficiency un-interruptible power supply systems along with hot aisle containment and free cooling chillers provided an environment suitable to meet an average 8KW

per cabinet load whilst having favourable operational costs. The computer room and associated systems were tested to simulate a real environment prior to installation of IT equipment and relocation. The test schedule developed by Cundall allowed for each component to be individually proven along with testing integrated systems under full design conditions. Benefits: • • • •
