BUSINESS COACH

Whether you’ve spent much of your working life on the tools, you’re new to the industry, or you’ve been in business for years; when running a building business there’s always something to learn, a way to do things differently or a reality check to be had. To bring fresh perspective, gain business know-how, and get some time back in your life, consider a business coach.

One builder who attributes much of his success to the support of a business coach is Lachie Gales, who together with his wife Beth, is the owner of Wangaratta-based Ovens & Kings Builders. Lachie and Beth, customers of Dahlsens Myrtleford, have spent years working with a professional advisor who has helped transform their business.

And, the results speak for themselves. As well as winning the prestigious 2021 HIA Greensmart Home of the Year award, Ovens & King Builders – specialists in highquality and energy efficient homes –have a waiting list of clients wanting to work with them. Plus, the ability to pick and choose the projects they want to build. A builder’s dream!

Dahlsens took the opportunity to catch up with Lachie and learn about his experience with a business coach. Here, we share that experience with you.

Q. What areas of your business did your business coach support you with?

“I think the core thing that he taught us was the financial aspect of our business.

“When you’re young and inexperienced you often see your financial situation in black and white. You’ve got money coming in and money going out, but you don’t really understand the importance of a strong balance sheet, what a profit and loss statement can tell you, and how you can use this information to improve your profitability.”

Q. How long did your business coach work with you?

“We started in 2001 and we had an ongoing relationship for about 10 years. Since then, we’ve kept in regular contact and had him back twice. Today, he’s back a third time and working with us on developing a succession plan.”

Q. Did the results outweigh the investments?

“Looking back, we were putting our faith in someone who we thought –at the time – was basically selling us air.

“We were getting advice, but it’s not as if it was tangible, like a new car or site gear. It was a leap of faith.

“Within six months our turnover had lifted and any fears we had were gone. We knew we’d made the right decision for us and our business.”

Q. What areas of your business benefitted the most?

“For me, the greatest benefit was the personal development. It made me a better person in business and life. It’s not just about the client and the build, it’s about the staff you manage, the subbies you engage, and the financials you have to deal with to keep you in business, your team employed, and your projects on track.

“It’s about your personal and professional brand.

“Not only did our own brand of doing business change on the recommendation of our coach, we also changed our business brand. That brand is now 21 years old and is an absolute asset. We’ve built a strong brand which our community identifies with and which represents exactly the kind of work we want to be associated with and keep doing.”

“I would say to them: You’ve been taught a trade through a period of formal training and mentoring. The next step is not just to learn how to create a business of your own, but how to properly manage that business so you stay in business.

“You don’t necessarily receive that type of information and direction when you’re learning your trade, so be honest about your strengths and weaknesses, and be open to seeking advice – especially from outside your usual networks.”

Q. What would you say to the next generation of builders starting out now?

HIA Update: NCC 2022 CHANGES

NCC 2022 introduces substantial changes that will impact the way you design and build homes for your clients. Here is a snapshot of the most significant changes for the housing sector, with the final completed version of NCC 2022 now available from the ABCB website.

Livable (accessible) Housing

These provisions will apply to all houses (Class 1a) and apartments (Class 2 buildings) and have been included in both Volumes One and Two. A new referenced ABCB Livable Housing Standard has been included in the NCC 2022.

• A step free path of travel from the boundary to the front or entrance door, which can incorporate either an access path or ramps

• A step free level entrance into the dwelling

• A minimum of 820mm clear width of opening for the entrance door and other doors on the entrance level

• Minimum clear width of 1000mm to corridors connecting doorways that require the minimum clear width opening

• A toilet on the ground or entrance level with minimum width between opposing walls and 1.2m clear space in front of the pan

• One shower in the dwelling that is step free and hobless

• Reinforcing to the framing in the toilet, shower and bath, to enable future installation of grab rails

Energy Efficiency

• Increased building thermal fabric stringency from 6 to 7star minimum for houses and apartments (apartments 7-star average and no single apartment less than 6-star)

• A new energy usage budget provision that applies a ‘Whole of Home’ approach for calculating the energy usage for the following fixed building services (where included) for heating and cooling, hot water, lighting and swimming pool and spa plant Condensation

• More stringent building wall wrap permeability requirements, for climate zones 4-8 and specifically for climate zones 6, 7 and 8

• Mandatory external ducting and roof space ventilation requirements

• Prescribed flow rates for exhaust fans, rangehoods and provisions for make up air in laundries and run off timers for bathroom exhausts

Adoption of NCC 2022

The Building Ministers have agreed to the adoption of the majority of NCC 2022 on 1 May 2023 and the adoption of the energy efficiency and condensation provisions and livable housing on 1 October 2023.

NSW

NSW will not be adopting the livable housing provisions, however, BAISX will continue to replace NCC energy requirements, and include an increased stringency to 7-stars to align with NCC, and further increased stringency for energy and heating and cooling loads. A combined heating+cooling load cap is being introduced.

VIC

Victoria will be adopting both the livable housing standard and 7-star energy efficiency for the building fabric with a 'Whole of Home' energy usage requirement provisions from 1 October 2023.

Refreshed Territory cladding range from Cemintel gives builders plenty of choice

Cemintel, the CSR brand responsible for some of the most progressive and innovative cladding materials in Australia, has recently refreshed and improved their prefinished cladding system, Territory.

Already a popular choice, Territory simulates materials such as stone, timber, concrete, metal, and smooth render in a sophisticated way that enhances building façades and interior spaces. The range offers plenty of design and build possibilities with a choice of 20 finishes available. Whether a complete façade, or an internal or external feature wall application, Cemintel Territory prefinished cladding adds a distinctive edge to residential and commercial projects.

The Cladding

Territory cladding is a 16mm thick, cement bonded, fibrous wood particle panel pressed with surface textures and finished with a high-quality paint and UV coating. Panels are 3030mm in length, with an effective cover width of 455mm, and they connect seamlessly into each other via a tongue and groove profile.

A Complete Fixing System

The panels are supported by a proprietary concealed fixing system that provides a ventilated cavity for effective moisture management and includes preformed corners and colour matched sealants.

This system enables panels to be easily installed on masonry, timber and steel frames, either horizontally or vertically, externally or internally, on both residential and commercial buildings. What’s more, the fixing system is compatible with other Cemintel prefinished cladding systems, including Surround and Barestone, and integrates easily into mixed façade systems that use concrete, brick, or AAC, such as Hebel. So, Territory cladding can be mixed and matched with other building materials to achieve truly stunning results.

The Territory range is CodeMark Certified CM30048 tested to AS5113 – achieving a reactionto-fire performance ‘EW’ (External Wall) classification. The panels can be used whenever a noncombustible material is required by NCC DTS Clause C1.9 (e)(iv) and are resistant to bushfire attack level 40 (BAL 40) for external walls tested in accordance with AS1530.8.1.

TIME TO TOOL UP, NOT DOWN a builder’s guide to managing anxiety

Running a building business is no walk in the park; long hours, tight deadlines, the management of sub-contractors, extreme weather and juggling the balls of business management. It can wear you down at times. As an industry, it’s not uncommon to dismiss our feelings when things get tough, often telling each other – or ourselves – to ‘take a spoon full of cement’ or to ‘man up’.

But this attitude is not helpful for our mental health. Why? Because suicide rates in the Australian building and construction industry are among the highest in the country. One construction worker is lost to suicide every second day, according to MATES in Construction – a charity set up specifically to drive suicide prevention initiatives across the Australian building and construction sector.

In our last edition of Trademark, we discussed how you can support the mental health of your team. In this issue, we are shining a light on anxiety, and how it may be secretly affecting you.

What is anxiety?

Anxiety is a normal emotion and a common mental health condition. One in four people will experience anxiety at some stage of their lives. It can appear at the time of a stress-causing event, like when you’re facing a tight deadline, or it can appear when there isn’t a noticeable cause.

Whilst anxiety is common, if left unchecked, it can be detrimental to your work and social life, so it’s important to look out for signs and symptoms.

Symptoms of anxiety

Anxiety can be a fleeting emotion, but if it lingers for an extended period once the cause of the stress is removed, or if there is no specific cause, then it might be that you have an anxiety disorder.

There are a few common symptoms that you should keep an eye out for: feeling nervous, restless or tense; having a sense of impending danger, panic or doom; increased heart rate; and rapid breathing.

Causes of anxiety

There’s no one cause for anxiety. It can be triggered by a combination of factors. You can be born this way, or your personal life, relationship issues, financial concerns and life events, such as losing a loved one, can trigger symptoms.

Workplace factors, such as long hours, job insecurity and conflicts with clients, suppliers and sub-contractors, can also play a part. Everyone’s under the same pressure, so conflict is more likely in times of stress across an industry like ours. If you’re struggling with anxiety, you may find yourself taking an unusual amount of time off or struggling to find the motivation to go to work like you normally do.

Anxiety symptoms can also be the first indicators of a medical illness, such as heart disease, diabetes and thyroid problems. Your doctor will likely send you for tests if they suspect a medical condition is behind your anxiety.

EXERCISE AND ANXIETY

Exercise can help ease the symptoms of anxiety. Research has shown that just 30 minutes of exercise three to five days a week can make a real difference. It can help clear your mind, decrease muscle tension and release feelgood endorphins.

What’s more, according to the Calm Clinic, there’s a correlation between physical inactivity and anxiety symptoms where those who don’t burn off enough energy are more prone to suffering from anxiety.

MINDFUL BREATHING

Mindful breathing may sound like a fad, but it works. All you need is the quiet cabin of your ute or a walk during a break from work.

Mindful breathing focuses on bringing your attention to the present and preventing your mind from drifting off. Try this by repeating a calming sound – either a word or a phrase, like “breathing in, breathing out” – whilst gently inhaling and exhaling.

THE 3-3-3 TECHNIQUE

Another great technique to try on the building site is 3-3-3. When you’re feeling anxious, take a look around you, name three things you see, three sounds you hear and move three parts of your body. This can centre your mind and bring you back into the present moment.

FINDING MORE HELP

If anxiety is starting to affect you, or if it isn’t showing signs of easing, it’s important to find help. Reaching out to a general practitioner is a good first step. They can connect you with psychiatrists, psychologists and counsellors who are trained to provide help for anxiety. If you or someone close to you is in immediate danger, dial 000. THE ASHES Rising from

Situated in Sarsfield, East Gippsland, an area that was devastated in the 2019-20 bushfires, the latest Ivers Construction project stands proudly like a phoenix that has risen from the ashes.

The sleek, modern build certainly lifted the spirits of its owners, who had been through a tough couple of years after losing their beautiful home and all their belongings in the bushfires.

“They lost everything, their belongings, their sheds, their house. Absolutely everything. It’s a beautiful, big property. It’s got an amazing outlook. Beautiful spot. They lost the lot,” said Matt Ivers, Construction Director.

Born and bred in Bairnsdale and having lived his whole life in East Gippsland, Matt and the Ivers Construction team are well-known and respected throughout the region. All Ivers Construction projects are personally managed by Matt, who worked closely with the owners of the spectacular build.

Following the bushfires, his clients were placed into emergency housing and eventually moved back onto the property, living in a van before moving into a modular house while

Matt and his team worked tirelessly to rebuild their dream home.

“The (new) home was designed by Sands Building Design. They’re one of the top architects in Bairnsdale and have designed the house beautifully to suit the block, the outlook and the view,” Matt said.

“One of the standout features is the master bedroom, which is adjoined by a stunning en-suite. The master leads out onto a large and impressive balcony that enjoys unparalleled views of the surrounding area.

“Another great feature has to be the NewTechWood decking. It’s one of the most natural looking composite timbers on the market. It really gives it an incredible finish that’s in keeping with the surroundings,” Matt added.

Matt’s local Dahlsens branch in Bairnsdale supplied whole of house materials, which included truss and frame, NewTechWood decking and lights, plaster, flooring, door furniture, doors, fix out, glass balustrading, insulation and timber for the stairs.

Like the rest of the building industry, Ivers Construction faced challenges stemming from the COVID pandemic.

The build started at the end of July 2021 and, despite the challenges, was completed in May 2022, a testament to Matt and his team’s organisation, as well as his strong relationship with his Dahlsens Bairnsdale Account Manager, Dane Chambers.

“Our success was a combination of factors. Firstly, our organisation and

project management. Secondly, the support and materials supplied from our mates at Dahlsens, especially by keeping us on top of the everchanging supply chain dramas that were happening at the time.”

Dane and the Bairnsdale team were on hand to support Matt and the team throughout the whole build.

“I took on the Ivers account two years ago, when they were starting to grow as a business. Matt and I worked very closely on planning the materials supply needs for his projects and our relationship has become really close, which gives me (and Dahlsens Bairnsdale) confidence that we can play an important role for Matt and be a big part of their success.

“Matt and I talk about the partnership approach a lot. He’s said to me on more than one occasion it wouldn’t be possible for him to do what they’re doing without our support – and vice versa. We wouldn’t be able to contribute as effectively as we can without Matt and his team involving us every step of the way.

“It’s fantastic and it makes me feel really proud and satisfied knowing the work that we’re putting in is helping someone succeed in their business,” Dane says.

How to protect yourself from DIFFICULT CUSTOMERS 01. 02.

Have you ever had a difficult customer who refused to pay, dragged a job out until it became unprofitable, or kept you up at night because of the way they treated you?

If you have, you wouldn’t be alone. What if you could avoid difficult customers altogether? There are several red flags to watch out for. If your potential client displays one or more of the following, it may indicate they could be more trouble than they’re worth.

THE SEVEN RED FLAGS

Extreme haggling over price. Before you quote, consider asking the client how many businesses are competing for the project at hand. If there are more than three, there is a good chance that the customer may be a price shopper and only interested in price. This type of person haggles from the very beginning and continually suggests that other companies are prepared to do it cheaper. Your ideal clients accept that you will offer great value and are prepared to pay for it. Depending on the service you offer, you may be able to charge for creating a proposal. This is something that we assist our clients with packaging/bundling up, as this acts as a qualification point to discourage the price shoppers.

They promise you future work but it’s all talk. This type of customer may present you with an opportunity by saying “if you do a great job, at a cheap price, there will be plenty of work for you in the future”. Take this with a grain of salt and treat each project on its merits. This client may just be seeking a discount. Price each job individually and mention that if there is future work you will appreciate it. However, focus on one job at a time, stick to your required margins and deliver great value.

They are disorganised. This customer appears all over the place right from the start. They could be late for meetings, appear not to have all the information and frequently waste time. This could be a sign of things to come. This type of customer can cost you hours, if not days of lost profits in the future. Listen to your intuition and move forth from there.

Unrealistic deadlines. This customer expects you to drop everything for them. A reasonable customer would understand that you will have other projects on the go and need to manage this workload effectively. Expecting you to drop everything from the very start, can indicate a customer who will call you 24/7 and expect an immediate response. Given the challenges with COVIDrelated illness, supply chain issues and extreme wet weather in 2022, it is important that a customer is understanding and can work with unforeseen circumstances.

They complain about other trades. What Peter says about Paul says a lot about Peter. If a customer whines and complains about other trade businesses, it is extremely likely that they will whine about you too. While they may have had a poor experience with other trades, the way they talk about others gives you a good insight into their character.

They won't put things in writing. To protect yourself as well as the client, it is important that a work agreement or contract is in place, clarifying the expectations of the job. This includes how to handle variations, payment, timeframes, and delays. If a customer is not prepared to sign anything from the start, or won't put variations in writing, then this is a sign that matters may backfire in the future. Plenty of trade businesses have lost out or become bankrupt due to non-payment because no terms and conditions or agreements were signed.

Your gut/intuition senses a problem. Sometimes there can be all the logic in the world to go ahead with a customer, yet you have a feeling that a customer will be difficult to work for. Trust your instinct; you don't lose money on jobs you don't take. Many people have ignored their gut instinct only to regret it in the future.
