A LETTER FROM MARK I hope this edition of Trademark finds you well. Undoubtedly, the chances are you’ve been a customer of Dahlsens longer than I’ve been an employee. I have now been with Dahlsens for over six months and I take this opportunity to formally introduce myself to you. I look forward to meeting you in person sometime soon. Before joining the Dahlsens team, I was in the building industry for over 32 years both as a tradie and competitor in truss and frame manufacturing and the supply of building materials. You can never fully understand the fabric of a business until you are a part of it, and as I watched Dahlsens lead the industry from a distance, I felt it was a business I would love to be part of. Now, my first-hand experience confirms why so many of you continue to choose Dahlsens: because our people care. Dahlsens is unique. We are a family led company with Australian bush roots, truly determined to make a positive impact on the livelihood of our builders and our team members. Every builder needs to remain up to date and in the know on new products or practices that can save time and maximise profits. One tactic employed by builder and developer duo, Robert Ostojic (Xpress Wall Systems) and Scott Giannuzzi (Hardyn Property Group), is the use of prefabricated cassette flooring, manufactured by Dahlsens. It’s a move that has proven highly successful in their recent multi-unit build and illustrates how this product can help you build faster and smarter while boosting project profits.

Weighing up the decision When the savvy duo considered pre-fab cassettes for their five, two-storey units on a 700m2 corner block in Melbourne’s Oakleigh, it was of course a numbers game. The cost of the cassette flooring was more than the raw materials and crane hire had to be factored in. On the other hand, on-site labour would be drastically reduced. The bottom line? The cassettes came out cheaper. Furthermore, the pre-fab solution saved a considerable amount of time and reduced the potential for delays.

Slashing the install time “Using Dahlsens’ cassettes for the first floor saw us complete the installation in a day,” explains Scott, “compared to the five days or more it would normally require. The first-floor wall frames were also delivered and loaded onto the installed cassettes the very same day. This meant that the teams were able to start installing them the following morning, ensuring the swift continuation of the build.”

Simple, no-stress scheduling The use of pre-fab cassettes eliminated the hassle of scheduling the secondfloor wall frames and roof trusses to suit the onsite construction of the floors. It reduced the call-up time to essentially zero plus minimised costly delays. The risk of hold-ups due to inclement weather were also substantially reduced, with installation being completed in a day (a feature that makes cassettes an ideal solution in the winter months).

Stepping up to the on-site challenges Facing onto a busy road, the Oakleigh site had powerlines on two sides of the block and houses on the other. The cassettes were craned in under the powerlines with relative ease, while traffic controllers were able to maintain safety on the road.

Quality assured first time, every time Dahlsens manufactures floor cassettes using industry leading Pryda software, pre-programed to ensure the cassettes are configured in compliance with Australian Standards. In conjunction with the cassette floors, it is preferable that the frames are also prefabricated rather than stick-built, eliminating the need and potential delay of a site measure. It’s also important that the concrete slab and the top plates of the frames are level to ensure cassettes fit correctly. Suitable for both ground and upper levels, prefabricated cassettes, along with wall frames and roof trusses, help to reduce the time taken to get to the all-important lock-up stage, meaning builders are paid faster and cash flow is freed up.

TO PURCHASER Converting quality leads into good business

A key focus in the last edition of Trademark was lead generation, with our ten top ways for getting your phone ringing hot with potential customers. In this edition, we take the next step: looking at strategies to convert would-be home buyers into happy customers. Even if your conversion rate is strong, it is important to remain hungry in the hunt for work and vigilant in your processes for capturing and converting leads into sales. Let’s take a look at some tried and tested techniques... 10


Converting leads

Capture leads with the right lure

Questions can include:

You don’t have to wait for customers to contact you. Particularly online, there are several ways you can capture customer details so that you can pro-actively contact them.

> Do you have pre-approval from the bank or is your finance secured?

One method is to request potential customer details in exchange for an informative download to help them on their building journey. Customers are often willing to provide their details to gain helpful information via a downloadable brochure. Topic ideas include: ‘Mastering Building on a Slope’, a ‘Catalogue of House Designs’ or ‘The Ultimate Guide to Building a House’. Engaging a copywriter and graphic designer to develop these brochures will be key to a professional finish, and this investment could easily pay for itself in the number of leads generated.

> Where is the land located? Is it titled?

Strategically placed forms on your website can be effective too. Simple ‘call to action’ buttons such as ‘tell me more’ or ‘book a free consultation’ can link to a form which asks the potential customer to enter their contact details.

Not all leads are made equal While all leads hold potential value, it can be hard to know which of the simple “what’s the cost?” queries will turn into the solid “we’re ready to build now” customers. Therefore, it can pay dividends to spend time up front qualifying your leads. Think about the type of customer who you most want to work with – your ideal customer. Then develop a series of questions you can have on hand to help you identify those customers and prioritise your precious time toward them.

> Have you already purchased your land? > Can you share your land contract? > What is your budget? > Do you have quotes from other builders? > Are you looking for a custom or a pre-designed home? > What size home are you looking for? > One or two storeys? Number of bedrooms, bathrooms, living areas? > Are you willing to pay for the quote? Even if you don’t acquire all the answers you need during the first contact, by having a few qualifying questions ready, you’ll be in a more informed position.

Act fast for success With any lead, taking prompt action will work to your advantage. Make contact, introduce your business, talk up your service offer and learn what the prospect is looking for. If your prospect is ready to go with finance and has titled land, there may be a number of builders vying for their purchase. Respond to enquiries fast and book consultations as soon as possible. Provide a first impression and experience that stands out from the rest. Prospects will take notice of those builders who respond quickly, who listen, are friendly and demonstrate knowledge and professionalism.

Clear communication creates conversion Great communication can improve your prospect’s understanding of you and your business. It is the foundation of a trusting partnership and vital in converting leads to purchasers. At the end of the day, people choose to do business with people they trust. Proven communication tips include: > Responding to prospects quickly and professionally, via their preferred contact method > When you don’t have the answers, let your prospect know when you will get back to them and then follow through > Be transparent and informative. An informed prospect is able to make a faster decision

Make it easy Customers have lots of questions! Create confidence in your level of service by being prepared to answer questions upfront. Publish a frequently asked questions page on your website. Consider the reference of Government resources that will help answer questions about warranties, problem resolution or legislative obligations. You might include the contact details of specific Government departments, to show you’re confident in your product and service. Frequently asked questions can include: > What is the build process? > How long will it take to build my house? > What if the build time goes over?

Appeal to your customer’s head, and to their heart Making the decision to build a home involves both head (finance, time frames, budgets, process) and heart (dreams, aspiration, design, security). Help your clients fall in love with the home you are going to build by allowing them to visualise their future. Visual tools such as 3D renders and video walk-throughs can speak a thousand words. Showcase the standard and finish of previous homes you have built by using a Matterport 3D camera and accompanying software to create video walk-throughs.

And finally, keep a track record. Because you can’t manage what you don’t measure If you want to get serious about improving your lead conversion and sales, it is well worth your time to study the number of enquiries coming in; where are the leads coming from and what happens to them? Use this data to help you to understand: > What’s working and what’s not working > Where are the highest quality leads coming from? > Which customer profile are you converting with the highest success? BUILDING MODERN aged care into

The aged care community in Traralgon will now be retiring in style thanks to the new, ultra-modern extension to the Dalkeith Hostel completed by award winning builders BFN Developments. Not your standard aged care facility, the new 66-room extension will see residents enjoying an apartment style living arrangement with a home-like experience. Each apartment will house approximately eight residents who will share a living room, kitchen and dining space while receiving personalised care from an in-house dedicated primary carer to support their needs. Communal areas including a café, sports bar and library are available for all residents to enjoy. Gone is the stock standard brick clad box, synonymous with the design of aged care homes of the past, and enter a dramatic example of modern architecture and quality craftsmanship. The sleek metal cladding and Weathertex Weathergroove materials contrast against the earthy tones of the bricks and blackbutt balustrading, creating a striking home for those in need of care. Congratulations to BFN Developments, owned by Brett and Fiona Neilson, that was named Master Builders Association of Victoria (MBAV) Commercial Builder of the Year – South East for its construction of the Dalkeith Hostel. This is the third time in four years that BFN Developments have been awarded this accolade, twice also winning the Victorian Regional Master Builder of the Year. “Pretty funny for a few chippies from Traralgon,” said Brett Neilson. Brett and Fiona started out as residential builders in Traralgon, building up to 100 homes per year, before progressing into commercial work over a decade ago. These days BFN focus on high-level commercial developments throughout the eastern Victorian corridor and into Melbourne.

Their work has modernised the commercial streetscapes of their home-town; no more evident than along the Princes Highway, the entrance to the town. “I find the challenge of commercial projects very exciting,” said Brett. “The large scale requires huge infrastructure. They have to be project managed incredibly well to deliver on-time client satisfaction.” “We are fortunate to have an incredible team of long-term, quality staff helping us out. In fact, one of our project managers was the very first apprentice I ever trained, he started with us 26 years ago,” said Brett. With a reputation for quality construction and a master of his craft, Brett is known to mentor many in the local trade community to pass on his wisdom and help them achieve their own success. Together with others in the local building industry, Brett set up a local advocate group, ‘La Trobe Vision’, and works to free up local land and improve the process of Council permits in the region. HIA update

HIA HOUSING UPDATE It continues to be a busy year for the residential building industry as we deal with changing economic conditions and more new legislation and regulations from the Government. Housing Outlook Even though new home builds have been at record high levels for the past five years, HIA expects housing starts to moderate, and be more in line with long term averages over the next few years. HIA’s Outlook data shows that even in recent times with multi-unit housing starts correcting downwards by a third in 2018/19, total housing starts for the financial year were still the fifth highest on record for Victoria at 62,190. Detached home starts especially, were only down by an estimated 3.7 per cent for 2018/19 at 37,210 – which still represents the second highest financial year of this cycle and third highest on record. Even as the volume of housing starts cools in the coming years, housing starts for Victoria are expected to remain around 50,000, with detached dwellings accounting for the majority. In 2020/21 HIA forecasts 49,050 starts for Victoria, including 30,010 detached dwellings. This would represent more of a long term average. We also know that there is a big pipeline of infrastructure projects currently being worked through across the State – over $50 billion worth in the next four years which will help support economic activity. Victoria also has the advantage of having maintained its strong population growth rates. People still want to move to Victoria and population growth has consequently outpaced the nation since 2011. This will continue to support demand for housing and broader economic activity in the State. Registration of Trades In September 2018 the State Government passed legislation to require the registration of subcontractors and licensing of employees who carry out building work in Victoria. This is set to start in September 2020, with a staggered start and phase in time over several years. The regulations for this new requirement are now being developed by the Government so we should have more details soon. Whilst debating the matter in Parliament last year it was suggested that carpenters, bricklayers, water-proofers, plasterers and footings and slab workers will be subject to

the new requirements – the regulations are just being drafted and will need to confirm this. This is significant as both subcontractors and employees will not be able to undertake building work directly for a builder without being registered in the case of the subcontractor and licenced in the case of an employee. HIA continues to present member views to the Government on the likely upskilling requirements, higher business costs associated with the registration and licensing of subcontractors, and the expected loss of trades to the industry. Regulations are still to be made, so much is still to be determined around this new requirement. Safety Update The Government has launched a new health and safety enforcement campaign that will see WorkSafe with more inspectors coming around to more construction sites to ensure that builders and contractors are meeting their requirements. The Government will also follow through on a pre-election commitment to make workplace manslaughter a criminal offence. HIA understands that legislation is currently being developed and has expressed member concerns with the proposal, noting that the current safety laws respond appropriately to fatalities at a workplace. Also the proposed offence should not be made in the way currently proposed. New silica regulations have also just been made. The regulations ban uncontrolled cutting, grinding and polishing of engineered stone. Builders will also need to ensure that their own employees and workers they engage on their sites have the correct tools and procedures in place and have suitable respiratory protective equipment.
