A LETTER FROM MARK G'day all, None of us could have predicted what 2020 had in store for us. Despite the challenges it has thrown our way, I hope that you, your family and your business are doing as best you can. We’re all experiencing COVID with a unique set of circumstances – those in Melbourne on another level altogether. One thing’s for sure, we’re looking forward to having the freedom to connect and engage with the world in the way we’re used to. And that time will come. I know that at Dahlsens, our team has missed seeing you. We love what we do because of the genuine relationships we’ve built and the great banter we share. No matter the location – whether you’re in the country or the city – having a yarn at the trade counter or on the job site drives the culture of our business. We’re people dealing with people, after all. Standing six feet apart with masks on our faces, asking you to avoid store visits wherever possible and being unable to drop in to your job site to see your build progress has been uncomfortable to say the least. In fact, it’s exactly the opposite of how we like to interact with you. Nevertheless, we’ve been fortunate as an industry. So far, we’ve beaten the odds and have operated all the way through. On behalf of the Dahlsen family and business, I’d like to publicly acknowledge the fact we couldn’t be prouder of the way our team has rallied together to continue to get the job done. They have placed their own personal stresses to one side and gone about their jobs with grit and determination. We've seen people step up and take control across all job roles, pulling out every stop to adapt to one challenge after another. That has been the
real silver lining in all this: seeing our strength, teamwork and commitment rise to the top under such testing times. I hope that you’ve received some excellent service that’s helped you, because I know the team has worked truly hard to deliver it. As we celebrate resilience and look towards the ‘other side’, you can count on our continued effort to support you. Dahlsens is optimistic that the industry is in good shape and that demand for housing is sustainable. We are full-steam ahead investing in our people, infrastructure, technology and systems to ensure we are well-positioned to emerge from these times as stronger people and a stronger organisation. MANAGING CASH FLOW FOR A
BUILDING COMPANY
Financial challenges in business are constant and those of us in the building industry face a multitude of hurdles. Most recently we’ve seen the fallout from the Royal Commission into misconduct in the Banking industry, with the affects being amplified by COVID-19. With banks cracking down on lending, it has been harder to borrow money and this has resulted in fewer property buyers and house price falls. Given that downturns can increase financial pressure for some businesses, Dahlsens has reached out to finance expert Harry Pontikis to provide some snapshot advice to help builders weather the storm. If you feel you could do with some quick financial thoughtstarters to stir you into further action, read on.

MANAGING CASH FLOW
1. Your funding Knowing how much money you have available to cash flow the business is an essential first step. Understand the limitations your financial position places on your business to ensure you don’t take on jobs that bring unnecessary strain. Here’s a few ideas to consider when assessing whether or not you take on a new project: >
Calculate the cash flow requirements of a project by taking the total value of a job and dividing it by your claim method. For example, project value – $2m / stage claims – 30%. If a particular stage is, say, 30% of the total value of the contract, the amount you’ll be owed during a stage would be $600,000 (30% of $2m). Will your business have the cash flow to cover this?
> If the client disputes the work or is unable to pay, and a delay of a few months would send you broke, you might want to reconsider taking on jobs of that value >
If a single job going bad will break your company, then reconsider it. If doing a large job means you’re unable to do other jobs or if you don’t have alternate funding sources, the risk of this job is larger
2. Calculate a project’s cash flow requirements If you can, ensure that every job has a cash flow report. Using a construction program for live tracking or the manual method outlined below, you’ll be able to plan for funding shortfalls and more easily iron out the massive cash flow peaks and troughs which are so common in the building industry.
Lending conditions have transformed in the past few years, compounded by the Royal Commission and now COVID. Approaching a bank directly may not be your best bet to get the most favourable deal; the bank won’t confess if their offer is non-competitive. Instead, you may wish to consider a finance broker who can help you review offers from a range of lenders.
4. Renegotiate current loans With interest rates at record lows, it’s a great time to seek and negotiate interest rate discounts. If your rate appears high compared to advertised rates, speak to your lender about reducing it. There may be gains to be made by contacting an independent credit advisor or finance broker to help you get a better deal.
5. If you need a loan, make sure it’s the right type Calculate how much you’ll need and how long you need it for. Re-mortgaging your house may not be suitable if you need money in the short-term. If you need money for equipment, you may consider renting or leasing options. There are many finance solutions available and it’s about knowing which options best suit your needs and give you cash flow flexibility.
A cash flow report can be created using an excel spreadsheet: > Add the scheduled work forecast to occur onsite daily/weekly > Forecast the costs of this work (usually labour + materials + equipment) > Predict claims to be paid according to the work schedule > Subtotal the positive or negative cash flow impact each week
3. Raising funds Borrowing money for your business should not be a drip-feed process. It is recommended that you raise the maximum amount you need in one go as you may not get another chance.

A sale is not final unless it’s been paid. Have procedures in place to collect money owed to you and aim to reduce your exposure when people don’t pay.
If you allocate job codes or cost codes for every expense and for every project you will achieve accurate reporting of the costs, and consequently the profit margin, of each job. A centralised and controlled bookkeeping method will allow your suppliers to help you manage your materials and equipment, rather than having an ad hoc method where the site supervisor orders materials from the closest supplier.
> Payment terms should be included as a condition of every building job > Ensure you have the correct contract in place for each project > Utilise the advice and contract templates available from associations such as HIA and Master Builders If you aren’t aware of the terms of the security of payments legislation, you may like to understand the following: if an invoice isn’t challenged in the prescribed way or during the 10-day period after the builder receives it, the full amount of the invoice is usually payable. If this surprises you, contact the Victorian Building Authority on 1300 815 127 to discuss specific scenarios.
7. Have debt collection strategies Do you regularly call the companies who owe you money before their monthly payments are uploaded each month to make sure your invoice is part of the next pay run? Failing to do this may lead to a delay of another month. Having clear targets for your accounts receivable team will also assist in recouping funds.
8. Be realistic with your forecasts Forecasting requires a certain amount of estimating, but spend the time to ensure your figures are accurate and realistic. Base your forecasts on the figures you’re likely to achieve. Be disciplined at making forecasts on a monthly basis. If cash is tight, forecasting should be done on a weekly (or even daily) basis, setting plans to address variations to your forecast.
10. Don’t sabotage your business You’ll be aware of many good businesses that have been sabotaged by their owners’ spending. Siphoning money from the business to renovate their own homes, go on holidays or buy impractical vehicles doesn’t always end well. Similarly, allowing your business to operate with the funds it earns rather than taking money out so you don’t pay tax is often a death sentence to the long-term viability of a company. Rather than solely focusing on tax minimisation, sit in the driver’s seat and prepare to ask your accountant questions regarding profitability. For example, if your accountant suggests you buy a piece of equipment to minimise your taxable income, challenge your accountant and understand if they have considered your business’ cash flow requirements for the coming year based on the projects you’re planning. If the response is blank or unsure, you may wish to take control and analyse your future year’s cash flow requirements before investing in expensive machinery. And remember… everything’s negotiable. Don’t be afraid to negotiate the interest rate on a loan, the fees and charges quoted and everything else in between. It never hurts to ask for a better deal.

Making Sense of the Modern Movement
‘Modern & Designer’ homes make up more than half (51%) of new build detached properties, but do we really understand what the term means? While popular home trends such as The Hamptons, Country and French Colonial have clear definitions, Modern is used to describe a number of styles that share common elements, but

require specific considerations. “Generally speaking, the modern trend features clean lines, confident shapes and minimal ornamentation. They are all rooted in the works of visionaries such as Mies Van Der Rohe, Frank Lloyd Wright and Alvar Aalto, and out of institutions like the Bauhaus,” says architect and James Hardie ambassador, Joe Snell, who has worked with James Hardie to define current contemporary home styles.
To achieve this look it’s important to reveal how the building was constructed by exposing elements like steel beams and cladding boards, which need to be beautifully crafted. The shadow line of Stria cladding premium fibre cement boards can be used to add detail horizontally to add breadth.
“There is a focus on form and function, but a number of different design trends such as coastal and Scandi have added to the style, each based on their own influences and principles. It’s important to make distinctions between these and understand the specifics of your preferred version of Modern to make it work,” adds Joe. Here he discusses the five Modern looks and how to get them:
Mixed Materials A popular device to add variety to the look of a home, the mixed materials design has been used in many neighbourhoods to reduce the blandness of rows of identical homes. It can be hard to get right as there are a lot of elements to balance, so overcomplication can be an issue here. The key is to approach the property with one idea or story and stick to it. For example, it could be creating the entrance as the hero, or making the building appear broader or taller. By having a clear idea of your design goal, you avoid a cluttered and disorganised look.
“I like to think of homes as a play between heavy and light components. Minimalism and Mid-Century often focus primarily on the repetition of a limited palate of materials across the whole home. Mixed materials can go either way, I generally suggest working with heavier materials such as masonry and brick at the base and graduate to lighter profiles as you go up”, quotes Joe. Stria Splayed boards have a larger bevelled edge to create more dramatic lines, while Axon can imitate vertical joint timber, and both are more durable and require less upkeep than traditional materials. These Premium Fibre Cement boards are also well suited to second floor additions and cantilevered extrusions, as they are light weight, making them easier to install on top of an existing building, while offering a range of profiles.

Modern Coastal The central themes of Modern are not constrained to metropolitan areas and Australia’s shorelines show how the trend can be combined with the coastal aesthetic. The key here is being true to both aspects, which means that this look has the biggest opportunity to create softer curved shapes. While the on-trend Hamptons style incorporates beautiful detailing with eaves returns, balustrading and more, the Modern version remains simple and clean. The large expanses of macro detailing and clean shapes remain, but there is also a lean toward embodying the coast. This is done through the use of blues, greys and warm wooden tones. One key component of both modern and Hamptons designs is Linea Weatherboard, which creates similar shadow lines to timber boards but, like all Premium Fibre Cement cladding, stands up to the Aussie elements as it is resistant to flaking, warping or swelling and damage from moisture. Scandi Barn Another look that combines tradition with modernity and is well suited to Linea Weatherboards is the modern interpretation of the Scandinavian Barn. This style is typified by steeply pitched rooves, which were a necessity to stop snow collecting in the Scandinavian winters. While many may think of light and bright colour palates for Scandi Barns, they also have the potential for dark and brooding exteriors in greys and blacks with minimal window use. The basic tenants of the movement lend themselves to modern styles and include hooded windows and a strong diagrammatic house shape.

seaside sustainability AT THE CAPE
Sleek, spacious, and eco-friendly, Harris Build is setting the standard in high-end, energy-efficient living in Australia. Introducing Sunlight, a beautiful, sophisticated home built as part of the Cape Eco Village in the seaside town of Cape Paterson on Victoria’s southern coast. This sustainable residential project of 230 allotments was developed to create wide-open space with communal landscapes, designed to enhance the quality of life for residents and build community spirit. Local builders Harris Build were approached by a recently retired local couple who were looking for a low-cost residence that offered ample room for their large extended family, while still considering environmental factors and maintaining an ecological balance. Troy Harris, from Harris Build, collaborates with Adapt Design Group to create and build homes that stand the tests of time. They designed Sunlight to be full of natural light and airflow by incorporating reliable, affordable technologies and products like heat pump heating, fans, and electric cooling systems. Troy, a Bass coast local, is passionate about sustainability and loves to incorporate environmental technologies into the initial design of the home, in consultation with clients. After completing his apprenticeship, he worked with several local, high-end builders before he set about applying what he had learned to build his own company. Sunlight, Harris Build’s latest design, is a contemporary, single storey home with three bedrooms, two bathrooms and two large living areas. Externally, the sleek black metal cladding contrasts beautifully against

white eco block walls to perfectly suit the cool seascape of coastal Victoria. The open plan home also features exceptionally high insulation levels and thermal walls which create almost constant interior temperatures throughout the year, reducing heating and cooling requirements, even when outside temperatures are extreme. Troy says his favourite addition to Sunlight is the gorgeous, natural cork flooring which he added when he learned it comes from a 100% sustainable resource. “Cork is an incredible material, the tree doesn’t get cut down, but the bark is harvested and regrows, which is far more environmentally friendly for the planet,” he says. PRECISION FROM START TO FINISH Long-standing partner to Dahlsens, Hyne Timber are at the forefront of innovations in timber. The launch of their next generation LGL, nicknamed LGL ‘Plus’, is a product line getting plenty of attention. Made at Hyne Timber’s newly commissioned state-of-theart glulam manufacturing facility, Hyne tells us LGL+ is a full-blown re-development of their original LGL, surpassing its predecessor in terms of stiffness, strength, costeffectiveness and availability. Plus, the laminates are now bonded together using a clear glue which makes for fewer unsightly lines in the finish of your hard work. The untrained eye would be forgiven for thinking this is a visual grade product, but because it’s H3 treated, it packs some serious punch in terms of durability. The new LGL+ feels right at home in humid and wet areas, as well as in exposed coastal and corrosive settings. Think lintels, bearers, joists, sub-floors, rafters and roof beams. At what cost? LGL+ provides exceptional value, not only in product application but also in its contribution to the sustainably farmed and harvested Aussie pine industry.

THE LATEST FROM HIA It goes without saying that 2020 has been a difficult year for all and I want to assure you that HIA will continue to provide information, advice and support over the coming months as we navigate through the difficulties that this crisis has brought, particularly here in Victoria. Whether it’s the criteria around the HomeBuilder grant eligibility or clarification of the many aspects of the government’s changing restrictions, seeking better outcomes for the renovations industry or working on behalf of suppliers and manufacturers, we have had some wins on the board from HIA’s efforts working with government.
It should also help secure home building activity that has been stalled and bring forward demand from new home owners and home owners looking to renovate in the second half of 2020. Our members have gone to extraordinary efforts, taking action to protect their staff, subcontractors and the community. This has been an essential part of seeing our industry continue to build homes and complete many renovation projects as well as attract new opportunities and clientele.
The industry has continued throughout the stages 3 and 4 restrictions with limited numbers on a domestic building site during stage 4, allowing many hundreds of thousands of Victorians to stay in work and complete the more than 60,000 homes currently under construction in Victoria today.
We thank the industry for your support during this difficult time and adhering to all of the government’s requirements. Whilst HIA has provided multiple tools to help our industry through and the making space on site series of guidelines and QR codes for inductions – it is you who have worked to keep the industry operating safely during this time.
HIA asked government for some concessions and flexibility for many trades during stage 4 to ensure that the industry would not come to a standstill – more particularly we felt that homebuyers needed to be given some hope that their homes would be finished and handed over during stage 4.
HIA remains dedicated to ensuring the best results for the home building industry and I would like to reassure you that we are working hard to achieve this, both through providing you with the tools and information you need and by advocating on your behalf.
The announcement of HomeBuilder was great news for our industry and HIA has welcomed the package for Victorian builders and homebuyers. With the introduction of Stage 4 restrictions in metropolitan Melbourne and Stage 3 restrictions an extension was granted. All applicants for the HomeBuilder Grant in Victoria were given 6 months to commence construction from when the eligible HomeBuilder contract is signed, a move HIA had asked for and was pleased to see implemented.
Finally, HIA has recognised the immense stress Victoria has been under and supports the state’s endeavours to fight the spread of COVID–19. We look forward to working with the Victorian Government to navigate through the restrictions on behalf of our members and to reduce the additional significant hardship confronting our industry and tens of thousands of Victorian families.
The Government has recognised that home building is critical to our economy and the housing sector is a priority to support at this time. This incentive is in place to address the projected decline in housing activity over the next 12 months and should ensure jobs are kept and homes are built.
